Prices, amenities,specials, seasons, minimum stay requirements, descriptions and locations may change from time to time without notice. Every effort has been made to assure that the printed descriptions are accurate. The Property Manager & our property owners make every effort to assure that all descriptions & representations in all media are accurate. However, we are not responsible for any errors or changes made by owners in the furnishings or amenities of the properties

The Property Manager has adopted the following Rules and Regulations pertaining to the use of the cabins in order to enable the guests to obtain the maximum enjoyment from the use, as well as securing the investment of the owner's property.



1. Management Notes:

Our office hours are 9 AM – 9PM, Mon-Fri, 9 AM – 6PM Sat-Sun.
We accept cash, cashier checks, traveler's checks, money orders and all major credit cards. NO PERSONAL CHECKS ACCEPTED WITHIN 30 DAYS PRIOR TO ARRIVAL. Cabins must be paid in full before keys/keycodes are given out or left out for late arrivals.


2. General Housekeeping Rules:

Check in is at 3 PM or after, Check out is by 10 AM. For keys taken from the cabin and not left inside a charge of $12.00 will be assessed for each unreturned or broken key. The lock box key must stay in the lock box at all times. If for any reason the key is removed a fine of $100.00 will be assessed. No exceptions. Anyone not approved, that checks out after 10 am will be charged a late fee which will be the cost of another day.
Dispose of all garbage in outside garbage receptacles or a housekeeping charge will apply. If your bins are full, please call and housekeeping will be glad to come by and pick it up. When checking out please turn off all lights, fans and set thermostat to 65 in winter and 75 in summer. It is not necessary to strip linens off beds or wash towels. Make sure all towels are left in the bathtubs and not on the floors when checking out.
Wash all dirty dishes and put back in the cabinets or a housekeeping charge of $35 will apply. Do not put plastic object (ex. Blender of coffee pot) in lower part of dishwasher. If you use the air mattress please put away before you leave. If you use the pull out couch make sure you put away before you leave. $50 if housekeeping has to put away extra bedding.
If mattress pads are missing you will be charged $100.
Do not MOVE OR REMOVE any furnishings, accessories or linens from your cabin for any reason, or you will be charged. TV, DVD, VCR or satellite are found disconnected a fee to you of $100.00 to reconnect.
Fireplaces are open October 1 – March 31, but firewood is not provided. All fireplaces, gas or wood are closed April 1 – September 30 (Fireplaces not to be used during these dates). Do not leave the cabin if there is a fire burning in the fireplace. Make sure the damper is fully open before building a fire and the firewood is dry. Keep the screen closed at all times. If your fireplace is gas, DO NOT PLACE ANYTHING IN THE FIREPLACE AND DO NOT MOVE LOG CONFIGURATION or there will be a replacement charge.
Housekeeping services will not be provided during your stay unless requested; there will be an additional charge for various services. If additional housekeeping services are needed, please request a price sheet prior to check in.
Use only toilet paper in commode to prevent stoppage. There will be a $25 charge by maintenance to unstop commodes.

The Property Manager will not be responsible for personal items left behind in the unit. If you request us to pick items up and mail to you, they will be mailed COD.
If needed, an iron may be checked out at the office and must be returned at check out. A deposit of $10.00 is required to check an iron out at the office. Irons are on a first come first serve basis.
Suggestions of items to bring: coffee filters, iron, paper towels, sponge, Kleenex, charcoal and lighter fluid if grill is charcoal, beach towels or extra towels, laundry detergent and fabric softener for washer and dryer in cabin, starter wood for wood burning fireplaces in season, extra toilet tissue, hair dryer, bars of soap, trash bags and dishwashing liquid or dishwasher tabs. YOU ARE PROVIDED A COURTESY SUPPLY OF SELECT ITEMS THAT WILL ASSIST YOU THROUGH THE FIRST DAY ONLY.


3. General Rules and Regulations:

Smoking is not permitted inside the cabins. Fireworks are prohibited at all times. No guests will be permitted to disturb the peaceful quiet of other guests; if you disrupt others, you will be evicted with no refund.
Each cabin has a maximum occupancy limit including children, which will be enforced. Prices are based on 2 people per bedroom. Each additional person is $12.50/night. If guests misrepresent themselves, they will be required to vacate the cabin immediately without a refund. No house parties are allowed. Some minimum stay requirements during holidays, peak periods, etc.
N o pets may occupy the cabin unless you have registered your dog in a pet approved cabin. If smoking has occurred or a pet is in an unapproved cabin, a fine of $200.00 will be assessed and you will be required to vacate the cabin immediately without a refund. For a pet approved cabin, a non-refundable PER PET of $50.00 will be charged. Our cabins permit small dogs only in pet approved cabins !
Under no circumstances should any long distance calls or movies be charged to the cabin. Phones allow incoming and outgoing local calls.
We require 50% of the total amount due in order to make the reservation. The other half is due 30 days prior to arrival. All stays within 30 days will require full payment at the time of reservation. We require a Damage Security Hold if your stay is paid entirely in cash; if damage or extra cleaning charges apply you will be notified in writing. When you check in your cabin, you are required to inspect the cabin and report any damages within the first two hours. If there are unreported damages after you check out, your damage deposit may be forfeited. A housekeeping/linen fee is charged based on the size of the cabin. Trip insurance is available for 7% of your total stay through TravelGuard.
During winter months road conditions may require that you need a 4-wheel drive (if snow or ice is on the ground). No refunds will be given due to inability to get to cabin due to road conditions or grade of driveway.
Hot tubs and Jacuzzis should be entered at your own risk. Hot tubs have bromine tablets in them. We are not responsible for any jewelry or clothing damage if worn in the hot tubs. A shower should be taken before and after entering a hot tub per guide lines of Sevier County Health Department.
REFUNDS: No refunds will be made for breakdown or malfunctions of appliances (TV, VCR, air conditioner, heater, Jacuzzi, hot tub, etc.), acts of God, and no refunds will be made (because of weather) due to electrical power, water, cable outages, location of cabin, presence of insects, type of roadways or driveways leading to your cabin or in climate weather. No refunds will be made after you check in and/or take possession of the key code packet for any reason.
Liability: This rental program is under the management of the Property Manager who acts only as an agent for the owners. Under no circumstances will management be responsible for any loss, expense, damage, claim injury, direct or indirect, consequential or otherwise caused or incurred, as a result of any delays, substitutions, rescheduling, or changes in the provisions of accommodations by the Property Manager or by reason of acts of God, or by agents, employees, subcontractors, third parties, or as substitute. The Property Manager reserves the right to refuse or discontinue service to any person and/or rescind any contract for accommodations or guest services. All properties are privately owned: management will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind. If the Property Manager must seek remedy in court for any reason, all attorney fees and court costs will be paid by the customer.
I have read and understand the rules and regulations. I certify that I am at least 21 years of age and that I will be held responsible for the care of the property being rented under my name. I accept full responsibility for the damage or extra cleaning charge assessed during or those discovered after departure from the above rental. I authorize these charges to be debited from my credit card or subtracted from my cash security deposit.

Fun Time had by All Our family of 10 (2 lil children/ 8 adults) stayed for one week. The property was very nice and accommodating...the property needs more chairs outside and a new patio table...the couches could be replaced soon too...the "community pool" was very dirty and my family would not put "babies" into the water....we are "germ-a-phobs" so if you are cool with outdoor life and roughing it a bit, than this place is great! We did enjoy the morning and evening views of the mountains...:)

Sibling reunion at Hill Billy Hilton We enjoyed our time at the Hill billy Hilton. However, we like to cook and the cookware was very inadequate. We bought a sharp knife and donated it because there wasn't one in the drawer. However, we would do it again and rent the Hill Billy Hilton or one of Aunt Bugs other properties.

Aunt Bugs Cabin Rentals is the place you want to stay at! Aunt Bugs Cabin Rentals was so much fun to hang out in with our family and friends! Playing pool and relaxing in the hot tub was made it even better! The cabin was beautiful and kept very clean! My daughter and I left a couple of items there and Carol went above and beyond to help us get them back and we appreciate that so much! The Garvin’s go to Gatlinburg Great location. Living area is great for large families with plenty of room to eat at the table. View from the main level porch was absolutely amazing. Kitchen was well stocked with items we needed to cook a family dinner with. We even baked cookies from scratch! The only negatives we had was the beds are like concrete. Not just one bed, but all of them. Worst nights sleep ever. And we spent one night trying to get a smoke detector to stop beeping that the battery needed to be replaced. Only to discover that most of the detectors had already had their batteries removed. So definitely not a one time problem. You should change batteries out when time changes so that you’re always protected. We reported this to management. Get together Spacious house and really liked the two separate living room areas and that each bedroom had a bath. It is a removed from traffic and pretty location, but has no yard for outside activity. Lots of closets but no hangers for clothes. Kids enjoyed the pool and foosball. A Nice Smokey Mountin Stay Our family stayed in the Hillbilly Hilton and very much enjoyed our time in the cabin. We are regular visitors to the Smokey Mountains and have stayed in probably 20 or so cabins over the years. Each has little nuances that need attention, the Hillbilly Hilton did as well, but it was well maintained, clean, and in good repair. I would not shy away from a stay in the Hillbilly Hilton. Mislead on sleeping arrangements. Very disheartening The cabin was nice. The quilts and pillow shams were not as clean as I would had preferred but the most disappointing thing was the sleeping arrangements. It stated that it slept 14. I called and DOUBLE CHECKED to see what the other 4 sleeping places were. I was SPECIFICALLY told they were pull out sofa beds. Upon arrival this proved to be a lie. Their were two AIR MATTRESSES and A HAND PUMP to blow them up with. Needless to say I was totally humiliated when I had to tell my guests. That was their 1st time to the mountains. Well it got worse. One air mattress went flat during the night for one guest! Even after it took hours and exertion to hand pump it up in the first place! I had called upon arrival to inquire and the person said "no there is no guarantee. I can be a futon, air mattresses or pull out sofas. I was irate. I called the second morning and insisted on new air mattresses and an electric pump. They were there by noon but those arrangements were not appropriate for a vacation. Also a sink drain was clogged and one of my guests repaired it. weekend getaway The cabin needs a lot of maintenance. Furniture is worn out. Needs to be replaced, upstairs and downstairs.Not enough kitchen utensils and cups for 10 people. Bathroom sinks drain very slowly.Need chairs on deck with hot tub. With a little fixing up this cabin would be good.

Go see before paying The location was good. Took my whole family for some weekend fun. But the inside of the cabin was dirty with no hot water in the kitchen there where wall receptacle covers gone not good for the grandbabies then we decided to get in the Hot Tub an relax it was so nasty we could not even get in. On our way to Dollywood we stopped by the cabin reanal to let them know what we had found. So while at Dollywood they called to tell me that the hot water was working beleive me I know how to turn it on. All plugins had covers an that they would clean the hot tub at my cost. I would think at a cost of over $500 a night that the cabin would have been in better shape. Hillbilly Hilton #525 Getting to the cabin was pretty easy. We really enjoyed the leveled parking and easy access. The cabin was clean and smelled great. The employees were really helpful at check-in and gave us the key code even though the rest of our party hadn't arrived, which we appreciated because we were exhausted! My only complaint would be that the furniture is rundown. The couches had loose legs we kept having to prop up. The foosball table was in pretty bad condition also and missing balls. Overall, our experience was great and we would definitely stay with Aunt Bug's again. Escaping bad weather in florida We booked this cabin to get away from hurricane Irma in Florida. We brought the whole family up including the kids, grandparents and great grandparents. Hillbilly Hilton The cabin was wonderful and we thoroughly enjoyed our stay. There was an issue upon our arrival which was very unpleasant. The owner of the cabin was there upon our arrival "changing light bulbs" or something of the effect. He was extremely rude and his exact words were "If yall mess anything up, I'm coming after your asses." I am aware that leasing out a property can be very stressful and have its downside when tenants or renters do not take care of the property. But that is no way to treat a group because of past experiences. After it was all said and done, we had a great weekend vacation in a much enjoyable home after our unpleasant greeting. Stay at Hillbilly Hilton We were very pleased with the rental, and the location was convenient.<br/>We had to do some additional cleaning when we arrived (stove and area behind stove were dirty). We also removed a pair of used mens underwear from the upstairs bedroom. Everyone was pleased with the accommodations. I would have been more pleased had my shaving kit with toiletries that I left in the upstairs bedroom been returned to me via UPS or other carrier, but no such luck. mountain get a way Picture of house as shown suggests it is a little off to itself. However it is in a neighborhood of houses and the picture was probably taken from the house next door. The street was very busy with traffic due to the number of houses on the street. The pool was about 1/4 miles down a steep incline. Parking at the pool was in the dumpster parking lot so not much room to park. Security cameras at house on entire time and monitored the grilling area as well as other locations on the outside property. Guests were under continuous surveillance from these cameras while outside.<br/>Although guests had departed the morning before we arrived that afternoon, the refrigerator was not cool and the hot tub was not hot. It took several hours for the refrigerator to cool down and the hot tub to warm up. Took the trip to get away from emails and phone calls for a few days. During our 4 day stay there, we received 10 emails from aunt bugs mostly advertising discount tickets to this or that. The mountain view was not terrible but it was partially blocked by the house next door which is not seen in the photo of the house. Not the Hilton The cabin served for a nice get away for our family of twelve, but it was definitely not the Hilton. The open area was nice for large family activities and meals with the table seating up to twelve. The deck and hot tub were also nice, despite a family member being stung by a wasp from a nest on the backside of the deck. Furniture is getting quite old and the mattresses were all very hard. Upper glass windows had cracks and the carpets have not been replaced for years. Basement steps are steep and begin at the basement door (watch out grandma and young children). The master bedroom has a nice jaccuzi tub in the room, but you have to use the toilet located outside the bedroom. Most other bedrooms have private baths. Problems mentioned to the management included the refrigerator leaking water, and the hot and cold water was reversed in one bathroom. Hopefully those items have been addressed. There were plenty of pots and pans, but few tea glasses and no wine glasses. Location was within driving distance to Gatlinburg and Food City. We did not visit the common pool area. You have a fair but not spectacular view of the mountains and back decks of other cabins. Overall the stay was acceptable, but if the Hilton didn't keep up with renovations any better than this property, they would be out of business in a year. Siblings gather to visit and play We were quite happy with Hillbilly Hilton. Had a hard time for a collection of folks who wanted their own bathroom and a regular bed. We saw many which could accommodate us but would have bunk beds or community bath rooms. We were able to meet the needs of all of the family members. Beautiful View Beautiful view and nice short drive to Gatlinburg. Kitchen could use some new pots/pans and more rocking chairs needed on deck. Few broken items found upon entering: front door blind missing slats, window cracked, hole in a bedroom wall and portion of fence missing. Trash also needs to be picked up mid-week or more outside storage provided for it. Overall, the size of the place was great and the place was very clean. Enjoyable stay Very nice! Highly recommend. We went during a slow season and I'm not sure how it would have been during the busy season. We were blessed to have perfect weather. dissatisfied I started renting cabins with THE VILLAS in the year 2000. I always requested a cabin with a beautiful view ,clean,no pets,& all the ammenities such as heat in winter,air conditioner in summer,washer & dryer, a beautifull cabins. Now when I rent a cabin every since it became involved with Aunt Bugs there has been a problem. This last time really did disgust me and my family. I originaly rented cabin 379 Eagles Nest. It had a beautiful view. However when we arrived there was no heat, the electricited was not working ,the cabin was not clean,the phone was not working, when we tried to call from our cell phones we could not get signal. We went back down the mountain ,called the office . The person on the phone was very rude so we went to the office . The person we spoke to at first was not cooperative.Then ,another lady came out and spoke to us,she was helpful, but the cabin she directed us to did not have a beautiful view of the mountain only a partical view. The bathtub drain were clogged,there was mold in all bathrooms. Now for the positive things the cabin was beautiful,lots of windows,furniture was very nice,it was warm, we were not satisfied with our stay. We will not be using aunt bugs again. A few details away from a great stay. The overall condition was nice. The common complaint from all 12 members of our stay was the cleanliness of the bathrooms. Particularly the shower and tub. There was a lagre amount of mold and mildew around the tub and seams of the shower. It was really gross in the shower. I didn't want to touch anything in the shower. Awesome Cabin - Rude Check In This was a wonderful vacation, highly recommended. Although Jeannie was extremely rude during check in. We traveled in two family groups for a nice family vacation. Upon arrival, after driving 12 hours, Jennie informed us that we could not check in until our friends arrived. (We already prepaid in full the entire trip splitting the cost half and half) I informed her that they were 6 hours behind us. She insisted that we had to wait and come back when everyone was present to sign in. I insisted this was not fair and it was time for the check in as per our agreement and they would also stop in when they arrived. She acted like she went and talked to a manager and returned and still informed me we had to wait and come back 6 hours later with the other family. I asked her what would of happened if they arrived after hours and could not sign in. She informed me that that would have been fine, but we would just have to come the next day together, although she said we could not get access until after hours using a code then. Clearly this was unreasonable that we had to wait past the check in for both parties and if they did not make it until late then we could enter anyways without signing. So obviously I got upset and demanded to talk to a manager due to me arriving on time six hours before our friends. She informed me that as far as she was concerned she was the manager for today. I became louder and demanded to speak with management and she walked all over the place and then returned stating that we could check in a hour. Without any place to go my whole family sat in the waiting room and suddenly the cabin was ready in ten minutes. Not sure why the mean greeting, but I would not recommend Aunt Bugs. Our friends did sign in when they arrived six hours later as I assured her they would. The vacation was perfect though! We booked this cabin to get away from hurricane Irma in Florida. We brought the whole family up including the kids, grandparents and great grandparents. It was a beautiful setting and plenty of room for everyone.

Getting to the cabin was pretty easy. We really enjoyed the leveled parking and easy access. The cabin was clean and smelled great. The employees were really helpful at check-in and gave us the key code even though the rest of our party hadn't arrived, which we appreciated because we were exhausted! My only complaint would be that the furniture is rundown. The couches had loose legs we kept having to prop up. The foosball table was in pretty bad condition also and missing balls. Overall, our experience was great and we would definitely stay with Aunt Bug's again.

The location was good. Took my whole family for some weekend fun. But the inside of the cabin was dirty with no hot water in the kitchen there where wall receptacle covers gone not good for the grandbabies then we decided to get in the Hot Tub an relax it was so nasty we could not even get in. On our way to Dollywood we stopped by the cabin reanal to let them know what we had found. So while at Dollywood they called to tell me that the hot water was working beleive me I know how to turn it on. All plugins had covers an that they would clean the hot tub at my cost. I would think at a cost of over $500 a night that the cabin would have been in better shape.

The cabin needs a lot of maintenance. Furniture is worn out. Needs to be replaced, upstairs and downstairs.Not enough kitchen utensils and cups for 10 people. Bathroom sinks drain very slowly.Need chairs on deck with hot tub. With a little fixing up this cabin would be good.

Our family stayed in the Hillbilly Hilton and very much enjoyed our time in the cabin. We are regular visitors to the Smokey Mountains and have stayed in probably 20 or so cabins over the years. Each has little nuances that need attention, the Hillbilly Hilton did as well, but it was well maintained, clean, and in good repair. I would not shy away from a stay in the Hillbilly Hilton.

The cabin was nice. The quilts and pillow shams were not as clean as I would had preferred but the most disappointing thing was the sleeping arrangements. It stated that it slept 14. I called and DOUBLE CHECKED to see what the other 4 sleeping places were. I was SPECIFICALLY told they were pull out sofa beds. Upon arrival this proved to be a lie. Their were two AIR MATTRESSES and A HAND PUMP to blow them up with. Needless to say I was totally humiliated when I had to tell my guests. That was their 1st time to the mountains. Well it got worse. One air mattress went flat during the night for one guest! Even after it took hours and exertion to hand pump it up in the first place! I had called upon arrival to inquire and the person said "no there is no guarantee. I can be a futon, air mattresses or pull out sofas. I was irate. Picture of house as shown suggests it is a little off to itself. However it is in a neighborhood of houses and the picture was probably taken from the house next door. The street was very busy with traffic due to the number of houses on the street. The pool was about 1/4 miles down a steep incline. Parking at the pool was in the dumpster parking lot so not much room to park. Security cameras at house on entire time and monitored the grilling area as well as other locations on the outside property. Guests were under continuous surveillance from these cameras while outside.<br/>Although guests had departed the morning before we arrived that afternoon, the refrigerator was not cool and the hot tub was not hot. It took several hours for the refrigerator to cool down and the hot tub to warm up. Took the trip to get away from emails and phone calls for a few days. We were very pleased with the rental, and the location was convenient.<br/>We had to do some additional cleaning when we arrived (stove and area behind stove were dirty). We also removed a pair of used mens underwear from the upstairs bedroom. Everyone was pleased with the accommodations. I would have been more pleased had my shaving kit with toiletries that I left in the upstairs bedroom been returned to me via UPS or other carrier, but no such luck.

The cabin was wonderful and we thoroughly enjoyed our stay. There was an issue upon our arrival which was very unpleasant. The owner of the cabin was there upon our arrival "changing light bulbs" or something of the effect. He was extremely rude and his exact words were "If yall mess anything up, I'm coming after your asses." I am aware that leasing out a property can be very stressful and have its downside when tenants or renters do not take care of the property. But that is no way to treat a group because of past experiences. After it was all said and done, we had a great weekend vacation in a much enjoyable home after our unpleasant greeting.

Second time we have stayed here with Aunt Bugs. There are a few cosmetic issues that could be addressed but overall it has been one of my favorite vacations!!! LOVE AUNT BUGS!!!

Very nice! Highly recommend. We went during a slow season and I'm not sure how it would have been during the busy season. We were blessed to have perfect weather. Te only confusion was at check out when the instructions posted at the cabin didn't jive with intstructions from the staff. But other then that - I'd highly recommend it.

Hillbilly Hilton is a beautiful five bedroom, five and a half bath luxury log cabin located in the Gatlinburg area. We built this one to perfection with hardwood floors, tongue and groove light pine walls, stone fireplace, amazing game room and huge windows looking out over the magnificent mountain views. Your group will be entertained by the pool table, air hockey and foosball for hours. How about a covered hot tub for some well deserved relaxation rain or shine. This cabin has swimming pool access during the Summer months, as well for the kids. This cabin has a premium 50" TV with power tower so you can enjoy the Home Theater effect. Play movie or sports for a great evening in this luxury log home in the mountains. Enter this amazing log cabin and you'll see the magnificent great room with vaulted ceilings, living room with luxury furniture, dining room with large custom pine table, and full custom kitchen with stainless steel appliances & granite countertops.
