Every effort has been made to assure that the printed descriptions are accurate. The Property Manager & our property owners make every effort to assure that all descriptions & representations in all media are accurate. However, we are not responsible for any errors or changes made by owners in the furnishings or amenities of the properties

The Property Manager has adopted the following Rules and Regulations pertaining to the use of the cabins in order to enable the guests to obtain the maximum enjoyment from the use, as well as securing the investment of the owner's property.



1. Management Notes:

Our office hours are 9 AM – 9PM, Mon-Fri, 9 AM – 6PM Sat-Sun.
We accept cash, cashier checks, traveler's checks, money orders and all major credit cards. NO PERSONAL CHECKS ACCEPTED WITHIN 30 DAYS PRIOR TO ARRIVAL. Cabins must be paid in full before keys/keycodes are given out or left out for late arrivals.


2. General Housekeeping Rules:

Check in is at 3 PM or after, Check out is by 10 AM. For keys taken from the cabin and not left inside a charge of $12.00 will be assessed for each unreturned or broken key. The lock box key must stay in the lock box at all times. If for any reason the key is removed a fine of $100.00 will be assessed. No exceptions. Anyone not approved, that checks out after 10 am will be charged a late fee which will be the cost of another day.
Dispose of all garbage in outside garbage receptacles or a housekeeping charge will apply. If your bins are full, please call and housekeeping will be glad to come by and pick it up. When checking out please turn off all lights, fans and set thermostat to 65 in winter and 75 in summer. It is not necessary to strip linens off beds or wash towels. Make sure all towels are left in the bathtubs and not on the floors when checking out.
Wash all dirty dishes and put back in the cabinets or a housekeeping charge of $35 will apply. Do not put plastic object (ex. Blender of coffee pot) in lower part of dishwasher. If you use the air mattress please put away before you leave. If you use the pull out couch make sure you put away before you leave. $50 if housekeeping has to put away extra bedding.
If mattress pads are missing you will be charged $100.
Do not MOVE OR REMOVE any furnishings, accessories or linens from your cabin for any reason, or you will be charged. TV, DVD, VCR or satellite are found disconnected a fee to you of $100.00 to reconnect.
Fireplaces are open October 1 – March 31, but firewood is not provided. All fireplaces, gas or wood are closed April 1 – September 30 (Fireplaces not to be used during these dates). Do not leave the cabin if there is a fire burning in the fireplace. Make sure the damper is fully open before building a fire and the firewood is dry. Keep the screen closed at all times. If your fireplace is gas, DO NOT PLACE ANYTHING IN THE FIREPLACE AND DO NOT MOVE LOG CONFIGURATION or there will be a replacement charge.
Housekeeping services will not be provided during your stay unless requested; there will be an additional charge for various services. If additional housekeeping services are needed, please request a price sheet prior to check in.
Use only toilet paper in commode to prevent stoppage. There will be a $25 charge by maintenance to unstop commodes.

The Property Manager will not be responsible for personal items left behind in the unit. If you request us to pick items up and mail to you, they will be mailed COD.
If needed, an iron may be checked out at the office and must be returned at check out. A deposit of $10.00 is required to check an iron out at the office. Irons are on a first come first serve basis.
Suggestions of items to bring: coffee filters, iron, paper towels, sponge, Kleenex, charcoal and lighter fluid if grill is charcoal, beach towels or extra towels, laundry detergent and fabric softener for washer and dryer in cabin, starter wood for wood burning fireplaces in season, extra toilet tissue, hair dryer, bars of soap, trash bags and dishwashing liquid or dishwasher tabs. YOU ARE PROVIDED A COURTESY SUPPLY OF SELECT ITEMS THAT WILL ASSIST YOU THROUGH THE FIRST DAY ONLY.


3. General Rules and Regulations:

Smoking is not permitted inside the cabins. Fireworks are prohibited at all times. No guests will be permitted to disturb the peaceful quiet of other guests; if you disrupt others, you will be evicted with no refund.
Each cabin has a maximum occupancy limit including children, which will be enforced. Prices are based on 2 people per bedroom. Each additional person is $12.50/night. If guests misrepresent themselves, they will be required to vacate the cabin immediately without a refund. No house parties are allowed. Some minimum stay requirements during holidays, peak periods, etc.
N o pets may occupy the cabin unless you have registered your dog in a pet approved cabin. If smoking has occurred or a pet is in an unapproved cabin, a fine of $200.00 will be assessed and you will be required to vacate the cabin immediately without a refund. For a pet approved cabin, a non-refundable PER PET of $50.00 will be charged. Our cabins permit small dogs only in pet approved cabins !
Under no circumstances should any long distance calls or movies be charged to the cabin. Phones allow incoming and outgoing local calls.
We require 50% of the total amount due in order to make the reservation. The other half is due 30 days prior to arrival. All stays within 30 days will require full payment at the time of reservation. We require a Damage Security Hold if your stay is paid entirely in cash; if damage or extra cleaning charges apply you will be notified in writing. When you check in your cabin, you are required to inspect the cabin and report any damages within the first two hours. If there are unreported damages after you check out, your damage deposit may be forfeited. A housekeeping/linen fee is charged based on the size of the cabin. Trip insurance is available for 7% of your total stay through TravelGuard.
During winter months road conditions may require that you need a 4-wheel drive (if snow or ice is on the ground). No refunds will be given due to inability to get to cabin due to road conditions or grade of driveway.
Hot tubs and Jacuzzis should be entered at your own risk. Hot tubs have bromine tablets in them. We are not responsible for any jewelry or clothing damage if worn in the hot tubs. A shower should be taken before and after entering a hot tub per guide lines of Sevier County Health Department.
REFUNDS: No refunds will be made for breakdown or malfunctions of appliances (TV, VCR, air conditioner, heater, Jacuzzi, hot tub, etc.), acts of God, and no refunds will be made (because of weather) due to electrical power, water, cable outages, location of cabin, presence of insects, type of roadways or driveways leading to your cabin or in climate weather. No refunds will be made after you check in and/or take possession of the key code packet for any reason.
Liability: This rental program is under the management of the Property Manager who acts only as an agent for the owners. Under no circumstances will management be responsible for any loss, expense, damage, claim injury, direct or indirect, consequential or otherwise caused or incurred, as a result of any delays, substitutions, rescheduling, or changes in the provisions of accommodations by the Property Manager or by reason of acts of God, or by agents, employees, subcontractors, third parties, or as substitute. The Property Manager reserves the right to refuse or discontinue service to any person and/or rescind any contract for accommodations or guest services. All properties are privately owned: management will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind. If the Property Manager must seek remedy in court for any reason, all attorney fees and court costs will be paid by the customer.
I have read and understand the rules and regulations. I certify that I am at least 21 years of age and that I will be held responsible for the care of the property being rented under my name. I accept full responsibility for the damage or extra cleaning charge assessed during or those discovered after departure from the above rental. I authorize these charges to be debited from my credit card or subtracted from my cash security deposit.

wonderful family vacation The Cabin was exactly the way it was shown on the website. It was truly awesome views, very clean. We had 14 people at the cabin and their was plenty of room.

Great view, okay cabin The best view of the Smokies around. However, the cabin could use some updates. The laundry dryer took about 3 cycles to dry clothes. There was no means of refilling hot tub when water would leak out. The upstairs loft is a little awkward without a wall dividing it from living area. The jacuzzi in first floor bedroom is a little weird. Enjoyed the stay It has excellent view. Kids loved the jacuzzi. Big enough space for 5 families with 10 adults and 10 kids to run around. Enough beds to sleep and enough baths. A GREAT LOCATION we all had a great time except for some things that have been way over due on maintaince such as a bedroom door knob completely feel out and my sister was not able to shut door, the main level bathroom would not flush properly during our whole stay which lead to us having to use plunger the whole time. All three games such as the air hockey machine had wires exposed , the pool sticks only had a tip on one , none on the other and no chalk, the foosball table handles were missing, the very bottom levels TV stayed black the whole time and we could not get it programmed , the 3rd level leather recliner would not recline due to handle being broke. <br/><br/>these are things that just need a little attention but other thank that our family had a great time .

Awesome view but expected more ACCOMMODATIONS:Plenty of towels, cook & kitchenware. Plenty of hot water, actually too hot. Beds were comfortable. Furnishings were slightly worn but adequate. Bathrooms & laundry equipment in good condition. Hot tub fully functional. Beautiful view from deck. Pool table was good condition. Only saw 2 cockroaches.<br/>CONDITION: When we entered the cabin a smoke detector was on the dining table. We removed a second detector from a bedroom because it kept chirping. Lots of TVs but remotes had dead batteries. Toaster did not work. Stove top heating element was disconnected. Appliances are in need of upgrade. Kitchen hot & cold water reversed. Foosball table was broken. Deck and deck furniture had nails sticking out, loose & broken wood on chairs. HOUSEKEEPING:A/C return air filter housing was filthy. A vacuum sweeper should be provided to clean rug under dining table. MANAGEMENT: Pleasant and professional in the office. Called Thurs morning to have our trash picked up. They scheduled pickup for Friday. Called Sat morning notifying of checkout and trash bags not picked up. They seemed as it was not their fault because it was a contractors job. The instructed me to take garbage bags not in bear proof cages back into the cabin. awesome Views #701 Fantastic stay overall: very clean, 7 minutes from downtown Gatlinburg, best views in the area, very comfortable beds, perfect hot tub, plenty of entertainment (pool, foosball) for the kids. A few tips to make even better: I reported a light out that was never repaired, only 10 forks (for 17 people), the posts for the barrier between driveway and the drop to side green were loose and somewhat rotted (potentially dangerous), three tv remotes needed batteries (not that we needed 3 television sets!), pool cues were missing tips, not enough air flow to properly play air hockey, smoke alarms were unattached and lying on the table, trash in the backyard and side green had not been picked up. Spectacular Views The property did have Awesome Views. The cabin was laid out nicely and you could not hear people on other floors which was a plus. The main floor furniture was worn as well as the rug and they need to be replaced. The hot tub jets did not work properly. It appeared that the cabin had not been maintained as well as it could and should be. Even with these issues we still had a great time and enjoyed our stay at the cabin. Family Vacation The cabin was very spacious and clean with plenty of room for our family of 14 with no one under the age of 16 and had plenty of amenities. The location was great. Some things that could be improved on: pool sticks need replacing; cooking range works but isn't in the best condition; add central heat/air to the lower level. The lower level may be fine during the summer, but with lows in the 20s while we were there the lower level was cold. One ball was missing from the pool table, but we found it outside on the ground. There was no ball for the foosball table and no chalk for the pool table, but we bought a pack of each and left a foosball and a cube of chalk for the next guests. The reservation process was easy, and the reservation staff was courteous. However, check-in was a little bumpy. Instructions and directions were clear, but Tim must have had a long day and was ready to leave. We arrived at 8PM (office open until 9PM), but Tim became rude when we asked about a military discount. He didn't remember their own no-discount policy during the time period of our stay, and it required another lady intervening to explain. Tim's rudeness set the wrong tone within 10 minutes of arriving. Check out was easy with the mobile app. Overall we were very satisfied with most of the staff and the property. Tim isn't good for the business.

Really Awesome Cabin It was a great location, very comfortable four level cabin with all sheets and towels. Lot of space for kids especially four bunk beds. Game tables. Home theatre. we really enjoyed staying in the facility and surrounding. Its very close to the town and lot of other places. I hope to go there again. disappointed While the view was incredible we were disappointed with the overall cleanliness and safety of the cabin. Kitchen was very dirty. Cabin sleeps 16 very comfortably but not enough utensils, plates, cups etc. for everyone. Bathroom floors were dirty with no bath mats. Some of the ballasts on the deck were loose which really concerned us, we had 7 grandchildren sleeping there. When checking in and calling the office about our concerns the personnel were very unprofessional. Hot tub was great and you couldn't get a better view of the Smoky Mountains. Great Rental! My family of 17 - 7 adults, 7 teenagers and 3 young girls rented this cabin for three nights. We were very happy with the amount of room we had. The cabin is beautiful - the furniture could be updated and a couple of the mattresses could be replaced, but all in all, it was an amazing stay for us. Even the little girls were impressed with the forever-mountain-view from the back deck. The jaccuzzi was perfectly placed and the rocking chairs were a very nice bonus. I would recommend this cabin to anyone looking for a spacious living area and an incredible view of the mountains.

Beautiful view, large accommodations Beautiful location. Improvements could be made in amenities such as toaster, toaster oven, making certain light bulbs are not burned out and trash is picked up before new rentals come. Wanting To Return Our overall stay was great. Two of the rockers on the main floor deck needed to be reweaved(coming apart). Lots of water spots in the ceiling. Piece of linoleum around pool table missing. Cabin was suppose to sleep 12 - 16 people. We had 12 & there wasn't enough silverware for everyone. Toaster needed to be replaced. More cooking utensils needed. Jet streams in hot tub not very forceful. TVs in rooms & living room on main floor needed to be updated. Wire hanging <br/>down on one. Only one DVD player for entire cabin. Was told it was not on a steep hill but it was. Overall cabin was clean; however, I would have done a more thorough cleaning. Ceiling fans looked like they had never been dusted. One of the sheets looked like it had no been washed. For the amount of money this cabin cost, one would expect nicer amenities. HINKLE FAMILY VACATION Accommodations were excellent. Mountain view was fantastic. Plenty of room for our family of 15 people.(9 children + 6 adults). Family had very good time, except for 1 problem: One of the air conditioner units went out, and we were 3 days with top 2 floors being uncomfortably warm, and with no windows that could be opened. Fall at Smokeys Air hockey table was not working and we didnt played it also. Couple of stick in fuss ball table was broken and water and jets were not powerful in hot tub. Other than all things were perfect. View was good. Property was clean and spacious. It was near to downtown. If you check cost is also less compare to other cabins of same size and amenities. 8/14 Miracle Mountain View Stay For the most part, our stay was great. We were slightly disappointed that the lbig screen TV in the theater room was broken and was never fixed our entire stay. The first day we were told they were waiting on a part and it should be fixed the next day. We called 3 more times during our week stay and no one returned our call. It's hard to say you have a theater room with a 19" TV on a table in front of the Big Screen on the wall! Awesome View stay in June We did have a nice reunion overall, but we did have a few issues. Not enough room for everyone to eat at the table at once. Rez Group from Jonesborough the accommodations were decent for the time we were there. The only complaints I had was that the game tables i.e. Pool table, air hockey were very dated and unstable. The furniture was also had an over use feel i.e. the beds and sofas. They really have seen their best days. I enjoyed the location because it was close to our venue. Great Experience, Gorgeous View The location of this cabin was quite secluded and difficult to find, but that may have been because we were all exhausted after a ten hour drive from Michigan. Once located, the cabin had a breathtaking view of the mountains, as well as a perfectly sized hot tub that was located on the topmost floor overlooking the mountains. The inside of the cabin was clean and comfortable as well, with several bathrooms and bedrooms as well as television sets. We had a slight problem the first day with the security alarm constantly going off, however as soon as we alerted the property owners to the problem, it was fixed quickly and we had no further problems after that. I would certainly recommend this beautiful getaway spot to any and all families or groups of friends looking for a lovely place to relax next spring or summer. It was actually quite easy to drive into downtown Gatlinburg, where we enjoyed dinner at No Way Jose's the first night. Overall, we all had a fantastic experience on this trip and we would love to return. Weather was Perfect! Awesome Views had a great view, but the Carpenter Bee's wouldn't leave us alone. The Pool table had ONE good cue stick, one broken, and 2 missing tips.One bedroom didn't have a TV. Very limited cabinet space. Only the 2 small elements worked on the stove. For the cabin to house up to 16 guests, feeding them would have been a chore with what we had to work with. Thank goodness we had a much smaller group. We will probably choose another one next time. Outstanding views but, for the size of the cabin not well equiped The views were the best part. For a cabin that sleeps 18 there were not enough plates or silverware and the knives were and cooking utensils were not satisfactory. I should have brought our own carving knives and tongs etc. The TV in the main upstairs room was not satisfactory at all. Buttons were missing and it had to be turned off by pulling the plug cause the remote didn't work. Several faucets leaked from time to time. The hot tub over heated and had to be reset to be able to use. The ice maker either wasn't hooked up or didn't work which I find a bit strange since this is a cabin for 18. Parking is limited and on a cure and there are two small campsight type grills. With four cars we had park tight to make it work and we brought an extra grill so it wouldn't take all night to do the burgers and steaks. Some light bulbs were burnt out and the cabin was not as clean as we expected it would be when we got there. We left it cleaner than when we arrived. Solid Vacation Miracle Mountain Views is a spacious cabin with a breathtaking view. The main floor is decorated well, while the bottom two floors are rather minimalistic. In general it was a very nice cabin, and a great vacation. My only complaint was that the outside of the cabin was still showed evidence of the previous visitors of the cabin. Their was sand in the hot tub, and several empty beer cans lying on the deck on the first floor. However do not allow this to keep you from staying in this cabin. Otherwise it was a solid vacation.

Will not be back The house was filthy, we called to complain about the unclean conditions and it was stated that they would sent housekeeping backup. We waited for a few hours, finally we cleaned the kitchen ourselves so we could cook and feed the family, the bathtubs were dirty, nothing had been dusted, the overall appearance of the place was unkept. Only 2 TV's had remote controls and we requested them for others because of missing off/on buttons and so forth. We feel that for the money we paid, it was a total ripoff. We will not be using Aunt Bug's in the future.

It has excellent view. Kids loved the jacuzzi. Big enough space for 5 families with 10 adults and 10 kids to run around. Enough beds to sleep and enough baths. Overall we enjoyed the stay.

The best view of the Smokies around. However, the cabin could use some updates. The laundry dryer took about 3 cycles to dry clothes. There was no means of refilling hot tub when water would leak out. The upstairs loft is a little awkward without a wall dividing it from living area. The jacuzzi in first floor bedroom is a little weird.

It was a great location, very comfortable four level cabin with all sheets and towels. Lot of space for kids especially four bunk beds. Game tables. Home theatre. we really enjoyed staying in the facility and surrounding. Its very close to the town and lot of other places. I hope to go there again. The property did have Awesome Views. The cabin was laid out nicely and you could not hear people on other floors which was a plus. The main floor furniture was worn as well as the rug and they need to be replaced. The hot tub jets did not work properly. It appeared that the cabin had not been maintained as well as it could and should be. Even with these issues we still had a great time and enjoyed our stay at the cabin.

The cabin was very spacious and clean with plenty of room for our family of 14 with no one under the age of 16 and had plenty of amenities. The location was great. Some things that could be improved on: pool sticks need replacing; cooking range works but isn't in the best condition; add central heat/air to the lower level. The lower level may be fine during the summer, but with lows in the 20s while we were there the lower level was cold. One ball was missing from the pool table, but we found it outside on the ground. There was no ball for the foosball table and no chalk for the pool table, but we bought a pack of each and left a foosball and a cube of chalk for the next guests. The reservation process was easy, and the reservation staff was courteous. However, check-in was a little bumpy. Instructions and directions were clear, but Tim must have had a long day and was ready to leave. We arrived at 8PM (office open until 9PM), but Tim became rude when we asked about a military discount. He didn't remember

Fantastic stay overall: very clean, 7 minutes from downtown Gatlinburg, best views in the area, very comfortable beds, perfect hot tub, plenty of entertainment (pool, foosball) for the kids. A few tips to make even better: I reported a light out that was never repaired, only 10 forks (for 17 people), the posts for the barrier between driveway and the drop to side green were loose and somewhat rotted (potentially dangerous), three tv remotes needed batteries (not that we needed 3 television sets!), pool cues were missing tips, not enough air flow to properly play air hockey, smoke alarms were unattached and lying on the table, trash in the backyard and side green had not been picked up. But.....these things did not hinder our overall appreciation of the place. we would definitely go back!<br/>

ACCOMMODATIONS:Plenty of towels, cook & kitchenware. Plenty of hot water, actually too hot. Beds were comfortable. Furnishings were slightly worn but adequate. Only saw 2 cockroaches.<br/>CONDITION: When we entered the cabin a smoke detector was on the dining table. We removed a second detector from a bedroom because it kept chirping. Lots of TVs but remotes had dead batteries. Toaster did not work. Stove top heating element was disconnected. Appliances are in need of upgrade. Kitchen hot & cold water reversed. Foosball table was broken. Deck and deck furniture had nails sticking out, loose & broken wood on chairs. HOUSEKEEPING:A/C return air filter housing was filthy. A vacuum sweeper should be provided to clean rug under dining table. MANAGEMENT: Pleasant and professional in the office. Called Thurs morning to have our trash picked up. Accommodations were excellent. Mountain view was fantastic. Plenty of room for our family of 15 people.(9 children + 6 adults). Family had very good time, except for 1 problem: One of the air conditioner units went out, and we were 3 days with top 2 floors being uncomfortably warm, and with no windows that could be opened. While the view was incredible we were disappointed with the overall cleanliness and safety of the cabin. Kitchen was very dirty. Cabin sleeps 16 very comfortably but not enough utensils, plates, cups etc. for everyone. Bathroom floors were dirty with no bath mats. Some of the ballasts on the deck were loose which really concerned us, we had 7 grandchildren sleeping there. When checking in and calling the office about our concerns the personnel were very unprofessional. Hot tub was great and you couldn't get a better view of the Smoky Mountains.

Our overall stay was great. Two of the rockers on the main floor deck needed to be reweaved(coming apart). Lots of water spots in the ceiling. Piece of linoleum around pool table missing. Cabin was suppose to sleep 12 - 16 people. We had 12 & there wasn't enough silverware for everyone. Toaster needed to be replaced. More cooking utensils needed. Jet streams in hot tub not very forceful. TVs in rooms & living room on main floor needed to be updated. Wire hanging <br/>down on one. Only one DVD player for entire cabin. Was told it was not on a steep hill but it was. Overall cabin was clean; however, I would have done a more thorough cleaning. Ceiling fans looked like they had never been dusted. One of the sheets looked like it had no been washed. For the amount of money this cabin cost, one would expect nicer amenities.

My family of 17 - 7 adults, 7 teenagers and 3 young girls rented this cabin for three nights. We were very happy with the amount of room we had. The cabin is beautiful - the furniture could be updated and a couple of the mattresses could be replaced, but all in all, it was an amazing stay for us. Even the little girls were impressed with the forever-mountain-view from the back deck. The jaccuzzi was perfectly placed and the rocking chairs were a very nice bonus. I would recommend this cabin to anyone looking for a spacious living area and an incredible view of the mountains.
