RENTAL AGREEMENT



• Reservation Deposit: A 25% or 50% deposit (property dependent) must be received upon the time of reservation, the remaining balance needs to be paid 30 days prior to your arrival. (If reservation is booked within 30 days prior to check-in, transfer should be made in full)



• Costa Rica Sales Tax: Some properties include 13% sales tax on the final price while others must be added on top. Please inquire with the Property Manager if you are not sure about the property you are reserving.


• Cancellation Policy: There are no refunds unless the range of dates specified in the contract and the total amount is recovered through another rental contract. If the property is able to be rented for the same time period at the same rate, the Property Manager will refund all payments minus all administrative and credit card/banking fees. If the Property Manager cannot re-rent the property outside of 30 days, the company keeps the full booking deposit. If the cancellation comes inside the 30 days prior to the reservation and the Property Manager cannot re-rent, the company will reserve the right to keep the full payment.



• Payments: We accept credit card (3% surcharge and VISA/MASTERCARD ONLY), debit card, eCheck, wire transfer or direct deposit to any Wells Fargo branch. Please contact us if you would like to use a different billing method as soon as possible.



• Check-In, Check-Out: Check-in time is 3 p.m. Check-out time is 11 a.m. If you would like to request a late check-out, please confirm in writing with the staff ahead of time to ensure we don’t have any one-day turnovers. If we do not have a same day turnover we are more than happy to extend a late check out, however if we do and you do and you do not leave on time you are compromising the check in of our other guests. Any late check out without written permission from our staff will be charged $100/hour.



• Occupants/Visitors: There is a maximum of adults allowed at any property in the Property Manager specified per property and displayed before making the reservation. With the exception of guests registered in the original booking, outside visitors not pre-approved with the Property Manager are not allowed at any time inside the premises at unless authorized with written permission by the staff. Exceeding the number of guests indicated in this contract is grounds for eviction and loss of security deposit.



• Smoking: Our rentals are a strictly non-smoking rental. We ask that you not smoke in the house at all. If evidence of smoking, such as the smell of cigarettes inside the home and/or cigarette burns on the furniture, is noticed by the cleaning crew there will be a $500 damage assessment.



• Pets: Pets are strictly not allowed unless otherwise discussed withthe Property Manager.



• Volume/Noise Control: Most of our homes are part of a beautiful, residential neighbourhood where other residents are mutually respectful of each other’s privacy. We ask that you please refrain from having raucous late-night parties and especially from playing loud music or making excessive noise after 10 p.m. or before 8 a.m. Complaints from neighbours will be grounds for eviction and/or loss of deposit.



• Personal Belongings: We ask that the occupants take full responsibility for securing their personal belongings. Please lock your valuables whenever leaving the house. The Property Manager is not responsible for any lost or damaged personal items.



• AC/Electricity/Water: The Property Manager is an ecologically minded business, we ask that you obey the following guidelines in regards to conserving energy: When using the air-conditioning units, please remember to turn them off when not in use and keep usage to a minimum. Also, please turn off all lights when you leave any room.



• Damage/Security Deposit: A refundable security deposit is required 30 days prior to your arrival and must be paid with credit card. This deposit will be refunded 7 days after check-out to the same credit card, provided nothing is missing, broken or terms violated. If something does get broken, turns up missing or terms of this contract are violated, the value of these items or the penalty amount will be taken away from the security deposit. In order to confirm the reservation the following credit card authorization form for the deposit must be completed, please note that the charge will be made 30 days prior to your arrival and not earlier.

One of a kind experience. A well- crafted unique home in the most beautiful spot in Costa Rica. From the epic drive to the porperty, the stunning views that you can stare st all day, the array of dazzling wildlife interacting with you, to the quality of the home, this place is a must. The place is isolated, quiet, and surrounded by nature. The place was spotless, and was full of nice details like fresh flowers from the property and fresh coconuts in the morning. You are basically living outside and the intelligent design of the house keeps you cool all day long with no need for nasty AC units and loud fans. Amazing Experience Amazing, really amazing.<br/>It's an experience that everybody must live.<br/>Incredible views, sounds, everything. You going to be living at the forest. Casa del Cabo Amazing vacation!! The directions that were given by Stay in Tamarindo were HORRIBLE and the property description they gave us was not totally accurate, but the house was gorgeous and clean and on site help, tho they spoke no English, were AMAZING! Overall very happy! 100% happy with the property and 50% happy with Stay in Tamarindo.

Carefully crafted to exist in harmony with nature, CASA DEL CABO is focused on the outside world with a fully open living space amplifying the natural ocean breeze and eliminating the need for air-conditioners or fans. The house is built to be gentle on the surrounding environment – we want to leave the Osa Peninsula a better place than we found it and we hope our guests will feel the same. The main structure and the floors are built with ironwood, the roof is purple heart, and the outside decks are Ipe wood. These exotic woods are from fallen trees and locally harvested. With an open air house you will hear the sounds of the sea while you sleep. The division between the rainforest and you dissolves, and your senses become finely tuned to the amazing environment around you.


In the garden below the house we have planted hundreds of banana plants, a couple of durian trees, a few guanabana trees, and some other exotic fruit. Besides attracting wildlife, the fruit trees provide you with the option of eating the freshest possible fruit right from the tree. There are also plenty of coconuts and if you ask nicely Walter will open them with a machete.


OUTSIDE OF THE HOUSE


One of the last places in the world where primary rainforest grows to the high tide line, the Osa Peninsula is a hauntingly unique environment. This remote, lush and relatively unexplored corner of Costa Rica is home to over 2.5% of the entire world’s animal and plant species. Endangered species like Baird’s tapir, the white- lipped peccary, the Central American squirrel monkey and pot-bellied spider monkey inhabit the forests of the Osa. A place where jaguars still roam the jungles, scarlet macaws and toucans fly freely about and breeding populations of humpback whales swim by it’s shores, the Osa Peninsula holds one of the highest natural diversities on the planet, and has been described as the most biologically intense place on earth (National Geographic).
