VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Good stay after average start It is a very nice apartment with great air conditioning, lots of storage space and lots of power outlets. The apartment is very secure and the help if required is very responsive. On the negative side, I arrived early (7am) and was disappointed there was no storage space to leave my luggage and due to this was forced to carry my luggage around the streets of waikkiki until 3pm. The luggage service suggested did not respond to my email and when I phoned them after arriving at the airport said they were booked out. The wifi didn't work until they come out and fixed it. I notice the wifi password in the app was wrong I would stay again. Response from Alii Beach Rentals ; Friday, November 2, 2018 So sorry about the luggage issue. Had you informed us we would have had you leave your luggage at our office for the day while the room was being prepared. A Week in Waikiki This was my second time at Cabana Waikiki. I came back because my first experience was so nice. This time was just as fine. It is a short two blocks from the beach where the Waikiki Wall separates Queen's Beach from the Kuhio Beach swim pools. It has a fully equipped kitchen and is close to Safeway and Foodland grocery stores (less than 2 miles up Kapahulu). Being able to cook for myself was a wonderful money saver. And there are two Biki bike share stands within two blocks. I did not rent a car and did not feel like I needed one. I am already looking forward to when I can come back and stay again.

A great place to stay near the beach My experience was great. All information that was provided was easy and accurate. The check in process was easy and convenient. I loved the place that i stayed in and all amenities were ready and fully stocked.

Stay somewhere else! Only 2 good things about this rental: very convenient location on quiet side street. On negative side many: web picture didn't match table/chair, TV very frustrating, coffee table looked like it had been pulled from a landfill, carpet in bedroom needed cleaning very badly, ceiling fan over bed didn't work, bedside lamp could only be turned off/on by plug,no rug under coffee table! Nice accommodations The Property was very clean felt nice and cozy for our stay only issue was no Kleenex in the unit and the outside gate was always open when came home but the inside gates were always locked the unit had everything for the beach which was a block and a half away buses and shuttles were just around the corner to wherever you wanted to go I would stay here again if available.

Clean & super convenient location The property is as described on the website. Access was easy per check in instructions. Upon entering we found the condo to be clean and well maintained. Bonus was the beach chairs and umbrella that we utilised alot during our 6 day stay. The size of the condo was perfect for myself and 2 sons aged 10 and 12 years. They found the air mattress to be very comfortable and had no complaints. The king sized bed was super comfortable. We booked this condo as it is only 2 streets from the beach and had added bonus of a kitchen to cook our own meals some evenings (perfect for those wanting to save a little $). The area was safe and I felt comfortable walking to nearby restaurants, ABC stores and beach in the evenings with my 2 children. Communication with Management was easy and I found them to be very helpful and quick to respond regarding any questions I had prior to arriving in Honolulu. I would highly recommend this place and would not hesitate to book this condo again in the future. Overall a great stay.

Beautiful and clean condo, perfectly located We spent 2 weeks in Ali'i Beach Rental's condo at "Waikiki at Cabana", which is amazingly located only 2 blocks from the Waikiki Beach. Everything was perfect, from the processing of booking to our arrival, our stay and our check-out. The apartment is just as described online, the photos are very realistic and the equipment offers everything you need. There are even two refrigerators in the kitchen and one at the balcony, enough space to keep everything cool. You have everything you need for cooking (oven and stove, pans and pots, microwave, rice cooker, kettle. coffee maker, blender, toaster...). <br/>There are even more towels provided than just 2, we had around 6 big ones and 4 small ones for showering and even 4 for the Beach. So there's no need to bring your own.<br/>The bed was very comfortable, and the condo was very clean and tidy.<br/>The only thing we had to reclaim was the save, since the battery was low and we couldn't use it. So we immediately contacted Ali'i Beach Rentals via e-mail and 2 days later we had the battery changed.<br/>All in all, it was a very nice stay, we are absolutely happy and would book this condo again!

Below Average We keep coming back to Cabana but this unit was disappointing. First, there is no area rug like on photos. It may be minor detail, but when there is no view and you want to spend some time in the living room, an area rug adds to the comfort of the room. The mini fridge was leaking and had to be taken away, the wall hairdryer did not work - taken away. One of the microwaves did not work - not sure why it was there, the carpet in the bedroom was dirty, the couch in the living room can use cleaning, the spare linens set did not fit the bed so we had to work around it. The kitchen can use at least one cutting board and a spare kitchen towel. Overall the unit left poor impression. If we return to Cabana, we will definitely avoid this unit in the future. Cabana Waikiki 1BDR 2nd Floor D This was a very nice property for the amount paid. Great location and very clean. They couch is not a pull-out. There were also issues with the microwave not working and one of the stovetops did not work either. Overall, very happy with the rental! Great location! The location of this unit is terrific. It is on the quiet end of the beach adjacent to the zoo and easy access to Diamond Head and safeway. The beach is a 5 minute walk away and plenty of restaurants nearby. The building itself is a well maintained old school walk up. The unit was clean and the kitchen was updated and well outfitted. The only downside is that the lanai being on the second floor overlooks the backdoor disposal area of another building and combined with the sound of their ventilation unit we never sat out there. Having said that we would recommend this unit based on value and location as we spent most of our time out touring or on the beach. Home Away From Home Rate was excellent. Loved the security tho' it took us awhile to get thru the initial entry process. Upon entering the unit, used the bathroom but the toilet was broken; the chain to pull the stopper was not attached and had been broken once before; cutting the chain and making it too short to reattach to the stopper. Maintenance came immediately and Mike was very nice and accommodating. The unit was just right for the two of us. Loved size of the bathroom and the walk-in closet allowing us to keep our luggage away from everything. The chest of drawers were difficult to open and close. It needs to be shaved and waxed or something. We didn't have a 2nd key...housekeeping manager took three days to get it and it was after my calling to ask when we'd get it. It was inconvenient for us as we wanted to go our separate ways at times but couldn't. With our physical problems, the bed was the most comfortable we've ever slept in when traveling. Water kettle was not usable...rusty on the inside. Microwaved one cup of water for coffee and the next time we wanted to use the microwave, it registered an "Error-13". We could have unplugged it to re-calibrate itself but there wasn't a step stool to reach the plug. Had to call Mike to handle it. Glad it had air conditioning!! Great condo near Waikiki Beach . Phenomenal rental. 1-2 block to the beautiful Waikiki beach ??. Rental has everything you need from beach towels to cooking pots and pans. Very quiet! Check in and check out went smoothly. I will book this condo again upon my return to Hawaii . Also, the bed in this rental is super comfortable !????. Oh and this location is awesome for pick up from tour buses for all excursions.

Convenient for Walkers Comfortable bed! As an older person doing a lot of walking during the day, the bed was very welcoming to rest on. This apartment was convenient to Waikiki and the bus stops. I felt safe and the area was pretty quiet while I was there. It is time to change the little coffee table, dust the walls above all the doorways, and upgrade the ironing board cover. First time in Hawaii The Waikiki Cabana was a great little place. Close to everything. Our vacation was great and we enjoyed every day. A couple of items. The blinds need to be replace. With everyone carry several electronics, the management should add a couple of the outlet taps or power strips so that one is not trying to find plugs for phones, tablets, laptops, etc.. We had also requested beach chairs, but none were included. The app was very helpful, but needs to be updated - the Jimmy Buffet restaurant is no longer open.

perfect location It was great for my family. My husband and i and my 2 kids stayed for 6 nights and it was perfect! The only thing that we had a slight issue with was the dresser drawers wouldn't open and i couldn't find the extra towels. I called maintenance and they came right way. Over all it was great!

This condo is also furnished with a fully equipped kitchen ready to cook and eat. Feedback from our guests show that this is one of the best ways to take control of your vacation budget. Preparing meals instead of eating out three times a day can save an average of $100 a day per couple. This is a must for the budget minded traveler.

Sleeping arrangements are convenient with a king bed in the bedroom and a full size sofa bed in the living room.

Parking: Reserved onsite parking is available for $15/night. Space is limited so please let us know if you would like to add parking to your booking. Please note that street parking is extremely hard to come by so if you're planning on renting a car this parking is a must.

Note: Make sure everyone in your party is able to go up and down the steps. It is required to get into this condo. Also, this is a legal one bedroom condo because of its size and full kitchen, however it does not have a wall and door that separates the bedroom from the living room.
