VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Jennessas high school graduation ship The condo is a great location. Beautiful views of Waikiki & diamond head. One of the chairs on the lanai was broken & unusable. The building was only operating on one elevator for 38 floors as two of them were broken. Response from Alii Beach Rentals ; Monday, August 6, 2018 Elevator has been repaired. This condo is getting a "refresh" in the way of paint, carpet, furniture and TV. We will have new photos soon, thank you for staying with us!!

OUR HAWAIIAN HOLIDAY The Royal Kuhio was a very handy place to stay at. It has a lot of amenities the pool was great laundry was clean and lots of machines fun stuff for the kids to amuse themselves with and the gym is well equipped.The location is perfect and not far from the beach and shops and the bus and trolley is right at the front is terrific having a parking place too. However the apartment we stayed in 3009 was very depressing, drab and worn. I looks nothing like the photo. We really didn't feel like coming back to it of an evening. It was very clean though.We loved the complex but not that apartment.

Hawaii - 2018 We really enjoyed our stay in Hawaii. Although we did not rent a car it did not prevent us from seeing the sites as we did walked everywhere.<br/>Our Accommodation was in a convenient location even though it was 3 blocks from the beach but we knew that before we booked.<br/>We rented our ocean view suite at the Royal Kuhio thru Alii Bench Rentals and found them very easy to deal with. This was our first experience using Alii and would definitely use then again.<br/>The suite was clean but very dated. Needs to be upgraded. There were some issues but anything major was dealt with immediately when we contacted Alii. Short Stay Family Condo This was a great condo for a family with small children on a short stop-over. 3 nights here kicked off our holiday to a good start. Having a parking space, wifi, a kitchen and security added towards a great stay. The place was in good order, beds comfi and the views spectacular.

Not impressed The only positive things I can say about this room. Is that the view is amazing and the bed is real cozy. other than that i was not impressed. The carpet that leads out to the lanai is stained with a deep black stain, the lanai has sticky stuff all over it, the bathroom smelled like urine, there were little bugs and ants in bathroom and kitchen. I have stayed at the Royal Kuhio every year that I have been to Hawaii and this is the first and last time I will rent from this company. I will stay at the Royal Kuhio again but not in this room

Royal kuhio ...great place Our vacation was great the Room was a perfect size the bed was the best bad I have slept on in any vacation. The accommodations were clean. The view was fabulous. The location was excellent. The communication with management was smooth. This location is in an ideal spot with restaurants and shops all around. I would stay here again in a heart beat.

Not the best i have rented in this building before Location is awesome. Found the unit very dated. BED COULD BE REPLACED.. Cupboards smelled very stale Bathtub drain cover attachment half falling off tub, just wonder what happens if water gets in there. Great View Royal Kuhio is centrally located in Waikiki, close to buses, beaches and restaurants. The 30th floor condo was clean and comfortable with a great view.

Great for a family We used this spot, while we spent 3 days in Honolulu. Our daughters are 21 & 25. We were on the go constantly. For us, it was ideal. However, with another couple, may not have been as good!! In general, it was a bit dated, but for us, we really only used it t sleep, so it didn't matter. I don't think we ever even turned the television on, we were so busy!! Loved being able to have breakfast in, to help keep that cost down!! Overall, we would probably use this spot again!! The best part was the free parking!! :)

Great Views We had a wonderful time and this 30th floor unit offered spectacular views. Close walk to the beach and in walking distance to shops, groceries, and restaurants. The Royal Kuhio offered us a nice space to stay and relax by the pool or stay in and cook in the unit. Some of the unit seemed dated, but was clean and the bed was comfortable. The management was quick to address any concerns we had.

THIRD TIME IN THIS CONCO Third time we stayed in this particular condo, two weeks at a time. Great view, close to everything. Free convenient parking. Very clean and nice. Would have given it five stars, but the carpet is a little worn. The owner might consider new carpet. The new couch was a great improvement. Will rent it again next year.

Our 2016 Vacation on Oahu Having found Ali'i Beach Rentals a few months before our planned vacation, we found a studio-type rental for a very affordable price. The condo was conveniently located for walking, or driving to sites of interest. We were on the 30th floor which gave us a gorgeous view. The property was clean and well-maintained. It was the right size for two people. We enjoyed ourselves and would recommend this property to others. We enjoyed having dinner at Atlantis Seafood on Kalakaua Ave. and the The Cheesecake Factory. The luau at the Hilton Hawaiian Village Resort was worth the price. The only thing we would say to others traveling there would be beware of the two-way streets and don't be surprised at the high prices. Aloha!

Waikiki Enjoyed our stay on Oahu. Our condo was a little dated, but adequate for our stay. Only disappointment was that they started renovations in the hall with removing the carpeting and painting without any warning. I felt they could have advised us that these tasks were scheduled during out stay.

Room 3009 Royal Kuhio The location was great, accessing the lock box and keys was also easy. The room itself left a lot to be desired as the kitchen and bathroom were in dire need of repair and upgrading. The bed and bedding also needed to be replaced. The mattress cover under the gauze thin sheets was stained and dirty. The pool area was clean as were the hallways and the staff was friendly. I'll Be Back! Excellent location. Beautiful view. All the basics provided except maybe a box of Kleenex and a plug for the kitchen sink. Check in was fairly easy once I found the right lockbox! I'd definitely recommend this rental and would rent from them again.

Great Views and Central Location My family of 4 stayed at this apartment for 12 days and had a great time. Apartment was in a central location. Close to shops, 1 block from beach and it had a free parking spot which was great as we rented a car during our stay. We would stay here again. Great views as well.

Room 3009 ocean view 30th floor We stayed 12 nights. Good location, great view. I would not recommend for 4 adults. Could do with some new pillows and heavier/thicker curtains as it is very light. Great stay We stayed for 9 nights and I feel this unit really helped us have a great experience in Hawaii. It's a close walk to Waikiki beach and shops, and there is a popular bus stop right on its doorstep which will get you to other main attractions Oahu is known for.<br/><br/>I was worried about how good the view would be, as from the photos it looks like the camera has zoomed in to look between buildings but I was happily surprised it was a lot better in person.<br/><br/>We didn't really use any of the hotel facilities so can't make comment on that, but we were out a lot of the time and I have no complaints about our stay. I would definitely be looking at this unit again if we revisited Oahu.

FABULOUS VIEW great view. but too noisy. there is a garbage collection point across the street on royal hawaiian ave. the beeping of those trucks, idling and backing up woke us up at 4 am. tough to get a good night's sleep.<br/>Ali'i Beach Rentals personnel are great, very helpful resolving any issues.

Love to come back My family and I enjoyed staying at the Royal Kuhio very much. It was close to the beach, shopping and restaurants. Duke's and the beach were family favorites. We were on the 30th floor and the view, especially at night was awesome! Got some great pictures of the fireworks on the 4th of July. The condo was clean except for a bug issue, which was dealt with. The hand held shower spray was replaced almost immediately after I called. Everyone I spoke with connected to the property was very professional. Different experience accessing keys from lock box at the entrance. I would definitely recommend the Royal Kuhio to anyone visiting Waikiki. Request a higher unit, especially ocean view side. If my family gets the chance to come back, no doubt I will book the Royal Kuhio.

Great location and fabulous view The unit is clean but VERY dated. The kitchen supplies are very limited - 2 pots - one small and one huge AND NO can opener! Wine glasses were the ones that we personally bought for the unit 2 years ago!<br/>The owners need to invest a bit and then it would be FABULOUS! Royal Kuhio 3009 Condo Pros: convenient location, amazing view, big lanai, good wifi, parking included, well stocked kitchen and plenty of towels, including beach towels, Alii Beach Rental.<br/>Cons: condo building and apt are very dated, noisy location, roaches, erratic elevator, didn't like having carpet in the condo, doesn't feel clean.<br/>Alii Beach Rental was very professional and responsive. I would definitely use them again.

Needs a deep cleaning Location is fantastic, we walked to the beach, restaurants and shopping. The gated parking and wifi were great. The view from the lanai was breathtaking, especially at sunset. <br/><br/>My complaints are with the cleanliness of the unit. The furniture and carpet, the cookware and utensils all need a good scrubbing. We didn't let the kids go barefoot because the soles of their feet would be black from just a few minutes of walking around on the carpet. The last straw was when we discovered some unexpected roach roommates.<br/>

Great View but a bit dirty Royal Kuhio Unit 3009 is one of the best views available in the building through Ali'i Beach Rentals. When the weather's nice, the view is spectacular. We had a full-on double rainbow the morning of a last day which was breathtaking. Also, you're on the fireworks side for the Friday night show! The unit itself is a bit small and shabby though. There's quite a bit of dust and the carpet is downright filthy. The vacuum cleaner only works to blow dust everywhere. The size is so tight that anything more than 2-4 CLOSE people would be excessive. It was tight for my wife and I. But that can also have its benefits... Overall, we liked this unit, but we would probably stay in a cleaner one next time.

You also pay for the view The apartment was okay. Smaller than we thought. It actually is a studio. You definitly have a great view from the balcony. And you are defintly in the middle of Waikiki. We had some trouble with cocroaches and it is very! noisy at night, although it is 30th floor. You must sleep with windows closed. Amazing view, mediocre suite The building is in a great location and the view from the 30th floor is spectacular; however, the suite is sub-standard. The kitchen cabinets are original (or close to original) and have a terrible stink to the them (possibly from years of humidity). The bath tub was missing its overflow cover which exposed the corroded inside of the tub making baths more than less desirable and moisture to collect under the tub. Pretty tacking seeing the bathroom door repaired with plywood, instead of just installing a new door. The mattress of the bed was so hard we decided to purchase a king size memory foam from Costco ($140) in order to sleep well over the three week stay. We have stayed in Oahu four different times and this was the only time we had so many bugs in the suite. The kitchen sink should be caulked to prevent the cockroaches from coming up around the sink. Staying for 3 weeks, it would have been nice to have some hooks at the door to hang things up. Possibly the suction 3M hooks on the mirrors. The blinds/drapes were in such rough shape that each time they were drawn they would come off the mounting, we just kept them closed in order to prevent further detaching. good location - unit not so much This unit is run down. Old bed, old carpet, etc. Beautiful view and location. But it has some basic pest problems, which I am sure the rental management group will address, but they'd be less of a problem if it wasn't a run down unit. Very nice place to stay First impressions were great, nice location, very clean and tidy. Facilities were great and the views of the Waikiki Beach and Strip were breathtaking. The only issue was with cockroaches on our first day, but that problem was sorted promptly. FANTASTIC! Everything was perfect, just as advertised. Quiet, clean, everything we could possible need was included. Building very well maintained. Twenty four hour security, laundry room. Good cable TV and fast internet. Even included beach chairs, vacuum cleaner and umbrella! Great location, close to action, grocery store and beach. Secure, gated in-building parking. Could not find a thing to complain about. Check-in and check-out was automatic. Alii Rentals are very professional.

Great location and view Location is great. We had slight issue checking in as the key was not in the lock box. The security called the rental property folks and we were able to get in an hour later. Confortable stay with Wonderful view The locatin and the view from the room were very nice. Checking procedure was very easy for a non English native. Everything was good except for some dust on the TV table, on the chest of drawers or under the bed. Great location and beautiful ocean view!! My partner and me stayed for 8nights here. The building is bit old but room is very clean and tidy. There is this property in the middle of Waikiki Which means convenience for everything. The view was a great!! We could have a look fire works 2times from the balcony. We had wonderful relaxing Hawaii holiday here. We would stay again next time.

Great Location, not so great apartment On the positive side the apartment had a great bed and well equipped kitchen. the curtains however were tattered and falling apart, the shower comes loose if you attempt to use it as a hand shower and the ironing board was jammed open and wobbly. kitchen and bathroom cupboards were run down and the timber veneer was coming off in places.<br/>the AC did not have a proper drain and the water overflows on the balcony when the tray is full. Unit 3009 - September 2015 Stay Fantastic - there were no issues at all and the condo is located central to everything you need. The unit is great and whilst the decor is dated it is clean and well fitted out for a family stay. The complex is great and parking is a bonus. <br/><br/>It has a security desk manned by friendly staff.<br/><br/> We would definitely stay there again.

Waikiki Condo We had a good stay....Budget Property....Futon Couch needs to be replaced immediately....Carpet also needs to be replaced....Price was too high for what is was...I see that the rates have gone down to a more reasonable rate....we paid too much. D. Kuntz Fantastic! This was the second time we rented this same condo. <br/><br/>Called the maintenance man for a very minor issue and he was there in minutes and was very nice and helpful. <br/><br/>The building is very well maintained and clean. Great location. Walls and ceiling are concrete, so one doesn't hear a sound from your neighbors. Totally quiet! A short walk to Waikiki and a small grocery store just four blocks away. Also a giant Safeway store two miles away. Free parking, which is a big deal on Waikiki. Twenty four hour security guard in the lobby.<br/><br/>The carpet is a bit worn, but acceptable and clean. WiFi is fast and free. Kitchen has everything one can imagine, even crock pot and rice cooker.<br/><br/>Will always return to this condo. Very well managed property by Alii Beach Rentals. <br/><br/>

Great stay in Waikiki The condo was just what we were looking for. The location was perfect for walking to Waikiki beach and only a few miles from U of Hawaii Manoa where my older son started as a freshman. Big bonus was it included a free parking space for our rental car (most condos don't). Location with old carpet floor Kuhio is very centrally located and everything within walking distance. Apartement aged, especially the coach was very old in the living room. But the appartement was clean and everything is in place for a longer stay. On the phone in the appartment was the own telephone-number not written, so we did not know our own numer. We found it later in the mail at the end of the confimation somwhere very small written. Batterie for the tv was over. Still.<br/>Reservation and payment was easy. At the description from Condo it was not clear that a lobby is available and open bevor the checkin and at the locks depot are also covered seats where you can wait at early arriving with your luggage. Security is good but without any reception service. If your luggage is not coming with your flight (and this is in Hawaii often) you can wait in the lobby until the next early morning because the Security is not allowed to receive any luggage. The Security call us for the lost luggage at 04.00 at night came in. <br/>We where happy to find Royal Kuhio in the christmas time. The price was resonable but the missing of a reception desk is not comfortable. We come again to Honolulu but we take Hilton Hawaian Village. In Royal Kuhio we don't come again because the cleanless of the garbage room on the floor. This is not acceptable, full of kakerlakes (cockroaches) oll over the garbage, we never have seen bevor. At night they cam all over!!!!. Sorry. Second point wy we would take an other condo is because there is no lugage safe befor checkin and after checkout until your flight goes at night. There is also no toilet at this time to use in the house. You have to pay again for the bagage safe, in a hotel is this for free. A big thank for the Paradise Transport & Luggage Services. Lovely place Location was great, place was overall amazing. My kids enjoyed the pool and the mini playground. The only reason why I give it 4 stars for property cleanliness is because I was grossed out by the cockroaches in the garbage chute area and occasionally you will find one or two crawling out of the chute area and onto the hallway by the elevator. No roaches in the actual room so I'm happy with that. Amazing views and comfort living! We had an awesome time at this condo as location was fantastic giving us the opportunity to do more things at any given time! Bonus it's right across McDonald's! Great apartment in fabulous location We have stayed in this building previously but in a different apartment. The building is situated in Kuhio Avenue, right in the heart of Waikiki, which is a great location. Apartment 3009 is situated on the 30th floor with a balcony that has fabulous outlooks towards the South west with views over the ocean and the Royal Hawaiian Hotel (Pink Palace). It also has great views of the Friday night fireworks outside the Hilton Hotel, and of course, the sunset.<br/><br/>The apartment was as described, is fully self contained and comes with just about everything you would need in regard to kitchen utensils and nicky nacky things, including plastic seal tight containers which came in handy for our days at the beach. The unit also came with starter packs for toiletries and beach towels, and even the use of a beach chair, which we presumed was left behind by a previous guest. We purchased another beach chair and beach umbrella (worked out much cheaper this way than hiring them every day) for our week there and left them behind for the use of the next guests as well.<br/><br/>The down side is the apartment is a little "tired", and new carpet and some new furniture would spruce it up significantly. The bed and pillows were a little too soft for our liking, but that is just our personal preference and it was a little noisy from nearby construction works.<br/><br/>However, it was clean and comfortable, and the location is perfect and couldn't be better in regards to easy walking distance to a lot of attractions and one of the best beaches in the world, Waikiki beach, plus, a bus stop at the front door is ideal!<br/><br/>Would we stay here again......yes. A wonderful vacation in Hawaii -- love it! We stayed a week with our 2 teenagers for March break and Hawaii is one of the places that we always want to visit. The location of this place is great, 2 blocks away from the world famous Waikiki beach. The parking spot is very convenience as we rented a car for the week so we can go everywhere around the island. The fridge, stove, and microwave are also convenience. The building is a bit old but very clean and the unit itself is very spacious for 4 of us. The 24-hour security is there and we felt very save. The view of the unit is fantastic, we watch so many sunsets from the balcony. Every evening we walked out to the high-end shopping strip and enjoyed the night life just like Las Vegas.<br/><br/>Shelly and Shannon were very helpful. They answered all our questions before we left home.<br/><br/>The check in and check out was very smooth and the instruction was very clear.<br/><br/>Overall, we had a good time and would like to come back and stay in this unit again.<br/><br/>Thank you very much. <br/>Carrie from Toronto, Canada

Owner needs to replace cupboards The people from Alii were absolutly wonderful we couldnt have asked for better service.They were friendly and very professional. However the cleaning staff left a lot to be desired. It would be nice if there was a barbecue for the renters to use.Our view of the ocean was great.Over all it was a great place tp be and we had a good holiday.Thanks to Shannon and Shelly we were given excellent service and help when needed.

not quiet but a nice place! For the price, I'm sure that this place is good. If you want a 5 star place to stay, don't stay here. The apartment was comfortable but it has seen many travelers and there is plenty of wear and tear around the place. I could use a bit of updating. Still, though, it was fairly clean, had a good view from the outside balcony and fairly inexpensive. We would definitely stay again...Thanks to the staff that I dealt with at Alii Beach Rentals. They were very helpful and kind.

Good price for 1 bedroom condo with ocean view 3009 Royal Kuhio is run down and in need of renovation, but Hawaii has no building materials and it all needs to be imported and therefore, it's too expensive to restore. The location is quite good, a lot closer and easier to walk than I initially thought. <br/>The tall boy was broken, the shower head didn't work properly as it always strayed to the side of the wall, the Japanese toilet didn't work either. We didn't have a pot to boil with so that was inconvenient but everything else was available.<br/>VERY COMFORTABLE king bed and a nice balcony to enjoy the sunsets and view.<br/>Quite noisy throughout the night as it all elevates high.<br/><br/>Overall, good price for location and amenities for the budget conscious traveller. Do not expect 5 star when you arrive, but it's good enough. We were out a lot anyway and didn't stay in the room much.

Very good property to rent! This is the first time we have rented a condo instead of a hotel in Waikiki. It was a very pleasant experience! We especially LOVED the location!! It could not be more central to restaurants and activity in Waikiki. The place was clean and the staff was well organized with check-in/check-out procedures. The ocean view from the 30th floor is stunning. Plenty of towels were provided. We were there for an entire week and did not need to do laundry once. We appreciated the selection of kitchen items (cutlery, plates, cups, pans, etc etc) that were provided, making it easy to prepare our meals. Thank you for an all-around pleasant experience!

Convenient location, serviceable room, comfortable beds We stayed here for 7 nights in April 2012 and packed 5 people into the room (brought our own air mattress) - a little snug, but liveable! The biggest complaint was the limted number of pots and pans provided and limited number of dishes (except plates and coffee mugs). Plan to wash after each meal if you do any cooking. There was also a noise issue coming from the unit above us on the 31st floor - perhaps caused by a poorly sliding door leading to the lanai. Also, plan to take at least a roll of quarters along if you're going to use the laundry room. Washers and dryers are $1.25 to $2.00 a load, and a small box of detergent (good for 1 load) costs .75, and everything takes quarters only. On top of that, the change machine only gives 3 quarters for each dollar bill -- a 25% service charge just for using the machine! Fortunately the ABC convenience store just across the street was good about giving quarters if you ask for them. On the plus side, the location is very convenient (the beach is only a 10-15 minute walk), there are 3 elevators and they are very fast (important when you're on the 30th floor), and the beds in the condo are large and comfortable and the room itself serviceable. Check in and check-out were easy, but the 10:30 check-out is a bit early if you have a late flight. Fortunately our son was staying in a hotel just down the street and we were able to drop our bags off there and hang out on departure day. Not sure what we would have done otherwise (our flight departed at 9:30 PM.) Overall, I would recommend this condo, and would stay there again myself. PS: Look for the power strip under the TV table and the outlet next to the light above the kitchen sink, as there are a very limited number of electrical outlets otherwise.

Royal Kuhio 3009 The property is very conveniently located in Waikiki. Having the parking garage down stairs adds to the convenience. Other places we have stayed required parking a few blocks away. We will definitely stay here again if available. <br/>The view is very nice. It faces west so you can see the ocean, and beach between the other hotels.<br/>The building is a bit older, but kept in very nice shape. The room had all the amenities we wanted. There were four beach towels, a couple of beach chairs and plenty of bath towels. We made breakfast most days and even grilled steak one night. The only down sides were – 1) One drawer of the dresser was coming apart. 2) The property above had a very noisy glass sliding door that was loud in our room. It made the grinding sound of a bowling ball on gravel. The guard helped us figure out what it was and contacted the property manager. Hopefully this is fixed now. Awesome Vacation I spent 2 weeks on Oahu with my 2 adult children. We had a wonderful time. Yes it was loud, even on the 30th floor, but in Honolulu it is expected. The room was perfect and had everything we needed to make our vacation in paradise the best ever! A short walk to the beach and shopping all around. I could have used a couple of more pots to cook with, but we made due. I wish I would have known we had a mail box to have my mail forwarded.... Mahalo Ali Beach rental, we will be back!

great stay The building and the unit is very very dated. However, the unit was clean and had everything you need. The view from the balcony is excellent. The best part is the location. You are steps away from everything. The unit came with a parking spot which was a bonus coz we rented a car. It was a bit noisy at times but considering we were in the middle of everything, it was ok.

Exactly what I wanted! The condo is a bit outdated but perfect if you're just looking for somewhere to sleep and you're expecting to be out a lot. My husband and I stayed there with our two young children (ages 2 and 2 months) and had plenty of room but I think it would be too cramped with older children and may be a bit uncomfortable sharing the one bathroom through the main bedroom if staying with 4 adults.<br/>The bed was very comfortable, and I was very happy to see that it was a proper king, not a zip!<br/>Despite the small size and outdated furniture/fixtures we were really happy with the condo, it was clean and came with plenty of kitchen items/beach chairs/torches etc.<br/>However, when we were there we couldn't get the telephone to work, it seemed as though the plug may have been faulty? The wifi worked fine though.

Good Location, Generally Clean The overall property is in a good location but it is an older building. The security key to access the gate to the parking garage and elevators was very hard to use and never did work to open the gate to the garage (we were lucky we had people behind us that could open it up).<br/>The unit itself was in line with what other reviews had indicated. It was generally clean but not kept in the greatest condition. The kitchen cabinets are very worn and the bathroom door is starting to peal apart (it needs to be replaced). Shower, sinks and appliances were in working condition. The view was great and we spend time on the patio area. The noise from the busy street was a bit loud but you could still hear the TV and have a conversation inside with the door shut, etc. <br/>In general, I wouldn't recommend this specific unit to a friend and would spend the extra money for a better kept place. It met our needs for the 2 days we were there and the price was good since it included parking.

Good place to see the fireworks! Our balcony provided a great view of the Friday night fireworks from the Hilton. Convenient location to many eateries, market, pharmacy, coffee locations...all within walking distance. Place itself is a little old, but very clean and comfortable, great parking stall. Don't This is a unit that is meant to make as much as it can without any further investment -- for many, many years. The cupboards are chipped all over and shabby. The TV is antique and sitting on a snap together stand that has last its faux wood printed paper covering giving you exposed particle board. Towel rack in backroom fell off the wall with the first towel hang. The bathroom door is delaminating in a big way. The glass I picked out of the cupboard had caked on juice pulp. The drawer under the stove is hooped. etc. Five thousand bucks would make this quite nice -- but the owner probably would not spend it so long as we all keep renting. Just don't. There are better deals.

On our own vacation May 2013 A great location spot within walking distance to Waikiki Beach. Perfect spot near all of the activities and restaurant. Assigned designated parking for rental car. The room was very comfortable but had to deal with small ants. Small issues with garage key card until security person (very friendly)showed us how to insert it in properly. There is a spring plunger you have to push inside of the slot of the Entry box. Thanks for the pre-arrival instructions. Very useful before arriving and leaving. Had a great vacation. ly adequate This unit was only adequate. I found the lack of a person on site very impersonal but in keeping with the general lack of aloha spirit on Oahu. I guessed before I got there from the tone of the "welcome package" how really impersonal the experience would be. It's sad that people on Oahu are so stressed and overworked that the only people who say hi to you are the homeless. The unit's furniture is run down and the closets need painting. I will say the bed was comfortable. But the cleaning was only cursory and the big fake plant was full of dust. The fridge handles were not clean and the fridge should be in a yard sale. In general, you should rethink the tone of your communications with customers. Instead of implying as you do that all tourists are idiots and need to be treated as people who will destroy your property, how about trying to make them feel at home instead? Do you really think that people who spend all the money it takes to go to Oahu will steal your towels? How tacky.

You get what you pay for We stayed in room 3009 in Aug/Sept 2013 and although the price was cheap, I certainly know now that you get what you pay for. I'm okay with outdated furniture and decor. I'm okay with seeing a couple cockroaches in the is Hawaii after all and I know we tend to see some every now and then. I'm even okay with the slow elevators that took about 5-10min on average to get us from the 30th floor to the main lobby. What I'm not okay with is the rude staff, everything practically broken, and worst of all, a lanai door that locked us out on the balcony while our 10-month-old son was inside in his crib. Either the door was faulty or it oddly is programmed to automatically lock you out when you close it, we were alarmed to discover that we had accidentally locked ourselves out on the lanai after enjoying a lovely sunset, thinking we could enjoy a quiet moment to ourselves while our son slept. <br/><br/>I would be okay with an automatic door lock on the balcony if we were warned ahead of time. I even thought us lucky to at least have our cell phones to call someone because who knows who could have heard us yelling from the 30th floor with all of the city noise below. But, after calling the "emergency" maintenance line twice and getting no answer for 20 minutes, we made a desperate call to 911 to have a firetruck come and find a security guard to open our room and let us back in. What a horrible way to start a vacation.<br/><br/>The location, gorgeous view and bare amenities were all overshadowed by the lanai door event, plus the broken elevators, mediocre washers/dryers that barely worked, and the rude staff that seemed to not want to help AT ALL. The price isn't worth the hassle or cheapening of my vacation and I would avoid this place at all cost if I would have known what we were getting into. Fantastic View and Location A great 180 degree view from Diamond head to the Friday night fireworks at the Sheraton. A slightly older building on Kuhio, but, the view from the Lanai makes up for the buildings age. If the owner was to update the Kitchen and Bathroom it would make this a five star property. Knowing these shortcomings, i will still recommend this condo to others for its value and for its view. Aloha

Nice place, good price, great view and location Aloha! Just got home from staying here at the Royal Kuhio for a full week. This rental condo (3009) was very clean when we walked in. Granted, the furnishings may be a bit outdated but they function well and the view is awesome. It's in a prime location, just a hop, skip, and jump away from the beach and a ton of stores and shopping. Being 30 stories up didn't completely eliminate all of the street noise but again, that's just what comes with staying in the city. It's a good place to stay if you want a good price and prime location, but don't care about having high end amenities. Everything provided was sufficient. After all, if you're in Hawaii, I would hope you're experiencing Hawaii, not just staying in! I, personally, would stay here again and recommend staying here to anyone who would be content with the conditions I described. :)

Great rental in downtown Honolulu This condominium was very close to the beach and quick access to highways. Fully equipped kitchen and living room as food is expensive to buy on a daily. Great view, you can see the beach and fireworks every Friday from the balcony. Watch your rental car even though it is locked in a gated garage someone attempted to break into my vehicle. Other than that close walk to anything in Waikiki.

Nice condo Royal Kuhio 3009 is a nice cond, it is near the city, we can find shops, restaurants, souvenir shops and beach just by walk. The view is nice, and the manger Benny is a nice n helpful guy. Even though our first night is no AC, it is still worth to stay there. The only thing need to improve is that I can find some ants in the toilet.

The Unit with a Wonderful Ocean View, yet a Few Items Missing We enjoyed staying in the condo to the full capacity. The view was almost magical. With an ocean in front of us, we could enjoy every moment of the view from dawn to sunset to well into night when the city scape lit with lights. Our overall satisfaction is 4 out of 5, because we thought the room lacked something. Its curtains were soiled and with some hooks missing which give the room a shabby look. While towels were plenty, there was only one extra blanket when we need two. The hi-tech toilet seat was there but was not set up for use of the videt which was a real disappointment. A Vacuum cleaner dust pan should have been emptied after the previous guest left, so that next guests do not have to deal with a cleaner with all the ugly dust left collected inside the pan. It smelled bad when in use. The kitchen should be equipped with more pots--there were only two. Also it should have a new paper town roll for each new party, not just a 1/3 roll. Because we are paying a high cost of housekeeping fees, those items listed above should be taken care of with more professionalism. It would be wonderful if we could walk into the unit in an improved condition next time. I am sure that our home away from home will definitely feel more welcoming.

We stayed 12 nights. Good location, great view. I would not recommend for 4 adults. Could do with some new pillows and heavier/thicker curtains as it is very light. Kuhio ave is a bit noisy so if you're a light sleeper it may be too noisy for you.

We stayed for 9 nights and I feel this unit really helped us have a great experience in Hawaii. It's a close walk to Waikiki beach and shops, and there is a popular bus stop right on its doorstep which will get you to other main attractions Oahu is known for.<br/><br/>I was worried about how good the view would be, as from the photos it looks like the camera has zoomed in to look between buildings but I was happily surprised it was a lot better in person.<br/><br/>We didn't really use any of the hotel facilities so can't make comment on that, but we were out a lot of the time and I have no complaints about our stay. I would definitely be looking at this unit again if we revisited Oahu.

The location was great, accessing the lock box and keys was also easy. The room itself left a lot to be desired as the kitchen and bathroom were in dire need of repair and upgrading. The bed and bedding also needed to be replaced. The mattress cover under the gauze thin sheets was stained and dirty. The pool area was clean as were the hallways and the staff was friendly.

Third time we stayed in this particular condo, two weeks at a time. Great view, close to everything. Free convenient parking. Very clean and nice. Having found Ali'i Beach Rentals a few months before our planned vacation, we found a studio-type rental for a very affordable price. The condo was conveniently located for walking, or driving to sites of interest. We were on the 30th floor which gave us a gorgeous view. The property was clean and well-maintained. It was the right size for two people. We enjoyed ourselves and would recommend this property to others. We enjoyed having dinner at Atlantis Seafood on Kalakaua Ave. and the The Cheesecake Factory. The luau at the Hilton Hawaiian Village Resort was worth the price. The only thing we would say to others traveling there would be beware of the two-way streets and don't be surprised at the high prices. Aloha!

We had a wonderful time and this 30th floor unit offered spectacular views. Close walk to the beach and in walking distance to shops, groceries, and restaurants. The Royal Kuhio offered us a nice space to stay and relax by the pool or stay in and cook in the unit. Some of the unit seemed dated, but was clean and the bed was comfortable. We have stayed in this building previously but in a different apartment. The building is situated in Kuhio Avenue, right in the heart of Waikiki, which is a great location. Apartment 3009 is situated on the 30th floor with a balcony that has fabulous outlooks towards the South west with views over the ocean and the Royal Hawaiian Hotel (Pink Palace). It also has great views of the Friday night fireworks outside the Hilton Hotel, and of course, the sunset.<br/><br/>The apartment was as described, is fully self contained and comes with just about everything you would need in regard to kitchen utensils and nicky nacky things, including plastic seal tight containers which came in handy for our days at the beach. The unit also came with starter packs for toiletries and beach towels, and even the use of a beach chair, which we presumed was left behind by a previous guest. We purchased another beach chair and beach umbrella (worked out much cheaper this way than hiring them every day) for our week there and left the

Fantastic! This was the second time we rented this same condo. <br/><br/>Called the maintenance man for a very minor issue and he was there in minutes and was very nice and helpful. <br/><br/>The building is very well maintained and clean. Great location. Walls and ceiling are concrete, so one doesn't hear a sound from your neighbors. Totally quiet! A short walk to Waikiki and a small grocery store just four blocks away. Also a giant Safeway store two miles away. Free parking, which is a big deal on Waikiki. Twenty four hour security guard in the lobby.<br/><br/>The carpet is a bit worn, but acceptable and clean. WiFi is fast and free. Kitchen has everything one can imagine, even crock pot and rice cooker.<br/><br/>Will always return to this condo. Very well managed property by Alii Beach Rentals. <br/><br/>

Location was great, place was overall amazing. My kids enjoyed the pool and the mini playground. The only reason why I give it 4 stars for property cleanliness is because I was grossed out by the cockroaches in the garbage chute area and occasionally you will find one or two crawling out of the chute area and onto the hallway by the elevator. No roaches in the actual room so I'm happy with that.

Kuhio is very centrally located and everything within walking distance. Apartement aged, especially the coach was very old in the living room. But the appartement was clean and everything is in place for a longer stay. On the phone in the appartment was the own telephone-number not written, so we did not know our own numer. We found it later in the mail at the end of the confimation somwhere very small written. Batterie for the tv was over. Still.<br/>Reservation and payment was easy. At the description from Condo it was not clear that a lobby is available and open bevor the checkin and at the locks depot are also covered seats where you can wait at early arriving with your luggage. Security is good but without any reception service. If your luggage is not coming with your flight (and this is in Hawaii often) you can wait in the lobby until the next early morning because the Security is not allowed to receive any luggage. The Security call us for the lost luggage at 04.00 at night came in. <br/>We where happy

The condo was just what we were looking for. The location was perfect for walking to Waikiki beach and only a few miles from U of Hawaii Manoa where my older son started as a freshman. Big bonus was it included a free parking space for our rental car (most condos don't).

On the positive side the apartment had a great bed and well equipped kitchen. the curtains however were tattered and falling apart, the shower comes loose if you attempt to use it as a hand shower and the ironing board was jammed open and wobbly. kitchen and bathroom cupboards were run down and the timber veneer was coming off in places.<br/>the AC did not have a proper drain and the water overflows on the balcony when the tray is full.

The building is in a great location and the view from the 30th floor is spectacular; however, the suite is sub-standard. The kitchen cabinets are original (or close to original) and have a terrible stink to the them (possibly from years of humidity). The bath tub was missing its overflow cover which exposed the corroded inside of the tub making baths more than less desirable and moisture to collect under the tub. Pretty tacking seeing the bathroom door repaired with plywood, instead of just installing a new door. The mattress of the bed was so hard we decided to purchase a king size memory foam from Costco ($140) in order to sleep well over the three week stay. We have stayed in Oahu four different times and this was the only time we had so many bugs in the suite. The kitchen sink should be caulked to prevent the cockroaches from coming up around the sink. Staying for 3 weeks, it would have been nice to have some hooks at the door to hang things up. Possibly the suction 3M hooks on the mirrors. The blinds/dr

The apartment was okay. Smaller than we thought. It actually is a studio. You definitly have a great view from the balcony. And you are defintly in the middle of Waikiki. We had some trouble with cocroaches and it is very! noisy at night, although it is 30th floor. You must sleep with windows closed. My family and I enjoyed staying at the Royal Kuhio very much. It was close to the beach, shopping and restaurants. Duke's and the beach were family favorites. We were on the 30th floor and the view, especially at night was awesome! Got some great pictures of the fireworks on the 4th of July. The condo was clean except for a bug issue, which was dealt with. The hand held shower spray was replaced almost immediately after I called. Everyone I spoke with connected to the property was very professional. Different experience accessing keys from lock box at the entrance. I would definitely recommend the Royal Kuhio to anyone visiting Waikiki. Request a higher unit, especially ocean view side. If my family gets the chance to come back, no doubt I will book the Royal Kuhio.

Royal Kuhio Unit 3009 is one of the best views available in the building through Ali'i Beach Rentals. When the weather's nice, the view is spectacular. We had a full-on double rainbow the morning of a last day which was breathtaking. Also, you're on the fireworks side for the Friday night show! The unit itself is a bit small and shabby though. There's quite a bit of dust and the carpet is downright filthy. The vacuum cleaner only works to blow dust everywhere. The size is so tight that anything more than 2-4 CLOSE people would be excessive. It was tight for my wife and I. But that can also have its benefits... Overall, we liked this unit, but we would probably stay in a cleaner one next time.

Location is fantastic, we walked to the beach, restaurants and shopping. The gated parking and wifi were great. The view from the lanai was breathtaking, especially at sunset. <br/><br/>My complaints are with the cleanliness of the unit. The furniture and carpet, the cookware and utensils all need a good scrubbing. We didn't let the kids go barefoot because the soles of their feet would be black from just a few minutes of walking around on the carpet. The last straw was when we discovered some unexpected roach roommates.<br/>

We stayed in room 3009 in Aug/Sept 2013 and although the price was cheap, I certainly know now that you get what you pay for. I'm okay with outdated furniture and decor. I'm okay with seeing a couple cockroaches in the is Hawaii after all and I know we tend to see some every now and then. I'm even okay with the slow elevators that took about 5-10min on average to get us from the 30th floor to the main lobby. What I'm not okay with is the rude staff, everything practically broken, and worst of all, a lanai door that locked us out on the balcony while our 10-month-old son was inside in his crib. Either the door was faulty or it oddly is programmed to automatically lock you out when you close it, we were alarmed to discover that we had accidentally locked ourselves out on the lanai after enjoying a lovely sunset, thinking we could enjoy a quiet moment to ourselves while our son slept. <br/><br/>I would be okay with an automatic door lock on the balcony if we were warned ahead of time. A great location spot within walking distance to Waikiki Beach. Perfect spot near all of the activities and restaurant. Assigned designated parking for rental car. The room was very comfortable but had to deal with small ants. Small issues with garage key card until security person (very friendly)showed us how to insert it in properly. There is a spring plunger you have to push inside of the slot of the Entry box. Thanks for the pre-arrival instructions. Very useful before arriving and leaving. Had a great vacation. I spent 2 weeks on Oahu with my 2 adult children. We had a wonderful time. Yes it was loud, even on the 30th floor, but in Honolulu it is expected. The room was perfect and had everything we needed to make our vacation in paradise the best ever! A short walk to the beach and shopping all around. This unit was only adequate. I found the lack of a person on site very impersonal but in keeping with the general lack of aloha spirit on Oahu. I guessed before I got there from the tone of the "welcome package" how really impersonal the experience would be. It's sad that people on Oahu are so stressed and overworked that the only people who say hi to you are the homeless. The unit's furniture is run down and the closets need painting. I will say the bed was comfortable. But the cleaning was only cursory and the big fake plant was full of dust. The fridge handles were not clean and the fridge should be in a yard sale. In general, you should rethink the tone of your communications with customers. This is a unit that is meant to make as much as it can without any further investment -- for many, many years. The cupboards are chipped all over and shabby. The TV is antique and sitting on a snap together stand that has last its faux wood printed paper covering giving you exposed particle board. Towel rack in backroom fell off the wall with the first towel hang. The bathroom door is delaminating in a big way. The glass I picked out of the cupboard had caked on juice pulp. The drawer under the stove is hooped. etc. Five thousand bucks would make this quite nice -- but the owner probably would not spend it so long as we all keep renting. Just don't. There are better deals.

Our balcony provided a great view of the Friday night fireworks from the Hilton. Convenient location to many eateries, market, pharmacy, coffee locations...all within walking distance. Place itself is a little old, but very clean and comfortable, great parking stall. Building elevator very slow!

The condo is a bit outdated but perfect if you're just looking for somewhere to sleep and you're expecting to be out a lot. My husband and I stayed there with our two young children (ages 2 and 2 months) and had plenty of room but I think it would be too cramped with older children and may be a bit uncomfortable sharing the one bathroom through the main bedroom if staying with 4 adults.<br/>The bed was very comfortable, and I was very happy to see that it was a proper king, not a zip!<br/>Despite the small size and outdated furniture/fixtures we were really happy with the condo, it was clean and came with plenty of kitchen items/beach chairs/torches etc.<br/>However, when we were there we couldn't get the telephone to work, it seemed as though the plug may have been faulty? The wifi worked fine though.

The overall property is in a good location but it is an older building. The security key to access the gate to the parking garage and elevators was very hard to use and never did work to open the gate to the garage (we were lucky we had people behind us that could open it up).<br/>The unit itself was in line with what other reviews had indicated. It was generally clean but not kept in the greatest condition. The kitchen cabinets are very worn and the bathroom door is starting to peal apart (it needs to be replaced). Shower, sinks and appliances were in working condition. The view was great and we spend time on the patio area. The noise from the busy street was a bit loud but you could still hear the TV and have a conversation inside with the door shut, etc. <br/>In general, I wouldn't recommend this specific unit to a friend and would spend the extra money for a better kept place. It met our needs for the 2 days we were there and the price was good since it included parking.

The building and the unit is very very dated. However, the unit was clean and had everything you need. The view from the balcony is excellent. The best part is the location. You are steps away from everything. The unit came with a parking spot which was a bonus coz we rented a car. It was a bit noisy at times but considering we were in the middle of everything, it was ok.

The property is very conveniently located in Waikiki. Having the parking garage down stairs adds to the convenience. Other places we have stayed required parking a few blocks away. We will definitely stay here again if available. <br/>The view is very nice. It faces west so you can see the ocean, and beach between the other hotels.<br/>The building is a bit older, but kept in very nice shape. The room had all the amenities we wanted. There were four beach towels, a couple of beach chairs and plenty of bath towels. We made breakfast most days and even grilled steak one night. The only down sides were – 1) One drawer of the dresser was coming apart. 2) The property above had a very noisy glass sliding door that was loud in our room. It made the grinding sound of a bowling ball on gravel. The guard helped us figure out what it was and contacted the property manager. Hopefully this is fixed now.

3009 Royal Kuhio is run down and in need of renovation, but Hawaii has no building materials and it all needs to be imported and therefore, it's too expensive to restore. The location is quite good, a lot closer and easier to walk than I initially thought. <br/>The tall boy was broken, the shower head didn't work properly as it always strayed to the side of the wall, the Japanese toilet didn't work either. We didn't have a pot to boil with so that was inconvenient but everything else was available.<br/>VERY COMFORTABLE king bed and a nice balcony to enjoy the sunsets and view.<br/>Quite noisy throughout the night as it all elevates high.<br/><br/>Overall, good price for location and amenities for the budget conscious traveller. Do not expect 5 star when you arrive, but it's good enough. We were out a lot anyway and didn't stay in the room much.

We stayed here for 7 nights in April 2012 and packed 5 people into the room (brought our own air mattress) - a little snug, but liveable! The biggest complaint was the limted number of pots and pans provided and limited number of dishes (except plates and coffee mugs). Plan to wash after each meal if you do any cooking. There was also a noise issue coming from the unit above us on the 31st floor - perhaps caused by a poorly sliding door leading to the lanai. Also, plan to take at least a roll of quarters along if you're going to use the laundry room. Washers and dryers are $1.25 to $2.00 a load, and a small box of detergent (good for 1 load) costs .75, and everything takes quarters only. On top of that, the change machine only gives 3 quarters for each dollar bill -- a 25% service charge just for using the machine! Fortunately the ABC convenience store just across the street was good about giving quarters if you ask for them. On the plus side, the location is very convenient (the beach is only a 10-15 minute

For the price, I'm sure that this place is good. If you want a 5 star place to stay, don't stay here. The apartment was comfortable but it has seen many travelers and there is plenty of wear and tear around the place. I could use a bit of updating. Still, though, it was fairly clean, had a good view from the outside balcony and fairly inexpensive. We would definitely stay again...Thanks to the staff that I dealt with at Alii Beach Rentals. They were very helpful and kind.

We stayed a week with our 2 teenagers for March break and Hawaii is one of the places that we always want to visit. The location of this place is great, 2 blocks away from the world famous Waikiki beach. The parking spot is very convenience as we rented a car for the week so we can go everywhere around the island. The fridge, stove, and microwave are also convenience. The building is a bit old but very clean and the unit itself is very spacious for 4 of us. The 24-hour security is there and we felt very save. The view of the unit is fantastic, we watch so many sunsets from the balcony. Every evening we walked out to the high-end shopping strip and enjoyed the night life just like Las Vegas.<br/><br/>Shelly and Shannon were very helpful. This is the first time we have rented a condo instead of a hotel in Waikiki. It was a very pleasant experience! We especially LOVED the location!! It could not be more central to restaurants and activity in Waikiki. The place was clean and the staff was well organized with check-in/check-out procedures. The ocean view from the 30th floor is stunning. Plenty of towels were provided. We were there for an entire week and did not need to do laundry once. We appreciated the selection of kitchen items (cutlery, plates, cups, pans, etc etc) that were provided, making it easy to prepare our meals. Thank you for an all-around pleasant experience!

The people from Alii were absolutly wonderful we couldnt have asked for better service.They were friendly and very professional. However the cleaning staff left a lot to be desired. It would be nice if there was a barbecue for the renters to use.Our view of the ocean was great.Over all it was a great place tp be and we had a good holiday.Thanks to Shannon and Shelly we were given excellent service and help when needed.

Nice convenience location in Wakiki. Free parking is a plus. However, the decore is a lot older than than what it appears on the photographs. Good place to stay for tight budget travel. Need blinds that block the light for those who don't like to get up early in the morning.

When I checked in the kitchen lights did not work and several other items needed attention.<br/>Kai did come over and fix them.<br/>The furniture is in definite need of replacing.<br/>It really does need to be updated. Not enough plugs in the kitchen area. Utensils and silverware were disgusting. Just not what I am used to and my timeshare is #2311 in the same building. Very nice and clean condo. Very accessible to everything except the beach. It takes 15 minutes to walk to the beach. Not terrible, but not right there either. Nice ocean view from the lanai looking over other hotels and condos. Decent pool, but wind on the 7th floor. Overall satisfied with the price and location. I would stay here again.
