Terms

VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Great Location, but unit needs updating The location was great. <br/>At arrival, the keys to the unit were left with the security guard of Foster Towers.<br/>The unit was not quite as described. The toilet seat was the wrong size and not secured to the base of the toilet. The refrigerator had a leak and required repairing. I reported these issues on the second day of my stay. On day four of my stay, the toilet seat was replaced, but with the wrong size seat again. The refrigerator had an ice maker originally, but the ice maker was removed at some point in the past, which resulted in water freezing in the ice maker line causing the leak. To repair this leak, the maintenance man had to remove the interior base cover of the freezer to thaw a sheet of ice with a hair dryer. Once the ice was melted, there appeared to be black mold. After the repair, the leak did not re-appear during the remaining 38 days of my stay; however, a very unpleasant and possibly unhealthy odor emanated from the refrigerator. This odor remained throughout my stay; In addition, there was an unpleasant odor which emanated from all of the kitchen cabinets.<br/>The coffee pot and toaster were filthy. I bought a coffee pot for my use. The one armchair was filthy, as was the bedspread. <br/>Finally, food had to be eaten at the kitchen island because there was no table at which to eat. Eating at the island would have been pleasant if the two stools at the island were comfortable. The stools are old and have no back supports. <br/>Having a parking space was a plus. Having WiFi was a plus as well; but the instructions in the materials from Ali'i Beach Rental to access WiFi were incorrect. Enjoyable Experience The unit was in a good position as I also had friends and relatives staying at Foster Towers. The unit was more than adequate for two people and close to all the things we do in Hawaii. The laundry and pool facilities were very glood and left nothing to chance.

2206 Foster Tower Excellent location for shopping, dining and beach access. Clarence at Security was always eager to help with any questions. Occupants were always friendly and pleasant. Room and amenities were all satisfactory.

We won't be back The interiors of the kitchen cabinets were so filthy that they smelled. Very overpriced for what you got. The curtains were a joke. At least the AC worked well, and the security people were great. Foster tower 2206 The location was perfect, as was the view. The room was neat, tidy and provided everything needed with the exception of comfortable bar stools. Not impressed with condo. Building ventilation needs to be improved. For a non-smoking property, this condo absolutely reeked of cigarette smoke coming from lower condo. Very impressed with efforts of management company to rectify situation.

Not up to standard... The bedding and towels smelled stall, and unclean. The two stools at the eat-at bar were horribly uncomfortable. There was only one chair to sit in to relax in the evening. There were bugs/roachs everywere (I know it's the tropics, but having to kill at<br/> least two a day is not acceptable). And the kitchen cookware needs replacing (all the pans are warped and don't cook evenly).<br/>

Foster Tower is an old building in a wonderful location. Generally it was fine, specifically there were a couple of objectional items.<br/><br/>It had many roaches<br/><br/>The unit was not tight and we got smoke from a lower unit that made our place constantly smell of heavy smoking.

Home Away From Home-Literally I had a three week mini vacation with a friend from the mainland, you couldn't ask for a better location than this. Everything was awesome, very secure place, convenient parking, security staff very friendly and helpful (particularly Clarence)if you needed anything. Salt Water pool and laundry facilities. <br/><br/>The only downside was if someone were smoking nearby and your windows were open you would occasionally have smoke come in. <br/><br/>I would for sure stay here again. Great location to beach Had a great vacation, condo right across from beach. Pool was great but no umbrella's for shade. This studio has no lanai but great partial view of Diamond Head and beach. Room was small and had a few bugs. All food had to be kept in baggies. Not much for cleaning supplies; lysol wipes and swiffer wipes would have been great. Secuity staff were excellent. 2206 Foster Tower - Great place, but needed a clean The studio apartment was fantastic, and as advertised except for one thing - cleanliness! The floors were swept, but not washed; there was a mountain of dirt under the dresser - and worst of all - the windows were filthy. This was a great shame, as the view was beautiful! We had the opportunity to inspect another studio apartment at 2106, which had recenlly been renovated, and the owner of 2206 would brnrfit from checking it out - for the wat it was furnished. The apartments are identical size but 2106 is a 100% improvement. It has a small lounge (ours had only a single chair) yet it utilised the space available much more efficiently. Having said that we still enjoyed our stay in 2206 - the kitchen was well appointed and the bed was comfortable. And best of all - LOCATION, LOCATION, LOCATION! Fabulous Location From start to finish we enjoyed the apartment, the location and working with Al'i Beach Rentals. We would definitely rent this apartment again. We loved being in the heart of Waikiki Beach.

Location, location, location!!! The location is ideal. From the photo and description, I believed the view was a front ocean view; instead it was a partial ocean view. Although the apartment had been repainted recently and the kitchen cabinets had been replaced with granite, the insides of the cabinets were dirty and in need of repainting. The odor from the insides of the kitchen cabinets was not acceptable. The inside of the refrigerator was also unclean. The IT did not work properly so I was without internet for more than two weeks. The location is ideal, but the apartment was overpriced. The price should have been around $1700 because the apartment is really a hotel room with a kitchen. The pots and pans in the kitchen should be replaced. The salt water pool is great. The sauna is great. The fitness room is ok.
