VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Frustated!! It was al long wait before we were able to get in the unit. We waited for the elevator to get fixed until 10pm. Perfect Location The location of this condo is great...within walking distance to so many attractions. The views from both lanais are amazing especially from the main bedroom. As others have mentioned the kitchen and bathrooms are dated but very usable. The garage was easy to get into and out of. We were a little disappointed that the pool area was under construction while we were there but the beach is only a short walk away. Honolulu Condo This condo is located on the 33rd floor of a high rise about 3 blocks from Waikiki. Overall, this is an excellent property: 2 BR, 2 baths, full kitchen, a washer and dryer, plenty of towels, very comfortable furniture in the living room, and two balconies with terrific views. A free parking space is included in the underground garage. There are lots of stores, shops, and restaurants in easy walking distance. My only complaint is that the kitchen cabinets are getting a little shabby and could use a face lifting; other than that, everything was excellent. Another great stay Third time staying at Royal Kuhio, second time in this unit. Lots of space with 2 bedrooms, 2 bathrooms, separate dining lounge area, laundry and 2 Lanais. High and close to the centre of Waikik Great location for access to so many transport options for exploring the region and for getting to the beautiful Waikiki beach and shoreline.<br/>Standard of apartment a little disappointingin. Some cupboard doors need attention and also the small second bedroom was a letdown. The beds maybe ok for children but not adults. Noisy air conditioning and poor lighting. Royal Kuhio Great location. Property management responded quickly to emails. It is an older property, but the condo was very clean and the furnishings were well maintained. They had just cleaned the carpet the day we arrived. Lovely view. We would stay there again.

Perfect location. Ideal location, very clean, a crack in one of the mirrors in the hallway, a crack in the glass in one of the picture frames in the main bedroom, only one dessert spoon in the kitchen drawer,needs full width curtains in the main bedroom to keep out the light at night. The property is getting a bit old and needs a bit of TLC, but still very liveable.

Our vacation There is a nice place. But the sofar is no good. I was bitten by a flea. Great views in Waikiki Nice, spacious high floor condo with two large patios with fantastic ocean views. Very unusual to have two nice view patios. Condo is roomy and the location is super convenient to Waikiki Beach shopping and restaurants.

Great amenities and location My family and I enjoyed a great stay at this location. It was close to everything but not too close. As long as you don't mind a short walk, you can reach anything you want to do, eat or see in Waikiki from this location. We did have assigned parking with two stalls but do not get anything larger than a mid-sized SUV. We had an Infinity version and could only fit in one of them due to how the parking site is constructed and the vehicle itself. We originally reserved a Ford Edge but got the upgrade. A Cadillac SUV will not fit. Max height in the parking is 6'6". Please do not consider that a negative review but just a fact. I would be willing to stay at this location again. Thanks to Gabby and Rita, I would be willing to stay at any of their other properties.

Happy in Honolulu My family of 5 stayed here for 5 wonderful days in Honolulu. Some may feel the place needs updating (it still has a heavy 80's vibe going on), my kids thought it was completely retro and cool. My husband and I loved how central it was to downtown and easily accessible to the beaches of Waikiki. The parking was awesome and overall I loved our stay. I did have two maintenance issues I had to report (the oven wasn't working and was cracked up and one hall closet door was off its hinges), other than that it completely suited our needs. I also cannot forget about the views off of the two balconies. So beautiful! We could see the Friday night fireworks right off of the master lanai. It was gorgeous. I would stay here again. Summer Vaca! Great view, loved the location. A couple of things occurred though, the living room sliding door came off the rail and practically fell on us, your guys were amazing and fixed it right away, they also apologize but I know it was not their fault. The master room shower plugs up while in the shower and the curtain rods kept falling off, but of course it did the job. Also, the pan (below) cupboard door kept falling off. Over all, you location is great and we will be back again but I just wanted you to know of these issues. Royal Kuhio 3306 Was a fantastic location. Amazing views with 2 lanai's. Great size with big rooms. Car space. Needs the kitchen updated but we were comfortable and 11 nights felt like home. Lanai's needed a wash down.<br/>Overall happy with our stay.

Great location and layout, interior furnishings a little tired Had a great stay at the Royal Kuhio. The apartment is ideally located and has a great layout. Very spacious and comfortable living room, two balconies, a great master suite and a comfortable second bedroom and bath. The only drawback is the furnishings, which are very dated and could use some refurbishing - both style-wise and in terms of correct function. For example, the doors to the cabinets in the second bathroom have broken hinges and won't close. There are a number of similar little nags around the apartment, not a deal breaker but a definite improvement opportunity. Regarding the rental management company, they are extremely professional and dealing with them is a breeze. Great view for New Years Eve Fireworks The apartment is in a handy location close to all you need. A ten minute walk takes you to the famous Waikiki beach, a supermarket to stock up on food and the area has plentiful restaurants and shops. The interior while clean could do with some updating and repairs ( ceilings in bathrooms, hole in kitchen wall ). Despite this the views from the two Lanais is amazing. We had our own personal front seat view of the New Years Eve fireworks set off in the ocean from our front Lanai.The apartment is spacious and the kitchen provided adequate facilities and crockery to cook a meal or two. Perfect place to stay in Honolulu This apartment is in a great central location in Waikiki. Bus stop outside the door. Great facilities and free parking. Large apartment with two balconies and two bathrooms. Older style apartment with some quirky features and furniture but it is very comfortable and perfect for exploring all of Waikiki. Would def try and get this place again when we come back.

Unit 3306 is a disaster. Worst condo I've ever stayed in. The carpets were old & stained. Closet doors were missing or difficult to open & close. No door on the washer & dryer. Paint peeling in the small bathroom. Noisy A/C. Drapes old & needed to be replaced. Electrical cords wound along hallway & into bedrooms. Old rusty electrical stove, cubbord doors didn't close properly, no complete sets of glasses, dishes, flatware. No dishwashing or laundry soap. A total upgrade is the only solution to making the unit a liveable one. This room was not the room that we were shown online by Alii Beach Rentals staff. Great Location Thankfully our 5 days here where only a place to rest our head. The location is absolutely fantastic. The apartment is quite dated as with the building, however it was very clean. Lovely place The condo was just lovely. The royal kuhio is a nice building centrally located to many amenities in Honolulu. The views from the 33rd floor were beautiful. I thought the kitchen was inadequately equipped. The twin beds were uncomfortable and the pillows were flat and old. Great location, big unit Great location near shops and restaurants<br/>The unit is big and the masters bedroom has a very nice ocean view. The only thing that i dont like is that the cabinets smells old and the lights in the twin room is very dark.<br/>I would definitely stay here again when i go back to hawaii.

Royal Kuhio 3306 We enjoyed our stay in Waikiki, and this condo was in a convenient location with a nice view from the master bedroom. We appreciated the beach chairs, towels, etc. However, the furnishings, finishings, and decor were outdated and not maintained very well. For instance: no baseboards, badly stained and old white carpet, paint peeling off bathroom ceiling, painter's tape on wall in bathroom, missing plug plate, air conditioners not working well, and patio chairs still wrapped in plastic with tags on them. In addition, the initial instructions for parking didn't include any information about 2 parking lots, so we drove around for quite a while without finding our spot until one of us went in to talk to the security guard and found out there was another entrance to the lower parking area, where our space was located. Great location, view but had to wait for maintenance wasting a da It was a great place but a little dated. Had a great location and view to the beach and the other direction of the buildings downtown. Was nice to open the doors and get the breeze.<br/>Unfotuantly a toilet blocked and one shower didn't always get hot water. When reported we had to stay and wait for maintenance, which wasted most of a day. Also washing machine only ran hot water even when placed on cold my whites undies are now pink. Great view from two large balcony It was confusing on how to get the front door key. It is a comfortable larger living room, with kitchen, and two bathrooms. I did have to call Ali but wished they called back sooner since it was important. But we’re helpful when they called back. We had to buy garage bags, dish soap, there was Not a Keriug only reagular coffee maker. It was clean and well maintained. There is a small washing machine and dryer but only pours Hot water FYI.

広くて清潔感のあるお部屋 大人5人の家族旅行で利用いたしました。まずチェックインの時間が15:00からとなってましたが、アーリーチェックインができてよかったです。セキュリティのおじさんがとても親切で好感が持てました。エクストラのエアベッドが故障していたのと、シャワールームのシャワーが機能していなかったのは残念でした。ただお部屋はとても広く、立地もとても良かったので充実したステイだった思います。

Amazing Location and View This location is perfect, in the heart of Waikiki. We walked everywhere, even to the grocery store, so if you are staying local you really don't need a car. We did have an issue where the incorrect key was left for us. The property management company compensated us appropriately, and it was fully resolved. We understand that things can happen and feel that we were taken care of. We would definitely stay here again.

The Little things Owning a Vacation rental here in Oregon I appreciate staying at them when I travel. Little things make a difference. Things that I could see that should be addressed are; 1. The refrigerator door needs to close better, it hangs up and if not careful it will stay partially open. 2. Bathrooms could be cleaner.3.Wipe down all mirrors, some had finger prints. 4.Clothes washer door handle sticks.<br/>Overall, I loved our stay, condo was very comfortable with a great view. I hope to stay again in the future. Beautiful Ocean Views The directions on obtaining keys and getting into the parking garage and apartment were very clear and easy to do. There is a special key for getting into the parking garage and elevators on each of the three key chains - one of them doesn't work well at all. The apartment decor is dated, the carpet could be cleaned and many of the folding doors on closets and the washer/dryer area really don't work well at all. Having said that, the condo is very spacious and has great views from the 33rd floor. The management company handled our only issue (some missing bedding) very quickly. There are only 4 dinner chairs. Beach towels were great, glad not to have to bring our own. Overall we really enjoyed the place and it is close to everything. Royal Kuhio Unit 3306 Everything was as advertised. We had a limed shower head problem in both bathrooms and the maintenance man was there within a couple of hours. He realized that they needed replacing and got approval to purchase new ones which were installed the following day. Getting keys sounded confusing but it was no problem. We were quite pleased with the unit & have rented it for 2 periods in 2015. Consider renting in floors 32 & above as units are larger, better views and 2 elevators are dedicated to these floors.

Waikiki Vacation Location, location, location. <br/>The condo is a bit dated and the carpet has seen its better days but that does not detract from the fact that we would stay there again. The only other negative is the street noise - esp on weekends followed by the garbage trucks. <br/><br/>Thank you for a wonderful vaction.

Spacious! Very roomy with great views on both balconies. Convenient location with parking, washer and dryer in the unit, gear for the beach, easy check in and out. Walking distance to the beach and all shopping in Waikiki. The unit was clean and in good shape, though the all-white carpet could be replaced (clean, but stained). Cockroaches, Noisy AC and Louvered Bedroom Doors with NO PRIVACY. Who in the **** puts Louvered Doors on a bedroom?? If you want to invite your fellow guests into your most intimate bedroom moments, while on vacation, this condo is for you. Not to mention the fact that a short person can look right through the louvers of the Master Bedroom door and see you in your bedroom as well as hear every sound, conversation, etc that goes on in there. NO PRIVACY IN THE BEDROOMS WHATSOEVER!!! When I complained, the management said that all of the condos in the Royal Kuhio building have louvered doors on the bedrooms. Also, roaches are abundant. Finally, the window air conditioner in our master bedroom was so noisy that it woke me up every time it cycled. It shook the AC casing so bad that I turned it off. An HVAC repair man came in and Jury rigged it with a zip tie and it made it quiet for about an hour and then it went right back to shaking the wall. I turned it off for the rest of my stay. Add to the fact that there is no TV in the master, a TV that does not work in the second bedroom, and a $99.00, 19 Inch, curved screen WalMart special TV in the living room and you get the general philosophy of the owner of this condo. CHEAP, CHEAP, CHEAP. Oh yes, and the kitchen drawer face came off in my wife's hand when she opened the drawer. The only redeeming quality is the location and the view. although the view is completely obstructed by a net that the owner strung across the lanai to keep the birds out.I have never seen such a thing in any condo with a view that I have ever stayed at before. Just another example of the owner placing his own convenience ahead of his guests' experience.

Loved it!!! This was really an excellent stay. The location is great. Eating places abound. Shopping is only a block away. All of the high end stores are there (even a Ferrari store) plus Macy's. Our condo was a 2 bedroom on the 33rd floor. The view was great from both balconies. The carpet was somewhat spotted but otherwise, the place was very nice. We had a rental car and went to Safeway and stocked up. The beach was about 1 1/2 blocks. The staff was very responsive the one time that we contacted them. The building is very secure. Security keys were needed to access the garage; the elevator from the garage to the lobby and the elevators to the condos. Be aware that if you have multiple parties, the elevator keys for floors 32 and above do not provide access to the lower floor elevators and vice versa. We also had a 1 bedroom on the 24th floor. Beautiful views! The condo was nice and spacious. It had everything we needed to enjoy our vacation (stocked kitchen, linens, beach supplies etc).<br/>The views from the (condo) lanai was the icing on the cake. It was a treat to watch people, fireworks, and the ocean.<br/>I would say the condo is located in the heart of Waikiki. Everything, including the beach, was just a short walk away. TERRIBLE CUSTOMER SEVICE This is the dirtiest condo I have ever stayed in. The second bedroom, beds are so bad you would be better off sleeping on the floor. I slept on the air mattress in the living room the whole trip. The washer door was missing and the repair man didn't come in to fix it until 2 days before we had to leave the island. Horrible customer service regarding the washer issue, never received a call back regarding the repair, had to keep calling back to find out the status. We had to take all our laundry down and wash it ourselves while on vacation. The parking stall is right next to the garbage you have to move your vehicle on garbage day or you will be towed. The garbage is very stinky and gross, worst parking spot in the whole place. We had 2 spots but the repair man parked in the second spot most of the time. We were told by the repair mad that we could park to the right of 3306, but when we did a note was put on our car saying if we parked there again we would be towed. Over all worst place I've ever stayed wouldn't recommend this property to ANYONE! Response from Alii Beach Rentals ; Tuesday, August 4, 2015 You input is much appreciated. I'm not gonna lie... we dropped the ball on this one. We have since fired the maintenance man and cleaners for this condo because of poor performance. Royal Kuhio Unit 3306 This was our second stay at this condo and we are very pleased with the location & the unit. There are 2 elavators dedicated to the 32nd floor to the top (37) so hardly ever did we wait more than 2 minutes. The view to the ocean is super. This is a corner unit so you always have a nice cross breeze & we don't use the A/C even though it's available. The included self parking under the condo is very handy. The carpets need replacing but we understand this will happen very soon.We are already booked for next year. Good location The location is great. Wonderful views. However, there is a terrible smell in the lobby. Like sewer mixed with bathroom air freshener.<br/>The unit itself needs updating. Broken shower door, cardboard in windows, stained carpet, outdated throughout.<br/>I would only recommend this property due to its location.

Kiwi Family Birthday & ReUnion After spending 8 days in Kailua and moving to Waikiki for 7 days we enjoyed our stay amid the crowds and beach walks with some shopping.<br/>The accommodation at Royal Kuhio 3306 was brilliant . HAWAII TRIP The Royal kuhio room 3306 is fantastic we have 4 children the space in the condo was so good for the kids the views on the lanai were so beautiful the mountains on one side and the other was direct ocean view. <br/>Its a great location very friendly staff at the royal kuhio cant wait to book and stay again next year.

ROYAL KUHIO 3306 Royal Kuhio building is located conveniently to most attractions in Waikiki if you don't want to pay top dollar for accommodation. However, don't expect top quality. Apartment 3306 is very spacious which was great however it is very dated. The kitchen in particular needs a complete overhaul and smelt like stale cooking oil. Living room furniture was saggy and needed a good clean, as did the carpets. Whilst we enjoyed our stay overall - the views were awesome - it could have been so much better with a general facelift. I realise that this would however impact on the price. We felt that we'd stepped back into the 1960's somewhat! Appreciated the free Wifi & laundry facilities though. Didn't use the parking facilities as we didn't have a vehicle. Bus stop was right outside the hotel door which was very convenient. Royal Kuhio 3306 Beautiful view from 33rd floor. However, unit was very much in need of update. Furniture on lanai was ripping away from frame. Carpet was heavily stained. No wi-fi signal in master bedroom. Unit had only one television and that was a 26 inch in the living room. We were told the owner didn't want to pay for additional cable boxes. Refrigerator was on it's last legs. Ice maker didn't work and freezer couldn't keep ice cream frozen, even though it was turned up as high as it would go. (We were told refrigerator was going to be replaced after we left, but that didn't help us). The condo was very large. If it was completely remodeled, it might be worth the money, but as it stands right now, there are other, nicer units available for rent in Royal Kuhio. Royal Kuhio 3306 Great Views!! The views are amazing!Don't stay in lower floors or you won't have a good view. Also saw fireworks friday night sitting out on the lanai. The place was really clean and bug free, did not see one bug.Yes it can use some updating livimg room furniture is old, the whole place felt like the 80s but I liked the 80s and we werent going to be staying there that much. Royal Kuhio This is the 1st time we rented a unit managed by Alii BR. The check in instructions were very clear. We arrived early and put our luggage on the cart borrowed from the security guard, who had to keep my driver's license! The AC in the lobby made the wait more tolerable. The key was in the lock box not a minute early! The 2bd 2 ba unit was very clean, needs some updating though. We did have everything we needed. The Alii app was very helpful. We had some problems with the AC and minor maintenance issues and the maintenance person Ron was wonderful, response time was very quick. We really liked the separate elevators for 32-38 floors, no long waits like the ones for the lower floors on the other side. The only issue we had was the parking stalls being in the basement. We had to walk pass the garbage bins every time we went out! All in all, we enjoyed staying at the Royal Kuhio.

Stuck in the 80's and Run Down This property needs to be remodeled. It has probably never been upgraded and it looks it. Nearly every cabinet in the place is falling a part. Many of the mirror glass doors are cracked and the carpet is worn and spotted. The decor is right out of the 1980's. The air conditioning is very noisy. Not worth the price to stay there. Great place to stay! Near everything. Great experience! My three sisters (Seniors) spent 15 nights and they were very pleased. They are very picky and demand good rooms, furniture, washer/dryer and prompt service. The Air Conditioning was very good. Had a minor problem but this was fixed immediately. The customer relation folks were very nice and took care of business. I live in Waikiki and helped my sisters choose this place as I know the building and this outstanding company. I have stayed in this building in the past when I didn't live here and it is a very good, well-located place.

Confusing bait and switch I contacted them about a property and they responded it was not available but they had others. I went back on VBRO and selected a different place that happened to have the same address. I was notified 2 days later by Alii rentals that I had not reserved my rental. I thought it was the other company and gave the information again. I was charged for 2 places in the same building for the same time. I tried to notify them when I found out a day before I got there but there was no response for 2 days. Great location. Condo needs updating. Great location, but this condo is really out dated. Walked into the living room and it was a sauna in there. Window air units did little good that first night. I would NEVER stay here again Checking in and out with a lock box stuck to a chain linked fence is a joke. The room we stayed could not decide if it wanted to be rented or be lived in by the owner. There personal stuff was EVERYWHERE!!! In closets, drawers. Maintence was non existing. Closet doors would not open and shut without almost breaking the door (and a past guest did, there was tape on the door where the mirror had been broken) clothes dryers that dry everything on high no matter what you set it at, toaster that burn anything you put in it, bathroom shower doors that fall off when you open them up to use, hallway light switches that work on and off, air conditioners that should like a truck is entering the room when the compressor kicks in. I can live with outdated décor but lack of maintance is inexcusable. You charge a boat load of money for the rent and put NOTHING back into the property for maintance you should be ashamed!!!! You should keep in mind that when people come to your property they have most likely come a long ways. We flew for 10 hours and had a 5 hour time difference when we arrived so fighting to get our key off the fence was a little upsetting. Over all we were very upset with our accommodations. Great Hawaiian Rental! Great rental a block away from the beach. The condo met all of our expectations and had one of the best views of the ocean. I loved the security features and private parking garage. Having a working wifi system was very convenient as well

A spacious, corner unit with the sweeping ocean/ mountain views Overall we are very happy about staying in the unit because of its spaciousness and its views. this is a corner unit (facing South and West) that faces ocean and the mountains. We have all the gorgeous sceneries day and night. Down side of the unit, though, was that it did not provide a sofa bed which we thought we would have, instead there was an airbed stored in a closet. If we had known about the airbed in advance, we had not have to borrow one from our friend who lives in Honolulu. Another issue was that there was an elevator inspection warning on the walls of the elevators 3 days before our check out. The notice described the upcoming elevator stoppage, saying that all residential elevators will stop operating on 5/26/16 Thursday 9:00am - noon. It is our check out date and we were concerned about how we carry down luggages. We contacted the Ali'i Beach management by calling and e-mailing and finally got an approval for a delayed check out at 12:30 pm. However, we did not want to stay beyond 9:00 am in the fear that we would not be able to carry heavy luggages down without elevators. Ali'i Beach management should have notified guests of any alternative plans as to how we could get down or up during the 3 hour elevator interruption. No guests want to get stuck inside the unit or miss flights home just because the building administers the state regulated elevator inspections or repairs. Guests should not be inconvenienced by it. There were almost no efforts on the Ali'i Beach Rental's part in communicating us, the guests, what we should be doing during these elevator stoppages. This inspection occurs every month, according to the notice, therefore they should take this responsibility seriously in order not to inconvenience its guests who pay high rents. Please make efforts to improve this area. Other than that, this is a magnificent home away from home.<br/>

Family Vacation As a family of 5 this condo was a great place to stay. It's proximity to great restaurants, shopping and the beach was wonderful. The Food Pantry was just down the street where you could get groceries if you wanted to eat in. At top it was a 10 minute walk to the beach; condo provided beach mats, towels, umbrellas and sand toys to be used. The kids loved the pool too! The view from both lanai's were fantastic - one looking out on the city, the other towards the ocean and Diamondhead. We enjoyed many hours out on our lanai enjoying our coffee and watching the surfers while the kids were still sleeping! <br/>Great family friendly location spot, would definitely come back!!

Convenience Plus Very convenient location to beach, shopping and dining. 2 parking places were great when visitors came. Washer & Dryer in condo. 2 lanais created nice cross-breeze so we never had to use the A/C. Stocked with beach mats and towels, umbrellas, fully equipped kitchen. Very responsive management team. If you have children, interior louvered doors do not provide as much privacy as solid doors. Would definitely rent here again.

NIce place with great view Location was great a few blocks from the ocean a beautiful view of Waikiki beach. the property itself is a bit dated but everything worked. found a couple of bugs but it was a tropical island so can be expected. parking included was a nice bonus. the pool was warm and inviteing. it is a condo building with alot of live in owners so the pool was never busy. Waikiki dreaming So glad Unit 3306 became available while we were looking for our property in Waikiki. This was the final stop on our trip to Hawaii. We loved the was as pictured, beautifully furnished, extremely roomy with gorgeous views from 2 very large lanais. We spent alot of time just starring at the scenery. Beds were comfy, iron/ board available as well washer and dryer in condo, beach chairs/ umbrella water boards. Husbands did miss having a large flat screen TV, Pool was terrfic, as was space for people around the pool area (sun protected area too). No problem following key instructions. Negatives - white bath towels with caution(threat) you'll pay(price list given) for them if they become stained ...But so happy to have beach towels made available for our use! Thankyou Had large leak puddles in kitchen on arrival, it took 2 days to get ahold of someone to get it resolved (broken tube in ice maker)but it was weekend and as mentioned in previous review I didn't expect anyone to come on weekend. Also 4 friendly roaches first night but no more after that. Checking out instructions sent to our e-mail address which I didn't have use of until we were home this too was mentioned in a previous review. Staff I was in touch with were extremely nice and attentive to our dates and paperwork requirements So to all involved MAHALO

Hilgers Vacation 4/11/13 - 4/18/13 Had a great time and enjoyed the unit. Only drawbacks were tight parking and mesh over the balcony railings detracting from the view. Had issue with washer discharge backing up into bedroom bath tub and clogging the drain, but maintenance took care of it same day. Would like to have been closer to the beach, but feel grateful that we found this unit on relatively short notice. Overall, we were very happy with the condo, and we would gladly visit there again. Fantastic location Great property very convenient to everything. A 5 minute walk to fabulous restaurants, easy walking distance to the beach. The views from both Lanais are spectacular.<br/>We will certainly use Royal Kuhio again.<br/>My only complaint would be cleaning of bathrooms needs to be better and I don't think the floors had been vacuumed prior to our arrival. Blair hair everywhere in main bedroom?<br/>Overall this is a great place to stay but needs a bit of an update, especially in the bedrooms.

Quick visit We planned a short stay in HI and found this place to be perfect. It was in a central location to the beach, shopping and freeways. <br/>Everything we wanted to visit seemed to be within just a few miles. <br/>We were able to have a few meals in and still walk or drive a short distance to restaurants if we wanted to. I recommend walking to the foodpantry a few blocks up the street to pick up staples, and if you're really in the mood to cook, drive a few miles up the road to the Don Quijote market- they had a ton of local food items which i absolutely loved!<br/>The walk to the beach was about 2 blocks, with our kids 12 & 8 it wasn't that far. My husband and I were able to run out to to the main shopping area along Kalakaua to get coffee in the morning. <br/>The only drawback we had was the dining chairs- they needed to be repaired as the particle board supporting the bottoms had deteriorated and when my son went to sit, he fell right through leaving a mess of sawdust which we had to vacuum up immediately due to our children's allergies. Property management had called halfway through our trip while we were out on an excursion to notify us of a plumbing follow up. While I appreciated the phone call regarding that issue, I did NOT appreciate the lack of follow up regarding the chairs- I was not notified when someone had retrieved the chairs. It took my husband and I by surprise to find them gone at the end of the day- it felt like an invasion of privacy.<br/>It was convenient to have cleaning supplies throughout and laundry in the unit. My kids appreciated the fact that there was a boogie board in the closet as well as beach umbrellas- we ended up buying a second board and leaving with with the other for future guests, a family kinda gave us an inflatable lounger which we left behind as well. <br/>All in all, despite the miscommunication, we enjoyed our stay at the Royal Kuhio. <br/> Response from Alii Beach Rentals ; Monday, April 15, 2013 Thank you very much for the input. YM Service and Vacation Our stay was for three days, rooms were clean and air conditioners worked with no problems. One of the bathrooms was a little cramped, but no problems with both. No noise issue during the stay.<br/>There were a few issues:<br/>The opening for the rental parking garage would not allow a Ford Expedition with a roof rack to pass. My guess that any large SUV with a rack would have a similar problem.<br/>The first floor lobby was clean, but seemed to have an "unusual" odor, musty or moldy smell.<br/>These issues are probably out of the control of the rental agency, but my first issue should warrant a caution, to the prospective renter, as a condition for rental. Getting parking in Waikiki is very costly.

Thankfully our 5 days here where only a place to rest our head. The location is absolutely fantastic. The apartment is quite dated as with the building, however it was very clean. I would stay here again but only for a short stay.

We enjoyed our stay in Waikiki, and this condo was in a convenient location with a nice view from the master bedroom. We appreciated the beach chairs, towels, etc. However, the furnishings, finishings, and decor were outdated and not maintained very well. For instance: no baseboards, badly stained and old white carpet, paint peeling off bathroom ceiling, painter's tape on wall in bathroom, missing plug plate, air conditioners not working well, and patio chairs still wrapped in plastic with tags on them. In addition, the initial instructions for parking didn't include any information about 2 parking lots, so we drove around for quite a while without finding our spot until one of us went in to talk to the security guard and found out there was another entrance to the lower parking area, where our space was located.

Worst condo I've ever stayed in. The carpets were old & stained. Closet doors were missing or difficult to open & close. No door on the washer & dryer. Paint peeling in the small bathroom. Noisy A/C. Drapes old & needed to be replaced. Electrical cords wound along hallway & into bedrooms. Old rusty electrical stove, cubbord doors didn't close properly, no complete sets of glasses, dishes, flatware. No dishwashing or laundry soap. A total upgrade is the only solution to making the unit a liveable one. This room was not the room that we were shown online by Alii Beach Rentals staff. It's a travesty that you charged us over $350 a night for this dump.

Great location near shops and restaurants<br/>The unit is big and the masters bedroom has a very nice ocean view. The only thing that i dont like is that the cabinets smells old and the lights in the twin room is very dark.<br/>I would definitely stay here again when i go back to hawaii.

The apartment is in a handy location close to all you need. A ten minute walk takes you to the famous Waikiki beach, a supermarket to stock up on food and the area has plentiful restaurants and shops. The interior while clean could do with some updating and repairs ( ceilings in bathrooms, hole in kitchen wall ). Despite this the views from the two Lanais is amazing. We had our own personal front seat view of the New Years Eve fireworks set off in the ocean from our front Lanai.The apartment is spacious and the kitchen provided adequate facilities and crockery to cook a meal or two. Overall a good experience for us.

Had a great stay at the Royal Kuhio. The apartment is ideally located and has a great layout. Very spacious and comfortable living room, two balconies, a great master suite and a comfortable second bedroom and bath. The only drawback is the furnishings, which are very dated and could use some refurbishing - both style-wise and in terms of correct function. For example, the doors to the cabinets in the second bathroom have broken hinges and won't close. There are a number of similar little nags around the apartment, not a deal breaker but a definite improvement opportunity. Regarding the rental management company, they are extremely professional and dealing with them is a breeze.

Was a fantastic location. Amazing views with 2 lanai's. Great size with big rooms. Car space. Needs the kitchen updated but we were comfortable and 11 nights felt like home. Lanai's needed a wash down.<br/>Overall happy with our stay.

Great rental a block away from the beach. The condo met all of our expectations and had one of the best views of the ocean. I loved the security features and private parking garage. Having a working wifi system was very convenient as well

Overall we are very happy about staying in the unit because of its spaciousness and its views. this is a corner unit (facing South and West) that faces ocean and the mountains. We have all the gorgeous sceneries day and night. Down side of the unit, though, was that it did not provide a sofa bed which we thought we would have, instead there was an airbed stored in a closet. If we had known about the airbed in advance, we had not have to borrow one from our friend who lives in Honolulu. Another issue was that there was an elevator inspection warning on the walls of the elevators 3 days before our check out. The notice described the upcoming elevator stoppage, saying that all residential elevators will stop operating on 5/26/16 Thursday 9:00am - noon. It is our check out date and we were concerned about how we carry down luggages. We contacted the Ali'i Beach management by calling and e-mailing and finally got an approval for a delayed check out at 12:30 pm. However, we did not want to stay beyond 9:00

Checking in and out with a lock box stuck to a chain linked fence is a joke. The room we stayed could not decide if it wanted to be rented or be lived in by the owner. There personal stuff was EVERYWHERE!!! In closets, drawers. Maintence was non existing. Closet doors would not open and shut without almost breaking the door (and a past guest did, there was tape on the door where the mirror had been broken) clothes dryers that dry everything on high no matter what you set it at, toaster that burn anything you put in it, bathroom shower doors that fall off when you open them up to use, hallway light switches that work on and off, air conditioners that should like a truck is entering the room when the compressor kicks in. I can live with outdated décor but lack of maintance is inexcusable. You charge a boat load of money for the rent and put NOTHING back into the property for maintance you should be ashamed!!!! You should keep in mind that when people come to your property they have most likely come a long

Beautiful view from 33rd floor. However, unit was very much in need of update. Furniture on lanai was ripping away from frame. Carpet was heavily stained. No wi-fi signal in master bedroom. Unit had only one television and that was a 26 inch in the living room. We were told the owner didn't want to pay for additional cable boxes. Refrigerator was on it's last legs. Ice maker didn't work and freezer couldn't keep ice cream frozen, even though it was turned up as high as it would go. (We were told refrigerator was going to be replaced after we left, but that didn't help us). The condo was very large. If it was completely remodeled, it might be worth the money, but as it stands right now, there are other, nicer units available for rent in Royal Kuhio.

The Royal kuhio room 3306 is fantastic we have 4 children the space in the condo was so good for the kids the views on the lanai were so beautiful the mountains on one side and the other was direct ocean view. <br/>Its a great location very friendly staff at the royal kuhio cant wait to book and stay again next year.

My three sisters (Seniors) spent 15 nights and they were very pleased. They are very picky and demand good rooms, furniture, washer/dryer and prompt service. The Air Conditioning was very good. Had a minor problem but this was fixed immediately. The customer relation folks were very nice and took care of business. I live in Waikiki and helped my sisters choose this place as I know the building and this outstanding company. I have stayed in this building in the past when I didn't live here and it is a very good, well-located place.

This is the 1st time we rented a unit managed by Alii BR. The check in instructions were very clear. We arrived early and put our luggage on the cart borrowed from the security guard, who had to keep my driver's license! The AC in the lobby made the wait more tolerable. The key was in the lock box not a minute early! The 2bd 2 ba unit was very clean, needs some updating though. We did have everything we needed. The Alii app was very helpful. We had some problems with the AC and minor maintenance issues and the maintenance person Ron was wonderful, response time was very quick. We really liked the separate elevators for 32-38 floors, no long waits like the ones for the lower floors on the other side. The only issue we had was the parking stalls being in the basement. We had to walk pass the garbage bins every time we went out! All in all, we enjoyed staying at the Royal Kuhio.

Royal Kuhio building is located conveniently to most attractions in Waikiki if you don't want to pay top dollar for accommodation. However, don't expect top quality. Apartment 3306 is very spacious which was great however it is very dated. The kitchen in particular needs a complete overhaul and smelt like stale cooking oil. Living room furniture was saggy and needed a good clean, as did the carpets. Whilst we enjoyed our stay overall - the views were awesome - it could have been so much better with a general facelift. I realise that this would however impact on the price. We felt that we'd stepped back into the 1960's somewhat! Appreciated the free Wifi & laundry facilities though. Didn't use the parking facilities as we didn't have a vehicle. Bus stop was right outside the hotel door which was very convenient.

I contacted them about a property and they responded it was not available but they had others. I went back on VBRO and selected a different place that happened to have the same address. I was notified 2 days later by Alii rentals that I had not reserved my rental. I thought it was the other company and gave the information again. I was charged for 2 places in the same building for the same time. I tried to notify them when I found out a day before I got there but there was no response for 2 days. Very unprofessional

The views are amazing!Don't stay in lower floors or you won't have a good view. Also saw fireworks friday night sitting out on the lanai. The place was really clean and bug free, did not see one bug.Yes it can use some updating livimg room furniture is old, the whole place felt like the 80s but I liked the 80s and we werent going to be staying there that much. This property needs to be remodeled. It has probably never been upgraded and it looks it. Nearly every cabinet in the place is falling a part. Many of the mirror glass doors are cracked and the carpet is worn and spotted. The decor is right out of the 1980's. The air conditioning is very noisy. Not worth the price to stay there.

This was our second stay at this condo and we are very pleased with the location & the unit. There are 2 elavators dedicated to the 32nd floor to the top (37) so hardly ever did we wait more than 2 minutes. The view to the ocean is super. This is a corner unit so you always have a nice cross breeze & we don't use the A/C even though it's available. The included self parking under the condo is very handy. The carpets need replacing but we understand this will happen very soon.We are already booked for next year.

This is the dirtiest condo I have ever stayed in. The second bedroom, beds are so bad you would be better off sleeping on the floor. I slept on the air mattress in the living room the whole trip. The washer door was missing and the repair man didn't come in to fix it until 2 days before we had to leave the island. Horrible customer service regarding the washer issue, never received a call back regarding the repair, had to keep calling back to find out the status. We had to take all our laundry down and wash it ourselves while on vacation. The parking stall is right next to the garbage you have to move your vehicle on garbage day or you will be towed. The garbage is very stinky and gross, worst parking spot in the whole place. We had 2 spots but the repair man parked in the second spot most of the time. We were told by the repair mad that we could park to the right of 3306, but when we did a note was put on our car saying if we parked there again we would be towed. Over all worst place I've ever stay

The condo was nice and spacious. It had everything we needed to enjoy our vacation (stocked kitchen, linens, beach supplies etc).<br/>The views from the (condo) lanai was the icing on the cake. It was a treat to watch people, fireworks, and the ocean.<br/>I would say the condo is located in the heart of Waikiki. Everything, including the beach, was just a short walk away. (McDonalds and Starbucks are across the street.) Mahalo!

This was really an excellent stay. The location is great. Eating places abound. Shopping is only a block away. All of the high end stores are there (even a Ferrari store) plus Macy's. Our condo was a 2 bedroom on the 33rd floor. The view was great from both balconies. The carpet was somewhat spotted but otherwise, the place was very nice. We had a rental car and went to Safeway and stocked up. The beach was about 1 1/2 blocks. The staff was very responsive the one time that we contacted them. The building is very secure. Security keys were needed to access the garage; the elevator from the garage to the lobby and the elevators to the condos. Be aware that if you have multiple parties, the elevator keys for floors 32 and above do not provide access to the lower floor elevators and vice versa. We also had a 1 bedroom on the 24th floor.

Everything was as advertised. We had a limed shower head problem in both bathrooms and the maintenance man was there within a couple of hours. He realized that they needed replacing and got approval to purchase new ones which were installed the following day. Getting keys sounded confusing but it was no problem. We were quite pleased with the unit & have rented it for 2 periods in 2015. Consider renting in floors 32 & above as units are larger, better views and 2 elevators are dedicated to these floors.

Who in the **** puts Louvered Doors on a bedroom?? If you want to invite your fellow guests into your most intimate bedroom moments, while on vacation, this condo is for you. Not to mention the fact that a short person can look right through the louvers of the Master Bedroom door and see you in your bedroom as well as hear every sound, conversation, etc that goes on in there. NO PRIVACY IN THE BEDROOMS WHATSOEVER!!! When I complained, the management said that all of the condos in the Royal Kuhio building have louvered doors on the bedrooms. Also, roaches are abundant. Finally, the window air conditioner in our master bedroom was so noisy that it woke me up every time it cycled. It shook the AC casing so bad that I turned it off. An HVAC repair man came in and Jury rigged it with a zip tie and it made it quiet for about an hour and then it went right back to shaking the wall. I turned it off for the rest of my stay. Add to the fact that there is no TV in the master, a TV that does not work in the second bedroo

Owning a Vacation rental here in Oregon I appreciate staying at them when I travel. Little things make a difference. Things that I could see that should be addressed are; 1. The refrigerator door needs to close better, it hangs up and if not careful it will stay partially open. 2. Bathrooms could be cleaner.3.Wipe down all mirrors, some had finger prints. 4.Clothes washer door handle sticks.<br/>Overall, I loved our stay, condo was very comfortable with a great view. I hope to stay again in the future.

The directions on obtaining keys and getting into the parking garage and apartment were very clear and easy to do. There is a special key for getting into the parking garage and elevators on each of the three key chains - one of them doesn't work well at all. The apartment decor is dated, the carpet could be cleaned and many of the folding doors on closets and the washer/dryer area really don't work well at all. Having said that, the condo is very spacious and has great views from the 33rd floor. The management company handled our only issue (some missing bedding) very quickly. There are only 4 dinner chairs. Beach towels were great, glad not to have to bring our own. Overall we really enjoyed the place and it is close to everything.

As a family of 5 this condo was a great place to stay. It's proximity to great restaurants, shopping and the beach was wonderful. The Food Pantry was just down the street where you could get groceries if you wanted to eat in. At top it was a 10 minute walk to the beach; condo provided beach mats, towels, umbrellas and sand toys to be used. The kids loved the pool too! The view from both lanai's were fantastic - one looking out on the city, the other towards the ocean and Diamondhead. We enjoyed many hours out on our lanai enjoying our coffee and watching the surfers while the kids were still sleeping! <br/>Great family friendly location spot, would definitely come back!!

So glad Unit 3306 became available while we were looking for our property in Waikiki. This was the final stop on our trip to Hawaii. We loved the was as pictured, beautifully furnished, extremely roomy with gorgeous views from 2 very large lanais. We spent alot of time just starring at the scenery. Beds were comfy, iron/ board available as well washer and dryer in condo, beach chairs/ umbrella water boards. Husbands did miss having a large flat screen TV, Pool was terrfic, as was space for people around the pool area (sun protected area too). No problem following key instructions. Negatives - white bath towels with caution(threat) you'll pay(price list given) for them if they become stained ...But so happy to have beach towels made available for our use! Thankyou Had large leak puddles in kitchen on arrival, it took 2 days to get ahold of someone to get it resolved (broken tube in ice maker)but it was weekend and as mentioned in previous review I didn't expect anyone to come on weekend. Had a great time and enjoyed the unit. Only drawbacks were tight parking and mesh over the balcony railings detracting from the view. Had issue with washer discharge backing up into bedroom bath tub and clogging the drain, but maintenance took care of it same day. Would like to have been closer to the beach, but feel grateful that we found this unit on relatively short notice. Overall, we were very happy with the condo, and we would gladly visit there again. We planned a short stay in HI and found this place to be perfect. It was in a central location to the beach, shopping and freeways. <br/>Everything we wanted to visit seemed to be within just a few miles. <br/>We were able to have a few meals in and still walk or drive a short distance to restaurants if we wanted to. I recommend walking to the foodpantry a few blocks up the street to pick up staples, and if you're really in the mood to cook, drive a few miles up the road to the Don Quijote market- they had a ton of local food items which i absolutely loved!<br/>The walk to the beach was about 2 blocks, with our kids 12 & 8 it wasn't that far. My husband and I were able to run out to to the main shopping area along Kalakaua to get coffee in the morning. <br/>The only drawback we had was the dining chairs- they needed to be repaired as the particle board supporting the bottoms had deteriorated and when my son went to sit, he fell right through leaving a mess of sawdust which we had to vacuum up immediately due

Very convenient location to beach, shopping and dining. 2 parking places were great when visitors came. Washer & Dryer in condo. 2 lanais created nice cross-breeze so we never had to use the A/C. Stocked with beach mats and towels, umbrellas, fully equipped kitchen. Very responsive management team. If you have children, interior louvered doors do not provide as much privacy as solid doors. Would definitely rent here again.
