Terms

VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Waikiki Banyon Everything was good. Only problem was that we were given the wrong code to get into the rental. We showed up at 10:30 pm and didn't get into the unit until 11:00. Tough with two kids to explain why we were held up. After that things went very well. Very comfortable for the 3 of us and great location.

Great location. Decent place for the price. **Summary:**<br/>Great location, decent place to stay for the price. Ali was great and addressed issues quickly when contacted. I did not raise issue with the condition of the unit as little could be done about them during my stay.<br/>I wouldn't mind staying there again, but I hope some of the things I encountered would be improved next time.<br/><br/>**The unit:**<br/>Good:<br/>- 1 block from the beach<br/>- Beautiful view<br/>- Simple and comfortable<br/>- Good price for what you get<br/>- Free parking<br/>- Stable Internet connection<br/>- Only 1 washer/dryer per floor but it was not busy during my stay<br/><br/>Bad:<br/>- Living room is dark at night, now that I see the picture, I think it was missing a light in the living room during my stay.<br/>- Unit can use some updating.<br/>- Mold growing around door frame in washroom.<br/>- Some blinds in the room are missing. Sun woke us up every morning at 6.<br/>- A/C vent is broken<br/>- Kitchenware looked quite used and can use some restocking and cleaning.<br/>- AC tilt won't work.<br/>- Included beach chair are quite rusty. Great apartment, close to beach, stunning views Apartment on 36th floor, a block from the beach. There was plenty of room for my wife and I and our 3 kids and a bar/table to eat. Wifi was fast, cafe downstairs. Great place!

First Time In Hawaii The location was great for us, only a block and half back from the beach. There was enough room in the condo and a full kitchen was perfect for us, BUT and I'm sorry to add this, the bathroom was not the best. The toilet roll holder broke the first day, it had been repaired several times. The tiles were not the cleanest, I think the bathroom need to be updated. The double beds were fine but the sheets and were thin and the foam underlay on the bed kept moving. you would always have to fix it. The Lounge / futon has seen its lasts days and also needs to be replaces. On a brighter note the view of the mountains morning and night was a beautiful sight. I would stay there again but it needs some upgrading. The location is away from all the crowds and the bus stops were just around the corner. Great value! Location location location. Overall this rental unit is perfect for those folks that wish to be in very close proximity to Waikiki. The unit has everything needed for a comfortable stay. And it has A/C if needed. We stayed in early Sept and the breeze from the Lanai door opening was plenty and having parking included in the cost of the rental is a huge plus. Things for improvement would be better response from rental agency if you have questions. I asked for a slightly early check in and never received a response thru the app. And the checkout inspection team came showed up before we checked out at 10:15. Things for improvement would be to update the super soft matress

A gorgeous view I would recommend this place to anyone looking to stay in a central part of Waikiki (walking distance to everything). My family and I chose this place to stay for a week and the one thing of the many thing we were going to miss is the absolutely gorgeous scenic view from the balcony of this condo. This condo also had the amenities you would need and a helpful staff. It was also very easy to check in with step by step instructions given by the homeowners. When I come back to Hawaii again, I hope to stay here again!

A little disappointed Overall it was good but i was hoping that the unit was a bit cleaner. The carpet, bathroom sink and the kitchen needs renovation. I wasn't happy with the kitchen utensils plus the cookingware. It was old and needs to be replaced. I was happy that Ali'i provided enough towels for us. I like the location that is why i cane back but maybe not to the same unit next time. Condo with fantastic view and location I would give the view, the location and management 5 stars. The unit could use some updating and better window blinds. My biggest complain would be the vertical blinds in the east facing bedroom. It was not pleasant being blinded by the rising sun first thing in the morning. Its a big window and the two vertical blinds meet in the middle but still leaving a gap for the morning rays to come through. I had to hang my long dress there to block out the light. One big continuous set of drapes would take care of this. My second complain would be with the overall age of the unit; bathroom tiles are yellow mustard, kitchen and bathroom faucets leaks, rusty pipe covers, carpet is worn out and lanai cover is balding...

Noisy Residents Above This Unit Were Bothersome Everything about this unit was fine, except the permanent residents living above this unit in 3701. Really unfortunate. I will never stay in this unit, becasue I figured out the people the next floor up were the same ones who were in residence the last time I rented 3601. They have uncovered floors, and they drag all furniture across that bare floor. The last time I was in this unit I assumed it was construction work being done. I thought it strange workers were still there in the evening. Now I know better, the people are permananent. They clearly have a sleeping arrangement whidh requires them to set up some bedding at about 8:00 to 9:00 in the evening, because every night I was in the room at that time, the loud screeching on the floor began. Throughout the day, when I was in my room, I heard the loud scraping noises of furniture being dragged across the floor. I will never reserve this room again. great unit Room and view were as described. Very comfortable for my family of 2 adults and 2 kids. Beach chairs.were available for use and parking tag included for no extra cost. Short walk to beach. Just take note that reception will not give change for the laundry as you are not a guest of their resort but other than that everything was perfect. Will definately stay here again. A suggestion would be to perhaps have a car available as part of the unit so you dont need to hire one. But thats just a suggestion. Thanks so much.

Gets job done but needs updates The location and included parking were fantastic at this property. However, this place is in need of a major updates. I am sure the staff clean it to the best of their abilities but age has a way of showing through. There was black soap scum in the shower grout, a layer of dust bunnies in the bathroom vents and door cracks. The door frame has areas where the wood is deteriorating. The ceiling in the bedrooms is falling apart. Everything had an almost dinghy color tone including the carpet. The patio fake grass had holes in it. The apartment was functional. If you are just looking for a place to sleep in probably fine but for me who was in it several hours a day I didn't feel comfortable. Out of the control of the rental company...I am not sure if the apartment above is a rental or owned but the people above dragged furniture back and forth several times a day and night. Extremely loud to those below. We had been spoiled with our previous rental from Ali'i beach rental at the Ilikai. I was disappointmented by the inconsistency between the two properties and my exceeded expectations of the previous property were crushed when we came to this property. The space could easily be updated to make more modern home like feel. Good location Unit was very tidy with lovely views over the golf course to the east, well maintained and very good value.<br/>Very good location with a short walk from the beach but also easy access by car.<br/>With 2 double beds it provided options for a family with 2 adult children, the one issue was rhe mattress covers weren't,t secure enough to make 2 adults sleeping in a double particularly comfortable.<br/>Pool area was ok, a bit small for such a large complex, the beach was handy and the best option.

Wonderfull location in Waikiki Great apartment location, garage is wonderfull perk.<br/><br/>Carpet is worn out, and there is no dining table. The provided countertop bar is way too big for the space.<br/>The apartment was supposed to be clean, but it was very dusty with dirt in all thr hard to reach areas:ie behind the sliding doors, under the beds etc. The bath area need some attention as it is rusty, moldy and in need of repair / replacements.<br/>Overall the apartment is fine for a rental. Wonderful Waikiki Stay My fiance and I went to Oahu for a medical procedure and to stay for a few days after to recuperate. The nearest places to the hospital were in waikiki, which never sounds restful, but we were blown away by this affordable yet central location.<br/><br/>The views are mauka, and really pretty at night when lit up. The kitchen was perfect for homemade fare. And the separate room allowed one person to nap, or for the doors to be open and the whole rental to be light and airy.<br/>Overall a really nice stay, and I'd recommend this spot to all my family and friends. Waikiki Banyan 3601 Great location, one block from beach and shops. Coffee shop and mini mart near foyer very handy. Unit presented in a very clean manner, and view at night was beautiful. Only minimum amount of cutlery and crockery so had to constantly wash up dishes for re-use. Check in/check out procedures very clear and worked perfectly. Would love a way to have luggage stored as we arrived at 10am but could not check in until 3pm - affordability was the reason for not taking shuttle service that included luggage storage. Very happy overall with unit and facilities.

Overall very good stay for 10 day family vacation Suite was nice & high with views of sunrise/maintains/golf course. Very functional layout and had everything we needed to cook meals to save $ during our stay. Unit could sleep 6 adults, had plenty of towels & beach towels, and had some beach chairs/umbrella/toys left behind by other guests. It's located one block (5min) from the beach & main tourist beach walk along Waikiki. Shared pool, hot tub, basketball/tennis court. Pay for use of laundry and bbq's.<br/><br/>Minor issues: Washroom could use a reno upgrade, sliding partition doors a little broken, carpets dirty, 1 stool was slightly broken, missing one steak knife. A bright and airy unit with a lovely view of the mountain! Overall, our stay was fine for the price that we paid. The view was very pretty and the condo was very bright. The kitchen had all the things that we needed to make breakfast/lunch. There were also beach chairs, umbrella, and a boogie board which were very useful when we went to the beach. We also found the free parking to be very helpful since we rented a car for our entire stay and finding a parking space was not too difficult. The combination lock on the main <br/>entrance door was great. We never had to worry about keeping track of the keys. The phone app was very helpful with check-in and check-out. It had all the necessary information and kept track of our communications.<br/><br/> We did have some minor plumbing problems like a leaky faucet and poor tub drainage. I sure they would have come fixed them, but we didn't want to bother with it since we were going in and out so much. We did let them know about the problems when we checked out. Hopefully, they'll get it fixed for the next guests.<br/><br/> The condo itself is nice, but it does need some remodeling. The kitchen and bathroom cabinets should be replaced and perhaps new flooring would make this a great place to rent. Instead of the counter, a breakfast table would be more useful and would make the living area bigger. The stools were a bit weak and shaky. Also the photograph of the bathroom on the website is not the bathroom of this condo unit.<br/><br/> Anyway, for a one bedroom, it's pretty roomy especially when you open the sliding doors. The Banyan is on the quieter side of Waikiki, so you do have to walk a bit to get to the busy area. If you're on a budget, this would be a good choice. It's nothing fancy, but has all the things that you need. Next time though, we'll definitely go for a two bathroom unit. Loved the mauka views and a great location with parking I stay at the Waikiki Banyan at least once a year and stay in various unit through VRBO. This unit was well maintained and pleasantly decorated although the carpets are looking pretty old and worn. I didn't cook while there so can't comment on the cookware, but the glassware was nice and well stocked. The mountain views and high floor were fantastic. I actually prefer mauka (mountain) facing units because they do not get afternoon sun so stay cooler. I had the pleasure to meet the maintanance man, Michael, fixing a couple of minor issues in the unit when I arrived (light bulb, etc) and he was very courteous and helpful -- glad I got to meet him even though I didn't need to call him for anything during my stay. Good choice for economical stay in Waikiki The condo was exactly as advertised. It is a great location with a beautiful mountain view. The Waikiki Banyan seems to be a well maintained property (pool, spa, common areas). The condo was very clean, but obviously in need of some updating, particularly the carpet indoor and on the lanai. Having said that, it was still very comfortable and provided everything we needed. 3601 banyan Management firm was great. Very responsive. Location is ideal. The unit was in rougher shape than we were expecting. The carpet really needs replacing. Bathroom could have been cleaner but honestly just needs to be gutted. The paint job was badly done in places you can see the old Color showing through on the edging. We realize we were not paying top dollar but the place has huge potential for basic facelift. Again management firm was great and very welcoming and accommodating. Waikiki Banyan Condo is exactly as described. Basic, but very clean, and the location and views were fantastic. We had an unfortunate experience with the housekeeper upon checkout and, again, when returning for a forgotten item. Housekeeper was extremely rude to my partner and 14 year old daughter, leaving negative memories of an otherwise fantastic stay. Family Stay Waikiki We had a good time, the apartment is in a great location with plenty to do and see within walking distance. We have a family of 5 and although the apartment is small it we were able to close the door to bedroom at night so kids could get to sleep and we could plan the next day.

We enjoyed our stay at Waikiki Banyan! The property was as described, well located near shops and 2 blocks from the beach. A plus having free parking. The interior was comfortable and clean. Only disadvantage is that the curtains didnt work as blackout, so a lot of light early in the morning and the microwave did not work.

Waikiki Banyon stay comfortable We were very pleased with the rental property and the service from the rental agency was great. i would recommend an AC cleaning. Our only less then perfect experience was with the Aston front desk staff Jason who was very rude to me, a guest staying on their property. Everything was as advertized and it was extremely clean. We enjoyed our stay very much. We were in and out a lot and never had to wait for an elevator. We did not use the pool on the 6th floor but there is a little carry out place to eat there that was exceptional. The quality was great and the prices were about half what you find anywhere else in Waikiki. The condo was neat, clean and perfect for our party of three.

Great family accommodations in a convenient location Choosing a property on the website was easy, the site informative, and process straightforward. ABR rep and I corresponded via email, which worked great. Instructions were clear and thorough. Property was clean and stocked for comfort and convenience. Location is great for walking Kalakaua or 'going beach'. Have already recommended it to local friends and family for them to refer.<br/>A couple of things I'll note, not as a complaint, but in case you would like to make this property even better!:<br/>•Air conditioning unit emits water on the lanai artificial turf, making it wet when you go outside. If this is the nature of how the AC works, maybe a door mat inside or outside the sliding door will prevent eventual carpet damage/soiling.<br/>•Beds need to be upgraded for a good night's sleep. It feels kinda old and lacks support.<br/>•We would have used the windows more for cooling and air circulation in the bedroom if the vertical blinds didn't flutter so much. Maybe nothing you can do about it, but if you could, it might save on electricity!<br/>Again, awesome stay and awesome location. Would do it again. Thank you.

Who Would have Expected We were not happy with our experience with the rental unit. If it were not for the help we received from Chloe, guest relations, and Michael, maintenance , we likely would have<br/>walked away from the unit the first night and tried to recover our fees paid.<br/> On arrival, we found the unit extremely dirty, the oven had not been cleaned in some time , the fridge was a mess. The rug was filthy and the bathroom had mold growing around the bathtub and the walls of the bathtub. I doubt that the walls and floor items had been dusted /cleaned in some time.We spent a lot of time cleaning.<br/>I do not understand how a rental business can rent a unit without some method of checking for the readiness of the unit or at least have the a policy that the person who handled the rental contacts the people who rented to see if they are happy.Our contact with the individuals who handle the rentals was nothing more then them making excuses for the place being dirty.<br/>Frank Elberg<br/>

Location was everything.. We came to Honolulu for our annual visit to see our son and his family. Waikiki Banyan proved to be a perfect location for us: close to the beach and zoo, plenty of restaurants within walking distance, easy access to the H1. The condo had the space we wanted and good airflow on the 36th floor, so we didn't have to use air conditioning all the time. It was clean, and sufficiently comfortable. The negatives were a bedside lamp that couldn't be plugged in and rather hard mattresses (my husband was more comfortable on the futon). But the price was so reasonable that we weren't expecting more than what we got and were satisfied overall. Oh, and nice little coffee shop and convenience store on the lobby level, and friendly staff everywhere.

bill for the sheet I got a bill for buy new bed sheets. It says one of the sheets has bloodstain and it dose not came off so they need to buy new set of sheets. My husband noticed the small pale pink stain at first night. I am sure they can find that stain is old one.Why I have to pay for that. I can not understand this I cannot recomend to my friend to stay there. <br/>

Good Value and Good Location Waikiki Banyan 3601 is a nice corner unit with canal and mountain view. Location is perfect for enjoying Waikiki, beach and bus close by, shopping, etc. Ali'i Beach Rentals provides quality service. The beds in the unit were very hard and when we asked where we might purchase a foam mattress pad, they contacted us to say they would buy one for the bed and they arrived shortly with a memory foam mattress pad. They also provided beach chairs for us when we commented that none were available in the unit. Always got quick replies to our concerns. The unit had a newer air conditioner which was quiet and a newer futon which provided comfortable seating. Perhaps another lamp by the sofa would have been nice...Some of the fabric covering on the furniture is close to needing to be replace...the carpet was clean but older. The unit had all the kitchen amenities we needed for our 17 day stay. No skimping on towels or pillows...There lots of bath and beach towels available. There were an abundance of bed pillows. We have rented from Ali'i Beach Rentals before and would use them again on our next visit to Waikiki. Overall a lovely stay, good value and nice unit. Nice location unit needs maintenance and updating Good location nice city view, felt safe and secure. Wi-fi worked great. Parking was good for smaller cars. Unit needs updating and repair, dish set short pieces for four people. The carpet was pulled away from tack board at entryway and covered with a rug. Sheets were torn. Upholstery worn through on chairs, etc. A little repair and better quality furnishings could really improve this place.

A better management is needed This property has a good location - 5-10 min walk to Waikiki. <br/><br/>However, we had a problem for laundry - the front desk refused to help me change money as we stayed in a so-called "private" apartment. I spent more than 3 hours outside to settle down 24 coins for 2 laundries. It is very bad!<br/><br/>The carpet of this unit is in poor conditions. Sharp nails pop up between kitchen and living room - very dangerous.<br/><br/>This unit has no disk washer. Please be prepared for washing all dishes by yourselves.<br/><br/>This unit has shampoo and detergent just for one time usage. Please buy it yourself in advance for whole family. We left some for next renter anyway...<br/><br/>This unit does not provide coffee powder. Please buy your coffee, sugar and milk in advance.

Nice views with a great location This was the first time we rented a condo for a vacation and we were not disappointed. The condo was exactly as described - clean, roomy (we were 3 adults sharing the condo), and had great views of the mountains. The kitchen had all the basic appliances we needed to make breakfast and the occasional meal. The location was perfect. It was easy to walk to the beach and to restaurants, and was perfect for taking the city bus to the zoo, aquarium, downtown Honolulu and the Diamond Head hiking trails. There was also a coffee shop and small convenience store in the building and we used the concierge desk in the lobby to book several excursions. I would definitely stay in this condo again. Perfect for families! We had a great stay at the Banyan 3601! We were travelling with our infant son and really appreciated the beach umbrella and beach mats that were available in the room! The location was perfect and very close to the beach, restaurants, and many different stores! The room was clean, ready for check in and had plenty of towels, dishes and cooking items! Some of the furniture does have some wear and tear but overall was in good condition! There are no spices in the room so if you are planning to cook then some of the cooking basics are needed. We were very satisfied with Alii beach Rentals and with our room and will definitely be returning! It was perfect for a family vacation! Great apartment for a longterm stay The apartment was spacious - plenty of room to put everything away. It felt like home. <br/>The only negative is it is just a bit too far from all the action (main shops, bars, restaurants etc) in central Waikiki, for us. Very Nice Location Unit was very clean and had an ample supply of towels, both bath and beach. The location is great--right in the heart of Waikiki, with Waikiki Beach just a couple of blocks away. We had a couple of maintenance issues, and we appreciate how very prompt Alii Beach Rentals was in responding and resolving these issues. nIce Hi we enjoyed the stay very much. All in all the unit is well appointed. The view is super and we liked that it was an end unit which allowed for welcome cross ventilation. The air flow was such that though it was hot weather we didn't need AC. That being said when the wind blows it howls and gusts very noisily as the unit is on the 36th can be draining when it's a lot .The owners kindly supplied boogie boards and a beach umbrella. There is ample linen. Technically the unit can sleep 6. The kitchen was well equipped the bed was fine though I didn't like the plastic mattress cover which I removed for our stay. We are after all not going to wet the bed. The unit had a land line and local phone number Much appreciated. We like the Waikiki Banyon as we used to live there and the location was perfect for our needs. <br/>Some suggestions:<br/>1...the carpet is very stained and needs a good clean.<br/>2...The nobs on the kitchen cabinet doors are knuckle killers and should be replaced<br/>3...The cushion covers on the stools are wearing and need to be replaced<br/>4...The base of the door frame in the bathroom where the door slides has rotted and the sealant/caulk or tile cement whatever it is, is all gone and so it's all loose.<br/>Again we had a good stay and found working with Alii Rentals seamless Thank you Cheers, Sky Landis

Good and bad We have rented with Alii Beach Rentals before and will probably rent with them again. They are professional and responsive: easy booking, good instructions, no surprises except for this time the unit did not meet our expectations:<br/>Let's start with good things: Location is great, the view makes you enjoy being in, the kitchen is decently equipped. But all else is cheap: You wish not to go in the bathroom-it is so old that one cannot make it clean and inviting. The sun shades are the cheapest possible and therefore do not work. And on a top of the list are the beds: Mattresses are furnished with sponge bed pads and covered by the 100% polyester sheets and 100% polyester covers makes you cook over the night. <br/>Alii Beach Rentals charges you over $100 for cleaning, but when we entered, it looks like this unit was not cleaned. Kitchen floor was sticky, all table/countertops in the apartment were sticky and full of marks, range top was dirty, fridge stained outside and floor, bathroom and bad sheets had unwanted hairs. In order to function we spend about an hour cleaning ourselves. Next day we called Alii Beach Rentals; they have sent the cleaners back and fixed it. Again, all the compliments to the Alii Beach Rentals – it is just that this time things got loose and make our overall stay less comfortable.

Paradise vacation The condo is in an excellent location - walking distance from Waikiki Beach and lots of restaurants and shopping. This 36th floor condo has a beautiful view! The balcony was a plus. The only downside is the bathroom and bedding needs updating; however, we really only spent time in the room showering and sleeping. I would definitely rent again.

Everything was good. Only problem was that we were given the wrong code to get into the rental. We showed up at 10:30 pm and didn't get into the unit until 11:00. Tough with two kids to explain why we were held up. After that things went very well. Very comfortable for the 3 of us and great location.

Location location location. Overall this rental unit is perfect for those folks that wish to be in very close proximity to Waikiki. The unit has everything needed for a comfortable stay. And it has A/C if needed. We stayed in early Sept and the breeze from the Lanai door opening was plenty and having parking included in the cost of the rental is a huge plus. Things for improvement would be better response from rental agency if you have questions. I asked for a slightly early check in and never received a response thru the app. And the checkout inspection team came showed up before we checked out at 10:15. Things for improvement would be to update the super soft matress

The location was great for us, only a block and half back from the beach. There was enough room in the condo and a full kitchen was perfect for us, BUT and I'm sorry to add this, the bathroom was not the best. The toilet roll holder broke the first day, it had been repaired several times. The tiles were not the cleanest, I think the bathroom need to be updated. The double beds were fine but the sheets and were thin and the foam underlay on the bed kept moving. you would always have to fix it. The Lounge / futon has seen its lasts days and also needs to be replaces. On a brighter note the view of the mountains morning and night was a beautiful sight. I would stay there again but it needs some upgrading. The location is away from all the crowds and the bus stops were just around the corner. Thank you

Overall it was good but i was hoping that the unit was a bit cleaner. The carpet, bathroom sink and the kitchen needs renovation. I wasn't happy with the kitchen utensils plus the cookingware. Room and view were as described. Very comfortable for my family of 2 adults and 2 kids. Beach chairs.were available for use and parking tag included for no extra cost. Short walk to beach. Just take note that reception will not give change for the laundry as you are not a guest of their resort but other than that everything was perfect. Will definately stay here again. A suggestion would be to perhaps have a car available as part of the unit so you dont need to hire one. But thats just a suggestion. Thanks so much.

Unit was very tidy with lovely views over the golf course to the east, well maintained and very good value.<br/>Very good location with a short walk from the beach but also easy access by car.<br/>With 2 double beds it provided options for a family with 2 adult children, the one issue was rhe mattress covers weren't,t secure enough to make 2 adults sleeping in a double particularly comfortable.<br/>Pool area was ok, a bit small for such a large complex, the beach was handy and the best option.

I would give the view, the location and management 5 stars. The unit could use some updating and better window blinds. My biggest complain would be the vertical blinds in the east facing bedroom. It was not pleasant being blinded by the rising sun first thing in the morning. Its a big window and the two vertical blinds meet in the middle but still leaving a gap for the morning rays to come through. I had to hang my long dress there to block out the light. One big continuous set of drapes would take care of this. My second complain would be with the overall age of the unit; bathroom tiles are yellow mustard, kitchen and bathroom faucets leaks, rusty pipe covers, carpet is worn out and lanai cover is balding...

The location and included parking were fantastic at this property. However, this place is in need of a major updates. I am sure the staff clean it to the best of their abilities but age has a way of showing through. There was black soap scum in the shower grout, a layer of dust bunnies in the bathroom vents and door cracks. The door frame has areas where the wood is deteriorating. The ceiling in the bedrooms is falling apart. Everything had an almost dinghy color tone including the carpet. The patio fake grass had holes in it. The apartment was functional. If you are just looking for a place to sleep in probably fine but for me who was in it several hours a day I didn't feel comfortable. Out of the control of the rental company...I am not sure if the apartment above is a rental or owned but the people above dragged furniture back and forth several times a day and night. I would recommend this place to anyone looking to stay in a central part of Waikiki (walking distance to everything). My family and I chose this place to stay for a week and the one thing of the many thing we were going to miss is the absolutely gorgeous scenic view from the balcony of this condo. This condo also had the amenities you would need and a helpful staff. It was also very easy to check in with step by step instructions given by the homeowners. When I come back to Hawaii again, I hope to stay here again!

Everything about this unit was fine, except the permanent residents living above this unit in 3701. Really unfortunate. I will never stay in this unit, becasue I figured out the people the next floor up were the same ones who were in residence the last time I rented 3601. They have uncovered floors, and they drag all furniture across that bare floor. The last time I was in this unit I assumed it was construction work being done. I thought it strange workers were still there in the evening. Now I know better, the people are permananent. They clearly have a sleeping arrangement whidh requires them to set up some bedding at about 8:00 to 9:00 in the evening, because every night I was in the room at that time, the loud screeching on the floor began. Throughout the day, when I was in my room, I heard the loud scraping noises of furniture being dragged across the floor. I will never reserve this room again.

Management firm was great. Very responsive. Location is ideal. The unit was in rougher shape than we were expecting. The carpet really needs replacing. Bathroom could have been cleaner but honestly just needs to be gutted. The paint job was badly done in places you can see the old Color showing through on the edging. We realize we were not paying top dollar but the place has huge potential for basic facelift. Again management firm was great and very welcoming and accommodating. Building seems well run

Great location, one block from beach and shops. Coffee shop and mini mart near foyer very handy. Unit presented in a very clean manner, and view at night was beautiful. Only minimum amount of cutlery and crockery so had to constantly wash up dishes for re-use. Check in/check out procedures very clear and worked perfectly. Would love a way to have luggage stored as we arrived at 10am but could not check in until 3pm - affordability was the reason for not taking shuttle service that included luggage storage. Very happy overall with unit and facilities.

I stay at the Waikiki Banyan at least once a year and stay in various unit through VRBO. This unit was well maintained and pleasantly decorated although the carpets are looking pretty old and worn. I didn't cook while there so can't comment on the cookware, but the glassware was nice and well stocked. The mountain views and high floor were fantastic. I actually prefer mauka (mountain) facing units because they do not get afternoon sun so stay cooler. I had the pleasure to meet the maintanance man, Michael, fixing a couple of minor issues in the unit when I arrived (light bulb, etc) and he was very courteous and helpful -- glad I got to meet him even though I didn't need to call him for anything during my stay. I would rent this unit again in the future.

Suite was nice & high with views of sunrise/maintains/golf course. Very functional layout and had everything we needed to cook meals to save $ during our stay. Unit could sleep 6 adults, had plenty of towels & beach towels, and had some beach chairs/umbrella/toys left behind by other guests. It's located one block (5min) from the beach & main tourist beach walk along Waikiki. Shared pool, hot tub, basketball/tennis court. Pay for use of laundry and bbq's.<br/><br/>Minor issues: Washroom could use a reno upgrade, sliding partition doors a little broken, carpets dirty, 1 stool was slightly broken, missing one steak knife.

Overall, our stay was fine for the price that we paid. The view was very pretty and the condo was very bright. The kitchen had all the things that we needed to make breakfast/lunch. There were also beach chairs, umbrella, and a boogie board which were very useful when we went to the beach. We also found the free parking to be very helpful since we rented a car for our entire stay and finding a parking space was not too difficult. The combination lock on the main <br/>entrance door was great. We never had to worry about keeping track of the keys. The phone app was very helpful with check-in and check-out. It had all the necessary information and kept track of our communications.<br/><br/> We did have some minor plumbing problems like a leaky faucet and poor tub drainage. I sure they would have come fixed them, but we didn't want to bother with it since we were going in and out so much. We did let them know about the problems when we checked out. Hopefully, they'll get it fixed for the next guests.<br/

My fiance and I went to Oahu for a medical procedure and to stay for a few days after to recuperate. The nearest places to the hospital were in waikiki, which never sounds restful, but we were blown away by this affordable yet central location.<br/><br/>The views are mauka, and really pretty at night when lit up. The kitchen was perfect for homemade fare. And the separate room allowed one person to nap, or for the doors to be open and the whole rental to be light and airy.<br/>Overall a really nice stay, and I'd recommend this spot to all my family and friends.

Great apartment location, garage is wonderfull perk.<br/><br/>Carpet is worn out, and there is no dining table. The provided countertop bar is way too big for the space.<br/>The apartment was supposed to be clean, but it was very dusty with dirt in all thr hard to reach areas:ie behind the sliding doors, under the beds etc. The bath area need some attention as it is rusty, moldy and in need of repair / replacements.<br/>Overall the apartment is fine for a rental.

The condo is in an excellent location - walking distance from Waikiki Beach and lots of restaurants and shopping. This 36th floor condo has a beautiful view! The balcony was a plus. The only downside is the bathroom and bedding needs updating; however, we really only spent time in the room showering and sleeping. I would definitely rent again.

Unit was very clean and had an ample supply of towels, both bath and beach. The location is great--right in the heart of Waikiki, with Waikiki Beach just a couple of blocks away. We had a couple of maintenance issues, and we appreciate how very prompt Alii Beach Rentals was in responding and resolving these issues. Mike the maintenance man kept us well informed and was most gracious in taking care of our concerns.

We have rented with Alii Beach Rentals before and will probably rent with them again. They are professional and responsive: easy booking, good instructions, no surprises except for this time the unit did not meet our expectations:<br/>Let's start with good things: Location is great, the view makes you enjoy being in, the kitchen is decently equipped. But all else is cheap: You wish not to go in the bathroom-it is so old that one cannot make it clean and inviting. The sun shades are the cheapest possible and therefore do not work. And on a top of the list are the beds: Mattresses are furnished with sponge bed pads and covered by the 100% polyester sheets and 100% polyester covers makes you cook over the night. <br/>Alii Beach Rentals charges you over $100 for cleaning, but when we entered, it looks like this unit was not cleaned. Kitchen floor was sticky, all table/countertops in the apartment were sticky and full of marks, range top was dirty, fridge stained outside and floor, bathroom and bad sheets had unwa

Hi we enjoyed the stay very much. All in all the unit is well appointed. The view is super and we liked that it was an end unit which allowed for welcome cross ventilation. The air flow was such that though it was hot weather we didn't need AC. That being said when the wind blows it howls and gusts very noisily as the unit is on the 36th can be draining when it's a lot .The owners kindly supplied boogie boards and a beach umbrella. There is ample linen. Technically the unit can sleep 6. The kitchen was well equipped the bed was fine though I didn't like the plastic mattress cover which I removed for our stay. We are after all not going to wet the bed. The unit had a land line and local phone number Much appreciated. We like the Waikiki Banyon as we used to live there and the location was perfect for our needs. <br/>Some suggestions:<br/>1...the carpet is very stained and needs a good clean.<br/>2...The nobs on the kitchen cabinet doors are knuckle killers and should be replaced<br/>3...The cushion cove

The apartment was spacious - plenty of room to put everything away. It felt like home. <br/>The only negative is it is just a bit too far from all the action (main shops, bars, restaurants etc) in central Waikiki, for us. But we survived!.<br/>Ali'i Beach Rantals were a fantastic company - they really work hard to make sure everything is perfect.

We had a great stay at the Banyan 3601! We were travelling with our infant son and really appreciated the beach umbrella and beach mats that were available in the room! The location was perfect and very close to the beach, restaurants, and many different stores! The room was clean, ready for check in and had plenty of towels, dishes and cooking items! Some of the furniture does have some wear and tear but overall was in good condition! There are no spices in the room so if you are planning to cook then some of the cooking basics are needed. We were very satisfied with Alii beach Rentals and with our room and will definitely be returning! It was perfect for a family vacation!

This was the first time we rented a condo for a vacation and we were not disappointed. The condo was exactly as described - clean, roomy (we were 3 adults sharing the condo), and had great views of the mountains. The kitchen had all the basic appliances we needed to make breakfast and the occasional meal. The location was perfect. It was easy to walk to the beach and to restaurants, and was perfect for taking the city bus to the zoo, aquarium, downtown Honolulu and the Diamond Head hiking trails. There was also a coffee shop and small convenience store in the building and we used the concierge desk in the lobby to book several excursions. I would definitely stay in this condo again.

We were not happy with our experience with the rental unit. If it were not for the help we received from Chloe, guest relations, and Michael, maintenance , we likely would have<br/>walked away from the unit the first night and tried to recover our fees paid.<br/> On arrival, we found the unit extremely dirty, the oven had not been cleaned in some time , the fridge was a mess. The rug was filthy and the bathroom had mold growing around the bathtub and the walls of the bathtub. I doubt that the walls and floor items had been dusted /cleaned in some time.We spent a lot of time cleaning.<br/>I do not understand how a rental business can rent a unit without some method of checking for the readiness of the unit or at least have the a policy that the person who handled the rental contacts the people who rented to see if they are happy.Our contact with the individuals who handle the rentals was nothing more then them making excuses for the place being dirty.<br/>Frank Elberg<br/>

I got a bill for buy new bed sheets. It says one of the sheets has bloodstain and it dose not came off so they need to buy new set of sheets. My husband noticed the small pale pink stain at first night. I am sure they can find that stain is old one.Why I have to pay for that. I can not understand this I cannot recomend to my friend to stay there. <br/>

Waikiki Banyan 3601 is a nice corner unit with canal and mountain view. Location is perfect for enjoying Waikiki, beach and bus close by, shopping, etc. Ali'i Beach Rentals provides quality service. The beds in the unit were very hard and when we asked where we might purchase a foam mattress pad, they contacted us to say they would buy one for the bed and they arrived shortly with a memory foam mattress pad. They also provided beach chairs for us when we commented that none were available in the unit. Always got quick replies to our concerns. The unit had a newer air conditioner which was quiet and a newer futon which provided comfortable seating. Perhaps another lamp by the sofa would have been nice...Some of the fabric covering on the furniture is close to needing to be replace...the carpet was clean but older. Good location nice city view, felt safe and secure. Wi-fi worked great. Parking was good for smaller cars. Unit needs updating and repair, dish set short pieces for four people. The carpet was pulled away from tack board at entryway and covered with a rug. Sheets were torn. Upholstery worn through on chairs, etc. A little repair and better quality furnishings could really improve this place.

This property has a good location - 5-10 min walk to Waikiki. <br/><br/>However, we had a problem for laundry - the front desk refused to help me change money as we stayed in a so-called "private" apartment. I spent more than 3 hours outside to settle down 24 coins for 2 laundries. It is very bad!<br/><br/>The carpet of this unit is in poor conditions. Sharp nails pop up between kitchen and living room - very dangerous.<br/><br/>This unit has no disk washer. Please be prepared for washing all dishes by yourselves.<br/><br/>This unit has shampoo and detergent just for one time usage. Please buy it yourself in advance for whole family. We left some for next renter anyway...<br/><br/>This unit does not provide coffee powder. Please buy your coffee, sugar and milk in advance.

We came to Honolulu for our annual visit to see our son and his family. Waikiki Banyan proved to be a perfect location for us: close to the beach and zoo, plenty of restaurants within walking distance, easy access to the H1. The condo had the space we wanted and good airflow on the 36th floor, so we didn't have to use air conditioning all the time. It was clean, and sufficiently comfortable. The negatives were a bedside lamp that couldn't be plugged in and rather hard mattresses (my husband was more comfortable on the futon). But the price was so reasonable that we weren't expecting more than what we got and were satisfied overall. Oh, and nice little coffee shop and convenience store on the lobby level, and friendly staff everywhere.

We enjoyed our stay very much. We were in and out a lot and never had to wait for an elevator. We did not use the pool on the 6th floor but there is a little carry out place to eat there that was exceptional. The quality was great and the prices were about half what you find anywhere else in Waikiki. The condo was neat, clean and perfect for our party of three.

Choosing a property on the website was easy, the site informative, and process straightforward. ABR rep and I corresponded via email, which worked great. Instructions were clear and thorough. Property was clean and stocked for comfort and convenience. Location is great for walking Kalakaua or 'going beach'. Have already recommended it to local friends and family for them to refer.<br/>A couple of things I'll note, not as a complaint, but in case you would like to make this property even better!:<br/>•Air conditioning unit emits water on the lanai artificial turf, making it wet when you go outside. If this is the nature of how the AC works, maybe a door mat inside or outside the sliding door will prevent eventual carpet damage/soiling.<br/>•Beds need to be upgraded for a good night's sleep. It feels kinda old and lacks support.<br/>•We would have used the windows more for cooling and air circulation in the bedroom if the vertical blinds didn't flutter so much. We were very pleased with the rental property and the service from the rental agency was great. i would recommend an AC cleaning. Our only less then perfect experience was with the Aston front desk staff Jason who was very rude to me, a guest staying on their property. Aston needs to do an attitude adjustment with him and get some Aloha.
