Great 3 Bed, 2 Bath Villa with private Pool, fenced backyard, Games Area & Wi-Fi Internet Access. Sleeps 8, Close to Disney World and all the Major Theme Parks Orlando Florida Pool Area NEW - fenced backyard for your privacy. Sit back and relax around our pool with patio table and chairs & soak up the Florida sunshine. The patio door has an alarm fitted for the safety of our younger guests. Games Area Fun for all the family, our home comes with the added bonus of a fully equipped games area. Living Area The family room is furnished with a corner Sleeper Sofa, a TV and Hi-speed Internet Access is provided. Dining Area The open plan lounge leads onto the dining area, with glass topped table & 6 chairs. This makes a perfect setting for a relaxing dinner at home. Kitchen The separate kitchen with breakfast table is fully equipped with cooker, microwave, coffee maker, fridge - freezer with ice-maker, toaster, dishwasher & all kitchen utensils. Plastic-ware is provided for use around the pool. Master Bedroom and En-Suite The Master Bedroom with wooden floor has a king size bed, large walk in wardrobe, TV and ceiling fan. The en-suite has vanity unit with lights above, walk-in shower & toilet. 2nd Bedroom The 2nd bedroom with wooden floors has a queen size bed, built in wardrobes, chest of drawers, ceiling fan and TV 3rd Bedroom The 3rd bedroom with wooden floors has twin beds. Main Bathroom The Main Bathroom between the 2nd and 3rd Bedrooms has a vanity unit, toilet, bath with overhead shower. The villa also has a washing machine and tumble dryer. FREE WiFi Internet. Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. A minimum "Fine" of 250.00 will apply if evidence of a pet is found in the property. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cancellation Policy
Cancellation within 30 days of arrival, all payments are non-refundable.
Booking Deposit
The booking is confirmed with a deposit of 200 USD.
Payment Balance
Balance of payment is due 30 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Smoking Policy
Smoking is allowed, but outside only.
Cleaning During Stay
There is no cleaning/maid service available.

Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 120.00 USD for stays of any number of nights or occupants. Guest is expected to remove the garbage & recycling on departure. Guest is asked to start the dishwasher & first load of laundry. If property is left in unreasonable condition, extra cleaning fee will apply.
Check In/ Out Times Policies - Property Access
Check IN: 04:00 PM Check OUT: 10:00 AM Because there is key-less access, you can arrive as late as you wish. Lock box code supplied by owner upon receipt of full payment.
Pool Heat Policy & Fees
A fee is charged for pool heat. Fee is 25.00 per night based on 4 nights or 175.00 per week. A guest must request this optional service.
Security or Damage Deposit
An accidental damage waiver is required and provided for a fee. An accidental damage waiver of liability is REQUIRED and provided by the owner for a one time fee (paid directly to the owner) of $45 for stays up to 30 days in length, $78 for stays of 31-60 days and $99 for stays of 61-90 days. It waives a claim against the guest for the cost to repair or replace accidental damage up to a limit of $1,500. This fee is not included in the quote provided by Owner Direct. In addition there is a $250 Security Deposit (Refundable) for items not covered by damage insurance (such as, but not limited to: Late check-out charges, smoking, pets, over-occupancy, excess trash, extra cleaning necessary etc). The waiver and damage deposit is due 42 days prior to arrival. When warranted, the deposit (or portion thereof) is refunded within 14 days of departure., Groups of young adults may be subject to a larger deposit.
Group & Min. Age Policies
There are group or minimum age requirements. Adult guests must be 25 years or older., Allow groups of families or couples. Proof of age may be required for all guests. Extra or unauthorized occupants could result in eviction without refund. Hosting a function/party is not allowed.

Linen is included in the rent Towels are not allowed outside of the property.
Air Conditioning & Fees
Air Conditioning is included in the rent Excessive use will be charge for by deducting the cost from the security deposit.
