Terms & Conditions:

“OUR MONEY BACK GUARANTEE”: Upon your arrival, if you are not completely satisfied with your accommodation and we are unable to find a suitable replacement, we will refund all your money.

* PAYMENT - All payments are to be made in US funds via Visa, MasterCard, or Discover. A $200 deposit is due when you make your reservation and the balance is due 30 days prior to arrival on a reservation less than 28 days and 60 days prior to arrival on a reservation of 28 days or longer. Personal checks are accepted, via regular mail, if received no later than the above required payment dates. Unless instructed otherwise, the same credit card used for your initial deposit will be charged for the final payment on its due date. Rentals with payments not paid as due are subject to cancellation.

CHECK-IN - 3:00 pm EST or later. Please check in at our office and not at the property. If you are arriving after 5:00 pm or on a Sunday, please call for instructions. No personal checks will be accepted at check in and no keys will be provided for any reservations not paid in full.

CHECK-OUT - Check out time is 10:00 am EST. Please return keys to our office.

CANCELLATION - All cancellations are subject to a $50 cancellation fee. Any cancellation less than 30 days prior to arrival is subject to a forfeiture of all monies paid unless we are able to re-rent the property.

UNAVAILABILITY - In the event a property originally booked becomes unavailable, we reserve the right to substitute a comparable property. In such event, you will be notified and have the choice of accepting the replacement Property or canceling with no penalty.

OCCUPANCY - The number of guests stated on the reservation is the maximum number, including all children and infants, who may occupy this property. We do not rent to anyone under 25 years of age (legal photo ID required upon request).

TRAVEL INSURANCE – Optional Guest Cancellation Insurance is available at a cost of 7% of your total reservation cost and provides coverage to protect you from a wide array of unexpected events such as unpredictable weather, a medical or family emergency. We do not issue a refund in the event of a mandatory evacuation order issued in association with a hurricane warning. Travel insurance is the sole source for reimbursement in such an event. Specific coverage questions should be directed to Insure America, and not the Property Manager.

DAMAGE DEPOSIT – In lieu of a damage deposit, we have added damage waiver coverage which will insure you up to $1500 for accidental damage to the property and its contents during your stay.

KEYS – We are not responsible for theft or lockouts. Please do not leave personal valuables unattended in the property. There is a charge of $60.00 for a lockout, payable to the person who arrives to provide you access to your unit. Lost keys or keys not returned to our office, will result in a charge of $10.00, or $45.00 if a special security door key is involved, to your credit card.

SMOKING & PETS - Please be considerate... “NO SMOKING” and “NO PETS” are allowed in any of our properties.

Wonderful week on the beach We had a great experience at 205 oceanside. Our family has been vacationing in IRB for 12 or so years, spending a week or two each year. Our condo was clean and very nice, pool hot tub and view of the gulf. We actually rented it for the same time frame next year.

Love Oceanside! We love getting up every morning to the Gulf view and seeing beautiful sunsets in the evening. The beach is not crowded. A very relaxing vacation. Just what we needed.

September Stay 2015 Condo is going through some updates with paint and carpet so the paint smell was really strong even with it opened up all week. Area rugs were also very dirty. Excellent location and building. There was schaffolding up for half of the week because the building is having structural issues. If that goes back up it blocks half of the balcony view. Location is great and beach, pool and jacuzzi is fabulous! I live locally and rented this for out of town guests and would rent again.

Oceanside The balcony floor very dirty and the rug needs cleaning. I sure the indoor area rug and floor were affected by the dirt brought in from porch.

Everything was perfect - that's why I went back for a second time. I hope the price doesn't go up so I can consider returning next year again. My only disappointment is the pool closing at dusk. The pool is so beautiful lit up at night and it would be the perfect ending to a day to take a dip or use the hot tub under the early stars. Why is the pool and hot tub closed at dusk?

Oceanside Condo 205 The only thing I didn't like was that the condo overlooked the pool - very noisy at times. For that reason I wouldn't recommend it to a friend. Unfortuantely, this is one of those things that cannot be changed especially on the busiest spring break week of the year. Unforgetable sunsets! Great place! This is our 5th year staying at Oceanside. We love the area, and you can't beat the location of Oceanside! This year we stayed in unit 205. It is in serious need of some updating. Carpets are stained and dirty, tiles in the kitchen and hallway are cracked and uneven. Slats to the vertical blinds are missing and broken, and stacked in the corner of the unit. Wallpaper is peeling throughout. Furniture is really hard to sit on due to wear on the cushions. I will say however, there is a fabulous tv in the living room. We have stayed in a few of the other units and 205 does not compare to the amenities in those units. While we will definitely be back to Oceanside next April, we will not be staying in this unit. Thanks for any consideration in this matter.

Oceanside 205 The unit had a nice view and was clean both inside and around the outside of the building. The only downside was the noise from the unit above us moving furniture around in the middle of the night a couple of times. I would stay in the building again maybe on a higher floor. Heated pool was nice and a short walk to the beach.

Great location!!!! Great location right on the beach and close to restaurants. Spaciuos and well equipped with a huge balcony to enjoy the oceanview and glorious sunsets.<br/>Beds were great however both bedrooms lack natural light and one actually has no windows at all. General condition a little run down with some broken tiles and we had a shortcut that blacked out both (already dark) bedrooms. A fault in the breakerbox was handled by the management company, Florida Vacation Rentals, in an efficent way. Great to have laundry facilities inside condo but the laundry space was rather filthy and needs a good cleaning out.<br/>Beach chairs and umbrella was in abad condition and we bought new ones which we left for coming guests.<br/>

Florida vacation We experienced a broken air conditioner. It was attended to within 24 hours. It was requested that on our rental time we arrange to have the carpets cleaned. That seemed very unprofessional and unaccommodating. We have never stayed where we didn't have two parking spaces and the rigidity of not providing adequate direction as to where to park a second vehicle but to police your parking lot and make demanding phone calls saying we would get towed was very much over the top. If you give a guest two parking passes but NO instruction as to where to park the second vehicle except for reprimands, suggestion we need to pay extra charges, etc. then don't you think you could solve your problem with better communication and instruction from the get go instead of waiting until you feel your guest has made mistakes? It was frustrating. Your guests will comply with what you instruct them to do if you bother to give proper instruction. The pool guy was rude, came in the middle of the day insisting that people get out of the pool, and was rude about using the keys. All of the guests were experiencing difficulty with their keys getting in and out of the pool area. A little WD-40 and upkeep could have solved the problem rather than policing it with a rude attendant who came at very poor times to do his job. We have both said we would hope we won't go through using Florida Lifestyles again due to the things cited above. Hopefully this feedback will help you evaluate whether you can be more accommodating to people who are trusting you to do your job and have things ready, clean, and adequately maintained for their stay. We apologize about your confusion regarding parking policies for the condominium building you stayed at. Our confirmations are very clear that there is only one parking spot per condo unit (which you received two copies of) and there are some limited GUEST parking spots in some buildings and will be marked as such. The staff on property that reprimanded you and was rude do not work for Florida Lifestyle Vacation Rentals, they work for the building association and we have no authority over them. As for notifying you that we are aware the carpets need to be cleaned and would be happy to clean them if you plan to be out of condo for the day was not meant to be insulting. It is just that when a condo is rented for 24 weeks back to back and guests do not want to be disturbed with a carpet cleaning during their stay, we have to at least offer the service to each guest. This way we will not se a review that the carpets were filthy and management company should have offered to clean them for us. Thanks again for your review.

First time at this condo turned out great. Everything went very well for us and we truly enjoyed this condo, inside and out. Only possible complaint was that the pool keeper (contracted?) was a little less-than-tactful with guests, blaming them for some pool problems. Just a personality thing, perhaps. Otherwise, we look forward to another future stay. Good beach and a doughnut shop right up the street!

Just one suggestion, since we forgot to leave our parking pass..(it has been mailed back)..but add a line to your check-out policy that you need the parking pass back...we missed the note on the tag till we were two hours out of town. That would be our only suggestion...otherwise, it was a great stay. Thanks. Maybe we'll be lucky and get to come back next year...if so, you'll be the first we call.
