Terms

GENERAL RENTER INFORMATION: Primary Renter must be at least 25 years old to reserve a rental property and must occupy the unit for the duration of the lease. Renter must adhere to each property's maximum occupancy limit. Gatherings or parties that violate the maximum occupancy limit shall not be permitted, and may result in immediate eviction with no refund due. We only rent to responsible adults and ask that you be mindful of your neighbors while you’re on vacation. Any of the following violations may result in immediate eviction from the unit with no refund due: destruction of property, noise complaints, use of weapons (including BB/airsoft guns), use of fireworks, violation of parking policy, violation of condo association rules. Property manager may conduct periodic property checks during each stay.

INITIAL PAYMENT: One half of the total is due at the time of booking. The final payment is due 15 days prior to arrival.

TAXES: New Hampshire 9% lodging tax has been automatically be applied to your rent total.

CLEANING: A cleaning fee has been added to your rental rate. Please see the rate details for the specific rate.

LINENS: Sheets and towels are not included but can be provided for an additional fee. At least 2 weeks notice is required.

SMOKING is not allowed inside. If you smoke, please go outside, close the door and dispose of cigarette butts properly. If there is evidence that smoking occurred inside the unit, you will be charged a $250 cleaning and ionization fee. This policy is strictly enforced and is not covered by the Accidental Rental Damage Protection.

PETS are only allowed in pet-friendly properties. Violations to this policy will result in immediate termination of the Rental Agreement, and a $200 penalty fee plus any costs for damages, if any, will be charged to credit card on file.

ACCIDENTAL RENTAL DAMAGE PROTECTION: We offer Accidental Rental Damage Protection from Rental Guardian. The non-refundable cost is $45, provides coverage up to $1,500 and is valid for your entire stay. This fee has been automatically added.

We will need a credit card number to keep on file for any incidentals that may arise during your stay. Since you will have accidental damage insurance, you will NOT be billed for any accidental damage during your stay. Your credit card will ONLY be charged if there is intentional damage, theft or if special cleaning is needed as a result of unauthorized pets/smoking. Please call us to leave your credit card number. We will not provide access information until we have it for our file.

If this home becomes unavailable for your rental dates, for any reason, prior to your stay we will do our best to find a comparable rental. If we are unable to find a suitable rental property a full refund will be issued.

CHECK-IN starts at 3:00 PM. Directions and key exchange arrangements will be provided by email prior to arrival. We do not allow early check-ins. Please plan your vacation around this.

CHECK-OUT is 11AM on the day of departure. Sorry, no exceptions. Our cleaners have many homes to clean and are on a tight schedule. Please respect the check-out time. There is a $35 charge for lost or unreturned keys. The Property Manager is not responsible for articles lost, stolen or left behind in the rental property. Upon request of Renter, items found will be shipped, at the cost of the Renter.

RENTER MAY BE CHARGED UP TO AN ADDITIONAL ONE NIGHT RENTAL IF THE PROPERTY IS OCCUPIED AFTER CHECK-OUT.

IF THE RENTER REMAINS ON THE PROPERTY AFTER THE EXPIRATION OF THE LEASE WITHOUT THE WRITTEN PERMISSION OF THE OWNER OR RENTAL AGENT, THE RENTER MAY BE REMOVED FROM THE PREMISES BY A LAW ENFORCEMENT OFFICER WITHOUT ANY JUDICIAL PROCESS.

SUBLETTING is not permitted under any circumstances. Subletting of the premises shall void the lease agreement.

APPLIANCES & EQUIPMENT: The properties we represent are privately owned and any systems or mechanical items may be subject to failure or breakdown. The Property Manager cannot guarantee that breakdowns will not occur, however we will make every effort to ensure any necessary repairs will be made as quickly as possible. The property owners have provided us with contact information for tradesmen that may be called upon if the need arises. In the event a mechanical failure is not able to be repaired during your stay, there will be no refund due.

FURNISHINGS: All properties are furnished with basic supplies: glasses, dishes, silverware, pots/pans, cooking utensils, appliances, paper towels, dish soap, sponge, toilet paper, laundry detergent, kleenex and trash bags. You will need to bring your own bathroom supplies.

INCLEMENT WEATHER: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

This rental unit is for recreational or vacation use and such the terms Owner and Renter have been use throughout this agreement specifically to not create a Landlord/Tenant relationship as defined under NH RSA 540:1. The Renter(s) of this property are not “Tenants” and a “Tenancy” is not created pursuant to NH RSA 540:1-a nor do the provisions of NH RSA 540 apply.

Our officers, agents, employees and contractors shall be relieved of all liability, responsibility or obligation with respect to or arising out of the rental of the unit and any and all of its obligations arising there from and shall not have any further duties or responsibilities except those set forth herein. While its actions under this Agreement are being taken in good faith the Property Manager assumes no liability of any kind whatsoever for the condition of the premises prior to or after any rental period. Owner and Renter agree to hold harmless and indemnify the Property Manager, its officers, agents, employees and contractors from any liability, injury or property damage that is not intentionally caused by the Property Manager, its officers, agents, employees or contractors. Renter further agrees to hold harmless and indemnify Owner from any liability, injury or property damage that is not intentionally caused by Owner, his agents or his contractors.

Payment of money or taking possession of the property after receipt of this Agreement is evidence of acceptance of this Agreement.

Great property, cozy with plenty of space! Wakes in and instantly was amazed at the property. The view from the Large balcony was awesome for picture opportunities! Not a happy vacation home renter... Unfortunately two weeks after our stay we wrmere told they had found bed bugs in the home. We then had to pay to bomb our new home and belongings for precaution and our new vehicle. The company and owner would not refund any money back for all the extra money we had to go spend because of this property. They did not offer anything either. As people who have rented from this company before it was upsetting. We also found someone's dirty shirt and trash in one of the bedrooms. I wish the owner and company could have done the right thing and offered something for this issue. We pride ourselves on having many repeat guests, including this reviewer. The moment we found out there was a possibility of bed bugs, we immediately contacted Orkin to treat as necessary. Orkin came and inspected the entire home. There was evidence of bed bugs on one bed, and no evidence at all that they had spread to any other areas of the home. The whole home was treated by Orkin, and Orkin has certified the home to be bed bug free. Our cleaners are now specifically checking beds prior to all check ins to ensure this never happens again. We always want our guests' experience to be a great one, and if problems ever arise, we do everything we can to make it right. In this case, we reached out to everyone who could possibly have been the source of the bed bugs and concluded that it could only have been this reviewer that brought them in. Therefore, we did not feel it was our responsibility to offer him compensation when he was source of the problem.

Wonderful Place We stayed on bitter cold weekend jan5-8. the fireplace was awesome. kitchen had everything you need for dinners. very clean and location was excellent to restaurants and skiing. As Advertised But...... The house is exactly as advertised and very well kept but I have a couple small things that kept me from giving it 5 stars. First I paid for linen service and I think that means the beds should be made when I arrive. I’m on vacation. I don’t want to run around making beds. The house number sign is hard to see. I blew by the house the first time. The driveway is steep so if you have a sedan it could be challenging in the snow. Lastly there is vent in the kitchen that is really loud. We managed to turn it down to a low rumble but when sitting at the breakfast bar it was annoying. Overall this was a good property. Great place to spend Winter weekends This is a great place to call your home away from home. Perfect location to ski Wildcat or Attitash, easy to pop into Jackson for dinner or down the street to Grant's for groceries. House is spacious, very comfortable & has all the basics in the kitchen if you want to cook at home during your stay. Nice amenities w/ Sonos speakers, wifi & cable. Get the wood stove going, make some popcorn & enjoy your night on the couch - there is room for everyone & plenty of beds for adults & kids in the 3 cozy BR downstairs. Pinkham Realtors are easy to reach if you need something & the house is clean, lights turned on & ready for our arrival on check-in day. Rejuventated My family of 2 adults and 3 kids stayed at this location last weekend for a mini break for my birthday. I actually got engaged on the day we arrived. When we arrived at the home it surpassed our expectations. The home was spotless and had a lovely open floor plan. The condition of the home was in great shape. This was our first time staying in Bartlett and I was surprised how close to Storyland we were located. The street was very quite with not of activity. Corresponding with the property management company was the easiest I've encountered thus far.<br/>We loved this place and was very sad to leave. comfortwble; Great Servicr We really enjoyed our stay. The house is older but has been meticulously maintained. It was very clean. The staff from Pinkham was very responsive and pleasant to work with. Communication was excellent and clear. The only thing the house lacked was good bedding. There were no blankets- just a light quilt on each bed. It just forces you to crank the heat. Loved this house! Rented this house for a four night stay. Took the kids to Story Land and Mt. Washington, and we were also able to get in a quick viewing of Diana's Baths (but the kids were too young to climb). House is close to everything yet secluded!<br/>Only thing that I wish was different about the home or the rental experience is that I would have preferred the beds to have been made rather than the sheets just placed on the bed. I did not realize this was the case as the beds looked made with the quilts etc., and had to rush to make them all. Bad experience and too expensive We rented fir Labor Day weekend. There was no hot water on day 1, no a/c at all. It was hot outside. No grill and not much outdoor space. Only good thing was it was close to the story land. Except that I will not recommend. They charge for cleaning but they want us to clean everything

Our introduction to NH. We celebrated our 50th wedding anniversary this year and this trip to NH was a gift to my husband. He loves the outdoors. <br/>I came across this house in homeaway from home. It was exactly what we needed. The house was very clean, well stocked with things one needs on a vacation. The house was in a perfect area. No much traffic and very quiet. We enjoyed the town and Delaney's was our favorite restaurant. I would recommmend this house and this agency to my friends if they were thinking to take a trip to NH. Thank you for your help and the information given to us to make this trip so easy and pleasant.<br/>

Great location, but... Hi. We had a great stay at 125 Mittenwald Strasse. The location was just what we needed as we hiked a lot at Pinkham Notch and visited Storyland. The house cleaning was good, but nothing can cover up the mold/mildew smell in the second bedroom. Even the dresser wood was saturated with the mold odor. By the end of the week, even our hair was smelly. <br/><br/>The carpets are also pretty awful. With a seven year old boy, things end up on the floor. Pillows and plush toys came home smelly (old carpet/pet smell). <br/><br/>A few new faucets would be a good quick update. The one in the kitchen sprays all over. <br/><br/>The rental process was easy. It would be easier to have a key box on the house. We arrive and leave north of North Conway so the drive through the town to the real estate office was a little inconvenient.<br/><br/>We will check your rentals on future New Hampshire holidays. <br/><br/>Sincerely, <br/><br/>Charlene M. Great location, but not clean and not well maintained. When we arrived there were no towels and sheets as previously ordered. The oven was really dirty. It was so bad that we decided to only use the grill which wasn't much better. We also had to go out and buy cleaning supplies so we could clean the bathrooms and appliances. We loved the location, but the lack of mainentance was upsetting. The downstairs bathroom toilet also leaked and it was apparent by the warped linoleum that this wasn't a new issue.

Great location overall we had enjoyed our stay at this house. We were 2 couples who took our 2 small children to Storyland. The location was absolutely perfect. Close to everything. The house was decent. The stairs were a little scary with little ones and the house had a few cob webs here and there but nothing major. Overall it was a very good stay and I would absolutely consider staying again! House is spacious, very comfortable & has all the basics in the kitchen if you want to cook at home during your stay. Nice amenities w/ Sonos speakers, wifi & cable. Get the wood stove going, make some popcorn & enjoy your night on the couch - there is room for everyone & plenty of beds for adults & kids in the 3 cozy BR downstairs. Pinkham Realtors are easy to reach if you need something & the house is clean, lights turned on & ready for our arrival on check-in day.

We really enjoyed our stay. The house is older but has been meticulously maintained. It was very clean. The staff from Pinkham was very responsive and pleasant to work with. Communication was excellent and clear. The only thing the house lacked was good bedding. There were no blankets- just a light quilt on each bed. It just forces you to crank the heat.

My family of 2 adults and 3 kids stayed at this location last weekend for a mini break for my birthday. I actually got engaged on the day we arrived. When we arrived at the home it surpassed our expectations. The home was spotless and had a lovely open floor plan. The condition of the home was in great shape. This was our first time staying in Bartlett and I was surprised how close to Storyland we were located. The street was very quite with not of activity. Corresponding with the property management company was the easiest I've encountered thus far.<br/>We loved this place and was very sad to leave. overall we had enjoyed our stay at this house. We were 2 couples who took our 2 small children to Storyland. The location was absolutely perfect. Close to everything. The house was decent. The stairs were a little scary with little ones and the house had a few cob webs here and there but nothing major. Overall it was a very good stay and I would absolutely consider staying again!

When we arrived there were no towels and sheets as previously ordered. The oven was really dirty. It was so bad that we decided to only use the grill which wasn't much better. We also had to go out and buy cleaning supplies so we could clean the bathrooms and appliances. We loved the location, but the lack of mainentance was upsetting. The downstairs bathroom toilet also leaked and it was apparent by the warped linoleum that this wasn't a new issue.

Hi. We had a great stay at 125 Mittenwald Strasse. The location was just what we needed as we hiked a lot at Pinkham Notch and visited Storyland. The house cleaning was good, but nothing can cover up the mold/mildew smell in the second bedroom. Even the dresser wood was saturated with the mold odor. By the end of the week, even our hair was smelly. <br/><br/>The carpets are also pretty awful. With a seven year old boy, things end up on the floor. Pillows and plush toys came home smelly (old carpet/pet smell). <br/><br/>A few new faucets would be a good quick update. The one in the kitchen sprays all over. <br/><br/>The rental process was easy. It would be easier to have a key box on the house. We arrive and leave north of North Conway so the drive through the town to the real estate office was a little inconvenient.<br/><br/>We will check your rentals on future New Hampshire holidays. <br/><br/>Sincerely, <br/><br/>Charlene M. Stayed at this house for just under a week, enjoyed every minute of it. Location is quiet. The house had more than enough space for the family. Don't think I'll be booking a hotel in the area again, definitely would stay here again.

We celebrated our 50th wedding anniversary this year and this trip to NH was a gift to my husband. He loves the outdoors. <br/>I came across this house in homeaway from home. It was exactly what we needed. The house was very clean, well stocked with things one needs on a vacation. The house was in a perfect area. No much traffic and very quiet. We enjoyed the town and Delaney's was our favorite restaurant. I would recommmend this house and this agency to my friends if they were thinking to take a trip to NH. We rented fir Labor Day weekend. There was no hot water on day 1, no a/c at all. It was hot outside. No grill and not much outdoor space. Only good thing was it was close to the story land. Except that I will not recommend. They charge for cleaning but they want us to clean everything

3 BR bright, open chalet between Storyland and Jackson village.. Spend your vacation just minutes to several great ski resorts. This 3 bedroom chalet has a bright, spacious open living area with lots of windows to view the mountains, full kitchen with 4 stool breakfast bar, dining area, cozy living room with woodstove (firewood included) and access to the large deck. The large entry way has a half bathroom, laundry room and plenty of room for skis. Downstairs there is a full bathroom and the 3 bedrooms: 2 each with a queen bed, one with an attached full bathroom, and the 3rd has 3 twin beds (bunk beds with a 3rd twin that pulls out). Cable, land line phone, WiFi and firewood. Nearby attractions for all seasons include: Downhill skiing at one of several nearby mountains, cross country skiing, snowmobiling, snowshoeing, tubing, ice skating, sleigh rides, North Conway’s tax free outlet shopping, horseback riding, hiking, rock climbing, biking, Storyland, Santa’s Village, North Conway Scenic Railway, river fishing, swimming, golf, canoeing/kayaking, scenic drives, moose tours, ziplines, gondola rides, sightseeing and the scenic Kancamagus Highway. Blankets and pillow are provided; you can either bring your own sheets and towels or rent them for a $75 fee. We will need at least 2 weeks notice if you would like to use our linen rental service.
