VACATION RENTAL AGREEMENT

The Property Manager, an agent for the Landlord or Owner of the property, and Tenant agree as follows: Tenant is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the Tenant’s security deposit and rents.

Maximum Occupancy for this Property: **Occupancy is limited to each unit. Please contact The Property Manager for specific information regarding the unit you are renting.

**Our rental ordinances are strict. If you need to increase occupancy, please give us a call so we can help find you a property that meets your needs. All Tenants must sleep in beds; air mattresses are not allowed. Tents, RV's and other recreational sleeping units are not allowed in most subdivisions. The Property Manager reserves the right to check occupancy during your stay.**

PAYMENTS: Tenant shall pay to The Property Manager, a deposit in the amount of 50% of total rental due upon booking reservation, and then the balance 60 days prior to arrival. If booking within 60 days of arrival, full amount due will be required at time of booking. A credit card will be held on file until departure and property inspection has been performed.

CANCELLATION POLICY: Should you cancel your reservation prior to 60 days of arrival date, you will be refunded your entire deposit, less a $50 cancellation fee. Should you cancel your reservation within the 60 day window, your deposit will be non-refundable. If we can re-book the property, we will refund your deposit, less a $100.00 re-booking fee and a $50.00 cancellation fee. It is our suggestion that you call us immediately to notify us of any changes to your reservation, all cancellations will need to be in writing as well. Damage Insurance is non-refundable. We strongly recommend you purchase travel insurance to cover any losses. Please see our brochure for more information or contact us directly for further information.

REFUND OF DEPOSIT. All deposits will be refunded to credit card used to secure deposit within forty-five (45) days of Tenant’s Check-out Date. If any amounts are subtracted from Tenant’s deposit refund, a complete invoice will be provided to Tenant along with any partial deposit refund. The check will be sent to the person and address on file at time of reservation unless otherwise stated in cancellation request.

DUTIES OF THE RENTAL PARTIES: This rental agreement is also subject to all rules and regulations as outlined in your Booking Confirmation letter that you will receive within 60 days prior to your arrival.

Rules and regulations will cover subdivision rules, noise ordinances, parking, pets, smoking (all properties are non-smoking), arrival & departure times, and any other information you will need to share with all Tenants staying at the property.

CLEANING FEES: You will be responsible for all cleaning fees. They are listed next to rental price on our site and invoice. If any damage is found during the departure inspection, your credit card on file will be charged for repair. It is our recommendation you purchase damage insurance prior to your stay. If anything is found missing, we will notify you and charge your card the cost of replacement. If any electrical systems or furniture has been moved or altered during your stay; you will be charged a minimum fee of $55. Time over 1 hour to correct the issue will be charged to your card at a rate of $55/hour. Each property will be inspected, sanitized and cleaned after your departure. The cleaning fee you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment. You are required to leave the property in the same general condition that you received it by making sure dishes are washed and put away, the used towels are put in the washer and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at a rate of $50.00 per hour.

MULTIPLE RENTALS: If your party is renting multiple properties; do not transfer any items from one property to another. A $55/hour fee will be charged to correctly organize and replace items. Minimum 1 hour charge.

SMOKING/PETS: A $500 fee will charged to your credit card for any damage done by smoking in the property. All properties are non-smoking. A $300 fee will be charged if we find any evidence that a pet was kept on or inside the property. Please let us know if you need a property that allows pets on the premises. Any damage to the property will be replacement costs and $50/hour in labor. Pets are not allowed in, at, or around our rental properties. Some rentals are pet friendly, additional security deposits may apply. Those with pet allergies should notify us to verify if pets have been present at the property. Absolutely no cats, birds, or exotic animals are permitted.

WEATHER: Our area can see extreme weather conditions during the winter season. We are not liable for any loss due to travel conditions. This includes traveling to and from our properties. Please be aware our temperatures can drop to -40º. Bring proper attire for such conditions. We will try to keep driveways and decks clear for each renter, but please be aware we cannot control snow/ice levels or snow removal companies. Our county removes snow from the Highways and major roadways first, side roads second. Each subdivision and homeowner contracts with private company's to remove snow from their property. We will do our best to make arrangements for timely snow removal prior to your arrival and before your departure. We make no guarantee or warranty for inclement weather. Real estate travel insurance is available to you. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. Mountain roads can be curvy and steep. Gravel and paved drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

FIREWORKS: Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.

FIRE and CARBON MONOXIDE: The property has fire alarms installed and they are believed to function properly at the time of rental. Tennant willnotify management without delay if a fire alarm “chirps” or has a low battery condition. Tenant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.

USE: Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. If noticed these items shall cause termination of this agreement with no refund of rents or deposits.

GOVERNING LAW. This agreement shall be governed by the laws of the state of Wyoming. Each of the parties irrevocably consents to the exclusive personal jurisdiction of the federal and state courts located in Wyoming, as applicable, for any matter arising out of or relating to this Agreement.

INDEMNIFICATION. Tenant agrees to indemnify and hold Homeowner harmless from any liability for personal injury or property damage sustained by Tenant or parties invited onto the property by Tenant. The Tenants and Tenants' Tenants shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident,injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Tenants if such coverage is desired.

ENTIRE AGREEMENT. This Agreement constitutes the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter.. Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by The Property Manager or Landlord enforcing this agreement. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.

OUTAGES: We occasionally experience outages that are beyond our control. The Property Manager may report outages as each occurs. No refunds or compensation will be given for any outages.

TELEPHONES/INTERNET: Most units are equipped with a telephone to be used for local calls only. You must use a calling card or call collect when making long distance telephone calls. Should long distance calls inadvertently be charged to the owner, Tenant agrees to pay for calls plus a $20.00 processing fee. The Property Manager is not responsible for the operation or maintenance of DSL or other high speed internet services. Emergency medical and police service can be called by dialing 911. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

HOT TUB: Tenant hereby acknowledges that if the property they have reserved includes a hot tub, the undersigned is fully aware that the hot tub and surrounding patio/deck can be dangerous; that the deck/patio can be slippery when wet and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and deck/patio areas. No children are permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. Do not stand or sit on hot tub covers. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.

WATER AND SEPTIC: The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of lost rents, repair, cleanup, and septic pumping.

NOISE: The Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum.

SUBLET: The Tenant shall not sublet the property.

VALUABLE ITEMS: Any itemleft behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 21 days they shall become the property of the The Property Manager. The Property Manager shall not be held liable for condition of said items.

MAINTENANCE: The Property Managerwill diligently attempt to address maintenance issues as they occur. There is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects the tenant’s stay; The Property Manager reserves the right to refund at their discretion or relocate Tenants to another property.

HOME OWNER ASSOCIATIONS: The Property Manager cannot warranty amenities provided through home owner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

EXPRESS INDEMNITY: The undersigned, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges The Property Manager and the Owner of the property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her Tenants as a result of, or in connection with the occupancy of the premises and agrees to hold The Property Manager and Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

SALE CONTINGENCY: In the event the home that that you have reserved is for sale, and/or a party enters into contract to exchange title, The Property Manager reserves the right to provide the tenant with a comparable property at no additional cost to the tenant or cancel tenants reservation with a 48 hour notice prior to arrival. Showings during occupancy are by appointment only at the Tenant’s approval. If this property is for sale then this sale contingency applies to this property.

ENTIRE CONTRACT: Time is of the essence. All prior agreements between owner and tenant are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of the State of Wyoming and shall have personal jurisdiction over the parties and the county in which the Premises is located shall be the forum for any legal action brought in relation to this Agreement.

TRAVEL INSURANCE:
Inclusive offerings: Rental Unit Damage Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of [Policy Limit]. Any damages that exceed [Policy Limit] will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of [Policy Limit]. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Rental Unit Damage Protection can be purchased up to, and including at, check-in. submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly The Property Manager any amount payable under the terms and conditions of the Rental Unit Damage Protection. Please contact The Property Manager directly if you do not wish to participate in this plan or assignment.

OPTIONAL OFFERINGS: You may purchase a Rental Unit Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay. SUPPLIES: The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings. Paper products are supplied, but will not be replaced if consumed. Staples (salt, pepper, foils, wraps, etc) are stocked by the owner of the property. Tenant is responsible for replacing stocked items as they are consumed. The Property Manager will not reimburse Tenant for any out of pocket expense. The Property Manager may not have all the items you may be accustomed to having in your home. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Occupancy is based on sleeping capacity; each home may not have ample dining/living room seating to match bed capacity. You should bring personal items such as bath soap, shampoo and toiletries. Extra towels are always recommended for homes with hot tubs.

CHECK-IN: Check in time is 4:00 p.m. on your day of arrival. Lock box codes WILL NOT be issued with a balance owing or without a signed rental agreement. Please call if you are going to be arriving late. Your lock box code will be given to you verbally and a welcome package will be posted outside of our office.

CHECK-OUT: Check out time is 10:00 a.m. on your day of departure. A $75.00 fee will be charged for each 1/2 hour past the required checkout time, as we often have Tenants leaving and arriving the same day, while leaving the cleaning services a small amount of time to clean. $50.00 per item fee will be charged for each lost key, $300 will be charged for a lost key fob, electronic key, garage door opener or parking pass. Each rental unit has a check-out procedure posted inside of the house. Please read, and follow the check out directions prior to departure.

TRASH: The Tenant shall dispose of all waste material generated during the rental period in a lawful manner and shall take the trash and any waste material with them at or before checkout. Any trash or waste left will be subject to penalty of $50 per large ktichen bag remaining on premise; any such penalty shall be collected and reimbursed from the Tenant security deposit.

Excellent home. This house is very nice and clean. Provided most of everything that a large family of 16 stay comfortably. Only minor problem like the TVs not working at all. Wifi working well enogh for upstairs not basement. All in all everything quite satisfaction. Will stay here again if we in the area. Beautiful home with some cleaning issues The house was beautiful! It had everything my family needed for our trip. The kids keep asking when we can go back. The only issue we had was with the cleaning people. When we got there, we had to make 10 of the 14 beds, there was a giant thing of poo on the side of the toilet in my room, dirty dishes under my bed, the house wreaked of bleach (especially in the fridge), the house and fridge had to be aired out before we could use them. I sent several emails to the management company about the issues and didn't even get a basic acknowledgement email until a few days after we got home a week or so later. Other than those issues with the cleaning people and lack of response from management about those issues, the house was amazing and we loved it. Lots of space, beautiful location - house needs updates Our group of 13 overall had a pleasant stay. There was an issue with housekeeping (garbage left on downstairs bedroom floor and bed sheets dirty) but management responded quickly by sending head of housekeeping same day to rectify the situation. The projector in theater room isn't working correctly if this is important to you. This is a comfortable place for a large party and Yellowstone accessible via a scenic 40 minute drive. Nice cabin in a pleasant location Very pretty cabin. Modern, comfortable. Did not notice any problems. I was worried that there were so many rules listed, that we might accidentally do something wrong, but there were no issues there. Nice property but horrible service staff We stayed here for family reunion in July 2016. The reservation staff was very nice and it was very easy to book the property. However, when we checked in half the beds were not made and the bedding was on floor - we weren't sure if it needed to be cleaned or not. Finally, after being on the phone for an hour to get housekeeping, we decided to wash the bedding and made the beds ourselves.<br/>We're prepared to not have anything spoil our family reunion and had a great time in the backyard tossing frisbee. The next day while we're out, the maintenance staff came in harassed kids for damaging the golf course - apparently the the backyard extends into the golf course and since there is no fence or any sign, it hard to tell it apart.<br/>The staff was very rude and racist and this totally spoiled our vacation. We're not going to stay in any Peak Property rental again. The house was new and big but it lacks the soul that an individual owned property has. <br/>Sorry for the harsh review. Unfortunately, this guest exceeded the maximum occupancy by 10-12 additional guests. They had tents pitched in the backyard, and overflowing onto the golf course. The golf course superintendent, who is separate of our company asked you to politely remove the chaos from his golf course, which this renter is now confusing with our staff. We believe most people in this world are good, law abiding citizens.. This renter wasn't one of those people, as they had a total disregard for staff and their rental agreement.

Cozy Weekend We all had a nice time at the Eagles Perch cabin. Beautiful decor, nice and cozy. It's nice to have a big table for everyone to sit at together.

Not anything like last year. We were very disappointed in this cabins maintenance this year. For 1 the dryers were full of towels and linens.We folded and put these away. 2nd the garbage cans were not empty upon arrival we took ever bit of garbage with us on our departure. 3rd the theater room was not clean and the couches were broken and I don't think they have ever been cleaned. 4th the cabinet doors are about to fall off the hinges. I understand this cabin is a rental but there needs to be some maintenance done as well. Response from KABINO; Thursday, January 19, 2017 Thank you for your review. Comfortable home, great location Loved this property for location, comfort, the back yard,two washer/ dryers, the entertainment room (great to watch movies with the whole group) and much more. Bathrooms for a large group can get tricky as there is one full bath room for the entire upstairs that has two bedrooms and an additional room with bunk beds. However, there is a full bath and a half bath downstairs and a full bath in the basement. With a group of 15 it got a little tricky but nothing you can't manage with. Overall, it was a great property for a large group like ours.<br/>Property management company was very responsive to any questions or concerns we had.Kitchen is well equipped with utensils, plates etc. Quiet neighborhood, very close to a grocery store and gas station. Awesome winter cabin for sledding Rental was just as it says. Really nice location for riding sleds right out the door onto trails. Great Vacation We had 9 grandchildren, 90 year old mother-in-law and 6 adults on a family vacation. This place fit our needs perfectly. Plenty of play space, seating on deck and inside and a media room! I could have had more towels but everything else worked out well. My only complaint or comment would be that the sprinklers went off for hours each early AM. This caused some flooding in front. IP Village Eagles Perch Feb 2017 We were in the area for a Snowmobile Trip and the place was very nice. Limited parking in driveway for a 4 place trailer but Kabino told me there is an addtional parking lot at the golf course clubhouse down the road. Were able to Sled right from the house. <br/>Nice Feature was a 2 car unheated garage for overnight parking of the sleds.<br/>Only complaints are:<br/>Almost all the light bulbs in ceiling needed to be replaced as they were out.<br/>No Satellite or Cable TV, Only Internet TV (like Netflix of Roku) on downstairs TV. Other TV's only played DVD's...<br/>Also we couldn't find the Crock Pot either??? Response from KABINO; Wednesday, February 22, 2017 Thanks for a great review! Family vacation My family stayed at this rental and enjoyed our time there. There was just a few minor problems half the lights did not work, garage floor was dirty, and out side the property had garbage and nothing was cleaned up ready for summer. The property managers drive by a lot to check if your doing things right. Overall it is a nice place just needs to be taken care of a little better.. Island Park July 2015 The location was good and the property ample for our group. Feedback would be to provide more information on how to work the different tvs and blue ray players. Fix the leak in the freezer so that it doesn't puddle. Also, when we first booked the property, a pool and hot tub were advertised, however, upon arrival we were abruptly told the pool was closed forever and there was no hot tub.

Great place to stay for Yellowstone or Island Park This house was perfect for 4 families. We had 8 adults and 8 kids and it didn't feel cramped in the slightest. There is a huge room upstairs with 4 sets of twin over full bunk beds, so that was the best part! All the kids could stay in one room. There is also a little loft above the two other upstairs bedrooms that has toys and a big doll house, which was an added surprise. <br/>The home was clean and furnished with everything you'd need. There is a gas station/general store within walking distance. <br/>I only wish it had cable TV and a hot tub. But other than that was perfect for our family gathering. I will stay here again.

Very Nice Cabin but with no media connection The cabin is much nicer than in the pictures and located in a vary nice resort. It does take about 40min drive to the Yellowstone. It is important to mention the mart at the close-by gas station for the possibility to buy food and rent movies to see at the super nice home theater in the basement. Our biggest problem though was that the promised INTERNET was off and with no 3G/4G reception, we were completely disconnected (very low cell signal). We wouldn't take this place if it wasn't mentioning Wifi and were very disappointed from the service received by the company that runs the place and sent us to talk to different companies and didn't really assist to solve the problem. Response from KABINO; Friday, October 2, 2015 This is not true. I personally handled the internet resolution for this guest. The WiFi wasn't the issue, it was the internet provider that hit a cable in the area. We worked diligently to resolve the issue for the guest, but it was unfortunately beyond our control. We had numerous discussions, with the guest, the internet provider and we followed the ticket and case number through to the end. This review is really unfortunate, only because its not honest. Although the internet issue was beyond our control, we worked hard to resolve the matter with the provider (a cable was dug up in the area, and internet/phone lines went down). We believe that 99% of our renters are good, honest, and truthful people. This renter is none of the above. The high-speed DSL and WiFi are all back up and running!

Nice home The home is well organized and accommodated our entire family of 20. The backyard with the deck and BBQ along with the space for a volleyball/badminton net was great. The grandkids had a great time playing hide and seek in the home and the theater room in the basement provide a nice quite time for the children to settle for the evening.

Family vacation gone Great My family and I decided we would get together for a small family reuniom, the problem is our immediate family contains 16. This is 8 adults and 8 children, it was hard to try and find somewhere that would accommodate all of us, and eagles perch more than fit the bill. This place was breathtaking and great for families looking to get away and escape, while getting in tune with your selves. It was close to many locations we wanted to go to, and had enough space for dance battles and board game fun.

Beautiful and perfect This was a perfect getaway for my birthday and it was perfect for all of my family. Family Reunion We loved the cabin, the location, the upgrades the bedroom configurations and enough bathrooms. The decor and upgrades were beautiful. It was not particularly clean when we arrived. The dining table and counter tops were stick and dirty. Some furniture was dusty and it didn't seem to have had a good vacuuming. The bathrooms were fresh and clean and the linens were nicely laundered. We couldn't get the ice makers in either refrigerator to work or the water dispensers. But I'm not sure they were supposed to be functional. We really enjoyed the cabin and had a wonderful time together.

The perfect getaway We had our family reunion at the "Eagle's Perch." Was our first time at this property. It was spacious, had everything we needed, was close to Yellowstone, a grocery store (for the few items we forgot), and to Mack's Inn where we rented rafts, a tandem kayak, and a paddleboard to float the river. We were able to store drinks in the fridge in the garage, and fill up the fridge and freezer in the kitchen with the food we brought. We enjoyed the home theater room and eating and playing games around the kitchen table. The kids enjoyed playing in the loft. It was the perfect jumping off point for active mornings and the perfect landing pad for chill time in the late afternoon and evenings. There was room for everyone in our group and the consensus was we need to come back and make this place a family tradition. We loved it. We also enjoyed the Peak Rental iPhone app that gave us all the info about the property in one place. We'll be back!

Great Getaway Enjoyed every minute of our stay. The cabin was well furnished with recent renovations and the theater room was a popular hangout. Kitchen appliances were modern with lots of dishes and cooking necessities. The upper loft and bunk room were a great place to stuff the kids. Overall, great place and would love to stay there again.

Eagles Perch VRBO This is a wonderful family home, well maintained with ample space and amenities. The property location allows for easy access to the National Parks as well as other activities in the area. Our group (adults and children ranging from 8 -15) thoroughly enjoyed our stay in this beautiful home. Lots of space! We enjoyed our stay here, but I wouldn't say the experience was flawless. The rental property has lots of space and rooms and is in a great location in Island Park. It was generally clean on the surface, but at least one of the beds appeared to have been slept in and the sheets not changed (makeup on the sheets/sheets pushed down like they'd been used). It wasn't clear in any of the paperwork what we were supposed to do about beds upon checkout, so it's possible someone just made the bed and the cleaners didn't think it had been used. All beds should be stripped regardless. The room with the bunkbeds had a pile of waded up sheets in it...clearly not meticulously cleaned! The place had lots of towels, almost too many. They were everywhere and being used for everything. Because of that, they were covered in stains and it was tough to say if they were clean or not. All of the lighting on the outside of the property had been burned out. We had to swap bulbs from lighting inside the property to get outside lighting so we could see to put the code into the lock box at night. The property needs to have better maintenance for sure. <br/><br/>I wasn't impressed with the property management. When I booked the property I'd received a message indicating I'd get details on check in 48-72 hours prior to day of arrival. At 48 hours before and having not received anything, I called. I was told I'd receive it and that it wasn't a problem unless I didn't receive it the day of check in. No real sense that he intended to make sure I was a happy customer. Ultimately I didn't receive the email until the day of check in. Not very professional!<br/><br/>I'd recommend the property only because I know it can be tough to find one at certain times of the year. Just be warned that you'll want to make sure things are clean!

Eagles Perch The house is nicely appointed, but very poorly cleaned. We had to wash almost everything in the kitchen prior to use. (Items were literally sticky, had food/grime stuck on them, etc.) And there is dust and dirt everywhere, hairs in the tub upon arrival, discarded items from prior guests under the beds, etc. If I were the homeowner, I would be very upset about the lack of cleanliness. There were also issues with a lack of instructions as to how anything in the house worked, where to take the trash that we were required to remove, etc. Additionally, the Dish Network service was cancelled and we were not told that. The only television in the house that worked was the Theater. We only found out about this issue when an Engineer was sent to the house to attempt to get the TVs to work. And the internet does not work in the basement. (No signal.) All in all, very disappointing. Response from KABINO; Wednesday, August 27, 2014 This review was expected, but it is not accurate. We do our best to weed out anyone who lacks ethical conduct. This particular renter, was rude, discourteous to staff, problematic for maintenance and downright not truthful even after accommodating her numerous special requests. This renter had a serious problem telling the truth throughout her stay, mixed her stories and flat out lied to our staff regarding the no pet policy in this home. Unfortunately this renter broke the rules. We believe in good business and honesty. This renter has neither built into her character, integrity or ethical conduct. Collectively, we have placed her name on the Do Not Rent list, and hopefully other home owners and property managers will also label this renter accordingly moving forward. We had the right to immediately evict her, but chose to give her a 2nd, 3rd and 4th chance. This property shouldn't be penalized by someones malicious attempt to discredit it without justification. This is a remarkable property, and it constantly receives the highest of reviews. We believe that 99.9% of the renters out there are respectful and decent human beings.

Nice Vacation Home Spent weekend in Island Park and enjoyed the areas outdoors. This vacation home was a nice home for our large group. Plenty of room and space. Nice little grocery store nearby (The Robin's Roost). We won't need to pack as many groceries along next time knowing they had everything we would have needed. Ate at West Yellowstone at Old Town Cafe and enjoyed their home town cooking. Did have a couple of items come up concerning the home and the property manager remedies those quickly.

Great stay at a Home Away from Home! We had a great time staying at the Eagles Perch! The set up is great, very well used space with plenty of room! This kitchen is well stocked and nice to use. The theater room is excellent and everyone loved watching movies! It was really nice having access to the garage and the second fridge was a big help! The house was beautiful! It had everything my family needed for our trip. The kids keep asking when we can go back. The only issue we had was with the cleaning people. When we got there, we had to make 10 of the 14 beds, there was a giant thing of poo on the side of the toilet in my room, dirty dishes under my bed, the house wreaked of bleach (especially in the fridge), the house and fridge had to be aired out before we could use them. I sent several emails to the management company about the issues and didn't even get a basic acknowledgement email until a few days after we got home a week or so later. Other than those issues with the cleaning people and lack of response from management about those issues, the house was amazing and we loved it.

Our group of 13 overall had a pleasant stay. There was an issue with housekeeping (garbage left on downstairs bedroom floor and bed sheets dirty) but management responded quickly by sending head of housekeeping same day to rectify the situation. The projector in theater room isn't working correctly if this is important to you. This is a comfortable place for a large party and Yellowstone accessible via a scenic 40 minute drive.

This was a perfect getaway for my birthday and it was perfect for all of my family. We enjoyed the movie theatre, the fire place the ambiance of the whole cabin, it was just warm and cozy. I can't say one bad thing about it. I wish it was mine. Loved it! Thanks

My family and I decided we would get together for a small family reuniom, the problem is our immediate family contains 16. This is 8 adults and 8 children, it was hard to try and find somewhere that would accommodate all of us, and eagles perch more than fit the bill. This place was breathtaking and great for families looking to get away and escape, while getting in tune with your selves. It was close to many locations we wanted to go to, and had enough space for dance battles and board game fun.

The cabin is much nicer than in the pictures and located in a vary nice resort. It does take about 40min drive to the Yellowstone. It is important to mention the mart at the close-by gas station for the possibility to buy food and rent movies to see at the super nice home theater in the basement. Our biggest problem though was that the promised INTERNET was off and with no 3G/4G reception, we were completely disconnected (very low cell signal). We wouldn't take this place if it wasn't mentioning Wifi and were very disappointed from the service received by the company that runs the place and sent us to talk to different companies and didn't really assist to solve the problem.

Very nice. Beautiful home. The housekeeping staff did not leave toilet paper or paper towels out for our usage as described in our initial introduction. Main floor TV did not work.

This house was perfect for 4 families. We had 8 adults and 8 kids and it didn't feel cramped in the slightest. There is a huge room upstairs with 4 sets of twin over full bunk beds, so that was the best part! All the kids could stay in one room. There is also a little loft above the two other upstairs bedrooms that has toys and a big doll house, which was an added surprise. <br/>The home was clean and furnished with everything you'd need. There is a gas station/general store within walking distance. <br/>I only wish it had cable TV and a hot tub. But other than that was perfect for our family gathering. I will stay here again.

The location was good and the property ample for our group. Feedback would be to provide more information on how to work the different tvs and blue ray players. Fix the leak in the freezer so that it doesn't puddle. Also, when we first booked the property, a pool and hot tub were advertised, however, upon arrival we were abruptly told the pool was closed forever and there was no hot tub.

We had a great time staying at the Eagles Perch! The set up is great, very well used space with plenty of room! This kitchen is well stocked and nice to use. The theater room is excellent and everyone loved watching movies! It was really nice having access to the garage and the second fridge was a big help! Thanks for allowing us into your cabin and sharing with us to make some amazing memories!

Spent weekend in Island Park and enjoyed the areas outdoors. This vacation home was a nice home for our large group. Plenty of room and space. Nice little grocery store nearby (The Robin's Roost). We won't need to pack as many groceries along next time knowing they had everything we would have needed. Ate at West Yellowstone at Old Town Cafe and enjoyed their home town cooking. Did have a couple of items come up concerning the home and the property manager remedies those quickly.

The house is nicely appointed, but very poorly cleaned. We had to wash almost everything in the kitchen prior to use. (Items were literally sticky, had food/grime stuck on them, etc.) And there is dust and dirt everywhere, hairs in the tub upon arrival, discarded items from prior guests under the beds, etc. If I were the homeowner, I would be very upset about the lack of cleanliness. There were also issues with a lack of instructions as to how anything in the house worked, where to take the trash that we were required to remove, etc. Additionally, the Dish Network service was cancelled and we were not told that. The only television in the house that worked was the Theater. We only found out about this issue when an Engineer was sent to the house to attempt to get the TVs to work. And the internet does not work in the basement. (No signal.) All in all, very disappointing.

We enjoyed our stay here, but I wouldn't say the experience was flawless. The rental property has lots of space and rooms and is in a great location in Island Park. It was generally clean on the surface, but at least one of the beds appeared to have been slept in and the sheets not changed (makeup on the sheets/sheets pushed down like they'd been used). It wasn't clear in any of the paperwork what we were supposed to do about beds upon checkout, so it's possible someone just made the bed and the cleaners didn't think it had been used. All beds should be stripped regardless. The room with the bunkbeds had a pile of waded up sheets in it...clearly not meticulously cleaned! The place had lots of towels, almost too many. They were everywhere and being used for everything. Because of that, they were covered in stains and it was tough to say if they were clean or not. All of the lighting on the outside of the property had been burned out. We had to swap bulbs from lighting inside the property to get outside lightin

This is a wonderful family home, well maintained with ample space and amenities. The property location allows for easy access to the National Parks as well as other activities in the area. Our group (adults and children ranging from 8 -15) thoroughly enjoyed our stay in this beautiful home.
