Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Would not recommend! This property was the worst VRBO property that we have ever rented. It was not clean and it was in need of updating. The floors were filthy, the blinds were broken, and the locks on the outside doors were loose. One of the smoke detectors was hanging from the wall, not operable. I would not recommend this property to anyone! Jackson Hole vacation stay The townhouse was very good for our family. Mgt responded great to the issue with the coffee maker and the shower curtain. Only issues were only one trash bag for the three night stay, no wash cloths out and the high tub in the bottom bathrooms. Hard to get into and out of. No bars to hold onto. Cute townhouse We stayed here 2 nights. There was plenty of space to spread out with 2 stories and a basement. Short walk to Snow King and to downtown. We ended up going out for coffee since the coffee maker did not function well. Filthy dirty pig sty The place RedAwning calls a townhouse is a filthy dirty pig sty. Many light fixtures are broken, at least three doors could not be closed, there was no toilet paper and no tissues. Rugs are filthy, stairs are very dangerous, there are broken boards on the stairs and deck. Hand rails by the stairs are loose. The floors are dirty and gritty. There are piles of dirt, rocks and grit in the interior corners that has been there for years. The outside stairs are not lighted and are dangerous. I am going to ask the Jackson city inspector to condemn the place. Rustic Property that is Functional The townhouse has an authentic log cabin feel down to the creaky boards (minus a functioning fireplace-it is an electric heater). If this is what you want and you need 3-4 beds and 3 bathrooms at an affordable rate, this is the place for you as it has plenty of room and is located across the street from the Snow King Resort (partial view of the ski slopes). If you are looking for luxury, look elsewhere as this is a rustic property that is a bit dated and in need of some minor repairs as many other reviews described. Beware that there is no privacy with respect to sound in the house...you can hear footsteps from just about anywhere. It was fine for my group as we all went to bed around the same time.<br/><br/>I knew what I was getting into, so my expectations were managed and I was fine with the property once management fixed an issue with the heater and the tub drain the first day. The host was very responsive and flexible. I would stay here again as it had everything we needed and was in a great location.<br/><br/>It is a great place to stay on New Year's Eve as you can see the torch parade and fireworks at Snow King from the living room and not have to brave the cold.

Jackson Hole Holiday Family vacation Our stay in this property was pleasant in that, with two bedrooms and a loft, it was spacious and comfortable for a family of five. We had a perfect balance of privacy and togetherness. Also, it was walking distance to the town, which also made it an ideal location for dining and shopping options, which we loved. The issues were that the home was not clean at was as if housekeeping simply made the beds and that's it. the kitchen was filthy and all dishes we used had a film on them and needed to be washed before we used them. (We had breakfast daily and two dinners at home.) Everything out also had a greasy film on it and even the microwave was greasy and fithy. In addition, the entire home was pretty dusty, the bathtub in one of the rooms did not drain and the furniture, particularly the sofa, had seen better days. I was most surprised by this because the photos make it seem as if everything is fresh and/or new. This home definitely needs some elbow grease and TLC. We loved our trip though and plan to return. In doing so, I like these units/ this style of home and location, but for the premium holiday price we paid for it, we will likely not return to this particular one. Ski Vacation Jackson Hole Townhouse was a good fit for us. Furniture is a bit "used" but otherwise (sheets, towels, kitchen/bath supplies were ample). Floors need refinishing. Smaller, more rustic than expected but great location The downstairs rooms are a good size with large, clean bathrooms. The upstairs loft space is very cramped with little privacy and little head space. Upstairs gets very hot, downstairs got pretty cool in late June. We also had a water leak under the kitchen sink, mice droppings on the kitchen counter and a mouse eating our food. Maintenance did bring a trap but didn’t bait it properly so we rebaited it, caught and disposed of mouse. Not something anyone wants to do on vacation. Jackson Vacay The location of the property was very good. The property is in need of a few upgrades with the furniture in the living room area. The unit also had mice bate out and one night we had one get into some food when they ate through the plastic. OK place to crash, not worth the price 5 friends and I stayed at this condo for 4 nights in early June. We loved Jackson, but will not stay at this location when we return. Overall, the condo is uncomfortable as it lacks cleanliness, is not well stocked, and is generally run down. We did enjoy the location of the condo - walking distance to the town and the slopes. <br/><br/>We experienced a couple of issues (siting of mouse droppings and a broken dishwasher) within the first 24 hours. The host was responsive, and resolved them in a timely manner. They and AirBnB worked with us post-visit to make sure our concerns were addressed. TurnKey was not able to assist with resolution as this is "Marketing Only" site. The condo is not well taken care of. The shower drains were clogged. The place was dusty and unswept. The towels and sheets were clean, no additional blankets. Plenty of hot water (will scald you if not careful). The kitchen is not well stocked (there were not enough forks for the sleeping capacity, no dishwasher soap, one of the burners doesn’t work). The main lock is loose. <br/><br/>It's an OK place to crash, but the pricing felt high for the quality. So unprofessional and not worth trusting When I arrived they told me that the lock is something wrong and need a local team to come and check, then I spent two hours doing nothing waiting at the front gate, all my family were tired and we were sleeping in the car. Then someone finally arrived they just entered a code and get in, I've been calling three or four times but no one told me this code, it was so weird. But then when I get in I realize it's the last guest arrived late so they did not have the time to clean up, they used excuses to keep us waiting in order to finish the clean secretly. While we were waiting we saw the cleaners get into a house at the back door but we were not sure so we didn't ask. Not the Adventure you want on vacation Townhome with great potential but lots of things that didn't work for our families of 8 people total. Home was not clean. Kitchen floor was sticky, food particles were left on rug, kitchen isn't stocked; not enough silverware for 7 people or spoons for cooking. Floors so squeaky it's impossible to walk without waking up the entire house. This isn't a good choice if you have young kids. Full-size futon only had twin sheets and all floors in house were very dusty. Bathrooms were clean, but garbage cans not provided routinely in all of them. Also, townhome is older, so some of the planks on the deck are weak. Elderly folks could have a hard time getting in and out of this condo. Safety is an issue. Location was excellent to downtown and local parks/ski hill. Owner was always responsive to text messages and did come to fix TV. She was rude to satellite company on phone as well as to me and my family when we expressed concerns of cleanliness of the rental. Good base for visiting parks and Jackson This property met our main requirements of having 3 separate bedrooms and being walking distance to downtown Jackson. We stayed 5 nights and used this as a base for visiting Grand Teton and Yellowstone. The property has been well-used probably during ski season and could use a visit from a handyman to address small annoyances like bathroom doors that will not close all the way and showers that drain very slowly. It would be a little cramped for a big group but for our family of 4 with 2 teenagers it worked well. The property manager and owner we dealt with were friendly, responsive and helpful.

Not As Advertised - Worst Experience Ever- Safty Issues Received no access instructions to home. Called Turnkey and instructions they provided were wrong. Called them back and was informed access to home had to come from the owner so we stood on the front porch and waited an hour.<br/><br/>SAFTY ISSUES<br/>Smoke detectors in both bedrooms did not work<br/><br/>CO detectors did not work<br/><br/>Door handle to patio door in one bedroom was falling off and could be broken into.<br/><br/>Back was falling off desk fan in loft exposing bare electrical wires.<br/><br/>Walkway to home is wooden deck style with many rotten boards, sloped side to side from apparent settling and settling. At top of one of many flights of stairs there is about a 1" offset from apparent settling and my wife tripped, fell down 7 stairs and broke a rib.<br/><br/>NOT AS ADVERTISED<br/>No toilet paper, paper towels, laundry detergent or trash bags. Texted the owner who had me texting some third party and finally on last day these items showed up on front porch only after we had gone to store to purchase them.<br/><br/>After returning from store with food we discovered the kitchen was missing the essentials to cook a meal. Not even a dish towel to dry dishes and the grille on the deck was not usable.<br/><br/>No tablet or instructions of any type in home<br/><br/>One bathroom had no trash can.<br/><br/>Two lamps in living room could not read a book because one did not work. Was not the light bulb as we tried that. Turned out one lamp in each of bedrooms did not work either<br/><br/>One tub/shower had clogged drain and backed up. Terribly Disappointed , the place was awful The rental was dirty, with dirty rugs and the hardwood floors were in terrible shape.They listed 3 bedrooms but there were only 2 and a loft with no closet and only a bed and very low ceilings that you could not stand up straight in. It was terrible. The location was good but that was about it. It was expensive for 2 nights for what we got. Great Grand Teton Log Cabin feel that our group experienced, it has a different appeal that brings closeness and create conversations that flows from kitchen to living room.Love the house, but just needed some TLC. The view of the Ski ramp is beautiful. The visitor center is in proximity and the drive to different areas to view Grand Teton is close and Grand Teton is A-M-A-Z-I-N-G. The Snake River view is beautiful.We walked around Jackson Hole and around the park, restaurants and some shopping.Turnkey is on top to provide guest with information, answer questions and let you know if you can check in early and leave later. Great Stay in Jackson The unit has a charm with it's spiral stair case and exposed log beams in the home. We arrived with an issue as my wife and I scoured our email,text and paper work to find the rental contract with the access code to the lock on the house.Called Turnkey and they quickly reviewed our contract and determined that a combination was never sent and provided the information needed to get into the unit. We found a clean, neat and ready for us to settle in town home. Each room or area in the house had it's own HVAC unit, so everyone was comfortable. Sure there were a few issues: The ice maker in the frig was not working, One of the smoke detectors was chirping to remind us it needed a battery, worst of all there was no wine opener in an otherwise well stocked kitchen. All of these issues we were able to overcome and Turnkey was quick to respond to our call although with only a 2 night stay they would not be able to address them before we left. Turnkey assured us they would take care of them within the week. Over all a great place to stay in Jackson, close enough to the center of town to walk to the shops and restaurants. I would recommend using Turnkey for future rentals based on their customer service. Great location but not up to par in other ways. We loved the location of this property but I have to stay we were a little disappointed in how the kitchen was stocked and in the cleanliness in general. We rented a property after this one in Yellowstone for about the same cost and it was like night and day. They just need someone to come through and give it a thorough cleaning and restock the kitchen. Otherwise, it was fine. Great location! Good value Located just a few blocks from downtown Jackson Hole, with the mountains behind the rustic setting. Even though an attached home feels like a cabin. When we arrived, the cleaning service had not been there. We called and they were able to get the crew out to clean that evening and we did receive one night refund. So while it was inconvenient - so glad we didn't arrive late at night, they resolved it and compensated us. The property is three levels with an upstairs loft, and two bedrooms & two bathrooms downstairs, with the living room/kitchen and bathroom on the main level. The living room is small for the number of people, and the futon couch is not the most comfortable to sit on. Could use some at least one more comfortable chair. Overall we were satisfied, great location and we went with this location as we were looking for something rustic, and the price was much cheaper. The beds were not very comfortable, okay but after 3 nights a couple of our group had back aches - of course we are in our 60s. Overall great location, great price. I'm giving cleanliness 3 stars as it was dirty upon arrival, but the cleaning company did a great job and what a difference in the smell and feel of the entire unit... so was 5 star clean when they were done. two nights in Jackson The location of the condo is great - at the base of the Snow King Mtn, and only a few blocks to Jackson Square. We weren't in the condo much, but it was okay for the two couples that stayed here. It's three stories, with a spiral staircase from the main middle level to the downstairs where the two bedrooms are. One of the bedrooms had a door to the outside, which was nice, but the door handle was really difficult to use as it was loose and the door was "swollen". There's a loft upstairs, but we didn't use it. The place would not be great for any one with knee or other mobility problems given the steep stairs. The place wasn't very clean, and we were supposed to have a tablet with all kinds of information on it about the area and the condo, but it wasn't there. The place RedAwning calls a townhouse is a filthy dirty pig sty. Many light fixtures are broken, at least three doors could not be closed, there was no toilet paper and no tissues. Rugs are filthy, stairs are very dangerous, there are broken boards on the stairs and deck. Hand rails by the stairs are loose. The floors are dirty and gritty. There are piles of dirt, rocks and grit in the interior corners that has been there for years. The outside stairs are not lighted and are dangerous. I am going to ask the Jackson city inspector to condemn the place.
