GUEST AGREEMENT AND INFORMATION

1. CHECK-IN/CHECK OUT
Check in time is at 4 P.M. and check out time is 11A.M. We do offer early check in or late check out if/when available. Fees apply. Call us to inquire. If your party checks in early or stays after checkout time you will be charged accordingly.

2. THE PROPERTY
This property is privately owned and contains many personal items of the owners. Please be considerate of such items. The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the landlord has the right to terminate the rental period. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants agree that the Landlord shall deduct from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.

3. PAYMENT
A payment equal to three (3) nights of the rental rate is required upon booking. The payment will be applied towards the unit rent. This payment is not a damage deposit. The balance of the rent is due sixty (60) days prior to your arrival date.

4. PAYMENT BY CHECK
If payment of rent is made by a check that is dishonored by the bank for any reason, the Guest agrees to pay $35.00 for each dishonored check up to the maximum allowed by state law, and subsequent rent payments, will be in a guaranteed form of payment. If payments are made with credit cards, deposits shall be refunded to the credit card. There will be a $25 surcharge for splitting payments up between guests. The property manager utilizes a credit card clearing vendor so fees may be applicable.

5. RATE CHANGES
Prior to the reservation deposit being received, rates are subject to change without notice. Rates may fluctuate prior to your arrival. No discounts after reservations are confirmed are given.

6. LONGER MINIMUM STAYS
Longer minimum stays may be required during holiday periods. If a rental is occupied for less than the minimum nights, the guest will be charged the minimum nights.

7. CLEANING DEPOSIT
The Guest will pay cleaning fees in advance prior to commencement of occupancy of premises. Excess cleaning may result in additional fees. Please be advised of our departure requirements.

8. RESERVATION/SECURITY DEPOSIT
If a reservation/security deposit is required, this must be received 60 days prior to arrival. The deposit is NOT applied towards rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to unit(s) or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in trashcans, and soiled dishes are placed in the dishwasher.
d. All keys are left on the kitchen counter and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No smoking has occurred in the unit. (Outside smoking is acceptable in designated areas).
g. No existing personal items or linens in the home are lost or damaged.
h. $40.00 per hour/per person, will be deducted for excessive cleaning, if/when applicable.
i. As a courtesy to other renters, please no early check-in or late departure without prior permission. Charges will apply.

9. FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

10. MAXIMUM OCCUPANCY
The maximum number of guests is limited to 2 people per bedroom.

11. YOU MUST REGISTER THE TOTAL NUMBER OF ADULTS AND CHILDREN STAYING AT THE VACATION UNIT ON OUR WEBSITE
Any Guest staying in the vacation rental unit above and beyond the registered number will be considered unauthorized and an additional fee of $50.00 per night per person will be charged and additional penalties may apply.

12. MINIMUM AGE REQUIREMENT
We cannot rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

13. NO SMOKING
No smoking in homes/unit(s). Smoking is permitted outside homes and in most condominium complexes in designated areas only. Please check with the on-site manager. If you smoke inside the unit you will forfeit (if applicable) the security deposit. If there is any evidence of smoking, there will be a $500 fine imposed.

14. NO PETS
No pets, dogs, cats, birds, or other animals are allowed on or about the premises, except guide, service, or signal dogs pursuant to State Law.

15. SUPPLIES
A start up amenities package provided for our Guests includes; dish and hand soap, a limited supply of toilet paper, paper towels, some cleaning supplies and start up laundry detergent. Any supplies beyond the initial start up amenities package provided by the property manager. are to be supplied by the Guest. Grocery stores are conveniently located nearby. We offer grocery services for you prior to your arrival; you can register for this service on our website.

16. UTILITIES
NOT all properties have AC. Please be aware if your property has AC or not. If AC is present, please use conservatively to help keep the cost down so you can get a great rental rate next time! If the AC is left on excessively it is subject to freezing (damaging the unit) and or excessive condensation, which may leak into other units. This results in property damage. Please be mindful to turn AC off when gone or if not necessary.

17. STORAGE
Guests are NOT to store bicycles, scuba and diving gear, inflatable rafts, or water toys inside the units. These items can be stored on the Lanai or in one’s car. Towels and other gear are not to be draped over the railings or visible from any other properties in the complex. These are typical house rules that are strictly enforced by complex on-site management.

18. MAID SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional charge. We do not permit towels/linens to be taken from the units. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them.

19. CABLE TV & INTERNET
Cable TV is provided and service level has been chosen by the Landlord. High-speed wireless Internet is normally provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to cable TV and Internet service. Please check with a reservationist for Internet availability and codes.

20. KEYS, REMOTE CONTROLS
Keys to the premises are the exclusive property of the property manager. There will be a minimum charge of $50 for replacement of each lost key and a $75 charge for lost remote controls. For replacement of lobby access keys there is a $100 fee.

21. SEAWALL /POOL/JACUZZI/CLIFF AREAS
Please be extremely careful, especially with kids or while drinking alcohol. Please understand, everyone is using at his or her own risk. It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool/cliffs. Tenant agrees to have a responsible adult supervising minors while they swim in the pool and around cliffs. Tenant is hereby notified that the pool/cliffs can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the home as the pool is open and in close proximity to the entryways. There may be no rails to prevent a fall into the pool or off the cliffs.

22. ENTRY AND INSPECTION
the property manager will have the right to enter the premises pursuant to State Law;
1) In case of emergency, without prior notice. (2) To make necessary repairs, alterations, improvements, supply necessary or agreed services. In case of repair that is not emergency related, the property manager will contact you for your permission to enter should you not be available at the time of repair. Repairs will wait for your permission or your departure. If a unit is for sale, you will never be asked to make your property available for show. It is the property manager's policy to never disturb guests.

23. USE
The premises are to be used exclusively for residential purposes. No retail or other commercial use of premises is permitted. The premises are not to be used for meetings, receptions or for any parties or gatherings in excess of 2x (twice) the people over the number of registered Guests. Overnight accommodations are restricted to the number of Guests agreed upon in advance and stated in this agreement. Any unregistered Guests shall be charged an additional $50 per night per person for non-disclosure of the fact and other potential fees may be imposed.

24. CONDUCT
The Guest will not violate any City, State, Association, or Federal Law in or about the premises, and the Guest agrees to comply. There will be no disturbing the peace or acts creating a nuisance or loud or unusual noises or intoxication in or about the premises at any time. the property manager does not allow wedding parties or parties with loud music, bands, DJ's etc.

25. WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.

26. ATTORNEY FEES
Each Party shall bear its own attorney fees and cost incurred in connection with the negotiation of this Agreement. In the event of any action or proceeding regarding this Agreement, the prevailing party, in addition to all other legal or equitable remedies possessed, shall be entitled to be reimbursed for all costs and expenses, including reasonable attorney fees, incurred by reason of such action or proceeding.

27. REFUNDS- HURRICANE OR STORM POLICY
No refunds will be given unless:
a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical Storm/ Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
1. Any unused portion of rent from a guest currently registered.
2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted.
3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

28. RENTERS LIABILITY
Renter accepts the premises in their present condition. Renter agrees to be fully responsible of said premises, while premises are in Renters care. Renter also agrees to abide by ‘House Rules’ sheet, as provided with rental Agreement. ‘House Rules’ are a minimum set of requirements, for the safety and enjoyment of the Renter during his/her stay on the premises. The ‘minimum requirements’ are meant as a guide, and not an ultimate set of rules. Renter shall use ‘best judgment’ in relation to the property at his/her possession and use property with ultimate caution. Renter agrees to and takes full responsibility of; ‘House Inventory’. Said ‘House Inventory’ are personal belongings or any items in the unit/home. Renter shall be cautious of Owner belongings. Renter agrees to not make any alterations, additions, repairs or improvements and/or any removal of owner personal property from the premises. The Renter also agrees to fully accept the liability of his/her negligence or any negligence caused by a family member or guest of the Renter. The Renter agrees to immediately notify owner if an infraction of the agreement occurs with regards to damage or personal items missing. The Renter agrees to pay Owner for any damage in excess of security deposits. Renter will pay any reasonable attorneys fees and court costs, if any, incurred by the Agent or Owner in enforcing this contract in court or otherwise to recover costs of damage.

29. IDEMNIFICATION
The parties acknowledge that Renter will have a fiduciary duty to Agent and Owner and will have access and use the property during his/her occupancy as a renter. Renter shall protect, defend and indemnify Agent and Owner from any damages, demands, claims, causes of action, lawsuits, or injuries arising from or relating to his rental of the property or its operation, occupancy and/or use during the term of this Agreement. Agent and Owner will assume NO PERSONAL LIABILITY with respect to renter, family of renter, visitor (s) of renter, or anyone while Renter is occupying said property. In no event shall the Agent or Owner be liable to Renter for any consequential or indirect damages, injury, or pain and suffering incurred by renter in connection with the Rental of the specified premises. The use of stairways, balconies, pools, Koi ponds, Jacuzzis, showers, ocean, cliffs areas etc. as well as gas or electric appliances are at the renter, family of renter, or visitors own risk.

The property manager will not be liable for any damages or injury to the Guest, or any other person, or to any property, occurring on the premises or any part, or in common areas. The Guest agrees to hold the Property Manager harmless from any claims for damages, regardless of how caused. The subject property may have located thereon a swimming pool, Jacuzzi or have ocean front access. Swimming pools and spas are inherently dangerous, especially to young children and the infirm. The following are prohibited; diving & scuba gear, running in pool area; glass containers in pool area, or on the lava beds; any children in or around the pool or the ocean without adult supervision. In consideration of the owner’s agreement to rent the subject property to the Guest, Guest agrees to strictly abide by the Pool and House Rules, use a standard of caution around the ocean and does further agree to indemnify, defend and hold harmless owner and the Property Manager from and against all claims, liability or loss that Guest may sustain from the use or operation of the swimming pool, Jacuzzi and the ocean by Guest and/or Guest’s invitees.

In that the property manager does not personally own their rental properties (they are a third party management company) the property manager shall be held harmless for all claims, liability or loss that guest may be sustained from use of any of their rental properties, including but not limited to if a property should no longer be available to rent for any reason out of their control (unbeknownst foreclosure or other previously known owner controlled decisions, acts of nature, etc.).

The property manager is diligent to have knowledge of such potential circumstances but we are not always privy to owners’ circumstances in advance of such occurrences. Should your property no longer be available you will be notified as soon as we are aware of such circumstances. The property manager will make a concerted effort to move your party to another property managed by the property manager, otherwise all rental monies will be returned to the Guest immediately.

30. INSURANCE
Guest’s personal property and vehicles are not insured by the property manager. The property manager is not responsible for any loss or theft both inside and outside the unit. Please make sure your unit is locked and secure when you are not present, or during the night. We are not responsible for any left or lost items, so please make sure you check everything before you depart. The Guest will at the Guest’s expense maintain the premises, furnishings and appliances in clean and good condition and will surrender the same upon termination of this Agreement in as good a condition as when received. The Guest understands that the Guest will be responsible for repair of all negligent or purposeful damage.

31. CANCELLATIONS
A sixty (60) day notice is required for cancellation (Ironman and Holidays have no refunds). Cancellations made sixty (60) days prior to arrival with written notice shall be given a refund minus a $175.00 cancellation fee. A $250.00 cancellation fee is in place for homes. Cancellations or changes made within sixty (60) days of the arrival date shall forfeit the entire rent and excise tax (less security deposit) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the cancelled reservation. There is no refund for early departure or no shows.

CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants.

32. MONTHLY RESERVATION CANCELLATIONS
(If applicable) Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made (90) days prior to check-in.

33. VACATION RENTAL DAMAGE INSURANCE
The CSA Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy ( ). By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the property manager any amount payable under the terms and conditions of the Vacation Rental Damage.


34. CHECK-IN INSTRUCTIONS
Approximately two weeks before your departure and subject to receipt of full payment and all paperwork received and web based legal acknowledgements received by the property manager, you will receive our Rental Receipt and Directions Letter via email. This package will provide you with driving directions from the Keahole (Kona) Airport to your property, as well as the lock box code (containing your emergency key). Please be mindful to replace that emergency key back into the lock box right away so as to avoid getting locked out at a later time. This lock box will be typically located at the front door of your location. It may be wise to bring some sort of light as outside lights are not typically left on (a cell phone light will work fine) after dark. You may be instructed to check in with an on-site office upon arrival (or within the next day).

35. TERMINATION OF TENANCY
Upon termination, the Guest will: (1) completely vacate and clean the premises and any parking or storage areas used by the Guest; (2) leave keys in unit, (3) leave remote controls and garage door openers in the unit, (4) leave all furnishings in the same condition as received (do not move furniture unless medically necessary and please let us know this has been done in advance). the property manager reserves the right to immediately terminate the tenancy if the Guest violates any part of this agreement and risks a minimum $250 fine.

36. ENTIRE AGREEMENT
This Agreement contains the entire agreement and understanding of the Parties concerning its subject matter, and supersedes and replaces all prior negotiations, proposed agreements, and agreements written or oral. Each Party acknowledges that no other party, or agent or attorney of such other Party, has made any promise, representation, or warranty whatsoever, express or implied, not contained in this Agreement, to induce such Party to execute this Agreement. Each Party further acknowledges that such Party is not executing this Agreement in reliance on any promise, representation, or warranty not contained in this Agreement.

37. SEVERABILITY
If any provision, section or other portion of this Agreement is determined by a court or other judicial or administrative body of competent jurisdiction to be illegal, invalid or unenforceable, such illegal, invalid or unenforceable provision, section or other portion shall not affect the legality, validity and enforceability of any other section, provision or portion of this Agreement, and each such provision, section or other portion shall be enforced to the full extent permitted by applicable law.

38. CHOICE OF LAW
This Agreement shall be governed by the law of the State of Hawaii without regard to internal conflicts of laws.

39. ATTORNEY FEES
In the event that either party is required to retain the services of any attorney to enforce or otherwise litigate or defend any matter or claim arising out of or in connection with this Agreement, then the prevailing party will be entitled to recover from the other party, in addition to any other relief awarded or granted, its reasonable costs and expenses (including attorneys’ fees) incurred in the proceeding.

40. COMPLIANCE WITH LAW
Both parties agree to comply with all applicable federal, state, and local laws and regulations in performing their duties.

41. NOTICES
By acknowledging this agreement below you are thereby authorizing the Property Manager to include your address in our mailing lists, to inform you of special offers and opportunities. All notices, demands, or consents required or permitted under this Agreement will be in writing and will be delivered in person or by facsimile, mailed or emailed prior to stay. The service of any notice on one Guest will be deemed a service of all occupants on the premises.

Acknowledging this form indicates that you have carefully reviewed this contract and agree to accept its terms and conditions. I hereby accept the above assignment and subject myself to all the promises and covenants therein contained. I fully understand that this assignment binds me to comply with all the terms and provisions of this lease agreement.

A rare gem. We had two weeks at the cottage. The premise is beautifully located and is walking distancet to some best snorkeling we found. There is a lovely surf break right outside the door. <br/><br/>The frontage is outstanding and generous, the parking is good by Big Island standards.<br/><br/>We found the property ideal for two people. A small family might also work, keeping in mind activities for small children are limited.<br/><br/>This experience is more rustic than the average condo rental and therefore much closer to natural Hawaii. If you are squeamish about the occasional insect this property is not for you. <br/><br/>There was a severe storm in Hawaii at the time of our stay and this property is as close to ocean as you can get without swimming. We took extra precautions during the storm to protect the property and consequently were unscathed . Super Quaint Cottage We had a lovely time at this beautifully equipped cottage right on the ocean. We were not prepared for how loud the waves were, and so had some trouble sleeping until we got ear plugs. Paradise on the surf lagoon What can I say, this place is the PERFECT oceanside beach house for a visit to the Kona area! We had never been to Hawaii before so felt blind to our choice when selecting a place to stay, but we feel like we could not have picked a better spot. This house is accessible, charming, breezy and within walking distance to an amazing beach and snorkel spot. We would wake each morning, brew local coffee and watch the waves crash on the rocks below our deck as the morning surfers came in for their early sessions. It was perfect. It always felt like home after a long day exploring the island and we can't wait to return! Also, the staff at Boundless Hawaii were an incredible help whenever we had a question leading up to the trip. I can not recommend this house enough! Great Stay in Stunning Location Great equipped cottage on stunning oceanside. A really good location with garden and bbq. You will find some snorkeling gears, bodyboards and even two surfboards. You live on and you live with the ocean. Be prepared to the noise of the waves. Only negative aspect is: When it is getting hot outside it is unfortunately getting extreme hot inside. Our Honeymoon at the Cottage We loved the cottage. We always stay in oceanfront properties, but this is the most oceanfront you can get. We loved getting up in the middle of the night and just looking out at the ocean. Such a peaceful experience. Watching all the SUP, surfers, snorkelers, etc. was so fun. We did see a humpback even though it was a little early. A true highlight. I found myself wanting to own this property. I sat and thought about all I'd do to it. Any improvements I'd make are really just aesthetic. The one thing I did find was there wasn't any place comfortable for me to sit. Any furniture there is, is made more for a man. The chairs and the pullout bed are all made so deep. I'm tall, but if I put my body all the way back so my back was being supported, my feet couldn't touch the floor. This made me sit poorly. Also, no matter what we did, the gnats drove us crazy at night. We kept all the screen doors closed, but some of the screens are split and they make their way in. In the morning, it is a gnat graveyard. I'm figuring that is a little price to pay for being so close to the ocean. Or maybe it's the time of year. Some of the small appliances need to be replaced, but they still work. The bed pillows are pretty bad but using 2 pillows helped. So everything is truly aesthetic that I would do. Kevin Osborn Hawai’i vacation. My 10th time visiting. The house is very nice. Beautiful location right on the water. I think the price is set well per night. The kitchen and grill allow you to make your own meals. We weren’t instructed where to park until I asked. Also, each day we woke to the sound of a grinder and construction waste slamming into a metal waste container. That went on the entire time we were there. The contractor stopped by with a small gift to make up for all the early wake ups and dumpster slamming. Asked to extend our checkout by three hours because of our late flight and there is an extra large fee for that.<br/>The location is great and the house is close to my mom’s house. We will return to Kona but there isn’t much lead way when it comes to customer service with this rental. I felt it’s kinda of a money grab company if you want the slightest leadway you’ll pay and I have friends that want to travel there along with our return. We want to stay there again and I’m sure the construction will be completed. Not worth $224 p/night Patio in front & east side need replacing -all seats were very uncomfortable-patio gas range filthy - replacing mattress is needed- Nat's & ants infestation-stove started to beep after Monday's storm we had to disconnect at circuit breaker to stop it-dryer was replaced on day before we left no dry towels for us- toaster is corroded needs replacing&a cover,please replace coffee maker then cover it Response from Boundless Hawaii LLC; Monday, October 30, 2017 We appreciate your patience with both the stormy weather and the appliance issues. After your departure, we discovered that the oven failed due to power surges from the storm, it has also been replaced with a new oven. As for the chairs, we do apologize that they may not be suited your taste, but they are new and we do not have plans to make changes. We appreciate your assistance in keeping our unit to the highest standards for our next visitor.

The Cottage We stayed here some years ago before the remodel. You did a nice job...the kitchen, sliders to the lanai, the bathroom. Beautiful views, restful stay and we will be back. Tropical cottage life on the ocean It's easy to drive by but easy to find. A fenced and private cottage right on the water. Parking was easy just outside the fence and there was never an issue with the one or two locals who occassionally walked by the car and then slipped through the vegetation between the properties to go surfing. The sound of the surf was terrific and evry morning we awoke with a view over the ocean.Home was a perfect size for a couple. Kitchen had everything you need and there was a functional propane BBQ with lots of gas. Never got to use fire pit but looks like it would be a fun evening hangout with friends. Its tropical so expect a few small bugs but just keep screen doors closed. Few minor maintenance issues but you will get that located right in the spray zone - especially when the ocean gets lively. Easy ok snorkelling and beach entry less than 100m. At this time of year easy to cool home down with breezes from all directions but don't expect bone chilling AC. All about Location With this property, it's all about location, location, location. Perfect spot to watch the waves, close to snorkelling, surfing, etc. Stayed at the property for 35 nights in April/May 2018. We stayed at the Cottage a number of years ago and were pleased to see some of the more recent "upgrades". Still some work to be done however before it lives up to the billing of "oceanfront opulence". <br/><br/>Management company was very responsive and have a very automated/slick process for checkin, checkout etc. When we arrived, we noticed a couple items that required repair and they sent their maintenance person out almost immediately to take care of the issues.<br/><br/>The only item that we were disappointed in is that the homes on both sides are undergoing extensive renovations and we were unaware until we arrived that we would be living with the construction noise (Boundless Hawaii claimed to be "unaware"). Although only one of the two projects was active while we were there, if you are planning on staying, you should be aware that either could be going at full blast with no notice to (or by) the management company. <br/><br/> Response from Boundless Hawaii LLC; Thursday, May 31, 2018 Marilyn, we're sorry you had to endure the construction noise from the neighboring privately owned homes. The Cottage - 1 1/2 Months of Rest Great, as always. My wife and I have been staying here for at least 12 years. However, this year we missed the old "Funky" doors. The renovations to the kitchen and bathroom were a pleasant surprise.

Good way to end our honeymoon The location was great. We were able to walk down to the bay each morning and snorkel. Believe we saw more fish/eel/sea turtles there than anywhere on Kauai or Hilo. The waves at night can sometimes wake you up during your slumber but easy to go right back to bed. They had surfboard, noodles and beach towels helped out. I would def stay in that area again.

Great quirky little find on the Big Island My wife and I stayed here for a wedding in April 2016.<br/>This place is a nice, quirky little cottage right over the water.<br/>It has all the features and amenities you'd need for a great stay.<br/>On arrival everything was clean, working and as per the description.<br/>A few things to note:<br/>It's about 15min drive from Kona (town)<br/>It's a 2min drive to the local grocery store<br/>It's a 5min walk to the nearest beach park<br/>There is a surf break right out front, so when there's waves there will be quite a few cars parked around the property and surfers getting in/out of the water right below the balcony.<br/>There's only a door on one entrance to the bathroom, the 2nd entrance has only a curtain (right next to the toilet).<br/>Yes... there's some cockroaches, but the management has baits all around and most of them are dead or dying. It's not 'coz the place is not cleaned - it's because the place is right over the waterfront rocks. We get them in our beach house as well.<br/>The property managers did a great job with the pre-arrival info.<br/>Overall, this place was a great find and certainly better than a Condo or Hotel.<br/>

Great location, everything was awesome but the bugs! We stayed in Kona for 17 days, 4 days were at the cottage, the place is awesome, barbecue, deck, hammock, updated inside with very nice amenities. Snorkel gear, surf boards and other beach gear is provided! The only complaint is the amount of bugs. Big bugs. We found large cockroaches and centipedes inside. We didn't see big bugs in the other 2 places we stayed.

A much needed vacation The House was very clean and smelled good upon our arrival. All the necessities we needed were there. The only issue we had was no A/C made for some uncomfortable nights sleeping. The views are beautiful and the house offers multiple places to sit and relax. Great Sunset View! We enjoyed the sunsets from the deck very much. The excellent grill was an added plus. Future renters be sure to look for the schools of yellow tangs that can be seen from the deck. The kitchen was well stocked with pots and utensils. The nearby pizza place that had the take and bake pizza was excellent, so perhaps a pizza cutter could be added?<br/><br/>Several plates were cracked and need to be discarded as those cracks are a breeding ground for bacteria. Also the dishwasher does not work and that was an inconvenience since we cooked, loaded it and set it to run while we were gone. The sign on it about closing the door is an indication that property mgmt. knows about it already. Ocean getaway The location of the home is perfect. Amazing views of the ocean. The bay next to the house is one of the most popular snorkeling places on the island. They provide snorkel gear, but after looking at it we chose to buy our own instead. There is surfing right outside of the home, and two surf boards were provided for use. The surfboards actually looked to be in great condition and perfect for the beginner waves out front. The bed was comfortable and we really liked the newly updated shower. There were bugs, but it sounds like that is something you just have to deal with in Hawaii. The one thing I would definitely change would be installing an A/C unit in the bedroom at least. With no A/C it was far to hot and humid in the home to comfortably sleep. The waves outside the house were actually quite loud for sleeping as well, so I would have preferred to keep the sliding door shut at night. Even with having the windows and doors open at night, and three fans on, it was still too hot most of the nights to comfortably sleep. Overall, amazing house and location, but next time I will definitely look for a place with an air conditioner.

Oceanfront Cottage in Kona We stayed at the Oceanfront Honeymoon Cottage for two weeks in February. Always nice to escape the wet Oregon weather. We found the Cottage to be perfect for our needs. Right on the ocean adjacient to the best surfing beach in Kona so we could be entertained anytime of the day. The Cottage itself was a great location on Alii Drive. Close enough to Kona Town but far enough away to be peaceful.<br/>We would recommend the Cottage. A 2 person house literally right on the ocean I actually hate to review this place so positively because I want to be able to stay here again and not compete to find open slots! However if you are a couple or single person and really enjoy the ocean right at your door, this is the place. Location is excellent for snorkeling and surfing. Rent bikes and the rest of the island is yours. Place is not fancy, but the doors open right onto the water. The surf crashes below your balcony. It does get hot though during the afternoon - the western sun pounds in. But in the morning and at night it is heaven.

Great location, can't get closers to the ocean Our stay at the cottage was wonderfull. We stayed a week there after 4 days in Honolulu. This stay was so much more refreshing tan Waikiki. Glad we ended our Hawaii Vacation here. The home was clean and a fun layout. It had all the necessities. It's close to the center of Kona, but not too close. The last few days the waves were big and it got the deck a little wet, but nothing to worry about. I wish the home had air conditioning. It is so humid here, and being from idaho,where it's dry, I never completely got used to it. It would have been nice to have a cool spot to come to. Thank heavens for the ocean breeze, and fans. I would try a different time of year next time, that's not quite so hot. The island and Kona were wonderful and so much to see. We have to plan another stay on big island, and when we do, we'll stay here again. Thank you Boundless Hawaii for making this a great place to stayou. Great place! This was a great place to stay. Beautiful sunsets, quiet, relaxing. The first night was a little warm without air conditioning, but we found the fans hiding in the closet and after that it was much more pleasant. Quaint little cottage with great location, but some drawbacks. Overall the cottage was a unique experience. The location was stunning. However I would chose a location off the beach next time. <br/><br/>However, I would have some reservations before recommending it to a friend. <br/><br/>1) It is very noisy, if you are a light sleeper the surf is a distraction. <br/><br/>2) There is no air conditioning and the trade winds were light and fitfull when we stayed. Although the overhead fan helps it can be stuffy if you shut the doors on the lanai to cut the surf sounds.<br/><br/>3) The extras were not there. We had to purchase toilet paper and laundry soap which in my estimation should have been provided in more abundance for the 10 day stay. Also we could not access the internet or use the telephone without undergoing some complex process or paying extra (this was not clear). <br/><br/>4) Some extra indoor furniture and lighting would be appreciated. Difficult to read in the rooms at night because of dimness, nowhere to recline inside except the bed. Somewhere to eat inside would be nice, particularly if the weather is inclement - though this is not often.

A wonderful honeymoon in and idyllic setting This property is in the best location with waves lapping onto rocks below the lanai and beautiful sunsets ! We had an amazing 7 nights here and really enjoyed ourselves - the property could do with a bit of updating and maintenance but we didn't tend to notice due to the amazing location and view. We would highly suggest this property for couples that want a more private honeymoon :)

Our Hawaiian Getaway Aloha from the West Coast of British Columbia!<br/>The Cottage was the perfect little getaway if you like being right on the ocean. You have to like hearing the crashing of the waves for sure - and we do! From the lanai watching the surfers trying to conquer the might seas is a great theraputic way to get rid of the city hum-drums! The only "issue" we encountered was the broken coffee pot! Always a city dweller, the first morning was a little rough until Walmart opened and we purchased a new coffee pot. Java is on us! We are hoping to make the Cottage our yearly retreat.<br/>Mahalo !!!

water's edge getaway we really needed a break and this was a perfect location for us. Everything we needed was on site, and we rented snorkels and masks across the street. turtles abound. Surfers are very fun to watch and they love the waves in front of the cottage. If you want to be in the presence of the ocean, this is perfect.

Our 2nd Kona Cottage stay The view and ocean sounds are amazing! We were very disappointed to find there was no hot tub, that was a main selling point for our vacation pick at the cottage. It was in all the ads and virtual tours as well as was there 3 years ago when we stayed here, a big let down to find it was gone when we arrived. <br/>Everything worked well and the pests were at a minimum, being so close to the ocean and all, but there were still enough to make us cringe a few times. There was also trash in the kitchen garbage can and fridge when we arrived.

Right on the water! The location was absolutely fantastic! We loved watching the surfers and saw turtles and marlin from our deck, which was not near, but over the water! The only problem was that there are no screens. We learned how to cope rather easily though. Overall we loved the Cottage. We will be back.<br/>

Honeymoon - with a warning Overall this place is great with a few exceptions. There is no hot tub, the jets in the bathtub don't work. The place is for sale. We could never figure out how to turn certain lights on they should be labeled. There was a mouse or mice that left little droppings for us every morning. It had everything in the kitchen except for the most important thing, a wine key. We ended up just having to stab the cork through. The location great and right on the water. When you wake up on the morning there are surfers literally 100 feet from your back door surfing. It is the best place to see the sunset by far. We are on our honeymoon and The Cottage was the 2nd stop for us. Maui being the 1st and Kauai the 3rd. We rented a condo in Maui , The Cottage in Kona and a little house off VBRO in Kauai. The amenities in Maui and Kauai were just better and more. For what you pay for the cottage they should give you unlimited toilet paper and paper towels everyone else does. All in all I think The Cottage was a great place but would not return b/c of the little things that were not working or what we were not made aware of. The other 2 places we stayed on the other two islands I would return to year after year. That is what you want your customers to say and I cannot say that about The Cottage.

Everything you need, nothing that you don't Lovely little cottage by the sea - perfect for a couple. The views of Kahaluu bay are great - saw an Orca breeching, schools of dolphins swimming past, and great sunsets. The house itself was clean - it is approaching readiness for some improvements, but all in all a good value.

Oceanfront Alii house - Very nice The structure is ON the ocean, in fact the waves wash against the building's lanai foundation. It is next to a great beach, snorkel area, and popular surfing spot. The surfers sometimes launch from the rocks in front of the house, and occasional fishermen using the rocks, too.<br/><br/>House seemed a bit 'tired' but in good shape. We appreciated use of the outdoor grill. <br/><br/>Access is off a busy street, but there is parking on the street and room for one car in an off-street alcove at the edge of the property. There is a fence between the road and house, so it doesn't have excessive road noise inside the house. Street is quiet at night.<br/><br/>There is a section of wall made of folding doors that can be opened between the living room and the lanai overlooking the ocean. These doors are not easy to operate, but do provide a wide-open feeling between indoors and outdoors. <br/><br/>If updating, we'd suggest a small indoor dining table and replace the sliding wall leading to the lanai with something more user-friendly and perhaps sound-deadening.<br/><br/>Overall it was a very nice place.

If you like being on the water, this is hard to beat We expected "The Cottage" to be a little funkier than it was. It's clean and had everything we needed to make meals, grill outside, and enjoy the Pacific right at our feet. The location is great - walk to snorkeling and beach. Surfers are always riding in front of the cottage. Most of the ocean-side wall opens up, floor to ceiling.

Amazing Ocean View The Location of this cottage was AMAZING! The online pictures are accurate... being on the lanai with the ocean literally 10 feet away 24/7 was a major highlight of our vacation. The cottage is very close to the Turtle beach and great snorkeling. We saw a whale and some dolphins from the Lanai as well as many surfers who were present promptly at sun rise until the last drop of sun was set. The Cottage was broom clean accept for the bugs and geckos you find everywhere in HI. Repairs are needed as this place was built in the 60's and when they say "starter supplies" they mean one roll of toilet paper and a few garbage bags, so prepare to shop. Overall, we would love to go back and we would recommend this place to our friends but be prepared for a rustic and no frills stay (as they posted this is NOT a hotel). It's all about the location, location, location at the cottage.

Paradise + roaches 15-20 dead cockroaches littered the floor of entire unit when we arrived. Apparently the unit had been vacant for some time. As a result feel that management should have checked the condition prior to our arrival. That said, Cottage itself is a great place for a couple to spend a vacation as the ocean waves break at the foundation creating a mesmerizing effect of being "in" the nature.<br/>Overall, we would go back to The Cottage again.

Great View, With A Catch The negatives outweigh the positives at The Cottage. The price is great and the views are stunning, but they won't make up for the cockroaches, ants, and mice you'll encounter during your stay. I called the management company, Boundless Hawaii, twice during our stay about the infestation: the first time the day after we checked in, and the next the day before we departed. They were friendly and courteous, but said it would take 3 days to get an exterminator out to place traps - I had to do some convincing it get them out the following afternoon. 24 hours later a strong odor alerted us that each of the 4 mice traps had caught a mouse. <br/><br/>There is a BBQ in the side yard, and we were looking forward to grilling dinner one of the nights, but seeing 4-inch long roaches scurry over the kitchen countertops and fly in and out of the open doors is revolting, and enough to make us loose our appetites. <br/><br/>No roach traps were set.<br/> <br/>The Cottage lacks air circulation, and without AC, temperatures in the evenings reached well over 85 degrees, making it uncomfortable and difficult to sleep. There were two ceiling fans, and one portable fan in the bedroom which helped, but not much. The ceiling fan in the living room was broken. And without lockable bug screens on any of the windows or doors, we were unable to leave them open for long periods of time. <br/><br/>The house is in need of repairs: A number of the door locks and latches were broken or loose, leaving big gaps between the doors and the door frame. The latch to the window in the kitchen was corroded and couldn't be opened.

Cuddy's No need to post on line unless you want to. bug potential worked the lights so had no problem, normally 1 or 2 dead cockroaches in the morning and had 2 dead mice. One night I had to stomp on 2-3 as they ran across the floor, but again we were ok with this. Some aspects of the house are a little tired eg. never sure if a cabinet door would fall off when opening for first time.<br/>Air circulation: Poor.We got in at 3pm opened everything up, fans on, at 10pm the inside was still much warmer than outside was. I switched the living room fan (only one I could) to pull air up instead of pushing it down, this seemed to help bring the cooler outside air in instead of keeping it out (having all 3 fans pushing air down)at night, but the fan is undersized to do this well. Obviouly getting some venting on the street-side would be best, but maybe getting a bigger/faster fan that could switch between pushing down and pulling up easily would solve most of this problem.<br/>A couple of the outside lights had no bulbs but I assume this was by design and was fine. Thelight on north side of the Patio/deck (cannot spell the L word) had a bulb in it but did not work (there were no extra light bulbs or tools to fix it). Not sure if this was by design but if so need some big candles ( eating by flash light was kind of a pain). I did not inform the realtor so no blame on your part. The one thing that really bugged me, believe it or not, was the fact that there was no beach stuff, probably90+% of folks fly in, you need to have a couple of cheep fold up beach chairs for folks to use!!<br/>Open concept: Although it would be nice to have some tight fitting screens to close at night, the opening from the bedroom/living room onto the deck (that L word again) was absolutely fantastic!!!!! We would come back in a heartbeat! Thanks.

Condition of house was disappointing; View was lovely We arrived on Saturday afternoon and soon realized that with the exception of the fridge and bathroom the house was dirty and infested with mice and cockroaches. We called the weekend number and the woman who answered the phone was very nice, but could not get us any help (mouse traps) until Monday afternoon. This was disappointing. <br/>Over our week-long stay at The Cottage, we disposed of 8 mice and numerous dead cockroaches. Every part of the house was full of mouse poop - even the kitchen drawers and cupboards. The floors were black with dirt and the rugs had perhaps never been washed as two were stuck to the floor. We ended up buying our own cleaning supplies, and mouse and cockroach traps. Cleaning and vermin killing was not something we wanted to do on our vacation. <br/>The ceiling fan in the living room did not work so it was hot and stuffy when the doors were closed. We asked about this and they sent a very nice repairman to fix it right away. As he fixed it we realized that the fan was not hooked up to anything and had been broken for a while. So, although it was fixed right away - that was great - it begged the question why it wasn't fixed before we arrived.<br/>The view from the house is spectacular. It is located right on the water and has a lovely view of the sunsets and surfers. The surf was high when we were there and the sound of crashing waves was very loud. As all the oceanfront in Hawaii is public, there were often surfers outside the house. We liked this as they were fun to watch.<br/>I called to complain about the cleanliness of the property and although the person I spoke with was nice they did not refund any of the fees we had paid. We decided to leave the house 3 days early (to end our vacation a non-mice-infested hotel room) and they did refund the money for those nights. We appreciated that.<br/>I found the state of the house unacceptable and would not recommend it. It needs a lot of work but could be a spectacular property if properly

Kona Honey Moon Cottage We had trespassers on the property. They walked in through the unlocked gate and walked into our living space. They announced themselves as the owners and they took offense when we asked them to leave. We filed a police report and got a lock for the gate so the property was somewhat safe. We didn't feel safe there.

Very dirty, but great location Upon arrival we found 6 dead roaches, two of which were already deteriorating so we know those had been there quite a while. The side doors in the bedroom don't have a threshold (and neither do the doors in the living area) so the dirt and bugs come in constantly. Evidently the maid doesn't clean to try and compensate for this. A considerable amount of dirt and left over trash from prior visits can be found under the bed and behind the side tables. We put a towel on the floor in front of the door while we were there. <br/>The cottage would be wonderful if the doors in the bedroom and living area would seal at least a little bit. That would cut the bug problem down considerably and help keep the cottage cleaner. If this was done, it would be worth what we paid for it.

Beautiful views but loud surf Very nice in many ways. However the surf crashes on the rocks under the lanai quite loudly. With no AC doors to lanai from both rooms must be open at all time to keep temperature manageable. Tile floors were dirty. Rental agent provides only minimal initial supplies including toilet paper & garbage bags. Not reasonable given price per night is it? Kitchen cabinet door hinges were failing- had to find screwdriver to reattach one door!

Beautiful cottage — just needs some TLC (and housekeeping...) We got into the house at about 1 a.m. (we took a cab — highly recommend reting a car for the trip as this house is a bit far from everything and cabs are very expensive and not in abundance). Getting in late was probably part of the problem — but there were dead cockroaches EVERYWHERE. Just a little bit creepier to walk into at night. It looked like no one had been in the place for months. We cleaned for about an hour and went to bed. Waking up the next morning and seeing the view made it all worth while. What a difference a day makes! This little house is such a gem. It's on the waterfront, waves crashing all day and night, surfer outfront of the patio, a bbq, a sweet retro painting on the wall in the living room :) Basically heaven. The house itself is a cottage on the water, so some wear and tear from the salty waves and age. It could use some love and maintenance. Maybe a paint job and a few things here and there. That being said, there was such a beautiful charm about it. It was so relaxing and full of character. We will definitely come back next year. We will just know to arrive in the daytime :)

Wonderful Cottage on the Water! This place is amazing! Accordion doors that open up to the ocean in both the family room (to the deck) and the bedroom. We left the accordion doors open every night to feel the cool ocean breeze and hear that beautiful sound put us to sleep and wake us up every morning! The outside deck area has a hammock, lawn chairs, and a fire pit, all strategically placed to see the most amazing sunset. We made it a point to be there every evening to watch the sun slowly fade into the horizon. The kitchen is perfectly sized for two and has all the necessary pieces to cook great meals while there. And the place, while in plain view to the surfers from the ocean, is very private and fenced off from Ali'i drive. <br/><br/>Wonderful place. Loved every moment of staying there. Perfect for a couple looking to get away!<br/><br/>Finally, the management company was very helpful in answering questions before booking, providing the needed info to get into the place, and even in following up after we arrived to make sure everything was okay.<br/><br/>Amazing experience for us for the 7 days we spent in Kona!

Great place! Everything was fantastic! <br/>just a few notes. I have worked for hotels in Kona in the past and for other organizations doing living space analyzes.<br/>The hinges on the accordion French doors should be replaced with stainless steel and oiled regularly.<br/>Also your hot water heater may need an element changed. Only half the tub would fill with warm water befor it was as cold as water gets in Hawaii :)<br/>All in all we loved it and have already recommended the place.<br/>Your staff is fantastic!<br/>Thank you for a wonderful experience!

Stay at The Cottage, April 2015 We had reserved The Cottage for three weeks, but left after the first night. The unit has no screens on the doors, and they must be left open to provide cross-flow ventilation, since there is no A/C. We had a number of bugs, including cockroaches in the unit, especially at night with the lights on. The unit does sit right on the water, and although the road is very close to the unit, the sound of the sea crashing on the rocks blocks any road noise. The unit does have a number of nice upgrades, but the lack of screens makes it inhabitable, at least for us.

Could have been heaven but was **** We rented the Honeymoon cottage for our 25th anniversary. Our stay was to be for 8 nights. I fell in love with it as I scanned through the pictures on the web. It was a darling cottage and on the water. Unfortunately, when we arrived, there were dead cockroaches and bugs all over the cottage floors, sinks, counters, and tub and fecal matter on the toilet. The hot tub had bugs floating all over in it, more dead ones on the bottom and seats, and squished between the cover and ledge. We would not walk around barefoot in the cottage as cockroaches as big as three inches would scamper under cabinets when we turned on the lights. We first spent our own money and bought some roach killer after we sanitized and cleaned all the surfaces and swept the floors. (Not exactly how I pictured spending our first evening in beautiful Hawaii. After 3nights of coming back from our daily explorations to be greeted by scampering cockroaches, we called prop.manager and asked the to have some one clean the cottage and hot tub so we could use it and also spray or bomb for bugs. Our request was refused. We asked if there was another house on the ocean we could move to. We were told there was but we'd have to pay a large sum for the difference of the two houses. I asked if under the circumstances, wouldn't they Comp the difference. Again, our request was refused. We had planned this anniversary trip for over 3 years; saving and looking for the perfect place to stay. Our third child just graduated college and it was tough to scrape the funds together for this trip. Brad Lusk did offer us another accommodation. It was a unit in a complex. No privacy, no hot tub, no beautiful lanai to look out over the ocean from. This special trip was nearly ruined, as Prince Properties would not, did not, step up to the plate and do the right thing. A very nice romantic get-a-way for two. My wife and I very much enjoyed our stay at The Cottage. A very charming one bedroom home with a terrific view of the ocean, and surf. If you were any closer, you would be getting wet. Very nice living room, lani and side yard with plenty of chairs, lounges and tables. Just a short walk to Kahalu’u Beach Park with very good snorkeling, swimming and surfing. While the unit was very clean when we arrived, do take advantage of the provided Tupperwear containers for any dry food stuffs. There was evidence of some small four legged visitors during our stay. Overall, very nice. We would gladly stay again.

Skip this rental! Great view & OK location but the home suffers from lack of care! Door in bedroom wouldn't open, gate didn't open all the way, interior of cupboards in kitchen smelled funky, no screens and lots of dead & live bugs; didn't mind the ants, hated the roaches. Bed was comfy but no blanket, just an empty duvet that I'm sure hadn't been cleaned in some time - ick. Carpet had been cleaned but was sticky & the smell most unpleasant. What a surprise given all the 'warnings' about what you could & could not do stated in the rental agreement. No way would we return to that property. Amazing view and location Waterfront doesn't begin to describe this cottage. At high tide, you feel the spray on the large lanai. The living room doors unfold to make one huge patio, and you can watch and hear the waves from the bedroom and side patio too. Just 2 houses down from a fantastic snorkeling bay w/sea turtles, and from the patio we could enjoy watching dozens of surfers riding the waves there from pre-dawn to nightfall. Absolutely loved it.

The Cottage review Improvements: needs laundry basket, higher wattage bulb in kitchen and living room area, strainer net for jacuzzi, adjustment to entrance gate, carpet cleaning throughout especially in bathroom. Lots of water and moisture damage in bathroom near floor and very dirty in some of the nooks and crannies around bathroom, hot water heater and closet area (most of the contact we had with bugs were from these areas). House could also use a very good dusting above the divider between bedroom and closet area. Other than that we had a wonderful time.

The place grows on you. We have many fond memories of the stay. Property Mgr. was excellent, property is aging and needs some repair. Property is for sale and I am sure someone will fall in love with it and take good care of it. Would not repeat visit, but for "our" reasons, not the property's fault.

Great location, will book again (if possible after sale) Wasn't aware that the property was for sale when I arrived, with the possibility of clients potentially walking through. Perhaps the addition of an in-house safe would be appropriate for security, as most guests will spend most of their time outdoors while on vacation. I hope this home continues to be available for rent in the future, I would like to return. And, like a ship on the water, there are signs that it needs a little TLC, but nothing that will dissuade my re-booking. Thanks for a great time!

The Cottage, Kona Hawaii My husband and I loved the locaton and the feel of the cottage. It was such a treat to wake up and go to sleep to the sound of the ocean. The ability to open the doors wide to the view, bringing the outside in, was fantastic. You have to be able to move beyond cockroaches though. My biggest complaint would be in the fact that in addition to the price of the room/house, you pay an additional cleaning fee, however only the towels from the morning can be left in the wash without an additional fee. That is a bit extravagant. The cottage has only room for two, so the amount of laundry that is generated is low. When you have towels from the beach, bath and kitchen, there should be no reason that one load of laundry couldn't be left for the staff to handle.

Awesome Location! This was a great place to stay and also do snorkling nearby and watch the surfers in the morning. The only issues we had were some unwanted 6 legged "guests" that would pester us at night. The roof in the bathroom leaked during a torrential rain. The alarm system had a few glitches. However, we still enjoyed our stay.

Great Place, But Needs Maintenance The cottage is in a beautiful location, and very nicely decorated. But it's very close to the road (something you can't tell from the photos). Unfortunately, it needs some serious maintenance. The sliding doors don't work very well, the lanai leaks when it rains, the skylight in the bathroom leaks, and we had continual problems trying to get the bedroom door closed so we could activate the alarm. Honeymoon We had an exceptional visit to the Cottage. The tour books were very helpful with getting around. The property was stocked well with dishes and utilities. I would suggest giving instructions for the hot tub with the reminder that the maintenance person comes by on Thursdays. Directions to the nearest grocery store would also have been helpful upon arrival. We would definately recommend this to friends and love to visit again. Amazing location and views right on the water Right on the water - great breeze even during the heat of the day, with a fully covered lanai. Front room opens up completely to the lanai and ocean. If you want direct sun, another side area off the bedroom is completely open to the sky (except for palms above) and ocean . Gas grill is great. New tile throughout is great. Kitchen has all the utensils you need. Only bad - place smells very moldy when the doors are closed.

The Cottage vacation The cottage is in a great location with incredible views. The ocean right at your doorstep and the sound of waves at night are very relaxing. Unfortunately The Cottage was overrun with huge cockroaches which are found all over The Cottage. This made for a very unpleasant stay. The dryer did not work and the BBQ did not get very hot. GREAT PLACE! I'd have the owner fix the front gate and the moving wall in the bedroom (especially since it's up for sale). Many light bulbs were out and the switches were a bit hard to figure out, but WOW the location can't be beat, right over the water, a few houses away from a beach with decent snorkeling. It was GREAT.

Very hard to leave... The location was so perfect, it was sometimes hard to pull ourselves away from the waves breaking right below our feet. Normally I would have caught this [you are allowed to opt out] but I was undergoing chemo at the time I made the reservation. this is at least non-standard and at most a clever ripoff. good bye Prince Properties. ocean front cottage The only problem with the cottage was the noise. If you are not a sound sleeper keep in mind the waves crash under the porch and are LOUD. You can not shut the doors because there is no A/C, so either noise or heat. Did not bother me, my husband ended up sleeping in the closet. Seriously. Other then that it was beautiful and very convienent.

The Cottage near Kahaluu We spent a week at 'The Cottage' (Mahina Meli Makai). We visit the Big Island frequently (this was probably our 20th trip over 10 years) and are familiar with rental options in Kona. We had mixed feelings about our stay at the Cottage. On the plus side, the location is ideal - 3 houses up from Kahaluu Beach with a great views of the bay and surfers from the lanai. The cottage was also surprisingly quiet in the evenings despite the proximity to Alii Drive (thanks to the constant sound of the surf). On the negative side, the house is not well maintained. The lanai awning has been replaced with several tarps which are functional but unsightly. Roaches are a problem - more so than we're accustomed to from our many other visits to Kona (or from living in a tropical setting before). The problem here is the house has large gaps at the bottom of the doors on the lanai and the side patio. So roaches are free to enter the house. There's no safe way to preclude this with pesticides and the roaches will come looking even if you're fastidious about cleaning and taking out the trash as we are. With regards to service from Prince Properties, the reservation and checkin/checkout processes were smooth. With regards to support during our stay - we called immediately after we arrived with two requests. The gas grill on the patio had run out of propane. They sent somebody around the next day to replace it. Also, the spa on the patio wasn't working (no power to heat or jets). I checked the breaker box and noted the breaker had blown. I reset it - it ran for 5 minutes then tripped again so I shut it off and notified Prince. When I called they admitted that the spa heater hadn't worked for about a year and the owner didn't want to fix it but the jets should work. I explained the tripped breaker and that there was no power at all going to the spa. They said they would have to look into it and get back to me but never did. We'd stay here again Overall this is an excellent vacation property and location. Given the location right on the ocean's edge, the place has a kind of funky old beach house feel to it. Perhaps someone could apply some WD-40 to the glass doors, but obviously maintenance is a challenge given the location. It's worth it. <br/>One problem: I'm a professional blogger and needed the high-speed internet connection they claimed was available. Not too much, but a few minutes every day to stay on top of my work. No high-speed connection to be found. I worked around it, but it shouldn't be listed as an amenity if it isn't really available.

It’s on the water and cheap, so we accept the issues… We have rented vacation homes many times, have rented from this property rental firm twice and in fact have our own vacation rental.<br/><br/>It is difficult to find a one bedroom free standing home right on the water anywhere. So this place, and the one next door (to your right as you look at the water) are nice finds. This property is pretty tired, but because of its price, that is fine. The property to the right has a pool, a second bedroom, but smaller outdoor lanai. And if you are going to rent a place right on the water, I presume you plan to live outside as much as possible.<br/><br/>Some reviewers complain about the noise of the waves. It is loud. But a joyous loud. If you don’t want to experience the crashing waves, then don’t rent a place with a rocky shoreline, therefore don’t rent a house on the water in Kaliua-Kona. <br/><br/>Extremely difficult to open the accordion doors to the outside lanai. Almost made us stop trying. But having that openness is why we were there, so we kept pushing forward. We succeeded. But we also just left them open the whole time there, even when away. A risk? Sure, but we have never had a problem in Hawaii with break-ins.<br/><br/>The fact that there is still no cork screw is a huge indicator that the property management company just doesn’t care. They have such a huge set of rules for renters, but don’t seem to care that the place is adequately supplied. Thank goodness that I read the review noting that the coffee filters were in the cookie jar. The property management company wants you to do almost all of their work before you check out. I’ve never experienced that with other rentals.<br/><br/>I wish we had known when we checked in that there would be a steady stream of dying cockroaches each day. We would have collected them and made a nice cockroach soup on our final day.<br/><br/>Old property. Dirty property. But right on the water and priced right. Cozy and Private It's a wonderful house--right on the crashing waves. Stirring and lulling at the same time. The house is solidly built, with gorgeous wooden/glass doors. It's small, with only one bed, which was okay for us on this particular trip. Sometimes we bring friends/family, though and sadly, will have to go elsewhere. The furniture is of good quality, but there's no couch (only two chairs)--probably just for lack of space. The only real negative for us, though, is that there's no table inside--so all meals have to be eaten on the lanai. For the days we were there, the weather cooperated, but I'd worry about that a bit.

The property location was wonderfully, located, near great snorkling beaches and close to Kona. Feedback, the coffee filters were hidden away in the cookie jar not easily found and a wine bottle opening would have been helpful. A couple of bulbs were out but we were able to fix. Our stay at the cottage was wonderfull. We stayed a week there after 4 days in Honolulu. This stay was so much more refreshing tan Waikiki. Glad we ended our Hawaii Vacation here. The home was clean and a fun layout. It had all the necessities. It's close to the center of Kona, but not too close. The last few days the waves were big and it got the deck a little wet, but nothing to worry about. I wish the home had air conditioning. It is so humid here, and being from idaho,where it's dry, I never completely got used to it. It would have been nice to have a cool spot to come to. Thank heavens for the ocean breeze, and fans. I would try a different time of year next time, that's not quite so hot. The island and Kona were wonderful and so much to see. We have to plan another stay on big island, and when we do, we'll stay here again. Thank you Boundless Hawaii for making this a great place to stayou. The cottage was perfect! My husband and myself spent five beautiful days here. Watching sunsets and having wonderful meals on the deck. It felt like our honeymoon all over again, but maybe even better. Kona is stunning and the cottage made the experience that much better. A vacation we will never forget! This was a great place to stay. Beautiful sunsets, quiet, relaxing. The first night was a little warm without air conditioning, but we found the fans hiding in the closet and after that it was much more pleasant. If we're ever back on the big island, we will be staying here!

We stayed at the Oceanfront Honeymoon Cottage for two weeks in February. Always nice to escape the wet Oregon weather. We found the Cottage to be perfect for our needs. Right on the ocean adjacient to the best surfing beach in Kona so we could be entertained anytime of the day. The Cottage itself was a great location on Alii Drive. Close enough to Kona Town but far enough away to be peaceful.<br/>We would recommend the Cottage. Bob & Kori

We enjoyed the sunsets from the deck very much. The excellent grill was an added plus. Future renters be sure to look for the schools of yellow tangs that can be seen from the deck. The kitchen was well stocked with pots and utensils. The nearby pizza place that had the take and bake pizza was excellent, so perhaps a pizza cutter could be added?<br/><br/>Several plates were cracked and need to be discarded as those cracks are a breeding ground for bacteria. Also the dishwasher does not work and that was an inconvenience since we cooked, loaded it and set it to run while we were gone. The sign on it about closing the door is an indication that property mgmt. knows about it already.

I actually hate to review this place so positively because I want to be able to stay here again and not compete to find open slots! However if you are a couple or single person and really enjoy the ocean right at your door, this is the place. Location is excellent for snorkeling and surfing. Rent bikes and the rest of the island is yours. Place is not fancy, but the doors open right onto the water. The surf crashes below your balcony. It does get hot though during the afternoon - the western sun pounds in. But in the morning and at night it is heaven.

The House was very clean and smelled good upon our arrival. All the necessities we needed were there. The only issue we had was no A/C made for some uncomfortable nights sleeping. The views are beautiful and the house offers multiple places to sit and relax. The location of the home is perfect. Amazing views of the ocean. The bay next to the house is one of the most popular snorkeling places on the island. They provide snorkel gear, but after looking at it we chose to buy our own instead. There is surfing right outside of the home, and two surf boards were provided for use. The surfboards actually looked to be in great condition and perfect for the beginner waves out front. The bed was comfortable and we really liked the newly updated shower. There were bugs, but it sounds like that is something you just have to deal with in Hawaii. The one thing I would definitely change would be installing an A/C unit in the bedroom at least. With no A/C it was far to hot and humid in the home to comfortably sleep. The waves outside the house were actually quite loud for sleeping as well, so I would have preferred to keep the sliding door shut at night. We stayed in Kona for 17 days, 4 days were at the cottage, the place is awesome, barbecue, deck, hammock, updated inside with very nice amenities. Snorkel gear, surf boards and other beach gear is provided! The only complaint is the amount of bugs. Big bugs. We found large cockroaches and centipedes inside. We didn't see big bugs in the other 2 places we stayed.

My wife and I stayed here for a wedding in April 2016.<br/>This place is a nice, quirky little cottage right over the water.<br/>It has all the features and amenities you'd need for a great stay.<br/>On arrival everything was clean, working and as per the description.<br/>A few things to note:<br/>It's about 15min drive from Kona (town)<br/>It's a 2min drive to the local grocery store<br/>It's a 5min walk to the nearest beach park<br/>There is a surf break right out front, so when there's waves there will be quite a few cars parked around the property and surfers getting in/out of the water right below the balcony.<br/>There's only a door on one entrance to the bathroom, the 2nd entrance has only a curtain (right next to the toilet).<br/>Yes... there's some cockroaches, but the management has baits all around and most of them are dead or dying. The location was great. We were able to walk down to the bay each morning and snorkel. Believe we saw more fish/eel/sea turtles there than anywhere on Kauai or Hilo. The waves at night can sometimes wake you up during your slumber but easy to go right back to bed. They had surfboard, noodles and beach towels helped out. I would def stay in that area again.

We had reserved The Cottage for three weeks, but left after the first night. The unit has no screens on the doors, and they must be left open to provide cross-flow ventilation, since there is no A/C. We had a number of bugs, including cockroaches in the unit, especially at night with the lights on. The unit does sit right on the water, and although the road is very close to the unit, the sound of the sea crashing on the rocks blocks any road noise. The unit does have a number of nice upgrades, but the lack of screens makes it inhabitable, at least for us.

Everything was fantastic! <br/>just a few notes. I have worked for hotels in Kona in the past and for other organizations doing living space analyzes.<br/>The hinges on the accordion French doors should be replaced with stainless steel and oiled regularly.<br/>Also your hot water heater may need an element changed. Only half the tub would fill with warm water befor it was as cold as water gets in Hawaii :)<br/>All in all we loved it and have already recommended the place.<br/>Your staff is fantastic!<br/>Thank you for a wonderful experience!

This place is amazing! Accordion doors that open up to the ocean in both the family room (to the deck) and the bedroom. We left the accordion doors open every night to feel the cool ocean breeze and hear that beautiful sound put us to sleep and wake us up every morning! The outside deck area has a hammock, lawn chairs, and a fire pit, all strategically placed to see the most amazing sunset. We made it a point to be there every evening to watch the sun slowly fade into the horizon. The kitchen is perfectly sized for two and has all the necessary pieces to cook great meals while there. And the place, while in plain view to the surfers from the ocean, is very private and fenced off from Ali'i drive. <br/><br/>Wonderful place. Loved every moment of staying there. Very nice in many ways. However the surf crashes on the rocks under the lanai quite loudly. With no AC doors to lanai from both rooms must be open at all time to keep temperature manageable. Tile floors were dirty. Rental agent provides only minimal initial supplies including toilet paper & garbage bags. Not reasonable given price per night is it? Kitchen cabinet door hinges were failing- had to find screwdriver to reattach one door!

We got into the house at about 1 a.m. (we took a cab — highly recommend reting a car for the trip as this house is a bit far from everything and cabs are very expensive and not in abundance). Getting in late was probably part of the problem — but there were dead cockroaches EVERYWHERE. Just a little bit creepier to walk into at night. It looked like no one had been in the place for months. We cleaned for about an hour and went to bed. Waking up the next morning and seeing the view made it all worth while. What a difference a day makes! This little house is such a gem. It's on the waterfront, waves crashing all day and night, surfer outfront of the patio, a bbq, a sweet retro painting on the wall in the living room :) Basically heaven. Upon arrival we found 6 dead roaches, two of which were already deteriorating so we know those had been there quite a while. The side doors in the bedroom don't have a threshold (and neither do the doors in the living area) so the dirt and bugs come in constantly. Evidently the maid doesn't clean to try and compensate for this. A considerable amount of dirt and left over trash from prior visits can be found under the bed and behind the side tables. We put a towel on the floor in front of the door while we were there. <br/>The cottage would be wonderful if the doors in the bedroom and living area would seal at least a little bit. That would cut the bug problem down considerably and help keep the cottage cleaner. If this was done, it would be worth what we paid for it.

We had trespassers on the property. They walked in through the unlocked gate and walked into our living space. They announced themselves as the owners and they took offense when we asked them to leave. We filed a police report and got a lock for the gate so the property was somewhat safe. We didn't feel safe there.

We arrived on Saturday afternoon and soon realized that with the exception of the fridge and bathroom the house was dirty and infested with mice and cockroaches. We called the weekend number and the woman who answered the phone was very nice, but could not get us any help (mouse traps) until Monday afternoon. This was disappointing. <br/>Over our week-long stay at The Cottage, we disposed of 8 mice and numerous dead cockroaches. Every part of the house was full of mouse poop - even the kitchen drawers and cupboards. The floors were black with dirt and the rugs had perhaps never been washed as two were stuck to the floor. We ended up buying our own cleaning supplies, and mouse and cockroach traps. Cleaning and vermin killing was not something we wanted to do on our vacation. <br/>The ceiling fan in the living room did not work so it was hot and stuffy when the doors were closed. We asked about this and they sent a very nice repairman to fix it right away. As he fixed it we realized that the fan was not hooked

The negatives outweigh the positives at The Cottage. The price is great and the views are stunning, but they won't make up for the cockroaches, ants, and mice you'll encounter during your stay. I called the management company, Boundless Hawaii, twice during our stay about the infestation: the first time the day after we checked in, and the next the day before we departed. They were friendly and courteous, but said it would take 3 days to get an exterminator out to place traps - I had to do some convincing it get them out the following afternoon. 24 hours later a strong odor alerted us that each of the 4 mice traps had caught a mouse. <br/><br/>There is a BBQ in the side yard, and we were looking forward to grilling dinner one of the nights, but seeing 4-inch long roaches scurry over the kitchen countertops and fly in and out of the open doors is revolting, and enough to make us loose our appetites. <br/><br/>No roach traps were set.<br/> <br/>The Cottage lacks air circulation, and without AC, temperatures in

No need to post on line unless you want to. bug potential worked the lights so had no problem, normally 1 or 2 dead cockroaches in the morning and had 2 dead mice. One night I had to stomp on 2-3 as they ran across the floor, but again we were ok with this. Some aspects of the house are a little tired eg. never sure if a cabinet door would fall off when opening for first time.<br/>Air circulation: Poor.We got in at 3pm opened everything up, fans on, at 10pm the inside was still much warmer than outside was. I switched the living room fan (only one I could) to pull air up instead of pushing it down, this seemed to help bring the cooler outside air in instead of keeping it out (having all 3 fans pushing air down)at night, but the fan is undersized to do this well. Obviouly getting some venting on the street-side would be best, but maybe getting a bigger/faster fan that could switch between pushing down and pulling up easily would solve most of this problem.<br/>A couple of the outside lights had no bulbs bu

15-20 dead cockroaches littered the floor of entire unit when we arrived. Apparently the unit had been vacant for some time. As a result feel that management should have checked the condition prior to our arrival. The Location of this cottage was AMAZING! The online pictures are accurate... being on the lanai with the ocean literally 10 feet away 24/7 was a major highlight of our vacation. The cottage is very close to the Turtle beach and great snorkeling. We saw a whale and some dolphins from the Lanai as well as many surfers who were present promptly at sun rise until the last drop of sun was set. The Cottage was broom clean accept for the bugs and geckos you find everywhere in HI. Repairs are needed as this place was built in the 60's and when they say "starter supplies" they mean one roll of toilet paper and a few garbage bags, so prepare to shop. Overall, we would love to go back and we would recommend this place to our friends but be prepared for a rustic and no frills stay (as they posted this is NOT a hotel). It's all about the location, location, location at the cottage.

We expected "The Cottage" to be a little funkier than it was. It's clean and had everything we needed to make meals, grill outside, and enjoy the Pacific right at our feet. The location is great - walk to snorkeling and beach. Surfers are always riding in front of the cottage. Most of the ocean-side wall opens up, floor to ceiling.

Lovely little cottage by the sea - perfect for a couple. The views of Kahaluu bay are great - saw an Orca breeching, schools of dolphins swimming past, and great sunsets. The house itself was clean - it is approaching readiness for some improvements, but all in all a good value.

The structure is ON the ocean, in fact the waves wash against the building's lanai foundation. It is next to a great beach, snorkel area, and popular surfing spot. The surfers sometimes launch from the rocks in front of the house, and occasional fishermen using the rocks, too.<br/><br/>House seemed a bit 'tired' but in good shape. We appreciated use of the outdoor grill. <br/><br/>Access is off a busy street, but there is parking on the street and room for one car in an off-street alcove at the edge of the property. There is a fence between the road and house, so it doesn't have excessive road noise inside the house. Street is quiet at night.<br/><br/>There is a section of wall made of folding doors that can be opened between the living room and the lanai overlooking the ocean. These doors are not easy to operate, but do provide a wide-open feeling between indoors and outdoors. <br/><br/>If updating, we'd suggest a small indoor dining table and replace the sliding wall leading to the lanai with someth

Overall this place is great with a few exceptions. There is no hot tub, the jets in the bathtub don't work. The place is for sale. We could never figure out how to turn certain lights on they should be labeled. There was a mouse or mice that left little droppings for us every morning. It had everything in the kitchen except for the most important thing, a wine key. We ended up just having to stab the cork through. The location great and right on the water. When you wake up on the morning there are surfers literally 100 feet from your back door surfing. It is the best place to see the sunset by far. We are on our honeymoon and The Cottage was the 2nd stop for us. Maui being the 1st and Kauai the 3rd. We rented a condo in Maui , The Cottage in Kona and a little house off VBRO in Kauai. The amenities in Maui and Kauai were just better and more. For what you pay for the cottage they should give you unlimited toilet paper and paper towels everyone else does. we really needed a break and this was a perfect location for us. Everything we needed was on site, and we rented snorkels and masks across the street. turtles abound. The view and ocean sounds are amazing! We were very disappointed to find there was no hot tub, that was a main selling point for our vacation pick at the cottage. It was in all the ads and virtual tours as well as was there 3 years ago when we stayed here, a big let down to find it was gone when we arrived. <br/>Everything worked well and the pests were at a minimum, being so close to the ocean and all, but there were still enough to make us cringe a few times. There was also trash in the kitchen garbage can and fridge when we arrived.

We had an amazing 7 nights here and really enjoyed ourselves - the property could do with a bit of updating and maintenance but we didn't tend to notice due to the amazing location and view. Aloha from the West Coast of British Columbia!<br/>The Cottage was the perfect little getaway if you like being right on the ocean. You have to like hearing the crashing of the waves for sure - and we do! From the lanai watching the surfers trying to conquer the might seas is a great theraputic way to get rid of the city hum-drums! The only "issue" we encountered was the broken coffee pot! Always a city dweller, the first morning was a little rough until Walmart opened and we purchased a new coffee pot. Java is on us! We are hoping to make the Cottage our yearly retreat.<br/>Mahalo !!!

Overall the cottage was a unique experience. The location was stunning. However I would chose a location off the beach next time. <br/><br/>However, I would have some reservations before recommending it to a friend. <br/><br/>1) It is very noisy, if you are a light sleeper the surf is a distraction. <br/><br/>2) There is no air conditioning and the trade winds were light and fitfull when we stayed. Although the overhead fan helps it can be stuffy if you shut the doors on the lanai to cut the surf sounds.<br/><br/>3) The extras were not there. We had to purchase toilet paper and laundry soap which in my estimation should have been provided in more abundance for the 10 day stay. Also we could not access the internet or use the telephone without undergoing some complex process or paying extra (this was not clear). <br/><br/>4) Some extra indoor furniture and lighting would be appreciated. We have rented vacation homes many times, have rented from this property rental firm twice and in fact have our own vacation rental.<br/><br/>It is difficult to find a one bedroom free standing home right on the water anywhere. So this place, and the one next door (to your right as you look at the water) are nice finds. This property is pretty tired, but because of its price, that is fine. The property to the right has a pool, a second bedroom, but smaller outdoor lanai. And if you are going to rent a place right on the water, I presume you plan to live outside as much as possible.<br/><br/>Some reviewers complain about the noise of the waves. It is loud. But a joyous loud. If you don’t want to experience the crashing waves, then don’t rent a place with a rocky shoreline, therefore don’t rent a house on the water in Kaliua-Kona. <br/><br/>Extremely difficult to open the accordion doors to the outside lanai. The property location was wonderfully, located, near great snorkling beaches and close to Kona. Feedback, the coffee filters were hidden away in the cookie jar not easily found and a wine bottle opening would have been helpful. A couple of bulbs were out but we were able to fix. It's a wonderful house--right on the crashing waves. Stirring and lulling at the same time. The house is solidly built, with gorgeous wooden/glass doors. It's small, with only one bed, which was okay for us on this particular trip. Sometimes we bring friends/family, though and sadly, will have to go elsewhere. The furniture is of good quality, but there's no couch (only two chairs)--probably just for lack of space. The only real negative for us, though, is that there's no table inside--so all meals have to be eaten on the lanai. For the days we were there, the weather cooperated, but I'd worry about that a bit.

We had a great stay at the cottage, I could not imagine it being any better. Waking up to the sound of the ocean and going out and setting in the hot tub under the gazebo, watching the cruise ships pass by and the surfers settling in for the day. This was our first experience in Hawaii and it was a great one. I would recommend this unit to anyone. It was one of those places that you just didn't want to leave.

Awesome location! We overlooked the stained carpet, the leak under the kitchen sink that had obviously been leaking for some time (it was repaired quickly after our call), and the broken bathroom accordion door, but what almost ruined the stay was that the property was over run with cockroaches! We could actually see them coming and going under the exterior bedroom door (not sealed)every night. We have stayed on almost all of the Hawaiian islands, in a variety of properties, and never experienced so many cockroaches. In one of our nightly chases of cockroaches we found several dead ones, that appeared to have been there prior to our stay, under the bed. This property had such great potential if it weren't for the over abundance of cockroaches. We loved the general area and we are planning a trip back to the same vicinity this year, but will not staying at this particular property again.

We rented the Honeymoon cottage for our 25th anniversary. Our stay was to be for 8 nights. I fell in love with it as I scanned through the pictures on the web. It was a darling cottage and on the water. Unfortunately, when we arrived, there were dead cockroaches and bugs all over the cottage floors, sinks, counters, and tub and fecal matter on the toilet. The hot tub had bugs floating all over in it, more dead ones on the bottom and seats, and squished between the cover and ledge. We would not walk around barefoot in the cottage as cockroaches as big as three inches would scamper under cabinets when we turned on the lights. We first spent our own money and bought some roach killer after we sanitized and cleaned all the surfaces and swept the floors. (Not exactly how I pictured spending our first evening in beautiful Hawaii. My wife and I very much enjoyed our stay at The Cottage. A very charming one bedroom home with a terrific view of the ocean, and surf. If you were any closer, you would be getting wet. Very nice living room, lani and side yard with plenty of chairs, lounges and tables. Just a short walk to Kahalu’u Beach Park with very good snorkeling, swimming and surfing. While the unit was very clean when we arrived, do take advantage of the provided Tupperwear containers for any dry food stuffs. There was evidence of some small four legged visitors during our stay. The Cottage was a fabulous, romantic getaway for my husband and I. Even though it rained half the time we were on the Big Island, we were still able to enjoy the ocean and palm trees from our covered lanai and hot tub. Fabulous--can't wait to come back!

We loved this vacation home and have booked it again for next fall. We had two problems: We arrived late at night and there were NO lights on anywhere. Fortunately, we had a flashlight to help us grope around in the dark to find first the address, then the front door. The ice maker in the fridge didn't work, and there were no ice trays for making ice - a must for those Mai-Tais. The sound of the surf is quite noisy, so if you're a light sleeper, this may be a problem. Because there is no A/C, it's necessary to keep the doors to the lanai open all night. The location is fabulous, and we loved the openness of the living area to the lanai.

Great view & OK location but the home suffers from lack of care! Door in bedroom wouldn't open, gate didn't open all the way, interior of cupboards in kitchen smelled funky, no screens and lots of dead & live bugs; didn't mind the ants, hated the roaches. Bed was comfy but no blanket, just an empty duvet that I'm sure hadn't been cleaned in some time - ick. Carpet had been cleaned but was sticky & the smell most unpleasant. What a surprise given all the 'warnings' about what you could & could not do stated in the rental agreement. No way would we return to that property.

This was our second visit to the Cottage. We love it there. Our favorite past time is snorkeling at the nearby Kahaluu Beach. The surfers are fun to watch too. Its wonderful.

Waterfront doesn't begin to describe this cottage. At high tide, you feel the spray on the large lanai. The living room doors unfold to make one huge patio, and you can watch and hear the waves from the bedroom and side patio too. Just 2 houses down from a fantastic snorkeling bay w/sea turtles, and from the patio we could enjoy watching dozens of surfers riding the waves there from pre-dawn to nightfall. Absolutely loved it.

wonderful location. lanai hanging over the rocks made it hard to leave to explore Kona and the Big Island. Will definitely consider The Cottage on our next visit to Kona.

Improvements: needs laundry basket, higher wattage bulb in kitchen and living room area, strainer net for jacuzzi, adjustment to entrance gate, carpet cleaning throughout especially in bathroom. Lots of water and moisture damage in bathroom near floor and very dirty in some of the nooks and crannies around bathroom, hot water heater and closet area (most of the contact we had with bugs were from these areas). House could also use a very good dusting above the divider between bedroom and closet area. Other than that we had a wonderful time.

The place grows on you. We have many fond memories of the stay. Property Mgr. was excellent, property is aging and needs some repair. Property is for sale and I am sure someone will fall in love with it and take good care of it. Would not repeat visit, but for "our" reasons, not the property's fault.

Wasn't aware that the property was for sale when I arrived, with the possibility of clients potentially walking through. Perhaps the addition of an in-house safe would be appropriate for security, as most guests will spend most of their time outdoors while on vacation. I hope this home continues to be available for rent in the future, I would like to return. And, like a ship on the water, there are signs that it needs a little TLC, but nothing that will dissuade my re-booking. Thanks for a great time!

My husband and I loved the locaton and the feel of the cottage. It was such a treat to wake up and go to sleep to the sound of the ocean. The ability to open the doors wide to the view, bringing the outside in, was fantastic. You have to be able to move beyond cockroaches though. My biggest complaint would be in the fact that in addition to the price of the room/house, you pay an additional cleaning fee, however only the towels from the morning can be left in the wash without an additional fee. That is a bit extravagant. The cottage has only room for two, so the amount of laundry that is generated is low. When you have towels from the beach, bath and kitchen, there should be no reason that one load of laundry couldn't be left for the staff to handle.

This was a great place to stay and also do snorkling nearby and watch the surfers in the morning. The only issues we had were some unwanted 6 legged "guests" that would pester us at night. The roof in the bathroom leaked during a torrential rain. The alarm system had a few glitches. However, we still enjoyed our stay.

The cottage is in a beautiful location, and very nicely decorated. But it's very close to the road (something you can't tell from the photos). Unfortunately, it needs some serious maintenance. The sliding doors don't work very well, the lanai leaks when it rains, the skylight in the bathroom leaks, and we had continual problems trying to get the bedroom door closed so we could activate the alarm. It's certainly better than most, but it could be much better.

We had an exceptional visit to the Cottage. The tour books were very helpful with getting around. The property was stocked well with dishes and utilities. I would suggest giving instructions for the hot tub with the reminder that the maintenance person comes by on Thursdays. Directions to the nearest grocery store would also have been helpful upon arrival. We would definately recommend this to friends and love to visit again.

Right on the water - great breeze even during the heat of the day, with a fully covered lanai. Front room opens up completely to the lanai and ocean. If you want direct sun, another side area off the bedroom is completely open to the sky (except for palms above) and ocean . Gas grill is great. New tile throughout is great. Kitchen has all the utensils you need. Only bad - place smells very moldy when the doors are closed.

The cottage is in a great location with incredible views. The ocean right at your doorstep and the sound of waves at night are very relaxing. Unfortunately The Cottage was overrun with huge cockroaches which are found all over The Cottage. This made for a very unpleasant stay. The dryer did not work and the BBQ did not get very hot. As much as I liked the view and location, I will not be back to stay at The Cottage.

I'd have the owner fix the front gate and the moving wall in the bedroom (especially since it's up for sale). Many light bulbs were out and the switches were a bit hard to figure out, but WOW the location can't be beat, right over the water, a few houses away from a beach with decent snorkeling. It was GREAT.

The location was so perfect, it was sometimes hard to pull ourselves away from the waves breaking right below our feet. This unit is perfect for a couple who'd like a little piece of paradise for themselves. The pictures are not doctored, the place really is as good as it looks.

We would recommend this property solely on the location, which was exceptional! The condition of the property was disappointing... Our expectation was that it would be clean and well-maintained, but it fell short of our expectation in these regards.

Prince Properties' security deposit turns out to be insurance for damage up to $500 non refundable. Normally I would have caught this [you are allowed to opt out] but I was undergoing chemo at the time I made the reservation. this is at least non-standard and at most a clever ripoff. good bye Prince Properties.

The only problem with the cottage was the noise. If you are not a sound sleeper keep in mind the waves crash under the porch and are LOUD. You can not shut the doors because there is no A/C, so either noise or heat. Did not bother me, my husband ended up sleeping in the closet. Seriously. Other then that it was beautiful and very convienent.

We spent a week at 'The Cottage' (Mahina Meli Makai). We visit the Big Island frequently (this was probably our 20th trip over 10 years) and are familiar with rental options in Kona. We had mixed feelings about our stay at the Cottage. On the plus side, the location is ideal - 3 houses up from Kahaluu Beach with a great views of the bay and surfers from the lanai. The cottage was also surprisingly quiet in the evenings despite the proximity to Alii Drive (thanks to the constant sound of the surf). On the negative side, the house is not well maintained. The lanai awning has been replaced with several tarps which are functional but unsightly. Roaches are a problem - more so than we're accustomed to from our many other visits to Kona (or from living in a tropical setting before). The problem here is the house has large gaps at the bottom of the doors on the lanai and the side patio. So roaches are free to enter the house. There's no safe way to preclude this with pesticides and the roaches will come looking e

Overall this is an excellent vacation property and location. Given the location right on the ocean's edge, the place has a kind of funky old beach house feel to it. Perhaps someone could apply some WD-40 to the glass doors, but obviously maintenance is a challenge given the location. It's worth it. <br/>One problem: I'm a professional blogger and needed the high-speed internet connection they claimed was available. Not too much, but a few minutes every day to stay on top of my work. No high-speed connection to be found. I worked around it, but it shouldn't be listed as an amenity if it isn't really available.
