GUEST AGREEMENT AND INFORMATION

1. CHECK-IN/CHECK OUT
Check in time is at 4 P.M. and check out time is 11A.M. We do offer early check in or late check out if/when available. Fees apply. Call us to inquire. If your party checks in early or stays after checkout time you will be charged accordingly.

2. THE PROPERTY
This property is privately owned and contains many personal items of the owners. Please be considerate of such items. The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the landlord has the right to terminate the rental period. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants agree that the Landlord shall deduct from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.

3. PAYMENT
A payment equal to three (3) nights of the rental rate is required upon booking. The payment will be applied towards the unit rent. This payment is not a damage deposit. The balance of the rent is due sixty (60) days prior to your arrival date.

4. PAYMENT BY CHECK
If payment of rent is made by a check that is dishonored by the bank for any reason, the Guest agrees to pay $35.00 for each dishonored check up to the maximum allowed by state law, and subsequent rent payments, will be in a guaranteed form of payment. If payments are made with credit cards, deposits shall be refunded to the credit card. There will be a $25 surcharge for splitting payments up between guests. The property manager utilizes a credit card clearing vendor so fees may be applicable.

5. RATE CHANGES
Prior to the reservation deposit being received, rates are subject to change without notice. Rates may fluctuate prior to your arrival. No discounts after reservations are confirmed are given.

6. LONGER MINIMUM STAYS
Longer minimum stays may be required during holiday periods. If a rental is occupied for less than the minimum nights, the guest will be charged the minimum nights.

7. CLEANING DEPOSIT
The Guest will pay cleaning fees in advance prior to commencement of occupancy of premises. Excess cleaning may result in additional fees. Please be advised of our departure requirements.

8. RESERVATION/SECURITY DEPOSIT
If a reservation/security deposit is required, this must be received 60 days prior to arrival. The deposit is NOT applied towards rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to unit(s) or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in trashcans, and soiled dishes are placed in the dishwasher.
d. All keys are left on the kitchen counter and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No smoking has occurred in the unit. (Outside smoking is acceptable in designated areas).
g. No existing personal items or linens in the home are lost or damaged.
h. $40.00 per hour/per person, will be deducted for excessive cleaning, if/when applicable.
i. As a courtesy to other renters, please no early check-in or late departure without prior permission. Charges will apply.

9. FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

10. MAXIMUM OCCUPANCY
The maximum number of guests is limited to 2 people per bedroom.

11. YOU MUST REGISTER THE TOTAL NUMBER OF ADULTS AND CHILDREN STAYING AT THE VACATION UNIT ON OUR WEBSITE
Any Guest staying in the vacation rental unit above and beyond the registered number will be considered unauthorized and an additional fee of $50.00 per night per person will be charged and additional penalties may apply.

12. MINIMUM AGE REQUIREMENT
We cannot rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

13. NO SMOKING
No smoking in homes/unit(s). Smoking is permitted outside homes and in most condominium complexes in designated areas only. Please check with the on-site manager. If you smoke inside the unit you will forfeit (if applicable) the security deposit. If there is any evidence of smoking, there will be a $500 fine imposed.

14. NO PETS
No pets, dogs, cats, birds, or other animals are allowed on or about the premises, except guide, service, or signal dogs pursuant to State Law.

15. SUPPLIES
A start up amenities package provided for our Guests includes; dish and hand soap, a limited supply of toilet paper, paper towels, some cleaning supplies and start up laundry detergent. Any supplies beyond the initial start up amenities package provided by the property manager. are to be supplied by the Guest. Grocery stores are conveniently located nearby. We offer grocery services for you prior to your arrival; you can register for this service on our website.

16. UTILITIES
NOT all properties have AC. Please be aware if your property has AC or not. If AC is present, please use conservatively to help keep the cost down so you can get a great rental rate next time! If the AC is left on excessively it is subject to freezing (damaging the unit) and or excessive condensation, which may leak into other units. This results in property damage. Please be mindful to turn AC off when gone or if not necessary.

17. STORAGE
Guests are NOT to store bicycles, scuba and diving gear, inflatable rafts, or water toys inside the units. These items can be stored on the Lanai or in one’s car. Towels and other gear are not to be draped over the railings or visible from any other properties in the complex. These are typical house rules that are strictly enforced by complex on-site management.

18. MAID SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional charge. We do not permit towels/linens to be taken from the units. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them.

19. CABLE TV & INTERNET
Cable TV is provided and service level has been chosen by the Landlord. High-speed wireless Internet is normally provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to cable TV and Internet service. Please check with a reservationist for Internet availability and codes.

20. KEYS, REMOTE CONTROLS
Keys to the premises are the exclusive property of the property manager. There will be a minimum charge of $50 for replacement of each lost key and a $75 charge for lost remote controls. For replacement of lobby access keys there is a $100 fee.

21. SEAWALL /POOL/JACUZZI/CLIFF AREAS
Please be extremely careful, especially with kids or while drinking alcohol. Please understand, everyone is using at his or her own risk. It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool/cliffs. Tenant agrees to have a responsible adult supervising minors while they swim in the pool and around cliffs. Tenant is hereby notified that the pool/cliffs can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the home as the pool is open and in close proximity to the entryways. There may be no rails to prevent a fall into the pool or off the cliffs.

22. ENTRY AND INSPECTION
the property manager will have the right to enter the premises pursuant to State Law;
1) In case of emergency, without prior notice. (2) To make necessary repairs, alterations, improvements, supply necessary or agreed services. In case of repair that is not emergency related, the property manager will contact you for your permission to enter should you not be available at the time of repair. Repairs will wait for your permission or your departure. If a unit is for sale, you will never be asked to make your property available for show. It is the property manager's policy to never disturb guests.

23. USE
The premises are to be used exclusively for residential purposes. No retail or other commercial use of premises is permitted. The premises are not to be used for meetings, receptions or for any parties or gatherings in excess of 2x (twice) the people over the number of registered Guests. Overnight accommodations are restricted to the number of Guests agreed upon in advance and stated in this agreement. Any unregistered Guests shall be charged an additional $50 per night per person for non-disclosure of the fact and other potential fees may be imposed.

24. CONDUCT
The Guest will not violate any City, State, Association, or Federal Law in or about the premises, and the Guest agrees to comply. There will be no disturbing the peace or acts creating a nuisance or loud or unusual noises or intoxication in or about the premises at any time. the property manager does not allow wedding parties or parties with loud music, bands, DJ's etc.

25. WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.

26. ATTORNEY FEES
Each Party shall bear its own attorney fees and cost incurred in connection with the negotiation of this Agreement. In the event of any action or proceeding regarding this Agreement, the prevailing party, in addition to all other legal or equitable remedies possessed, shall be entitled to be reimbursed for all costs and expenses, including reasonable attorney fees, incurred by reason of such action or proceeding.

27. REFUNDS- HURRICANE OR STORM POLICY
No refunds will be given unless:
a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical Storm/ Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
1. Any unused portion of rent from a guest currently registered.
2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted.
3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

28. RENTERS LIABILITY
Renter accepts the premises in their present condition. Renter agrees to be fully responsible of said premises, while premises are in Renters care. Renter also agrees to abide by ‘House Rules’ sheet, as provided with rental Agreement. ‘House Rules’ are a minimum set of requirements, for the safety and enjoyment of the Renter during his/her stay on the premises. The ‘minimum requirements’ are meant as a guide, and not an ultimate set of rules. Renter shall use ‘best judgment’ in relation to the property at his/her possession and use property with ultimate caution. Renter agrees to and takes full responsibility of; ‘House Inventory’. Said ‘House Inventory’ are personal belongings or any items in the unit/home. Renter shall be cautious of Owner belongings. Renter agrees to not make any alterations, additions, repairs or improvements and/or any removal of owner personal property from the premises. The Renter also agrees to fully accept the liability of his/her negligence or any negligence caused by a family member or guest of the Renter. The Renter agrees to immediately notify owner if an infraction of the agreement occurs with regards to damage or personal items missing. The Renter agrees to pay Owner for any damage in excess of security deposits. Renter will pay any reasonable attorneys fees and court costs, if any, incurred by the Agent or Owner in enforcing this contract in court or otherwise to recover costs of damage.

29. IDEMNIFICATION
The parties acknowledge that Renter will have a fiduciary duty to Agent and Owner and will have access and use the property during his/her occupancy as a renter. Renter shall protect, defend and indemnify Agent and Owner from any damages, demands, claims, causes of action, lawsuits, or injuries arising from or relating to his rental of the property or its operation, occupancy and/or use during the term of this Agreement. Agent and Owner will assume NO PERSONAL LIABILITY with respect to renter, family of renter, visitor (s) of renter, or anyone while Renter is occupying said property. In no event shall the Agent or Owner be liable to Renter for any consequential or indirect damages, injury, or pain and suffering incurred by renter in connection with the Rental of the specified premises. The use of stairways, balconies, pools, Koi ponds, Jacuzzis, showers, ocean, cliffs areas etc. as well as gas or electric appliances are at the renter, family of renter, or visitors own risk.

The property manager will not be liable for any damages or injury to the Guest, or any other person, or to any property, occurring on the premises or any part, or in common areas. The Guest agrees to hold the Property Manager harmless from any claims for damages, regardless of how caused. The subject property may have located thereon a swimming pool, Jacuzzi or have ocean front access. Swimming pools and spas are inherently dangerous, especially to young children and the infirm. The following are prohibited; diving & scuba gear, running in pool area; glass containers in pool area, or on the lava beds; any children in or around the pool or the ocean without adult supervision. In consideration of the owner’s agreement to rent the subject property to the Guest, Guest agrees to strictly abide by the Pool and House Rules, use a standard of caution around the ocean and does further agree to indemnify, defend and hold harmless owner and the Property Manager from and against all claims, liability or loss that Guest may sustain from the use or operation of the swimming pool, Jacuzzi and the ocean by Guest and/or Guest’s invitees.

In that the property manager does not personally own their rental properties (they are a third party management company) the property manager shall be held harmless for all claims, liability or loss that guest may be sustained from use of any of their rental properties, including but not limited to if a property should no longer be available to rent for any reason out of their control (unbeknownst foreclosure or other previously known owner controlled decisions, acts of nature, etc.).

The property manager is diligent to have knowledge of such potential circumstances but we are not always privy to owners’ circumstances in advance of such occurrences. Should your property no longer be available you will be notified as soon as we are aware of such circumstances. The property manager will make a concerted effort to move your party to another property managed by the property manager, otherwise all rental monies will be returned to the Guest immediately.

30. INSURANCE
Guest’s personal property and vehicles are not insured by the property manager. The property manager is not responsible for any loss or theft both inside and outside the unit. Please make sure your unit is locked and secure when you are not present, or during the night. We are not responsible for any left or lost items, so please make sure you check everything before you depart. The Guest will at the Guest’s expense maintain the premises, furnishings and appliances in clean and good condition and will surrender the same upon termination of this Agreement in as good a condition as when received. The Guest understands that the Guest will be responsible for repair of all negligent or purposeful damage.

31. CANCELLATIONS
A sixty (60) day notice is required for cancellation (Ironman and Holidays have no refunds). Cancellations made sixty (60) days prior to arrival with written notice shall be given a refund minus a $175.00 cancellation fee. A $250.00 cancellation fee is in place for homes. Cancellations or changes made within sixty (60) days of the arrival date shall forfeit the entire rent and excise tax (less security deposit) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the cancelled reservation. There is no refund for early departure or no shows.

CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants.

32. MONTHLY RESERVATION CANCELLATIONS
(If applicable) Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made (90) days prior to check-in.

33. VACATION RENTAL DAMAGE INSURANCE
The CSA Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the property, up to $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy ( ). By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the property manager any amount payable under the terms and conditions of the Vacation Rental Damage.


34. CHECK-IN INSTRUCTIONS
Approximately two weeks before your departure and subject to receipt of full payment and all paperwork received and web based legal acknowledgements received by the property manager, you will receive our Rental Receipt and Directions Letter via email. This package will provide you with driving directions from the Keahole (Kona) Airport to your property, as well as the lock box code (containing your emergency key). Please be mindful to replace that emergency key back into the lock box right away so as to avoid getting locked out at a later time. This lock box will be typically located at the front door of your location. It may be wise to bring some sort of light as outside lights are not typically left on (a cell phone light will work fine) after dark. You may be instructed to check in with an on-site office upon arrival (or within the next day).

35. TERMINATION OF TENANCY
Upon termination, the Guest will: (1) completely vacate and clean the premises and any parking or storage areas used by the Guest; (2) leave keys in unit, (3) leave remote controls and garage door openers in the unit, (4) leave all furnishings in the same condition as received (do not move furniture unless medically necessary and please let us know this has been done in advance). the property manager reserves the right to immediately terminate the tenancy if the Guest violates any part of this agreement and risks a minimum $250 fine.

36. ENTIRE AGREEMENT
This Agreement contains the entire agreement and understanding of the Parties concerning its subject matter, and supersedes and replaces all prior negotiations, proposed agreements, and agreements written or oral. Each Party acknowledges that no other party, or agent or attorney of such other Party, has made any promise, representation, or warranty whatsoever, express or implied, not contained in this Agreement, to induce such Party to execute this Agreement. Each Party further acknowledges that such Party is not executing this Agreement in reliance on any promise, representation, or warranty not contained in this Agreement.

37. SEVERABILITY
If any provision, section or other portion of this Agreement is determined by a court or other judicial or administrative body of competent jurisdiction to be illegal, invalid or unenforceable, such illegal, invalid or unenforceable provision, section or other portion shall not affect the legality, validity and enforceability of any other section, provision or portion of this Agreement, and each such provision, section or other portion shall be enforced to the full extent permitted by applicable law.

38. CHOICE OF LAW
This Agreement shall be governed by the law of the State of Hawaii without regard to internal conflicts of laws.

39. ATTORNEY FEES
In the event that either party is required to retain the services of any attorney to enforce or otherwise litigate or defend any matter or claim arising out of or in connection with this Agreement, then the prevailing party will be entitled to recover from the other party, in addition to any other relief awarded or granted, its reasonable costs and expenses (including attorneys’ fees) incurred in the proceeding.

40. COMPLIANCE WITH LAW
Both parties agree to comply with all applicable federal, state, and local laws and regulations in performing their duties.

41. NOTICES
By acknowledging this agreement below you are thereby authorizing the Property Manager to include your address in our mailing lists, to inform you of special offers and opportunities. All notices, demands, or consents required or permitted under this Agreement will be in writing and will be delivered in person or by facsimile, mailed or emailed prior to stay. The service of any notice on one Guest will be deemed a service of all occupants on the premises.

Acknowledging this form indicates that you have carefully reviewed this contract and agree to accept its terms and conditions. I hereby accept the above assignment and subject myself to all the promises and covenants therein contained. I fully understand that this assignment binds me to comply with all the terms and provisions of this lease agreement.

Great stay for our big ohana! Great customer service! Will go back for sure! Although air conditioning will definitely be a plus for our stay, but that was not an option.

O'oma Plantation Me and my whole family had a great time in Hawaii. the house is at the great location and has beautiful view with the great size of pool. However, we couldn't stay in the property during the day time since it was too hot without AC and couldn't sleep well at night also without AC. We would not have booked that rental house if we knew there is no AC.

Amazing Hawaiian family vacation The O'oma Plantation was everything as advertised on VRBO. The house, patio, swimming pool were just as awesome as the pictures showed them to be. It was also well equipped, including everything needed for cooking, beach towels for the pool and even pool toys for the kids. We spent all of our time on the spacious patio and in the swimming pool/hot tub. The rental was perfect an Nick from Boundless Hawaii was extremely helpful with all of our questions and requests.

A great home for a large group Our experience was great. The house was perfect for our group. Everyone loved having their own bathroom with connecting bedroom. The house was nice and the views were wonderful. The pool and spa were really nice.

1st Hawaii Trip The property was in a great location for our trip activities that were planned. Close to the airport and the harbor, and to downtown Kona. The property was exactly as described in the rental information. We had 14 in our family so the house was just the right size to give everyone some space. The pool and the view were great. The kids loved the pool and the hot tub.<br/><br/>We enjoyed deep sea fishing, swimming with the dolphins and a day trip to Volcano National Park.<br/> <br/>We enjoyed several meals at Splashers, and nice meal at Foster's Kitchen.<br/><br/>Our only issue was that the kitchen was not as clean as we would have expected. Found a dirty kitchen towel and pot holder in the kitchen drawer. Also the cabinet knobs were a little sticky.<br/><br/>Overall a great experience. Would do it again.<br/>

chance of a lifetime We my family (17 members) my children and their children. Such a great opportunity! I give praise to the Lord and thank HIM greatly! <br/><br/>We had a wonderful stay and pool was a plus. We all slept comfortably and were comfortable. We especially love the pool and adult time at the Jacuzzi. A few minor things the toaster is a four slot toaster but only two slots work and we needed the four slots to work. Also the rule to throw everything out of the frig (food) but good eggs, good water etc. Thought the rule should be leave what can be salvaged not leftovers but good food eggs, packages that are not opened, perhaps the cleaning staff can make use of it. Fabulous Huge -- 7 bedrooms, 7 bath, large living areas, large well-equipped kitchen; large pool, heated spa; endless view of ocean and majestic sunsets. Perfect for 3-week family reunion of 11 adults and four young children. Property manager -- Boundless Hawaii -- was instantly responsive on the few occasions we called. Things have slipped This is a beautiful home and the second stay for our family including the two of us our three kids, spouses and grandkids. The first time three years ago was wonderful so we planned and rented it again this year. Unfortunately it wasn’t the same experience. The upkeep has slipped. When we arrived two toilets didn’t work, there were over a dozen lights not working on the main floor, dryer not working and the bbq was absolutely filthy. While it was relatively clean there was soap scum buildup on all the shower doors. We notice the cleaning complaints are mentioned by others in past reviews but nothing has been done.<br/>This is too nice a home to be neglected. We were told by the repairman that no one checks up on these rentals. Something is fixed only when those renting complain. The property managers are not doing the owners the proper service. This is expensive to rent and we came away disappointed. Our family loves the home and we would consider returning only if these concerns are addressed. It seems the list you have compiled of issues either discovered during your stay or upon arrival does not equate to the property slipping over a period of three years, however to each its own. I can assure that constant property inspections are preformed at this home, however given it's size there is always the possibility something goes array prior to check-in, which seems was the case here. The repair technician sent to the home to address the concerns you had mentioned is employed for same day or emergency repairs, therefor would not be aware of the continued upkeep that is done to prevent the home from deteriorating. Either way we encourage you to return so we may leave the same positive lasting impression your first visit to the home had.

Best vacation ever We had the most fantastic vacation ever. Our family loved the house and the location was great. The pool was a little cool at times, but that didn't stop the grandkids from spenting lots of time in it. We had a large group at the house (17) and to cook for that many the kitchen could use more equipment, bowl, spoons, spatulas, and pans. **Awesome Home*** Our large group had a wonderful time at this beautiful home. We found the place very clean and stocked with everything a group could possibly need. We spent the majority of time out on the back deck taking in cool breezes. Unfortunately, the volcano disrupted our ocean view but that is no fault to the property. Stay at O'oma Plantation The stay was great! Plenty of space for a large group. Pool was lovely even without being heated and well used. Beautiful home on the big island The house was beautiful. The linens were terrible. The mattress pad and the sheets had lost their elasticity and would not stay on the bed. Several beds were like that. The pillows were dead. Very flat! There was no mixer. The skillet was in bad shape. No one contacted us to see how our stay was unlike the place we are staying in now on kauai. Not one picture on the wall.

Great For Big Groups The house is a great group escape place. It looks just like all the photos. Ants were a problem if even the smallest crumb was left on the counter however that may be endemic to the area as the house was very clean. Comfortable beds. Location is very close to the airport and about 7 minutes from downtown. A car is required to stay here. Just be aware that the house is not AC ( not an issue when we were there) and the pool water may be cold. We had a great stay.

Beautiful House & Great Location We chose this house because we were celebrating a family reunion. There were 10 of us in all.We loved the house, it was very comfortable. The location was perfect! not too far from Downtown Kona or airport or hiking areas. We were very pleased with most of the amenities. However one should be aware, there were no disclosures in the listings of there not being any air-conditioning. And their BBQ was not clean,virtually unusable. The Spa, worked, but only at certain times of the day & night.

O'oma Plantation - A place to relax We stayed at the O'oma plantation in celebration of my parensts 60th wedding anniversary. There were 10 adults and the place met our needs extremely well. Each couple had their own bedroom and bath. The Center of the house was perfect for the family to gather. The outside patio and view were perfect for watching the beautiful sunsets. I would highly recommend these accommodations for parties with multiple couples or multiple families.

The perfect Hawaiian house for a large group! We were a group of 17 women staying in this beautiful place and there was enough room for all of us to gather together when we wanted or have our own space when we felt like it. The 2 bedrooms with the double beds were a little small for 4 adults, and would have been better either for just 2 people or 4 kids, but we made it work. The furnishings were great but could have benefitted from some pictures on the walls. Some extra blankets and pillows would be nice. With such a large group we had several cars and there was more than enough room for all. It is very close to the airport and the town of Kona and more importantly Costco!

Wonderful Vacation in Paradise! We were part of a wonderful 2 wk stay for an awesome family reunion! Everything was perfect. All bedrooms are well appointed with beautiful views from the 4 poolside masters. The kitchen was well equipped - a possible addition could be a big pasta pot and drainer to accommodate cooking for large groups and another cooler to store beverages to free up space in the fridge. There were 15 in our group -ages ranging from 2 to 73 and everyone was quite comfortable. Add’l fans in the bedrooms were a nice touch -we were always comfortable sleeping and the temperature was never too hot. The pool and jacuzzi were absolutely awesome. Most of our home time was spent on the expansive lanai! The views are unbeatable! We were conveniently located to beautiful beaches and shopping -downtown Kona is only about 20 min away and Costco is only about 10 min. away -which served us well! We would definitely recommend this vacation property to others. There is so much to do in such a short distance, you will never be lacking activities though it will be hard to leave the lanai - always nice to come back to after a long day of beaching, shopping or site seeing! We highly recommend a day at A-beach with a lunch snack or happy hour at the Lava Lava beach club right on the water to the left of the beach. Kids did paddle boarding at this beach and had a blast. Hapuna Beach is also one of our favorites. You won't find a more beautiful beach on Hawaii. Another of our favorite spots is 2 step beach next to the City of Refuge Pu'uhonua o Honaunau National Historical Park (another great visit). The snorkeling there is out of this world, just be careful walking out on the lava –stay where lava is dry – this can be dangerous. On the way back, stop by Kaaloa's Super J's for delicious homemade LauLau's. (recommended by Andrew Zimmern!) and then get gelato at Gypsea Gelato. YUM! We had a GREAT vacation! Looking forward to returning to the Big Island!

Wonderful Vacation We loved our stay at the O'Oma Plantation, our second stay there, once in 2012 for our 50th Anniversary, and June of 2015. We didn't even look for other accommodations when we planned this trip with 13 others because of the wonderful time we had in 2012. Everyone loved the home, and all the amenities such as the beautiful pool, hot tub, lanai, landscaping, kitchen, bedrooms, bathrooms, laundry facilities, grounds and cleanliness, etc.

Nice but not as expected Beautiful property; however, there were a handful of issues that could and should have been resolved during our stay. The refridgerator was not working properly, the coffee maker was not functional, and the wifi was non-existant. My fiance made two calls to property management regardng the fridge and check out issues. He received one call back about the fridge...was told to give it time...Maybe I didn't read the small print, but there is no AC, spa is set to only two hours in the morning and two at night, and wifi is non-existant. Further from the beach than expected. Definately not worth the $800/night. Go stay at a hotel for a fraction of the price.

Beautiful Estate Amazing 5 nights an experience my basketball team will never forget. Big enough to give everyone their own space when needed but most of the the everyone gathered together for an awesome team bonding. The weekend was pretty chilly so swimming wasn't exciting for the kids cause the water was freezing cold. They spent more time in the hot tub. The estate was clean and had everything we needed. The kitchen items was limited to prepare meals for a large group but we managed. We would highly recommend this property and my team is already asking if we will return again next year. 6 nights in October Our overall experience at O'oma was good. The house is as described, seven bedrooms, private pool & spa, with spectacular ocean views. It was a nice place to relax and spend time with family and friends. We enjoyed the space and the quiet location provided. <br/>The management company was very helpful from the beginning of our booking and throughout the majority of out stay. There were some communication misses with one of the agents that led me to asking to speak to the person in charge. It took an entire business day to get resolution of the problems we encountered. <br/>Although beautiful, the house is in need of a few things to make the cost of it worth staying at. The kitchen does not have many items that you would need for a large group such as large bowls, plates, cooking utensils (spoons/spatula/tongs/measuring cups), plates/bowls. The BBQ is broken and filfthy and needs to be replaced. We spent an hour cleaning the grills and the top of it is being held together with a screwdriver. The theater room is not as described. The surround sound, cable network, and DVD player do not work. A maintenance man came twice to fix them but there was not any resolution. It was a good thing we brought our AppleTV so we were able to watch tv/movies. The cleanliness of the kitchen did not meet our standards. Deep cleaning around the kitchen has not been completed in a number of months. The vents over the stove were covered in multiple layers of flies (pictures were sent to the) and the sink was leaking causing a moldy smell near the sink. <br/>If we were to come back with a large group again, I would consider staying at O'oma with reservations butI would explore other homes. Family reunion on the Big Island We had a great time at this rental, 11 adults and 2 kids.<br/>Pros: everyone had own bathroom attached to their room, close to airport and Costco, beautiful ocean view up on a high hill above Kona, and house was clean and spacious.<br/>Cons: main con is there is a beautiful pool but it is not heated so we used the hot tub a lot but not the pool. Also, one of the days we were there was fairly warm and a/c would have been nice but we were thankful for the ocean breeze and fans in every room.

This place was incredible Brand new home with fantastic views of the Kona area. Gorgeous pool and brilliant sunsets. You could not have a better home away from home. Our family stayed here for the Ironman week and its a short drive into town and a close drive to the airport. The house is close enough to town to enjoy it but not so close that you cant relax in a very quiet tropical spot! Its not cheap but you get what you pay for.

AWESOME HOUSE!! I am not sure where to start, but our entire group can not stop talking about our recent trip to the big island and this house was the main focus. We had 11 adults and 6 kids and the house was perfect. We loved that all the bedrooms had there own bath. 5 of the bedrooms had ocean views. It was nice that the house is on the hill because it was cooler up there (no a/c---but did not matter). On days we were gone it took a little while to cool down, but soon the breeze and fans made it comfortable. We can not stop talking about how comfortable the beds and pillows were. So much so that we wrote the make and models down of the matresses to buy for our own houses. None of us woke up with "broke back" the first night. Slept like babies. If we were at the house the kids were in the pool/spa all the time. Great backyard deck area with plenty of seating. New cushions for the 2 lounge chairs would be nice-too hard without cushions. The kitchen was great. We used it a lot. Only a few thing we could have used, but nothing important that we could not improvise...like a pizza cutter. With a house that big a seperate freezer for ice would be great, but we made it work. Just extra runs to the convenient store up the street. We all had an awesome time. The island was great also. Traveled the entire thing and enjoyed every inch of it. From black sand beaches to green sand beaches to zipline tours, helicopter tours, waterfalls, snorkeling, boogie boarding, restaurants, farmers markets, shopping in Kona...I could go on and on. Great trip...Thank you!!!

O'oma Plantation stay October 2011 Beautiful house, loved the design and amenities. Only issue we had was with the hot water in one wing of the house. We called the management company and were told that someone would be by to have a look at it. We were away from the house for most of that day so I'm not sure if anyone showed up but we continued to have issues. Must say a big Mahalo to the Management team for making a special trip to the house after we checked out to look for and return our passports which were forgotten in a bedside table.

Great home for a large group We enjoyed our stay at this gorgeous home in Kona. The house is beautiful. It is not near a beach or oceanfront. The closest beach is a 15 minute drive. You have to have a rental car because this house is not within walking distance to anything. The pool and hot tub was nice since getting to the beach was a bit of a chore.

14 Happy Family Members When we arrived we had no idea just how beautiful a place we would discover. It more than fulfilled our expectations and was a dream come true. We spent hours in the pool and hot tub enjoying the view and relaxed atmosphere. The home was in easy access to town the air port and routes to anywhere we desired to go. The landscaping was gorgeous and we really felt we were in paridise. It made it very hard to leave. The only issue we found with this marvelous house was that the bedroom upstairs could have used a queen or king sized bed instead of the day bed. <br/> The kitchen was wonderful for a family of 14 being able to prepare our meals without tripping over one another. It was well supplied with all the necessities that is normally expected in a kitchen, and more.<br/> We took great pleasure in watching the eyes of our children and grandchildren as they entered the house for the week. Their expression did not change even as we left to return home.<br/> Everyone is in agreement that we want to return sometime in the future. <br/> Thank you so much for all your considerate assistance in making our 50th anniversary dream come true.

Many Issues, Few Resolutions We discovered a litany of issues during our stay at O'Oma Plantation, including not having hot water in half of the house for the entire week we were there. This included the kitchen and laundry. We also didn't have an operable TV or ice maker, and only half of the dishwasher functioned. The wireless network also went out but was thankfully reset after 24 hours of no internet. When I voiced my concerns to the property management company, I was basically treated as though I wasn't smart enough to read directions on how things worked. I was GREATLY disappointed with my stay and will not be returning to any of the Prince Properties. The house itself was nicely appointed. It was great that each bedroom had its own bathroom. Privacy was terrific.

MUST SEE!!!! The most beautiful, magical home that you have to see to believe. The perfect spot to disconnect from the world and reconnect with yourself yet close enough to surrounding hot spots so everything you need is within reach. Highly recommended. Fantastic Property! We recently stayed at this house and could not have found a more perfect rental for the price. We were a group of 17 (9 Adults/8 kids) There was room for everyone and the house is so large that we had our own space. I will agree my biggest disappointment was that the pool was too cold and the hot tub had specific hours of which it could be used (electricity is very high on the island but you can purchase I believe through the agency an all day run rate). However the kids didn't mind at all but the adults hardly used it. Instead we sat on the deck for hours and stared at the amazing sunsets. It is very close to everything and Kona airport (don't worry you won't hear planes). The house sits far on a hill and it's only one of 3 in the Ooma Plantation that we could see. Your neighbors are very far so it's very private. The furnishings are high end and the beds, linens wonderful. I searched for for over 6 months for the right property at the right price and this place delivered. Additional notes: There is a high cleaning fee but for the size of the house it can be expected. The only upstairs room could use a bigger bed instead of the daybed, seems like it could be a master instead of an afterthought. <br/>

An overall good place to stay, but... The pool was too cold to use; it definitely should be heated. The chlorinator broke down and we couldn't use the hot tub or pool for 3 days. The television channels were very limited. There should be a better cable/HD connection. Otherwise, we really liked the quality of the home and the layout was particularly good for our family. The young children and their parents could be in a separate wing and gave the adults privacy and quiet. A great pool would have made a real difference in our stay because this location is not very close to town or beaches.

O'oma Plantation was great, just needed a few things added! We had a wonderful stay, however the pool needs to be heated and renters should be able to us the AC, just charge more for use of the AC units if need be. The worst part was the street noise at night. The neighborhood is not fully developed and has no gate so car loads of people would park on the street and party. We had windows and doors open at night due to the heat so you could hear their music and talking, it was awful and it was almost every night.

Perfect for family adventure This home was perfect for our family of 14 - ranging in ages from 6 months to 60+. Many people have commented on the pool not being heated, it certainly did not deter any of us from jumping in. We stayed a few days at a resort and I don't think they heat their pools either. The views are amazing and it is a beautiful home. Would certainly want to stay here again if we were visiting with a large group.

Awesome family stay at O'oma Plantation Wow! What a great stay we had at O'oma plantation.<br/>We had a family reunion/vacation on the big island of Hawaii and stayed 8 nights in paradise,enjoying every minute of our stay. <br/>The house is perfect for families... with the large kitchen, pool, hot tub and with 5 out of the 7 bedrooms have sliding doors that open to the patio pool area you can have privacy and all be together at the same time.<br/>The view over the infinity pool was stunning - the pool, beaches, ocean, horizon and sunsets were perhaps the best we have ever had at any of our vacations in the last 25 years!<br/>The house is near great beaches, dinning and airport, but with all the privacy we needed.<br/>We traveled around the entire island; <br/>1.Waipio Valley hiking<br/>2. Waimea for dinner at Merrimans<br/>3. Hilo for water falls and botanical garden and the best lunch at “What’s Shakin”<br/>4. Visited the live glowing Kilauea volcano at dusk.<br/>5. Cliff jumping from the United States most southern point Ka Lae.<br/>6. Many beaches including black sand beaches.<br/>After every daily adventure we looked forward to the hot tub and pool.<br/>We all look forward to a return trip in the future!<br/>

O'oma Plantation Rental Overall experience was very good. Few issues as listed below, but overall happy.<br/><br/>1) dish washer was broken when we moved in. It was obvious to us that this was a known issue that should have been taken care of prior to our arrival. It was replaced on Wednesday (4 days into our stay).<br/>2) Hot tub was an issue. We had asked that the hot tub be on 24/7. this was not the case, and when it was turned on 24/7 on Tuesday, it was done incorrectly, and we didn't have any heat for a full 24hrs.<br/><br/>No other issues where noted, and the house was very nice.

We my family (17 members) my children and their children. Such a great opportunity! I give praise to the Lord and thank HIM greatly! <br/><br/>We had a wonderful stay and pool was a plus. We all slept comfortably and were comfortable. We especially love the pool and adult time at the Jacuzzi. A few minor things the toaster is a four slot toaster but only two slots work and we needed the four slots to work. Also the rule to throw everything out of the frig (food) but good eggs, good water etc. Thought the rule should be leave what can be salvaged not leftovers but good food eggs, packages that are not opened, perhaps the cleaning staff can make use of it. Our overall experience at O'oma was good. The house is as described, seven bedrooms, private pool & spa, with spectacular ocean views. It was a nice place to relax and spend time with family and friends. We enjoyed the space and the quiet location provided. <br/>The management company was very helpful from the beginning of our booking and throughout the majority of out stay. There were some communication misses with one of the agents that led me to asking to speak to the person in charge. It took an entire business day to get resolution of the problems we encountered. <br/>Although beautiful, the house is in need of a few things to make the cost of it worth staying at. The kitchen does not have many items that you would need for a large group such as large bowls, plates, cooking utensils (spoons/spatula/tongs/measuring cups), plates/bowls. The BBQ is broken and filfthy and needs to be replaced. We spent an hour cleaning the grills and the top of it is being held together with a screwdriver. The theater room

Beautiful property; however, there were a handful of issues that could and should have been resolved during our stay. The refridgerator was not working properly, the coffee maker was not functional, and the wifi was non-existant. My fiance made two calls to property management regardng the fridge and check out issues. He received one call back about the fridge...was told to give it time...Maybe I didn't read the small print, but there is no AC, spa is set to only two hours in the morning and two at night, and wifi is non-existant. Further from the beach than expected. Definately not worth the $800/night. Go stay at a hotel for a fraction of the price.

We were part of a wonderful 2 wk stay for an awesome family reunion! Everything was perfect. All bedrooms are well appointed with beautiful views from the 4 poolside masters. The kitchen was well equipped - a possible addition could be a big pasta pot and drainer to accommodate cooking for large groups and another cooler to store beverages to free up space in the fridge. There were 15 in our group -ages ranging from 2 to 73 and everyone was quite comfortable. Add’l fans in the bedrooms were a nice touch -we were always comfortable sleeping and the temperature was never too hot. The pool and jacuzzi were absolutely awesome. Most of our home time was spent on the expansive lanai! The views are unbeatable! We were conveniently located to beautiful beaches and shopping -downtown Kona is only about 20 min away and Costco is only about 10 min. away -which served us well! We loved our stay at the O'Oma Plantation, our second stay there, once in 2012 for our 50th Anniversary, and June of 2015. We didn't even look for other accommodations when we planned this trip with 13 others because of the wonderful time we had in 2012. Everyone loved the home, and all the amenities such as the beautiful pool, hot tub, lanai, landscaping, kitchen, bedrooms, bathrooms, laundry facilities, grounds and cleanliness, etc.

Amazing 5 nights an experience my basketball team will never forget. Big enough to give everyone their own space when needed but most of the the everyone gathered together for an awesome team bonding. The weekend was pretty chilly so swimming wasn't exciting for the kids cause the water was freezing cold. They spent more time in the hot tub. The estate was clean and had everything we needed. The kitchen items was limited to prepare meals for a large group but we managed. We would highly recommend this property and my team is already asking if we will return again next year. wonderful home for a great vacation. very central on the island for all you want to do. quiet neighborhood, close to amenities. upstairs area should have a big bed but the daybed sufficed for our needs. more than enough room. will definitely be going back!

We were a group of 17 women staying in this beautiful place and there was enough room for all of us to gather together when we wanted or have our own space when we felt like it. The 2 bedrooms with the double beds were a little small for 4 adults, and would have been better either for just 2 people or 4 kids, but we made it work. The furnishings were great but could have benefitted from some pictures on the walls. Some extra blankets and pillows would be nice. With such a large group we had several cars and there was more than enough room for all. It is very close to the airport and the town of Kona and more importantly Costco!

We have stayed this house with 16 family 4 nights in August. It was much more great experience than we expected. Big enough public space with pool and spa.<br/>The view from the lanai is special ! Morning,daytime and evening.. every hours the view have been changing the color and schene.... We all families are really really satisfied our stays there !!

We stayed at O'Oma Plantation for a family reunion - 9 adults and 6 children aged 5-17 years…the property was PERFECT for our family - incredible clean, easy to access from all parts of the island and MORE than enough space for all 16 of us…would definitely return in the future!

We chose this house because we were celebrating a family reunion. There were 10 of us in all.We loved the house, it was very comfortable. The location was perfect! not too far from Downtown Kona or airport or hiking areas. We were very pleased with most of the amenities. However one should be aware, there were no disclosures in the listings of there not being any air-conditioning. And their BBQ was not clean,virtually unusable. The Spa, worked, but only at certain times of the day & night.

The house is a great group escape place. It looks just like all the photos. Ants were a problem if even the smallest crumb was left on the counter however that may be endemic to the area as the house was very clean. Comfortable beds. Location is very close to the airport and about 7 minutes from downtown. A car is required to stay here. Just be aware that the house is not AC ( not an issue when we were there) and the pool water may be cold. We had a great stay.

We stayed at the O'oma plantation in celebration of my parensts 60th wedding anniversary. There were 10 adults and the place met our needs extremely well. Each couple had their own bedroom and bath. The Center of the house was perfect for the family to gather. The outside patio and view were perfect for watching the beautiful sunsets. I would highly recommend these accommodations for parties with multiple couples or multiple families.

Overall experience was very good. Few issues as listed below, but overall happy.<br/><br/>1) dish washer was broken when we moved in. It was obvious to us that this was a known issue that should have been taken care of prior to our arrival. It was replaced on Wednesday (4 days into our stay).<br/>2) Hot tub was an issue. We had asked that the hot tub be on 24/7. this was not the case, and when it was turned on 24/7 on Tuesday, it was done incorrectly, and we didn't have any heat for a full 24hrs.<br/><br/>No other issues where noted, and the house was very nice.

This home was perfect for our family of 14 - ranging in ages from 6 months to 60+. Many people have commented on the pool not being heated, it certainly did not deter any of us from jumping in. We stayed a few days at a resort and I don't think they heat their pools either. The views are amazing and it is a beautiful home. Would certainly want to stay here again if we were visiting with a large group.

Wow! What a great stay we had at O'oma plantation.<br/>We had a family reunion/vacation on the big island of Hawaii and stayed 8 nights in paradise,enjoying every minute of our stay. <br/>The house is perfect for families... with the large kitchen, pool, hot tub and with 5 out of the 7 bedrooms have sliding doors that open to the patio pool area you can have privacy and all be together at the same time.<br/>The view over the infinity pool was stunning - the pool, beaches, ocean, horizon and sunsets were perhaps the best we have ever had at any of our vacations in the last 25 years!<br/>The house is near great beaches, dinning and airport, but with all the privacy we needed.<br/>We traveled around the entire island; <br/>1.Waipio Valley hiking<br/>2. We recently stayed at this house and could not have found a more perfect rental for the price. We were a group of 17 (9 Adults/8 kids) There was room for everyone and the house is so large that we had our own space. I will agree my biggest disappointment was that the pool was too cold and the hot tub had specific hours of which it could be used (electricity is very high on the island but you can purchase I believe through the agency an all day run rate). However the kids didn't mind at all but the adults hardly used it. Instead we sat on the deck for hours and stared at the amazing sunsets. It is very close to everything and Kona airport (don't worry you won't hear planes). The house sits far on a hill and it's only one of 3 in the Ooma Plantation that we could see. Your neighbors are very far so it's very private. The furnishings are high end and the beds, linens wonderful. We had a wonderful stay, however the pool needs to be heated and renters should be able to us the AC, just charge more for use of the AC units if need be. The worst part was the street noise at night. The neighborhood is not fully developed and has no gate so car loads of people would park on the street and party. We had windows and doors open at night due to the heat so you could hear their music and talking, it was awful and it was almost every night.

The pool was too cold to use; it definitely should be heated. The chlorinator broke down and we couldn't use the hot tub or pool for 3 days. The television channels were very limited. There should be a better cable/HD connection. Otherwise, we really liked the quality of the home and the layout was particularly good for our family. The young children and their parents could be in a separate wing and gave the adults privacy and quiet. A great pool would have made a real difference in our stay because this location is not very close to town or beaches.

When we arrived we had no idea just how beautiful a place we would discover. It more than fulfilled our expectations and was a dream come true. We spent hours in the pool and hot tub enjoying the view and relaxed atmosphere. The home was in easy access to town the air port and routes to anywhere we desired to go. The landscaping was gorgeous and we really felt we were in paridise. It made it very hard to leave. The only issue we found with this marvelous house was that the bedroom upstairs could have used a queen or king sized bed instead of the day bed. <br/> The kitchen was wonderful for a family of 14 being able to prepare our meals without tripping over one another. It was well supplied with all the necessities that is normally expected in a kitchen, and more.<br/> We took great pleasure in watching the eyes of our children and grandchildren as they entered the house for the week. The most beautiful, magical home that you have to see to believe. The perfect spot to disconnect from the world and reconnect with yourself yet close enough to surrounding hot spots so everything you need is within reach. Highly recommended. Prince properties is just a phone call away no matter what you need. I even received a call just to check and see how I was doing. Beautiful house, loved the design and amenities. Only issue we had was with the hot water in one wing of the house. We called the management company and were told that someone would be by to have a look at it. We were away from the house for most of that day so I'm not sure if anyone showed up but we continued to have issues. Must say a big Mahalo to the Management team for making a special trip to the house after we checked out to look for and return our passports which were forgotten in a bedside table.

We discovered a litany of issues during our stay at O'Oma Plantation, including not having hot water in half of the house for the entire week we were there. This included the kitchen and laundry. We also didn't have an operable TV or ice maker, and only half of the dishwasher functioned. The wireless network also went out but was thankfully reset after 24 hours of no internet. When I voiced my concerns to the property management company, I was basically treated as though I wasn't smart enough to read directions on how things worked. I was GREATLY disappointed with my stay and will not be returning to any of the Prince Properties. The house itself was nicely appointed. It was great that each bedroom had its own bathroom. Privacy was terrific.

I am not sure where to start, but our entire group can not stop talking about our recent trip to the big island and this house was the main focus. We had 11 adults and 6 kids and the house was perfect. We loved that all the bedrooms had there own bath. 5 of the bedrooms had ocean views. It was nice that the house is on the hill because it was cooler up there (no a/c---but did not matter). On days we were gone it took a little while to cool down, but soon the breeze and fans made it comfortable. We can not stop talking about how comfortable the beds and pillows were. So much so that we wrote the make and models down of the matresses to buy for our own houses. None of us woke up with "broke back" the first night. Slept like babies. If we were at the house the kids were in the pool/spa all the time. Great backyard deck area with plenty of seating. New cushions for the 2 lounge chairs would be nice-too hard without cushions. We enjoyed our stay at this gorgeous home in Kona. The house is beautiful. It is not near a beach or oceanfront. The closest beach is a 15 minute drive. You have to have a rental car because this house is not within walking distance to anything. The pool and hot tub was nice since getting to the beach was a bit of a chore.

Brand new home with fantastic views of the Kona area. Gorgeous pool and brilliant sunsets. You could not have a better home away from home. Our family stayed here for the Ironman week and its a short drive into town and a close drive to the airport. The house is close enough to town to enjoy it but not so close that you cant relax in a very quiet tropical spot! Its not cheap but you get what you pay for.
