Needs repairs
This rental was spacious and provided a lot of room for our large family gathering. There were a few things in need of repair, the downstairs bathroom shower needed a new faucet. We were unable to use the shower nearly the whole time we were there, which was very inconvenient. We also had problems with the kitchen sink, the garbage disposal side clogged and would not drain just a few days after we arrived. We also had several centipedes and cockroaches in the unit because of the poor sealing doors. The whole house also needed a very good deep cleaning. I felt like for the price we paid it should have been in better shape.

Family Xmas in Hawaii
The home had a perfect location. Every evening we walked across Alii Drive to enjoy the sunset at ocean side. Everyone had their own space. The game room was a big plus. The ping pong player in the family brought his own paddles so he could beat all the grandchildren. Loved the view. It was close to downtown as well as near Magic Sands. It was indeed a special time with our entire family. The only bad note, as with any tropical location, bugs and centipedes were plentiful.

Great location, with water view and close to Kona
We were a family group of 10 and enjoyed the spaciousness of this house. Located right across from the water, close to Kina and near 3 beaches, really made this house special. Lots of activities nearby, snorkeling, surfing, jogging, etc. The giant game room was very convenient and comfortable.

Great Location with Plenty of Room
This property is in a great location with regard to proximity to kailua town and magic sands beach and banyans surf area. 3 mile walk to Kailua town- kind of far but not too terrible. The house is very roomy. There was a problem with milipedes while we were there, but hey- it's hawaii- there are bugs. We were a little disappointed about the lack of recycling program- but that's island wide apparently. There weren't many extra goodies such as: mask/snorkle, tubbie water shoes, boogie boards, ect. We bought them and left them there for the next group- also the few beach chairs available were broken- we didn't discover that until we were at the beach trying to sit in them. That's all little stuff- overall the view is wonderful, house is spacious and management was responsive. We would stay again.

Huge house with good location
Big, beautiful house right across the street from Lyman's Bay was conveniently located for stay with 10 people for one week. We had a couple of issues and the property manager handled them in a timely manner. We had plenty of space and the game room was a big hit. It would have been very nice to have more bowls and plates to use as we always ran out. We would suggest trimming the trees in the front yard to improve the view of the ocean from the lanai. Overall, we enjoyed our stay.

worse place to stay and management steals your money
It was full of black mold,there were roaches and rats and rat poop in the pantry and on the plates in the cabinets. We tried to contact the management to be told he lived in the mainland and would return our call.he never returned our call then proceeded to charge us $700.00 for cleaning the black mold and fecal matter from the rats.this was the worst experience my family has ever had.I soul not even recommend this place to Hitler.the absolute worse place and the most horrible people ever

The only way to respond to this review is to deny everything that was said. Guests so trashed the place it took 3 cleaners all of one day and a half of the next to clean.
There is no mold. there may have been some critters that show up when sliders are left open and food is left out. There was absolutely no evidence of rats before or after their stay.
The property is treated on a monthly basis by a professional pest company. The poop noted was from geicko's that can show up within hours of a clean. My office is 5 minutes from the property and I am available 24/7. Guests never called.
Guests should have been charged $700.00 for the clean but they were only charged $375.00 which is the regular clean fee for this property.
When guests were contacted about the condition of the house and the possibility of an extra charge we were told they would write this review.

November 2015 vacation
We had our large family stay for a week in November. The house was in a perfect location (close to town and across the street from the waves). We all had an excellent stay and would rent it again.

Perfect for family!
We vacationed with just adults, 4 couples. This house was beautiful inside and out! We watched surfers every day from the lanai, while relaxing. Each couple had their own space, and we all enjoyed the large dining area and rec room. When we had to call the property manager, they always responded and were very helpful. This home is close enough to town, yet far enough to be away to relax.<br/>All-around great rental, and we would definately recommend to others and stay again if we get back!

Nice big house, but.... Watch out for bugs
Because of the jungle behind the house, there were spiders and a centipede that bite me and milipeds in the house. The house is in need of repairs in places...broken screen, broken handles on drawers, light above the bar, some of the Tv's didn't work, stains on carpeting. We called caretaker and he said he would help us but didn't.

A fantastic Family Getaway
Upon arrival the house was clean nicely maintained the pictures in the website did not do it justice you couldn't ask for a better location to travel the island or just relax on the beaches close to Kona The View fantastic the accommodations comfortable clean and spacious this rental exceeded my expectations and my family had a great time there

Perfect for our Retreat
I am a retreat facilitator, and this is the best place we have stayed yet. We were a group women, who came together for personal growth in the lush tropics of Hawaii. Lyman Bay Hale was perfect for our needs, and everyone loved their stay there. <br/>When we first arrived we noticed a few things that needed repairing, however, as soon as I contacted Wayne and told him he had his crew come by and take care of everything; right down to a new blender and toaster. <br/>The house was clean and well appointed, the layout was perfect to accommodate a group like ours. We shuffled things around a little in the games room and had an excellent yoga/dance studio space. The view of the ocean was lovely and the ability to walk across the street to sit by the water or watch the sunset was very special. Proximity to the beaches, easy access to Alii Drive, Keauhou Shopping Center, and Queen K highway made it even better. Overall I was very satisfied with the location and would certainly consider renting it again for future retreats.

Nice house, great location
We thoroughly enjoyed our time at the home. Location was excellent. House was well appointed with nice kitchen and baths. Spacious with open floor plan made it quite comfortable for our large family. Wayne quickly jumped on issues with the dryer and breaker. We did find some bugs as mentioned in other reviews but it's on a tropical island, should be expected. Highly recommend.

Beautiful location and property
The property was beautiful & in an excellent location right across the highway from the beach. The view was spectacular! The amenities were nice, though a couple of the outlets in the kitchen did not work and towel rack in master bath had to be re-anchored from previous renter pulling it off the wall. A/C unit in game room is probably low on coolant as it can't keep up with that big room. The pool table & ping pong table were enjoyed when the trade winds were blowing. Otherwise, it was too hot. Outside of the house could use a good power washing to get rid of wasp nests & spiderwebs, but that did not affect the clean inside. Wayne was kind & sent handyman to fix towel bars & cleaning lady to remove dirty spots on the carpet. Loved the tiled showers and nice laundry room and kitchen. This house was perfect for our 3 generation family of 11. Parasailing, helicopter tour of volcanoes & waterfalls, submarine tour, shopping in Kailua-Kona, black sand beach, jet-skiing, Original Hawaiian Chocolate Factory, Kona Joe Coffee Plantation, Volcano Winery tasting & of course, beach time were some of fun activities we did.

We had our whole family(13 of us) there to celebrate our 50th anniversary. Over all, we couldn't have been more pleased. There were a couple of things that we brought to the property managers attention, but they were very minor. The location was great! Great views, easy access to everything. We had grandkids ages 9-21 with us and there were thingsd to do at the house and close by for all! The house was very roomy and comfortable.

Lyman House is for a huge crowd.
The house was too big for our group of 6; obviously a party house. Why are there cases of (nonalcoholic)beer in the garage? Located right across from the beach, next to where all the surfers park, but along a busy street. Came home one night to find a truck parked in the driveway with beer bottles strewn around-probably a local. The cable and internet were down when we arrived but the manager arrived promptly to fix it.

Lymans is a very large home and great for extended family. It is not a party house as we do not allow parties in the house including weddings and receptions. One exception is during Ironman week. We rent to an agent that brings in over 400 athletes from europe and uses the house as a headquarters. We allow them to have a small function on the front lawn (they bring in port-potties) for the athletes sponsored by the German beer company. Hence the non-alcoholic beer in the garage. We have a great rapport with the surfers who respect the house. On occasion someone will park to watch the surfers and they are reminded they are on private property.

good location, poorly maintained
Overall, a decent experience but with the condition of the house a disappointment. Pros were the location and view from the lanai and the spaciousness of the house (although only 1 small bathroom for 3 of the 4 bedrooms downstairs). The pool and ping/pong table were a plus, and the big room was a real bonus. The floors throughout were disgusting; they definitely needed some deep cleaning, not just a sweeping. (After seeing some reviews, I had specifically requested that the house be clean because we would have small children crawling around, and with a $500 cleaning fee, this is not too much to ask.) Furniture was in decent condition, but some of the bedding appeared unwashed. There was nothing in terms of extra amenities—usually rentals have basic items such as cooking oil, salt, etc. left over from other renters—but there was nothing. There were also no dvds, cds, books, or toys other than a few beach items. Two of the 3 garage doors were not working properly and one burner on the stove was broken.

The television in the master bedroom didn't work even after a repairman came, and the telephone didn't work, but we all had cell phones, so oh well. The floors haven't been mopped in a very long time as evidenced by the black feet if one went without shoes. Only one shower at a time can be taken because of the lack of water pressure, and they was awkward with 11 people staying there. But, all in all, being close to the ocean and such a beautiful location, we all enjoyed our stay there. The home is large enough to allow everyone their own space when they wanted it and the game room was great in the evenings.

Party of 9
Really enjoyed the location. Surfers, waves and whales from lanai were awesome. House was spacious and had most everything needed. Water pressure was a bit low and had to juggle shower/dishwashing. Hardwood floors/dirty feet mentioned in other reviews were not a problem. Did have to store all perishables to keep critters from nibbling in the night. Management was prompt to try and address issue but critters continued to romp in the ductwork which was unsettling to certain bedrooms. I (upper bedroom) would use house again but part of family in bedroom under critter ductwork/play area says no. Overall, if I lived in Hawaii, I would want a house like this (sans critters).

Our Family's Hawaiin Vacation
The Lyman's Bay Hale house was in a beautiful setting. We enjoyed the view of the ocean from the second floor balcony. Our activities during the week included swimming and snorkeling at nearby beaches, the Zip Line on the north side of the island, a tour of Volcano National Park including inside a lava tube, a dinner cruise, the Island Breeze Luau, and shopping at the Farmer's Market and other shops.

Kona rental
Excellent location. We were a group of 9 adults and there was plenty of space, bedrooms and bathrooms etc. Laundry room was very convenient, games room on second floor was fully enjoyed. The house can use a little TLC i.e. paint and some minor repairs.

Beautiful (but unclean) Lyman's Bay Hale
Although the location was perfect and the house very roomy for the 12 of us, we were quite disappointed to find that the bedding had not been washed in any of the beds (found sand and hair (yuck) when we turned the beds down the first evening. The floors were swept but not washed (bare feet and white socks soon turned black) There weren't any garbage bags left (except for the ones in the garbage containers) so we had to buy bags to dispose of our gargage. We felt that since we were paying a cleaning fee of $350.00 that we should have entered a freshly cleaned home. I spoke to Wayne and he said he was glad that I made him aware of the condition of the house. I felt that it was something that he needed to know, as the cleaning company may be pocketing the money and not doing their job. Kevin said he would see what could be done about possibly refunding some of the cleaning fee. Overall, I would return to this home, as it was the perfect location for our holiday!!! Loved the view of the ocean and the sunsets were AMAZING!!!

Potential Jewel
We were so excited to spend our vacation on Lymans Bay. The house was large. We all had our own rooms. The views every time of the day were gorgeous. The kitchen was great so was the washer and dryer.We were disappointed when we walked in the first time and smelled what might have been a dirty wet mop smell. The walls were cracking and peeling. The ceilings and baseboards were peeling. We had to wear our sandals all the time or walk around with dirty feet. The lanai was dirty and could have used a power wash. The whole house needed power wash and new paint. Furniture in living room needs to be replaced. So many light bulbs needed to be replaced. The bar lights weren't working. We had plumbing problems the plumber couldn't fix that day and he was supposed to come back but didn't.The loft was unusable. Some of the window treatments were in need of replacement. 2 bedroom tv's didn't work.I would love to stay in this home again but not in this condition.

Great time in Kona
Our stay was perfect. Everything was as the rental company told us it would be. We never even saw them -- just got the keys out of the box, had a fantastic week, and then left it as they told us to. It was AMAZING! I highly recommend this company, very easy to work with and a lot less stressful than renting from an individual owner, as those can sometimes be sketchy.

Great location , very spacious house! Pots and pans sets were unusable because of teflon peeling off surface. Front left stove was hot for 2 hours after turning off. Ice maker, crib and loft air conditioner was broken and unusable. Whole house was very dusty and we had to vacuum the whole house before using. Second floor bedroom wall was open to living room and thus, noise was amplified into the bedroom at the top of the wall. Otherwise, a good place to stay!
