RENTAL POLICIES

1) Deposit & Payment Policy: The security/damage deposit is due within 5 days of making the reservation. Deposit to be returned within two weeks after rental unit is vacated. Verbal confirmation and total balance is due 60 days prior to arrival.

2) Payment Terms: Check, money order, credit card.

3) Check-in/out: The Guest(s) acknowledges and understands that check-in time is no earlier than 3:00pm and check-out time is no later than11:00am. These times are strictly enforced and charges may be accessed if prior approval has not been granted. If you desire a late check out please contact our office after arrival. We are very willing to accommodate you up to 3:00 pm at no charge if the unit is available. Late checkouts may be guaranteed in advance for a half day rental fee.

4) Occupancy: Use of premises shall not be such as to disturb or offend neighbors or residents. No house parties or wedding receptions are permitted. In the event a party is reported, the Agent has the prerogative to terminate the Rental agreement and to ask disruptive Guests to vacate the premises without refund.

5) Information: Information regarding individual listings is believed accurate but cannot be guaranteed. Guest(s) inspection of the premises is encouraged.

6) Supplies: A start up amenities package provided for our guests includes: dish, automatic dish washer and hand soap, a limited supply of toilet paper, paper towels and laundry detergent. Any supplies beyond the initial start up amenities package provided by the Property Manager are to be supplied by the guest.

7) Access to Property: Access code to Property will be sent with Arrival Package one week before Arrival.

Amazing location -sleep with the ocean waves The house location is amazing! We have been to Kona many many times, but first time here at this rental. We had our whole family of 8 adults with us, and this home had lots of room for all of us. Three Large bedrooms looking out onto the ocean, and one w twin beds at the front. The house layout is great when you have all adults. It is an amazing space and could be perfect... but there has been no upkeep. I understood it is for sale and they don’t want to invest too much...( that’s what Wayne told us) but then the price should reflect how old it is. It is somewhat old and run down and was really quite dirty. Yes the bed sheets were clean and sinks and toilets were clean. But Many of the walls and light switches ,cupboards were grimy, baseboards etc all dirty. Like the cleaners only ever do the most basic cleaning. The small shower leaked onto the floor each time; as the glass door didn’t close. The kitchen cabinets were stuck and old. Appliances worked, but were rusted and old. One of the large old wooden slider doors finally broke as they are so old and heavy and could hardly close them, and a part of the glass inset actually ended up falling out . ( the property manager fixed right away as it was a security problem. The screen doors on many of the doors to the patio wouldn’t close so old and rusted; without a lot of effort and we ended up with a mouse ( which we caught) and then on our last night a very large mouse?? Rat?? Was caught in trap but wasn’t dead and we had to take it out and drown it!!! Disgusting to say the least. I feel we paid too much for the condition of the home. It is such a beautiful location it’s a shame not to care for it.

Kona vacation The location is great, close to restaurants and shops. Beds are comfortable and clean. The kitchen is in need of a remodeling. Slide doors and screens need update , hard to open and close. Outdoor table has only 4 chairs, should have 8. In general a good stay , could use few improvements to make stay even better

Thumbs (and Pinky) Up Beautiful sunsets. Great watching the ironmen athletes training--their 1.5mi turn around in the swim portion is in view. Some mornings we saw humpbacks in the distance. Was a wonderful place to eat dinner, and honestly, for the amount of people we had on a family vacation (even though it was expensive) I think it was a pretty fair deal. It had a hottub when we paid to rent, but that was taken down from the listing later and sure enough it wasn't working when we got there. So that was the one bummer. Otherwise, you're going to be happy you stayed here. You can run (with your feet) down to Kona and it's on the dry side of the island, so we only had 1 rainy day the whole week during the rainy season.

Beautiful Home in a Beautiful Location The home was beautiful with great ocean views. The home had everything we needed and was well-maintained. Wayne responded quickly to any questions we had and was very helpful. Within walking distance to many shops and restaurants and the Queen's bath was incredible.

Great stay in Holualoa. We had a great experience during our May 2019 stay at Hale Huna Kai with the Queen's Bath. This home is south of the tourist area of Kona about 1 mile and can be walked if you do not mind the heat. This location was a great point for starting our exploration of the island each day. We were on the island for a family vacation with our children, their spouses and infant grandson.<br/>The facility was mostly as described on-line. While parking for two vehicles is adequate, the direct access to Alii Dr. makes getting out of the parking spaces difficult at times. <br/>During our stay, the waves were coming in most of the time and crashing over the Queen's Bath, thus we used it sparingly. Be sure to have your water shoes to protect from the sea urchins in the bath.<br/>This facility is getting a little worn and could use some minor upgrades / repairs. The sliding screen doors came off their tracks several times and needed to be reset. The pass thru from the kitchen to the lanai doesn't work due to a replacement screen the incorrect size. The latch on the shower door in the main bath needed replacement. There were only five chairs for the large table on the lanai.<br/>Upon arrival we did not notice any issues of cleanliness, but when our grandson crawled across the living room floor his knees came up covered with dust. The only mop was also dirty, so we ended up purchasing a cleaning mop to remove the film of dust. <br/>The rental management staff was extremely helpful and worked with us on both early arrival and late checkout to accommodate flight times more reasonably.<br/>I would highly recommend this facility due to the location directly on the water with great sunset views. I would also recommend the happy hour Mai Tai at Huggo's On The Rocks just a short distance down the street. We also had a couple of great tours at Greenwell Farm Kona Coffee and Ola Brew, the island's newest beer and cider micro-brewery. Overall a great trip the the Big Island.

Once in Life Time Vacation The exclusive Queen's Bath was wonderful and we enjoyed it at least once a day. There are some great eateries within walking distance. The property was listed for sale during my stay and the owner brought in interested buyers on 2 separate days. I wasn't thrilled about strangers going through the property with our personal items there. Also for some reason the owner tried to move us out of the property one day early. Excluding the interaction with the property owner, the property's location on the water front, view of the sunset from the backyard, and Queen's Bath are wonderful. For vacationers considering this property be sure to specify if you consent to the house being shown to potential buyers during your rental period.

Our wonderful family holiday at Hale Huna Kai, Kailua-Kona Our stay at Hale Huna Kai was wonderful. The house was great, lots of room for the nine of us. It was well maintained, could use some maintenance in the kitchen, the place was very clean.We spent a lot of time on the patio, which ran the length of the house, enjoying the beautiful view. We enjoyed our morning coffee watching whales and dolphins and just enjoying the unfolding activity on the ocean. In the evening the sunset was amazing. Hale Huna Kai is a 15 minute walk to town with has lots of great restaurants and shopping. We fell in love with Kona and the Big Island of Hawaii. We did a lot of site seeing and found some wonderful beaches. The weather was the same every day perfect. We would go back to Kona and Hale Huna Kal in a heart beat.

Great House We loved the house, the way it was laid out as that fit our family perfectly and the location was fabulous (within walking distance to downtown). We pretty much lived outside and this house was certainly perfect for that with it's many lanai's and beautiful views. We had small children there and even though it was close to the ocean we never felt any danger for them there. My only complaint would be that the kitchen could use some updating, however it was very well equipped, also the carpets were really old. All in all this was a great house for us and we thoroughly enjoyed our time spent here.

Loved every second we had there. We only had a week, and it was the best decision I made to rent Hale Huna Kai. There is room to spread out here in an "old HawIian style" home, but with modern upgrades. We walked to town every day for lunch or dinner, great location for it. We swam in the Queens Bath every day and thought of Royalty. The hot tub was a regular part of our day as well, works great. Mahalo to the staff for making the rental process so easy. Wayne's assistant even bought groceries for us so we had what we needed with a late airlines arrival. I paid them for the grocery and this service of course, and I would recommend it to the next person. I loved this house we had so much fun here I can't say enough. On a closing note, I even booked a professional Island photographer to come do a photo shoot of my husband and I here at this property, may I say lovely backdrops everywhere you look. Mahalo to Wayne and crew for your assistance in boiling so easy, we will book it again someday

A Wonderful Christmas Family Vacation Our family vacation of seven, we were very comfortable and pleasantly surprised at the beautiful view of the ocean that we enjoyed day and night on the large lanai (porch). We were whale watching all day long. The pictures of the home is exactly what you will see. We cooked and grilled our Christmas dinner provided with all the amenities needed to achieve all our meals.. The Queen Bath was enjoyed by all and we swam and snorkeled right beside our rental. Our family enjoyed the hot tub and the beautiful garden. Within walking distance we attended church, ate out, finding a large variety of restaurants and shopping for groceries and souvenirs. Shopping centers and markets are in short driving distances. Wayne the property manager was very helpful to make our stay pleasant. You can not go wrong with this vacation rental, enjoy! Thank you!

A Trip to Paradise We booked this house as it was a perfect location and a great price. First note is the pictures do not do the house justice. Yes the house is older/bit dated, but perfect for what you need. How nice to have a full kitchen, we cooked a few meals at the house even grilled one night. The grounds are stunning. We all had our own rooms with an ocean view. We were able to go to bed to the sounds of the ocean each night. Each morning we would have coffee on the lanai and watch the tour boats head out for the day, some snorkel boats stopping out from our house bringing in dolphins to watch. The Queen's pool was a nice touch with sea life in it. We were close to town a great location. The hot tub was a nice touch as well. The manager answered all my pesky questions, I had allot. It was very hard to leave, as by the end of our vacation it felt like home. I cannot wait to go back

wonderful, much better than listing suggests 10 day stay over New Years, 5 adults, 2 teens. Quality of house (finishings, furnishings, flow of space) much better than listing purveys. Location is unbelievable. Queen's Bath perfect for seniors. Our group voted the house as the single best most memorable part of our Big Island vacation. Expert surfers right off deck during winter waves, good to watch between dolphin sitings.

OCEANFRONT LOCATION PERFECT, HOUSE NOT LOCATED ON NOISY, BUSY STREET. CARPET WORN AND DIRTY. FURNITURE EARLY GARAGE SALE. HOT TUB NOT WORKING - OWNER SAID HE WOULD GET BACK TO US BUT NEVER HEARD FROM HIM AGAIN. ICE MAKER BROKEN, NO DVD PLAYER. NO TRASH REMOVAL FOR TWO WEEK PERIOD. "QUEEN'S BATH" SHOULD BE BRUSHED PERIODICALLY TO ELIMINATE THE SLIME ON THE BOTTOM THAT MADE IT TOO SLIPPERY TO USE.

Great location but property needs some upgrades We had 3 families staying at the property and it was very comfortable. The location is probably the best part as it's close to airport and shopping. View from the house is spectacular as it's right next to the water. However, the inside of the property is a little bit old and needs update such as carpet, cooking utensils and many of the furniture. Overall, I still think the property is pretty good value for the location and living size.

January 2012 Kona Vacation We thoroughly enjoyed our vacation at Hale Huna Kai! We were concerned as I missed that the home wasn't air conditioned, but except for a few hours during mid day, that wasn't an issue. The breeze from the ocean was actually on the cool side a few nights. The view was amazing! The picture provided doesn't do it justice. We saw a whale and dolphins almost every day. Beds were very comfortable and private for 7 adults. The back bedroom with twin beds that doesn't front the ocean was very warm. The kitchen is well stocked. Thank you Wayne for providing a wonderful home for us to lay back after long days of family activities.

Christmas with Family We loved our home away from home with our kids and grandkids. The location and view were fantastic. Location very convenient for food shopping, downtown, and close to Jacks Dive Shop which we use for scuba diving. Dining al fresco for every meal while listening to the surf was a special treat. The rooms are beautifully decorated and spacious and the kitchen beautifully equipped. My family and I enthusiastically recommend this beautiful home for a family vacation. We definitely hope to return in the coming year when my grandson and I hope to get certified for scuba diving.

A Fantastic Week in Paradise! First off, the location is fantastic. So close to town, and right on the water. We were impressed with the layout of the house, and that it had plenty of room for the kids to spread out and play. We loved the fact that the entire back of the house opened up with screen doors to the lovely little backyard, and that the main dining area was out on the patio outside. The furniture was clean and well maintained, and everyone got great nights' sleep on the beds. We were particularly impressed with how well stocked the kitchen was with cooking utensils and small appliances. We cooked meals everyday and it was a dream. <br/><br/>Two areas of criticism, and they are very light. The screen doors were quite hard to open and close, but I think they just needed to be lubricated because of the weather, and the Queen's Bath is not something for kids to be in without a supervising adult - and even then, only at low tide. It was very cool, however, to see all the fish and crabs that were washed into the bath daily by the waves!<br/><br/>Overall, we were extremely happy with this house and would not only recommend it to friends, but we would rent it again in a heartbeat! Thanks so much!

Great House I would love to give bad ratings because I am afraid that it will become so popular that we might not be able to get it again. It was so perfect for us. We were traveling with our kids and grandkids. It was private despite being right in town. Each family had their own private area. It was so incredibly comfortable. We had whales and surfers to watch from the grass. We loved it.

Ocean surf sounds are amazing at night! Right on main road, but surf sounds drown out most traffic noise. Stunning views, ocean front, nicely furnished, close to beaches, we had a great stay. Older appliances, but worked well.

Ironman world championship 2013 There were 8 adults that joined us for our two weeks at this beautiful house. This was the 4th time I have rented this house since 2003. The newer owners have taken good care of it. The view is what sells it. Amazing. Lots of room and three of the bedrooms are on the water. Love the locatio to town. You can walk in or to the Alii Garden Market. . Note to owner. Dishwasher and rugs need replacing only because of being on the water. Everything is open to the water so that's what we love. We will be back for the 5th time for sure.

Family celebration Our family rented this property for 5 days in January. We celebrated "Mom's 90th birthday- (she flew in from Houston for this occasion). There were 6 adults and one 20 month old baby. The house was perfect for all of us- plenty of room to have privacy and wonderful lanais and decks to enjoy each other. The dining table on the living room lanai was the hub of activity from meals to games - to just "talk story". This place is truly amazing! The Queen's bath was a great place to cool off. The views were spectacular-from watching the early morning surfers and boogie boarders to the beautiful Kona sunsets. On the "special Birthday" itself, family and friends were treated to a Whale extravaganza - they breached, slapped their tales and paraded by as if especially for her birthday for over an hour. We live here and have never seen such a show in over 30 years! It was pure delight. The grass area was a nice <br/>place to stroll back and forth and the hot tub was perfect in the evenings to watch the stars. Location was ideal to run to the store - everything within 10 minutes of town - yet you feel as though you are secluded miles from civilization and just in your own "little piece of paradise". The kitchen has everything anyone could possibly need and the beds were superb. It was truly a memorable family celebration for all of us. Wayne was gracious enough to allow a late checkout on her final day- which enabled us to drive directly to the airport when we closed the door for the final time. I hope we will repeat future family gatherings at Hale Huna Kai- its a magical place we all fell in love with.

Parents escape from MN deep freeze I gave my parents a 10 day vacation at the Hale Huna Kai to escape the MN cold 1/24-2/3/2013. They are both in their mid 70's and still quite active. They both loved the place. The property was in great shape and spotless. The location was awesome-beautiful view of ocean, including whales, and the sound of the ocean at your door. A few short steps to the "Queen's Bath", which my dad was in almost every day, gave him his salt water fix. The hot tub was also nice. Mr. Twitchell was easy to work with and made checking in & out easier than anyplace I've ever stayed. There, of course, was much more space than my folks needed, but their "scouting trip" has me looking to stay there next year with 6 or 7 people, which my folks say would be quite comfortable. The proximity to Kona made it nice for eating out and getting to/from airport. The kitchen has everything you need if you decide to eat in. There is a new gas grill on the deck-my dad couldn't get himself to use it and "get it dirty". The only minor inconvenience is the parking in that part of the island--it's hard to find. I would definitely recommend this property to my friends.

Family stay The home is a beautiful home, with unbeatable views, great outside patio,and ocean access. Plenty of space for big group with private spaces. The hardship of the home was;<br/>- located on busy street and difficult to cross street and back out of with car.<br/>- front access to door was difficult o push stroller across the square concrete steps and luggage was difficult t "roll out" ( I have 2 toddlers and it was near impossible to push the stroller in and out over these blocks)<br/>- the screens kept falling off of one of the bedroom doors <br/>- no AC and fans weren't enough for all rooms, the house was hot<br/>

Hale Huna Kai - November 2013 We had a great stay over Thanksgiving break! The lanais are amazing! Three bedrooms have direct access to their own lanai and you can fall asleep to the sound of the ocean waves. You also have access to your own Queen's bath with lots of sea creatures to look at. We didn't get to use it, but there is a bbq grill if you want to cook up your own meat. There's also a hot tub, which wasn't working during our stay. We notified the property manager and while it wasn't fixed during our stay, they refunded a portion of our stay for the inconvenience. That was very nice of them.<br/><br/>The location of the house is central to many of the activities we wanted to do; however, it is on a busy street, so getting in/out was a bit of a hassle. It also meant that you hear cars driving by all night. If you are a light sleeper, bring some earplugs. There is no AC, but there is a constant breeze that keeps the house cool even in 80F weather. <br/><br/>The house is very spacious with lots of windows. The front of the house is walled off from the street, so you get a lot of privacy. The furniture, carpets, and sliding doors were a little dated, but it was fine and we tried to spend most of our time outside the house anyway.<br/><br/>Overall, a great house in a great location for a big family or group of friends.

We loved this house! Awesome view, very inviting home. We lived out on the deck!! Great home for a large family! We had us, my in-laws, our daughter and our other daughter along with her husband. It got a little stuffy at night but we just used the ceiling fans and found other fans thru out the home. Great separation of space. The kitchen is fully loaded so you can cook dinners, breakfast etc..We appreciated that a lot! Thanks again!

Wow! This house is fabulous! You can't get any closer to the water and it's private! The write-up doesn't talk enough about the private lava pool called the queen's bath. It's wonderful and protective and deep enough to really cool off. The management was very responsive. We would rent there again.

We really liked our time at Hale Huna Kai Wayne, we really liked our time at Hale Huna Kai and generally everything was great. You were very responsive to our requests while we were there.<br/><br/>However, Hale Huna Kai is a house that has been addeded on to and it has its quirks, which cause investigation and tracking down light switches etc. Also, we encountered many questions that we didn't call you about, but they took a while to discover where this or that was. This house really needs a 'Welcome' informtion sheet for renters that gives an orienation to the area (how long to walk to Kona, where the best snorkelling beach is, how long to get there, where exactly do you put the garbage, what do you do with recyling, what is the phone number for the house,instructions for the hot tub, etc etc.)Though you called the hot tub people they never did understandi that they needed to change the time of the hot tub cycle and so it continued to come on in the middle of the night. I should add the the little bathing pool was confsuing. On the website it is called the 'Queen's Bath'. When we searched for that on the web we found a major tourist site with a cave and we thought it was right next door to Hale Huna Kai. Now we realize that many small pools are called the 'Queen's Bath'. My major concern with Hale Huna Kai's pool is that to the uneducated eye it almost looked 'natural' as rocks had tumbled down into one side and the bottom looked like sand. We also expected it to be natural as I indicated above. As a result, we never guessed that it was a constructed pool with a cement bottom. We could see the built-up stone walls, but we thought they were there to block some of the surf. So, I was the first person to take a giant stride into the pool and my feet went right out from under me and the back of my head hit the water a bear 6 inches from the stone wall. Since that was our first morning at Hale Huna Kai I can say that if I hadn't taken a large step into the pool I think I would have been in the hospital with a

Ohana at Hale Huna Kai June 2011 The Hale Huna Kai is a perfect place to gather with ohana(family)and enjoy a vacation together. The scenery is beautiful, cool ocean breeze, spacious, accommodating with all the amenities of home. The Queen's bath or what I refer to as the Ali'i Pond is so refreshing with the cool water constantly replenished by the ocean waves pounding on the rocks spraying the ocean water into the salt water pool. We booked this house as it was a perfect location and a great price. First note is the pictures do not do the house justice. Yes the house is older/bit dated, but perfect for what you need. How nice to have a full kitchen, we cooked a few meals at the house even grilled one night. The grounds are stunning. We all had our own rooms with an ocean view. We were able to go to bed to the sounds of the ocean each night. Each morning we would have coffee on the lanai and watch the tour boats head out for the day, some snorkel boats stopping out from our house bringing in dolphins to watch. The Queen's pool was a nice touch with sea life in it. We were close to town a great location. The hot tub was a nice touch as well. The manager answered all my pesky questions, I had allot. It was very hard to leave, as by the end of our vacation it felt like home. I cannot wait to go back

Our family vacation of seven, we were very comfortable and pleasantly surprised at the beautiful view of the ocean that we enjoyed day and night on the large lanai (porch). We were whale watching all day long. The pictures of the home is exactly what you will see. We cooked and grilled our Christmas dinner provided with all the amenities needed to achieve all our meals.. The Queen Bath was enjoyed by all and we swam and snorkeled right beside our rental. Our family enjoyed the hot tub and the beautiful garden. Within walking distance we attended church, ate out, finding a large variety of restaurants and shopping for groceries and souvenirs. Shopping centers and markets are in short driving distances. Wayne the property manager was very helpful to make our stay pleasant. You can not go wrong with this vacation rental, enjoy! Thank you!

We only had a week, and it was the best decision I made to rent Hale Huna Kai. There is room to spread out here in an "old HawIian style" home, but with modern upgrades. We walked to town every day for lunch or dinner, great location for it. We swam in the Queens Bath every day and thought of Royalty. The hot tub was a regular part of our day as well, works great. Mahalo to the staff for making the rental process so easy. Wayne's assistant even bought groceries for us so we had what we needed with a late airlines arrival. I paid them for the grocery and this service of course, and I would recommend it to the next person. I loved this house we had so much fun here I can't say enough. On a closing note, I even booked a professional Island photographer to come do a photo shoot of my husband and I here at this property, may I say lovely backdrops everywhere you look. Mahalo to Wayne and crew for your assistance in boiling so easy, we will book it again someday

Our stay at Hale Huna Kai was wonderful. The house was great, lots of room for the nine of us. It was well maintained, could use some maintenance in the kitchen, the place was very clean.We spent a lot of time on the patio, which ran the length of the house, enjoying the beautiful view. We enjoyed our morning coffee watching whales and dolphins and just enjoying the unfolding activity on the ocean. In the evening the sunset was amazing. Hale Huna Kai is a 15 minute walk to town with has lots of great restaurants and shopping. We fell in love with Kona and the Big Island of Hawaii. We did a lot of site seeing and found some wonderful beaches. The weather was the same every day perfect. We would go back to Kona and Hale Huna Kal in a heart beat.

We loved the house, the way it was laid out as that fit our family perfectly and the location was fabulous (within walking distance to downtown). We pretty much lived outside and this house was certainly perfect for that with it's many lanai's and beautiful views. We had small children there and even though it was close to the ocean we never felt any danger for them there. My only complaint would be that the kitchen could use some updating, however it was very well equipped, also the carpets were really old. All in all this was a great house for us and we thoroughly enjoyed our time spent here.

We had a great stay over Thanksgiving break! The lanais are amazing! Three bedrooms have direct access to their own lanai and you can fall asleep to the sound of the ocean waves. You also have access to your own Queen's bath with lots of sea creatures to look at. We didn't get to use it, but there is a bbq grill if you want to cook up your own meat. There's also a hot tub, which wasn't working during our stay. We notified the property manager and while it wasn't fixed during our stay, they refunded a portion of our stay for the inconvenience. That was very nice of them.<br/><br/>The location of the house is central to many of the activities we wanted to do; however, it is on a busy street, so getting in/out was a bit of a hassle. It also meant that you hear cars driving by all night. If you are a light sleeper, bring some earplugs. There were 8 adults that joined us for our two weeks at this beautiful house. This was the 4th time I have rented this house since 2003. The newer owners have taken good care of it. The view is what sells it. Amazing. Lots of room and three of the bedrooms are on the water. Love the locatio to town. You can walk in or to the Alii Garden Market. . Note to owner. Dishwasher and rugs need replacing only because of being on the water. Everything is open to the water so that's what we love. We will be back for the 5th time for sure.

The home is a beautiful home, with unbeatable views, great outside patio,and ocean access. Plenty of space for big group with private spaces. The hardship of the home was;<br/>- located on busy street and difficult to cross street and back out of with car.<br/>- front access to door was difficult o push stroller across the square concrete steps and luggage was difficult t "roll out" ( I have 2 toddlers and it was near impossible to push the stroller in and out over these blocks)<br/>- the screens kept falling off of one of the bedroom doors <br/>- no AC and fans weren't enough for all rooms, the house was hot<br/>

I gave my parents a 10 day vacation at the Hale Huna Kai to escape the MN cold 1/24-2/3/2013. They are both in their mid 70's and still quite active. They both loved the place. The property was in great shape and spotless. The location was awesome-beautiful view of ocean, including whales, and the sound of the ocean at your door. A few short steps to the "Queen's Bath", which my dad was in almost every day, gave him his salt water fix. The hot tub was also nice. Mr. Twitchell was easy to work with and made checking in & out easier than anyplace I've ever stayed. There, of course, was much more space than my folks needed, but their "scouting trip" has me looking to stay there next year with 6 or 7 people, which my folks say would be quite comfortable. The proximity to Kona made it nice for eating out and getting to/from airport. The kitchen has everything you need if you decide to eat in. There is a new gas grill on the deck-my dad couldn't get himself to use it and "get it dirty". The only minor inconvenienc

Our family rented this property for 5 days in January. We celebrated "Mom's 90th birthday- (she flew in from Houston for this occasion). There were 6 adults and one 20 month old baby. The house was perfect for all of us- plenty of room to have privacy and wonderful lanais and decks to enjoy each other. The dining table on the living room lanai was the hub of activity from meals to games - to just "talk story". This place is truly amazing! The Queen's bath was a great place to cool off. The views were spectacular-from watching the early morning surfers and boogie boarders to the beautiful Kona sunsets. On the "special Birthday" itself, family and friends were treated to a Whale extravaganza - they breached, slapped their tales and paraded by as if especially for her birthday for over an hour. We live here and have never seen such a show in over 30 years! It was pure delight. I would love to give bad ratings because I am afraid that it will become so popular that we might not be able to get it again. It was so perfect for us. We were traveling with our kids and grandkids. It was private despite being right in town. Each family had their own private area. It was so incredibly comfortable. We had whales and surfers to watch from the grass. We loved it.

We loved our home away from home with our kids and grandkids. The location and view were fantastic. Location very convenient for food shopping, downtown, and close to Jacks Dive Shop which we use for scuba diving. Dining al fresco for every meal while listening to the surf was a special treat. The rooms are beautifully decorated and spacious and the kitchen beautifully equipped. My family and I enthusiastically recommend this beautiful home for a family vacation. We definitely hope to return in the coming year when my grandson and I hope to get certified for scuba diving.

First off, the location is fantastic. So close to town, and right on the water. We were impressed with the layout of the house, and that it had plenty of room for the kids to spread out and play. We loved the fact that the entire back of the house opened up with screen doors to the lovely little backyard, and that the main dining area was out on the patio outside. The furniture was clean and well maintained, and everyone got great nights' sleep on the beds. We were particularly impressed with how well stocked the kitchen was with cooking utensils and small appliances. We cooked meals everyday and it was a dream. <br/><br/>Two areas of criticism, and they are very light. The screen doors were quite hard to open and close, but I think they just needed to be lubricated because of the weather, and the Queen's Bath is not something for kids to be in without a supervising adult - and even then, only at low tide. LOCATED ON NOISY, BUSY STREET. CARPET WORN AND DIRTY. FURNITURE EARLY GARAGE SALE. HOT TUB NOT WORKING - OWNER SAID HE WOULD GET BACK TO US BUT NEVER HEARD FROM HIM AGAIN. ICE MAKER BROKEN, NO DVD PLAYER. NO TRASH REMOVAL FOR TWO WEEK PERIOD. "QUEEN'S BATH" SHOULD BE BRUSHED PERIODICALLY TO ELIMINATE THE SLIME ON THE BOTTOM THAT MADE IT TOO SLIPPERY TO USE.

We had 3 families staying at the property and it was very comfortable. The location is probably the best part as it's close to airport and shopping. View from the house is spectacular as it's right next to the water. However, the inside of the property is a little bit old and needs update such as carpet, cooking utensils and many of the furniture. Overall, I still think the property is pretty good value for the location and living size.

10 day stay over New Years, 5 adults, 2 teens. Quality of house (finishings, furnishings, flow of space) much better than listing purveys. Location is unbelievable. Queen's Bath perfect for seniors. Our group voted the house as the single best most memorable part of our Big Island vacation. Expert surfers right off deck during winter waves, good to watch between dolphin sitings.

We thoroughly enjoyed our vacation at Hale Huna Kai! We were concerned as I missed that the home wasn't air conditioned, but except for a few hours during mid day, that wasn't an issue. The breeze from the ocean was actually on the cool side a few nights. The view was amazing! The picture provided doesn't do it justice. We saw a whale and dolphins almost every day. Beds were very comfortable and private for 7 adults. The back bedroom with twin beds that doesn't front the ocean was very warm. The kitchen is well stocked. Thank you Wayne for providing a wonderful home for us to lay back after long days of family activities.

Wayne, we really liked our time at Hale Huna Kai and generally everything was great. You were very responsive to our requests while we were there.<br/><br/>However, Hale Huna Kai is a house that has been addeded on to and it has its quirks, which cause investigation and tracking down light switches etc. Also, we encountered many questions that we didn't call you about, but they took a while to discover where this or that was. This house really needs a 'Welcome' informtion sheet for renters that gives an orienation to the area (how long to walk to Kona, where the best snorkelling beach is, how long to get there, where exactly do you put the garbage, what do you do with recyling, what is the phone number for the house,instructions for the hot tub, etc etc.)Though you called the hot tub people they never did understandi that they needed to change the time of the hot tub cycle and so it continued to come on in the middle of the night. You can't get any closer to the water and it's private! The write-up doesn't talk enough about the private lava pool called the queen's bath. It's wonderful and protective and deep enough to really cool off. The management was very responsive. We would rent there again.

Great home for a large family! We had us, my in-laws, our daughter and our other daughter along with her husband. It got a little stuffy at night but we just used the ceiling fans and found other fans thru out the home. Great separation of space. The kitchen is fully loaded so you can cook dinners, breakfast etc..We appreciated that a lot! Thanks again!
