GUEST AGREEMENT

PLEASE READ CAREFULLY
This contract constitutes an agreement between the Guest and the property Owner, represented by the Property Manager.
For Guests staying in the following properties, there is a mandatory resort fee in addition to the rental rate:

WAIPOULI BEACH RESORT (Beginning January 1, 2014) - $12/day (included with rental fees)
HANALEI BAY RESORT - $15/day (to be paid at check in at front desk)

DEPOSIT, PAYMENT AND CANCELLATION POLICY: Upon confirming your reservation, 25% of the total amount is required upfront upon booking the reservation. The final payment, including taxes, is due no later than 60 days prior to Guest’s arrival date. Expenses (including, but not limited to: extra clean fees, room charges, telephone charge, cable television charges, utility etc. ) incurred during your stay will be charged against Guest’s credit card.

Reservations not paid in full sixty (60) days prior or by the listed due date shall be subject to cancellation and forfeiture of all monies. Each property is individually owned. Rental fees are not transferable from property to property. If Guest’s check is returned by the bank, Agent reserves the right to require payment to be made by certified check or money order including a service charge of $50.00.

If cancellation is made at least 90 days prior to scheduled arrival, all monies will be refunded less the processing fee of $90.00 and up to $165.00 for larger homes. If cancelled less than 90 days prior to arrival, the 25% booking payment upon confirming will be forfeited. Cancellations made less than 60 days prior to arrival will result in forfeiture of the rent and taxes, with the exception of the cleaning fee and Security Deposit (if applicable). Guests are responsible for the entire time booked. No rental refunds are given for early departure or late cancellation. All cancellations must be made in writing (email and Fax acceptable). We do not make exceptions. In order to protect your vacation payments we strongly suggest travel insurance.

TRAVEL INSURANCE: You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Please review our cancellation policy in this Agreement.

TRUST ACCOUNT: The Deposit, the Final Payment, Security Deposit (if applicable), and any other fees will be deposited into Agent’s trust account at First Hawaiian Bank, Princeville, HI 96722.
CONDITION OF PREMISES: The property and its contents are privately owned, withthe Property Manager acting solely as the Owner’s Agent. It is rented with Owner’s furnishings and neither Owner nor Agent will be responsible for providing any additional furnishings or equipment. No items belonging to Owner shall be removed from the property. Any household appliance and equipment malfunctions reported will be handled as quickly and professionally as possible during normal business hours. In the event of an after- hours emergency, please call Cyrila Pycha at. Guest agrees to keep it in good, clean condition.

Additionally, the Property Manager shall not be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise caused by reason of military actions, acts of God, or by any agents, employees, subcontractors, servants or services as provided.. Should the contracted property become unavailable, the Property Manager will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted. The Property Manager in their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. The Property Manager will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. The Property Manager is not responsible for valuables left in rental properties.

Guest authorizes Agent to repair damages or losses caused by Guest or invitees of Guest, at the expense of Guest. Guest accepts responsibility for the acts of their children, visitors or guests and service animals. Guest will not remove or rearrange inside or outside furniture. Guest renting homes/condos with air conditioning for thirty (30) days or more will be responsible for excessive utility billing.

PESTS: Hawaii is a tropical climate in which insects, rodents and lizards unfortunately thrive. All properties are on a quarterly maintenance program, but Guest may encounter these pests during stay. Contact with a “pest” inside or outside of Guest's rental is not reason for termination of this agreement. If this does occur, please contact the Property Manager to make a report as a trouble call will be scheduled.

GAS GRILLS: Gas grills are not allowed at Condominium projects. Charcoal BBQ's and Hibachis are prohibited in all properties unless already provided. Any reported illegal use of a gas or fire barbecue from the association will result in a fine, which will be charged against your credit card account.

MANDATORY OCCUPANCY DISCLOSURES: It is mandatory to disclose the exact number and names of guests who will be occupying the premises during the rental term. Guest must immediately notify Agent, by phone and/or in writing, if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc., shall not be allowed without the express written consent of Agent. Shall guest refuse to adhere by this policy, additional charges may apply. In no event shall the premises be sublet or this agreement reassigned without the written consent of Agent.

CHECK IN / CHECK OUT: We want you to enjoy your stay and when possible will accommodate early check in or late check out. However, we are not always able to do so. Guest agrees to abide by stated check in / check out times unless express permission is given by rental agent.

SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute another like or better property. If no other property is available the limit of liability by property Owner, the Property Manager or its Owners, is to refund any pre-paid rents that have been paid by the registered Guest.
SECURITY FEE: A non-refundable security fee is included in Guest's rent in lieu of requiring a Security Deposit. This is intended to limit out of pocket expenses from accidental damages to the leased premises or contents during the guest stay. A description of the Security Fee can be found at for review and is incorporated herein by reference. PLEASE READ IT CAREFULLY. In order to honor a claim under the security fee guidelines, Agent must be made aware of any damage prior to check-out.
SECURITY DEPOSIT: In the case of Special Events (e.g. Weddings, Graduations, etc.) a Security Deposit is required. Guest agrees to be responsible for any damage to the Premises or its contents. The Security Deposit shall be applied to actual damages caused by Guest. After Guest's occupancy, the Premises will be inspected to determine if such damage or theft including additional cleaning, has occurred. In such event, Agent shall deduct the cost of such damage or theft including additional cleaning from the Security Deposit and Guest will be notified in writing. In addition, Agent may deduct from the Security Deposit the amount of any long distance or per call telephone charges and cable television charges such as but not limited to pay per view movies that may have occurred during the dates of Guest's rental period. Agent shall apply, account for, or refund Guest's security deposit within forty-five (45) days following the end of the tenancy.
HOUSEKEEPING:

The property has been cleaned and prepared prior to Guest’s arrival. Fresh linens and towels are placed in the property along with a starter supply of soaps and paper products. Additional supplies that may be needed are the responsibility of the Guest. Each property is equipped with a washer and dryer. Excessive use of the linens and towels resulting in extra loads of laundry upon check-out is subject to additional charges. The Cleaning Fee stated on the Agreement is subject to change.

Daily Maid Service is not included.

In addition to your one-time out clean fee, mid-stay cleaning(s) and/or deep cleaning(s) may be required for extended rental periods of thirty (30) days or more at guest’s expense. Please notify our office at least one week in advance of your arrival if you wish to make these arrangements.

Please note that animals are not allowed, however, in the event a guest requires a service animal and has proper documentation for said animal; there will be an additional cleaning charge applied to the final balance.

PHONES: The private phones in each unit are for Guest's convenience. Local calls (Kauai) are free. Please charge all long distance calls to a credit card or third party.

OWNER’S CLOSET: Locked closets reserved for Owner are not to be accessed by Guest.

RULES, REGULATIONS AND LAWS: All properties are SMOKE FREE. Any smoking is to be done 20 feet from any entrance of the property per Hawaii State Law. Detection of any smoking within the property is subject to a $450 fine to guest. Our rental properties are located in residential areas and guests are asked to be considerate of neighbors' privacy and right to quiet enjoyment of their homes by keeping any noise at acceptable levels. Guest will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations and Laws that affect the property, Homeowner’s Association, the Property Manager and the State of Hawaii.

Customer understands that the owner of this rental retains the right to sell their rental or change management companies at any time. In the event the vacation accommodation is sold by the owner or transferred into a new management regime, the Property Manager, acting as an intermediary between you and the Owner, will use its best efforts to provide a substitute vacation accommodation of equal or greater value. If the Property Manager is unable to find such accommodations, then at the Property Manager or customer's option this Agreement shall be cancelled and terminated and the Property Manager, acting as an intermediary between you and the Owner shall refund to customer all payments made by customer under this Agreement, and the Property Manager and customer shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property and/or customer's travel arrangements.

Customer acknowledges that the rental owner and/or their agent retain the right to enter the rental for any legitimate reason, including showing a prospective buyer the rental, by giving customer at least Twenty-Four (24) hours notice of such showing.

NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: Guest agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest and/or invitees of Guest, unless same was due solely to the willful act or gross negligence of the Owner or Agent.

The above rental information, while deemed reliable, is not guaranteed. Changes in inventory and or decor occur from time to time and such changes will not void or alter the terms of the rental and is not a valid reason for cancellation.
AGREEMENTS: Signing this Agreement and the Rental Agreement constitutes a contract, namely:
1) Acceptance of all terms, conditions, policies and procedures detailed therein.
2) Acceptance of full financial responsibility for late departures, any loss of inventory, excessive housekeeping and damage or repairs due to abuse or neglect for the property occurring within the duration of your stay.
3) All disputes arising out of this Agreement shall be subject to the exclusive jurisdiction and venue of the Hawaii State courts of Kauai County, Hawaii, (or, if there is exclusive federal jurisdiction, the United States District Court for Hawaii) and the parties consent to the personal and exclusive jurisdiction and venue of these courts.
4) Customer agrees and acknowledges that this rental arrangement is not subject to the residential landlord/tenant code of the state in which this rental is occurring (such as the Hawaii Revised Statutes chapter 521) since this is not a long term residential rental.
5) Acceptance of rental charges as stated on page one of this rental agreement.

Any alterations made to this Agreement by Guest without the approval of Agent, renders this Agreement null and void.

Two weeks in Paradise My Wife and I rented this condo for our trip to Kauai hoping that it would be a comfortable space for our family of 5 and a friend of the family. We were very pleased with A-303. We had plenty of room and were pleased that the rental had a pak-n-play for our 1 year old. They have beach toys, and a few beach towels for your use as well. The rooms are spacious, and well kept. The Kitchen was well equipped and had pretty much everything we needed to cook meals. (word of warning, if you aren't familiar with cooking on a glass top stove, read into before you rent. Not difficult, but different) The Resort grounds are beautiful, and our 6, 4, and even our 1 year old had a blast almost every day in the pool. <br/><br/>This was the second stay for my wife and I at the resort, and we've loved it each time. It's located near bunch of places to eat and shop in Kapa'a. (Safeway across the street, Food Land A block away) The island isn't that big, so you can reach most of the major attractions on the island with a 30 min to 1 Hr drive at most, dependent on the traffic. Also, about a 15 min drive to Walmart and Costco. (dependent on traffic)<br/><br/><br/>The only complaint that we had with the room, was minor. The couch wasn't very comfortable. But hey, we didn't spend a lot of time sitting in it. The other thing to be aware of, is traffic around Kapa'a can be crazy in the afternoon, especially if you are heading south. So if you need to head that way, make sure you plan for the traffic.<br/><br/>The folks at REMAX were very kind and very helpful as well.<br/><br/>

Beautiful accommodations The rooms were beautiful and spacious. The pool and grounds were wonderful and lovely. When we asked for any info in the lobby they didn't want to help us at all except to say park around to the side. Family Vacation The unit A-303at Waipoli Beach Resort exceeded our expectations. The kitchen was supplied with enough utensils and pans to cook or bake. Appliances were great. The unit was quiet. We rarely heard noises from adjacent units. It was clean and everything worked. Decor was very nice and tropical. Extra sheets and towels were provided. Pool and hot tubs and grounds were maintained nicely and quietly early in the morning. The Oasis food was good. Would definitely stay there again.

Kauai Great golf and nice weather, little rain but that is to be expected. Except for traffic it was very nice. The location is close to restaurants and shopping so you can walk to most places. I had no issues so I can not comment on the property management.

Staying at Waipouli in May 2017 The Beach Resort with ist`s wonderfull pool-side is a perfectplace for families especially with children.<br/>There are 4 gas-grills, so you can make your own meal.<br/><br/>The beach is not comfortable.<br/>There are many rocks and corrals in the water, so swimming is extremly bad.<br/><br/>

Kauai Paradise Kauai is amazing and the Waipouli Beach resort was wonderful. The apartment is spacious and quiet. All amenities worked well. Location is great for access to pool, barbeques and parking lot. Plenty of convenient parking. All good.

Beautiful Condo We stayed in this beautiful condo for two weeks in January of 2018 with our two boys, ages 9 and 11. The location is perfect if you want to explore the entire island. Kapa'a is the midpoint between Waimea Canyon in the south/west and Ke'e beach at the very north end of the island. There is a Safeway grocery store right across the street as well as a Starbucks and a few restaurants. <br/>We loved the pool area. My boys went swimming in the pool at least once a day. I enjoyed the Kauai Bike path which is just North of the condo. I walked on the bike path most mornings. It is really flat and smooth. I wish I had brought my rollerblades. I believe the bike path is around 4 - 5 miles each way on the North section. There is also a section to the south of the condo near Lydgate Park. <br/>The condo is super clean and has high end appliances. The tile flooring in the kitchen and the bathrooms is absolutely beautiful. There are soaking tubs in both bathrooms as well as separate showers. The beds were incredibly comfortable. The washer and dryer were great.<br/>I would definitely recommend this condo and would love to stay here again.

Nice Place! We stayed here for 3 nights after staying at our timeshare for a week in Poipu. The unit was very nice with everything you need and more. No view but the deck was fairly private and a nice place to eat breakfast. 2 beds in the second master was great doe my older kids. I guess my only complaint would be no activities for the kids and the pool is a bit on the cold side. Loved the sandy bottom hot tubs! Loved the private beach.

Nice Condo First of all, this condo is beautiful. We did feel a little misled by the description stating it was in the ocean front building A. (our view was the parking lot). The overall complex was very nice and the pool was great. The condo upgrades were first class. The kitchen was to die for but then we found the microwave and coffee maker didn't work and the refrigerator didn't have an icemaker. We did email ReMax but it was a full day before we heard back from them. They did bring replacements. The furnishings are beautiful but the sofa is in need of better cushions. Unfortunately, the microwave did expire after 11 years of service and a new one was purchased and a temporary one was required until the new one arrives. The refrigerator was repaired on the first available date of the appliance companies schedule, unfortunately this is not something we could use in house maintenance for, so we were subject to their availability. We will work with the owners in updating their cushions for future guest. Our team should have communicated better with you, so that you knew we were working diligently to correct your concerns during your stay. It is our goal to make sure every guest enjoys their stay and has a positive memorable experience. Great Property - Amazing Location This property was clean, had great amenities and provided a great location to get to "either side" of the island. The unit was very clean and well stocked with all the essentials. Shopping, coffee and several dining options were easily within walking distance.

Vacations in paradise We have spent a week of our summer 2015 vacations on Kauai Island. We selected the Waipouli Beach Resort because of its location and amenities. We have not been disapointed. The condo was very clean and as described. Costumer service was very professionnal with the Remax team. We would certainly recommand the Waipouli to other guests interested in a stay on Kauai.

Kauai trip 2016 The room was exactly as described on-line, had all the necessary amenities and was perfect. The air conditioning could have gotten the condo a little colder....seemed muggy at night. But all in all our stay there was wonderful.

Waipouli A-303 The property overall was in good condition but the couch show signs of aging and not comfortable at all. One of the dish washer is broken but there were two dish washers which was nice so we were able to use the non-broken one. Overall the place was nice and convenience. We would recommend the resort - but not A303. We would recommend this resort (great location, and great restaurant, pools and hot tubs), but would not recommend Unit A303 because of the management staff (REMAX) taking care of it. We wasted too much of our vacation time trying to get ahold of someone at Remax and then dealing with all the problems in the condo. Remax continued to give us the run around throughout our stay. Someone from Remax who returned one of our voicemail messages actually said ‘that we should call someone else at Remax because … SHE was on holidays!<br/>There were many issues we had to deal with (7 lightbulbs throughout the condo were burnt out, the safe, icemaker and one of the dishwashers did not work) and halfway through our stay, they changed the code on the door and locked us out of the condo. We were stranded in the hallway for a half hour with a crying baby needing a nap. This meant we wasted even more of our holiday time running down to the guest services office and trying to resolve this problem.<br/>Eventually someone did show up and changed some of the lightbulbs. In the process of changing the bulb in the ceiling fan they did something to it so the fan no longer worked on the switch. <br/>The Safe and dishwasher were never repaired.<br/>The under counter lights in the (dark) kitchen were never repaired even though he told us “he would be back tomorrow”.<br/>The other issue was that there wasn’t enough cutlery so you couldn’t leave them in the dishwasher. You always had to wash them by hand so you would have them for the next meal. The top dishwasher did not work, so we also had to wash the glasses and cups by hand. Another ‘must have’ for any kitchen that was missing, was a splatter cover for the microwave. <br/>As for activities, we spent a lot of time in the pool and hot tubs. We also enjoyed the tube ride down the river, the Fern Grotto boat ride and even though it’s 90 minutes away, it was worth driving to see the Waimea Canyon.<br/><br/>

Condo in Kuai The condo was beautiful and perfect for a family of 4. Would stay again and would highly recommend it. We used the pool every day, mainly at the end of the day and used the BBQ grill once. Only complaint was when I emailed the "concierge," he never got back to us.

Great Condo! My family and I stayed at this condo from 12/26/16-1/7/17. The condo was wonderful for my husband, myself and our 3 daughters (ages 4, 9 and 14). Everything was great, beds were comfortable, we cooked meals often and the kitchen was fully stocked with everything we needed. The only complaint I have is the couch. It NEEDS to be replaced. It is old, stained and even has a "smell" to it. I sprayed it down with Febreeze but didn't like sitting on it. My husband and kids had no problem at all with it, but it gagged me. Aside from the couch all the other furnishings were very nice. I wouldn't let the couch sway you about renting this unit, however. I would rent this again same unit again. There is only a view of the parking lot (no ocean or pool) but I knew this when booking. I would highly recommend this rental property the pool area is fabulous for kids. Waipouli Beach Resort A-303 Rental was perfect for my family. The pool and restaurant are extremely family friendly and the resort is in a great location to go up to Princeville or over to Waimea Canyon. Great grills on property and grocery store across the street which was great to not eat out every meal. The concierge at Remax was great to work with on booking adventures at a reasonable price. We definitely would use again if needed.

Excellent Stay My husband and I stayed at this rental for a week and enjoyed every minute of it. It is in a great location and walking distance to a number of stores. The view of the parking lot isn't great, but we didn't spend enough time in the condo for it to make a difference. I would definitely recommend this place.

Best Vacation Ever! This was our first time to stay at this resort. It is wonderful. The kids loved the pool with the slides. The adults loved the hot tubs with the gravel bottoms. The location is perfect for vacationers with almost everything you need within walking distance. Being located in the middle of the island made it easy to travel when we did need to drive. The combo locks instead of keys made it easy for teens and adults to come and go from the room and the pool area. The kids loved the fishing stories from Daniel - the pool attendant. Can you tell we loved it? It was very hard to leave and hope to return again.

A303-- a satisfactory place to stay The vacation rental was satisfactory. We were aware that there is no maid service during our stay so we were expecting at least a vacuum cleaner so we can at least tidy up.. there wasn't. We had to call the housekeeper and the charge was 26 dollars for a "tidy cleaning"(vacuum cleaning). But the housekeeper was nice enough to come and waved the charge--that was very nice of her. The kitchen cutlery were all dull-- needs to be sharpened or needs new ones, pots and pans are all stainless steel so you can't really cook pancakes or eggs unless you use too much oil. The view is the parking lot--if you don't mind it. Overall--a satisfactory place to stay, central to everything, grocery right across the street, place is clean, grounds excellent, the whole complex is quiet considering the location of our unit--it is still peaceful, pool excellent especially for kids, beach area nice--current a little strong. I still would recommend this property to a friend even if I have some negative comments. We had a wonderful time overall.

Family friendly relaxing resort I stayed in this unit with my wife, my 12 month old son and two other friends in May 2013. The unit is huge with lots of room for all 5 of us. It was very clean with modern appliances and comfortable furniture. The kitchen is great and Safeway is walking distance for food and supplies. My son loved the pool and water slides.

Waipouli Beach Resort/spa we absolutely loved the property and the unit we stayed in. We had a few issues with stove power at first, and mirror was falling off wall over electricl box. Our smoke detector battery died mid week and was beeping, so we had to take it off the wall. I did leave a message regarding this.<br/>There was an issue with a child and the swimming pool, so it was shut down for 24 hours. We were completely locked out of pool groud area, which didn't allow for us to even use the BBQ's.<br/>Our king sized bed was very comfortable! I miss it!<br/>I wish our unit would have had a better view, but we still enjoyed it very much! I would definitely recommend this resort!!!

Dream Vacation One of our best vacations ever! The condo was clean, well equipped and the management company responded to our needs immediately. It was a nice central location on the island, so day trips were a breeze. The pool area was so much fun the kids would have been happy if that is all we were there for. It was such a beautiful island with lots to explore, 9 days wasn't enough. I would definitely stay at this resort again!! Loved it.

Quite Satisfied We were thoroughly satisfied with our rental. The price, as tied to the location, was the key influencing factor initially, and it was well worth it, particularly when comparing to other rentals in the same complex. If you do your research, you will find that you can identify, with solid reliability, the location of your condo. In our case, the "A" designation tells you that you are away from the highway and other related crowd noise and close to the beach. The room designation, odd or even, will tell you which side of the building you are on. Although we faced the parking lot (odd number), we were content, because we could also still hear the ocean surf just on the other side of the complex, and did not endure street traffic.<br/><br/>My only complaint was the internet connection speed, which was low (late 1990s standards). If there is an option for stronger wifi, even at additional cost, it should be provided as an option. And, don't rely on your 4G phone, as a backup option, especially if your service is T-Mobile. There was also construction and a construction crew that liked a loud radio across from us, but that would likely be short-term, and it didn't really impact us very much.

Great place to stay! Well worth the price! We absolutely loved our stay at this condo. All of the necessary essentials were provided (hand soap, dish soap, laundry soap,TP, garbage bags, paper towels). All we needed to bring was our shampoo and conditioner. The closet contained several useful beach items (chairs, boogie boards, umbrella, lifejacket, sand toys). The closet also contained leftovers from previous guests (sunscreen, shampoo, bath soap), which we used a few items of, and left a few of our own. The place was clean, and well-maintained. There were six of us, and the layout was just fine for this many people. My 10-year-old son slept on the couch, and was happy with that. Though it did fold out into a bed, he actually preferred to sleep just on the couch as he thought that was more comfortable. The layout of having one bedroom on either side of the kitchen/living room area provided my husband and I adequate privacy during our stay. The girls also enjoyed their privacy as well. The kids loved the pool, lazy river, waterfalls, slides, hot tubs, sand bottom pool, etc. They want to go back next Christmas! The south side of the island was an easy drive (~45 minutes), and we preferred this location as there weren't as many people in this area. The only thing to be aware of is the traffic on 51/56. It can get locked up at specific times during the day. We just made an attempt to avoid those times and didn't actually run into any trouble with us. Overall a great facility and great place to stay. We had contact with a representative from Remax at the beginning and end of our stay, and she was always very pleasant with us and helpful! Can't wait to come back someday!

Kauai's Best ! During our recent stay at Waipouli Beach Resort we were very pleased with our room and the resort. The room was large with fine appointments and very clean upon check in. The Resortwas we'll kept and has a very nice pool area, so nice that we found ourself staying at the pool most days and with the restaurant next to the pool and on the beach, why go anywhere else !

Fam vaca Great place to stay, everything is close by from the grocery store to restaurants. Bike path is 2 blocks away, perfect for a morning run. The pool was a great place for the kids, they definitely enjoyed it. Wish kapaa is as sunny as poipu but poipu is only 30 min away. The airport is also only 15 min out.

A rental villa that feels like home Definitely a very good place to stay at. We all enjoyed the pool and the accessibility of restaurants and stores. Waipouli Beach Resort A-203 Second time staying in this condo. The condo itself is great. Top notch in quality. Spacious. Bathrooms are great. Outstanding kitchen with fabulous appliances and lots of kitchenware. 2nd year of construction next door. Elevator needs work as when it hits the 4th floor it makes a loud noise heard in the condo. Need to get wristbands for the pool. Annoying to do each day. Lots of security but feels a little disconcerting at times. Will come back again. No deal breakers here. Pool is a big draw. Safeway across the street and other stores make it easy to stock up. <br/><br/><br/>

Very Nice and plenty of room This rental was great! Top of the line appliances and plenty of space to cook. All of the pots and pans are great and plenty of dishes are stocked too.<br/><br/>Two adults and two children fit perfectly in this unit and more could stay without a problem. It is less than a minute to the pool and the beachfront. <br/><br/>If you want any view this room is not for you. In retrospect I would have spent the extra money for a pool or ocean view but it was still a wonderful stay.<br/><br/>The beach is pretty but there is not very good swimming access. However, the pool more than makes up for that. <br/><br/>There is plenty of grocery shopping just across the street. Also Starbucks, Subway, McDonald's, health food store, and a few cute shops.<br/>The restaurant on site is a nice place for drinks an d some appetizers. I didn't eat a meal there but some of the items looked nice. The view is great from there.<br/><br/>The only issue we had was construction and Remax giving us the wrong code to get into the unit. They responded quickly to the call and we were able to get in. It was frustrating after long hours of travel but once entering the unit and seeing how nice it is all annoyance was gone.

12 days in Paradise ! Our family had a relaxing time in A303. The condo was elegant, clean, nicely appointed and was just right for a family of 4. There was a footstool for our little toddler to assist with the toilet and reaching the sink as well as beach chairs, beach towels, sand toys and a few boogy boards to haul to the beaches. <br/><br/>I do recommend that 2 more sturdy beach umbrellas be provided as it was so useful on sunny days but strong winds easily blew them over at times.<br/><br/>There was no view which I would have liked but it was still very private. We are already thinking about a return to Waipouli !

2nd great stay at unit A303 This is our 2nd great stay at A303, plus a competitive rate for this unit, however my rate was higher on my second visit. The view may not be of the ocean or pool, but you do see greenery and a small mountain view, the reduced rate is well worth the view. There is no road or parking noise. The sofa bed to sleep on is terrible, it would only be suitable for a light weight child for a night or 2, however the unit has 2 double beds plus a king. The sofa itself is aging and the chair in the living room is also getting old. The outside furniture is in bad condition as the plastic weave is coming undone and you have to put towels on the chairs to sit on them, the table has plastic pieces coming out as well. The unit is very clean, well stocked , close to the pool and Angela at Remax is prompt and pleasant to deal with. We used the safe in the unit and it did not work, all our belongings were stuck inside, this was definitely an inconvenience. We were told after the fact that we should not have used it. I would recommend putting a note on the safe for future guests. Overall I would recommend this unit!!

Convenient for the family Would have been nicer to have an ocean or pool view, but other than that the facility was great. The proximity to shopping and bus stop almost made a car unnecessary. The Smith's Grotto tour and kayak company will even pick you up at the resort for free. Although this is the windy side of the island and so the ocean is often rough, there is a shallow protected area that is suitable for small children and a great shallow sandy bottom pool and water slide at the resort.

Very nice unit, but not a great view We enjoyed our stay in this unit. The place was very nice with high quality furnishings. The overall complex is great for kids with a great swimming pool, hot tubs, and water slides. My kids loved it. The disadvantages are that beach here is not good for swimming, the view of the complex was described as a mountain view, but you are really looking at the building next door and a parking lot, and the kitchen had high quality appliances, but was not well-equipped if you really liked to cook (e.g., it had only a tiny cutting board, knives that could not cut, and no nonstick pans).

The Beach Resort with ist`s wonderfull pool-side is a perfectplace for families especially with children.<br/>There are 4 gas-grills, so you can make your own meal.<br/><br/>The beach is not comfortable.<br/>There are many rocks and corrals in the water, so swimming is extremly bad.<br/><br/>

The property overall was in good condition but the couch show signs of aging and not comfortable at all. One of the dish washer is broken but there were two dish washers which was nice so we were able to use the non-broken one. Overall the place was nice and convenience.

We would recommend this resort (great location, and great restaurant, pools and hot tubs), but would not recommend Unit A303 because of the management staff (REMAX) taking care of it. We wasted too much of our vacation time trying to get ahold of someone at Remax and then dealing with all the problems in the condo. Remax continued to give us the run around throughout our stay. Someone from Remax who returned one of our voicemail messages actually said ‘that we should call someone else at Remax because … SHE was on holidays!<br/>There were many issues we had to deal with (7 lightbulbs throughout the condo were burnt out, the safe, icemaker and one of the dishwashers did not work) and halfway through our stay, they changed the code on the door and locked us out of the condo. We were stranded in the hallway for a half hour with a crying baby needing a nap. This meant we wasted even more of our holiday time running down to the guest services office and trying to resolve this problem.<br/>Eventually someone d

This property was clean, had great amenities and provided a great location to get to "either side" of the island. The unit was very clean and well stocked with all the essentials. Shopping, coffee and several dining options were easily within walking distance.

We have spent a week of our summer 2015 vacations on Kauai Island. We selected the Waipouli Beach Resort because of its location and amenities. We have not been disapointed. The condo was very clean and as described. Costumer service was very professionnal with the Remax team. We would certainly recommand the Waipouli to other guests interested in a stay on Kauai.

Would have been nicer to have an ocean or pool view, but other than that the facility was great. The proximity to shopping and bus stop almost made a car unnecessary. The Smith's Grotto tour and kayak company will even pick you up at the resort for free. Although this is the windy side of the island and so the ocean is often rough, there is a shallow protected area that is suitable for small children and a great shallow sandy bottom pool and water slide at the resort.

We enjoyed our stay in this unit. The place was very nice with high quality furnishings. The overall complex is great for kids with a great swimming pool, hot tubs, and water slides. My kids loved it. The disadvantages are that beach here is not good for swimming, the view of the complex was described as a mountain view, but you are really looking at the building next door and a parking lot, and the kitchen had high quality appliances, but was not well-equipped if you really liked to cook (e.g., it had only a tiny cutting board, knives that could not cut, and no nonstick pans).

My husband and I stayed at this rental for a week and enjoyed every minute of it. It is in a great location and walking distance to a number of stores. The view of the parking lot isn't great, but we didn't spend enough time in the condo for it to make a difference. I would definitely recommend this place.

This was our first time to stay at this resort. It is wonderful. The kids loved the pool with the slides. The adults loved the hot tubs with the gravel bottoms. The location is perfect for vacationers with almost everything you need within walking distance. Being located in the middle of the island made it easy to travel when we did need to drive. The combo locks instead of keys made it easy for teens and adults to come and go from the room and the pool area. The kids loved the fishing stories from Daniel - the pool attendant. Can you tell we loved it? It was very hard to leave and hope to return again.

The vacation rental was satisfactory. We were aware that there is no maid service during our stay so we were expecting at least a vacuum cleaner so we can at least tidy up.. there wasn't. We had to call the housekeeper and the charge was 26 dollars for a "tidy cleaning"(vacuum cleaning). But the housekeeper was nice enough to come and waved the charge--that was very nice of her. The kitchen cutlery were all dull-- needs to be sharpened or needs new ones, pots and pans are all stainless steel so you can't really cook pancakes or eggs unless you use too much oil. The view is the parking lot--if you don't mind it. Overall--a satisfactory place to stay, central to everything, grocery right across the street, place is clean, grounds excellent, the whole complex is quiet considering the location of our unit--it is still peaceful, pool excellent especially for kids, beach area nice--current a little strong. I still would recommend this property to a friend even if I have some negative comments. We had a wonder

I stayed in this unit with my wife, my 12 month old son and two other friends in May 2013. The unit is huge with lots of room for all 5 of us. It was very clean with modern appliances and comfortable furniture. The kitchen is great and Safeway is walking distance for food and supplies. My son loved the pool and water slides.

we absolutely loved the property and the unit we stayed in. We had a few issues with stove power at first, and mirror was falling off wall over electricl box. Our smoke detector battery died mid week and was beeping, so we had to take it off the wall. I did leave a message regarding this.<br/>There was an issue with a child and the swimming pool, so it was shut down for 24 hours. We were completely locked out of pool groud area, which didn't allow for us to even use the BBQ's.<br/>Our king sized bed was very comfortable! I miss it!<br/>I wish our unit would have had a better view, but we still enjoyed it very much! I would definitely recommend this resort!!!

One of our best vacations ever! The condo was clean, well equipped and the management company responded to our needs immediately. It was a nice central location on the island, so day trips were a breeze. The pool area was so much fun the kids would have been happy if that is all we were there for. It was such a beautiful island with lots to explore, 9 days wasn't enough. I would definitely stay at this resort again!! Loved it.

We were thoroughly satisfied with our rental. The price, as tied to the location, was the key influencing factor initially, and it was well worth it, particularly when comparing to other rentals in the same complex. If you do your research, you will find that you can identify, with solid reliability, the location of your condo. In our case, the "A" designation tells you that you are away from the highway and other related crowd noise and close to the beach. The room designation, odd or even, will tell you which side of the building you are on. Although we faced the parking lot (odd number), we were content, because we could also still hear the ocean surf just on the other side of the complex, and did not endure street traffic.<br/><br/>My only complaint was the internet connection speed, which was low (late 1990s standards). If there is an option for stronger wifi, even at additional cost, it should be provided as an option. And, don't rely on your 4G phone, as a backup option, especially if your servi

We absolutely loved our stay at this condo. All of the necessary essentials were provided (hand soap, dish soap, laundry soap,TP, garbage bags, paper towels). All we needed to bring was our shampoo and conditioner. The closet contained several useful beach items (chairs, boogie boards, umbrella, lifejacket, sand toys). The closet also contained leftovers from previous guests (sunscreen, shampoo, bath soap), which we used a few items of, and left a few of our own. The place was clean, and well-maintained. There were six of us, and the layout was just fine for this many people. My 10-year-old son slept on the couch, and was happy with that. Though it did fold out into a bed, he actually preferred to sleep just on the couch as he thought that was more comfortable. The layout of having one bedroom on either side of the kitchen/living room area provided my husband and I adequate privacy during our stay. The girls also enjoyed their privacy as well. During our recent stay at Waipouli Beach Resort we were very pleased with our room and the resort. The room was large with fine appointments and very clean upon check in. The Resortwas we'll kept and has a very nice pool area, so nice that we found ourself staying at the pool most days and with the restaurant next to the pool and on the beach, why go anywhere else !

Great place to stay, everything is close by from the grocery store to restaurants. Bike path is 2 blocks away, perfect for a morning run. The pool was a great place for the kids, they definitely enjoyed it. Wish kapaa is as sunny as poipu but poipu is only 30 min away. The airport is also only 15 min out.

Definitely a very good place to stay at. We all enjoyed the pool and the accessibility of restaurants and stores. We were expecting a nice glimpse of the pool if not the ocean or a large beatiful garden though as our "view" but more on cars..anyways, it was a wonderful place.
