A 3 night deposit is due at time of booking.
Full payment is due 45 days prior to arrival, (60 days for Holiday Reservations).
Christmas/holiday rates are slightly higher. Please contact the Property Manager.
There is a cancellation fee of 50% of the deposit as long as it is cancelled more than 45 days prior to arrival.
If the reservation is cancelled within 45 days of arrival (60 days for Holiday Reservations), there is no refund unless the property can be re-rented.
If the property can be re-rented, a pro-rated refund will be issued on the nights that are re-rented.
Although a credit card may be used for your initial deposit, the balance must be paid in US funds by check, money order, or US debit card.

TO AVOID FRAUD: We will never require payment by wire transfer or Western Union. Bottom line is: if you receive an email offer on one of our vacation rentals and it seems too good to be true, it probably is. If in doubt, call our office.

Travel Insurance can be purchased with your reservation.
VACATION RENTAL INSURANCE-CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants.

Check-In time for 3-bedroom units is 4:00 PM local time. For all other units, check-in time is 3:00 PM local time. Check Out is required by 11:00 AM on the day of departure. No late check-outs unless pre-arranged and pre-paid. If you are in the room after check-out time there will be a charge equal to one night's rent plus tax.

Vacation Rental Damage Protection: This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, the Insurer will reimburse the lesser of the cost of repairs or replacement of the property, up to $1500.Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy The cost is $30. The Vacation Rental Damage can be purchased up to, and including at, check-in. If you decide against this plan, we will collect a $500 refundable security deposit prior to checking in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact us directly if you do not wish to participate in this plan or assignment. A credit card must be on file to cover any damages to real or personal property of the condo.


NO SMOKING: The Hawaii legislature enacted State Law 295, effective November 16, 2006, which prohibits smoking in all enclosed or partially enclosed areas open to the public. All our units are subject to this new law. We will keep your credit card information on file. If a smoking violation occurs, a fine of $250.00 will be charged to your credit card.

the palms #603 the unit was generally well furnished and in good shape. Some improvements needed are new mattresses, sliding door maintenance and some more cooking bowls. The carpets are getting in need of replacement as well.

The Palms #603 We stayed at this location for 9 days. The grounds are very well kept and there's a beautiful view of the beach from poolside. Our particular condo was nice and well stocked with the necessities. One major concern was the need for a new refrigerator. It took nearly two days to get cold enough for perishable items and really did not get cold enough overall. The only other downfall to this particular condo is its location in the complex. It is right on the corner of a busy street and the traffic was quite loud at all times including street sweepers and big trucks very early in the morning.

Maui Vacation at The Palms This is the third time we have stayed at this resort.<br/>We have had a different unit each time. We enjoy this resort because of the spacious, well maintained grounds. #603 is at a busy four way stop and a busy street right beside it. If you are gone all day this isn't much of a concern. We never heard the traffic noise during the night.<br/>This unit was very comfortable and had everything we needed. We loved the big lanai. It was great for entertaining, or sitting reading and watching the rain!<br/>We enjoyed our two weeks in Maui!

Lovely complex but be careful which unit you choose My husband, son, daughter-in-law and myself recently spent 13 days at the Palms in Wailea. The unit we stayed in was #603. All in all, we had a good stay but it wasn't without some hiccups. I decided to do a pro and cons list to be as fair as possible. First the pros: great location, the pool area was spacious and appealing, the sunsets from the pool area were spectacular, within walking distance to a grocery store and a mall with a large array of shops both high end and affordable, the living room was spacious and the lanai was a good size with lots of room to BBQ and entertain. Parking was easy and the grounds were beautiful. I would describe the unit as fairly comfortable. Now the cons: master bed was too firm (we bought a foam to put on top of the mattress), not enough dishes to cook with (when I called the rental agency, they responded with extra dishes within 5 hours), only 5 table knives yet a myriad of forks and spoons, LOTS of sugar ants which we learned quickly not to leave any kind of food on the counter for, the hot water tank broke and no hot water for 24 hours (again, the rental agency responded quickly and replaced it within 24 hours), thin beach towels, one adult and one child sized boogie board - we had to buy our own and just left them there, the light in the fridge quit towards the end of the vacation and the guest bedroom has louvre doors opening towards the living room so anyone in that bed room has limited privacy,the street noise was very distracting at times and you could hear cars driving by early each morning and basically any time you were out on the lanai, unit is generally worn looking and needs an upgrade. We did like having a ground floor condo although whoever was above us liked to start their day every morning at about 5 am with loud stomping - not sure what that was all about. Overall, we liked the complex and would go back but would choose a different unit next time.<br/>

Great Stay We had a great two weeks at Palms at Wailea#603! First of all Rentals Maui was fantastic to deal with! They assisted in changing our rental dates for us when we needed to change dates. Ensured there were enough beach chairs and dishes. The condo isn't fancy but if thats what you are looking for then just pay more and get a fancier one. Does the carpet need to be changed, yes...but we were there to sleep and cook...if you leave food out there will be ants or bugs so don't leave food out and clean up after yourself. Yes there were times that there was lots of traffic on the street but it made us feel like life was biggy...if you don't like noise don't book this condo, book another. The grounds, pool and facilities were beautiful and we loved it all. Thanks again to Rentals Maui for taking our questions and requests seriously. I felt we paid a fair price for a great condo and we had a fantastic time enjoying Maui!!!

Lovely but dated I love Wailea and I love the Palms. The location is ideal, the pool is beautiful. During my 16 day trip we rented two units. The other unit was more updated. This unit had everythig you need to be comfortable - large bedroom, washer and dryer, patio, tv, and some kitchen items, but it was clear that the kitchen and the restrooms were original and very dated, as was the furniture.

Exceptional Accommodations This is a terrific unit -- the furnishings are updated and are beautiful -- carved wooden dining room chairs, bedroom headboards and dressers. Very nice kitchen -- again upgraded microwave, side-by-side refrigerator, and dishwasher. Beautiful berber carpeting everywhere except for the kitchen and bathrooms. Luscious grounds and walking distance to the beach. When we come back, we will ask for this unit.

Palms A nice relaxing time ! Not much to do for kids, and a bit of a walk to the beach. Managarment was great- they helped me retrieve some clothing I had left behind on very short notice. The unit is nice and large, however, it's a bit noisy as it's right by the road. Most of the cupboard doors are very difficult to open. We had a nice time but I wouldn't return with my kids. I would recommend this complex to couples.

Below average I've stayed at the Palms in Wailea several times over the years and was surprised at how rundown this appartment was and the lack of response from the management company. When we walked in there were visible dings in the walls... places where they had painted/patched holes... the towel rack pulling away from the wall...carpets with stains and very dated. There were spiders we found cobwebs in several areas... I called management but even during the day phone said they were not there and left a message on the emergency line with no call back...propane tank was empty had to replace it after 10min of use... positives were the beds were comfortable and air conditioning worked... it was fine just was used to other units being better cared for and better response. The management companies app was easy to use however so that was helpful

Very Nice! We stayed in this unit for three days and were very happy with our experience here! The living room furnishings were a bit older but the beds and bedding were all first rate. Gorgeous location Wailea is a beautiful place. Our family of four loved the spacious rental. The grounds are kept very nicely landscaped and clean. It was lovely to be able to go to the pool and jacuzzi and the sunset views from there were gorgeous. You are just a few minutes from the Wailea shops and resorts and the pretty beach path there, but will find that Palms at Wailea is less crowded and a more quiet environment. We loved having a kitchen to prepare meals and also having a washer and dryer in the unit was great! Easy entry access - no key needed, which is very convenient. Everything was clean and there were plenty of towels and even beach gear.

Clean, spacious condo A nice relaxing time! The unit was about 15-20 minutes walk to a very nice kid-friendly beach and the Wailea Beach Path. The unit is nice and large, however, it's a bit noisy as it's right by the road. The air con in every room would be very nice during the warmer months! The unit was very clean. The kitchen had all the necessities and there were ample towels available. The pool was a little cool, but very nice.

Unit 603 at the Palms of Wailea - What a Noisy Nightmare We were very unhappy with our stay for several reasons. The unit was located right on a busy intersection that had many motorcycles purposely reving engines all day and night-we could not even keep our sliders open for air. In the kitchen we were constantly killing ants- and we also found then crawling on us while sitting on the sectional. The unit was not confortable or nicely decorated and we were eager to move to a different location.

Our only critisism was there were a few things missing from the kitchen like a cheese grater, garlic press...etc. Just little things that would have been nice to have. Love Maui and the Palms The Palms is our favourite place to stay in Maui. Room 603 was in very good shape but we had an incident the second to last day with water from the room above but the property management and rental management groups got on it right away. The 2 bedroom room size is perfect for our group and the lanai's can't be beat for comfort and use. We make great use of the kitchen and can't beat having your own barbeque on the patio. We love Keawakapu beach - 10 minute walk or 1 minute drive and there is very good parking, lots of space and a great beach.

#603 at Palms at Wailea The location was great! Walking distances to great beaches and some of the amenities. Unfortunately the unit is very close to the streets therefore very noisy always. The unit is very tired looking compared to the other units we have stayed in at the Palms. It could use a lot of TLC! Ants were crawling all over the kitchen counters, stains( query mould) in one area of the carpet in the master bedroom. Recent food stains still on some of the living room furniture which I had to clean off as well as garbage behind the couch. The pull out bed in the living room is very old and uncomfortable. I would strongly suggest that you provided a memory foam to put over top of mattress or replace the entire hide-a-bed. All door frames leading to the outside patio could use a cleaning and mabe a bit of WD40 to make the doors slide easier.<br/>We also found that the lock on the window in front of the sink would not securely fasten therefore in doubt of security if someone tried to break in. It wouldn't be a challenge. When having to deal with the property management they were pleasant and did provided the basics when asked. (we only were provided with 1 bar of soap for 4 people/ran out of toilet paper/fuel for the barbeque). We loved our vacation but didn't spend a whole lot of time in the condo partly due to the above mentioned things.

The Palms at Wailea Maui The Wailea Palms are by far the best condo accommodations on Maui. We usually book through Outrigger, but they were filled up, so went on line and found Maui Rentals. The condo was generally clean and was stocked with any ammenities a person may need. Very relaxing atmosphere and private with little noise. I did miss the maid service. Yes, we are planning to stay here again.

Palms 603 Perfect for our 2 couples - good access to Wailea beaches and activities. We knew from previous renters that Okolani Rd would be noisy. Despite this, the road noise is not that bad and only during the few busier hours of the day.

Palm at Wailea we really loved the stay at the Palms! However there were a couple small items I would like to bring to your attention.<br/>1) on the first night there were hundreds of tiny ants crawling on the kitchen cupboard from a small crack between the counter top and the wall near the window and were were crawling into the electrical plug. I took the cover off the plug and I vacuumed them and squished the remaining ones... No other trouble from ants afterwards! we did however buy a few ant traps just to be sure. Also didn't store any food on that counter. <br/>2) the beach gear in our condo was horrendous! the boogie boards were all broken and the beach chairs were terrible as well. 4 chairs only 1 was not broken and one was barely able to hold an adults weight (less than 190lbs). I would recommend replacing and updating the beach gear as this was a major disappointment for us. Chairs with a backpack strap (tommy bahama - other units had) would be great and easier to pack to beach. Also flippers and snorkel gear is recommended as well, others staying in other units at the palms had much better gear.<br/>3)The toilet paper holder in the main bathroom was not fixed to the wall and fell off if it was touched. a small flat head screw driver would fix this, but I didn't have one with me that was small enough to fix it on my own. our T-P had to stay on the counter top for the whole trip. <br/><br/>The pool area was really nice and a lot of fun, overall we had a great time at the pamls, however better beach gear in our unit (603) would have made for an even better experience! can't wait to come back again one day!

maui adventures We really enjoyed the location and layout of the unit which was the right fit for our party of six. = two small children, mom, dad, uncle and grandma. The unit was dated and some items needed repairs such as the lanai screen door which was still difficult to open even after work was done on it after we had to complain because we couldn't get out onto the lanai properly. Also there was mould around the bathtub on the carpet which caused concern. The plates were chipped and the bathroom toilet paper dispenser kept falling off the cabinet in the main washroom. Despite all of these things we still managed to have a great time and would use Rentals Maui again.

Palms at wailea #603 Great vacation! Perfect place for my two year old to run out the back patio and around the grass. My only complaint was the traffic noise from the street prevented us from keeping our doors open at night but overall a great value.

Berriman Rental stay We were a little disappointed there weren't any condiments available (i.e. Ketchup, Mustard, etc.) for food. There were a ton of ants and they found a way into the kitchen very quickly. Other than that, it was awesome! Thank you for letting us borrow your place.

I have rented with Rentals Maui Palms at Wailea, it was great

we really loved the stay at the Palms! However there were a couple small items I would like to bring to your attention.<br/>1) on the first night there were hundreds of tiny ants crawling on the kitchen cupboard from a small crack between the counter top and the wall near the window and were were crawling into the electrical plug. I took the cover off the plug and I vacuumed them and squished the remaining ones... No other trouble from ants afterwards! we did however buy a few ant traps just to be sure. Also didn't store any food on that counter. <br/>2) the beach gear in our condo was horrendous! the boogie boards were all broken and the beach chairs were terrible as well. 4 chairs only 1 was not broken and one was barely able to hold an adults weight (less than 190lbs). I would recommend replacing and updating the beach gear as this was a major disappointment for us. We really enjoyed the location and layout of the unit which was the right fit for our party of six. = two small children, mom, dad, uncle and grandma. The unit was dated and some items needed repairs such as the lanai screen door which was still difficult to open even after work was done on it after we had to complain because we couldn't get out onto the lanai properly. Also there was mould around the bathtub on the carpet which caused concern. The plates were chipped and the bathroom toilet paper dispenser kept falling off the cabinet in the main washroom. Despite all of these things we still managed to have a great time and would use Rentals Maui again.

This rental experience was certainly not as wonderful as the previous stays. The wireless connectivity didn't work and the condo was not stocked with enough utilities or sampling items.

Great vacation! Perfect place for my two year old to run out the back patio and around the grass. My only complaint was the traffic noise from the street prevented us from keeping our doors open at night but overall a great value.

We were a little disappointed there weren't any condiments available (i.e. Ketchup, Mustard, etc.) for food. There were a ton of ants and they found a way into the kitchen very quickly. Other than that, it was awesome! Thank you for letting us borrow your place.

We were very unhappy with our stay for several reasons. The unit was located right on a busy intersection that had many motorcycles purposely reving engines all day and night-we could not even keep our sliders open for air. In the kitchen we were constantly killing ants- and we also found then crawling on us while sitting on the sectional. The unit was not confortable or nicely decorated and we were eager to move to a different location.

Our holiday was very enjoyable and we really loved the Palms at Wailea unit #603. Our only critisism was there were a few things missing from the kitchen like a cheese grater, garlic press...etc. Just little things that would have been nice to have. Other than that everything was perfect! Thankyou! I would definitely stay there again and I won't hesitate to reccommend your property to my firends.

The Palms is our favourite place to stay in Maui. Room 603 was in very good shape but we had an incident the second to last day with water from the room above but the property management and rental management groups got on it right away. The 2 bedroom room size is perfect for our group and the lanai's can't be beat for comfort and use. We make great use of the kitchen and can't beat having your own barbeque on the patio. We love Keawakapu beach - 10 minute walk or 1 minute drive and there is very good parking, lots of space and a great beach.

The location was great! Walking distances to great beaches and some of the amenities. Unfortunately the unit is very close to the streets therefore very noisy always. The unit is very tired looking compared to the other units we have stayed in at the Palms. It could use a lot of TLC! Ants were crawling all over the kitchen counters, stains( query mould) in one area of the carpet in the master bedroom. Recent food stains still on some of the living room furniture which I had to clean off as well as garbage behind the couch. The pull out bed in the living room is very old and uncomfortable. I would strongly suggest that you provided a memory foam to put over top of mattress or replace the entire hide-a-bed. All door frames leading to the outside patio could use a cleaning and mabe a bit of WD40 to make the doors slide easier.<br/>We also found that the lock on the window in front of the sink would not securely fasten therefore in doubt of security if someone tried to break in. It wouldn't be a challenge.

Perfect for our 2 couples - good access to Wailea beaches and activities. We knew from previous renters that Okolani Rd would be noisy. Despite this, the road noise is not that bad and only during the few busier hours of the day.
