Terms

Definitions. For purposes of this VRA, the following definitions shall apply: “Property” refers to the real property, its contents, and related amenities rented to the Guest pursuant to this Agreement; “Guest” refers to the person(s) occupying the Property, including members of their family, their invitees and guests; “Owner” refers to the legal owner of the Property, its agents and employees; “PM” refers to the Property Manager, a Hawaii corporation, its agents and employees.

Initial Payment. The signed contracts must be returned to The PM within 48 hours of receipt. The initial deposit plus travel insurance if you accept coverage, is automatically charged on your credit card upon The PM's receipt of your signed agreements. In the event the Initial Payment or signed contract is not received within the specified time period, The PM reserves the right to cancel the reservation with no further notice to guest. Payments are held in a non-interest bearing Client Trust Account. The PM retains the right to retain the Initial Payment, or a portion thereof in the event of cancellation. **THE NAME ON THE RESERVATION MUST MATCH THE NAME ON THE CREDIT CARD GIVEN FOR PAYMENT.

*** Damage Insurance: As a part of your stay, you will be charged a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy, Rental Damage Protection - Description of Coverage The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Rental Guardian Protection and Insurance Services to pay directly The PM any amount payable under the terms and conditions of the Vacation Rental Damage.

Payments: The balance of all payments, plus applicable taxes, shall be paid ninety (90) days prior to your check-in date. Reservations not paid in full by the balance due date shall be subject to cancellation. If your reservation is made within 90 days but outside of 14 we will allow the balance to be paid via check*. Reservations made less than fourteen (14) days prior to the check-in date shall require immediate full payment (within 48 hours) by
credit card or wire transfer. *Please do not send post-dated checks, checks are processed when received. Any fees associated with a post dated check will be charged to the guest.

Refundable Security Deposit: In addition to the damage insurance you may be required to pay a Security Deposit. The Security Deposit refund is processed 14 days after departure unless damages or missing items are reported. The PM retains the right to withhold the Security Deposit (“Security Deposit”) after expiration or termination of Guest’s tenancy, and to deduct from the Security Deposit costs for extraordinary expenses or damages including, but not limited to, damage to the Property, loss and/or misuse of personal property internet modems/cables), excessive laundry and/or cleaning, staining of linens/towels/carpets/furniture, loss of keys and/or garage door openers, rearranging of furniture, or long distance or per call telephone charges. If expenses and/or damages exceed the amount of the Security Deposit, Guest shall be required to pay additional fees to restore the Property to its pre-rental condition within ten (10) days of Guest’s receipt of additional billing.

Reservation Changes/Cancellation Policy. Guest shall provide The PM with immediate notice (by phone, fax or email) of any change in the status of their reservation dates, arrival time, number of Guests) and such changes need written confirmation and acceptance by The PM. Each change that results in the issuance of a revised VRA may incur a $75.00 service charge. In the case of a complete cancellation, Guest acknowledges that a refund of advanced rent monies (less a $200 to $500 service charge) requires a written notice.
For cancellations made within balance / full payment due period (typically 90 days prior to arrival date or less if booking was made less than 90 days of arrival date), all rent + GE tax payments shall be forfeited. Interruption in services within the Property and/or inclement weather during the Reservation Dates shall not serve to void or cancel the Vacation Rental Agreement or any portion thereof. If you have purchased Travel Insurance and need to cancel within 90 days of arrival, The PM will refund your security deposit, departure cleaning fee, and transient accommodation tax. No further refunds will be given by The PM. A claim must be submitted with Rental Guardian for reimbursement of non-refundable charges.

Subject to Change. Guest acknowledges that when, due to circumstances beyond The PM’s control, the reserved Property becomes listed for sale, change of ownership, unavailable or uninhabitable, substitute accommodations will be offered. If at the time the Guest is to begin occupancy of the Property, the Owner or The PM cannot provide the Property in a fit and habitable condition or substitute a reasonable comparable property, the limit of liability of the Owner and The PM is to refund any payments received from Guest. Guest acknowledges and understands that Owner and The PM are not responsible for acts of Government, such as laws and regulations; God, such as hurricanes, and other disasters, or for other lesser acts of God, such as bad weather. NO REFUNDS WILL BE MADE to a Guest by reason of the above.

Disclosure and Indemnity. Guest acknowledges, if applicable to Property, the existence of dangers associated with, but not limited to, hot tubs, BBQs, pools, saunas, gym (workout facility) equipment, rivers, lakes, oceans, ponds, playgrounds, golf balls, lofts and ladders. In addition, Guest acknowledges the existence of certain inherent risks to persons and property located in the vicinity of the ocean, including, but not limited to, high surf conditions, dangerous riptides, coral reefs, hurricanes, tropical storms. Guest acknowledges that the Owner would not rent the Property unless Guest fully accepted the risks associated with the Property and its location. In light of the foregoing, Guest agrees to indemnify and hold harmless Owner and The PM from and against any loss, liability, damage or expense (including legal fees and costs) that Guest may suffer, sustain or become subject to as a result of, or in connection with any injury, accident, or death arising from or related to Guest’s use of the Property. Furthermore, Guest assumes full responsibility for the Property, including its contents and Guest’s personal property. Guest shall take all reasonable steps to insure that occupants adhere to all rules, regulations and laws affecting the Property. Guest shall not permit the use of pools, hot tubs or exercise equipment (if available) on the Property by any person under the influence of alcohol or drugs, or by unsupervised minor children. Guest acknowledges that Guest should take precautions when leaving the Property lock all doors, including automobiles). Rental equipment used by the Guest is strictly at Guest’s own risk. Owner and The PM shall not be held responsible for any loss, damage, or additional expense incurred.

Theft/Burglary/Break In. The State of Hawaii is not immune to theft. The home may or may not be equipped with an alarm system. Guest acknowledges that Guest should take precautions when leaving the Property lock all doors/windows, including automobiles).Should theft occur from either interior or exterior of the premesis, the local Police should be called and make a police report. The Owner nor The PM is not responsible to relocate due to these circumstances. The Owner nor The PM shall not be held responsible for any loss, damage, or additional expense incurred, including reimbursement of rental funds or loss of personal items.


Environmental Disclosure. Guest acknowledges that the State of Hawaii is exposed to environmental hazards including, but not limited to, tidal waves, hurricanes and floods. Please refer to the local phone book for information pertaining to evacuation procedures. In the event of an emergency, the State of Hawaii utilizes a warning alert system (emergency sirens are tested on the first working day of every month at 11:45 Guest is responsible for using their best efforts to familiarize themselves with property, its location, and surroundings. Some of the properties are in a remote location. As such, what would be considered normal response time for public services in an urban area may not be available in this location, police, fire, and emergency services. Also, naturally dwelling animals, reptiles and fauna are different then might be encountered in an urban setting and some might be considered “pests” by some individuals, centipedes, geckos, roaches, spiders, rodents, termites and mosquitoes. You should be prepared to accept such inconveniences or discomfort as a normal and necessary aspect of renting a home in a area with strong rural character. Also, Guest acknowledges this is a binding contract and cannot be released from the contractual obligations upon arrival.

Smoking Policy. The Property is smoke-free. Guests may smoke outside the Property bounds only, disposing of all smoking materials appropriately, safely and NOT INSIDE the home.

Occupancy/Use. Only those Guests listed on the VRA may stay at the Property. Guest may not sublet or assign the Property. Overcrowding or misrepresentation of the number of Guests shall be grounds for immediate termination of this Agreement and eviction from the Property. The Property shall be used for residential vacation rental purposes only and NOT be one of multiple homes booked for a larger group. Special events such as parties, weddings, receptions, etc., require the express written consent of The PM. Special terms will apply and Guest shall be required to sign a Special Event Addendum. Under no circumstances shall the Property be used for illegal or commercial purposes, film making or professional photo shoots. The PM and/or Owner must be notified of and agree to any additional services at the Property, including but not limited to, chefs, massage therapists, etc. Quiet hours are required from 10 pm to 8am. Guest may cook/BBQ only in designated areas. Parental TV controls and other alterations of devices must be restored prior to departure. Furnishings and decorations shall not be moved without permission. Guests will not disturb Owner’s personal effects stored on property. Guests shall avoid walking on floors or sitting on furniture if wet or without removing sand and sun products. Guest will not drag luggage or golf bags across floors. Guests will keep windows closed when house is unattended. Guest has been advised Kauai’s volcanic soil contains compounds that can stain all types of floors, carpet, linens, and upholstery, therefore this property requires that shoes be removed upon entry to avoid unnecessary soiling or unintended staining.
Guest acknowledges that the Property, including the furnishings, is privately owned. Neither Owner or The PM shall be responsible for providing any additional furnishings or equipment not presently on the Property. Any additional furnishings, equipment, etc. guest wants to arrange must be given prior written consent by The PM. Guest shall indemnify the Owner and The PM for any damages to the Property, including damages to the furnishings and household items, which occur as a result of the Guest’s occupancy and must notify of such damage or any problems at such time. Guest’s Deposit may be applied to actual damages to the Property. Guest understands that certain areas, such as locked closets designated for private use, are reserved for the exclusive use of the Owner and will not be available for the use of the Guest. No items belonging to the Owner shall be removed from the Property. Owner, The PM, or their representatives shall have the right to enter the Property during Guest’s occupancy to inspect, make repairs and show the property for sale (if applicable and with notice). Should any Property equipment be inoperable, The PM will undertake reasonable efforts to act on reported problems during normal business hours. Guest is reminded that the Islands of Hawaii are remote and delays are common with respect to repair service. No refunds will be issued for any inconvenience caused by inoperable equipment. Guest authorizes The PM and/or Owner to repair damages caused by Guest, and Guest’s invitees, at the expense of Guest and, in this regard, authorizes The PM and/or Owner, and their respective agents and subcontractors to enter the Property to: (i) assess equipment damage and/or malfunction; (ii) perform repairs and/or maintenance; (iii) supply agreed-upon services; and (iv) in case of emergency, for safekeeping and/or preventive maintenance.

Princeville: Vacation Rentals within the Princeville area prohibit parking in the street or on the grass. Fine is $100 and responsibility of the guest if rules are not adhered to.

Construction. The PM and Owner are not responsible for any inconvenience caused by construction noise and/or activity in the vicinity of the Property. Guest may call The PM to inquire as to the status of any neighboring construction. Any refunds due to a cancellation resulting from construction activity shall be subject to the Cancellation Policy.

Check-Out Procedures. Upon check-out, Guest shall: (i) leave the Property neat and tidy; (ii) place all perishable food items in the refrigerator; (iii) wash all dishes; (iv) turn off all lights, fans, and air conditioners; (v) lock all windows, louvers and doors; (vi) leave all keys in the same location as they were upon check-in; and (vii) leave no more than one (1) set of towels per person and one (1) set of sheets per bed for laundering.

Cleaning. The Cleaning Fee is mandatory. In some cases, Mid-stay cleaning may be required every seven (7) days at Guest’s expense. Unless otherwise specified, maid service is not included. Additional fees will apply for maid service. The Cleaning Fee is subject to change without notice. Guest must notify of trash build up, to request removal when needed, which shall be at minimum once a week. Guest shall keep trash within the home to no more than the provided kitchen trash container holds and keep regular removal from such to the exterior trash cans, keeping trash can lids secured.

Energy Conservation. Please be energy conscious by turning off lights, fans, air conditioners and electrical appliances when they are not in use. We respectfully request that you use laundry facilities sensibly and with consideration.

Animals. Animals are not allowed on the Property. Violators will be subject to immediate eviction and charged an additional fee that could be in excess of $1,000.00 to clean and sanitize the Property.

Dispute Resolution. The performance and interpretation of this Agreement shall be controlled by the laws of the State of Hawaii. Unless otherwise stated in this Agreement, jurisdiction shall reside in the County of Kauai, State of Hawaii. In the event of any controversy, claim or dispute among the parties arising out of or relating to this Agreement of the breach hereof, the Guest shall be responsible for reasonable expenses and costs, including, without limitation, reasonable attorneys’ fees and court costs.

Invalidity - Severability. If any term or provision of this Agreement or any application thereof shall be invalid or enforceable, the remainder of this Agreement shall not be affected thereby, provided that the essential provisions of this Agreement and the position of the parties hereto are not materially changed thereby.

Services/Incidentals. If Guest adds any services/incidentals Guest is required to pay for all requested services with either cash or credit card held on file. Initial:

Services Cancellation Policy: Once a service has been added to the guest folio and a vendor has been booked there is a 72 hour cancellation policy. If Guest cancels less than 72 hours, Guest will be charged in full. Any services or activities that are cancelled by Guest or are cancelled due to weather, sickness, etc are refundable only if refundable to The PM and notice is given within 72 hours of service or activity.

All guest requests including but not limited to, house deliveries/pick-up, grocery shopping, personal assistant services, package delivery, package shipping, etc will be billed to the folio at a minimum of $40 per hour. Initial:

Release of Known and Unknown Claims: There are inherent dangers in sporting activities (hiking, kayaking, surfing, yoga, pilates, boating, paddling, etc). Guest agrees to use common sense at all times while on vacation. Guest’s participation in such sporting or other activities is entirely voluntary, and if Guests and Guest’s children, parents/guardians, if applicable, agree that The PM shall not be liable for any damage, loss or injuries that may result from your participation in any such activities. Medical Release. By signing below, Guest agrees that Guest has been given approval from a physician or has chosen to participate without the approval of a physician. Guest hereby assumes all responsibility for participation in activities selected by Guest. If guest becomes ill or injured while on vacation, the Guest agrees that The PM shall have the right, but not the duty, to take reasonable action to secure emergency medical attention and/or transportation for the Guest. The Guest agrees to pay for any expense incurred for such medical attention, transportation or other related emergency services and to reimburse The PM for any payment made by The PM. Initial:

Additional Terms:
Complete Agreement. This Agreement constitutes the entire agreement between The PM, Owner and Guest, and supersedes and cancels any and all prior negotiations, representations, warranties, understandings or agreements (both written and oral) of the parties, with respect to the vacation rental of the Property. No variation or amendment of this Agreement shall be valid or enforceable without written approval by The PM and Guest.

Travel Insurance. We highly recommend purchasing Travel Insurance. Rent and GE tax are non-refundable 90 days prior to arrival. Guest certifies that he/she has read carefully the limitations on this Vacation Rental Agreement and agrees to abide by such limitations. Guest understands that this is a legally binding agreement, being signed on behalf of and responsible for all occupants or invitees at the Property:

Guests for themselves and their respective heirs, personal representatives, successors and assigns, hereby release The PM and their respective directors, the owner of the property, officers, agents, employees, sureties, insurers, indemnitor, attorneys, successors and assigns from all claims, demands, or cause or thing whatsoever resulting from or in connection with the property of this rental contract, including without limitation any claim, demand or cause of action for personal injury or death and any and all loss, liability, cost and expense resulting from any claim, demand, suit or cause of action which may be asserted.

Terms of Waiver

TERMS OF WAIVER As an enrolled Covered Guest under this plan, staying at PAC7 partner The PM property, you will not be obligated to pay for theft or damage to covered real or personal property of the owner of the rental unit located within the rental unit that is occupied by the Covered Guest. If the Covered Guest purchases this plan, The PM waives the right to charge the Covered Guest for theft or damage to the unit as a result of your inadvertent acts or omission during the duration of the Stay.
The maximum limit of this waiver of liability is $3,000 aggregate per Stay.
CONDITIONS
PAC7 plan has certain conditions. The plan will not include liability for damage or theft resulting from:
Acts of God
Intentional acts of a Covered Guest
Gross negligence or willful and wanton conduct
Any cause, if the Covered Guest does not report the damage to PAC7 partner Property Management staff in writing using the plan forms provided, by the time the Covered Guest checks out of the unit or within the required PAC7 reporting timeline
Normal wear and tear
Theft without a valid police report
This plan does not cover loss of use of the covered property
Coverage does not apply for theft or damage of any property owned by or brought onto the premises by a Covered Guest
Property Damage resulting from any motorized vehicle or watercraft operated by a Covered Guest
DEFINITIONS Covered Guest: All registered guests and all persons booked to share the same unit of accommodations, who have elected to purchase the PAC7 plan and have paid the required plan cost. Stay: The stay at a PAC7 partner Property Management unit from the date of Covered Guests check-in to the date of checkout (maximum 90 days).

ADMINISTRATIVE PROCEDURES All waivers of theft or damage will be administered by PAC7 partner Property Management staff at the property. Such staff will have authority to determine the nature and extent of damages, necessary repairs and eligibility for the waiver of liability described herein. The Covered Guest must report any theft or damage to the unit or its contents to PAC7 partner Property Management staff by the time of checkout or any otherwise applicable damage waiver for such Covered Guest will be void. The Claim Administrator has the ultimate claim administration authority. Arbitration is required prior to litigation.

TERMS OF COVERAGE
The plan takes effect upon check-in or registration on the booked arrival date to a PAC7 partner Property Management unit, together with receipt of payment of the plan cost at or before check-in.
All coverage shall terminate upon normal check out time of the PAC7 partner Property Management unit or the departure of the Covered Guest, whichever occurs first.
PROTECTION PLAN FEES ARE NON-REFUNDABLE
IMPORTANT NOTE: Payments for the PAC7 plan will not be accepted after the Covered Guest has entered the PAC7 partner Property Management unit for the beginning of their Stay. Violation of any condition of the terms of PAC7 partner Property Management voids the PAC7 plan. PAC7 partner Property Management provides the PAC7 plan. The financial obligations of PAC7 partner Property Management to make the repairs or replacements required under this plan are insured by a policy issued to PAC7, LLC.

peaceful retreat in paradise We had a great stay at this lovely home. The lanai is incredible and I spent a lot of time out there. The kitchen/great room is wonderful. The house had loads of space, was really quiet, and it was really relaxing. A dream come true vacation! Although our stay was cut short by Hurricane Lane (we chose to leave a day early to be closer to the airport), we were extremely pleased with our beautiful rental home in Kilauea. There was an issue with the Wifi not working, but Eric was immediately responsive and helpful. We were very impressed with his professionalism and caring. He truly provided excellent customer service! The house was spacious, lovely, well equipped, and clean. The view and landscape were absolutely stunning! We also loved the area- being close to the cool shops in Kilauea and a quick drive to Hanalei and Kapaa. Perfect Secluded Get-Away If you want a secluded get-away this is the place! It begins with the drive to the home itself...beautiful open rolling hills with coconut trees lining the path. An immediate sense of peace and the Aloha spirit overcomes you. The house itself is clean and inviting. The lanai's view is spectacular! We spent most of our time enjoying the sounds and natures side show...rain, soaring birds and the wind blowing through the tree tops. Oasis Despite historic rainfall and the lack of even brief glimpses of sunshine for more than 3 of the 8 days we were on Kuaui...despite the fact that one member of our party had to be rushed to Wilcox Memorial for what ultimately was deemed an appendicitis, we could not have been happier with our decision to rent this lovely home. The drive down the extended road to the private driveway past grazing horses and sheep was nothing short of bucolic. Descending down our private drive to the tranquil home overlooking the lush valley was rejuviinating. If you are seeking solitude, peace, and restoration, this home is for you. It is equipped with all that one might hope (specifically beach towels & boogie boards -- items that are a pain to pack) and more -- an awesome gas BBQ, a well equipped kitchen, linens, etc. Despite the unfortunate circumstances surrounding our stay, we could not have been happier. It is a magical location. "Heavenly" Honu Lani in Kilauea Our adventure began by driving up the private road lined by coconut trees and beautiful greenery to Honu Lani, our hale for the next 10 days. It's a stunning setting with horses and goats on neighboring properties. Papaya trees, banana trees, lime trees, hibiscus, bougainvellia and more, greet you. The home itself is in a very private setting and nicely furnished. The lanai is wonderfully large and covered; when we weren't out adventuring we spent most of our time there, rain or not. Geckos and orb-weavers were our lanai-mates. The huge windows in the master bedroom allowed the outside in; watching the rain and the palm trees sway from the bed was awesome. The lanai has a nice view of the ocean and Kilauea Stream, and we loved watching the egrets fly up the stream in the morning and fly back down at the end of the day. In between they will be on your front lawn looking for bugs. We enjoyed cooking in the kitchen and grilling on the lanai. The location in Kilauea was very central to everything, especially since tourists cannot drive past Hanalei due to the spring flooding. We were a party of six adults, and did notice a few small things that could be improved. The toilet in the guest bathroom runs and needs fixing (the insides need replacing). The coffeemaker can be difficult to turn on and off (the button may be worn out). The toaster is difficult to keep the bread down. The laundry door on the left side is broken (one of our guests bumped into it several times on the way to the bathroom at night). The sink stoppers in the master bathroom do not work properly. One electrical socket in the guest bathroom does not work. It would be wonderful to have a second cutting board in the kitchen so more guests can help with meal prep. A couple of the beach chairs are broken and unusable. One of the coolers has a broken hinge and top and is not usable. These are suggestions of things that we noticed, but we would absolutely stay at Honu Lani again! Mahalo nui loa, a hui hou. Kiluea gem Excellent property if you are looking for peace, quiet, and one of the best decks on Kauai. The property is not on the beach, although Kahili beach (surfing, boogie-boarding, gentle stream for kids to play in) is just a 6 minute drive or 3 mile walk through Kiluea away. Kiluea point has more reliable sun than Hanalei or points west, although you're still on the rainy side of the island. <br/><br/>The accommodations are great. Plenty of space, nice finishes.<br/><br/>Some little things we enjoyed that might not make it into the rental company's blurb:<br/>- watching 200 egrets fly up the valley at dawn on their way to their feeding fields, down again at dusk<br/>- watching white-eyes eat insects off the banana and ti plants in front of the deck<br/>- free laundry<br/>- a well-stocked pantry with non-perishable spices and condiments so you don't have to buy a jar of chili powder for 1 meal's worth<br/>- fruit trees: oranges, tangerines, mandarin oranges, grapefruit, lemons, limes, starfruit, and, if you're lucky, papaya<br/>- a games/beach closet with boogie boards, snorkel equipment, beach chairs and toys, beach novels, etc <br/>- close proximity to Kiluea lighthouse, Princeville's Foodland, Hanalei, Sleeping Giant and other east-side hiking, and, for a change of pace, a fun mini-golf course.<br/>- pretty much every cooking utensil and piece of equipment you might want. <br/><br/>Some little things that could be improved:<br/>- repairing the grout around the sink would cut down on the ants. Yes, ants are a fact of life in Hawaii, but on both visits (2 years apart) this property had more than other places we've stayed <br/>- provide recycling bins! We ended up taking our recycling to the recycling center ourselves, but that's more effort than most people will put in.<br/><br/>These are just little things, though. Beautiful home with a fantastic view The home was ready when we arrived and we opened the sliding doors and were immediately drawn to the covered lanai. We found ourselves there every morning and evening. The kitchen had an average setup and could use some dishwasher detergent. We had enough for 1 load of dishes! We also ran out of toilet paper with only two rolls for each bathroom and 6 people! The BBQ still had issues as mentioned by earlier visitors. The only way it remained lit was with the lid open! The home was well stocked with beach toys, beach towels, and chairs. Aside from a few issues noted we had a great time! Thanks for sharing your home. 2 wonderful weeks at Kilauea We enjoyed 2 wonderful weeks at Honu Lani. There were 2 of us for 1 week and 6 adults for the 2nd week and the house worked equally well for both situations. The privacy and peacefulness of the setting is hard to match. We particularly enjoyed the covered lanai, especially during frequent rain showers. The new BBQ grille worked very well. Eric, the property manager, was readily accessible for questions and very helpful. Our only suggestion for improvement is to sharpen the knives in the knife block -- they are all exceedingly dull. Beautiful Setting in Private Yet Perfect Location We enjoyed the open yet private layout of this home for 9 days. The location is totally private with beautiful grounds. We enjoyed walking the long drive and relaxing on the large lanai. It was in great location as we love spending time in Hanalei but were quite a bit closer to airport and Poipu than we normally are when we stay in Princeville. Private, peaceful, beautiful view This house has lots of space and beautiful views. <br/>The private location and beautiful views make this a gem. I was a little worried about not having a/c, but it always cooled down at night and we were gone during the days. <br/>The kitchen and beach closet were both well stocked. Boogie boards, coolers and beach towels came in handy. An Amazing Experience!! The drive up to the house was breathtaking. Farms on each side. Just got more exciting when we saw the house. The house has ample parking for 3 cars. Noticed all of the orange trees on the property. Other fruits too, but not in season. Walked in and the house was amazing. Very clean. Open living with pocket doors on the lanai. Breathtaking view of the river valley and the ocean. Bedrooms on opposite sides of the house provided plenty of privacy. The house had everything we needed plus a renter closet with snorkeling gear, chairs, boogie boards, etc. Loved watching the birds flying up the river valley. Even saw some whales breaching, although quite a distance away. Pack binoculars! Neighbors were friendly. Walked up the driveway to feed the horses and goats every morning with my 6 yr old daughter. Kiki, a neighbor's dog, came to greet us on our daily walks. Very friendly. Mountains in the distance. Can't describe the feeling. Just felt right. Perfect. I just can't say enough about this place. A dream come true. Felt like royalty. Big name stars live in the area. That should tell you something. Now, expect mosquitos, geckos, some ants, and a few roaches. You're in the jungle, not on the beach. The place is clean. You just may get a few visitors from time to time. Not a big deal and not frequent. Consider them pets. But you have the best of both worlds here. The serenity and peace of solitude in the jungle and the ability to be at a host of beautiful beaches within 10 minutes drive. Anini Beach, Rock Quarry Beach (can see from the house), Secret Beach, Kalihiwai Beach...all within 10 minutes. Kilauea Town is right up the road. Princeville 10 minutes away. Hanalai 15 minutes away. Perfect North Shore location. Hawaii Life was a pleasure to work with. House manager was awesome and attentive whenever we needed anything. I absolutely will return to this rental property! I won't even look anywhere else. A vacation of a lifetime. I found my Kauai home. Wonderful home We loved this house. We visit Kauai often and this is by far the best house we rented. Big plus for me was that it was very safe for my toddler. She was able to run around. Honu Lani The house/property was great - private, quiet and beautiful scenery. The only thing we would suggest is to update the appliances (refrigerator water/ice cube dispenser was frozen and the refrigerator door was rust stained. Stove and dishwasher worked, but clearly old.<br/>The door system to the lanai was the highlight of the home - very fabulous!<br/>Overall, the property was a nice retreat, but the house is a bit dated.<br/>Location was convenient, Princeville was just minutes away and Kapa'a was not far either. <br/>Also, you might want to include in the directions that the property is #6. Honu Lani Excellent experience. My family has bee staying at this location since 2007. Seems like the kids grew up here. The view is breathtaking every morning. one of the best views on the island. The trade winds keep the house cool summers and winters. It is even exciting watching the rains come in. Saw our first moonbow this trip. Rainbows are frequent. The house is a very special place. In addition, I he gardener is a wonderful man. We see his friendly face each year. This year he cut down some ripe bananas for our smoothies. Try fresh papaya and banana. Amaizing. NewYears Vacation Our first impression entering the house was SPECTACULAR !!! Really had the WOW factor. Well furnished , very nice decor, clean, view and grounds was awsome. Loved all the fruit trees, had fresh orange juice every morning !!! We cooked several meals in our 7 day stay and with 5 adults, the pans were to small, broiler pans needed a little more attention, and the location was a bit far from Lihue and Kapaa. I chose the Honu Lani cause that was the only one I could find a nice 3 bedroom rental. If the location was closer to Lihue and Kapaa I would always rent this house. The owner / rental management really takes good care of this property.

Honu Lani Visit We had a wonderful visit. The lani overlooking the Kilauea River was terrific. The master bedroom was spacious & well decorated. The garden provided a variety of citrus fruit and the kitchen was moderately equipped. The BBQ was in poor operating condition & should be upgraded.<br/>The neighborhood is rural with horses, sheep, wild pigs, and many chickens.<br/>The home was well maintained, clean, and the management company was helpful and professional. Perfect private escape This house provides everything you need for a relaxed and semi-secluded Kauai getaway.<br/><br/>The house itself is very clean, and well-appointed with kitchen tools, bathroom and beach towels, basically everything you need to make it your second home for week or two.<br/><br/>The view from the deck is absolutely stunning. While the ocean is in the distance, the deck looks out over a lush green valley and the Kilauea stream. There are banana trees, papaya trees, hala trees, it's absolutely gorgeous. We spent most of our vacation on the deck reading, eating, or just looking at the view.<br/><br/>The house is within walking distance of Healthy Hut and Paco's Tacos, two of our absolute favorite spots on the island. Being on the North Shore, you don't have to spend your whole vacation driving to tunnels, everything is much closer to you.<br/><br/>There's a large front yard you can run around on, and the two non-main bedrooms are separated by the living and dining room so parents can have some privacy from the kids.<br/><br/>Could go on and on, but would definitely stay again.

Beautiful home in a beautiful location We spent 6 nights in Honu Lani house in late summer 2017. The house is as described - in a beautiful location overlooking the jungle and the ocean. The house was clean upon our arrival and relatively easy to locate. The layout of the house is nice - as we were staying with our three children, having the master bedroom on one side of the house and the remaining bedrooms on the other side made for peaceful mornings, since the children tended to sleep in a bit later than we did. The house was stocked with a lot of helpful items, including beach towels, boogie boards, other water items, and some staples in the pantry (sugar, salt, pepper, vinegar, etc.). <br/><br/>One note that I would make for potential renters of this house is that the house remained very warm for the entirety of our August stay. We have been to Hawaii several times before and have always been able to deal with the temperatures and lack of air conditioning there, but even with all of the ceiling fans going and all of the portable fans moving air, I don't think we were ever able to get the temperature in the house to go below 80 at night, around 85 during the day. We attributed this to the large number of windows, which give a wonderful view but also let in a ton of sunlight during the day. Also, there are blinds in the bedrooms but they are not light-blocking, so bring a sleep mask if you need one - luckily we had a few with us. Honu Lani We spent an enjoyable week in Kilauea, Kauai. The home was perfect for 3 couples. It was comfortable, clean, and well equipped. Shopping was located about 10 - 15 minutes away in Princeville. The beaches were accessible by car taking about 15 to 45 minutes depending on your preferences. Recycle and Garbage Maintenance; Bed Mattress This home and location were absolutely perfect...I would not hesitate staying here again. A couple of suggestions:<br/><br/>. Do not have renters be responsible for lugging the garbage all the way up the hill to the main road (for example, my small car could not fit the garbage bins in) and it would not be practical to lug them by hand up the hill. This should be taken care of for all renters. Also, there was no direction on recycling....I would suggest special recycle bins and some guideance on this.<br/><br/>On another topic, one of my guests who stayed in the north room (facing ocean, not master room) indicated that a new mattress was needed, as it sagged at the edges).<br/><br/>Thanks again for a great stay.

Fantastic view Can't find a more beautiful location for staying on Kauai--the house situated in the middle of woods and great place to see wild life. The furnitures and bathrooms could use a facelift--but it feels very spacious and roomy. I will be retuning very soon!

Wonderful We wanted a place on the North Shore. We discovered that Princeville properties are nearly all clustered in a posh and sterile environment around the St.Regis hotel, making us so thankful for our choice of Honu Lani, very private, on the outskirts of a little town, Kilauea, and perched above a fabulous jungle river valley. The view, even a distant view of the ocean, is soul satisfying. The marvelous lanai and wall of pocket glass(and screen)doors that can disappear,complement the experience. In addition, the front yard is an expansive lawn ringed with palm trees, and a side yard contains a tiny citrus orchard. We loved the sunrise celebration where the jungle comes alive with thousands of birdsongs--including roosters crowing--and white egrets fly from their sleeping quarters at the river right over the house. The master bedroom, wrapped with windows on two sides, allows a delightful immersion in sunrise colors, serenade, and show from about 6 to 6:30. What a great way to start the day, either to get up for adventures or fall peacefully back to sleep.For the adventuresome, the jungle can be accessed right from the house for an Indiana Jones experience--steep, difficult, and not without danger. Meanwhile, temperatures stay pleasant for those sipping something cool or accessing the hi-speed internet on the lanai and enjoying the view of the jungle. We loved it all--the incredible view, location, privacy, floorplan, grounds, decor (paintings by Wyland),open kitchen that's a dream to cook in, everything. Honu Lani captured our hearts.

Perfect vacation hideaway What an amazing spot for our honeymoon. Kilauea is a wonderful little town, just down the road from Hanelei. Not knowing the area well, we really lucked out on location. The property feels secluded and the deck overlooks a lush valley and the ocean. Everything about our stay was phenomenal. Privacy and a lanai you won't want to leave Pretty amazing place for up to 6 adults. Clean, open layout and a private lanai that is even more beautiful than the photos would suggest. Sunrise view over a quiet river? Check. Ocean view? Check. View of the endless heavens? Check. Easy to walk to Kilauea, too, and the drives to other north shore destinations aren't difficult. Frankly, I feel lucky to have found this place. This is the best VRBO I have ever stayed in (and I've stayed in some gems!). <br/><br/>I'd also add that Hawaii Life was a class act from beginning to end. Wonderful stay Everything was great. House was amazing. Only suggestions are: need some space heaters since at night it gets really cold (at least for family with babies). Also it would have been helpful to know that the house had a closet with all the beach gear. We discovered it the last day. Also, the manager forgot to pick up the trash and we had to call. Honu Lani Hawaii Life Real Estate is professional and very easy to deal with. The Honu Lani is reasonably priced and the location is one of our favorite places to stay on Kauai. We have visited this location several times and find that it has all we require for our stay. The deck overlooking the valley is fantastic. Rain or shine this house is a perfect retreat for the North Shore. To us the location is beautiful,private,clean and very close to many of the great activities that Kauai has to offer. I would recommend this location to anyone wanting a home away from home.We will definitely be back.

Quiet residential area with nice view of the ocean . Nice open floor plan with a big kitchen . The area was very quiet and residential. We had a lovely view of the river valley and the ocean. It was very enjoyable to sit on the lanai in the morning with our coffee and watch the cattle egrets come up out of the valley in squadrons. Plenty of citrus trees on the acreage which provided us with fresh orange juice every day. We had one minor house malfunction which was dealt with promptly.<br/>The only compliant that I have is that the lanai furniture cushions and guest towels needed to be replaced as they were worn and stained. Other than that our time there was restful and enjoyable.

Amazing house! We had just one conflict. This house is amazing, from the time you drive in to the completely secluded lot to the moment you slide open the 30+ feet of open air doors to reveal the true outdoor living space. Our biggest issue with this house was that it was so nice we didn't want to leave to check out the island. Nice problem to have. The staff was very helpful and got us some tours at the last second. Beautiful home in gorgeous spot (but some small issues) We stayed at Honu Lani in August 2014 for 5 days. The home is lovely, and the location -- just east of the small town of Kilauea, overlooking a valley and river with a view of the sea -- is great. The stars at night were fantastic, and the Milky Way was very clearly visible (we brought beach towels out to the lawn in front of the house and lay on our backs and just looked up at the sky; we recommend you bring binoculars to get the full impact). We loved sitting out on the lanai to enjoy the view of the many birds (egrets, tropic birds, etc.) flying across the valley. There was no traffic noise, and very little noise from neighbors. <br/><br/>A few negative points: First, roosters started crowing at 4:30 or 5am just outside the window, virtually every day (these are so common on Kauai so one has to expect them -- but the absence of A/C means that you need to keep the louvers open at night to cool down the bedroom, and good earplugs don't help much). Over the 5 days, we discovered a dozen or so cockroaches in the house, some in the bedroom, mostly including one that was 2" long. Again, this is common in Hawaii, but it took a bit of the sheen off of the visit. The water and ice in the fridge didn't work (we assume they'd turned off the water to the fridge). The second bathroom toilet had the water turned off to the tank, which we discovered when we tried to use it. <br/><br/>

Exceeded expectations Honu Lani was a wonderful house and was more than we expected from the pictures. The porch was wonderful as we spent most of our time there cooking, eating and watching birds. What an awesome view. the house is very quite (except for the chickens) but that is part of the ambience of the island. I loved hearing the roosters at all hours, but the other couple thought they were annoying but lovely. <br/>The house is beautifully maintained and was as clean as could be when we arrived. Eric even let us in an hour early since our plane was early and the house was ready. Thank you so much. We were looking for a place for some R&R and to just kick back, enjoy wine, friends and the lovely island and that is what this house is all about. I would highly recommend it for anyone going to Kauai. We found driving to the south shore was a breeze for day trips and the lighthouse just down from the house provided fantastic bird watching. North side at it's Best! We had a wonderful week in Honu Lani! From the lanai, you get the feeling you are the only ones in this quiet, beautiful valley. Every room has a beautiful view. We could not have hoped for more! It is nicely located on the island. With Princeville and Hanalei just down the road, shopping and restaurants are nearby. We only ate out twice and used the nicely stocked kitchen the rest of the time. We packed lunches and used the cooler in the closet to head out and explore the beaches on the north side. Always looked forward to getting back to the house to relax! We thought this would be our last visit to Kauai but Honu Lani is calling us back. Would love to stay here again! Best place to stay on the island! This house and its views were absolutely beautiful. The lanai is, of course the main attraction. With sliders that open fully into the walls, you have a clear view of the most beautiful landscape I have ever seen. The back of the home faces the ocean, a river inlet and jungle. The sights, smells and sounds were just magnificent. The home itself was clean, updated and spacious and was stocked with everything you need to take up housekeeping during your stay. Add some groceries and toiletries and you will feel right at home. I would book again if I am lucky enough to return! Exactly what we were looking for We were looking for privacy, comfort and outdoor living with views and boy did we get it! The views from every room were amazing and the property management was extremely responsive and accommodating. Our only complaint was that the bbq was very weak and it did our local grass fed steak a massive disservice. Honu Lani is an oasis We had a wonderful time at this house. The view is incredible. The property description was accurate, except that the 'trail' in the back is overgrown and impenetrable. We arrived late so we were happy to see that Eric had turned on lights and fans before our arrival. Absolutely perfect and just what we were looking for! We fell in love with Honu Lani! We had been looking for something closer to the beach but soon realized that this was even better. Quiet, private, and a beautiful home. Loved the layout of the home which was perfect for guests to enjoy their privacy. We lived out on the lanai and, since we had very raint weather, the house was still enjoyable. We loved having fresh fruit every morning from the trees on the property. The views were spectacular! Great location. The view of the ocean was uninterrupted, the property seemed isolated, yet there are houses in the neighborhood, you just don't see them from the yard. Very clean home with the master suite on the opposite end of the house from the other bedrooms. Very clean home. Great kitchen. The highlight is the view from the lanai, which opens up into the living area. I highly recommend this property due to its cleanliness, location, and the magnificent view. If you love bird watching, want to relax in solitude and privacy and still have an ocean view, stay here.

Our Kauai Spring Break We recently returned from our first trip to Kauai. I had a hard time deciding where I wanted to stay. We chose not to stay on the beach and that is certainly a matter of preference. Our experience with Hawaii Life Real Estate Services was nothing but pleasant. Our week at Honu Lani was very enjoyable. Beautiful scenery in every direction, we enjoyed coming home from our daily adventures to a comfortable home. I only wish our stay could have been longer!

Great Location We thoroughly enjoyed our stay at Honu Lani. The location was very convenient to everything we wanted to do. The layout of the house was great. The view from the lanai was fantastic. I was initially a little apprehensive about no A/C but it clearly is not needed. With large doors opening to the lanai and the constant trade winds the house was very comfortable and if the house had A/C we wouldn't have used it anyway. The location was extremely quiet and peaceful. We would definitely recommend the house and we would definitely consider staying again.

Stunning home While the furnishing were showing there age from years of rental abuse it's really all about the home, its location and that wonderful lanai. Up at dawn the river valley below comes alive with so many sounds of waking birds, small white cranes fly up and directly over the home and the colors of the tropical forest are indescribable. When the sun goes down there are no lights to be seen anywhere making the stars in the night sky unreal. Absolutely beautiful. This is just a beautiful home in an unbelievable location. Just a short drive to Princeville for groceries and many great beaches nearby. So many advantages staying in a home over a condo or hotel. My son even enjoyed catching frogs on the front lawn at night. Can't wait to come back.

We spent 6 nights in Honu Lani house in late summer 2017. The house is as described - in a beautiful location overlooking the jungle and the ocean. The house was clean upon our arrival and relatively easy to locate. The layout of the house is nice - as we were staying with our three children, having the master bedroom on one side of the house and the remaining bedrooms on the other side made for peaceful mornings, since the children tended to sleep in a bit later than we did. The house was stocked with a lot of helpful items, including beach towels, boogie boards, other water items, and some staples in the pantry (sugar, salt, pepper, vinegar, etc.). <br/><br/>One note that I would make for potential renters of this house is that the house remained very warm for the entirety of our August stay. We have been to Hawaii several times before and have always been able to deal with the temperatures and lack of air conditioning there, but even with all of the ceiling fans going and all of the portable fans movi

We spent an enjoyable week in Kilauea, Kauai. The home was perfect for 3 couples. It was comfortable, clean, and well equipped. Shopping was located about 10 - 15 minutes away in Princeville. The beaches were accessible by car taking about 15 to 45 minutes depending on your preferences. The tropical setting of the North Shore is stunning and refreshing.

This house provides everything you need for a relaxed and semi-secluded Kauai getaway.<br/><br/>The house itself is very clean, and well-appointed with kitchen tools, bathroom and beach towels, basically everything you need to make it your second home for week or two.<br/><br/>The view from the deck is absolutely stunning. While the ocean is in the distance, the deck looks out over a lush green valley and the Kilauea stream. There are banana trees, papaya trees, hala trees, it's absolutely gorgeous. We spent most of our vacation on the deck reading, eating, or just looking at the view.<br/><br/>The house is within walking distance of Healthy Hut and Paco's Tacos, two of our absolute favorite spots on the island. Being on the North Shore, you don't have to spend your whole vacation driving to tunnels, everything is much closer to you.<br/><br/>There's a large front yard you can run around on, and the two non-main bedrooms are separated by the living and dining room so parents can have some privacy from the kid

The drive up to the house was breathtaking. Farms on each side. Just got more exciting when we saw the house. The house has ample parking for 3 cars. Noticed all of the orange trees on the property. Other fruits too, but not in season. Walked in and the house was amazing. Very clean. Open living with pocket doors on the lanai. Breathtaking view of the river valley and the ocean. Bedrooms on opposite sides of the house provided plenty of privacy. The house had everything we needed plus a renter closet with snorkeling gear, chairs, boogie boards, etc. Loved watching the birds flying up the river valley. Even saw some whales breaching, although quite a distance away. Pack binoculars! Neighbors were friendly. Walked up the driveway to feed the horses and goats every morning with my 6 yr old daughter. We loved this house. We visit Kauai often and this is by far the best house we rented. Big plus for me was that it was very safe for my toddler. She was able to run around. All furniture was safe and soft and there were no stairs. We can't wait to come back!

The house/property was great - private, quiet and beautiful scenery. The only thing we would suggest is to update the appliances (refrigerator water/ice cube dispenser was frozen and the refrigerator door was rust stained. Stove and dishwasher worked, but clearly old.<br/>The door system to the lanai was the highlight of the home - very fabulous!<br/>Overall, the property was a nice retreat, but the house is a bit dated.<br/>Location was convenient, Princeville was just minutes away and Kapa'a was not far either. <br/>Also, you might want to include in the directions that the property is #6.

Excellent experience. My family has bee staying at this location since 2007. Seems like the kids grew up here. The view is breathtaking every morning. one of the best views on the island. The trade winds keep the house cool summers and winters. It is even exciting watching the rains come in. Saw our first moonbow this trip. Rainbows are frequent. The house is a very special place. In addition, I he gardener is a wonderful man. We see his friendly face each year. This year he cut down some ripe bananas for our smoothies. Try fresh papaya and banana. Amaizing.

Our first impression entering the house was SPECTACULAR !!! Really had the WOW factor. Well furnished , very nice decor, clean, view and grounds was awsome. Loved all the fruit trees, had fresh orange juice every morning !!! We cooked several meals in our 7 day stay and with 5 adults, the pans were to small, broiler pans needed a little more attention, and the location was a bit far from Lihue and Kapaa. I chose the Honu Lani cause that was the only one I could find a nice 3 bedroom rental. If the location was closer to Lihue and Kapaa I would always rent this house. The owner / rental management really takes good care of this property.

We stayed at Honu Lani in August 2014 for 5 days. The home is lovely, and the location -- just east of the small town of Kilauea, overlooking a valley and river with a view of the sea -- is great. The stars at night were fantastic, and the Milky Way was very clearly visible (we brought beach towels out to the lawn in front of the house and lay on our backs and just looked up at the sky; we recommend you bring binoculars to get the full impact). We loved sitting out on the lanai to enjoy the view of the many birds (egrets, tropic birds, etc.) flying across the valley. There was no traffic noise, and very little noise from neighbors. <br/><br/>A few negative points: First, roosters started crowing at 4:30 or 5am just outside the window, virtually every day (these are so common on Kauai so one has to expect them -- but the absence of A/C means that you need to keep the louvers open at night to cool down the bedroom, and good earplugs don't help much). Honu Lani was a wonderful house and was more than we expected from the pictures. The porch was wonderful as we spent most of our time there cooking, eating and watching birds. What an awesome view. the house is very quite (except for the chickens) but that is part of the ambience of the island. I loved hearing the roosters at all hours, but the other couple thought they were annoying but lovely. <br/>The house is beautifully maintained and was as clean as could be when we arrived. Eric even let us in an hour early since our plane was early and the house was ready. Thank you so much. We were looking for a place for some R&R and to just kick back, enjoy wine, friends and the lovely island and that is what this house is all about. I would highly recommend it for anyone going to Kauai. We found driving to the south shore was a breeze for day trips and the lighthouse just down from the house provided fantastic bird watching. Also, Lapperts Ice Cream is minutes away in Princeville!! Thanks for sharing the house.

We had a wonderful week in Honu Lani! From the lanai, you get the feeling you are the only ones in this quiet, beautiful valley. Every room has a beautiful view. We could not have hoped for more! It is nicely located on the island. With Princeville and Hanalei just down the road, shopping and restaurants are nearby. We only ate out twice and used the nicely stocked kitchen the rest of the time. We packed lunches and used the cooler in the closet to head out and explore the beaches on the north side. Always looked forward to getting back to the house to relax! We thought this would be our last visit to Kauai but Honu Lani is calling us back. Would love to stay here again!

This house and its views were absolutely beautiful. The lanai is, of course the main attraction. With sliders that open fully into the walls, you have a clear view of the most beautiful landscape I have ever seen. The back of the home faces the ocean, a river inlet and jungle. The sights, smells and sounds were just magnificent. The home itself was clean, updated and spacious and was stocked with everything you need to take up housekeeping during your stay. Add some groceries and toiletries and you will feel right at home. I would book again if I am lucky enough to return!

We had such an amazing experience! Walking in and opening the beautiful patio doors to the most amazing view was a great way to start our vacation! The house had everything we needed, and was the most peaceful, perfect experience we could have asked for. It was so quiet, easy to get places, and really perfect for a group of friends coming to Kauai for a great time.

My wife and I enjoyed a fabulous stay with my in-laws and sister-in-law while celebrating our son's wedding at The Plantation. Honu Lani housed us comfortably; the home was spotless and in good repair. Located in a quiet neighborhood above a wooded valley with views of the ocean to the east. Minutes to Kilauea which has some great dining. We will return.

We were looking for privacy, comfort and outdoor living with views and boy did we get it! The views from every room were amazing and the property management was extremely responsive and accommodating. Our only complaint was that the bbq was very weak and it did our local grass fed steak a massive disservice.

We had a wonderful time at this house. The view is incredible. The property description was accurate, except that the 'trail' in the back is overgrown and impenetrable. We arrived late so we were happy to see that Eric had turned on lights and fans before our arrival. The screens could be improved as bugs got in even though we were extremely careful about closing doors.

We fell in love with Honu Lani! We had been looking for something closer to the beach but soon realized that this was even better. Quiet, private, and a beautiful home. Loved the layout of the home which was perfect for guests to enjoy their privacy. We lived out on the lanai and, since we had very raint weather, the house was still enjoyable. We loved having fresh fruit every morning from the trees on the property. The views were spectacular! We love the Kilauea area and will return soon! We miss Honu Lani so much. Great location. The view of the ocean was uninterrupted, the property seemed isolated, yet there are houses in the neighborhood, you just don't see them from the yard. Very clean home with the master suite on the opposite end of the house from the other bedrooms. Very clean home. Great kitchen. The highlight is the view from the lanai, which opens up into the living area. I highly recommend this property due to its cleanliness, location, and the magnificent view. If you love bird watching, want to relax in solitude and privacy and still have an ocean view, stay here.

This house was a treasure - the view fantastic, the deck incredible. Everything about this house was memorable and the concierge assigned to our family was so fantasic that I can't even begin to tell you. She handled all of our bookings and made life so easy - although only 6 people stayed in this house there were 15 of us that she booked and handled the details for. <br/>I would return in a heartbeat and plan to!!!!!

We recently returned from our first trip to Kauai. I had a hard time deciding where I wanted to stay. We chose not to stay on the beach and that is certainly a matter of preference. Our experience with Hawaii Life Real Estate Services was nothing but pleasant. Our week at Honu Lani was very enjoyable. Beautiful scenery in every direction, we enjoyed coming home from our daily adventures to a comfortable home. I only wish our stay could have been longer!

We thoroughly enjoyed our stay at Honu Lani. The location was very convenient to everything we wanted to do. The layout of the house was great. The view from the lanai was fantastic. I was initially a little apprehensive about no A/C but it clearly is not needed. With large doors opening to the lanai and the constant trade winds the house was very comfortable and if the house had A/C we wouldn't have used it anyway. The location was extremely quiet and peaceful. We would definitely recommend the house and we would definitely consider staying again.

The house is a great spot if you want privacy and seclusion, but still want easu accessibility to all of the attractions the North Shore has to offer. We were very excited about our stay based on previous reviews and pictures, and the house actually exceeded those expectations. We will definitely be back.

While the furnishing were showing there age from years of rental abuse it's really all about the home, its location and that wonderful lanai. Up at dawn the river valley below comes alive with so many sounds of waking birds, small white cranes fly up and directly over the home and the colors of the tropical forest are indescribable. When the sun goes down there are no lights to be seen anywhere making the stars in the night sky unreal. Absolutely beautiful. This is just a beautiful home in an unbelievable location. Just a short drive to Princeville for groceries and many great beaches nearby. So many advantages staying in a home over a condo or hotel. My son even enjoyed catching frogs on the front lawn at night. Can't wait to come back.

Wonderful family vacation. House was in excellent condition and had everything we needed, including kitchen items, beach chairs and towels, etc.. Expansive deck had gorgeous view of the Kilauea River (?) valley, the river, and the ocean beyond. This is not an ocean-front property, but if you can live with driving to the beach, you'll love the house.

This home and location were absolutely perfect...I would not hesitate staying here again. A couple of suggestions:<br/><br/>. Do not have renters be responsible for lugging the garbage all the way up the hill to the main road (for example, my small car could not fit the garbage bins in) and it would not be practical to lug them by hand up the hill. This should be taken care of for all renters. Also, there was no direction on recycling....I would suggest special recycle bins and some guideance on this.<br/><br/>On another topic, one of my guests who stayed in the north room (facing ocean, not master room) indicated that a new mattress was needed, as it sagged at the edges).<br/><br/>Thanks again for a great stay.

Can't find a more beautiful location for staying on Kauai--the house situated in the middle of woods and great place to see wild life. The furnitures and bathrooms could use a facelift--but it feels very spacious and roomy. I will be retuning very soon!

What an amazing spot for our honeymoon. Kilauea is a wonderful little town, just down the road from Hanelei. Not knowing the area well, we really lucked out on location. The property feels secluded and the deck overlooks a lush valley and the ocean. Everything about our stay was phenomenal. Pretty amazing place for up to 6 adults. Clean, open layout and a private lanai that is even more beautiful than the photos would suggest. Sunrise view over a quiet river? Check. Ocean view? Check. View of the endless heavens? Check. Easy to walk to Kilauea, too, and the drives to other north shore destinations aren't difficult. Frankly, I feel lucky to have found this place. This is the best VRBO I have ever stayed in (and I've stayed in some gems!). <br/><br/>I'd also add that Hawaii Life was a class act from beginning to end. Clear terms, mail dates and responses to questions of all types. Nice concierge service. <br/><br/>

Nice open floor plan with a big kitchen . The area was very quiet and residential. We had a lovely view of the river valley and the ocean. It was very enjoyable to sit on the lanai in the morning with our coffee and watch the cattle egrets come up out of the valley in squadrons. Plenty of citrus trees on the acreage which provided us with fresh orange juice every day. We had one minor house malfunction which was dealt with promptly.<br/>The only compliant that I have is that the lanai furniture cushions and guest towels needed to be replaced as they were worn and stained. Other than that our time there was restful and enjoyable.
