GUEST RENTAL AGREEMENT


You must return this contract within 7 days. After we receive the contract and your total payment we will send your check in instructions and emergency contact information. DO NOT GO TO KAUAI WITHOUT YOUR CHECK IN INSTRUCTIONS.!!

When paying your balance, we offer payment by credit card but must charge a 3% service fee. We therefore encourage you to pay your balance by check. If payment by check is not received by the balance due date, we will charge the balance plus 3% convenience fee to the guest credit card on file. Please make check payable and mail to The Property Manager. (The 3% service fee does NOT apply to your initial deposit, nor is it charged to non-US residents.)

Imminent arrival: All reservations made within 30 days of arrival will be charged in full to guest credit card provided at the time that reservation is made. The 3% convenience fee does not apply to reservations charged as imminent arrival.

This agreement and the reservation transactions accomplished hereby are deemed for all intents and purposes to be entered into in El Paso, Texas. Further, any and all deposits or payments received hereunder shall be deemed for all intents and purposes to be received in or at El Paso, Texas.

All occupants residing in the unit are required to be listed below. (If any occupants are minors, please include age).

SECURITY DEPOSIT: For all CONDOMINIUM rentals, tenant expressly agrees that tenant's credit card is kept on file in lieu of a security deposit. The use of tenant's credit card to reimburse for damages, missing items or extraordinary cleaning after check out is expressly authorized by tenant and tenant's signature on this contract shall expressly authorize tenant's credit card to be charged for damages and expenses outlined on this contract, including but not limited to: Any long distance telephone charges (including service charges), loss, or damage to the rental property and reservation date changes can be charged to your credit card. This may include such things as damaged or missing internet modems; excessive laundry/cleaning or rearrange moved furniture; loss of rental unit keys; garage door openers; replacement of missing items; soiling of linens, carpets, towels; misuse of items belonging to the property and late check-out fees (a late checkout can incur a charge of 1 full night rent and taxes). Guest(s) is required to pay any for loss or damages to restore property condition to original state.

SECURITY DEPOSIT PROTECTION: For all rentals, this Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The cost of the policy is $35, and is collected by THE PROPERTY MANAGER in lieu of a cash deposit. The policy will pay a maximum benefit of $1,000. Any damages that exceed $1,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,000. Payment for security deposit protection is
due in full at the time of reservation, and is not refundable.

IMPORTANT NOTE: ALL DAMAGE MUST BE REPORTED TO THE PROPERTY MANAGER BEFORE DEPARTURE. In order to honor a claim under the damage waiver fee guidelines, Agent must be made aware of any damage prior to check-out. All damage reported prior to departure will be covered, payment for damages not reported will be the responsibility of the guest. By initialing,

PAYMENT: Full/balance payment is due no later than 30 days prior to check-in (60 days prior for Christmas/New Year's and all bookings of 14 nights or longer). Reservations not paid in full by the final
balance due date shall be subject to cancellation and forfeiture of funds. If a reservation is made within 30 days of the reservation check-in date, full payment is required at time of reservation.

RETURNED CHECKS: If any portion of Guest's payment is not honored by the bank, Agent reserves the right to require payment to be made by wire transfer, certified check, or money order, or to cancel theGuest's reservation. In addition, the Guest must pay a $35 service charge.

CANCELLATION/REFUNDS: For cancellations prior to 60 days of your contracted check-in date (90 days prior for Christmas/New Year's and all bookings of 14 nights or longer) your deposit will be refunded, less a $50 processing fee. The $25 reservation fee is not refundable. The $35 security deposit protection is not refundable. Cancellations 30 -60 days prior to arrival date (60 -90 days prior for Christmas/New Year's and all bookings of 14 nights or longer) will result in forfeiture of the reservation deposit. Cancellations after contracted full balance payment due date will forfeit full rent and taxes (unless dates can be re-booked in which case a 10% rebooking fee may be charged). Any unused portions of the contracted reservation dates are non-refundable. Any interruption of services within the property or inclement weather during your stay will not serve to void or cancel the rental agreement.

TRAVEL INSURANCE: We advise all Guest(s) to secure travel insurance for your protection in case you have to cancel this reservation due to any unforeseen event. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Travel insurance premium is due in full at the time it is elected, and is non-refundable. Directions and General Information will be forwarded following receipt of full payment and completed, signed Vacation Rental Agreement. The cost of Travel Insurance is 6.95% or your total reservation cost. If you do not wish to purchase Travel Insurance, please intial below:

OCCUPANCY: Only members of the rental party may stay at the property. All members of the rental party must be listed on the first page of this agreement. Please note that infants and children of all ages count as Guest(s). Guest(s) must immediately notify Agent by phone and in writing if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc. shall not be allowed without the express written consent of Agent. You shall not use the property for filmmaking, photo shoots or other commercial use, nor for any unlawful, improper, or offensive use.

NO ASSIGNMENT: Over-crowding or misrepresentation is grounds for immediate eviction without refund. This unit cannot be sublet or assigned to others.

_____ LOST KEYS: I understand that there is a $50 replacement charge for a lost (or unreturned) pool key or a lost (or unreturned) door key. (Note: not all properties will have a door key, if they are equipped with a keyless entry system. There are no pool keys at Sealodge or at our private homes.)

_____ DISCLOSURE & INDEMNITY: For purposes of the Disclosure & Indemnity, the following definitions shall apply: Premises refers to the real property, its contents and related amenities rented to the Guest(s) pursuant to the Vacation Rental Agreement; Guest(s) refers to the person or persons occupying the Premises, including members of Guest's family and any and all guests and invitees thereof; Owner refers to the legal owner(s) of the Premises. Guest(s) acknowledges (if applicable to property rented) the existence and dangers associated with but not limited to; hot tubs, BBQ, pool, sauna, gym (workout facility) and equipment, rivers, lakes, bluffs, lofts and ladders. In light of the foregoing, Guest(s) agrees to indemnify and hold harmless Owner, its employees and The Owner, the Property Manager and other agents from and against any loss, liability, damage or expense (including legal fees and costs) which Guest(s) may suffer, sustain, or become subject to as a result of, or in connection with, any injury arising from or related to Guest's use of any of the above mentioned.

_____ NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: The Owner and The Property Manager and Owner are held harmless and will not be held liable or responsible for any disasters, acts of God, accident, or unforeseen event that may affect the vacation rental. Guest(s) agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest(s) and/or invitees of Guest. Guest(s) accepts responsibility for the acts of his children and visitors. The Owner and The Property Manager and Owner are not responsible for articles lost, stolen, or left behind in the unit and are not liable for any damages to persons or their property while at the rental property. The Owner and The Property Manager acts as an Agent for the Owner; Owner's discretion prevails. If The Property Manager cooperates with another agency in securing the rental, we will not be held responsible for their course of action. If the property is near a golf course you assume the risk of being hit by a golf ball and will not hold the property owner or the Property Manager.

_____ SECURITY OF HOME & RENTAL EQUIPMENT: Guest(s) assume full responsibility for the premises rented, including its contents and their own personal property. Always lock the doors and windows when you leave. Lock your automobiles and put away any rental equipment. Use of rented equipment by Guest(s) is strictly at your own risk and could cause liability and/or additional expense. The Owner and The Property ManagerKauai Service is not held liable or responsible for any loss, damage or additional expenses incurred; nor does The Owner and The Property Manager endorse any suggested or recommended activities and/or services to Guest(s).

_____ CONDITION OF PREMISES: The property and contents are privately owned. The Property is rented with Owner's furnishings and The Owner and The Property Manager will not be responsible for providing additional furnishings or equipment. No items belonging to the Owner shall be removed from the property. Should any equipment be out of order (including but not limited to hot tubs, washing machine), Agent will undertake reasonable efforts to remediate reported problems during normal business hours. Please keep in mind that being on a remote island can often delay (unlike the mainland) the receiving of parts and repairs. There will be no refunds for such inconvenience. Guest authorizes The Owner and The Property Manager or property Owner to repair damages or loses caused by Guest or invitees of Guest, at the expense of Guest. Guests are required to notify us of any defects or problems associated with the property immediately including but not limited to, appliances, audio/visual equipment, furnishings, hot tubs, jacuzzis, and pools, etc. Please be careful with items that you put down the garbage disposal. At home you might be able to put skins or vegetable leaves down your disposal but the one in your rental may stop up. We ask that you be very cautious. Also, please do not turn the dial on the refrigerator colder than the recommended setting. Doing so will cause the appliance to shut down. If you stop up the disposal or cause the refrigerator to stop working we will need to charge you for the service call.

_____ ACCESS TO PREMISES: Owner or Agent may enter premises for the following reasons: Assessing damages or malfunctions, to perform repairs and/or maintenance, to supply services agreed upon, if the unit is for sale (We will provide 24 hours notice to show the unit at a reasonable hour), or in case of emergency. (We reserve the right to enter the property any time for the purpose of safekeeping and/or prevention of further damage)

_____ NEIGHBORHOOD CONSTRUCTION: We are not responsible for any construction noise or inconvenience that may occur during your stay. No refunds will be given.

_____ CHECK-OUT PROCEDURES: The property should be left in the same condition upon departure as at check-in. When checking out :
• Leave the home neat and tidy
• Put all perishable food items in the refrigerator
• Wash all dishes
• Turn off all lights, fans, air conditioning
• Lock all windows, louvers and doors
• Leave the keys where you found them at check-in
• Leave no more than one set of linens per person and one set of sheets per bed for laundering.

_____ SMOKING: All properties are smoke-free. Guests may smoke outside only. Please dispose of all smoking materials appropriately and do not discard on the grounds.

_____ PETS: Pets are not allowed in the home or on the property.

_____ RISKS ASSOCIATED WITH THE OCEAN: There are certain inherent risks to persons and property as occupants of property located near the ocean, including but not limited to damages to persons or property from high surf conditions and drowning. Guest(s) acknowledges that the Owner would not rent the property unless the Guest(s) fully accepts the risks associated with the property and its location.

_____ CLEANING: The cleaning fee is mandatory. Mid-stay cleaning(s) may be required for extended rental periods at Guests expense. Maid service is not included (unless otherwise stated). If you would like additional maid service, it can be arranged for an additional cost. Cleaning fees are subject to change. Guests staying in houses must remove trash to the street once a week. The trash pick-up is early in the morning; therefore place your trash on the curb the evening prior to pick-up. Trash cans must be brought in following the pick-up.

_____ ENERGY CONSERVATION: Please be energy conscious by turning off lights, fans, air conditioning, TVs, radios, etc., when leaving the unit. Also please use laundry facilities sensibly and with consideration.

_____ DISPUTE RESOLUTION: Any dispute must be governed by the laws of the state of Texas. In addition, disputes must be resolved in the jurisdiction of courts of the state of Texas (unless stated
otherwise in property rental terms or at owner/agent request).

_____ SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made due to a sale of unit, remodeling,
mechanical failure, or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute (at their discretion) another property comparable or better. If the substitute is of lesser value, refunds may be made. If no other property is available, the limit of liability by property Owner or The Owner and The Property Manager, is to refund any pre-paid rents that have been paid by the registered Guest.

_____ MULTIPLE PROPERTY BOOKINGS: Because all properties are individually owned, we kindly request that you do not take items to other properties from your rental or accept items brought to your rental from other properties. This includes, but is not limited to, beach towels, linens, lawn furniture, kitchen dishes, glasses, cups, kitchen utensils, etc. The owners wish to have their own items in their own unit. It can become costly to replace these items (and this may incur an additional fee charged to your credit card).

_____ RULES, REGULATIONS, AND LAWS: Guest(s) will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations, and Laws that affect the property, Homeowner's
Association, The Owner and The Property Manager, and the State of Hawaii. Guest(s) shall not permit any use of pools, hot tubs or Jacuzzi by Guest(s) affected by drugs or alcohol or unsupervised children. All pool gates should be kept closed. Guest(s) and other invitees shall use pools and Jacuzzis at their own risk and at the responsibility of the tenant (applicable if amenities are provided at property).

_____ DISCLAIMER: We are not held responsible for any noise pollution including construction outside the perimeter of the property. All information deemed reliable but not guaranteed. Any breach of contract can cause immediate cancellation and forfeit of funds.

_____ ENVIRONMENTAL DISCLOSURE: Guest(s) hereby acknowledges the State of Hawaii is exposed to such environmental hazards including but not limited to Tidal Wave/Tsunami, Hurricane and Flood. Please refer to the local phone book regarding inundation area and evacuation instructions should a threat occur. We recommend Travelers Insurance for any unforeseen circumstances. Because we are in the Tropics, you may encounter geckos, and other pests. Our homes are treated regularly for pest control maintenance; however, pests are a normal part of life in the tropics. Neighbors of the subject property may also use pesticides and chemicals that may affect a person who is sensitive to pesticides and other chemicals. Every person reacts differently to various pesticides, chemicals, and molds. Some homes may be more prone to mold than others. If Guest(s) is sensitive to pesticides, chemicals, or molds, Guest(s) are urged to investigate this issue of possible health or safety prior to arrival.

Poipu Kapili - great place to stay A lovely location, well equipped condo - a terrific choice in Kauai. We’ve been there several times, and each time they have added or upgraded something. It is a gracious complex.

Relaxing Long Weekend The condo is well stocked and has a great location to the pool and ocean. Spent a long anniversary weekend here and it was very relaxing and quiet. Facilities are suited for adults and not as accommodating for younger children. Condo actually had 2 full bathrooms and sleeping mats in the event that there are additional guests. Kitchen is not remodeled but functions well. Could not determine what portion of the condo was "remodeled" according to the listing. We would rent again.

Kauai Respite Been vacationing in Hawaii over 50 years more than 80 times. Usually stay in condos. Have large base to judge from. This one is very nice. Spacious, very well equipped etc. One serious problem that needs to be addressed. Afternoon sun on lanai, untenable. Closing wooden, indoor shutters is NOT an answer,want to be able to use it, and enjoy the view you are paying for. You need to do something to provide shade on the lanai. Other units have large umbrellas, I would think some sort of sun shade could be devised/employed.

Wonderful As long time visitors to Kauai we have come to enjoy staying at Poipu Kapili the most. Our unit was as advertised! Spacious, great view, comfortable furnishings and nicely appointed. Very comfortable for two people

Kapili 2017 It was pleasant! We enjoyed the complex as a whole, but when we first arrived we had issues with the key and lock. After having difficulties getting into the unit, we called Ahh Aloha to alert them about this issue. They told us to call Dave and he wasn't very responsive. We never knew if Dave addressed the issues, because we never got a response and only one key worked our entire stay (but still was difficult to open the door with that key.) We also alerted Dave about leaking in the refrigerator creating pooled water on the first shelf. That issue was never addressed and we believe for future occupants that this should be fixed. Other than those nuisances, we enjoyed everything else about our experience and would recommend the complex to others! Response from Ahh Aloha Kauai Vacation Rentals; Wednesday, March 22, 2017 We do apologize for the lack of communication from the maintenance man. In fact, Dave did check the door lock, and a locksmith replaced the entire handle and lock assembly following this guest's departure. The fridge seemed to have been caused by the door not getting shut tightly. It was condensation, and shouldn't be a problem if the fridge is closed right so it seals.

Relaxing Vacation! Location, location, location --- perfect<br/>We couldn't have asked for better location and layout of the condo. Will return but don't know when??? Complex overall super and ground well maintained. Unit 46 needs to have their carpet cleaned. Can live with the older style kitchen/bathrooms as all were clean. Furnishings pleasant and perfect for the locale, not overly decorated which gave a much more open feel. Rental staff very accommodating plus really appreciated the condo lights on when we arrived very, very late at night.<br/>Refrigerator leaked water, first bathroom toilet needed to be refastened to floor and/or needed sealing ring..Notified maintenance during stay. Location was perfect for us (2 people) Thank you. Future returning guests

#46 Great location. Helpful office staff. The grounds and the pool are maintained by professional and very pleasant staff. Balcony faces West, so afternoon and early evening were next to impossible on the lanai. An umbrella table would improve that problem. The condo itself was comfortable and well stocked in the kitchen, but I did not feel as if it was freshly cleaned. It felt a bit stale and needed dusting. Stores are very convenient, while not detracting from the feel of the island. Good time.

Comfort At It's Best! We truly enjoyed our stay at Poipu Kapili Condo #46. We especially enjoyed the location close to magnificent beaches, delicious restaurants, and great shops. The condo had every amenity that you would want, just like home. We loved eating breakfast on the lanai each morning with its magnificent ocean view. We loved the master bedroom with its extremely comfortable bed.

Magical The room,the view,the sunsets with turtles playing in the surf were more than we could hope for. I searched for months to find just the right place and this was it! Snorkeling on Poipu beach was the best! You step in the water and immediately you see tons of beautiful fish. Monk seals were on the beach sleeping too. Fantastic in every way. Hope to get back. Huge space, clean and comfortable.

Great location! Pros: good price for this great location, walkable to many things - beaches, restaurants, shops - and lovely view off deck just as pictured. Grounds & pool very nice. Fabulous cross breeze w/bedroom & livingroom sliders open. <br/>Cons: condo is pretty minimally stocked compared to others and could use a deep clean. We also found the mattress uncomfortable due to sagging. <br/>Bottom line: Would recommend. Despite the cons, the location can't be beat making this a good value.

Beautiful view; disappointing condo We loved the view and location of this condo, however we were disappointed that it was not well maintained and was not very clean. The outdoor furniture had an odor so we did not use it. The screen door continually came off the track. The lamp in the bedroom did not work and the overhead light bulb was burnt out so we could not see in our closet until we called maintenance to have this fixed (he was very nice and responsive). We were surprised at the expectations of the rental company that after a 10 day stay, we were expected to use only one set of towels. We attempted to find out the pass word to use the computer and were told by the representative of the rental company that this information was in a binder that was never made available to us. For the amount of money that we spent, on this condo we felt that supplies were skimpy (i.e. napkins that were so small and thin they were hardly functional). Response from Ahh Aloha Kauai Vacation Rentals; Friday, July 1, 2016 We are sorry to hear the guest had difficulty with the internet. Our emailed check-in instructions and mobile phone check-in app provide the network name and the information that no password is required. We'll see what we can do to make that clearer. Glad maintenance was able to solve the light bulb problem quickly. To clarify, we do not expect guests to use only one set of towels, and we do provide extras to be sure there are plenty available. Our expectation is that you will go to the laundry room and wash the extra towels if you use more, so that the housekeeper only has the original amount of towels to wash at check-out. Otherwise she can have trouble getting the condo ready on time for the next arrival, if she needs to run multiple loads of laundry.

Poipu Kapili 46 very nice but, Overall the stay at Condo No. 46 was very nice. Great views, very clean, oriented perfectly to receive the trade winds to help cool off the heat of the day. But, glassware was lacking, only one large glass some plastic. The medium Teflon coated frying pan saw disgustingly damage, we cooked scrambled eggs in the larger pot.

Our holiday on Kauai We loved the sea views from the Lanai. Living areas were spacious,comfortable and relaxing.we found the kitchen needed updating.the rooms got very hot in the afternoon with no trade winds.Room 46 was advertised as sleeping four but only had one double bed.The couch could not be made into a bed.

Poipu Kapili 46 Review This was our 11th time at Poipu Kapili and the experience was as good as ever. The entire process was great and the Ahh Aloha service was great. The unit was in good shape and fully stocked with bathroom accessories and kitchen ware. There were plenty of fans to keep us cool and an awesome view of the ocean from our patio. Overall, I would recommend the unit and Ahh Aloha.

Poipu Kapili #46 Good property, but in need of total renovation.<br/>Had new carpeting, but everything else was worn out or broken. Sliding screens wouldn't slide, refrigerator door rusted, l/r couch very uncomfortable, woodwork chipped/broken, showers had mold, one b/r sink would not drain--we cleaned it out. <br/>Interior looks old and tacky.<br/>All appliances were in good working order. <br/>Property is a good one if renovated.

Fantastic Honeymoon We rented this place for 5 nights and I t was great. The water was even closer than I thought it was. We went to this place after my sister's wedding in prince vile and a long time family friend was there too. They had stayed a few other places and liked this complex the best. We had a great time and would definitely come back. No air conditioning in the complex, just fans. It worked fine for us.

Poipu Kapilli adventure The location and unit are excellent. However, the owners need to make improvements. The sheets did not fit the bed. the mattress, beach towels and coffee pot need to be replaced as they are in poor condition. There is mold in the shower and lanai furniture.

Celebrated our 30th Wedding Anniversary in Kauai My husband and I stayed in this BEAUTIFUL condo for 9 glorious nights. The view and location could not have been better. What you see in the pictures is exactly what you get. The owners supply you with everything you will need for a fun beach day. They have beach towels, beach chairs, snorkels, masks, fins, umbrella, nice sized ice chest, etc. etc. The kitchen has everything you need to cook in if you choose to do that. The condo was very clean we hope to return one day. The ONLY! down side if you want to call it that is that the afternoon sun shines directly on the patio which makes it too hot to sit out there. It also means the living room gets pretty toasty too. In August the sun is pretty intense. They do have wood shutters you can close to keep sun out, but then you don't have the beautiful view. A patio umbrella would be PERFECT! There are several restaurants within walking distance. We liked Keokis and Brennekes. A must do is go to the farmers market in the shopping village right at the turn about in Poipu. You must try a piece of pie from "The Right Slice" it is a little pricey but well worth it.

Spacious, great view, close to the beach, but there are issues I have stayed in several different units at Poipu Kapili for many years. The resort is beautifully landscaped, the pool, pool area and grounds are immaculate, and the resort is small so that walking fro you r car to your unit to the pool to the beach is quick and easy. However, there is construction going on just down the road and directly behind the resort so the "beep, beep"" of equipment is a constant all day and into the early evening. If you are gone during the day it won't matter. This unit, like many other units, has ceiling fans and no air conditioning, which is generally okay, but if the temperatures are high and there are no trade winds, like there was during my recent visit, it is insufferably hot everywhere in the unit. The rental management guy brought some large circulating fans to the unit which helped, but it was still often uncomfortably warm and humid in the bathrooms, kitchen and sometimes the rest of the unit, and except in the early morning there was no shade on the lanai. I would have kept the bedroom screen doors open except I am a light sleeper and with the rooster crowing beginning in the early hours of the morning and the occasional motorcycle or mufflerless car zooming down the street, I had to keep it closed. The wide screen TV is at the opposite side of the living room which makes it hard to see and hear. The decor is somewhat dated rattan furniture and the lamps need brighter bulbs. The kitchen is very well furnished and the bed is extremely comfortable. It was nice to have access to an elevator to haul luggage and groceries up the stairs.

Great View Poipu Kapili was a great find. The condo had a beautiful view of the ocean, which was just across the street. There is no swimmable beach, but there are beaches very close by. Pool was very nice. We used the grill by the pool area. The grounds were very well kept with many tropical plants. Condo was clean and spacious. Our 2 girls slept on futons on the floor. Having 2 bathrooms was nice. Our family would definitely return to Poipu Kapili!

Hard to do better in Kauai We loved our vacation at Poipu Kapili #46. The location is great. We could see the pool and ocean from our condo. It was a short walk to great beaches and restaurants. Rooster warning... Great location, great views, wonderful pool and grounds. The only complaint is a very noisy rooster that crows at 3:00 am every morning outside the bedroom window. We found if we shut the window and turn the fan on high the rooster didn't wake us up.

A good unit that needs a few maintenance tweeks. Unit #46 was bright, clean, airy, with good amenities/decor. A few maintenance items were addressed immediately. One was not. The faucet in the second bathroom is plumbed backwards and internally corroded. Water flow was restricted and hot was cold and cold was hot. Water tasted funny. This was not corrected. Shower head in second bathroom needs to be replaced and toilet may have a leak at the base. [These two items were not brought to management teams attention]. Two remotes for the TV was more confusing than needed to be. The complex's office staff was very courteous and helpful. Grounds were immaculate. LP barbecue grills are in the back in an inconvenient location.

Spacious rental in an ideal location We absolutely loved our vacation rental in Poipu. The rental itself was even larger than we had anticipated and had all the amenities to make you feel like you were home away from home. Better yet was the location, which was literally right next to the water and close to shops/restaurants. Stay on the south side for unbeatable weather and stay at this rental for great value!

our perfect hawaiian retreat Everything as promised in the rental agreement.Loved the extra items included in the kitchen ie everything from the garlic press to the lemon reamer. Spent many relaxing mornings sipping pressed coffee watching the whales playing in the ocean.One small discrepancy was there is not the futons for extra guests as promised just two tiny foam mattresses in the closet only suitable for a child.

We had one of the most relaxing holidays ever, the views, sunset, sunrise and the ocean were out of this world. we ate every meal outside and one night even had Hawaiian music during our meal by someone watching the sunset. Poipu Kapili 46 Kauai Vacation Great location and beautiful grounds. We have stayed at this complex 4 times but first time using VRBO and not going through the complex. It was less experience through VRBO. The lanai has great view of the ocean during the day and of the stars at night. Condo was okay. Could use some new carpet and better sheets for the bed. Dishes were still in the dishwasher from previous guest when we arrived. However, it's a great value. You shouldn't be spending much time inside anyway while in Kauai. The owners have nice beach chairs towels an umbrella and boogie boards for you use. I appreciated that. I would definitely recommend this unit. If you want a higher end unit with nicer appliances and carpet, etc, go through the Pouipu Kapili complex. But If you just want a nice place to to come in from the beach, rest and hang out on the lanai, it's perfect.

Fantastic stay with a great view Stayed here for 4 nights in August 2013. Fantastic views from the balcony, nice pool, and the unit was in good overall shape. It was nice that the owners had supplied beach chairs, towels, and a cooler as well. My only complaint was that we noticed the dishwasher was full of dirty dishes when we arrived. Not a big deal as we just loaded ours in as well and ran the dishwasher. Overall a great property near Poipu and Koloa. I would stay again!

Fantastic location and property! We stayed here for 4 nights in June and had a great experience. It is a fantastic location and the grounds are fabulous. The unit worked just great, but it could use some updating. I think they should get rid of the old (and seemingly yucky) bathroom rugs. Also, they claimed to have a "futon" for our daughter to sleep on, but it was simply a cushion for the floor. But she didn't complain. We still loved it.

A great place to stay and enjoy Kauai! We really enjoyed staying in Poipu Kapili #46. The condo was very large with an excellent view as promised. It was a short walk to a great boogie boarding beach which my son and husband really liked! Also it was great that the condo had beach chairs (older, but still great), umbrellas, and boogie boards to borrow.<br/>All in all, it was a wonderful trip. The only negative would be that the condo is dated, but when you are mostly outside, and sightseeing, it's a perfect "base" to come back to each evening. The bed in the master bedroom was very comfortable and we slept well which is also important.

Condo in Poipu The condo was really beautiful! It was in a marvelous location, with the ocean right across the street. We enjoyed sunrise and sunset every day and watching the sea turles play in the surf. The view from the balcony was more then I could ask for. Poipu Kapili At first we had a hard time opening the door & called the emergency after hours phone numbers. There was no answer at either numbers, luckily our kids figured it out. The check in instructions weren't quite accurate, but we got in and all was well. I wouldn't say the room was spotless and hadn't been updated like other rooms but it was great for us. The price & location were fantastic. The view was even better than I thought & the grounds were meticulously maintained.

Aged & Tired This property, although spacious, is in need of a "makeover." <br/>* King bed in Master BR, excellent.<br/>* Great setting & view.<br/>* Baths & fixtures, & furniture throughout condo is dated & worn.<br/>* Guest Bath door hook falling off.<br/>* Water pressure in the Master Bath & Kitchen was insufficient to hand wash dishes (I left a note to the housekeeper accordingly).<br/>* The sliding screens were torn.<br/>* The wood door pulls were broken. <br/>* Sofa with loose cushions, was old & uncomfortable.<br/>* Chest of drawers in MBR has 2 drawers in need of repair.<br/>* Lamp in MBR has no finial to secure lampshade.<br/>* MBR TV worked, unlike the LR TV.<br/>* LR TV cable box & 2 remotes was complicated & a source of frustration. Repeated attempts to work the system ultimately required multiple calls to David, guest relations manager, the cable company, & a house call from Ted, to correct some operating issues & acknowledge another of the remotes problems was dead batteries (no replacements available).<br/>* Our gratitude to David & Ted for their helpfulness. <br/>

No AC Smelled like bug spray in all cabinets. Screen door needs to be replaced. Linens are VERY old, kitchen cabinets very disorganized (under sink, spice cabinet). I just felt the place was a bug haven. Beach chairs old & rusty. Ice cubes had a very unpleasant taste even after fresh ice was made. Very dark entryway. Owner needs to completely clean out all cabinets, make repairs, replace bed, pillows, & linens. I just wasn't comfortable there. View was nice.

Great! Really loved renting a condo rather than a hotel - more room than a hotel, had a kitchen, 2 bathrooms, etc. The one obnoxious thing was that they advertised wi-fi and I wasn't able to get it to work for days. Seems like an easy thing, but trying to research and book excursions on a mobile phone can be tough. In any case, the place was nice and well located. Would absolutely stay again and recommend renting a condo over a hotel.

Average Stay The condo was huge (1,200sq ft). Having 2 bathrooms was nice. Road noise was minimal despite bedroom being located next to it. Being on the 2nd floor offered a great view of the pool and ocean. The unit could definitely be updated but was adequate for our needs. No central air.

Poipu location great...this unit needs a little work. We enjoyed the view from Poipu 46. However, there were several issues with sliding doors, water temperature and pressure and it took several days for a handyman to arrive. We were a bit disappointed with the overall condition of the unit for the could use some renovation, tile work (grout) and the floor was dirty - please mop for our cleaning fee!!!<br/><br/>Overall, the location was great (quick walk to the beach) and the view was wonderful. This unit backs onto a fairly busy street so we heard a lot of traffic and the chickens/roosters are bad in this area. We were unable to keep the windows open at night due to noise which makes it stuffy with no AC.<br/><br/>Hope this helps someone make a more educated decision. We were so pleased with the property that we stayed at in Princeville that we were spoiled before checking in here. <br/><br/>The pool area, however, is great! Nice and quiet and beautiful gardens. There's also a gas grill which was a big plus for us.

Honeymoon at Poipu Kapili Wonderful location and property! The grounds are immaculate and beautiful. This unit is HUGE for two people. My husband and I thoroughly enjoyed our stay here and plan to return just as soon as we can. <br/><br/>The onsite proparty management people can be a little odd. They reminded us several times that we were not renting from 'their' onsite rental program. We didn't deal with them other than initial introductions and occasional hello, but that would not deter me from staying at this property again.

Poipu Kapili #46 We had a great stay at Poipu Kapili #46. The view from the lanai was wonderful. You could see the ocean and the beautiful landscaping around the pool. The only complaint we had was that the lanai faced west and the afternoon sun was very hot. This prevented us from sitting outside until the sun went below the trees. We were surprised that the condo didn't have A/C but discovered it didn't need it due to the cross breeze when the windows were opened. The kitchen and baths could use a little upgrading but overall the place was very nice, very spacious and had everything we needed. The location was great. You didn't feel hemmed in by other condos or resorts. I wish I were back there right now!

Exceeded Expectations We were very pleased with this rental. It was extremely clean, the view is better than pictured, the location is great (as long as you have a car - not much is within walking distance), and the maintenance was friendly and helpful. We only encountered maintenance because when we arrived there was a note saying that they were coming back with a part to fix the guest bath toilet and sure enough, they returned shortly after we checked in and fixed whatever was wrong with the toilet in about a minute. We didn't use the pool, but it looked nice.

poipu kapili #46 We did not know when renting this condo, that it was rented separately from the rental facility on site. So when there were any problems, we had to call another number and schedule someone to fix the problem. A bit frustrating to say the least. I would stay at Poipu Kapili again, but I would make sure to rent through the office on site. I would also request a unit with a washer/dryer, it was an expensive hassle to trek the laundry across the grounds.

Great location, Bad Unit Condo is in a great location. The other units in the complex are well maintained but this particular unit is filthy dirty, smells like cat urine, has ants everywhere from the kitchen to the bathrooms, has an electrical problem in that every time you plug something in to an outlet in the living room there is a little spark, a can light in the bathroom literally hanging from the ceiling over the shower and is in need of serious updates/repairs. The furnishings are from the 70's and are uncomfortable and outdated. The layout of the condo is great, 2 bathrooms and very spacious. View from condo is wonderful. I'd recommend the complex but warn against staying in this unit. We called the number they gave us for directions and didn't receive a call back for several hours. The woman they give you as a contact for arranging tours, etc is tough to reach and when you finally speak with her only recommends the tours she gets a kick back on, and even then charges more than you would pay going directly to the excursion company. When we asked her for restaurant recommendations she said she'd give us those when we called back to arrange a tour. When pressed to give them to us now said she had to go. With so many places to stay on Kauai, this is not the best option. The complex is nice but this unit #46 stinks, literally.

Love the location The pool area was very well kept and most of the time quite peacefull. The walkways from the parking lot into the condos were a mess. We swept it ourselves. Poipu Kapili #46 4/19-4/26/10 Overall, we were very happy with the property and the stay. There are only two negative points which could use improvement:<br/><br/>1) The reservation process was unprofessional, in that we were charged two times for the condo (once on my husband's card, which we had used for the reservation, and once on mine, which I had called in with to make the final payment - well in advance of the due date). Once everything was cleared up and my husband's card was credited, and the final payment remained paid on my card, we still received an email several weeks later saying that our balance was due. The several different locations and/or staff that booked the stay need to communicate better to avoid this type of confusion in the future.<br/><br/>2) The furniture in the living room of the condo was of poor quality and very uncomfortable. For people leaving their homes for a relaxing vacation, we expected to have a comfortable couch and chairs to sit in, but that was not the case; the furniture was rattan or wicker with pillows that were thin and easily slipped out from under you when you were sitting on them. A better furniture investment is necessary for the comfort of guests.

Poipu Kapili unit 46 It is a nice unit but needs updating. The add in VRBO said it had a washer/dryer in the unit which was not true, there was a washer and dryer available on the property at the far end of the complex. I would rent the unit again because of the price and location. The grounds and pool are very nice and just across the street from the ocean. Beautiful sunsets!

Overall Satisfied - Room for Improvement We were provided written information that there was a washer & dryer in the condo, which was not true. Unfortunately, we packed thinking we could wash clothes more frequently. In addition, living room carpet stained, ceiling fan in living room did not work, sliding doors difficult to open/close. Overall, great view, roomy, and enjoyed overall accommodations. The condo is well stocked and has a great location to the pool and ocean. Spent a long anniversary weekend here and it was very relaxing and quiet. Facilities are suited for adults and not as accommodating for younger children. Condo actually had 2 full bathrooms and sleeping mats in the event that there are additional guests. Kitchen is not remodeled but functions well. Could not determine what portion of the condo was "remodeled" according to the listing. We would rent again.

Been vacationing in Hawaii over 50 years more than 80 times. Usually stay in condos. Have large base to judge from. This one is very nice. Spacious, very well equipped etc. One serious problem that needs to be addressed. Afternoon sun on lanai, untenable. Closing wooden, indoor shutters is NOT an answer,want to be able to use it, and enjoy the view you are paying for. You need to do something to provide shade on the lanai. Other units have large umbrellas, I would think some sort of sun shade could be devised/employed.

It was pleasant! We enjoyed the complex as a whole, but when we first arrived we had issues with the key and lock. After having difficulties getting into the unit, we called Ahh Aloha to alert them about this issue. They told us to call Dave and he wasn't very responsive. We never knew if Dave addressed the issues, because we never got a response and only one key worked our entire stay (but still was difficult to open the door with that key.) We also alerted Dave about leaking in the refrigerator creating pooled water on the first shelf. That issue was never addressed and we believe for future occupants that this should be fixed. Other than those nuisances, we enjoyed everything else about our experience and would recommend the complex to others!

Location, location, location --- perfect<br/>We couldn't have asked for better location and layout of the condo. Will return but don't know when??? Complex overall super and ground well maintained. Unit 46 needs to have their carpet cleaned. Can live with the older style kitchen/bathrooms as all were clean. Furnishings pleasant and perfect for the locale, not overly decorated which gave a much more open feel. Rental staff very accommodating plus really appreciated the condo lights on when we arrived very, very late at night.<br/>Refrigerator leaked water, first bathroom toilet needed to be refastened to floor and/or needed sealing ring..Notified maintenance during stay. Location was perfect for us (2 people) Thank you. Future returning guests

Great location. Helpful office staff. The grounds and the pool are maintained by professional and very pleasant staff. Balcony faces West, so afternoon and early evening were next to impossible on the lanai. An umbrella table would improve that problem. The condo itself was comfortable and well stocked in the kitchen, but I did not feel as if it was freshly cleaned. It felt a bit stale and needed dusting. Stores are very convenient, while not detracting from the feel of the island. Good time.

We truly enjoyed our stay at Poipu Kapili Condo #46. We especially enjoyed the location close to magnificent beaches, delicious restaurants, and great shops. The condo had every amenity that you would want, just like home. We loved eating breakfast on the lanai each morning with its magnificent ocean view. The room,the view,the sunsets with turtles playing in the surf were more than we could hope for. I searched for months to find just the right place and this was it! Snorkeling on Poipu beach was the best! You step in the water and immediately you see tons of beautiful fish. Monk seals were on the beach sleeping too. Fantastic in every way. Hope to get back. Huge space, clean and comfortable.

Pros: good price for this great location, walkable to many things - beaches, restaurants, shops - and lovely view off deck just as pictured. Grounds & pool very nice. Fabulous cross breeze w/bedroom & livingroom sliders open. <br/>Cons: condo is pretty minimally stocked compared to others and could use a deep clean. We also found the mattress uncomfortable due to sagging. <br/>Bottom line: Would recommend. Despite the cons, the location can't be beat making this a good value.

We loved the view and location of this condo, however we were disappointed that it was not well maintained and was not very clean. The outdoor furniture had an odor so we did not use it. The screen door continually came off the track. The lamp in the bedroom did not work and the overhead light bulb was burnt out so we could not see in our closet until we called maintenance to have this fixed (he was very nice and responsive). We were surprised at the expectations of the rental company that after a 10 day stay, we were expected to use only one set of towels. We attempted to find out the pass word to use the computer and were told by the representative of the rental company that this information was in a binder that was never made available to us. For the amount of money that we spent, on this condo we felt that supplies were skimpy (i.e. napkins that were so small and thin they were hardly functional).

Overall the stay at Condo No. 46 was very nice. Great views, very clean, oriented perfectly to receive the trade winds to help cool off the heat of the day. But, glassware was lacking, only one large glass some plastic. The medium Teflon coated frying pan saw disgustingly damage, we cooked scrambled eggs in the larger pot.

We loved the sea views from the Lanai. Living areas were spacious,comfortable and relaxing.we found the kitchen needed updating.the rooms got very hot in the afternoon with no trade winds.Room 46 was advertised as sleeping four but only had one double bed.The couch could not be made into a bed.

This was our 11th time at Poipu Kapili and the experience was as good as ever. The entire process was great and the Ahh Aloha service was great. The unit was in good shape and fully stocked with bathroom accessories and kitchen ware. There were plenty of fans to keep us cool and an awesome view of the ocean from our patio. Good property, but in need of total renovation.<br/>Had new carpeting, but everything else was worn out or broken. Sliding screens wouldn't slide, refrigerator door rusted, l/r couch very uncomfortable, woodwork chipped/broken, showers had mold, one b/r sink would not drain--we cleaned it out. <br/>Interior looks old and tacky.<br/>All appliances were in good working order. <br/>Property is a good one if renovated.

We rented this place for 5 nights and I t was great. The water was even closer than I thought it was. We went to this place after my sister's wedding in prince vile and a long time family friend was there too. They had stayed a few other places and liked this complex the best. We had a great time and would definitely come back. No air conditioning in the complex, just fans. It worked fine for us.

We had a wonderful time in Poipu Kapili 46.<br/>Very large living space, clean and comfortable condo. The view from the lanai is very nice. My husband and I stayed in this BEAUTIFUL condo for 9 glorious nights. The view and location could not have been better. What you see in the pictures is exactly what you get. The owners supply you with everything you will need for a fun beach day. They have beach towels, beach chairs, snorkels, masks, fins, umbrella, nice sized ice chest, etc. etc. The kitchen has everything you need to cook in if you choose to do that. The condo was very clean we hope to return one day. The ONLY! down side if you want to call it that is that the afternoon sun shines directly on the patio which makes it too hot to sit out there. It also means the living room gets pretty toasty too. In August the sun is pretty intense. They do have wood shutters you can close to keep sun out, but then you don't have the beautiful view. A patio umbrella would be PERFECT! There are several restaurants within walking distance. We liked Keokis and Brennekes. I have stayed in several different units at Poipu Kapili for many years. The resort is beautifully landscaped, the pool, pool area and grounds are immaculate, and the resort is small so that walking fro you r car to your unit to the pool to the beach is quick and easy. However, there is construction going on just down the road and directly behind the resort so the "beep, beep"" of equipment is a constant all day and into the early evening. If you are gone during the day it won't matter. This unit, like many other units, has ceiling fans and no air conditioning, which is generally okay, but if the temperatures are high and there are no trade winds, like there was during my recent visit, it is insufferably hot everywhere in the unit. The rental management guy brought some large circulating fans to the unit which helped, but it was still often uncomfortably warm and humid in the bathrooms, kitchen and sometimes the rest of the unit, and except in the early morning there was no shade on the lanai. Poipu Kapili was a great find. The condo had a beautiful view of the ocean, which was just across the street. There is no swimmable beach, but there are beaches very close by. Pool was very nice. We used the grill by the pool area. The grounds were very well kept with many tropical plants. Condo was clean and spacious. Our 2 girls slept on futons on the floor. Having 2 bathrooms was nice. Our family would definitely return to Poipu Kapili!

Great location, great views, wonderful pool and grounds. The only complaint is a very noisy rooster that crows at 3:00 am every morning outside the bedroom window. We found if we shut the window and turn the fan on high the rooster didn't wake us up.

Unit #46 was bright, clean, airy, with good amenities/decor. A few maintenance items were addressed immediately. One was not. The faucet in the second bathroom is plumbed backwards and internally corroded. Water flow was restricted and hot was cold and cold was hot. Water tasted funny. This was not corrected. Shower head in second bathroom needs to be replaced and toilet may have a leak at the base. [These two items were not brought to management teams attention]. Two remotes for the TV was more confusing than needed to be. The complex's office staff was very courteous and helpful. Grounds were immaculate. LP barbecue grills are in the back in an inconvenient location.

We absolutely loved our vacation rental in Poipu. The rental itself was even larger than we had anticipated and had all the amenities to make you feel like you were home away from home. Better yet was the location, which was literally right next to the water and close to shops/restaurants. Stay on the south side for unbeatable weather and stay at this rental for great value!

Everything as promised in the rental agreement.Loved the extra items included in the kitchen ie everything from the garlic press to the lemon reamer. Spent many relaxing mornings sipping pressed coffee watching the whales playing in the ocean.One small discrepancy was there is not the futons for extra guests as promised just two tiny foam mattresses in the closet only suitable for a child.

Thank-you for renting this lovely condo. We had one of the most relaxing holidays ever, the views, sunset, sunrise and the ocean were out of this world. we ate every meal outside and one night even had Hawaiian music during our meal by someone watching the sunset. Great location and beautiful grounds. We have stayed at this complex 4 times but first time using VRBO and not going through the complex. It was less experience through VRBO. The lanai has great view of the ocean during the day and of the stars at night. Condo was okay. Could use some new carpet and better sheets for the bed. Dishes were still in the dishwasher from previous guest when we arrived. However, it's a great value. You shouldn't be spending much time inside anyway while in Kauai. The owners have nice beach chairs towels an umbrella and boogie boards for you use. I appreciated that. I would definitely recommend this unit. If you want a higher end unit with nicer appliances and carpet, etc, go through the Pouipu Kapili complex. But If you just want a nice place to to come in from the beach, rest and hang out on the lanai, it's perfect.

Stayed here for 4 nights in August 2013. Fantastic views from the balcony, nice pool, and the unit was in good overall shape. It was nice that the owners had supplied beach chairs, towels, and a cooler as well. My only complaint was that we noticed the dishwasher was full of dirty dishes when we arrived. Not a big deal as we just loaded ours in as well and ran the dishwasher. Overall a great property near Poipu and Koloa. I would stay again!

We stayed here for 4 nights in June and had a great experience. It is a fantastic location and the grounds are fabulous. The unit worked just great, but it could use some updating. I think they should get rid of the old (and seemingly yucky) bathroom rugs. Also, they claimed to have a "futon" for our daughter to sleep on, but it was simply a cushion for the floor. But she didn't complain. We still loved it.

We really enjoyed staying in Poipu Kapili #46. The condo was very large with an excellent view as promised. It was a short walk to a great boogie boarding beach which my son and husband really liked! Also it was great that the condo had beach chairs (older, but still great), umbrellas, and boogie boards to borrow.<br/>All in all, it was a wonderful trip. The only negative would be that the condo is dated, but when you are mostly outside, and sightseeing, it's a perfect "base" to come back to each evening. The bed in the master bedroom was very comfortable and we slept well which is also important.

The condo was really beautiful! It was in a marvelous location, with the ocean right across the street. We enjoyed sunrise and sunset every day and watching the sea turles play in the surf. At first we had a hard time opening the door & called the emergency after hours phone numbers. There was no answer at either numbers, luckily our kids figured it out. The check in instructions weren't quite accurate, but we got in and all was well. I wouldn't say the room was spotless and hadn't been updated like other rooms but it was great for us. The pool area was very well kept and most of the time quite peacefull. The walkways from the parking lot into the condos were a mess. We swept it ourselves. The toilet in the big bathroom had a leak and would make a loud noise when filling up several times a day and night.<br/>I found everything I needed when cooking. We enjoyed our stay and will book there again if available.

Condo is in a great location. The other units in the complex are well maintained but this particular unit is filthy dirty, smells like cat urine, has ants everywhere from the kitchen to the bathrooms, has an electrical problem in that every time you plug something in to an outlet in the living room there is a little spark, a can light in the bathroom literally hanging from the ceiling over the shower and is in need of serious updates/repairs. The furnishings are from the 70's and are uncomfortable and outdated. The layout of the condo is great, 2 bathrooms and very spacious. View from condo is wonderful. I'd recommend the complex but warn against staying in this unit. We called the number they gave us for directions and didn't receive a call back for several hours. The woman they give you as a contact for arranging tours, etc is tough to reach and when you finally speak with her only recommends the tours she gets a kick back on, and even then charges more than you would pay going directly to the excurs

We did not know when renting this condo, that it was rented separately from the rental facility on site. So when there were any problems, we had to call another number and schedule someone to fix the problem. A bit frustrating to say the least. I would stay at Poipu Kapili again, but I would make sure to rent through the office on site. I would also request a unit with a washer/dryer, it was an expensive hassle to trek the laundry across the grounds.

We had a great stay at Poipu Kapili #46. The view from the lanai was wonderful. You could see the ocean and the beautiful landscaping around the pool. The only complaint we had was that the lanai faced west and the afternoon sun was very hot. This prevented us from sitting outside until the sun went below the trees. We were surprised that the condo didn't have A/C but discovered it didn't need it due to the cross breeze when the windows were opened. The kitchen and baths could use a little upgrading but overall the place was very nice, very spacious and had everything we needed. The location was great. You didn't feel hemmed in by other condos or resorts. I wish I were back there right now!

We were very pleased with this rental. It was extremely clean, the view is better than pictured, the location is great (as long as you have a car - not much is within walking distance), and the maintenance was friendly and helpful. We only encountered maintenance because when we arrived there was a note saying that they were coming back with a part to fix the guest bath toilet and sure enough, they returned shortly after we checked in and fixed whatever was wrong with the toilet in about a minute. We didn't use the pool, but it looked nice.

Positive recent experience at Poipu Kapili 46 in Koloa, HI, United States. Only minor criticism would be that they need to leave clearer instructions regarding wireless access, garbage disposal etc. We figured it all out, but a laminated card with all of the details inside the condo would have been helpful.

What could be better than watching whales from your lanai while drinking your morning cup of coffee! <br/>The condo has all the amenities needed, quiet location (other than the roar of the surf ;-), good shopping and great restaurants within walking distance.<br/>We'll be back next year.

Wonderful location and property! The grounds are immaculate and beautiful. This unit is HUGE for two people. My husband and I thoroughly enjoyed our stay here and plan to return just as soon as we can. <br/><br/>The onsite proparty management people can be a little odd. They reminded us several times that we were not renting from 'their' onsite rental program. We didn't deal with them other than initial introductions and occasional hello, but that would not deter me from staying at this property again.

Really loved renting a condo rather than a hotel - more room than a hotel, had a kitchen, 2 bathrooms, etc. The one obnoxious thing was that they advertised wi-fi and I wasn't able to get it to work for days. Seems like an easy thing, but trying to research and book excursions on a mobile phone can be tough. In any case, the place was nice and well located. Would absolutely stay again and recommend renting a condo over a hotel.

We recently stayed at this condo and loved it. We walked to Poipu Beach everyday and had sunset at "the wall" every evening. It was a large unit, clean and had a beautiful view of the ocean. We are looking forward to staying here again next year!

The condo was huge (1,200sq ft). Having 2 bathrooms was nice. Road noise was minimal despite bedroom being located next to it. Being on the 2nd floor offered a great view of the pool and ocean. The unit could definitely be updated but was adequate for our needs. No central air.

We enjoyed the view from Poipu 46. However, there were several issues with sliding doors, water temperature and pressure and it took several days for a handyman to arrive. We were a bit disappointed with the overall condition of the unit for the could use some renovation, tile work (grout) and the floor was dirty - please mop for our cleaning fee!!!<br/><br/>Overall, the location was great (quick walk to the beach) and the view was wonderful. This unit backs onto a fairly busy street so we heard a lot of traffic and the chickens/roosters are bad in this area. We were unable to keep the windows open at night due to noise which makes it stuffy with no AC.<br/><br/>Hope this helps someone make a more educated decision. We were so pleased with the property that we stayed at in Princeville that we were spoiled before checking in here. <br/><br/>The pool area, however, is great! Nice and quiet and beautiful gardens. There's also a gas grill which was a big plus for us.

This property, although spacious, is in need of a "makeover." <br/>* King bed in Master BR, excellent.<br/>* Great setting & view.<br/>* Baths & fixtures, & furniture throughout condo is dated & worn.<br/>* Guest Bath door hook falling off.<br/>* Water pressure in the Master Bath & Kitchen was insufficient to hand wash dishes (I left a note to the housekeeper accordingly).<br/>* The sliding screens were torn.<br/>* The wood door pulls were broken. <br/>* Sofa with loose cushions, was old & uncomfortable.<br/>* Chest of drawers in MBR has 2 drawers in need of repair.<br/>* Lamp in MBR has no finial to secure lampshade.<br/>* MBR TV worked, unlike the LR TV.<br/>* LR TV cable box & 2 remotes was complicated & a source of frustration. Repeated attempts to work the system ultimately required multiple calls to David, guest relations manager, the cable company, & a house call from Ted, to correct some operating issues & acknowledge another of the remotes problems was dead batteries (no replacements available).<br/

Smelled like bug spray in all cabinets. Screen door needs to be replaced. Linens are VERY old, kitchen cabinets very disorganized (under sink, spice cabinet). I just felt the place was a bug haven. Beach chairs old & rusty. Ice cubes had a very unpleasant taste even after fresh ice was made. Very dark entryway. Owner needs to completely clean out all cabinets, make repairs, replace bed, pillows, & linens. I just wasn't comfortable there. View was nice.
