Terms

Rental Rules/ Contract

1. CHECK-IN TIME IS AFTER 4 P.M. HST AND CHECK-OUT IS 11 A.M. HST
NO Early Check-in or late check-out. If guest is still in room after check-out time there will be a charge equal to one nights rent plus tax.

2. This is a NON SMOKING unit. No smoking in the unit or on the patio/balcony. Hawaii legislature enacted State Law 295, effective November 16, 2006, which prohibits smoking in all enclosed or partially enclosed areas open to the public. Violations will result in fines.

3. Pets are not permitted in rental units under any conditions.

4. DAMAGE/LOSS/DISTURBANCE POLICY - The condo unit is individually owned and decorated. Please do not remove any furnishings, equipment or items from the unit. Guest will be solely liable for any additional costs, charges, expenses resulting from any damage, lost or stolen items or excessive check-out cleaning. Neither the Owner or Manager will be responsible for lost, stolen or damaged items. Manager will use its best efforts to ensure that all equipment within the unit is in good working order, although neither Manager nor Owner guarantees that any equipment will not break down during your stay, and therefore such a break down does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments for any such mechanical failure. In the event of a break down, Manager will use its best efforts to remedy the situation as soon as possible after notification of the break down. Guest understands that there is no guaranty that properties adjacent to the unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. Guest also understands that Hawaii is located in a tropical climate and that insects, rodents and lizards flourish in this environment. Although Manager will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that contact with pests does not constitute a breach of this Agreement or give Guest any right to refund or rental adjustment. Any issue will be reported to Manager or Owner immediately. Guest understands that Manager and Owner shall have a reasonable amount of time to restore rental to acceptable conditions and any issues presented after check-out can not be remedied and shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

5. DAMAGE/RESERVATION DEPOSIT- A non-refundable damage/reservation deposit of 25% is required and must be received within seven (7) days of booking the reservation. The deposit automatically converts and is applied to rent upon arrival.

No additional damage charges will be charged if:

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All keys are left on the kitchen table and unit is left locked, and master key left in lockbox.
d. All charges accrued during the stay are paid prior to departure.
e. No linens are lost or damaged.
f. NO Early check-in or late check-out.
g. Parking passes are left inside the unit upon departure. (Depending on the particular resort.)
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex.


6. PAYMENT (S)

Payment is due in full if reservation is made within 30 Days of stay. Otherwise 25% of rental amount is due upon receipt and the balance is due 30 days prior to arrival.– Lockbox code will be given out after final payment is received.

If not paying by credit card, you may pay traveler's checks, bank money orders, cashier’s checks or personal checks in USD

The advance payment is a damage/security deposit until arrival. The payment is nonrefundable. This secures your vacation rental in lieu of others wanting to vacation on or during the same time period.

7. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to (4) in studio condos and (4) guests in a one bedroom condo, (4-6) in a two bedroom and (8) in a three bedroom according to the allowance by the State of Hawaii. THIS PROPERTY REQUIRES A THREE (3), (5) or (7) NIGHT MINIMUM STAY depending on season.

8. Longer minimum stays may be required during holiday periods. If a rental is accepted for less than required limit of days, the guest will be charged the night rate.

9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. A starter supply of coffee, creamer, sugar, hand soap, trash bags, paper towels, shampoo and conditioner and laundry detergent. Additional supplies are the responsibility of the guest. Amenity fees are included in the rental rate. Parking is extra at certain resorts. See 14. PARKING PASSES.

10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however it may be available at an additional rate.

11. RATE CHANGES – Rates subject to change without notice but will not affect existing rental contracts..

12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

14. PARKING PASSES – Parking passes are located inside the unit. for Kuleana, at the Royal Kahana, Pohailani and Paki Maui you must get the pass at the front desk but there is no extra fee. At the Honua Kai t and Kaanapali Shores there is a parking fee per day paid directly to the resort and has nothing to do with us.. Both of these resorts you must secure your pass through the front desk. There isn't a pass required at Kahana Villas. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. There is a $50. charge to replace lost Parking Passes at the Kuleana Resort only.

15. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY (beach property): No refunds will be given, we highly recommend you purchase travel insurance.

16. TRAVEL INSURANCE: We highly recommend your purchase travel insurance. Please ask about this service.

17. CHARGES. Excessive cleaning of the unit will incur a minimum fee of $50/hr (one hour minimum). Damages made to the unit will incur a minimum of $60/hr (one hour minimum) to cover the cost to fix, and replace, plus the cost of the replacement or any materials. Should there be damage that requires a professional that charges more per hour (plumbing, contractor), market rate hourly charges will be applied. Lost parking permits cost $50 (currently only at the Kuleana Resort), and beach towels not returned are $50/ea.. A damage waiver of $49 is required with each booking. The damage waiver is nonrefundable but will be applied towards any damages made to the unit.

18. KEYS/LOCKOUT POLICY - Your check-in instructions with either a key code or key release information will be provided to you prior to your arrival. It is your responsibility to bring this information with you. In the event a guest is locked out of the unit during the rental period, the guest may borrow a key by coming to the office. After business hours, the guest must call for assistance and an agent will meet the guest at the unit. There will be a $50 charge for this service and this fee is due at the time service is rendered. There will be a $30 charge for lost keys.

19. LOST AND FOUND ITEMS - We are not responsible for lost items. A $35 handling fee plus postage will be assessed for all lost and found items that have been recovered and returned to the guest.

20. RESERVATION CANCELLATION - Owner reserves the right to cancel any reservation with no less than a (90) day notice for any reason and return of entire deposit will be given. Owner/Manager has the right to cancel reservation if any maintenance issue beyond owner/managers control that would take away from the guests enjoyable stay or be deemed unsafe. Immediate notice will be given to the guest and all efforts will be made to relocate guests into other accomodations owned or managed by the Property Manager or full refund made.

21. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a Cancellation fee forfeiting the 25% damage/reservation deposit. Cancellations or changes that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.

22. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.


I hereby authorize charges to be made against my credit card for the rental, taxes, cleaning and fees, and any damages, supplies and/or labor caused to the unit during my stay per this contract. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. Excellent Stay Sorry, went to give my review and the email was gone. Room 409 at the Royal Kahana was a great place to stay. The view was great and spent a lot of time just soaking it up. The room was very clean and had a lot of amenities. To was close to all locations, and feel we would like to stay in room 409 again. I would recommend this as a great place to stay. We love eating in Lahaina and we had little travel time getting there. It was a very relaxed stay. Only item I would make a suggestion on was the rug in the living room. Very uncomfortable to walk on. Only reason for a 4-star rating was the rug. I have arthritis and walking on the rug Actually hurt the bottoms of my feet. But, minor item. Condo Experince at Royal Kahana, Suite 409. Overall the experience was good. I enjoyed the condo very much. The amentites in the condo always met our needs. The condo was clean upon our arrival. It did require some paint touch up and the two chairs in the BR required repair due to useage. <br/><br/>The property was well maintained, the pool was clean, BBQ area was neat and propane grills were very clean. <br/><br/>The one downside to our condo visit is that we didn't have beach access to our condo that was suggested per the pictures provided. The owners need to inform potential renters that global warming has struck and what Hawaians euphemistically call beach erosion has marred the beach with sand bags, etc. <br/><br/>The ocean view fromt condo was breath taking.

Wonderful vacation! My husband and I have stayed at The Royal Kahana three times now. This is the first time we've been there when there was no beach access. It's very sad to see how the erosion has taken away a huge part of the ocean front property. It would have been nice to have been warned there was no beach access, as one of our "requirements" when choosing a place to stay is to be able to get on to the beach easily for a morning stroll etc. <br/>The condo itself was lovely. For the most part clean except for the white chairs needed some attention. The king bed was one of the best we have found in our numerous trips to Maui! <br/>We saw some amazing sunsets and were able to sit on the lanai and watch the whales and other activities right there in front of us. <br/>There is ample parking and plenty of places to walk to for food and browsing if you don't feel like driving anywhere. <br/>Thank you for a wonderful place to enjoy our much needed vacation!

Homeless in Maui ! We just returned home from our 30 th wedding anniversary in Maui ! A long awaited trip ! I'm sad to say it started off horrible! We got to the Royal Kahana at midnight . We were exhausted but excited to finally get to our condo ! We downloaded the Epic Maui app that was wonderful ,, 24 hrs before we checked in it gave us a code to get into the Condo! , We knew an email was coming with the code but thought it was so easy to see the code in their great app ! We arrive check in at the desk ,but had to wait a while as the young woman working was the taking call after call about room leaks ! We thought this isn't good to hear ! Went to our room put in the code from the so , didn't work !! Tried over and over nothing ! i went back to front desk , now it's about 1:30 am , she's still taking calls about leaks two calls at a time !! I said our code isn't working can you help us ? She grabbed a skrew driver and off to 4 th floor we go !! She tried to jam the screwdriver into the lock box ! By now we are thinking what the heck ! I called the number in my app, epic reality, I called probably 5 times thinking well someone has to check calls ? The young girl frazzled , called her boss, all keys to units locked up ! If we waited til 6 am , she could get a key to open the door !! Now it's about 3:45 am ! No help ! cannot get in our room ! Very very unprofessional place. no offer to find us a room ! At 4 am we left very upset , I have never seen anything like this ! at 5 am ! I've never felt so upset ever stranded on vacation ! At 5 am we found a resort and booked 10 days !! I could go in and on , it took me a few days to get over this fiasco ! It turned out the code for the lock box in the app isn't the right code at all !! It's the code in your email !! I guess they shouldn't have an app that gives the guests the wrong code ! After a few days we went to the condo to look at it ! It was clean and newer , the resort is old and has a moldy smell ! <br/>

Beautiful Condo with a beautiful veiw Maui condo is just as described. Nicely decorated with a beautiful view, even a view of the ocean from the bedroom. The cond had obviously been remodeled recently with updated furniture and a very comfortable bed. The condo is centeraly located to everything. Our only complaint would be no ocean access at this time, work was being done on the shoreline.

Gorgeous Views - Great Unit The view from the unit was incredible, sounds of the ocean at night was relaxing and the overall experience delightful.<br/><br/>The unit is nicely decorated, stocked with cooking essentials from previous guests and has all the amenities you would need. Pool is great, location convenient and parking is easy.<br/><br/>The only sad part was the lack of a beach due to th storms and the ocean taking back coastline throughout certain Maui beaches like Kaanapali and Kahana. <br/><br/>That being said we loved our stay and the unit, would come again...

Very Happy with Our Stay The building is an older one, though well kept and safe. The pool area is pretty humble and for the most part we were ignored by the staff, which was OK by us, since Epic Maui Real Estate was responsive to our needs. The beach in front of the building is narrow, nearly disappearing at highest tide, but the water was generally calm for us in September, and the view of Molka'i and Lana'i is exceptional. I mean that. The view is astounding. On clear days you can count a dozen canyons on Moloka'i with the naked eye. If you prefer a bigger, better beach, there are many choices within a 10 minute drive. (Park by the Sea Horse Restaurant and enjoy one of the best)<br/><br/>The condo unit itself is as pictured on the website. It's tastefully furnished in what the wife called "Island Modernist". Everything is sleek and new. The kitchen is well furnished with the necessaries and adequate in size. The bath was very nice and the bedroom was an oasis, 2 walls almost almost all glass and facing the sea but covered in tasteful shades that allowed us to sleep in if we wished or nap in the afternoon. The view from the lanai is spectacular. Moloka'i often looks close enough to swim to. <br/><br/>I have only small gripe. The unit doesn't really have central air. The bedroom is air conditioned and there is one vent in the kitchen, but the AC unit does not cool the entire condo. We were there while Maui experienced record heat and were often uncomfortable.

3 weeks on Maui Had a wonderful 3 week stay at the Royal Kahana. Our unit was fabulous and the view was stunning. Helen and Tony were extremely helpful when needed. Ben, the security guard was lovely and kept the outside area tidy and safe. We would go back any time. My only comment would be that there were no serving bowls/plates, and no plastic glasses to take to the pool area, but we had everything else we could need. Thanks so much Epic.

Honeymoon Heaven Hosts were great to work with. We had a fluke issue with the lockbox on the door not working when we arrived. Turned out the battery had died between the time they checked it earlier that day and when we arrived that night. Was able to get a hold of Helen at Epic using the number provided, and she and another rep showed up 10 minutes later. They were very friendly and not put-out at all, took care of the problem, and we all had a laugh about it. Upscale amenities, plush bedding and towels. The shampoos/soaps could be a little nicer at this price, and it'd be nice to have tea provided for non-coffee drinkers. All in all, this was a great place!

Great Property - Management is a scam Really enjoyed the unit and the location was more than satisfactory. We had one issue with the shower handle when we first checked in that was quickly resolved but after we left we were notified by the management company that we were going to be charged an extra $500 for a crack in glass end table that we never touched and even knew it existed in the unit. As rental property owner myself I would have no problem paying for damage that we may have caused but in this instance both the wife and myself are still asking ourselves how we could've caused the claimed damage for a table that was never touched the entire time of our stay. Almost a week later and we are still waiting to hear back from the mgmt co. regarding the supposed damage. Be wary of the management company

Thanksgiving Stay Overall 409 is a nice property.<br/>Weather was windy and rainy - not the properties issue....but,<br/>with the wind blowing we had 2 choices - sliders open and wind through the condo - sliders closed and an intolerable wind whistling/howling noise all the time.<br/>Condo is very nice condition and well furnished. Bed-headboard has seen better days and lets the condo down - its badly worn on one side and both lights have no shades. <br/>Two most important things in any stay are the mattress and pillows.<br/>Mattress in this condo is good.<br/>pillows are bad and need replacing.<br/><br/>Location - Kahana was wet and windy all week and it was raining a lot in Kahana while just down the road at Kaanapali the sun was shining.<br/>Virtually no beach most of the time at the Royal Kahana and with sudden drop-off you wouldn't want to swim there so you really have to walk a ways down the shore.

Paula and Roger's 35th wedding anniversary Maui vacation Roger and I enjoyed our stay at the Jewel of the Royal Kahana! Beautiful views and room. Great location. It was so quiet yet close to shops, restaurants and excellent snorkeling locations. Room had everything we could possibly need for our stay. Will stay at the Royal Kahana again on our next trip to beautiful Maui!

Beautiful Suite We were quite pleased with room 409. It looked like it was very recently remodeled in a contemporary style which we loved. The view was oceanfront and located at the right angle so the sun never beat through the windows. The suite was very clean and everything worked great. I would definitely stay here again.

Great Maui Location Helen, the property manager, was a joy to work with. She went out of her way to make sure our wants were met during our stay. The condo was great. Spacious kitchen and living room, lanai, king size bed and a nice bathroom and kitchen. We cooked twice a day and the kitchen had everything we needed. Ocean view from the condo was great. The only downside was the crashing waves at night kept me up. The location was across the street from Miso Phat, a popular sushi spot and just down the street from the most popular sushi place in Lahaina, Sensai in Kapalua. The property is more on the edge of town, about 4 miles from downtown Lahaina for people who like that but has a natural market within walking distance (about a mile). I wouldn't hesitate to come back, it was an experience I will enjoy the rest of my life.

Great stay The apartment was a dream! The view is amazing and you sleep to the sound of the ocean. The apartment is just as beautiful as described in the pictures. The interior design is high-class with an eye for the details. We enjoyed the beach mats, snorkeling gear and parasol that's available. Washer and dryer come in handy to dry wet beach towels after swimming. Overall it was an amazing stay and we would love to come again.

It did require some paint touch up and the two chairs in the BR required repair due to useage. <br/><br/>The property was well maintained, the pool was clean, BBQ area was neat and propane grills were very clean. <br/><br/>The one downside to our condo visit is that we didn't have beach access to our condo that was suggested per the pictures provided. The owners need to inform potential renters that global warming has struck and what Hawaians euphemistically call beach erosion has marred the beach with sand bags, etc. <br/><br/>The ocean view fromt condo was breath taking.

My husband and I have stayed at The Royal Kahana three times now. This is the first time we've been there when there was no beach access. It's very sad to see how the erosion has taken away a huge part of the ocean front property. It would have been nice to have been warned there was no beach access, as one of our "requirements" when choosing a place to stay is to be able to get on to the beach easily for a morning stroll etc. <br/>The condo itself was lovely. For the most part clean except for the white chairs needed some attention. The king bed was one of the best we have found in our numerous trips to Maui! <br/>We saw some amazing sunsets and were able to sit on the lanai and watch the whales and other activities right there in front of us. <br/>There is ample parking and plenty of places to walk to for food and browsing if you don't feel like driving anywhere. <br/>Thank you for a wonderful place to enjoy our much needed vacation!

We just returned home from our 30 th wedding anniversary in Maui ! A long awaited trip ! I'm sad to say it started off horrible! We got to the Royal Kahana at midnight . We were exhausted but excited to finally get to our condo ! We downloaded the Epic Maui app that was wonderful ,, 24 hrs before we checked in it gave us a code to get into the Condo! , We knew an email was coming with the code but thought it was so easy to see the code in their great app ! We arrive check in at the desk ,but had to wait a while as the young woman working was the taking call after call about room leaks ! We thought this isn't good to hear ! Went to our room put in the code from the so , didn't work !! Tried over and over nothing ! i went back to front desk , now it's about 1:30 am , she's still taking calls about leaks two calls at a time !! I said our code isn't working can you help us ? She grabbed a skrew driver and off to 4 th floor we go !! She tried to jam the screwdriver into the lock box ! By now we are thinking what t

Maui condo is just as described. Nicely decorated with a beautiful view, even a view of the ocean from the bedroom. The cond had obviously been remodeled recently with updated furniture and a very comfortable bed. The condo is centeraly located to everything. Our only complaint would be no ocean access at this time, work was being done on the shoreline.

The view from the unit was incredible, sounds of the ocean at night was relaxing and the overall experience delightful.<br/><br/>The unit is nicely decorated, stocked with cooking essentials from previous guests and has all the amenities you would need. Pool is great, location convenient and parking is easy.<br/><br/>The only sad part was the lack of a beach due to th storms and the ocean taking back coastline throughout certain Maui beaches like Kaanapali and Kahana. <br/><br/>That being said we loved our stay and the unit, would come again...

Great rental for a couple. We spent most of our time on the lanai enjoying the view. Love that the bedroom is on the ocean as well... It is so nice to be able to fall asleep to the sound of the water. Bonus - The property manager is great!

The building is an older one, though well kept and safe. The pool area is pretty humble and for the most part we were ignored by the staff, which was OK by us, since Epic Maui Real Estate was responsive to our needs. The beach in front of the building is narrow, nearly disappearing at highest tide, but the water was generally calm for us in September, and the view of Molka'i and Lana'i is exceptional. I mean that. The view is astounding. On clear days you can count a dozen canyons on Moloka'i with the naked eye. If you prefer a bigger, better beach, there are many choices within a 10 minute drive. (Park by the Sea Horse Restaurant and enjoy one of the best)<br/><br/>The condo unit itself is as pictured on the website. It's tastefully furnished in what the wife called "Island Modernist". Everything is sleek and new. The kitchen is well furnished with the necessaries and adequate in size. The bath was very nice and the bedroom was an oasis, 2 walls almost almost all glass and facing the sea but covered in taste

Had a wonderful 3 week stay at the Royal Kahana. Our unit was fabulous and the view was stunning. Helen and Tony were extremely helpful when needed. Ben, the security guard was lovely and kept the outside area tidy and safe. We would go back any time. My only comment would be that there were no serving bowls/plates, and no plastic glasses to take to the pool area, but we had everything else we could need. Thanks so much Epic.

Hosts were great to work with. We had a fluke issue with the lockbox on the door not working when we arrived. Turned out the battery had died between the time they checked it earlier that day and when we arrived that night. Was able to get a hold of Helen at Epic using the number provided, and she and another rep showed up 10 minutes later. They were very friendly and not put-out at all, took care of the problem, and we all had a laugh about it. Upscale amenities, plush bedding and towels. The shampoos/soaps could be a little nicer at this price, and it'd be nice to have tea provided for non-coffee drinkers. All in all, this was a great place!

Really enjoyed the unit and the location was more than satisfactory. We had one issue with the shower handle when we first checked in that was quickly resolved but after we left we were notified by the management company that we were going to be charged an extra $500 for a crack in glass end table that we never touched and even knew it existed in the unit. As rental property owner myself I would have no problem paying for damage that we may have caused but in this instance both the wife and myself are still asking ourselves how we could've caused the claimed damage for a table that was never touched the entire time of our stay. Almost a week later and we are still waiting to hear back from the mgmt co. regarding the supposed damage. Be wary of the management company

Overall 409 is a nice property.<br/>Weather was windy and rainy - not the properties issue....but,<br/>with the wind blowing we had 2 choices - sliders open and wind through the condo - sliders closed and an intolerable wind whistling/howling noise all the time.<br/>Condo is very nice condition and well furnished. Bed-headboard has seen better days and lets the condo down - its badly worn on one side and both lights have no shades. <br/>Two most important things in any stay are the mattress and pillows.<br/>Mattress in this condo is good.<br/>pillows are bad and need replacing.<br/><br/>Location - Kahana was wet and windy all week and it was raining a lot in Kahana while just down the road at Kaanapali the sun was shining.<br/>Virtually no beach most of the time at the Royal Kahana and with sudden drop-off you wouldn't want to swim there so you really have to walk a ways down the shore.

We were quite pleased with room 409. It looked like it was very recently remodeled in a contemporary style which we loved. The view was oceanfront and located at the right angle so the sun never beat through the windows. The suite was very clean and everything worked great. I would definitely stay here again.

Helen, the property manager, was a joy to work with. She went out of her way to make sure our wants were met during our stay. The condo was great. Spacious kitchen and living room, lanai, king size bed and a nice bathroom and kitchen. We cooked twice a day and the kitchen had everything we needed. Ocean view from the condo was great. The only downside was the crashing waves at night kept me up. The location was across the street from Miso Phat, a popular sushi spot and just down the street from the most popular sushi place in Lahaina, Sensai in Kapalua. The property is more on the edge of town, about 4 miles from downtown Lahaina for people who like that but has a natural market within walking distance (about a mile). I wouldn't hesitate to come back, it was an experience I will enjoy the rest of my life.

The apartment was a dream! The view is amazing and you sleep to the sound of the ocean. The apartment is just as beautiful as described in the pictures. The interior design is high-class with an eye for the details. We enjoyed the beach mats, snorkeling gear and parasol that's available. Washer and dryer come in handy to dry wet beach towels after swimming. Overall it was an amazing stay and we would love to come again.
