Rental Rules/ Contract

1. CHECK-IN TIME IS AFTER 4 P.M. HST AND CHECK-OUT IS 11 A.M. HST
NO Early Check-in or late check-out. If guest is still in room after check-out time there will be a charge equal to one nights rent plus tax.

2. This is a NON SMOKING unit. No smoking in the unit or on the patio/balcony. Hawaii legislature enacted State Law 295, effective November 16, 2006, which prohibits smoking in all enclosed or partially enclosed areas open to the public. Violations will result in fines.

3. Pets are not permitted in rental units under any conditions.

4. DAMAGE/LOSS/DISTURBANCE POLICY - The condo unit is individually owned and decorated. Please do not remove any furnishings, equipment or items from the unit. Guest will be solely liable for any additional costs, charges, expenses resulting from any damage, lost or stolen items or excessive check-out cleaning. Neither the Owner or Manager will be responsible for lost, stolen or damaged items. Manager will use its best efforts to ensure that all equipment within the unit is in good working order, although neither Manager nor Owner guarantees that any equipment will not break down during your stay, and therefore such a break down does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments for any such mechanical failure. In the event of a break down, Manager will use its best efforts to remedy the situation as soon as possible after notification of the break down. Guest understands that there is no guaranty that properties adjacent to the unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. Guest also understands that Hawaii is located in a tropical climate and that insects, rodents and lizards flourish in this environment. Although Manager will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that contact with pests does not constitute a breach of this Agreement or give Guest any right to refund or rental adjustment. Any issue will be reported to Manager or Owner immediately. Guest understands that Manager and Owner shall have a reasonable amount of time to restore rental to acceptable conditions and any issues presented after check-out can not be remedied and shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

5. DAMAGE/RESERVATION DEPOSIT- A non-refundable damage/reservation deposit of 25% is required and must be received within seven (7) days of booking the reservation. The deposit automatically converts and is applied to rent upon arrival.

No additional damage charges will be charged if:

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All keys are left on the kitchen table and unit is left locked, and master key left in lockbox.
d. All charges accrued during the stay are paid prior to departure.
e. No linens are lost or damaged.
f. NO Early check-in or late check-out.
g. Parking passes are left inside the unit upon departure. (Depending on the particular resort.)
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex.


6. PAYMENT (S)

Payment is due in full if reservation is made within 30 Days of stay. Otherwise 25% of rental amount is due upon receipt and the balance is due 30 days prior to arrival.– Lockbox code will be given out after final payment is received.

If not paying by credit card, you may pay traveler's checks, bank money orders, cashier’s checks or personal checks in USD

The advance payment is a damage/security deposit until arrival. The payment is nonrefundable. This secures your vacation rental in lieu of others wanting to vacation on or during the same time period.

7. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to (4) in studio condos and (4) guests in a one bedroom condo, (4-6) in a two bedroom and (8) in a three bedroom according to the allowance by the State of Hawaii. THIS PROPERTY REQUIRES A THREE (3), (5) or (7) NIGHT MINIMUM STAY depending on season.

8. Longer minimum stays may be required during holiday periods. If a rental is accepted for less than required limit of days, the guest will be charged the night rate.

9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. A starter supply of coffee, creamer, sugar, hand soap, trash bags, paper towels, shampoo and conditioner and laundry detergent. Additional supplies are the responsibility of the guest. Amenity fees are included in the rental rate. Parking is extra at certain resorts. See 14. PARKING PASSES.

10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however it may be available at an additional rate.

11. RATE CHANGES – Rates subject to change without notice but will not affect existing rental contracts..

12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

14. PARKING PASSES – Parking passes are located inside the unit. for Kuleana, at the Royal Kahana, Pohailani and Paki Maui you must get the pass at the front desk but there is no extra fee. At the Honua Kai t and Kaanapali Shores there is a parking fee per day paid directly to the resort and has nothing to do with us.. Both of these resorts you must secure your pass through the front desk. There isn't a pass required at Kahana Villas. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. There is a $50. charge to replace lost Parking Passes at the Kuleana Resort only.

15. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY (beach property): No refunds will be given, we highly recommend you purchase travel insurance.

16. TRAVEL INSURANCE: We highly recommend your purchase travel insurance. Please ask about this service.

17. CHARGES. Excessive cleaning of the unit will incur a minimum fee of $50/hr (one hour minimum). Damages made to the unit will incur a minimum of $60/hr (one hour minimum) to cover the cost to fix, and replace, plus the cost of the replacement or any materials. Should there be damage that requires a professional that charges more per hour (plumbing, contractor), market rate hourly charges will be applied. Lost parking permits cost $50 (currently only at the Kuleana Resort), and beach towels not returned are $50/ea.. A damage waiver of $49 is required with each booking. The damage waiver is nonrefundable but will be applied towards any damages made to the unit.

18. KEYS/LOCKOUT POLICY - Your check-in instructions with either a key code or key release information will be provided to you prior to your arrival. It is your responsibility to bring this information with you. In the event a guest is locked out of the unit during the rental period, the guest may borrow a key by coming to the office. After business hours, the guest must call for assistance and an agent will meet the guest at the unit. There will be a $50 charge for this service and this fee is due at the time service is rendered. There will be a $30 charge for lost keys.

19. LOST AND FOUND ITEMS - We are not responsible for lost items. A $35 handling fee plus postage will be assessed for all lost and found items that have been recovered and returned to the guest.

20. RESERVATION CANCELLATION - Owner reserves the right to cancel any reservation with no less than a (90) day notice for any reason and return of entire deposit will be given. Owner/Manager has the right to cancel reservation if any maintenance issue beyond owner/managers control that would take away from the guests enjoyable stay or be deemed unsafe. Immediate notice will be given to the guest and all efforts will be made to relocate guests into other accomodations owned or managed by the Property Manager or full refund made.

21. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a Cancellation fee forfeiting the 25% damage/reservation deposit. Cancellations or changes that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.

22. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.


I hereby authorize charges to be made against my credit card for the rental, taxes, cleaning and fees, and any damages, supplies and/or labor caused to the unit during my stay per this contract. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. Nice and comfortable! We enjoyed our stay at the Royal Kahana! The room was very clean and very comfortable. The room had everything we needed, and some more! It was nice that there were a few essentials left, like sugar, salt, pepper, and a few other things. We left a few of the extras we had as well! We used the bbq grill and swam in the pool. The weather wasn't the greatest so it was nice to be inside on a comfortable couch and watch a little tv. The only downside the this property is the beach erosion, there is absolutely no beach left at this property, but you can walk down the road and get access to the beach, maybe a 2 minute walk. nice experience We stayed in this property for the month of January. The management company gave us great directions to locate the property, and were quick to remind us how to get in when we locked ourselves out. The kitchen was well equipped, altho we had to buy a skillet as the one there stuck everything to it. The bed was comfy, and I loved the in house washer and dryer. It was not very clean - dust and baby toys under the couch and TV stand, dust on dining table and bedroom tables. Supplied coffee and cookies were a nice touch. Maui Experience We had the best time ever. The location was perfect- out of the traffic of Lahaina and Kaapalui but still convenient to both. No beach behind the property was a little let down but there were plenty of beaches close by.<br/>Don't put too much faith in the fancy restaurants- most of them disappoint. Maui Brewing Company, at the highway, was one of the better meals(fries in duck fat!)<br/><br/>The room was just as advertised. There were plenty of conveniences (ie towels dishes et.) and having the washer/dryer in the room made it even better. The view was spectacular with sunsets over Lanai wevery night.

Great Stay! We really enjoyed our time here. The accommodations look exactly like the pictures. Clean with so many extras. Beach chairs and toys, extra towels, condiments in the refrigerator. It was easy to get comfortable right away. We enjoyed looking at whales off the patio! The only disappointment was that the beach is not accessible due to so much erosion. Very close to other beaches as well as close to Lahaina, Kaanapali and Napili. There was so much to do. We can’t wait to come back! Relaxing and Quiet Place with Great View One bedroom unit with direct ocean view only steps away from building. Great view! Whale watching right from room and walking right out balcony door. Unit was well stocked and clean and manage great with Epic Realty. Always chairs available around pool, with food at poolside restaurant. Older place, but has been updated and renovated. Beachfront is being rejuvenated and looks great. Would definitely stay here again.

Great Spot, Just like I Expected I arrived and found the lock code was not working. I called the provided number and shortly got called back and provided the proper lock. Great, we didn't have to sleep in the lobby but that got me worried for a moment.<br/><br/>The property is well furnished and we had good use of the provided beach mats and chairs. Although the beach access is closed, the nearby beaches are very accessible to the area. <br/><br/><br/>

Maui vacation 2016 the condo was fine. We had issues with roaches, fruit flies and piles of sand that werent cleaned up after the last renters. The lanai furniture was awkwardly arranged making accessing the condo somewhat difficult and the AC unit wasnt adjustable, nor was it explained how to use. The agent was always accesaible and did creidt us back some days, which was very thoughtfu. I think she is a little ditsy as she always seemed to never be 100% focused on the conversation and would confuse units/renters whcih equatled headaches as I tried to wrap my hands around her explanations. We were connected with an excursion concierge. Seemed okay. Always available.

Royal Kahana 107 The experience was very good.<br/>Directions/instructions were clear, checking in simple, the accommodation met expectations (with a couple exceptions; see below)and when we needed some technical response to plugged drains, it was dealt with promptly. Minor problems included 1) cockroaches in the kitchen, 2)access to the beach was prohibited because of wave damage, 3) and only one of the BBQs electric ignitions worked (but promised to be fixed). The white bed cover was visibly soiled and should have been cleaned between guests. It was quiet, very convenient, being on the ground floor, easily accessed and secure. The kitchen was well-equipped and the beach chairs and towels were appreciated. The hardwood floors (versus carpet) was a real positive.

July 2016 Tropical Storm Fun Great location. Close to everything in the complex. Remodeled bathroom and updated appliances were nice. Fast internet connection.<br/><br/>The lanai is very small, crammed and the patio furniture is very old and weathered. We didn't bother using it since there really isn't any space to move there. The a/c was easy to figure out but is severely under-powered for this unit or it needs a major overhaul. The unit did not get below 75* at night and 76* during the day, while the a/c was on the entire time. We found three roaches during our one week stay. Two in the kitchen and one on the bed. The comforter on the bed had stains on it as mentioned in other reviews. Some of the utensils in the drawer were not clean. <br/><br/>

Guest from Wisconsin As far as epics responsibility for this rental unit, every thing was as advertised. Very enjoyable.The only real problem was with the Royal Kahana resort personal. I know this is not your responsibility. My wife and I feel we were totally scamed by Keri Nicholson one of the resorts concierges.We attened her presentation on some of the local activities and made (3) purchases for a total of$964.43. Being in Hawaii we thought the price was out of line but maybe that's the going rates.Boy where we surprised when we went into Lahaina.What a shock.Could have paid half the price for the same activities.

Loved the Royal Kahana and Epic Realty! We loved staying at the Royal Kahana! The unit was spacious and well maintained, and the complex is right on a sandy beach. Getting to Kaanapali or Lahaina for dinnerware drinks is easy, and there are also some great restaurants nearby - try Gazebo for breakfast and Miso Phat for sushi! There's also a couple of nice quick stops for groceries or whatever else you need, and a good coffee shop and dive shop. We also loved being near some of our favorite west Maui spots - Napili and Kapalua Beaches, Honolua Bay for snorkeling, and the "Dragons Teeth" lava formations at the corner of Lower Honoapiilani rd. and Office rd.!<br/>Kim Marie the host was wonderful- she sent us all of the checkin details in advance, and was super friendly even when we had to call her at 9pm because we had locked all 3 keys in the unit! She came by and let us in with a smile - we were so relieved! We hope to come back to Maui soon an would definitely stay here again!

Great Property but mediocre management. This propery is nice, as it is on the bottom floor. Step out through the slider door for a view of the ocean, or walk down a few steps to the lawn area, pool area and beach. This is an older propery, but well maintained . Great for older ages, there were not very many young families present. Great sunsets, whales ( in Feb.) and sea turtles swimming in the surf. Our only disappointment and complaint was that the washer in the unit had broken 4 days before we checked in, and was not fixed during our 6 days at the property. Even though I understand that things break, we were not compensated in any form. It also was at the end of our 10 night vacation, and we had packed light. I don't know where the disconnection came the property manager it seemed had to work through the property owners that have just started to rent their property out, through this management company. My best guess is that it was the owners that<br/>were not in any hurry to fix the washer, which we could have possibly overlooked, but again we were only given apologies .....for the inconvience.

Great unit for a couple! I was very pleased with the cleanliness of the unit in question and how well stocked it was, especially with little amenities like dishwasher detergent, soap, coffee, etc... It was a great place to be able to hang out and relax with my husband. The beach, pool and lobby were all easy to get to. We did have a couple issues with construction noise and a non-functional washer but they were well dealt with by the property mgmt. company. The main thing I think I would "fix" about the unit is to give directions on how to use the central air. The thermostat didn't seem to respond predictably. Probably user error though!

Great experience! This condo is in a perfect location- far enough from the busy town of Lahaina but so close to a beautiful beach. Perfect sized condo with spacious dining and living room. We had a couple minor issues but management was quick to resolve them and had excellent customer service.

Maui Honeymoon My wife and I enjoyed staying at The Royal Kahana during our honeymoon! It was spacious and had everything we needed. We especially enjoyed being close to the water from the sliding glass door to the Lanai as well as being close to the parking lot and lobby from the front. By the end of our trip, we did not want to go home!!!

Great place but sadly at a tough angle for a view I have been fortunate to stay at probably 15 different condo buildings between Napili and Honokowai and this is one of the most well appointed condos I have stayed in. Great furniture, large place, great appliances and well laid out, very clean, great property with a decent pool and very friendly staff at the complex and good location. Downside is the room does face the ocean at a sharp angle but while seated on the Lanai or from any room you cannot see the ocean due to a concrete wall out on the deck. Maybe get a bar height table and chairs for the Lanai so you can relax and see the ocean? I see many others have that and makes sense. Also, fridge broke down and we lost a ton of fish and vegetables (of which they have offered to replace $$ (much appreciated) they were very responsive but the service people brought a replacement FREEZER and not a refrigerator. A couple of days later it was corrected and the friddge was repaired as I noticed they changed out the thermostat in it. I certainly was not mislead and we definitely enjoyed out 12 days and I should have studied the pictures better and again, fantastic place but tough for a view unless you are standing to look out, great property management and very responsive.

Grimes review We had a great time. The only things I would complain about would be the sheets on the bed did not fit, every night the fitted sheet and mattress pad fell off. The snack shop did not stay open and the employee did not want to work very hard. The refrigerator did not work when we arrived but I called and it was fixed right away.

Maui getaway Rental was good. Loved the first floor location. It was the best. So easy to get back and forth to the beach!! Our only disappointment was the air conditioning never did work right. It was very loud in the bedroom, where the unit was located. It never got below 75 degrees in the condo. The carpet really needs to be cleaned. My white socks will never be clean. Kitchen was well stocked. Appreciated the beach chairs, cooler, etc.

Great Location We enjoyed the location of the condo, especially being on the ground floor. Good home base to explore Napili and Kapalua areas. <br/>We found this condo could use a deep clean and there were a few maintenance issues. It would be nice if the A/C cooled the bedroom.<br/>The management company was good to deal with. <br/>The Pool at Royal Kahana was a nice temperature, but they were doing maintenance including jack hammering while we were there.

the condo was fine. We had issues with roaches, fruit flies and piles of sand that werent cleaned up after the last renters. The lanai furniture was awkwardly arranged making accessing the condo somewhat difficult and the AC unit wasnt adjustable, nor was it explained how to use. The agent was always accesaible and did creidt us back some days, which was very thoughtfu. I think she is a little ditsy as she always seemed to never be 100% focused on the conversation and would confuse units/renters whcih equatled headaches as I tried to wrap my hands around her explanations. We were connected with an excursion concierge. Seemed okay. Always available.

The experience was very good.<br/>Directions/instructions were clear, checking in simple, the accommodation met expectations (with a couple exceptions; see below)and when we needed some technical response to plugged drains, it was dealt with promptly. Minor problems included 1) cockroaches in the kitchen, 2)access to the beach was prohibited because of wave damage, 3) and only one of the BBQs electric ignitions worked (but promised to be fixed). The white bed cover was visibly soiled and should have been cleaned between guests. It was quiet, very convenient, being on the ground floor, easily accessed and secure. The kitchen was well-equipped and the beach chairs and towels were appreciated. The hardwood floors (versus carpet) was a real positive.

Great location. Close to everything in the complex. Remodeled bathroom and updated appliances were nice. Fast internet connection.<br/><br/>The lanai is very small, crammed and the patio furniture is very old and weathered. We didn't bother using it since there really isn't any space to move there. The a/c was easy to figure out but is severely under-powered for this unit or it needs a major overhaul. The unit did not get below 75* at night and 76* during the day, while the a/c was on the entire time. We found three roaches during our one week stay. Two in the kitchen and one on the bed. The comforter on the bed had stains on it as mentioned in other reviews. Some of the utensils in the drawer were not clean. <br/><br/>

As far as epics responsibility for this rental unit, every thing was as advertised. Very enjoyable.The only real problem was with the Royal Kahana resort personal. I know this is not your responsibility. My wife and I feel we were totally scamed by Keri Nicholson one of the resorts concierges.We attened her presentation on some of the local activities and made (3) purchases for a total of$964.43. Being in Hawaii we thought the price was out of line but maybe that's the going rates.Boy where we surprised when we went into Lahaina.What a shock.Could have paid half the price for the same activities.

We had a great time. The only things I would complain about would be the sheets on the bed did not fit, every night the fitted sheet and mattress pad fell off. The snack shop did not stay open and the employee did not want to work very hard. The refrigerator did not work when we arrived but I called and it was fixed right away.

Rental was good. Loved the first floor location. It was the best. So easy to get back and forth to the beach!! Our only disappointment was the air conditioning never did work right. It was very loud in the bedroom, where the unit was located. It never got below 75 degrees in the condo. The carpet really needs to be cleaned. My white socks will never be clean. Kitchen was well stocked. Appreciated the beach chairs, cooler, etc.

We enjoyed the location of the condo, especially being on the ground floor. Good home base to explore Napili and Kapalua areas. <br/>We found this condo could use a deep clean and there were a few maintenance issues. It would be nice if the A/C cooled the bedroom.<br/>The management company was good to deal with. <br/>The Pool at Royal Kahana was a nice temperature, but they were doing maintenance including jack hammering while we were there.

The condo is very confortable,clean and quiet. We saw beautiful sunsets from our patio. This was truly ahome awawy from home. I would definetly stay here again.

One bedroom unit with direct ocean view only steps away from building. Great view! Whale watching right from room and walking right out balcony door. Unit was well stocked and clean and manage great with Epic Realty. Always chairs available around pool, with food at poolside restaurant. Older place, but has been updated and renovated. Beachfront is being rejuvenated and looks great. Would definitely stay here again.

I arrived and found the lock code was not working. I called the provided number and shortly got called back and provided the proper lock. Great, we didn't have to sleep in the lobby but that got me worried for a moment.<br/><br/>The property is well furnished and we had good use of the provided beach mats and chairs. Although the beach access is closed, the nearby beaches are very accessible to the area. <br/><br/><br/>

We loved staying at the Royal Kahana! The unit was spacious and well maintained, and the complex is right on a sandy beach. Getting to Kaanapali or Lahaina for dinnerware drinks is easy, and there are also some great restaurants nearby - try Gazebo for breakfast and Miso Phat for sushi! There's also a couple of nice quick stops for groceries or whatever else you need, and a good coffee shop and dive shop. We also loved being near some of our favorite west Maui spots - Napili and Kapalua Beaches, Honolua Bay for snorkeling, and the "Dragons Teeth" lava formations at the corner of Lower Honoapiilani rd. and Office rd.!<br/>Kim Marie the host was wonderful- she sent us all of the checkin details in advance, and was super friendly even when we had to call her at 9pm because we had locked all 3 keys in the unit! She came by and let us in with a smile - we were so relieved! We hope to come back to Maui soon an would definitely stay here again!

This propery is nice, as it is on the bottom floor. Step out through the slider door for a view of the ocean, or walk down a few steps to the lawn area, pool area and beach. This is an older propery, but well maintained . Great for older ages, there were not very many young families present. Great sunsets, whales ( in Feb.) and sea turtles swimming in the surf. Our only disappointment and complaint was that the washer in the unit had broken 4 days before we checked in, and was not fixed during our 6 days at the property. Even though I understand that things break, we were not compensated in any form. It also was at the end of our 10 night vacation, and we had packed light. I don't know where the disconnection came the property manager it seemed had to work through the property owners that have just started to rent their property out, through this management company. My best guess is that it was the owners that<br/>were not in any hurry to fix the washer, which we could have possibly overlooked, but again we

I was very pleased with the cleanliness of the unit in question and how well stocked it was, especially with little amenities like dishwasher detergent, soap, coffee, etc... It was a great place to be able to hang out and relax with my husband. The beach, pool and lobby were all easy to get to. We did have a couple issues with construction noise and a non-functional washer but they were well dealt with by the property mgmt. company. The main thing I think I would "fix" about the unit is to give directions on how to use the central air. The thermostat didn't seem to respond predictably. Probably user error though!

This condo is in a perfect location- far enough from the busy town of Lahaina but so close to a beautiful beach. Perfect sized condo with spacious dining and living room. We had a couple minor issues but management was quick to resolve them and had excellent customer service.

My wife and I enjoyed staying at The Royal Kahana during our honeymoon! It was spacious and had everything we needed. We especially enjoyed being close to the water from the sliding glass door to the Lanai as well as being close to the parking lot and lobby from the front. By the end of our trip, we did not want to go home!!!

I have been fortunate to stay at probably 15 different condo buildings between Napili and Honokowai and this is one of the most well appointed condos I have stayed in. Great furniture, large place, great appliances and well laid out, very clean, great property with a decent pool and very friendly staff at the complex and good location. Downside is the room does face the ocean at a sharp angle but while seated on the Lanai or from any room you cannot see the ocean due to a concrete wall out on the deck. Maybe get a bar height table and chairs for the Lanai so you can relax and see the ocean? I see many others have that and makes sense. Also, fridge broke down and we lost a ton of fish and vegetables (of which they have offered to replace $$ (much appreciated) they were very responsive but the service people brought a replacement FREEZER and not a refrigerator. A couple of days later it was corrected and the friddge was repaired as I noticed they changed out the thermostat in it. I certainly was not mislead and
