Rental Rules/ Contract

1. CHECK-IN TIME IS AFTER 4 P.M. HST AND CHECK-OUT IS 11 A.M. HST
NO Early Check-in or late check-out. If guest is still in room after check-out time there will be a charge equal to one nights rent plus tax.

2. This is a NON SMOKING unit. No smoking in the unit or on the patio/balcony. Hawaii legislature enacted State Law 295, effective November 16, 2006, which prohibits smoking in all enclosed or partially enclosed areas open to the public. Violations will result in fines.

3. Pets are not permitted in rental units under any conditions.

4. DAMAGE/LOSS/DISTURBANCE POLICY - The condo unit is individually owned and decorated. Please do not remove any furnishings, equipment or items from the unit. Guest will be solely liable for any additional costs, charges, expenses resulting from any damage, lost or stolen items or excessive check-out cleaning. Neither the Owner or Manager will be responsible for lost, stolen or damaged items. Manager will use its best efforts to ensure that all equipment within the unit is in good working order, although neither Manager nor Owner guarantees that any equipment will not break down during your stay, and therefore such a break down does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments for any such mechanical failure. In the event of a break down, Manager will use its best efforts to remedy the situation as soon as possible after notification of the break down. Guest understands that there is no guaranty that properties adjacent to the unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. Guest also understands that Hawaii is located in a tropical climate and that insects, rodents and lizards flourish in this environment. Although Manager will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that contact with pests does not constitute a breach of this Agreement or give Guest any right to refund or rental adjustment. Any issue will be reported to Manager or Owner immediately. Guest understands that Manager and Owner shall have a reasonable amount of time to restore rental to acceptable conditions and any issues presented after check-out can not be remedied and shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

5. DAMAGE/RESERVATION DEPOSIT- A non-refundable damage/reservation deposit of 25% is required and must be received within seven (7) days of booking the reservation. The deposit automatically converts and is applied to rent upon arrival.

No additional damage charges will be charged if:

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All keys are left on the kitchen table and unit is left locked, and master key left in lockbox.
d. All charges accrued during the stay are paid prior to departure.
e. No linens are lost or damaged.
f. NO Early check-in or late check-out.
g. Parking passes are left inside the unit upon departure. (Depending on the particular resort.)
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex.


6. PAYMENT (S)

Payment is due in full if reservation is made within 30 Days of stay. Otherwise 25% of rental amount is due upon receipt and the balance is due 30 days prior to arrival.– Lockbox code will be given out after final payment is received.

If not paying by credit card, you may pay traveler's checks, bank money orders, cashier’s checks or personal checks in USD

The advance payment is a damage/security deposit until arrival. The payment is nonrefundable. This secures your vacation rental in lieu of others wanting to vacation on or during the same time period.

7. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to (4) in studio condos and (4) guests in a one bedroom condo, (4-6) in a two bedroom and (8) in a three bedroom according to the allowance by the State of Hawaii. THIS PROPERTY REQUIRES A THREE (3), (5) or (7) NIGHT MINIMUM STAY depending on season.

8. Longer minimum stays may be required during holiday periods. If a rental is accepted for less than required limit of days, the guest will be charged the night rate.

9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. A starter supply of coffee, creamer, sugar, hand soap, trash bags, paper towels, shampoo and conditioner and laundry detergent. Additional supplies are the responsibility of the guest. Amenity fees are included in the rental rate. Parking is extra at certain resorts. See 14. PARKING PASSES.

10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however it may be available at an additional rate.

11. RATE CHANGES – Rates subject to change without notice but will not affect existing rental contracts..

12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

14. PARKING PASSES – Parking passes are located inside the unit. for Kuleana, at the Royal Kahana, Pohailani and Paki Maui you must get the pass at the front desk but there is no extra fee. At the Honua Kai t and Kaanapali Shores there is a parking fee per day paid directly to the resort and has nothing to do with us.. Both of these resorts you must secure your pass through the front desk. There isn't a pass required at Kahana Villas. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes inside the unit upon departure. There is a $50. charge to replace lost Parking Passes at the Kuleana Resort only.

15. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY (beach property): No refunds will be given, we highly recommend you purchase travel insurance.

16. TRAVEL INSURANCE: We highly recommend your purchase travel insurance. Please ask about this service.

17. CHARGES. Excessive cleaning of the unit will incur a minimum fee of $50/hr (one hour minimum). Damages made to the unit will incur a minimum of $60/hr (one hour minimum) to cover the cost to fix, and replace, plus the cost of the replacement or any materials. Should there be damage that requires a professional that charges more per hour (plumbing, contractor), market rate hourly charges will be applied. Lost parking permits cost $50 (currently only at the Kuleana Resort), and beach towels not returned are $50/ea.. A damage waiver of $49 is required with each booking. The damage waiver is nonrefundable but will be applied towards any damages made to the unit.

18. KEYS/LOCKOUT POLICY - Your check-in instructions with either a key code or key release information will be provided to you prior to your arrival. It is your responsibility to bring this information with you. In the event a guest is locked out of the unit during the rental period, the guest may borrow a key by coming to the office. After business hours, the guest must call for assistance and an agent will meet the guest at the unit. There will be a $50 charge for this service and this fee is due at the time service is rendered. There will be a $30 charge for lost keys.

19. LOST AND FOUND ITEMS - We are not responsible for lost items. A $35 handling fee plus postage will be assessed for all lost and found items that have been recovered and returned to the guest.

20. RESERVATION CANCELLATION - Owner reserves the right to cancel any reservation with no less than a (90) day notice for any reason and return of entire deposit will be given. Owner/Manager has the right to cancel reservation if any maintenance issue beyond owner/managers control that would take away from the guests enjoyable stay or be deemed unsafe. Immediate notice will be given to the guest and all efforts will be made to relocate guests into other accomodations owned or managed by the Property Manager or full refund made.

21. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a Cancellation fee forfeiting the 25% damage/reservation deposit. Cancellations or changes that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.

22. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.


I hereby authorize charges to be made against my credit card for the rental, taxes, cleaning and fees, and any damages, supplies and/or labor caused to the unit during my stay per this contract. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. Awesome Property Quick response from Epic on resolving the TV issue. A little tricky in trying to get the TV to work but was resolved in under 30 mins. Great service. We have stayed in this condo complex before and this condo was no different in that the air conditioner just barely does an adequate job. Condo was very warm when we arrived and took several hours to reach a comfortable temperature. <br/><br/>Bed was comfortable and Kitchen was well stocked. Great balcony for watching whales. Great home base in Maui Beautiful and well appointed condo on the water. Nicely furnished and the kitchen is well equipped. The views are great... we watched whales breaching from the lanai. Good location between Kapalua and Lahaina. Across the street from Maui Brweing and small grocery. Seamless checking and fast elevators. Be aware, as others have mentioned, that there is no beach here (or at many west Maui resorts). There are numerous parks nearby with abundant parking and good beach access. Whale watcher's delight Unit was spacious, clean, comfortable, nicely furnished and appointed. From the 10th floor lanai off the living room and from the bedroom window we were able to view whales, beautiful sunsets and a number of single and double rainbows. Shops and a number of eating places, great pizza, a brewery, sushi, and even a McDonalds were all in easy walking distance. Relaxing Vacation We loved the condo we stayed in. It had everything we needed for a relaxing vacation. We used the pool a lot and enjoyed it, except on the last day and it was too warm to be enjoyable. Walker - 1012 Royal Kahana It was great. There were a few small things that weren't 100%, but nothing too much. The lawn chairs that are there have broken zippers in the pouches, along with a small cooler. The fan in the MBR doesn't move much air. The water cooler connection on the fridge is loose. Just an ok property Bedding unclean. Unfriendly property managers. Pool and surrounding area needs work. Hide a bed very uncomfortable. Nice view. Royal kahana 1012 Beautiful condo. Great views. There were only a few minor problems that we haven&#x2019;t encountered at royal kahana before. There was not enough toilet paper, paper towels or trash bags for a ten nights stay and we had to purchase our own. Only one of the three beach chairs was in working condition. Overall it&#x2019;s a great place to stay. Kitchen, bedroom, bathroom and living areas were all great! And you can&#x2019;t beat the view from the Lanai. We&#x2019;d definitely stay here again. Great view, Great condo This is a perfect condo for a few days or a few weeks. Fantastic view of the ocean and the other islands. The condo was exceptionally and very well stocked. The Kahana area is one of our fa=orate locations on Maui. A short drive to Kaanapali Beach and shops and just a little longer drive to Lahaina. You can also walk to several restaurants and bars in the area. This very comfortable and relaxing condo was very easy to rent. The management company was very helpful and stay in contact with us for anything that we needed.<br/>All in all a great condo with a great view in a great area. Beautiful stay on Maui Everything about the condo was as described, and we had a very enjoyable stay. The bed was comfy, and as I am sic months pregnant, the extra pillows were a plus! Great view, a little warm Location is great and the view is very much as advertised. Very comfortable couch and kitchen is very nice. The air conditioning unfortunately does not really cool the bedroom much. The living room cools down well, so my husband ended up having to sleep on the couch because the bedroom was too hot. Royal Kahana Unit 1012 Review February 2016 Everything about 1012 is first class with only a few minor exceptions: The lighting in the living area is inadequate, especially if one tries to read after dark, and the closet could use more hangers. The Royal Kahana property does have a few serious issues. The first is and most important is parking. When arriving after 9 pm, it is difficult to find a spot to park ones car. The parking lot is lined very tightly which makes maneuvering ones car into a parking spot a challenge and necessitates backing out to allow other guests to enter the car. We stayed in an 8th floor unit for 8 days before moving to 1012 and had a roach finding in both locations, fortunately only one in each unit. The Royal Kahana staff provided a TV channel listing(I don't remember Epic sending one out) which was only partially complete, e.g.channel 51 has several offerings but the sheet listed a generic one. In response to the employees of the property management company, most were pleasant, but they generally provided any useful answers to guest questions. They said "Call your rental agency".

Beautiful Ocean View and Great Kitchen and Bath! Stayed for 10 nights over Christmas. Great view, clean, very well equipped unit had everything we could think of except a dish drainer for washing dishes by hand. The sofa could use replacing, though, as it groaned when you sat on it, and rolled everyone towards the middle seat. (the pullout mattress was a bit tired and uncomfortable as well). I like a very firm mattress in the master bedroom, but this king bed had a 4-inch foam mattress topper added to it that made it softer than I preferred. It was a great stay and the management was very helpful and quick to reply whenever we had a question. they even offered their own concierge who contacted us before our arrival to arrange tours and reservations for us!

Would have been great if beach not closed Arrived at the Royal Kahana to check in, and told we were not allowed to access the beach from the property. We had to walk 2 blocks to get to a beach. If I had known I would have to walk 2 blocks to access a beach I never would have paid the extra money to book a "BEACH FRONT" property. We were extremely disappointed. There was also a bunch of caution tape and temporary orange fencing up in the pool area to keep us away from the wall near the ocean. It was quite an eyesore. We will not be returning to this property and will be advising friends who are going soon not to stay here.

Maui Escape No longer a beach front property; erosion has taken the beach away. Unfortunately, I couldn't walk the beach which is what I like to do. This Royal Kahana is misadvertised as 'beach front property'.

Royal Kahana 1012 Excellent condo. Nicely furnished and cared for, very comprehensive kitchen with all items fully functional. Added and much appreciated bonus were the extras - beach chairs, towels, cooler. Coffee grinder a plus. Outside property suffered from storm damage, grounds a bit beat up and no longer a frontal beach. Only real downside was tennis courts were not as advertised - not usable and that was one of the reasons for selecting the property. Staff were not helpful with alternatives except long driver to Lahaina. Would have expected some kind of "exchange" with nearby facilities. 1012 was an excellent condo, great views. Recommended.

Great Vacation Rental It was a fantastic trip and the rental was perfect. We have stayed at this resort several times but this was the first time we've used VRBO and we loved it. View is fantastic and the picture displayed is exactly what you get to experience. The sounds of the waves put us to sleep every night. Everything was in great working order and the owner was extremely thoughtful of the guest.

Terrific Unit w/ Awesome Ocean View We have stayed in various units at the Royal Kahana over the years, and Unit 1012 was the best. Appears to be newly remodeled, with a pass-through kitchen and other appointments. The lanai (balcony) has an awesome view of the ocean, from which whale spotting (in season) is a must. Nice furniture/utensils/beach equipment (2 great beach chairs, 3 boogie boards, beach towels), etc. The only downside is NOT unique to this unit, but to the whole property: the beach has washed away so there is no beach access. That said, it was never a great beach in the first place (thin strip with some rocks), so it's better to walk about 100 yards to nearby beach access. We'll be back!

Absolutely Awesome! This condo is beautiful. The view is perfect. It is fully stocked with everything you need. The beach chairs in the closet were a very nice surprise. Usually we have to buy our own. We will definitely stay here again. We have stayed in many condos on Maui and this is the best one yet!

Royal Kahana 1012 The condo was beautiful! It was equipped with everything that was needed for an enjoyable stay. Enjoyed watching the turtles and pool from the lani. The staff was very nice. Location was great. Only problem was the 3 **** roaches that were found during the week and we had kept all our food in fridge.

Amazing view! One of the nicest we've ever stayed in at the Royal Kahana. Very nice. Furniture was lovely, bedding was very nice. Sheets were very soft. Perfect vacation! I would love to stay in this condo again and I will definately tell others to stay here. Feeling at home right away We thoroughly enjoyed staying at the Royal Kahana condominium 1012. As soon as we walked in it was apparent this was someones warm and well decorated home; it was a pleasure to relax there with the unbeatable view. Dreamy vacation Our two weeks at Royal Kahana 1012 was absolutely perfect. Epic made this a stress free experience. The view was amazing, condo great, bed was comfy, and we didn't want to leave. Maui never disappoints, and sunsets and rises from the lanai were a slice of heaven.

Anniversary Dream Overall the views were fantastic; both the ocean and the mountain side are visible from the lanai. The unit was clean and kitchen well stocked with dishes, utensils, pots & pans, etc. Two issues is the outside hallway windows seem to prevent the air conditioner from keeping up when the humidity rises throughout the day. Also the carpeting should be replaced; worn and discolored areas. Some front desk staff not as helpful or friendly as others. Staff person Matt from Epic Realty Inc.was awesome, extremely helpful!

Outstanding Stay! This was our third time to Maui and staying in a condo at the Royal Kahana. Unit 1012 was an outstanding value with beautiful view of the beach, ocean, and adjoining islands. This unit is comfortable and gives you the things you need to feel at home while on vacation.

Royal Kahana 1012 The reservation and check in process was very smooth. The view was spectacular, Construction noise going on most mornings was disruptive and annoying. Knowing that ahead of time would have been helpful. There were baby ants all over the condo, especially in the kitchen, even when all food was refrigerated. The furniture needs upgrading. Very low to the ground and hard to get in and out of. Definitely need more lighting in the living and bedroom areas. Extremely dark even with the lamps on. They didn't provide much light either. It was nice to have open space and the decorations were pleasant and coordinated. The washer and dryer were a big plus. We would probably stay again.

This condo is beautiful. The view is perfect. It is fully stocked with everything you need. The beach chairs in the closet were a very nice surprise. Usually we have to buy our own. We will definitely stay here again. We have stayed in many condos on Maui and this is the best one yet!

Excellent condo. Nicely furnished and cared for, very comprehensive kitchen with all items fully functional. Added and much appreciated bonus were the extras - beach chairs, towels, cooler. Coffee grinder a plus. Outside property suffered from storm damage, grounds a bit beat up and no longer a frontal beach. Only real downside was tennis courts were not as advertised - not usable and that was one of the reasons for selecting the property. Staff were not helpful with alternatives except long driver to Lahaina. Would have expected some kind of "exchange" with nearby facilities. 1012 was an excellent condo, great views. Recommended.

We have stayed in various units at the Royal Kahana over the years, and Unit 1012 was the best. Appears to be newly remodeled, with a pass-through kitchen and other appointments. The lanai (balcony) has an awesome view of the ocean, from which whale spotting (in season) is a must. Nice furniture/utensils/beach equipment (2 great beach chairs, 3 boogie boards, beach towels), etc. The only downside is NOT unique to this unit, but to the whole property: the beach has washed away so there is no beach access. That said, it was never a great beach in the first place (thin strip with some rocks), so it's better to walk about 100 yards to nearby beach access. We'll be back!

Everything about 1012 is first class with only a few minor exceptions: The lighting in the living area is inadequate, especially if one tries to read after dark, and the closet could use more hangers. The Royal Kahana property does have a few serious issues. The first is and most important is parking. When arriving after 9 pm, it is difficult to find a spot to park ones car. The parking lot is lined very tightly which makes maneuvering ones car into a parking spot a challenge and necessitates backing out to allow other guests to enter the car. We stayed in an 8th floor unit for 8 days before moving to 1012 and had a roach finding in both locations, fortunately only one in each unit. The Royal Kahana staff provided a TV channel listing(I don't remember Epic sending one out) which was only partially complete, e.g.channel 51 has several offerings but the sheet listed a generic one. Stayed for 10 nights over Christmas. Great view, clean, very well equipped unit had everything we could think of except a dish drainer for washing dishes by hand. The sofa could use replacing, though, as it groaned when you sat on it, and rolled everyone towards the middle seat. (the pullout mattress was a bit tired and uncomfortable as well). I like a very firm mattress in the master bedroom, but this king bed had a 4-inch foam mattress topper added to it that made it softer than I preferred. It was a great stay and the management was very helpful and quick to reply whenever we had a question. they even offered their own concierge who contacted us before our arrival to arrange tours and reservations for us!

Arrived at the Royal Kahana to check in, and told we were not allowed to access the beach from the property. We had to walk 2 blocks to get to a beach. If I had known I would have to walk 2 blocks to access a beach I never would have paid the extra money to book a "BEACH FRONT" property. We were extremely disappointed. There was also a bunch of caution tape and temporary orange fencing up in the pool area to keep us away from the wall near the ocean. It was quite an eyesore. We will not be returning to this property and will be advising friends who are going soon not to stay here.

No longer a beach front property; erosion has taken the beach away. Unfortunately, I couldn't walk the beach which is what I like to do. This Royal Kahana is misadvertised as 'beach front property'.

It was a fantastic trip and the rental was perfect. We have stayed at this resort several times but this was the first time we've used VRBO and we loved it. View is fantastic and the picture displayed is exactly what you get to experience. The sounds of the waves put us to sleep every night. Everything was in great working order and the owner was extremely thoughtful of the guest.
