Reservation Rental Agreement

Please review the following Terms & Conditions to this reservation.


Reservations: Reservations made more than one month in advance of arrival are required to deposit half of total rental by check within 7 days or by credit card at time of reservation. The balance is due by check or credit cards 30 days prior to arrival. Reservations made less than 30 days prior to arrival must be paid in full by credit card at time of making the reservation. (Visa, MasterCard and Discover are accepted.) Provision for after business hours arrival may be made please call for details as this option is not available on line, an additional fee may be required.


Holding Over: Tenant agrees that occupancy of the premises beyond the stated ending date and time shall constitute a trespass. Holdover is exclusively by written consent of the Owner or Owner’s Agent. Tenant acknowledges status as a 'Guest' within the meaning of the Innkeeper Act of and is subject to removal at the end of the term contracted for herein. Nothing herein contained shall be construed to create a tenancy within the meaning of RSA540.


Security and Damages: A damage waiver fee is charged with every reservation and covers up to $300.00 of unintentional or accidental damage to accommodations or its contents that are timely reported. The damage waiver fee does not cover cost of extra cleaning, cleaning of carpets due to excessive soiling, pet damage, damage caused by excessive alcohol consumption, plumbing stoppages, damage that is due to reckless behavior, intentional damage or vandalism. Damages in excess of $300.00 are tenant's responsibility and tenant hereby authorizes charge of same to credit card on record.


Care of property: Tenant acknowledges that the premises and furnishings are in good order and repair with all appliances functioning and free from plumbing stoppages. Tenant further agrees to maintain the premises in a clean and sanitary manner and surrender the premises in as good condition as received, normal wear and tear excepted. Trash shall be removed to proper receptacles or dumpster and dishes washed and returned to their proper cupboard. Tenant acknowledges there may be locked closets on premises which are not a portion of this rental. The premises shall be used by no more than the advertised maximum occupancy. Tenant acknowledges that no more than two (2) parking places are authorized and vehicles not displaying the parking tag may be towed at the tenant's expense.


Pets: Pets are not allowed unless property is listed as 'pet friendly'. Only dogs shall be permitted. Cost of extra cleaning or treatment for pests constitutes intentional damage chargeable to credit card on record.


Telephone: Tenant acknowledges that only local phone service is provided. Long distance calls must be made with calling card.


Fireplaces: Fireplaces may not be available from June 1 until September 25. Firewood may not be supplied with rental depending on property.


Entry and inspection: Owner or owner's agent may enter the premises at reasonable times and with reasonable notice for purposes of inspection or to show the premises to a prospective tenant or purchaser or for making repairs.


Subletting: Tenant SHALL NOT assign or pledge this agreement or sublet the premises in whole or in part without the written consent of Owner. Subletting shall include housing more than the authorized number of occupants and may result in immediate eviction and termination of this agreement without refund of rent moneys and fees paid in advance.


Quiet Hours: Residential community quiet hours are between the hours of 10 PM and 6 AM. Guests causing a disturbance of neighbors during quiet hours are subject to immediate eviction and no return of funds.


Indemnification: Tenant agrees to save the Owner harmless from all liability, loss or damage arising from any action whatsoever by Tenant or Tenant's invitees. Owner shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost, stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise while on the leased premises or in any storage space in the building, or for any personal injury, unless caused by negligence of Owner. Failure of appliances and services during tenancy will be cured in a timely manner as is commercially available in Lincoln, NH and no refunds or other compensation will be due to Tenant for such failures and/or construction noise, road construction, noisy neighbors, civic disturbances, weather, acts of war, or acts of God.


Cancellation: Cancellation must be in writing and received 30 days prior to arrival date in order to receive return of deposit less $35.00 service fee. Cancellation less than 30 days prior to arrival will result in forfeiture of all rent and/or deposits already paid. Deposit and prepaid rent may be insured with optional Vacation Rental Insurance offered according to the terms of third party contract. See for plan ICI320.

Perfect stay and location for white Mountains trek Nice condo with Nice Terrace and cozy leaving room. Rooms and beds are confortable. But bathrooms need to be refreshed even if it provides basic needs.

Labor Day weekend at Loon Very nice stay...condo was very clean and fine for 2-3 people (no more)..Heating unit in main bedroom cycled on and off like a siren..we shut it down and used electric heat. There are a lot of steps (shown in photo). Hard to carry bags. If you can manage the steps, this is a nice place.

After a bad start, ended up good We had rented the condo for a month in the fall and upon arrival to the condo, we were shocked and angry. We had read about the stairs to climb (the picture does not display the total number of stairs)so,that much we endured. What made us angry was the lack of cleanliness in the kitchen and no place to put food we had brought. So, instead of being able to unload our vehicle and put things away, we spent quiet a bit of time cleaning the kitchen area, and rearranging cabinets just so we could store food and items we had brought. We had to rearrange the items in the kitchen cabinets because there was not a shelf available to place can goods or baking goods. Once the anger and shock had subsided, and the rearranging completed, we enjoyed the condo. We had an issue with the upstairs toilet, but maintenance came the next day after being notified and fixed it - very nice and very professional. The view from the condo of Loon was almost picture perfect. If the kitchen cleaning issue is resolved, and there is space to place can goods, etc, I have no problem recommending this property. WiFi works and good tv reception. We enjoyed the gas fire place was used it quite often. Loon Reservation Service was very professional in the manner in which they handled our issues/concerns and very helpful in locating a condo that could be rented for a month. excellent triplex ensoleillé très agréable appartement triplex très bien équipé, très agréable car ensoleillé, calme, sans vis à vis avec vue sur la montagne et les pistes de ski.<br/> Terrasse exposée sud-est très agréable ; chambre en rez de jardin avec salle de bain spacieuse, séjour et cuisine très bien équipés au rez de chaussée surélevé et chambre à l'étage en mezzanine très agréable avec cabinet de toilette. 4th of July in Lincoln We enjoyed our stay at this condo. This was our second time and it is conveniently located.<br/>I would like to point out two things that should be addressed.<br/>1) the two stove tops work after one figures out that the highest setting of 9 is actually 1 (lowest heat). <br/>2) The closet doors in the bedroom were freshly stained. The odor was very strong, especially when the door to the bedroom was closed. We had to keep the slider open to get the odor out. <br/>

Very Disappointed I arrived at the resort after 6PM on a Monday for a family reunion, spent one full day at the resort trying to find my way around, had to check out at 10AM on Wednesday. I have never been more disappointed. The rules and regulations are ridiculous. The lights were blinking off and on near my bedroom which made it difficult to sleep. To pay $530 for one full day at this resort is absolutely crazy!!! I will never return and will not recommend this place to anyone.

Great condo at Village of Loon This condo met our family needs. The upstairs loft has two beds and a 1/2 bath, perfect for my kids. They liked having their own space. The dining and kitchen were comfortable, gas fireplace worked great. the oven is a little out of date but worked fine. Great large deck. Downstairs master bedroom was comfortable. I would stay in this condo again.

Awesome Stay The only down part was the pools still looked the same 20 yrs ago. One pool outside was shutdown and at one point they reveal the parking lot making the pools not availabke. Other than that the place was clean and comfortable and we enjoyed our stay!!

Village of Loon The Village at Loon was a very comfortable and clean place to stay. However, we were not prepared for the length of the stairway to enter the property. This made it difficult for a member of our party as he has knee damage and we had to plan our returns and leavings. The other problem I experienced what that I had mailed a check prior to the deadline and because of some fluke with the mail it was not received in a timely manner. Therefore I lost out on the 5% discount. When this was brought to the attention of the reservation center there was nothing that they could offer because of this mishap. That part was disappointing as not only did I lose the 5% discount but had to also pay the bank $25 to stop payment on the check. I felt I should have been compensated in some way. Otherwise everything else was fine.

Vacation Loved the unit - but the couch and loveseat had a bad odor - other than that very clean - internet didnt work - so my son couldnt use his on line gaming - but the staff provided us with a temp. fix for interenet access - but my son was still not able to use his online gaming - loved the unit hated the stairs - the deck was awsome and the views were great - sugguestions - we could have used more thatn one set of towels per person and the village of loon is great but time for the unit owners to consider some updating - we stay a the VOL alot and pay for the location but updating is overdue.

Another good vacation I have been going to the village of Loon every summer for the past 15 years, and I always enjoy it. This unit was pretty good. The TV in the master bedroom is dated and the WI-FI would unexplicably turn off and turn on, but overall, a very good unit for 4-5 people. Good and Bad While the condo itself was good there were 2 things that must be taken care of. First, the lower level master bedroom was so moist that we were unable to use it. The bathroom on the same level and had black mildew under the toilet tank as well as on the outside of the tub. A dehumidifier is a must. I have rented another unit before and it eliminated the moistness in only a couple of hours. Secondly, since we could not use the lower bedroom we had to sleep in the loft. We have been working with the homeowner and the homeowners' association to rectify the situation. It seems that with the heavy summer rains, the ground water has risen incredibly and has found a way into the home on those days. A dehumidifier has been place in the home since.

Very cozy place for a family of 4. Needs new furniture now. Could have been a little cleaner - crumbs on the carpet, webs on the windows.<br/>Overall, the property is excellent. The view of the mountains is spectacular and the layout is cool.

small,cramped but clean After we lugged all our stuff up about 25 steep stairs, we were disappointed to find the unit was very dated with a cramped layout and absolutely no storage space for food or anything else. It was very clean and in good repair but absolutely nothing extra-not even a salt n pepper shaker. Also I assumed it would have laundry in the unit because every other condo we've ever rented did but there was only a laundry room located "somewhere in the main building" we were told. Live and learn--We thought we would try to save a few $$ but we'll definitely go back to Deer Park next time. Its much nicer and more user friendly.

The TV in the master bedroom is dated and the WI-FI would unexplicably turn off and turn on, but overall, a very good unit for 4-5 people. The Village at Loon was a very comfortable and clean place to stay. However, we were not prepared for the length of the stairway to enter the property. This made it difficult for a member of our party as he has knee damage and we had to plan our returns and leavings. The other problem I experienced what that I had mailed a check prior to the deadline and because of some fluke with the mail it was not received in a timely manner. Therefore I lost out on the 5% discount. When this was brought to the attention of the reservation center there was nothing that they could offer because of this mishap. That part was disappointing as not only did I lose the 5% discount but had to also pay the bank $25 to stop payment on the check. I felt I should have been compensated in some way. Otherwise everything else was fine.

My family & I love visiting Loon Village! We had stayed a week in August and could not wait to go back so we did this visit. Loon Village is a tradition for our family, it is the one thing we look forward to every year. Thank you for making it such a wonderful experience.

After we lugged all our stuff up about 25 steep stairs, we were disappointed to find the unit was very dated with a cramped layout and absolutely no storage space for food or anything else. It was very clean and in good repair but absolutely nothing extra-not even a salt n pepper shaker. Also I assumed it would have laundry in the unit because every other condo we've ever rented did but there was only a laundry room located "somewhere in the main building" we were told. Live and learn--We thought we would try to save a few $$ but we'll definitely go back to Deer Park next time. Its much nicer and more user friendly.

Very cozy place for a family of 4. Needs new furniture now. Could have been a little cleaner - crumbs on the carpet, webs on the windows.<br/>Overall, the property is excellent. The view of the mountains is spectacular and the layout is cool.

This is an end condominium unit with beautiful mountain views and a wrap around deck. Enter to a landing level then downstairs to the master bedroom with king bed and full bath. The floor above the entry holds the kitchen, dining and living area as well as slider access to the deck. Relax in the living area curled up by the gas fireplace or go out to the deck to soak-up some sun. Finally, the townhouse's upper most level hosts the sleeping loft with a queen bed and a twin bed.

Enjoy the Village Swim, Tennis, and Fitness Club with two indoor pools, two outdoor pools, four Jacuzzis (one outdoors), sauna, exercise room, and 12 tennis courts for your enjoyment.
