Reservation Rental Agreement

Please review the following Terms & Conditions to this reservation.


Reservations: Reservations made more than one month in advance of arrival are required to deposit half of total rental by check within 7 days or by credit card at time of reservation. The balance is due by check or credit cards 30 days prior to arrival. Reservations made less than 30 days prior to arrival must be paid in full by credit card at time of making the reservation. (Visa, MasterCard and Discover are accepted.) Provision for after business hours arrival may be made please call for details as this option is not available on line, an additional fee may be required.


Holding Over: Tenant agrees that occupancy of the premises beyond the stated ending date and time shall constitute a trespass. Holdover is exclusively by written consent of the Owner or Owner’s Agent. Tenant acknowledges status as a 'Guest' within the meaning of the Innkeeper Act of and is subject to removal at the end of the term contracted for herein. Nothing herein contained shall be construed to create a tenancy within the meaning of RSA540.


Security and Damages: A damage waiver fee is charged with every reservation and covers up to $300.00 of unintentional or accidental damage to accommodations or its contents that are timely reported. The damage waiver fee does not cover cost of extra cleaning, cleaning of carpets due to excessive soiling, pet damage, damage caused by excessive alcohol consumption, plumbing stoppages, damage that is due to reckless behavior, intentional damage or vandalism. Damages in excess of $300.00 are tenant's responsibility and tenant hereby authorizes charge of same to credit card on record.


Care of property: Tenant acknowledges that the premises and furnishings are in good order and repair with all appliances functioning and free from plumbing stoppages. Tenant further agrees to maintain the premises in a clean and sanitary manner and surrender the premises in as good condition as received, normal wear and tear excepted. Trash shall be removed to proper receptacles or dumpster and dishes washed and returned to their proper cupboard. Tenant acknowledges there may be locked closets on premises which are not a portion of this rental. The premises shall be used by no more than the advertised maximum occupancy. Tenant acknowledges that no more than two (2) parking places are authorized and vehicles not displaying the parking tag may be towed at the tenant's expense.


Pets: Pets are not allowed unless property is listed as 'pet friendly'. Only dogs shall be permitted. Cost of extra cleaning or treatment for pests constitutes intentional damage chargeable to credit card on record.


Telephone: Tenant acknowledges that only local phone service is provided. Long distance calls must be made with calling card.


Fireplaces: Fireplaces may not be available from June 1 until September 25. Firewood may not be supplied with rental depending on property.


Entry and inspection: Owner or owner's agent may enter the premises at reasonable times and with reasonable notice for purposes of inspection or to show the premises to a prospective tenant or purchaser or for making repairs.


Subletting: Tenant SHALL NOT assign or pledge this agreement or sublet the premises in whole or in part without the written consent of Owner. Subletting shall include housing more than the authorized number of occupants and may result in immediate eviction and termination of this agreement without refund of rent moneys and fees paid in advance.


Quiet Hours: Residential community quiet hours are between the hours of 10 PM and 6 AM. Guests causing a disturbance of neighbors during quiet hours are subject to immediate eviction and no return of funds.


Indemnification: Tenant agrees to save the Owner harmless from all liability, loss or damage arising from any action whatsoever by Tenant or Tenant's invitees. Owner shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost, stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise while on the leased premises or in any storage space in the building, or for any personal injury, unless caused by negligence of Owner. Failure of appliances and services during tenancy will be cured in a timely manner as is commercially available in Lincoln, NH and no refunds or other compensation will be due to Tenant for such failures and/or construction noise, road construction, noisy neighbors, civic disturbances, weather, acts of war, or acts of God.


Cancellation: Cancellation must be in writing and received 30 days prior to arrival date in order to receive return of deposit less $35.00 service fee. Cancellation less than 30 days prior to arrival will result in forfeiture of all rent and/or deposits already paid. Deposit and prepaid rent may be insured with optional Vacation Rental Insurance offered according to the terms of third party contract. See for plan ICI320.

Home Away From Home The Condo was well cared for. Relaxed and Homey. The four of us enjoyed coming back home after hiking and trail riding. The rental agents were welcoming. I would definitely go back.

Spring Family Ski Weekend Had a terrific experience staying in this home for my family weekend ski trip (6 including 4 kids ages 7-11). The unit was perfect for us, and was beautiful. south peak unit was very convenient to the games and the stores. we were told there was no overflow parking for unit when in fact there was and it was stated in paperwork. was told to park third car in shopping center lot.

Fisrt time at South Peak We had a great stay at South Peak. The skiers loved how close we were to Loon and being able to ski down the escape route and walk home at the end of the day. The non-skiers loved the fireplace and how close we were to snowshoeing tails. <br/>The rental office was very helpful, they were able to get us lift tickets at a discount, gave us info on where to get the best deal on snowshoes and gave us a later check out so we could ski most of the day. <br/>We would definitely come back again. I bet it's beautiful in the summer!

Great Stay! Excellent condo and location! Perfect for a late September trip with the kids and close to everything in Lincoln and Woodstock. A quick drive to Loon to enjoy the indoor and outdoor pool and all Loon has to offer. It was really nice to find a condo complex that was new and updated, very nice. Great time at a great place! We thoroughly enjoyed our stay at South Peak 1A! The place was super clean and easily accessible. We were very comfortable. Highland games The house was great. There was no way to use the ammenaties due to vehicle issued "the games".<br/>Would have been nice to use the pool and spa. Just couldn't get there. All else very nice.i normally stay across the high way from the loon entrance but 2as bumped twice and up charged to this location. No happy about that. Feels like no loyalty to a repeat customer

Another Great Stay We have stayed here several times. It is always enjoyable. The condo is modern, has comfortable furnishings and is very clean. It has everything you need. It is close to the ski slope, has shuttle service if needed and is close to shop and restaurants. It is spacious and accommodates 6 people very comfortably . It comes with access to the Mountain Club which came in handy on one very rainy day. The price is reasonable.

SUCH A GREAT PLACE! Our family weekend away as a Christmas gift to our kids was fabulous! Everything from the cozy gas fireplace to the beautiful rustic bedroom furniture! The Kitchen was moderately well equipped and just loved the large granite counters with stools all around! Lots of room for the 6 of us! Also loved the fireplace and jacuzzi on the property, only wish it was right next door! We went snowboarding and loved that we could ride practically right to the door! Would definitely rent again!

Wonderful Stay We had a wonderful time at our South Peak rental in February. The house was perfect for our family. The house was very clean, roomy and had everything we needed for our ski weekend stay. Our two young children loved the bunk beds and the club pool access and the gas fireplace was an adult favorite. The Loon reservation services were incredibly accommodating and helpful when we called. We loved this rental so much we plan to return next year!

An outstanding, comfortable and peaceful unit, like new South Peak is definitely a great addition to the area; this is an outstanding property and location with great access to entire White Mountains area, while still having a feeling of seclusion and privacy ; unit was very clean and tastefully furnished with new furniture and appliances; having an end unit made it especially nice and quiet; overall we were really pleased, especially since we reserved relatively late; only question was the lone hot tub located at the other end of the complex that seemed to be locked up and out of use; it would also be nice to have some kind of facility for cooking out.

Great location We have been coming to loon for the past 10 years and stayed at this condo twice. First time few years back when it was just build. For the most part it was a nice stay. We had a few problems with the toilet in master bedroom and the alarm coming on and off. But in all it is a very nice property for two families with kids: very clean and well equipped.

three day weekend The home is beautiful, everything is picture perfect, you really don't even have to leave the house . we took up family from new jersey that never been there before and they love the state and towns we went to. The water is so clean u want to drink from it but u cant, they enjoyed swimming and walking in it. We love it so much we stayed till Monday, so a four day weekend, Thank You John M.

I loved the location of this condo and the fact that it was new and clean. I would have liked it even better if the pool and spa facilities were on site. Hopefully this is part of South Peak's long range plans.

This condominium is located near downtown Lincoln and close to Loon Mountain Ski Area's new South Peak trail system.

Enter this vacation home to the open concept kitchen, dining and living area. Relax and enjoy the large flat screen TV and gas fireplace that starts with just the flip of a switch. Off the living area is the master bedroom with with queen bed, a television and large master bath including his and hers sinks, stand-alone shower and separate tub. Down a short hall are the remaining two bedrooms (one with a queen bed and the second with two sets of bunk beds) and a full shared bath.

This condominium, South Peak Resort 1A, offers membership to the Mountain Club on Loon Swim and Fitness Center offering an indoor pool, outdoor pool, outdoor Jacuzzi, sauna, and exercise room.

Pool and fitness club may be unavailable for short periods due to mechanical or physical maintenance. Admittance may be denied for non-adherence to club rules.
