Reservation Rental Agreement

Please review the following Terms & Conditions to this reservation.


Reservations: Reservations made more than one month in advance of arrival are required to deposit half of total rental by check within 7 days or by credit card at time of reservation. The balance is due by check or credit cards 30 days prior to arrival. Reservations made less than 30 days prior to arrival must be paid in full by credit card at time of making the reservation. (Visa, MasterCard and Discover are accepted.) Provision for after business hours arrival may be made please call for details as this option is not available on line, an additional fee may be required.


Holding Over: Tenant agrees that occupancy of the premises beyond the stated ending date and time shall constitute a trespass. Holdover is exclusively by written consent of the Owner or Owner’s Agent. Tenant acknowledges status as a 'Guest' within the meaning of the Innkeeper Act of and is subject to removal at the end of the term contracted for herein. Nothing herein contained shall be construed to create a tenancy within the meaning of RSA540.


Security and Damages: A damage waiver fee is charged with every reservation and covers up to $300.00 of unintentional or accidental damage to accommodations or its contents that are timely reported. The damage waiver fee does not cover cost of extra cleaning, cleaning of carpets due to excessive soiling, pet damage, damage caused by excessive alcohol consumption, plumbing stoppages, damage that is due to reckless behavior, intentional damage or vandalism. Damages in excess of $300.00 are tenant's responsibility and tenant hereby authorizes charge of same to credit card on record.


Care of property: Tenant acknowledges that the premises and furnishings are in good order and repair with all appliances functioning and free from plumbing stoppages. Tenant further agrees to maintain the premises in a clean and sanitary manner and surrender the premises in as good condition as received, normal wear and tear excepted. Trash shall be removed to proper receptacles or dumpster and dishes washed and returned to their proper cupboard. Tenant acknowledges there may be locked closets on premises which are not a portion of this rental. The premises shall be used by no more than the advertised maximum occupancy. Tenant acknowledges that no more than two (2) parking places are authorized and vehicles not displaying the parking tag may be towed at the tenant's expense.


Pets: Pets are not allowed unless property is listed as 'pet friendly'. Only dogs shall be permitted. Cost of extra cleaning or treatment for pests constitutes intentional damage chargeable to credit card on record.


Telephone: Tenant acknowledges that only local phone service is provided. Long distance calls must be made with calling card.


Fireplaces: Fireplaces may not be available from June 1 until September 25. Firewood may not be supplied with rental depending on property.


Entry and inspection: Owner or owner's agent may enter the premises at reasonable times and with reasonable notice for purposes of inspection or to show the premises to a prospective tenant or purchaser or for making repairs.


Subletting: Tenant SHALL NOT assign or pledge this agreement or sublet the premises in whole or in part without the written consent of Owner. Subletting shall include housing more than the authorized number of occupants and may result in immediate eviction and termination of this agreement without refund of rent moneys and fees paid in advance.


Quiet Hours: Residential community quiet hours are between the hours of 10 PM and 6 AM. Guests causing a disturbance of neighbors during quiet hours are subject to immediate eviction and no return of funds.


Indemnification: Tenant agrees to save the Owner harmless from all liability, loss or damage arising from any action whatsoever by Tenant or Tenant's invitees. Owner shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost, stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise while on the leased premises or in any storage space in the building, or for any personal injury, unless caused by negligence of Owner. Failure of appliances and services during tenancy will be cured in a timely manner as is commercially available in Lincoln, NH and no refunds or other compensation will be due to Tenant for such failures and/or construction noise, road construction, noisy neighbors, civic disturbances, weather, acts of war, or acts of God.


Cancellation: Cancellation must be in writing and received 30 days prior to arrival date in order to receive return of deposit less $35.00 service fee. Cancellation less than 30 days prior to arrival will result in forfeiture of all rent and/or deposits already paid. Deposit and prepaid rent may be insured with optional Vacation Rental Insurance offered according to the terms of third party contract. See for plan ICI320.

Lincoln station 35-1 Had a wonderful time. Condo is dated but cozy and nostalgic which I like. It was very clean. Maintenance man was very helpful and accompdating (problem with getting TV on) and he ensured we had what was needed to start our fireplace. I love the location and club house. Wish clubhouse closed a bit later - like 10pm like most surrounding accommodations do. . Only minor issue was plumbing which is very old and loud (upstairs shower piping sounded like a jet taking off and upstairs toilet plumbing very old). Upstairs bedroom was advertised as having a TV and had no TV. Overall, it was was enjoyable and will stay again.

Christmas week vacation The unit was attractive, well located and accessible. The bedroom with bunk beds was located on the main level off the kitchen and great room. The other two bedrooms are upstairs and the distance from the children could be a problem. The kitchen could use updating, in particular the pots and pans are old and larger pots were missing. The light in the unit was lovely. The old vcr unit did not work. All in all, I felt the rent was high for that particular unit.

Retro, but awesome Yes, the decor is dated, but this condo is very clean and has a great location. We were pleased with the large living room and the very clean kitchen and bathrooms. It is close to the pool and rec center (which themselves could use some cleaning) and to Loon mountain. Beds were comfy, appliances and fireplace worked well.

Spring Skiing 2017 The snow was wonderful and plentiful. It was more like "winter" conditions. Loon certainly does keep the mountain in great shape. Adults only weekend away FANTASTIC! 8 adults celebrating a 50th birthday plenty of space- beds were worst we have ever slept on hopefully the owners of 35-1 will address this - we would rent the unit again only if mattresses were changed they were that bad! walking distance to all the great restaurants in area was a huge plus

80's decor Overall we had a great stay, but I would say this unit needs some serious upgrades. I grew up in the 80's so I can appreciate they decor, but I would think it's time to bring it in to the 21st century.<br/>A flat screen TV with a DVD player would go along way. Better if we had Hot Water When we arrived we were very pleased to see that everything was lovely. The place was very clean. The first night we tried to take showers but had no hot water so the next morning we tried again and still no hot water. Maintenance came over and flipped a swith and said in a couple of hours we should have hot water. Honestly that was an inconvience because we had to wait a couple of hours for the hot water to kick in. I would have felt better if some kind of little offer was made for the inconvenience. Due to a personal matter back home we left early on the 29th. We had originally planned to stay until the 1st.

MLK weekend was great We really loved it. The place was beautiful and convenient. Our only suggestions are a larger, flat screen tv and perhaps one king bed upstairs. Overall, we were incredibly comfortable and it was a joy being there.

Skiing in March This condo is very well situated, near the swimming pool and within walking distance to shops and restaurants. There was an ample supply of firewood and the living area was comfortable and clean. <br/>Working with Loon Reservation has always been a pleasure and we had a wonderful time.

Lincoln Station Near town with lots to do the kids are never bored, so many attractions nearby. Great restaurants, hikes and river spots. The condo is spacious and clean and though pets are allowed you would never know it. WiFi would be <br/>nice. Three bedroom, 2.5 bath townhouse. Master bedroom with queen bed, 2nd bedroom with a queen bed, 3rd bedroom with a set of pyramid (twin/full) bunk beds. Washer/Dryer. Stove with Self-Clean Oven. Dog Friendly.WiFi.. A two-level, three bedroom, 2.5 bath townhouse in Lincoln Station Resort just over a mile from Loon Mountain in one direction and downtown Lincoln, NH in the other direction. Enter to the main living level with open concept living room, dining area and kitchen. The living room offers a television and wood burning fireplace. The dining area seats six and offers access to the spacious back deck. The full kitchen has counter seating for an additional three people and offers a microwave, dishwasher and stove with self-clean oven. Off the kitchen is a bedroom with a set of pyramid (twin bed over full bed) bunk beds. The half-bath is also located on this level. Upstairs you will find two bedrooms each with a queen-size bed and full attached bath. There is also a laundry closet located on this floor with a stacked washer/dryer set.

Lincoln Station offers a health club membership with indoor pool and tennis courts available.

Weekend and holiday shuttle bus service to Loon Mountain Ski Area in season.

Pool and fitness club may be unavailable for short periods due to mechanical or physical maintenance. Admittance may be denied for non-adherence to club rules.

Dogs are welcome, $25 fee per dog. No more than two dogs allowed.
