Check-In
Check–In time is after 4:00 p.m. Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons. A credit card or cash deposit of $250.00 will be taken at check-in to cover any incidentals, damages, etc. Cash deposits are mailed by check within 14 to 30 days of departure. Credit Cards deposits are refunded within 14 to 30 days after departure.

Check-Out
Check-out time for all properties is 10:00 a.m. and is strictly enforced. Any request for late check-out must be approved by Front Desk within 24 hours of departure (only when that particular home is available and a nominal fee does apply). Sorry, late check-outs are not available during peak & Holiday periods.

Check-In / Out Locations
Office Hours are: Monday – Saturday 8:00 a.m. - 5:00 p.m.
Arrivals after office hours can pick up the property keys and directions from the lock box located at the front door of the office - Please call our guest services desk for the lock box access code if you plan to arrive late. All guests arriving after office hours must register at the front desk the next morning – failure to register can result in property lock out.

Minimum Length Of Stay
Length of stay requirements vary by property and time of year. Rentals that do not meet the minimum stay will be charged a one time cleaning fee (fees vary by size of home/condo).

Deposits And Fees
To confirm a reservation, a USD 250.00 deposit at the time of the booking is required. The final payment of the reservation must be paid in full 45 days prior to arrival date. If a credit card is used for payment, the credit card holder must present the credit card and sign the sales draft slip at check in.

Payment
Full balance MUST be paid 45 days prior to arrival. We accept money orders, cashiers checks and mayor credit cards. Any balance owing after check-out is automatically charged to the credit card on file.

Taxes
Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.

Refunds And Cancellations
Changes or cancellations received by the Property Manager 31 days or more prior to the arrival date are subject to a (USD50.00) processing fee. If received 30 to 15 days prior to the arrival date, the guest will forfeit (USD250.00) of the rental. Cancellations received within 14 days of arrival or no-show will forfeit 100% of the rental. Special Cancellation terms apply to special events and holidays - please ask your reservationists for more detail. Please retain you cancellation number as a proof of proper cancellation notice. No refunds are granted for early departure and/or eviction. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, swimming pools, other appliances and amenities.

Occupancy
Our homes range from 3 to 15 miles from the Main Gate of Walt Disney World. All properties are limited to the bedding capacity and to Registered Guests Only. Management reserves the right of eviction for unauthorized occupancy (maximum occupancy standards are regulated by the county fire chief and local authorities ).

Pets are not allowed in any property. Should a pet be found in any home, a $250 fine will be charged to the guest credit card.

Barbecue Grills
Some communities and private residences are equipped with barbecues grills. Please use caution when grilling.
Note: Outdoor grilling is permitted only in designated areas. Grilling on pool decks, balconies, or screened porches is prohibited by law.

Cribs, Highchair And Sofa-Beds
MOST of our vacation homes have a sofa-beds. Any additional requests for rollaway beds, cribs, and high chairs are subject to a fee.

Pool Heating And Safety
Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There is an extra charge for the heating of the pools and MUST be pre-paid prior to arrival. (NOT ALL POOLS ARE HEATABLE. IF YOU THINK YOU MAY WANT TO HEAT THE POOL PLEASE ASK FOR A PROPERTY WITH A POOL HEATER AT THE TIME OF RESERVATION – Pool heat cost is $35 per day with a 5 days minimum charge). Pools will be cleaned weekly and there will be times when the pool must be treated where it may cause times when is not usable. This will be done according to the pool maintenance department schedule and cannot be scheduled according to guest request. During some occasion when it rains or when screen doors are left opened bugs and debris might get into the pool. We have provided each pool with a net in case this happens.

Telephone Services And Charges
All residences have a telephone, which is not connected to a central switchboard. Credit card, calling card, or phone card is required for long distance calls and an activation fee may be charged. Most local and toll calls are free. For more information please contact our Main Office. See guest services for phone card purchasing.

Lock-Out Charge
Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after office-hours lock-out will result in a $50.00 charge.
PLEASE DO NOT EXIT THROUGH THE GARAGE.

Guest Services And Attractions
Our staff can assist with local area directions, dinner reservations and recommendations, area attractions and much more. We sell discounted theme parks and dinner show tickets. Save time & money by ordering your tickets prior to arrival.

Car Rental
We also provide car rentals service; choose from economy size car to the family mini van, at discounted prices. All taxes, surcharges, optional insurance and additional fees are paid by the renter directly to the rental car agency at time of pickup. Subject to rental car availability. Please inquire about airport pick up times and location.

Travel Insurance
We offer travel insurance that will cover trip cancellation, trip interruption, travel delay (daily limits apply) and emergency assistance. The cost is 6.5% of your nightly rate excluding tax. The payment is non-refundable and may not be purchased after arrival. No coverage is in force unless payment has been made for this plan. (For USA residents only).

Substitutions
Management strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a residence become unavailable.

Age
We will not rent to vacationing students or singles under 21 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit and possible eviction.

Behavior
Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in immediate eviction and forfeiture of rent and deposit.

Entry Of Premises
An authorized employee or repairman may enter premises during regular business hours for any purpose connected with the repair, improvement, care and management of the premises. The property you occupy may be listed for sale. If so there is a possibility that our real estate office will call you and request a convenient time for a showing during your stay. Every effort will be made to schedule showings so as not to interrupt your vacation.

Vacation Rental Managers Association
Property Manager is proud to be a member of the Central Florida Vacation Rental Managers Associations and is in accord with its rules of ethics and high standards of property management.

Agency Disclosure
Property Manager serves as the representative of all owners in its rental program, and is acting, at all times, in and for the best interest of the owners.

Damage Waiver
A Home Damage Waiver (HDW) is optional, and can be purchased for $45.00 to be used in case of reported accidental damage done to the home above normal wear and tear. In addition a credit card deposit will be taken at check-in to cover any additional charges.

Home Damage Waiver conditions
As a guest (the person registered and all the persons sharing the same rental unit) who has purchased a damage waiver staying at our property, you will be obligated to pay for loss or damage to the contents of the rental unit you occupy. The damage waiver is limited to a maximum total of $ 750 damage payment for stay and is applicable for the entire stay. (From check-in to the date of check-out).

Damage Waiver Coverage does not include
Acts of God.
Intentional acts of guests.
Gross negligence or willful conduct.
Any cause, if the guest does not report the damage to the staff by the time they check-out of the unit.
Normal wear and tear.
The waiver applies only to the direct physical loss or damages to a covered property. It does not cover loss of use of such property.
The waiver does not apply for loss or damage to any property owned by or brought into the premises by a guests.

Reporting Damages
All Damage must be reported promptly to the staff at the property. Such staff will have the sole authority to determine the extent of repairs necessary. The guest must report any loss or damage to the unit or its content to the management or this damage waiver is voided. Representatives have ultimate administration authority. Arbitration is required prior to litigation. The prevailing shall be entitled to recovery and/or reimbursement of all fees in connection with same.

It was a pleasure to stay at the vacation home. I took my family to our first family vacation and I must say we loved the vacation home and private pool. It was our home away from home. We loved the lake in the backyard. We were so happy with the home and the location. Because all the attractions were close by. We've already recommended the vacation home to people we know.

Awesome The house we were in was clean and had plenty of room. We arrived at check in about a hour before check in and was allowed to check in early, so that was a plus. Kevin at the front desk was very helpful and nice( thumbs up to you Kevin). The house was in a great location. It was only about 5 to 10 minutes away from all the disney parks. I will absolutely stay here again. The only thing I would say negative about my stay here is that the trash went out on Monday, but the trash people didn't pick it up.

least liked home we stayed in Although the home was decorated beautifulyl there were annoying flaws...had to go around to find a working plug to use my hair dryer...etc...some lamps did not work due to plugs...the book left by the rental company tells how to go out in garage to the electrical box but being a woman i did not feel safe doing this...it should be done by maintence prior to each rental...the internet did not work at all but was checked out and needed a part which the rental company needed to get permission from the owner prior to purchasing...we never did have internet...the toilet upstairs took 20 minutes to refill after each flushing which was inconvenient for my small grandchildren to wait for. The coffepot flowed over the counter the first day but was replaced the same day by the rental company...the tv ...some/most channels had interference and some not at all...just kept message "will return shortly". There is a run-off pond in back of the house which i feel produced more insects etc...and the screen over the pool had a few small holes allowing salamaders into the pool...

If I could only grade zero stars The worst home rental I have ever experianced. We opened the door of our house to be greeted a quite large dead roach. There was no heat for the hot tub or the pool. What's the point of having a hot tub (which barely seats one) at 60 degrees? The tv/dvd player in the upstairs bedroom never worked. The dvd player in the living room was not connected, nor were there any cables to hook it up our selves.The curtains in the living room fell a part. The outside screen to protect for bugs was ripped & flew open every time we had some wind. For someone who has rented homes in Florida several times, this place was a dump!To make matters worse, this house was classified "executive". A complete dispppointment.

House needs lots of improvement .. This is the first time that we have ever decided to stay in an actual vacation home rental, though we were excited with the idea unfortunately the experience wasn't what we expected. As soon as you opened the home there was a smell in the air of dampness. We had decided to pay for a deluxe home figuring that we were going to get a home with upgraded features however the home was definitely not what I would consider upgraded. First in the kitchen itself when you opened up the cabinets the cabinets were falling apart down at the bottom they were lifting from the base. The house is obvious supposed to be cleaned when you receive it however This was not the case, in the bathroom there were actually hairs on the floor, the towels did not smell clean and fresh they smelled like they were washed in water with no soap and the sheets also smelled the same. After Spending enough time in the home we finally realized where the smell of the house was coming from, in the dining room there was a large mirror which Is disguising a ton of mold in between the mirror and the wall judging by the stains on the roof there must be a roof leak and now alot of mold has accumulated between the wall and mirror. We lots more small complaints but bottom line after this I believe I will stick to the hotels... It is a shame though, there's plenty of potential.

Our first family trip to Disney. The service was great-everything we needed was provided in the information packet. I requested a later checkout which the mgmt co. was very nice to oblige. The home had everything we needed for a comfortable stay. The home could not be in a more centrally located area. It was great to have so many places to shop and eat so nearby-which after driving 18hrs was quite a relief. The best part of the house was the home away from home feeling and the kids loved the private pool.

Relaxed The weekend my family and I spent there was definitely worthwhile. We were there for a Family Reunion, and had a marvelous time. The homes were very accommodating, and I can honestly say, we had no complaints.

Rental for the weekend The home was sufficient and very spacious for the cost. I was a bit concerned about a few house keeping items and prep done to the home prior to our checkin. The floors seemed to need sweeping and common areas seemed to require a bit of dusting however; like I said it was sufficent for the cost.

Awesome!!! Best home away from home stay ever! The house was very beautiful and well furnished. We loved the lay out of the massterbed room with the sliding doors opening up to the pool. The kids loved the room with the disney accessories and disney tv. The pool was awesome. Disney was only 5 to 6 minutes away and that was great because we could come home and go back after we rested up. The only thing we didn't like was having to pay a 5 day minimun to heat the pool, especially if you were not going to be there for 5 nights. But overall it was an awesome stay. The best home away from home stay that we have ever had!! We have told all our friends and family about your rental homes and will definitely recommend your rental homes. Thank you for the great stay.

Great house and location, policies make it feel less luxurious. The house was awesome and location was great...all as promised. Advantage was easy to deal with in person. However, several pages of strongly worded instructions in check-in package and cheap, ugly labels stuck all over the house. (Walls, mirrors, etc) screaming at us that they'd charge extra if we set the thermostat too low or flushed maxi pads down the prevented this place from feeling at all luxurious. It felt like a worn-out college dorm with a disgruntled Ra. If youyou have hatto many of thesethe problems, charge a little extra to keep the slobs out. Advantage only stocked a single roll of toilet paper for each bathroom, a single cube of dishwasher detergent and no paper towels or small dish rags. I don't mind bringing my own, but you have to warn me. Even the cheapest motel in the country at least offers free, unlimited toilet paper. If it's such a financial drain, charge an extra $5 per night to covet ballooning toilet paper costa.

Comfortable and Good A few things were not up to the standard like a toilet seat in the main bathroom was shaking and stains on one of the sofas. There were not sufficient supplies like toilet papers, soap etc.

I have had better experiences. We had issues with the first house we stayed at. The AC unit was not cooling properly. The management team was not really helpful with it. Finally after 3 hours of sitting in a 80 degree house they finally decided to move us to a new place. After the new place everything else was fine. After they issues we had with Advantage Vacation Homes we probably will not use your services again.

Nice villa but could be better. This villa came as part of a package through Virgin Holidays, so we did not know what to expect. It is in a good location for driving to all the parks and is situated at the end of a very quite drive. Overall the villa has a slightly tired look, with all the fixtures and fittings looking 10 - 15 years old. When we stayed the place was clean and tidy but the pool base looked shabby and it was very cold (even though it had solar heating), the insect netting was partly torn. The patio door to the pool area was very stiff with the pool alarm constantly sounding if the door is left open. There were TV's in every room but we were dissapointed to find the large main room had such a small old tv in. Beware when you put the trash out.... some nocturnal animal will scatter the contents of the bin looking for food. On the plus side the interior is large and spacious with a double height living area, main bedroom on the ground floor has a super large bed, large (if old) ensuit and massive shower. The air-con worked well (as did all the appliances) Nice view over the lake from the pool area, but note the sun is only on this area in the morning I would not class this villa as "Gold" type.... maybe silver or bronze. It's in need of an update, but as a base to explore Florida's attractions it's fine.
