CHECK IN /CHECK OUT:
All guests agree to vacate the property at 10AM on the date stated in the contract. You must return all keys to the office and lock all windows and doors, and set alarms if applicable. Guests are expected to leave the property in reasonably clean condition. $100 will be charged for any keys that are not returned. Should the Guest not properly lock or alarm the property, they may be responsible for damages should a burglary occur. Should a property not be locked and properly secured, you may be charged a $50 service call from the Property Manager to do so.

PROPERTY CONDITION / CLEANING:
Guests are expected to maintain the property in reasonable condition during their stay. Guests assume liability for any loss or breakage of the contents of the property. If there is a breakage or damage to the appliances, furnishings, or the property itself, the Guest is responsible for reporting such findings to the Property Manager as soon as possible. Any damages MUST be reported to our office within 24 hours AND prior to departure. Otherwise the Guest will be charged for any damage discovered. Manager reserves the rights to charge an additional cleaning fee on your credit card should the condition of the property require more cleaning than usual. All house-cleaning of the property shall be by the cleaners employed by the Owner or by the Manager.

SMOKING / PETS / OTHER:

All of our properties are non-smoking. All pets must be declared and approved by the Property Manager and Guests must comply with all condominium or neighborhood rules. No boats, motorcycles, RV’s campers, or motor homes are to be kept on or near the property. Please be respectful of the local neighbors with regards to noise. You may not assign the property or sublet the property to others.

CANCELLATION POLICY:

Full deposit and rent is only refunded if CANCELLATION occurs 60 days prior to arrival. The Property Manager strongly suggests Travel Insurance be purchased if you feel cancellations may occur.

SUBSTITUTIONS:
In the unlikely event that the property you reserved becomes unavailable for whatever reason, Manager will attempt to accommodate you with a comparable property and will issue a full refund if comparable property is not available. If a more expensive property becomes available, all additional costs will be the responsibility of the guest at the guest’s option to reserve the more expensive property. Manager acts as Agent for the Owner of the property. Manager is not the Owner of the property. If the Manager is unable to find alternative housing, the liability of the Manager to the Guest shall be limited to the refund of all sums paid by Guest for the Property. No further liability to Guest shall be provided.

HEATING & AIR CONDITIONING:

Most properties in Morro Bay, Cayucos & Los Osos do not offer air conditioning. If this is a concern, please confirm that the property you have leased does have air conditioning BEFORE booking. All homes have heaters that should not be set higher than 72 degrees during your stay and turned off when not in the home.

INTERNET ACCESS:

Many of our homes have various types of internet access provided by various third parties. Neither Manager nor Owner is responsible for data loss, theft, loss of internet access or connection or inability of a Guest to connect to the internet.

SECURITY ALARMS:

Manager and Owner have not made any representations about an alarm system. Neither Manager nor Owner’s insurance covers loss or damage to the Guest’s personal possessions. Guest bears all risk of loss at the property. If there is an alarm at the property it may or may not be operable during your stay.

INJURY:

Manager and Owner will not be liable for damage or injury to persons or property arising from acts or omission of the Guest, or Guest’s family for losses or damages to property due to theft, fire, smoke, water, rain, snow, ice, vandalism, acts of God, etc. or any other causes other than as a direct result of gross negligence of Manager or Owner. Guest will hold Owner and Manager and their employees harmless from any liability or loss or damage to the property by Guest or others present.

CONTROVERSY:

The laws of the State of California shall govern all controversies and disputes between the parties. All controversies or disputes shall reside in San Luis Obispo County, California regardless of where the rental agreement was signed. Guest shall be responsible for any attorney’s fees and other expenses incurred by the Manager or Owner should Guest breach this agreement.

ISSUES OF THE ENVIRONMENT:

Under the rental agreement Guest is leasing a residential property or home. Many unknown conditions at a home or property can cause injury or illness to the occupants of the property. More frequently, cases are reported in which occupants of a property suffer injury or illness as a consequence of unknown environmental conditions, such as residue or mold from house products (cleaning products, perfumes, air fresheners etc.) Neither the Manager nor the Owner is qualified to find, detect, or evaluate such environmental conditions that can cause injury or illness. If you become suspicious that such a condition exists at the property, you are required to promptly report your suspicion to the Property Manager immediately. For any and all fire-related, police-related or health emergencies, call 911 first. Guest shall waive any claim for damages for Guest or Invitees to the property resulting from an unknown environmental condition on or near the property. The Property Manager can not guarantee surrounding areas to have no construction going on. We are not liable for noise. We can do our best to insure that there is no construction at the time of booking.

Quiet retreat This home is on a very quiet cut-de-sac. Nice landscaping in the any private areas in the side and back yards to sit alone or with friends and just relax. The roof access is awesome. Unfortunately during our stay the cold weather did not permit us to be outside much.<br/>Grocery stores, pharmacy, urgent care facilities are nearby. There is even a 75 year old little church within walking distance! Morro Bay, Cambria, Cayucos are all short drives away. All have various fun shops and restrauants to explore and enjoy. Each city has it's own Farmer's Market on different days. Sylvesters Burgers in Los Osos is a fun experience and the food is great!

Cozy but large Very cozy (but large) and quiet. Well stocked kitchen. Pictures show patio table w/benches on the roof but they were rotted and unsafe so we didn't use them. Rental company said they would remove them but they never did. Had to have cleaning lady return because of many cobwebs. It says that pets are not allowed but the dust ruffle in the Master bedroom had dog hair and was dirty from looked like a large animal resting on it. Overall, it was a nice, quiet place that we would like to return to.

11th St. Rental TV wasn't working . Marissa had to call the cable Co. They came on Tues. We were out of TV for 2 days. Also thought the carpeting in the house needed shampooing. Otherwise, we enjoyed our stay.

Good location, quiet, and spacious. This is a very nice three bedroom and two bath home. View of the bay and rock from either of the two decks. A TV is each of the large bedrooms. The bathrooms are fine with a walk in shower in master and a tub/shower in the second bath. Lovely, large dining room that can accomodate a large family. The kitchen was well equipped and everything worked fine. We also appreciated the washer and dryer in the laundry. Our only wish is that the owners would replace the beds which felt old and worn out.<br/>

Los Osos Vacation Terrific house, more than than we actually needed! The view was worth every penny!! Easy access to the major highway. Very quiet neighborhood. Love the top deck! Wonderful experience with property management - very accomodating. Will be coming back next year if available. Thank you!

Spacious, comfortable house This was a very spacious, comfortable house. We enjoyed our stay and Los Osos had more amenities than we expected - grocery stores, post office, Rite Aid, Round Table Pizza (although no traditional fast food). It was only a short drive to Morro Bay and San Luis Obispo was an easy 15 minute drive. The view of the bay from the den window was nice and there was a cozy back garden.

Our Stay The only problem we felt with the house was the squishy beds and sofa. One of the beds was replaced while we were there. The extreme hardness of the water was another issue. We don't mind drinking bottled water. But the dishs, glasses and silverware were badly discolored by the water. At first (before we realized the hardness of the water) we thought they might be unclean. I think a soft water filter would be a desirable improvement. We are planning on returning next year.

Comfortable place in unusual situation We had planned on having a quiet Thanksgiving dinner with our Cal Poly student and other relatives. The student was admitted to Sierra Vista Hosp. for serious surgery earlier that week. When we were at the house, it was quiet, calm and pleasant. We made a Thanksgiving dinner easily. We were pleased to have a house to spread out in when we could relax.

Great Home away from home. We thoroughly enjoyed our vacation at 1156 11th. Street. The location was close to the Elfin Forest and we had beautiful views of Morro Bay and the estuary, as well as the town itself. Also, San Luis obispo is quite close.<br/>Great restaurants and shopping as well.

Our stay at 1156 11th street Los Osos. We stayed a month. Loved the cool fresh clean air, picturesque views from the front window, well supplied kitchen, big screen TV's. Enjoyed the walks in Elfin Forest, the exercise at Los Osos Fitness Center, the tasty dinner at 10th Street Grill, the Mozart concerts at the Mission and in Avila, the visits with local friends and the friendly neighbors including the back hoe operators installing new sewers throughout the city. For us it was just what the doctor ordered. Thank you Owners and Seaside Rentals for this wonderful opportunity!

March 2012 on 11th Street, Los Osos We enjoyed our stay at this spacious house near the Elfin Forest, and a short drive to Montana De Oro park. The landscaped garden and roof top deck are enjoyable on a sunny day. The house is well appointed; even has jigsaw puzzles to work in the sun room and a variety of games and books. Local stores, restaurants, weekly Farmers' Market, Post Office and Library are handy, and others are found in near by Morro Bay.
