THE FOLLOWING AGREEMENT IS MADE BY AND BETWEEN GUEST AND THE PROPERTY MANAGER (“AGENT”). BY PROVIDING PAYMENT, YOU (“GUEST”) ARE CONFIRMING THAT YOU HAVE READ, UNDERSTAND, AND AGREE TO BE BOUND BY THE TERMS AND CONDITIONS OF THIS RENTAL AGREEMENT.

RESERVATIONS
Reservations may be subject to cancellation until the Property Manager has processed the full balance of the Reservation, and all checks have cleared the bank. Once all final payments have been received, you will receive check-in instructions via the email address you provided upon booking, please bring these instructions with you.

RENTAL RATES & TAXES
All rates, fees and taxes are subject to change without notice. Rental fees include linens and towels for the maximum occupancy of the unit. Rental fees do not include tax as required by the Town of Mammoth Lakes. The Town Occupancy Tax (TOT) rate is 13%. As of September 1, 2013, a 1% Tourism Assessment on all rental fees has been mandated by the Town of Mammoth Lakes. These charges are automatically added to every reservation.

AGE REQUIREMENT
The Guest making the reservation and signing the rental agreement must be at least 21 years of age or older and must occupy the rental property the entire term of the rental agreement.

OCCUPANCY
All rental units have a maximum occupancy. The maximum occupancy is calculated by the number of people the property sleeps as stated in the rental contract. Over occupancy will result in additional fees and penalties charged to the client's credit card and may result in eviction.

PAYMENT POLICY
A payment equal to 50% of the total reservation amount is due at the time of booking (the “Booking Date”) via a major credit card, of which $150.00 per unit is non-refundable (the “Non-Refundable Deposit”). The remaining balance will be charged to your credit card 45 days prior to the Arrival Date. If your Booking Date is less than 45 days prior to your Arrival Date, payment in full is due at the time of booking.

HOLIDAY/GROUP PAYMENT POLICY (applies to Christmas, New Years, Presidents Week, and Group bookings)
A $150 per unit Non-Refundable Deposit is due at the time of booking via a major credit card. A check for 50% of the balance (minus the Non-Refundable Deposit) is due 7 days after the Booking Date. The final balance is due via check 45 days (60 days for group reservations) prior to the Arrival Date. If the full balance is not received via check by the payment due date, the credit card on file will be accessed and charged the payment due, plus a service fee of 3%.

INTERNATIONAL GUESTS
Full payment is due at the time of booking via a major credit card, along with verification of identity.

CANCELLATION POLICY
If a written cancellation notice is received at least 45 days (60 days for group reservations) prior to your Arrival Date, a full refund will be issued minus the Non-Refundable Deposit. All reservations are final, regardless of inclement weather, snow conditions, or other circumstances. The Property Manager recommends travel insurance to protect your investment. You may submit a written request to change to your reservation at least 45 days (60 days for group reservations) prior to your Arrival Date. In the event we can accommodate your request, a $35 Reservation Change Fee will be applied.

GROUP POLICY
A group reservation consists of 2 or more units rented during the same time period. All payments on group reservations, except for the non-refundable $150 per condo booking deposit, are due by check. Please see above for the group payment policy. We have a 60 day cancellation policy for all group reservations, as well as a one-time $1,500 refundable security deposit that is due within 7 days of the arrival date via check. All refundable security deposits will be refunded within 7 days from the date of departure, after the unit has been inspected, minus any costs withheld for damages, missing items or additional cleaning.

METHODS OF PAYMENT
We accept personal checks, Visa, Master Card, and Discover Card. Please make checks payable to the Property Manager and remember to include your reservation number on your check/payment. All payments must be made in U.S. dollars. There is a $25 handling fee for all returned checks. Once your final payment is received, a confirmation of payment will be sent.

PROPERTY AVAILABILITY
In the event that a managed property becomes unavailable for any reason, the Property Manager will make every effort to move you to comparable accommodations. If we are unable to find you comparable accommodations, the Property Manager shall be held harmless and the client agrees that its only remedy shall be a full refund of any monies paid. Special restrictions to availability may be enforced on certain properties during holiday periods. We reserve the right to cancel any reservation request, with a full refund. You will be notified via email if any restrictions apply.

DAMAGE WAIVER FEE
A $25 nonrefundable Damage Waiver Fee is required for all reservations. We require a valid Visa, Master Card or Discover Card number on file in addition to the $25 Damage Waiver Fee. If you are renting multiple units, a damage waiver is charged for each unit rented. The damage waiver relieves Guests of the cost for unintentional, incidental and reported damages to the rental property and its contents, not to exceed the amount of coverage (up to $250). The Damage Waiver Fee does not cover: reported damages in excess of $250, unreported damages, damages resulting from negligence or willful and wanton misconduct, intentional damage, theft, unauthorized entry into the unit or the owner's supply closet, unauthorized pets or pet damages, lost keys, damaged linens, extensive cleaning required at check-out, smoking, exceeding occupancy limits or parking limits, and any other charges/policies in the Rental Policies and Rental Agreement, including any fines imposed by the City, County, State or Home Owner Association as the result of violation of any law, ordinance, rule or regulation or any fines or costs levied against Guest or visitors of Guest (“Excess Damage Costs”).

Guest will be notified of any Excess Damage Costs in writing. Any Excess Damage Costs will be charged immediately to the Guest's credit card. Guest assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest's or Guest's visitors part, except in the case of normal wear-and-tear reported to the Property Manager within 12 hours of Check-in.

Agent reserves the right to require a security deposit for any reservation at their sole discretion.

REPORTING DAMAGES
Please note any damage to the property upon your arrival and report it immediately to our office () to avoid possible liability. If any loss or damage occurs during your stay, please notify us immediately. All damage must be reported prior to departure for the waiver to apply. We inspect every home after departure; if loss or damage is reported after your stay, you will be notified in writing and we will charge the credit card we have on file.

VACATION INSURANCE PROTECTION
The Property Manager offers travel insurance through CSA Travel. It can protect you from losses you may incur because of unforeseen circumstance, illness, incur mandatory weather evacuation. The cost of this insurance is 6.95% of the rental, fees, and applicable taxes. Travel insurance must be purchased at the time the reservation is made. All refunds and claims are handled directly by CSA Travel. Travel insurance is non-refundable after purchase.

CHECK-IN AND CHECK-OUT
Check-in time is 4:00PM and check-out time is 10:00AM. We do not allow early check-ins or late check-outs. Guests will not be refunded for early departure. Early check in or late check-out will be billed at $50 for each full half hour prior to check-in time or after check-out time. Please do not wash the bed linens as housekeeping will replace them upon your departure. In addition, please wash your dishes, dispose of extra food, take out the garbage, and turn down the heat. All doors and windows should be closed and locked. All keys returned by check out time. All breakage reported to the Agent. Property must be left the same as you found it.

PET POLICY
Bringing a pet into a non pet friendly unit will result in an immediate charge for $500 to the credit card on file and may result in eviction without refund. A limited number of pet friendly units are available. A $20/night pet fee applies to all pet-friendly units and is included with the rent charge. Your pet must be pre-approved, and only one pet is allowed per pet friendly property. On occasion, we will allow a second pre-approved pet with an additional $20/night pet fee. Pets are not to be left unattended in the unit due to barking and scratching. Pets are to be on a leash at all times and Guests are responsible for picking up after their pets. Any violation of the pet policy may result in immediate eviction without refund and possible penalties charged to the Guest’s credit card.

UNIT SUPPLIES
For your convenience, you will find a supply of toilet paper, paper towels, soaps and shampoo, among other kitchen and bathroom amenities. The Property Manager does not replenish supplies during your stay. All bedding, towels, dishwasher detergent, and liquid dish soap are provided. Kitchens are not supplied with food staples, plastic wrap, foil, etc. We provide comfortable and quality surroundings for our Guests so that they may fully enjoy their stay. We ask that you use care with the accommodations so that others may also enjoy them.

CLEANING AND LINENS
A cleaning and linen fee is required for all reservations. The cleaning and linen fee ranges from $50 - $75. The cleaning fee covers normal clean up after your departure. If extra cleaning is required upon your departure, your credit card will be charged at the hourly rate of $30/hr. Daily cleaning service can be provided at $75 - $125 per clean depending upon the unit and the service requested. All requests must be made in writing to , at least five days prior to your arrival date. All of our units are non-smoking and come with one set of premium sheets and towels. If you would like a full linen change or extra towels, please order them in writing at least two weeks in advance. Bath towels are $1.50 each, full linens are $5.00 each. Linens can be picked up during business hours at our office. All towels must be left in the unit in the same condition they were received. Extra cleaning required after check-out will be billed to the guest. Guest is responsible for paying for any "extra" cleaning required (as determined by Agent) after check-out, including dander/hair left by pets, excessive garbage, etc. Agent is authorized to charge the credit card on file for the reservation.

KEYS
Two keys are provided for each rental property. All keys must be returned upon check-out.

REPLACEMENT FEES – LINENS, TOWELS, KEYS AND INCIDENTALS
Guests are responsible for the costs to replace any linens, towels, keys, remotes or other items inside the unit that are damaged or not returned at the time of departure. The replacement costs will be immediately charged to the guest’s credit card. Replacement fees for linens are $25 per item. Replacement fees for towels are $10 per towel. Replacement fees for keys are $30 per key. Replacement fees for remotes and other incidentals range from $30 - $150.

SMOKING
Smoking is NOT permitted in any rental unit managed by the Property Manager. Smoking in any of our condos will result in an immediate charge for $500 to the credit card on file.

COMMUNITY AMENITIES
Many of our units are located among other residences. Please respect the property rights of others. The Property Manager is not responsible for the management and availability of common area facilities, including Pools, Jacuzzi's, Spa's, Recreational Facilities, Driveways, Parking Areas, etc. The operation and maintenance of such facilities are the sole responsibility of the onsite property management company and the Property Manager makes no guarantees as to the condition, operability or availability of such facilities. Furthermore, your use of this vacation rental is subject to observance and adherence to the rules, regulations and policies of the homeowner association in which the rental unit resides. Some of our units offer hot tubs. Please observe and adhere to all rules and policies as posted at the unit regarding the safe use of the hot tub. The hot tub and surrounding patio/deck can be dangerous and can be slippery when wet. You accept and assume all risks involved in or related to the use of any common area facilities, and release the Property Manager and the homeowner from any and all liability or loss that may result in connection with the use of these facilities. the Property Manager does not guarantee neighborhood noise levels.

MAINTENANCE
If maintenance or repairs are required at the home during your stay, please notify us immediately and allow access to the home to a representative of the Property Manager to make the necessary repairs. Please notify our office at immediately if you are unsatisfied with the condition of your rental home upon your arrival. Should Agent be required to visit Property other than on regular patrol, check-in, or check-out, for example on request of Guest for use of Property or Extras instruction, or Property repair which was a result of Guest action or misuse, a $100 maintenance call fee will be charged. Maintenance issues which are not the fault of the Guest are excluded from this charge however the final determination of the nature of a visit is with the Agent.

UNIT AMENITIES
Televisions, VCR's, Washer, Dryer, Internet, Etc., herein called "extras", are supplied at no extra charge as a convenience for Guest use. In the event of a malfunction or breakdown of "extras", Agent will have the "extra" repaired as quickly as practical. Guest agrees that there will be no refund for “extras” if they malfunction, breakdown or otherwise become unavailable to the Guest. In the event of malfunction of any other appliance or feature, Guest must notify Agent so repair of malfunction can be made. Don’t re-wire, unplug, change settings, re-program, or reset/modify any of the Appliances/Water Heaters. Do not attempt to connect any video games, computers, or other electronic equipment to the TVs, networking equipment, or other Appliance. Any repair work, re-wiring, settings reset, or reprogramming will result in a $50 charge to the Guest. If you can’t figure something out CALL US. All of the homes we represent are independently owned. Therefore, from time to time, Owner's may choose to add or remove furnishings, amenities, etc.

SAFETY AND CARE OF PROPERTY
Please remember that our condos are individually owned and made available for your use at the discretion of the Agent. Your good care of their property is greatly appreciated. Please be responsible for your own actions and your Guests while occupying the unit. Please do not leave children under the age of 16 years unattended in the unit. Minimum age of a responsible adult is 21 years old. For fire safety, please do not remove any ashes or logs from the fire. Please remove your shoes upon entry to the unit.

WEATHER
No representations or warranties are made with respect to any weather conditions at all including any natural disaster conditions. Guest agrees to comply with instructions from the Property Manager and any advisory statement from any local emergency authorities in a natural disaster situation. No refunds are given for any weather or natural disaster condition.

PROPERTY ACCESS
The Property Manager may access the property inside or out for any purpose including repairs, inspection, verification of Guest status, monitoring of proper use of Property, access to Agents Area, maintenance, Property improvement, or for any other reason, without prior notice to Guest. If for any reason Guest prevents or attempts to prevent full and unencumbered Property Access, it shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax or deposit.

SHORT TERM RENTAL
It is expressly understood and agreed that this is a short-term, transient rental agreement, and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights in Guest and no rights to renewal or for recurring usage. This Agreement is also neither a Time-Share sale or a Plan of Time-Share Development, nor a Vacation Club.

TERMINATION AND RIGHT TO EVICT
If the Guest or any member of the party violates any of the terms of this Agreement, the Agent may, at the Agent’s sole discretion, terminate this Agreement with no refund. Use of the Property which is in the opinion of the Property Manager fraudulent, dangerous, illegal, or in gross negligence, shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax or deposit. Guest is hereby notified that they will be subject to an expedited eviction procedure.

ACCURACY OF INFORMATION AND WEBSITE
The website(s) owned and operated by the Property Manager are provided for informational purposes and to facilitate the reservation process. Neither the Property Manager nor any of its members, Agents or staff may be held liable for any damages arising out of the use of the website(s) or services. All information contained in our website, or any other on-line, paper, verbal, or other forms of materials describing the property are NOT part of this rental agreement and there is an acknowledgement that any representations those materials have made with respect to the property were for informational purposes only and have no bearing or obligation with respect to completeness or correctness regarding the property. However infrequent, it is possible that the latest information on a unit may not be available online. This may include decor, price, availability, etc. Please check with a reservation agent. Your use of the website(s) and any reservations made with the Property Manager are subject to the Terms and Conditions stated herein. Furthermore, you agree that you are over 21 years of age, legally able to enter into this contract, and the information that you provide to the Property Manager is truthful and accurate. The information that we collect is for use by and only by the Property Manager. You agree to pay all charges created by your use of this website (including booking fees, linen charges, housekeeping fees, unit rental fees, etc). We reserve the right to modify our policies, information, rates and discounts at any time.

LAST MINUTE BOOKINGS
The following terms apply to last minute reservations made with a promo code:
1. Only available for online bookings.
2. Only available for bookings with a minimum of 2 nights.
3. Discounts cannot be combined.
4. All reservations are final, no cancellations and no refunds are permitted for last minute bookings.
5. Last minute rates are available only to first time bookings, discounts will not be applied to existing reservations, so please don't ask - if you want a last minute rate, you must wait until the last minute!
6. A valid promo code is required to book last minute rates. Promo codes and specials change weekly, and are valid for a limited time, and sometimes in limited quantity. Valid dates are published along with any promotions.
7. The Property Manager reserves the right to change the rate, availability and terms of any last minute special at any time and at its sole discretion.
8. Notwithstanding the above, all last minute bookings are subject to the Rental Policies Agreement.

INDEMNITY
Please conduct yourself in a manner that will not put you, your children, your Guests or others in danger. Parents are responsible for the actions of their minor children, as well as themselves. The Guest agrees to release and indemnify both the Owner of the property and all the agents of the Property Manager from and against all liability, should anyone be injured upon the premises during the term of the Agreement, resulting from any cause whatsoever. Guest will indemnify and hold harmless the Owner and Agent for any injuries, accident or otherwise, incurred or suffered upon the premises by Guests or anyone associated with Guest for any cause whatsoever during the term of this contract. Guest's personal property and vehicles are not insured by the Agent or Agent's Representatives against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Items not claimed after 30 days will be disposed of.

AMENDMENTS
No subsequent alteration, amendment, change or addition to this License shall be binding unless in writing and signed by both Parties. This rental agreement supercedes any prior agreements made between Agent and Guest, verbal or in writing.

DISPUTES/JURISDICTION
All disputes shall be resolved by binding arbitration according to the arbitration rules of the American Arbitration Association and will occur in Mono County, California. Any judgment upon the award rendered by the arbitration panel may be entered in any court having jurisdiction over the subject matter thereof. The arbitration panel shall have the authority to grant any equitable and legal remedies that would be available in any judicial proceeding instituted to resolve a dispute. The parties will bear the expense of deposits and advances required by the arbitration panel in equal proportions, but either party may advance such amounts, subject to recovery as an addition or offset to any award. The arbitration panel will award to the prevailing party, as determined by the arbitrators, all costs, fees and expenses related to the arbitration, including reasonable fees and expenses of attorneys, accountants and other professionals incurred by the prevailing party.

PRIVACY
A valid email address is required to book a reservation. We do not share your email address with 3rd parties. We will send you documents relating to your reservation, and from time to time we may email special offers. If you do not wish to receive special offers from us via email, please email us at with the words "unsubscribe" in the email subject line, or call our office.

NOTICES
Any informal questions during your stay may be directed to the Agent via email or phone, the phone number is posted in the Property. All rent, fees, contracts and other notices and formal communications should be provided to Agent.


THIS IS A VACATION RENTAL AGREEMENT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY, EXPEDITED EVICTION OF GUESTS, AND SHORT NOTICE PERIOD FOR AGENT ACCESS AND INSPECTION. MAKING A RESERVATION AND PROVIDING PAYMENT IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO LEASE THIS PROPERTY FOR A VACATION RENTAL WITH THESE SPECIAL PROVISIONS.

Needs some TLC Condo was clean but this unit needs some updating.<br/>Bunk beds in second room very uncomfortable and top bunk wobbly. Heater is very noisy. Hideaway couch cushions have seen there end of life. Not the best property of similar priced Mammoth Sierra rentals. Spend your money somewhere else :( The location of the condo was great. Convenient to drive to and catch the trolley and loved having the creek right behind us. While the unit was clean, everything was outdated and many things were broken. All of the shutters were damaged and did not properly open or close. None of the entertainment system worked, let alone turned on. The couches appear to be at least 20 years old and were extremely uncomfortable. They just felt dirty. It appears that the owners and rental company do not take pride in this rental. I&#x2019;ve stayed in other condos in Mammoth for years and I always feel welcomed and &#x201C;at home&#x201D;. This condo felt the total opposite. Instead of a friendly &#x201C;welcome&#x201D; note there is a long list from the owner of ridiculous rules. I understand that every owner has rules, but I also feel like it would be nice to include something personal to the guest. Even if it&#x2019;s just a welcome sign! There&#x2019;s even a sign in the kitchen saying something along the lines of &#x201C;Don&#x2019;t make a mess... eat out!&#x201D; Really?! If I wanted to eat out, I would have stayed at a hotel. As mentioned before, location great, condo not so much. I will not be staying here again.

Spacious 2 bed/2 bath condo- but dated Loved the floor plan & the amenities, appliances were very dated, but all worked fine. Had problems with the flushing mechanism of one of the toilets, broken chain inside the tank. Very annoying. Loved all the bedding arrangements, very comfortably slept my family of 6. When we arrived the unit was pretty dirty, almost every dish I got out to use was dirty- large chunks of food dried onto baking trays. I had to rewash everything before using it.

Great weekend It was a nice place to stay , we found it to be big and cozy. Only issue was a couple of spiders in our bed. And a couple of broken blinds. Made it a little hard to open to see out side. Easy fixes . Not to ruin a great weekend.

Awesome place, awesome time My family rents a place every year for the motorcross races. I found this quaint condo online and absolutely loved it. The bedrooms we're up against a babbling creek, very clean, and comfortable to stay. We had one issue with the hot water tank. Made a call and immediately it was taken care of. First Fishing trip for 2016 The unit was clean. Nice bathrooms and was relaxing. Sofa sleeper cushions a little worn and wood shutters were broken. TV speakers were broken and unit did not have a tv in one bedroom. Over all the unit is very nice. There is a creek right behind unit. VERY NiCE.

Snowcreek 559 We had a nice vacation stay at Snowcreek 559. The office staff at Mammoth Sierra Reservations were very helpful and booking was easy. The property was nice just a little worn, but comfortable. The rental cost was very reasonable. We will strongly consider this rental again.

Mammoth Visit August 2016 We love Mammoth so anything that helps us enjoy our stay is a good thing. First off the person at Mammoth Sierra Reservations was fantastic. When we picked up our key she was very friendly and personable. She let us know all the events going on that weekend. We liked the location and the layout of the rental. But there were several "little" things broken at the condo. Not enough to make an impact on our trip... Overall we liked Snow Creek IV.

Who closes a Jacuzzi for the Winter? The unit is a spacious two-bedroom/two-bath unit and a perfect size for a family of 4-6. It says it sleeps 8, but that would be a bit tight in my opinion. The location is great, a short walk to the Shuttle, and the unit was very clean when we arrived. Furnishings were so-so, the couches in the living room are awful. Washer/Dryer is a nice feature and it had just about everything we needed, except for a snow shovel. The spa in the complex was closed for the winter (go figure) which was a major bummer and a deal breaker for me in the future. When I booked, the property overview mentioned there was a spa in the complex and we were not notified about the Spa by Mammoth Sierra Reservations until a week before our trip. The worse part, while I was there the neighbor told me it had been closed since the Fall meaning the information I used to book the Unit was not current (it mentions it now), making me feel a bit swindled. When I complained I was told there's nothing they could do, but I could use the Snowcreek Sports Club at a discounted rate of $240 (for a family of 4) for the 4 days I was there. The contract said they are not responsible for this type of thing, but it would have been nice if their property information was more up to date. Mammoth Sierra Reservations also subtly accused me of downloading illegal music and movies after I sent them a note that the Wi-fi was down. I didn't really appreciate that. I asked them to re-set it and they said they would reach out to the owner and I never heard from them again. They seemed like nice people and were responsive to other things, it might just be me (I was rather upset about the Jacuzzi and doubt they were feeling like helping me). The unit has potential, fix the Spa, wi-fi, and don't accuse a family on a ski vacation of internet piracy and things will be good.

Great condo We stayed here over New Years. The condo was cleanly and well maintained, had good wifi, a spacious kitchen, and all the usual accommodations. Easily sleeps 8 people as advertised. One pleasant surprise, especially for longer stays: a washer and dryer.<br/><br/>The location is not especially close to the village or any of the Mammoth lodges, but the bus stop is easy to get to.<br/><br/>If you're staying this season (winter 2016/2017) and a hot tub is a must, contact the management to confirm whether it's open. It was closed for maintenance when I was there... though on the plus side, the showers and hot water at this condo are on point.

Great home away from home A big, clean great condo rental! Location is a bit away from the main drag, nice and quiet. There were a few lightbulbs missing, but other than that al was well. Lots of pots, pans, dish etc. Keurig and coffee machine both. Check out the pantry before you buy as there are many items left by previous renters.

our mammoth getaway we enjoyed the condo…spacious and clean and all the basics. I am a cook and brought food to cook nice dinners and did find the kitchen very basic and the appliances outdated and especially the microwave we never did figure out. The beds were comfortable and the place was decorated nicely…felt homey and comfortable. We will stay again!! :)

Creekside Condo Snowcreek IV is our favorite place to stay out of all the phases. This condo has a creek that runs behind it, so if you have kids, they will love it!! We loved the location much more than the condo itself. This is a single story, lower unit. There is not a lot of natural light in the main living area. The picture portrays it to be much brighter than it really is, and there is no mountain views from inside of the condo. The back bedrooms, however, are a lot brighter. The couches and kitchen are a little outdated, but still warm at the same time. The bedrooms are great and very cozy. Upon arriving everything was clean except the bathroom rugs! They were dirty with hair and dirt all over them, it made me question how often the rugs are washed!! The rugs in the kitchen and hallway need to be cleaned too, the fringe that borders the rugs are stained and no longer white. When we arrived, the Condo had a weird odor coming from the laundry room that permeated throughout whole house. The odor was so strong that it woke me up the first night. I thought it was a skunk but my husband thought it was related to the water heater. Management did come and check the next day, but said they couldn't really smell anything. I asked them if they could move us to another property if the smell got worse (it did), and they told me no because they are in contract with the owner's of the condo, and the owners expect payment based on the days reserved. Really? Ok, we will just deal with it. Otherwise, Management was great. They did accommodate us as we had car issues on the way up and checked in a day late! Overall, this is a good condo for the money you pay, especially if you are out hiking and exploring during the day. If we didn't have the odor issue, we would of rented this unit again.

A mixed review We like a lot of things about this condo, but we have a few issues. First, there were a number of important lightbulbs burned out or missing. I had to actually buy one for the livingroom. The bedspreads and rugs everywhere smell bad, there is a lot of dust in the windowsills, and believe it or not we found a moldy condom in the sink drain. Not having wifi was a big problem for us (my husband has a job that requires daily contact) we had to run to McDonalds every day for their free wifi. The kitchen has some useful things but no cereal bowls; 20 mugs but none that I'd want to use, lots of garage sale stuff. We have rented this condo 2 years in a row but I'm not sure we're coming back.

Spacious and convenient stay for a ski trip This vacation rental was very nice. It was very close to the red line shuttle going to Main Lodge, and there was a hot tub very nearby. Other places in town require a drive. Everything was very clean and comfortable. Our biggest complaint was that it wasn't easy to get ahold of anyone with questions unless it was during their weekend business hours 10am-4pm.

Wish we were able to enjoy our 6 year old who had a birthday this weekend had been begging us to go to the mountains for his birthday. after a lot of overtime and some penny-pinching we were able to save enough to book this location as well as by the proper attire. Unfortunately all 3 of our children came down with a pretty serious illness prior to us going. The management company stated there was nothing they could do, rather than let the money go to waste we ended up giving the location to our family members. They said they had a great time and the location was really good. It will be some time before we can afford to take this trip again (even though it was short notice, I wish the management company could have worked with us). But I understand policy. ski trip Initially when we arrived, the place didn't warm up very well (we arrived after dinner). Our first night we were cold and the bed in the master was too firm. Hot water was plentiful. Keurig coffee pot in kitchen. Electrical outlet in dining area did not work. Light bulb on lamp out, had to call guest services to bring one since no extra light bulbs could be found in condo. No WI-FI. the oven did work well, kitchen appliances are dated. Carpet on step when you first enter is dirty and stained. The distance between television and coaches a little to far or need a bigger tv screen. Most comfortable bed was the bottom full bed on the bunk bed

Dark and Dingy But Good Layout for small children Upon arrival the unit floors were filthy, we found a used and disgusting dishrag in the clogged sink, the dishwasher was never emptied from previous users. The shutters are broken. And there were cobwebs in the window sills, the slider door and inside the canister lights. The lighting is horrible, almost impossible to see at night. And the remote controls for television didn't work well. There are food crumbs under the glass table top. The unit needs some general maintenance and upkeep, but it's not terrible. Review of Snowcreek IV #559, Jan 1-Jan 3 2016 The place overall was adequate. But there were problems. The dishwasher was broken. The sink in the kitchen was leaking. There is an exposed power box next to the leg of the bed in the master bedroom, that is a fire hazard or an electrocution hazard. A handyman showed up unannounced on both days we were there, thus preventing our ability to fully relax in the rental, and was unable to fix the problems. Despite all this, no offer of a discount was offered to us.

Great place, cozy Canin feel in a condo! Loved the supply of firewood and fire starters. Plenty of room for eight people, we had a family with 4 kids. Cozy cabin feel with the wood burning stove and wood flooring throughout. Only needs s few updates on the blinds and dishwasher, and more comfortable couches, besides that we had a very lovely stay.

Fun Time Had a great experience here. I would overall give the place a 8 out of 10, would recommend updating linens throughout. The fire place did not work whish was a bit of a bummer, but we made due. It is a bit further from the mountain then I had thought but the Redline was a few steps from our door which was awesome. The heater in the unit did not work the first night (condo never got above 50 degrees). Manager addressed the issue the next day. Soon after we wend to bed the heater broke again and we woke up to a freezing condo again. Additionally on the second night the hot water heater stopped working and we had no hot water for the next morning. I called the manager to discuss the problems, and left a mesage, but never received a callback. I am very disappointed in the overall weekend.

Nice, but could be great. Had a nice time in the Snowcreek 559, the location was great, unit was very clean, the kitchen was user friendly and the full size washer and dryer came in handy. However, the lighting in the living room was very poor due to burnt out or missing light bulbs in the lamps and the television in the master bedroom was not working. In addition the television in the living room seemed a little small since it was quite a distance from the seating area.

Smelled dusty when we walked in and within a day I realized the heater's intake filter was completely blocked with dust. Heater didn't work well. Property management was very good about replacing, fixing toilet that would run and bad shower head. Queen bed in master had old blanket that was electric but not hooked up; therefore I knew it hadn't been washed. Light bulb broken in lamp. Old TV's and TV in master was broken. Couldn't get stereo to work. No ice machine in freezer. Microwave worked if you held the handle in a certain way. Floor plan dumb so couches are far away from TV. Tired property that needs some TLC and upgrading. The hot tub - gross - cloudy and luke warm. Otherwise, it worked but not worth the money.

Would stay again For the price, the unit was pretty good. It was evident that the unit had been vacant for some period of time, found numerous cobwebs from the lights, etc. Nothing major. Check-in procedure was great (love using the lockbox). 4:00 pm check-in is a bit<br/> late, especially with a 10:00 am checkout, but it's workable. Snow Creek IV jaccuzzi wasn't very hot, and some of the jets didn't work...probably more important int the winter time. Liked the fact that it's a one story unit, was perfect for the little one,<br/> didn't have to worry about falling out of a loft, or wandering up/down the stairs. The unit itself, other than the cobwebs, was in good condition and furnished nicely.

Great Time at Snowcreek We have stayed at a number of Snowcreek Phases over the years. This is probably the most picturesque location next to Mammoth Creek, with the beautiful integration of redwood trees, aspens, pines and grassy greenbelts throughout the area. The unit being<br/> downstairs is a little dark, and there seems to be some deferred maintenance that needs to happen with replacing broken blinds and lamp, etc. Overall a good experience.

DATED with ABSOLUTELY NO MODERN TECHNOLOGY. This place has potential but is in need of major tlc. It does not have internet access, no HDMI capability, no working TV and the 1980 microwave took us 2 days to figure out how to work it. In addition, I had to send my husband out for a hair dryer which was not provided. I called the management and informed them the television was not working. They said no one else had complained and acted as if I broke it. When I checked with the website, I am actually the 4th person that brings this up.<br/>We paid for 3 nights and ended up checking out a day early.

Nice place Overall we were satisfied with our experience. The pull out couch in the living room was very very uncomfortable, we were only given one parking pass for a place that sleeps 8 people and the microwave did not work. We were given an extra parking pass the next day and a new microwave was provided to use within just a few hours of informing the property management staff. Overall, it was a nice experience.

Warm and Cozy We were very satisfied with the condo especially the rates and location. Snowcreek condos are very easily accessible especially in the winter and close to the markets and shops. The condo had all the amenities of home but unfortunately except for the tv we couldn't get the cd player going. Would have been perfect if the tv was larger. The shutters needed repairs and other minor repairs needed attention. But we would stay at this condo again and recommend this condo.

Good overall but some issues Beautiful location and comfortable with some exceptions. Not enough bedding for the two who had to sleep on fold out beds in living room. No info on where to find this. Sharp edges in the master bedroom on the corner of the bed and also in the bathroom where both I and my daughter cut ourselves on sharp protruding corners of things. Especially the bed. Bath rug very dirty appearing in front of the sink in bathroom. Didn't like. Bedding in master bedroom appears old and worn. Not attractive. Didn't like it to touch me.

The property need some touch up The apartment complex is well landscaped. The unit is on the first floor with parking right outside. Interior is generally nice, especially the kitchen and dinning area. Room size is decent and can accommodate 4 occupants easily. The kitchen is well stocked with amenities. However, few things need improvement: the bed cover is a bit worn and need replacement, the bathroom rug is dirty and need to be cleaned, the TV in the master bedroom is missing, and the TV in family room is too small. And my wife almost step on a sewing needle on the floor rug near the sofa - has the place been vacuumed lately? If these conditions are fixed, Snowcreek #559 is not a bad place to stay.

Mammoth Summer Vacation Other than communication problems (long wait for response) at the beginning of the reservation process,the check in process was very smooth. The directions for check in and check out were very clear.<br/>The property was probably the nicest we have stayed in at Snowcreek. At least one hairdryer and an ice maker would have been nice. However the variety of appliances and the amount of staples provided in the kitchen was great for cooking our meals. There were also very nice quality sheets and towels.

Snow Creek #559 Snow Creek #559 property was in very good condition and visiting Mammoth the week after Labor Day was a perfect time. Snow Creek Golf course was easy to get on and hiking trails from Red's Meadow were not crowded.

Disappointed this time We were eager to stay at this condo again since we enjoyed our stay last year. But upon check-in, we found that the master toilet did not flush, a 2nd parking permit was absent, and a couple of the shutter slats were broken. We also discovered that the bath/showers drained slowly. When I called the management company to report the issues, I was initially told that they weren’t sure when I would receive a response. It took nearly 22 hours for someone to come and fix the toilet and drains and we never did receive the promised 2nd parking permit. The management company told me that we were given an “immediate response” and that “not everything in a condo is going to be perfect”. The management company also told me that they didn’t think that some of these issues affected my vacation experience. But if I have 8 people staying in one condo and one toilet won’t flush for the first 22 hours, or if I’m standing in a pool of water while taking a shower, or if I’m worried about one of the cars getting towed away at my expense, that’s not enjoyable. To be perfectly honest, I found the lack of customer service disappointing and a little insulting. If they fix the issues in the condo and brush up on customer service, a future renter would probably find this unit enjoyable.

Overall, great property, location & value; hope to stay again! Property is very nice and very well supplied; we brought extra towels, paper goods, games, books, and kitchen staples, and didn't need any of them. EVERYTHING is included! Beds are comfortable and the location is very quiet. We loved walking in the adjacent meadow, how close we were to town, and the hot tub. Generally the property was very clean, but there were substantial cobwebs behind the shutters and in some corners. Because of the western exposure, lush landscaping, and limited light fixtures, the property is pretty dark inside. Replacing burnt out bulbs and upgrading to higher wattage bulbs would help a lot. Overall, we were very satisfied and would definitely stay again!

Great condo! We had a great weekend in Mammoth staying in this condo. The condo is very clean and was supplied with everything we needed. Spacious, Relaxing, Challenging and Fun for all ages. This unit was a great location for summer visitors. You can walk to the trolley stop in minutes. The unit is also close to the athletic club and the Bistro restaurant. Free fitness classes for people at Snowcreek. Mammoth is a wonderful place for people who love to hike. Everyone was friendly and helpful. We enjoyed our hikes to Devils Postpile, Rainbow Falls, Mono Lake, Saddlebag lake and the 20 lakes basin as well as the Mammoth lakes basin. You can have the trolley delivered your bike to Mammoth lakes basin otherwise it is quite a hump up the hill. Gorgeous views and weather. A must see for everyone.

We stayed here over New Years. The condo was cleanly and well maintained, had good wifi, a spacious kitchen, and all the usual accommodations. Easily sleeps 8 people as advertised. One pleasant surprise, especially for longer stays: a washer and dryer.<br/><br/>The location is not especially close to the village or any of the Mammoth lodges, but the bus stop is easy to get to.<br/><br/>If you're staying this season (winter 2016/2017) and a hot tub is a must, contact the management to confirm whether it's open. It was closed for maintenance when I was there... though on the plus side, the showers and hot water at this condo are on point.

Upon arrival the unit floors were filthy, we found a used and disgusting dishrag in the clogged sink, the dishwasher was never emptied from previous users. The shutters are broken. And there were cobwebs in the window sills, the slider door and inside the canister lights. The lighting is horrible, almost impossible to see at night. And the remote controls for television didn't work well. There are food crumbs under the glass table top. The unit needs some general maintenance and upkeep, but it's not terrible.

The place overall was adequate. But there were problems. The dishwasher was broken. The sink in the kitchen was leaking. There is an exposed power box next to the leg of the bed in the master bedroom, that is a fire hazard or an electrocution hazard. A handyman showed up unannounced on both days we were there, thus preventing our ability to fully relax in the rental, and was unable to fix the problems. Despite all this, no offer of a discount was offered to us.

Loved the supply of firewood and fire starters. Plenty of room for eight people, we had a family with 4 kids. Cozy cabin feel with the wood burning stove and wood flooring throughout. Only needs s few updates on the blinds and dishwasher, and more comfortable couches, besides that we had a very lovely stay.

Had a great experience here. I would overall give the place a 8 out of 10, would recommend updating linens throughout. The fire place did not work whish was a bit of a bummer, but we made due. It is a bit further from the mountain then I had thought but the Redline was a few steps from our door which was awesome. I would stay here again.

The unit was clean. Nice bathrooms and was relaxing. Sofa sleeper cushions a little worn and wood shutters were broken. TV speakers were broken and unit did not have a tv in one bedroom. Over all the unit is very nice. There is a creek right behind unit. VERY NiCE.

The bedrooms and bathrooms were very comfortable. Living room was a little awkward and uncomfortable. No measuring cups or spoons in kitchen for baking. <br/>The whole condo was very dark but had beautiful views of the creek from the bedrooms.

We had a great weekend in Mammoth staying in this condo. The condo is very clean and was supplied with everything we needed. The beds were comfortable and was supplied with plenty of extra blankets. The location is great, just steps away from the shuttle. We will definitely stay here again.

A big, clean great condo rental! Location is a bit away from the main drag, nice and quiet. There were a few lightbulbs missing, but other than that al was well. Lots of pots, pans, dish etc. Keurig and coffee machine both. Check out the pantry before you buy as there are many items left by previous renters.

we enjoyed the condo…spacious and clean and all the basics. I am a cook and brought food to cook nice dinners and did find the kitchen very basic and the appliances outdated and especially the microwave we never did figure out. The beds were comfortable and the place was decorated nicely…felt homey and comfortable. We will stay again!! :)

This unit was a great location for summer visitors. You can walk to the trolley stop in minutes. The unit is also close to the athletic club and the Bistro restaurant. Free fitness classes for people at Snowcreek. Mammoth is a wonderful place for people who love to hike. Everyone was friendly and helpful. We enjoyed our hikes to Devils Postpile, Rainbow Falls, Mono Lake, Saddlebag lake and the 20 lakes basin as well as the Mammoth lakes basin. You can have the trolley delivered your bike to Mammoth lakes basin otherwise it is quite a hump up the hill. Gorgeous views and weather. A must see for everyone.

Snowcreek IV is our favorite place to stay out of all the phases. This condo has a creek that runs behind it, so if you have kids, they will love it!! We loved the location much more than the condo itself. This is a single story, lower unit. There is not a lot of natural light in the main living area. The picture portrays it to be much brighter than it really is, and there is no mountain views from inside of the condo. The back bedrooms, however, are a lot brighter. The couches and kitchen are a little outdated, but still warm at the same time. The bedrooms are great and very cozy. Upon arriving everything was clean except the bathroom rugs! They were dirty with hair and dirt all over them, it made me question how often the rugs are washed!! The rugs in the kitchen and hallway need to be cleaned too, the fringe that borders the rugs are stained and no longer white. We like a lot of things about this condo, but we have a few issues. First, there were a number of important lightbulbs burned out or missing. I had to actually buy one for the livingroom. The bedspreads and rugs everywhere smell bad, there is a lot of dust in the windowsills, and believe it or not we found a moldy condom in the sink drain. Not having wifi was a big problem for us (my husband has a job that requires daily contact) we had to run to McDonalds every day for their free wifi. The kitchen has some useful things but no cereal bowls; 20 mugs but none that I'd want to use, lots of garage sale stuff. We have rented this condo 2 years in a row but I'm not sure we're coming back.

This vacation rental was very nice. It was very close to the red line shuttle going to Main Lodge, and there was a hot tub very nearby. Other places in town require a drive. Everything was very clean and comfortable. Our biggest complaint was that it wasn't easy to get ahold of anyone with questions unless it was during their weekend business hours 10am-4pm.

our 6 year old who had a birthday this weekend had been begging us to go to the mountains for his birthday. after a lot of overtime and some penny-pinching we were able to save enough to book this location as well as by the proper attire. Unfortunately all 3 of our children came down with a pretty serious illness prior to us going. The management company stated there was nothing they could do, rather than let the money go to waste we ended up giving the location to our family members. They said they had a great time and the location was really good. It will be some time before we can afford to take this trip again (even though it was short notice, I wish the management company could have worked with us). But I understand policy. Initially when we arrived, the place didn't warm up very well (we arrived after dinner). Our first night we were cold and the bed in the master was too firm. Hot water was plentiful. Keurig coffee pot in kitchen. Electrical outlet in dining area did not work. Light bulb on lamp out, had to call guest services to bring one since no extra light bulbs could be found in condo. No WI-FI. the oven did work well, kitchen appliances are dated. Carpet on step when you first enter is dirty and stained. The distance between television and coaches a little to far or need a bigger tv screen. Most comfortable bed was the bottom full bed on the bunk bed

The heater in the unit did not work the first night (condo never got above 50 degrees). Manager addressed the issue the next day. Soon after we wend to bed the heater broke again and we woke up to a freezing condo again. Additionally on the second night the hot water heater stopped working and we had no hot water for the next morning. I called the manager to discuss the problems, and left a mesage, but never received a callback. I am very disappointed in the overall weekend.

Had a nice time in the Snowcreek 559, the location was great, unit was very clean, the kitchen was user friendly and the full size washer and dryer came in handy. However, the lighting in the living room was very poor due to burnt out or missing light bulbs in the lamps and the television in the master bedroom was not working. In addition the television in the living room seemed a little small since it was quite a distance from the seating area.

Queen bed in master had old blanket that was electric but not hooked up; therefore I knew it hadn't been washed. Light bulb broken in lamp. Old TV's and TV in master was broken. Couldn't get stereo to work. No ice machine in freezer. Microwave worked if you held the handle in a certain way. Floor plan dumb so couches are far away from TV. Tired property that needs some TLC and upgrading. The hot tub - gross - cloudy and luke warm. Otherwise, it worked but not worth the money.

For the price, the unit was pretty good. It was evident that the unit had been vacant for some period of time, found numerous cobwebs from the lights, etc. Nothing major. Check-in procedure was great (love using the lockbox). 4:00 pm check-in is a bit<br/> late, especially with a 10:00 am checkout, but it's workable. Snow Creek IV jaccuzzi wasn't very hot, and some of the jets didn't work...probably more important int the winter time. Liked the fact that it's a one story unit, was perfect for the little one,<br/> didn't have to worry about falling out of a loft, or wandering up/down the stairs. The unit itself, other than the cobwebs, was in good condition and furnished nicely.

We have stayed at a number of Snowcreek Phases over the years. This is probably the most picturesque location next to Mammoth Creek, with the beautiful integration of redwood trees, aspens, pines and grassy greenbelts throughout the area. The unit being<br/> downstairs is a little dark, and there seems to be some deferred maintenance that needs to happen with replacing broken blinds and lamp, etc. Overall a good experience.

This place has potential but is in need of major tlc. It does not have internet access, no HDMI capability, no working TV and the 1980 microwave took us 2 days to figure out how to work it. In addition, I had to send my husband out for a hair dryer which was not provided. I called the management and informed them the television was not working. They said no one else had complained and acted as if I broke it. When I checked with the website, I am actually the 4th person that brings this up.<br/>We paid for 3 nights and ended up checking out a day early.

Overall we were satisfied with our experience. The pull out couch in the living room was very very uncomfortable, we were only given one parking pass for a place that sleeps 8 people and the microwave did not work. We were given an extra parking pass the next day and a new microwave was provided to use within just a few hours of informing the property management staff. Overall, it was a nice experience.

We were very satisfied with the condo especially the rates and location. Snowcreek condos are very easily accessible especially in the winter and close to the markets and shops. The condo had all the amenities of home but unfortunately except for the tv we couldn't get the cd player going. Would have been perfect if the tv was larger. The shutters needed repairs and other minor repairs needed attention. But we would stay at this condo again and recommend this condo.

Beautiful location and comfortable with some exceptions. Not enough bedding for the two who had to sleep on fold out beds in living room. No info on where to find this. Sharp edges in the master bedroom on the corner of the bed and also in the bathroom where both I and my daughter cut ourselves on sharp protruding corners of things. Especially the bed. Bath rug very dirty appearing in front of the sink in bathroom. Didn't like. Bedding in master bedroom appears old and worn. Not attractive. Didn't like it to touch me.

The apartment complex is well landscaped. The unit is on the first floor with parking right outside. Interior is generally nice, especially the kitchen and dinning area. Room size is decent and can accommodate 4 occupants easily. The kitchen is well stocked with amenities. However, few things need improvement: the bed cover is a bit worn and need replacement, the bathroom rug is dirty and need to be cleaned, the TV in the master bedroom is missing, and the TV in family room is too small. And my wife almost step on a sewing needle on the floor rug near the sofa - has the place been vacuumed lately? If these conditions are fixed, Snowcreek #559 is not a bad place to stay.

Other than communication problems (long wait for response) at the beginning of the reservation process,the check in process was very smooth. The directions for check in and check out were very clear.<br/>The property was probably the nicest we have stayed in at Snowcreek. At least one hairdryer and an ice maker would have been nice. However the variety of appliances and the amount of staples provided in the kitchen was great for cooking our meals. There were also very nice quality sheets and towels.

Snow Creek #559 property was in very good condition and visiting Mammoth the week after Labor Day was a perfect time. Snow Creek Golf course was easy to get on and hiking trails from Red's Meadow were not crowded.

We were eager to stay at this condo again since we enjoyed our stay last year. But upon check-in, we found that the master toilet did not flush, a 2nd parking permit was absent, and a couple of the shutter slats were broken. We also discovered that the bath/showers drained slowly. When I called the management company to report the issues, I was initially told that they weren’t sure when I would receive a response. It took nearly 22 hours for someone to come and fix the toilet and drains and we never did receive the promised 2nd parking permit. The management company told me that we were given an “immediate response” and that “not everything in a condo is going to be perfect”. The management company also told me that they didn’t think that some of these issues affected my vacation experience. But if I have 8 people staying in one condo and one toilet won’t flush for the first 22 hours, or if I’m standing in a pool of water while taking a shower, or if I’m worried about one of the cars getting towed awa

Property is very nice and very well supplied; we brought extra towels, paper goods, games, books, and kitchen staples, and didn't need any of them. EVERYTHING is included! Beds are comfortable and the location is very quiet. We loved walking in the adjacent meadow, how close we were to town, and the hot tub. Generally the property was very clean, but there were substantial cobwebs behind the shutters and in some corners. Because of the western exposure, lush landscaping, and limited light fixtures, the property is pretty dark inside. Replacing burnt out bulbs and upgrading to higher wattage bulbs would help a lot. Overall, we were very satisfied and would definitely stay again!

Beautiful 2 bedroom 2 bath condominium near the golf course, WiFi. This is a gorgeous premier condo located in phase IV of Snowcreek. With hardwood floors throughout and tile in the kitchen, this condo stays cool in the summer and warm in the winter. The wood fireplace with floor to ceiling rock makes a great gathering place to relax at the end of a long day on the slopes.

The master bedroom has a Queen bed and private bathroom. The second bedroom has a eurostyle bunk bed with a Twin on the top and a Queen on the bottom with a pull out Twin trundle underneath as well. In the living room there is plenty of seating for all, a large flat screen TV with DVD player, stereo system, and Queen sleeper sofa.

The dining area features a nice wooden table with seating for 6 with an additional 3 at the kitchen bar. The kitchen comes fully equipped with everything to cook a nice dinner for your guests and has a very open floorplan perfect for entertaining.
