Originally built in the year 1000AD, our villa has undergone a lengthy and meticulously conceived restoration. Today, as a result, guests may enjoy the extraordinary views provided from its unique Tuscan hilltop location. This gorgeous villa, which has been beautifully appointed with the latest modern facilities, has all the comforts that one might want for a memorable and truly unforgettable holiday. The villa is rented as one villa and it’s composed of two separate flats, which are connected by an interior door. Main floor Two large living rooms, a wonderful kitchen with glorious arched windows providing a spectacular view over the valley and one bathroom; one spacious double bedrooms, one bathroom with large shower, a master bedroom with queen size bed, separate dressing room, and large en-suite bathroom with shower. First floor Two large living rooms with a large fireplace (perfect for reading), a bright and panoramic kitchen with terrace, one bathroom; a master bedroom with queen size bed and large double shower en-suite bathroom, one large bedroom (queen size bed), one twin bedroom, another bathroom with shower. Needing to recharge or just enjoy free time or need to cool off after a good strool or a visit in Siena or Florence. You can enjoy of a spectacular swimming pool with jacuzzi (8×3,3 mt) furnished with sun beds, rocking chairs, a super relaxing double hammock, table and chairs…with an amazing view on the Florentine hills. How nice. Swimming pool opening period: The swimming pools opening period is from May to September (only during high and peak season).

** Air conditioning in the cottage is included during the peak season (July and August) only, in other periods it's on request and there is an extra cost (€ 150/week) to be paid by cash at check-in.**

Payment Methods

For payments made via credit card and/or Paypal, there is a 3,00 percent surcharge. PayPal, Direct Bank Deposit, Cash

Booking Deposit

The booking is confirmed with a deposit of 40 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 40 percent of the rent.

Payment Balance

Balance of payment is due 60 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.

Cancellation Policy

If you cancel anytime, the booking deposit is non-refundable.

Security or Damage Deposit

A refundable security/damage deposit of 700 EUR is due on arrival. Groups of young adults may be subject to a larger deposit., Long term rentals may be subject to a larger deposit.

Check In/ Out Times Policies - Property Access

Check IN: 03:00 PM Check OUT: 10:00 AM Guest to notify owner if they expect to arrive after 7 pm.

Quiet Time Policy

There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.

Smoking Policy

Smoking is allowed, but outside only.

Children Policies

Children of all ages are welcome. Children under the age of 18 must be supervised at the pool/hot tub.

Pet Policy, Deposit & Fees

Pets are allowed. Fee of 100.00 EUR is charged on every week(based on a minimum of 1 weeks) Size limits: Small - up to 7 kilograms (15 pounds) Pets allowed:Cat, Dog A guest must request this optional service. Maximum allowed: One Pet You will be able to discuss your pet with owner before completing your booking with them.. Weekly rate per pet is 100.00. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.

Cleaning on Departure

A fee is charged for Cleaning on Check-in. Extra cleaning - € 35,00/hour

Property Heat/ Elec/ Energy Fee

A fee is charged for Property Heating A metered fee is collected on departure. A guest must request this optional service. Only lighting is included in the rent. Heating - by cubic meter reading (€ 6,00/Mc)

Linen is included in the rent. Daily change of Linen - € 7,00 per person/change, Daily change of Towels - € 5,00 per person/change

Pool opening period

The swimming pool opening period is from May to September (only during high and peak season). On request it's possible to anticipate or postpone the pool's opening period, paying an extra price € 250/week by cash at check-in.
