Today, as a result, guests may enjoy the extraordinary views provided from its unique Tuscan hilltop location. This listing is made up of a villa with cottage, to sleep up to 17 guests. Please note air conditioning is present only in the 2 bedrooms of the cottage while in the villa there are ceiling fans. The gorgeous villa, which has been beautifully appointed with the latest modern facilities, has all the comforts that one might want for a memorable and truly unforgettable holiday. The villa can be rented individually for up to 11 guests. The cottage enjoys of a 360° panorama from a green and quiet hill, opening directly over spectacular views of the stunning Tuscan countryside. The cottage can sleep up to six people and it is composed of a luminous, multicoloured and fully equipped kitchen with the latest mod cons, two double bedrooms and two bathrooms with cabin shower. Upstairs there is an open-plan upper-gallery with a fireplace and a large sitting room, with two sofa (one is sofa bed for two people). Renting the Villa and Cottage will give you access to two pools, available from May to September.

Payment Methods

For payments made via credit card and/or Paypal, there is a 3,00 percent surcharge. PayPal, Direct Bank Deposit, Cash

Booking Deposit

The booking is confirmed with a deposit of 40 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 40 percent of the rent.

Payment Balance

Balance of payment is due 60 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.

Cancellation Policy

If you cancel anytime, the booking deposit is non-refundable.

Security or Damage Deposit

A refundable security/damage deposit of 1000 EUR is due on arrival. Groups of young adults may be subject to a larger deposit., Long term rentals may be subject to a larger deposit.

Check In/ Out Times Policies - Property Access

Check IN: 03:00 PM Check OUT: 10:00 AM Guest to notify owner if they expect to arrive after 7 pm.

Pet Policy, Deposit & Fees

Pets are allowed. Fee of 100.00 EUR is charged on every week(based on a minimum of 1 weeks) Size limits: Small - up to 7 kilograms (15 pounds) Pets allowed:Cat, Dog A guest must request this optional service. Maximum allowed: One Pet You will be able to discuss your pet with owner before completing your booking with them.. Weekly rate per pet is 100.00. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.

Cleaning on Departure

Cleaning on Departure is included in the rent. Villa weekly cleaning - € 300,00 (to be paid at check-in by cash). Extra cleaning - € 35,00/hour

Property Heat/ Elec/ Energy Fee

A fee is charged for Property Heating A metered fee is collected on departure. A guest must request this optional service. Only lighting is included in the rent. A.C. in the cottage (€ 150/week - only during medium and high season). Heating - by cubic meter reading (€ 6,00/Mc).

Pools opening period

Theswimming pools opening period is from May to September (only duringhigh and peak season). On request it's possible to anticipate orpostpone the pool's opening period, paying an extra price €250/week by cash at check-in.
