CHECK IN /CHECK OUT:
All guests agree to vacate the property at 10AM on the date stated in the contract. You must return all keys to the office and lock all windows and doors, and set alarms if applicable. Guests are expected to leave the property in reasonably clean condition. $100 will be charged for any keys that are not returned. Should the Guest not properly lock or alarm the property, they may be responsible for damages should a burglary occur. Should a property not be locked and properly secured, you may be charged a $50 service call from the Property Manager to do so.

PROPERTY CONDITION / CLEANING:
Guests are expected to maintain the property in reasonable condition during their stay. Guests assume liability for any loss or breakage of the contents of the property. If there is a breakage or damage to the appliances, furnishings, or the property itself, the Guest is responsible for reporting such findings to the Property Manager as soon as possible. Any damages MUST be reported to our office within 24 hours AND prior to departure. Otherwise the Guest will be charged for any damage discovered. Manager reserves the rights to charge an additional cleaning fee on your credit card should the condition of the property require more cleaning than usual. All house-cleaning of the property shall be by the cleaners employed by the Owner or by the Manager.

SMOKING / PETS / OTHER:

All of our properties are non-smoking. All pets must be declared and approved by the Property Manager and Guests must comply with all condominium or neighborhood rules. No boats, motorcycles, RV’s campers, or motor homes are to be kept on or near the property. Please be respectful of the local neighbors with regards to noise. You may not assign the property or sublet the property to others.

CANCELLATION POLICY:

Full deposit and rent is only refunded if CANCELLATION occurs 60 days prior to arrival. The Property Manager strongly suggests Travel Insurance be purchased if you feel cancellations may occur.

SUBSTITUTIONS:
In the unlikely event that the property you reserved becomes unavailable for whatever reason, Manager will attempt to accommodate you with a comparable property and will issue a full refund if comparable property is not available. If a more expensive property becomes available, all additional costs will be the responsibility of the guest at the guest’s option to reserve the more expensive property. Manager acts as Agent for the Owner of the property. Manager is not the Owner of the property. If the Manager is unable to find alternative housing, the liability of the Manager to the Guest shall be limited to the refund of all sums paid by Guest for the Property. No further liability to Guest shall be provided.

HEATING & AIR CONDITIONING:

Most properties in Morro Bay, Cayucos & Los Osos do not offer air conditioning. If this is a concern, please confirm that the property you have leased does have air conditioning BEFORE booking. All homes have heaters that should not be set higher than 72 degrees during your stay and turned off when not in the home.

INTERNET ACCESS:

Many of our homes have various types of internet access provided by various third parties. Neither Manager nor Owner is responsible for data loss, theft, loss of internet access or connection or inability of a Guest to connect to the internet.

SECURITY ALARMS:

Manager and Owner have not made any representations about an alarm system. Neither Manager nor Owner’s insurance covers loss or damage to the Guest’s personal possessions. Guest bears all risk of loss at the property. If there is an alarm at the property it may or may not be operable during your stay.

INJURY:

Manager and Owner will not be liable for damage or injury to persons or property arising from acts or omission of the Guest, or Guest’s family for losses or damages to property due to theft, fire, smoke, water, rain, snow, ice, vandalism, acts of God, etc. or any other causes other than as a direct result of gross negligence of Manager or Owner. Guest will hold Owner and Manager and their employees harmless from any liability or loss or damage to the property by Guest or others present.

CONTROVERSY:

The laws of the State of California shall govern all controversies and disputes between the parties. All controversies or disputes shall reside in San Luis Obispo County, California regardless of where the rental agreement was signed. Guest shall be responsible for any attorney’s fees and other expenses incurred by the Manager or Owner should Guest breach this agreement.

ISSUES OF THE ENVIRONMENT:

Under the rental agreement Guest is leasing a residential property or home. Many unknown conditions at a home or property can cause injury or illness to the occupants of the property. More frequently, cases are reported in which occupants of a property suffer injury or illness as a consequence of unknown environmental conditions, such as residue or mold from house products (cleaning products, perfumes, air fresheners etc.) Neither the Manager nor the Owner is qualified to find, detect, or evaluate such environmental conditions that can cause injury or illness. If you become suspicious that such a condition exists at the property, you are required to promptly report your suspicion to the Property Manager immediately. For any and all fire-related, police-related or health emergencies, call 911 first. Guest shall waive any claim for damages for Guest or Invitees to the property resulting from an unknown environmental condition on or near the property. The Property Manager can not guarantee surrounding areas to have no construction going on. We are not liable for noise. We can do our best to insure that there is no construction at the time of booking.

Toro Ln House is Awesome This house is amazing!! We loved sitting on the patio enjoying the sun and listening/seeing the ocean. We had 6 people for the week and there is plenty of room. Never felt crowded. Very quiet and peaceful. We have teenage granddaughters and they even enjoyed just hanging out at the house. The house was very clean and very well stocked with linens, kitchen had everything. We already have next years summer vacation reserved. Highly recommend this house ����

Toro Lane stay Our family had the most amazing time at this property. We rented this home for our extended family to stay while visiting us as we live locally. The entertaining space is so open, we were all able to be together while cooking and snacking and the guys watched TV. The bedrooms are all masters which was a lovely surprise and share no walls so we all felt like we had privacy. The views are spectacular, the trails to the beach are easily accessible. Booking was so easy with the management company, they were very attentive to everyone's needs. Great customer service, cant wait to have another family gathering here next year.

What a view! We rented this house for a crafting weekend and it was perfect! Sitting at the table and working on our crafts and enjoying the view was heaven. We can't wait to go again.

Morro Toro This home was very comfortable. The view was spectacular. We saw Dolphins, sea otters and whales from the front deck. Seals playing in the water with surfers. It is very quiet, private yet close to everything. Love working with Seaside and Marissa.

A month away from the Texas heat The home was beautiful and larger than the pictures that we viewed on the web site. A great place for entertaining. We spent a month here and would love to spend another month here next year.

Morro Bay is Wonderfullll Lovely stay at the Toro house. <br/>Seaside staff is amazing... They responded to any issues we had and were quick to resolve them. Cool weather in Morro Bay was a great break from the extreme heat hitting southern <br/>California this July.

Spectacular ocean view & access w/ abundant sea life! Melissa from Seaside Reality was very helpful. We did have a problem with garbage, it was not disposed of before our arrival and we had to deal with it. The home was in great shape, but I do have a cleaning company and have a few suggestions: the floors were vacuumed, but not cleaned on our arrival. The cooktop & venting hood very greasy, and granite not cleaned properly. The master soaking tub not clean. Your cleaning team needs to be asked to clean better. The layout of the home is fantastic, huge kitchen and dinner table, master suite opens out to main living space & ocean. The two hall master suites and laundry room were beautiful. Beautiful Home Right on the Ocean What a wonderful ocean front home! Views were gorgeous and the sound of the ocean was so relaxing. This Home is very spacious, decor is is quite nice. Our family felt very comfortable and spoiled by the whole atmosphere inside and out.<br/>The home is not far from town, maybe a mile or 2. There's a grocery store about 1/2 mile away. A couple of Mexican restaurants, A Cafe and Japanese food. However when we ate out we tried different spots in the tourist area in town down by the water. Harbor Hut and Dorn's were our favorite restaurants, a little pricey but served good food.<br/>This Home was a real treat to come to we hope to come again!

Summer Vacation 2013 Our family takes a summer vacation every year. This was without a doubt the best one yet!! Your property was in a perfect location. You were close enough to hear the ocean but far enough away to be safe and secure. It is close to shopping, restaurants and downtown Morro Bay, but far enough away to feel peaceful and relaxed. I would highly recommend this property to anyone looking for a place to get away!!

Relax, Relax, Relax Our family of 5 had the most wonderful vacation. The home is beautiful and you can be as active - or inactive-as you want. Close to town with many activities and restaurants near. We ranged in age from 70 to 3..and everyone of us had a fabulous weekend. Did I mention the ocean right outside your door? Weather wasn't great but who cared?

Ocean View, Comfort, Family Another lovely stay in Morro Bay! This home is a great set-up for our family, clean and fresh upon check-in, manager very helpful and professional. While there, we enjoyed a trip to Hearst Castle, Cambria, SLO, and shopping. Our dining included The Galley (a Fave!), Tognazzini's, and Cambria's Sea Chest Oyster Bar & Grill.
