Terms

CHECK IN /CHECK OUT:
All guests agree to vacate the property at 10AM on the date stated in the contract. You must return all keys to the office and lock all windows and doors, and set alarms if applicable. Guests are expected to leave the property in reasonably clean condition. $100 will be charged for any keys that are not returned. Should the Guest not properly lock or alarm the property, they may be responsible for damages should a burglary occur. Should a property not be locked and properly secured, you may be charged a $50 service call from the Property Manager to do so.

PROPERTY CONDITION / CLEANING:
Guests are expected to maintain the property in reasonable condition during their stay. Guests assume liability for any loss or breakage of the contents of the property. If there is a breakage or damage to the appliances, furnishings, or the property itself, the Guest is responsible for reporting such findings to the Property Manager as soon as possible. Any damages MUST be reported to our office within 24 hours AND prior to departure. Otherwise the Guest will be charged for any damage discovered. Manager reserves the rights to charge an additional cleaning fee on your credit card should the condition of the property require more cleaning than usual. All house-cleaning of the property shall be by the cleaners employed by the Owner or by the Manager.

SMOKING / PETS / OTHER:

All of our properties are non-smoking. All pets must be declared and approved by the Property Manager and Guests must comply with all condominium or neighborhood rules. No boats, motorcycles, RV’s campers, or motor homes are to be kept on or near the property. Please be respectful of the local neighbors with regards to noise. You may not assign the property or sublet the property to others.

CANCELLATION POLICY:

Full deposit and rent is only refunded if CANCELLATION occurs 60 days prior to arrival. The Property Manager strongly suggests Travel Insurance be purchased if you feel cancellations may occur.

SUBSTITUTIONS:
In the unlikely event that the property you reserved becomes unavailable for whatever reason, Manager will attempt to accommodate you with a comparable property and will issue a full refund if comparable property is not available. If a more expensive property becomes available, all additional costs will be the responsibility of the guest at the guest’s option to reserve the more expensive property. Manager acts as Agent for the Owner of the property. Manager is not the Owner of the property. If the Manager is unable to find alternative housing, the liability of the Manager to the Guest shall be limited to the refund of all sums paid by Guest for the Property. No further liability to Guest shall be provided.

HEATING & AIR CONDITIONING:

Most properties in Morro Bay, Cayucos & Los Osos do not offer air conditioning. If this is a concern, please confirm that the property you have leased does have air conditioning BEFORE booking. All homes have heaters that should not be set higher than 72 degrees during your stay and turned off when not in the home.

INTERNET ACCESS:

Many of our homes have various types of internet access provided by various third parties. Neither Manager nor Owner is responsible for data loss, theft, loss of internet access or connection or inability of a Guest to connect to the internet.

SECURITY ALARMS:

Manager and Owner have not made any representations about an alarm system. Neither Manager nor Owner’s insurance covers loss or damage to the Guest’s personal possessions. Guest bears all risk of loss at the property. If there is an alarm at the property it may or may not be operable during your stay.

INJURY:

Manager and Owner will not be liable for damage or injury to persons or property arising from acts or omission of the Guest, or Guest’s family for losses or damages to property due to theft, fire, smoke, water, rain, snow, ice, vandalism, acts of God, etc. or any other causes other than as a direct result of gross negligence of Manager or Owner. Guest will hold Owner and Manager and their employees harmless from any liability or loss or damage to the property by Guest or others present.

CONTROVERSY:

The laws of the State of California shall govern all controversies and disputes between the parties. All controversies or disputes shall reside in San Luis Obispo County, California regardless of where the rental agreement was signed. Guest shall be responsible for any attorney’s fees and other expenses incurred by the Manager or Owner should Guest breach this agreement.

ISSUES OF THE ENVIRONMENT:

Under the rental agreement Guest is leasing a residential property or home. Many unknown conditions at a home or property can cause injury or illness to the occupants of the property. More frequently, cases are reported in which occupants of a property suffer injury or illness as a consequence of unknown environmental conditions, such as residue or mold from house products (cleaning products, perfumes, air fresheners etc.) Neither the Manager nor the Owner is qualified to find, detect, or evaluate such environmental conditions that can cause injury or illness. If you become suspicious that such a condition exists at the property, you are required to promptly report your suspicion to the Property Manager immediately. For any and all fire-related, police-related or health emergencies, call 911 first. Guest shall waive any claim for damages for Guest or Invitees to the property resulting from an unknown environmental condition on or near the property. The Property Manager can not guarantee surrounding areas to have no construction going on. We are not liable for noise. We can do our best to insure that there is no construction at the time of booking.

Nice Blend of Location and Relaxation We were looking to escape the heat, hustle and bustle of the LA area so thought a trip a couple hours up the coast would be nice. This home turned out to be a great location. From a geographic standpoint it is close to lots of great sites (Hearst Castle, Pismo Beach, Montana de Oro, San Luis Obispo). The home itself is situated in a beautiful part of town walking distance to the embarcadero, downtown Morro Bay, the golf course, and the wildlife museum down the road. We loved taking walks from the home and seeing the otters playing in the bay. The home has a great patio off the front of the house that is great for dinner and happy hour. The kitchen has also been renovated which is nice to see that the owners are investing time and resources into the property. Finally, we love bringing our kids to this location because of the fenced in common area/back yard where they can run around if they still have energy after a long day along Morro Strand Beach. We will be back.

Great Location This home was so much more than we expected. While it is dated, its up-kept really well. The kitchen was recently upgraded and the yard was nice for our kids to play. Would love to return, our only suggestion would be larger beds.

Great house but full of bugs House was as represented. Very spacious. Great location. Kitchen wa unusable due to an ant infestation. We were forced to spray insecticide everywhere which was a little disturbing since we had kids. Food was left in the refigerator. We cleaned the with spilt sugar in the cabinet - filled with ants. Management company did not seem too interested in hearing about the bug. Response from Seaside Vacations; Thursday, June 28, 2018 Hi James, Were sorry you feel like we did not seem too interested in hearing about ants. Unfortunately we weren't notified of any ants until 10:32 pm on the 2nd night of your 2 night stay after you stated you had already set off a bunch of "air bombs". The kitchen was used, the dishwasher was full at departure and we asked you for the receipts for the air bombs and what you used so we could make sure the home was properly handled after such a hefty pest spray and received no further communications. we were also concerned because any kind of pest bomb requires you to leave the home for hours, and then air the home out for an additional period of time. We should have been contacted at the time this was occurring (obviously before 10:30pm) and we weren't. You also were give discount codes to use when booking which saved you an additional $150 dollars off your stay- we want to make stays as enjoyable as possible, including providing codes to help families make trips to our town. Had you reached out, we could have and would have helped with ants. Thank you for taking the time to review the home. Feedback is always welcomed.

Picture Perfect Morro Bay Views We had a wonderful stay at this rental home in Morro Bay. It was the perfect place for a girl's weekend getaway. Morro Bay is a cute town to explore and this home allowed us to be close to downtown - just a short walk or drive - but still enjoy a quiet neighborhood. The home has a well equipped kitchen and is very comfortable. The highlight would have to be the front deck where we enjoyed our morning coffee and evening happy hour with views of the bay and Morro Rock. I would defiantly rent this home again!

Inviting Home Close to the Water and Golf Course This home is located just a few blocks from both the water and the beautiful Morro Bay golf course. The house is very clean and inviting. It is clear that the owners take pride in this home. It appears that the kitchen was just recently redone (new appliances, lighting, granite countertops, etc.). The backyard space is very private and fun to let little kids run around in. The deck off the front of the house is a great place to enjoy happy hour too. My family and I have been coming to Morro Bay for years and there is so much to do in this area. Within 30 mins you can get to Hearst Castle, Pismo Beach, Elephant Seals, Montana de Oro, etc. And downtown Morro Bay (about a 20 min walk from the house) is very quaint with lots of fun shops and restaurants. Morro Bay is a gem on the central coast and this house is a great place to enjoy it!

An adequate place to stay This house is essentially what the picture and description promises. However, the reason I would not recommend it to a friend is because the beds are *incredibly* uncomfortable, and clearly very old (all of them!). Also, the bedding on our bed (the master) smelled like cat. The kitchen is missing some important cooking items if you plan to cook while you stay here (scissors, bigger bowls for salads, baking trays for the oven, etc.)

Family loved their vacation in Morro Bay My daughter and her husband and 3 children loved the house on Kern Ave in Morro Bay, especially the view of the "Rock" from the deck! My daughter loved that the dining table sat "8", the kitchen was very nice, the washer and dryer looked new and the bathrooms were very nice. They loved the fact they could walk down to the Embarcadero. A wonderful week vacation had by all.

Cool house, nothing fancy Interesting home, the decor is very dated which is odd since the kitchen is so modern. If youre looking for very minimal- this is the place. Very clean, could be a cool place if the owner updated the furnishings.

Nice stay I would recommend that the room with the futon have either twin beds or a full size bed. The futon was just not comfortable. I recommend that one of the bathrooms have some grab bars in the tub for elderly people. Otherwise everything else was great. It was clean and quiet and a nice view of Morro Rock and the ocean were great to see each day.
