Terms

CHECK IN /CHECK OUT:
All guests agree to vacate the property at 10AM on the date stated in the contract. You must return all keys to the office and lock all windows and doors, and set alarms if applicable. Guests are expected to leave the property in reasonably clean condition. $100 will be charged for any keys that are not returned. Should the Guest not properly lock or alarm the property, they may be responsible for damages should a burglary occur. Should a property not be locked and properly secured, you may be charged a $50 service call from the Property Manager to do so.

PROPERTY CONDITION / CLEANING:
Guests are expected to maintain the property in reasonable condition during their stay. Guests assume liability for any loss or breakage of the contents of the property. If there is a breakage or damage to the appliances, furnishings, or the property itself, the Guest is responsible for reporting such findings to the Property Manager as soon as possible. Any damages MUST be reported to our office within 24 hours AND prior to departure. Otherwise the Guest will be charged for any damage discovered. Manager reserves the rights to charge an additional cleaning fee on your credit card should the condition of the property require more cleaning than usual. All house-cleaning of the property shall be by the cleaners employed by the Owner or by the Manager.

SMOKING / PETS / OTHER:

All of our properties are non-smoking. All pets must be declared and approved by the Property Manager and Guests must comply with all condominium or neighborhood rules. No boats, motorcycles, RV’s campers, or motor homes are to be kept on or near the property. Please be respectful of the local neighbors with regards to noise. You may not assign the property or sublet the property to others.

CANCELLATION POLICY:

Full deposit and rent is only refunded if CANCELLATION occurs 60 days prior to arrival. The Property Manager strongly suggests Travel Insurance be purchased if you feel cancellations may occur.

SUBSTITUTIONS:
In the unlikely event that the property you reserved becomes unavailable for whatever reason, Manager will attempt to accommodate you with a comparable property and will issue a full refund if comparable property is not available. If a more expensive property becomes available, all additional costs will be the responsibility of the guest at the guest’s option to reserve the more expensive property. Manager acts as Agent for the Owner of the property. Manager is not the Owner of the property. If the Manager is unable to find alternative housing, the liability of the Manager to the Guest shall be limited to the refund of all sums paid by Guest for the Property. No further liability to Guest shall be provided.

HEATING & AIR CONDITIONING:

Most properties in Morro Bay, Cayucos & Los Osos do not offer air conditioning. If this is a concern, please confirm that the property you have leased does have air conditioning BEFORE booking. All homes have heaters that should not be set higher than 72 degrees during your stay and turned off when not in the home.

INTERNET ACCESS:

Many of our homes have various types of internet access provided by various third parties. Neither Manager nor Owner is responsible for data loss, theft, loss of internet access or connection or inability of a Guest to connect to the internet.

SECURITY ALARMS:

Manager and Owner have not made any representations about an alarm system. Neither Manager nor Owner’s insurance covers loss or damage to the Guest’s personal possessions. Guest bears all risk of loss at the property. If there is an alarm at the property it may or may not be operable during your stay.

INJURY:

Manager and Owner will not be liable for damage or injury to persons or property arising from acts or omission of the Guest, or Guest’s family for losses or damages to property due to theft, fire, smoke, water, rain, snow, ice, vandalism, acts of God, etc. or any other causes other than as a direct result of gross negligence of Manager or Owner. Guest will hold Owner and Manager and their employees harmless from any liability or loss or damage to the property by Guest or others present.

CONTROVERSY:

The laws of the State of California shall govern all controversies and disputes between the parties. All controversies or disputes shall reside in San Luis Obispo County, California regardless of where the rental agreement was signed. Guest shall be responsible for any attorney’s fees and other expenses incurred by the Manager or Owner should Guest breach this agreement.

ISSUES OF THE ENVIRONMENT:

Under the rental agreement Guest is leasing a residential property or home. Many unknown conditions at a home or property can cause injury or illness to the occupants of the property. More frequently, cases are reported in which occupants of a property suffer injury or illness as a consequence of unknown environmental conditions, such as residue or mold from house products (cleaning products, perfumes, air fresheners etc.) Neither the Manager nor the Owner is qualified to find, detect, or evaluate such environmental conditions that can cause injury or illness. If you become suspicious that such a condition exists at the property, you are required to promptly report your suspicion to the Property Manager immediately. For any and all fire-related, police-related or health emergencies, call 911 first. Guest shall waive any claim for damages for Guest or Invitees to the property resulting from an unknown environmental condition on or near the property. The Property Manager can not guarantee surrounding areas to have no construction going on. We are not liable for noise. We can do our best to insure that there is no construction at the time of booking.

Morro Bay Vacation We attempted to beat the heat and stay at this home for a few days. Nicely appointed, they had everything there we could possibly need including extra jackets in the closets for guest use. Nice ocean view from the upstairs room. Very clean. We had an issue with the coffee maker and the manager was over with an extra for us to use within the hour. Great stay in Morro Bay!

Love this house! We love this house! This is the second time we have stayed here. We love the location, view, and set up of the house. The only tiny suggestion I have is to get a standard coffee maker.

Ok place to stay Let me say the negatives first about this property. The owners still live here and have taken up lots of space where your items could go. The hot tub was dirty and full of sand from prior renters. The place had ants coming from the poorly install wood floor (bulge up in the living room). Super low water pressure in the hallway bathroom. Did I say ants. Front door is an old time split door top and bottom can be opened independently. The deadbolt on the top was extremely hard to lock. <br/><br/>Positives are the house is roomy. Looks nice inside. Some upgrades are done in some areas but cheaply. Overall ok for a few day but does have issues.

Morro Bay vacation Nice home. The stairs are really steep to get to the loft area where the view is, wouldnt recomemend this house for people with younger kids. Great for adults though, and the management companys so great- this is our 4th time using Seaside and we will be back!

Beautiful Home for a family getaway Booked this home as a last minute family getaway. Nicely decorated, 3 minute drive to the beach. Kids played on the grass while the adults enjoyed the hot tub. Good deal for the price

Decent Place This home is nice, wouldnt suggest it to people with large families because it is a very tight space. The livingroom floor needs to be fixed, theres a bubble in the middle and the floor just creaks. The owners should also remove or at least put out of guests sight all their personal belongings. It was very strange to open cabinets and see other peoples fully stoked items with minimal room for our own. The house across the street is awful but thats not this homes fault. <br/>I think if the owners made some adjustments to how they present their home it could be a lovely place- we stay in alot of vacation homes and this one just isnt ready for that. You can tell the owners use it alot so I dont think they are ready to be a true vacation rental or maybe just dont understand the process. <br/>We do love this rental office, Marissa is great, we just didnt care much for this house and will try another Seaside listing next time

Morro Bay Vacation This is a very nice home but its neighborhood isnt the greatest. The homes around it are eyesores. The laminate in the livingroom was put down incorrectly and has raised spots which really should be fixed. The stairs to the loft area upstairs are very steep and it gets very hot up there. The bes were comfortable, the owners leave alot of personal belongings out and around which was very uncomfortable and makes the home feel cluttered. It was very clean otherwise and the rental office was great to work with. We only dealt with Marissa, she was very kind and very informative and we will be using the office again- just maybe not this home. Not worth the price in our opinion.

Morro Bay stay Its a nice home, rooms are a bit small. There is a weird bubble in the flooring in the livingroom and the owners leave alot of stuff out. Just a lot of clutter. We had read the reviews and expected this so it wasn't a shock to us.

Review Great location, wonderful views, and tastefully decorated. All the kitchen utensils you could want. Beds were comfortable. The house had a few quirky things (light switches in funky places, bouncy floors in living room, etc., but it wouldn't keep us from staying there again.

Very comfortable house on a hill The house was spacious and nicely decorated. The kitchen was well-supplied and everything worked. The upstairs family room was especially beautiful with a view of the ocean and lots of space. A good place for young children! Walking distance from shopping and the beach. The only disappointment was the hot tub which never got hot enough!

Great Stay! This home is beautiful. Very tastefully decorated. A little far from the beach (for us) to walk but the view is lovely and it was only a 2 minute drive to the beach access. Quiet neighborhood, we felt very safe. Will return!
