GUEST AGREEMENT
RESERVATION PAYMENTS & ADVANCED RENT: A minimum $230 deposit is required to confirm a reservation. All reservations are "Tentative" until payment is received. Payment in full must be made no later than 30 days prior to check-in. A Visa, MasterCard or Discover credit card is required to be on file. All payments must be made in US currency.

CANCELLATION & REFUND POLICY: All cancellations of a Confirmed reservation are subject to a $75 cancellation fee. If you cancel your reservation more than 30 days prior to your check-in date, any advance deposit will be refunded. No refund of deposit will be given if a cancellation occurs within 30 days of check-in date & unit is not re-rented. Please note: If for any reason the rental property you have reserved becomes unavailable, property manager shall be held harmless by Guests and will provide comparable accommodations at the original rate whenever possible.

TRAVEL INSURANCE: Property Manager offers travel insurance through our partner, RedSky Travel Insurance. The cost to you is 6.95% (plus sales tax) of the total reservation amount, and may be purchased at the time your reservation is confirmed or any time prior to your arrival (some exclusions exist for insurance purchased 21 days after reservation confirmation). Please visit: for complete coverage and exclusion details.

MINIMUM AGE: Persons making reservations must be over 25 years of age and must be present at check-in and for the duration of the reservation. NO GROUPS OR HOUSE PARTIES.

CHECK-IN, CHECK OUT: Only the registered Guest signing this Agreement may pick up the keys. Check in at the Property Manager office between 3:00 – 5 PM; or call by 5 PM to make other arrangements. DO NOT GO DIRECTLY TO THE RESORT TO CHECK IN UNLESS REQUESTED TO DO SO. Check out time is no later than 10:00 AM sharp.

NON-SMOKING POLICY: Smoking is strictly prohibited inside any condo or balcony. No exceptions. You may smoke outside the buildings or in designated smoking areas onsite only. In the event a tenant is found to have smoked inside a condo, an additional charge of $500.00 will be charged to the credit card on file for smoke and odor removal, as well as any additional cost to repair any related damages will be applied. _____________________ (initial)

UPON ARRIVAL: Every effort is made to see that your unit is cleaned and undamaged before your arrival. If this is not the case, please report any discrepancies immediately to our office to insure that the problem is resolved and that you will not be held responsible. Check-out is not the time to report any problems.

PLEASE NOTE: Your reservation includes one set of linens and towels and does NOT include daily housekeeping. There is a laundry facility in the building, if needed. You are also provided a STARTER supply (only) of toilet paper, paper towels, trash bags and dish soap. Please plan accordingly.

TENANT RESPONSIBILITIES: Do not re-arrange the furniture or take items outside the unit. There is a minimum charge of $25 to return items to their original arrangement. Any locked closets are reserved for storage of the owner’s private property. They are not to be tampered with or entered into. Guests agree not to charge any long distance calls to Owner’s phone and if charges occur in violation of this clause, Guests will be liable for said charges plus a charge of $5.00 per call. Motor homes, campers and U-Haul trailers or their like are NOT permitted. This Agreement shall not be assigned nor may the premises be sublet. Guests agree to abide by this Agreement and abide by all rules and regulations of the Homeowners Association. Failure to do so will result in Guests being required to leave immediately without refund. Guests agree to indemnify Owner and Property Manager, its employees and agents, free and harmless from any claims or liability for any loss or damages whatsoever arising from, related to, or in connection with rental of these premises, the furnishings or grounds, including but not limited to any claim or liability for personal injury, or damage or loss of property which is made, incurred or sustained by Guests or friends of Guests or member of Guests' party during the rental period.

DAMAGE WAIVER COVERAGE: Guests are responsible for damage to the unit during their stay. However, included with your reservation is a Damage Waiver Fee. A guest, who has paid a Damage Waiver Fee, will not be responsible for or obligated to pay for unintentional damage to the contents of the rental unit they occupy. This damage waiver agreement is limited to a maximum one-time combined total of $500 during your stay. The damage waiver becomes effective upon check-in by the guest and terminates at check-out. Damage Waiver coverage does not include:
1. Intentional damages caused by guest.
2. Gross negligence or willful conduct.
3. Any damages, if the guest does not report the damages to the Property Manager within 24 hours of occurrence or checkout, whichever shall first occur.
4. Damage or loss caused by a pet(s) allowed on the property.
5. Damages that occur when the guest is in violation of any of the terms of this Guest Agreement.
6. The waiver applies only to the direct physical loss or damage to the covered rental property. It does not include or cover the loss of use of the property.
7. The waiver does not apply for loss or damage to any personal property owned by or brought onto the property by the guest.

Reporting Damage.
The guest must report any loss or damage or damage to the property or its contents within 24 hours of occurrence or before checkout, whichever occurs first, or this waiver is void.

LOST and FOUND: Property Manager will not be responsible for any personal items left in the units. There will be a $35 service charge in addition to any shipping charges if you request us to pick up and ship any items left behind.

PETS ARE NOT PERMITTED. ABSOLUTELY NO EXCEPTIONS.

DEPARTURE: Upon departure, please empty the refrigerator, and take out the trash. Do not leave dirty dishes. Dishes must be cleaned and put away prior to departure. Leave all keys in a highly visible area in the Unit. For security reasons, unreturned keys result in a non-refundable $25 per key charge. Turn off all lights and lock all doors and windows. If the rental property is not in its original condition or left excessively dirty, additional charges will apply.

REPAIRS/MANAGEMENT ACCESS: Property Manager does not guarantee air conditioning, heating or appliances. In the event of failure of these items and is unable to secure timely repair, after notice of failure, a rate adjustment may be made at the discretion of the property manager at a rate not to exceed 10% of the basic daily rate. No compensation will be given for temporary outage of electricity, gas, water, and cable or telephone service. These services are out of the control of the property manager. If entry into the Unit is required for repair or maintenance, every effort will be made to notify you ahead of time.

Nice place Was a nice place ,always enjoy staying there.have stayed here for the last 3 yrs and usually about 5 days each year but because of the no smoking on balconies and the far walk and inconvenience of the smoking area may consider other options next year...otherwise reasonably priced and good place to stay

condo The condo condition was ok, because the kitchen needs to be updated, the stove was so old and hard to cook with a pan. We noticed that there were some dust in some areas. Enjoyed our stay This was our third time at the resort. We have always enjoyed our stay. The unit was old and outdated but it was clean and comfortable with a great ocean view. The bar and pizza pub were great too. The hallway near the elevators have a very unpleasant smell and waiting for an elevator can be quite an issue at times in the tower.

Family vacation trip was a success Our vacation was great. Our room was clean and well supplied. On the 9th floor and once the third elevator was fixed it wasn't too bad going up. We did use the stairs going down. It was nice that there was no pets allow and no smoking. The beach was clean and wasn't a lot of hard partying around. It was good for older people and good for my nephews/nieces (around mid 20's). Everyone enjoyed ourselves. There were plenty of things around Myrtle Beach to do for all ages. The hotel was centrally located for all of our activities. The beach bar had great singers (well...maybe not during the karaoke lol) and the food was great. pools were clear and clean. The hot tub in the Tower was just clean so WAY too much chemicals. We couldn't take it so didn't stay. There were kids under the age in the hot tub. Can't believe the parent just let them in there. Chemicals were way too powerful for us. Had a problem with garbage disposal and the company had someone out as soon as they could. Very helpful and no problems with our dealings. I would go to the Myrtle Beach Resort again.

Family vacation Myrtle Beach Management was accommodating. The resort has lots to do. The unit is best the stairs/elevators so sometimes there was lots of foot traffic in the hall. The unit is not upgraded, but it served the purpose we needed it for.

Myrtle Beach Resort Was nice resort, grounds were beautiful so was beach, very nice staff. Bar tenders were rude to customers.<br/>Clean resort. Would not stay in the tower again elevator broke down most of the time we were there, condo was clean, very dated.

A Piece of Paradise Our family chose Myrtle Beach Resort for our vacation experience after searching several vacation spots, and we were not disappointed. From the moment we arrived, the staff was friendly and accommodating and the condo was home away from home. The view from the ninth floor is breathtaking, and we spent much of our down time on the balcony enjoying the view. The condo was clean and well-maintained with plenty of room for our family to kick back and relax. The kitchen had plenty of utensils and cooking supplies and the room was conveniently located to the elevator. The resort is family friendly with wonderful accommodations on property such as a restaurant, several indoor and outdoor pools, and a convenient store. It is located near some fabulous restaurants, mini-golf courses, and Murrell's Inlet which was one of our favorite places to visit. The management and customer service representatives are the best! They care about your concerns and go out of their way to meet your needs and expectations. You can't go wrong with this piece of paradise.

Review of T917 We have enjoyed our stay in t917 for two months now. The view of the beach, Myrtle Beach, the curve of the beach all the way to Little River, amazing sunrises and dolphin watching. The condo has ample space and convenient to elevator and garbage disposal. Very quiet.

Renaissance Tower Elevator Nightmare Myrtle Beach Resort is a great family destination south end of Myrtle Beach State Park at Surfside Beach. Something for everyone with an abundance of amenities. Great food at the Quarterdeck and Galley. Fridays great fish fry. Have stayed in Buildings A&B with satisfaction. Renaissance has nice condo's also. BUT, beware the elevators are notorious for NOT working. If waiting in line 100dg. heat only a small box fan with children screaming for air is you idea of a my guest. Your wait on Saturdays to check in or check out will be a nightmare guaranteed. Buildings A or B are not a problem....stay there, 5 stars. Personally I'll never stay at RT again for that elevator disaster alone.

A Rainy Vacation The arm bands need to be passed out at check in. I was told to get them at the gate and the gate told me they don't have them. This is not fair to us when we have to argue that we really are staying in the tower. Response from Myrtle Beach Management; Saturday, June 20, 2015 We agree that the wrist bands should be handed out at check-in. That's a Homeowners Association decision, which we have no control over.

Excellent stay! When I first got to Myrtle beach I had to go to their separate office location which was only a mile from the resort, I met with Judy, she was the nicest lady ever, thank you Judy! We got to the resort and I went to the room and I really thought it was going to be a horrible view because it was the first room as soon as you get off the elevator I thought to myself are you serious but I opened up the door walked to the living room and looked out the sliding glass door and the view was AMAZING, you could see the beach where you were staying at and you could look all the way up to north Myrtle beach it was an amazing view. I can't thank this company enough for making our family's first vacation look like a dream. Thank you Judy and thank you to your team!

Less than expected Our family usually spends beach vacations in the FL gulf, but we decided to give Myrtle a beach a try. Maybe I'm spoiled, but this particular condo and the resort itself are less than I expected. <br/>1. First, the positive: the room was clean and the kitchen had everything we needed (except kitchen towels - one dish rag and one dish towel). However, the layout of the condo made it difficult to use the pull out bed. We are a family of six and in order to use the sofa bed we had to move the dining room table. <br/>2. The mattresses need to be replaced. <br/>3. The unit has a note posted about the hot water heater not being big enough for multiple showers and affects that families vary their shower schedules. That is impossible for a family at the beach. When we come in from the beach, everyone wants a shower. I did not have a hot shower all week. <br/>4. The unit has a note on the a/c that it will freeze up if it's turned below 72. During the day, the unfitness cool, but at night, we were hot. Maybe a ceiling fan would help. <br/>5. The refrigerator has a condensation problem that caused the fridge to be wet and icy all week. <br/>6. The tub did not drain. <br/>7. The beach is crazy crowded. Like something you see in a movie: A thousand people on 200 yards of beach. With thousands of jellyfish. <br/>8. To use the resort "amenities" you're supposed to use a paper braclet that you were issued at the beginning of the week. No way am I wearing a paper braclet for a week. The one day we tried to use the pool, it was over crowded and we were confronted by an owner about our brackets. <br/>9. The resort is loud with drunks, fireworks, and karaoke. <br/>10. We made the best of it and had a good time, but this property is showing its age. Response from Myrtle Beach Management; Tuesday, August 9, 2016 Thank you for your feedback. Yes, this is a two-bedroom condominium, and designed that way. We instruct our guests to vary their shower schedules so that they do not run out of hot water. When you have 6 people in a two-bedroom unit, this can be a problem. We also instruct our guests to contact us if the air conditioning will not maintain 72 degrees. We regret that the Resort did not meet your expectations.

Amazing View! We had a fantastic time! The room was great with an amazing view! Elevators take forever and getting a cart the night before check out was horrible. People must take them in their rooms for the next morning! That is no fault of Myrtle Beach Management. The people at the management company were very nice and made sure I was taken care of!

A true Blessing This was our first vacation to Myrtle Beach. What a blessing staying at MBR was. We were very blessed to have Pat Walsh as the contact person for our reservation. Our Condo was very clean and inviting. We felt right at home adn hated to leave. We were sent to SC on a mission to pray for the covenant that was made on the shores of the Atlantic by the settler's.<br/>God is good!!

you get what you pay for Unit is not in Myrtle Beach. To far south if your wanting to go north to Little River or Barefoot Landing. No paper towels or kleenex. Good ocean view. Told to check in between 3:00 PM and 5 PM Office was closed called phone listed and got to talk to a recording. Clean but dated

CONDO WAS VERY CLEAN, WELL APPOINTED KITCHEN, LINEN WAS IN PLACE, BEDS MADE, LOVE THE SUNRISE VIEW AND NIGHT VIEW OF MB, TV IS IN AN AWKWARD PLACE, BUT ALL ROOMS HAVE TV AND DVD PLAYERS, FURNITURE COULD USE UPDATE, BEDS COMFORTABLE AND CLEAN

Myrtle Beach Resort is a great family destination south end of Myrtle Beach State Park at Surfside Beach. Something for everyone with an abundance of amenities. Great food at the Quarterdeck and Galley. Fridays great fish fry. Have stayed in Buildings A&B with satisfaction. Renaissance has nice condo's also. BUT, beware the elevators are notorious for NOT working. If waiting in line 100dg. heat only a small box fan with children screaming for air is you idea of a my guest. Your wait on Saturdays to check in or check out will be a nightmare guaranteed. Buildings A or B are not a problem....stay there, 5 stars. Personally I'll never stay at RT again for that elevator disaster alone.

The arm bands need to be passed out at check in. I was told to get them at the gate and the gate told me they don't have them. This is not fair to us when we have to argue that we really are staying in the tower.

This was our first vacation to Myrtle Beach. What a blessing staying at MBR was. We were very blessed to have Pat Walsh as the contact person for our reservation. Our Condo was very clean and inviting. We felt right at home adn hated to leave. We were sent to SC on a mission to pray for the covenant that was made on the shores of the Atlantic by the settler's.<br/>God is good!!

Unit is not in Myrtle Beach. To far south if your wanting to go north to Little River or Barefoot Landing. No paper towels or kleenex. Good ocean view. Told to check in between 3:00 PM and 5 PM Office was closed called phone listed and got to talk to a recording. Clean but dated

Resort was nice but it seemed that you always had to wait on the elevator (check in 45min) and in the evening but other than that the condo was very nice.
