RENTAL AGREEMENT
This is an Acknowledgement of your reservation and an agent will call to answer any of your questions and go over details. Please take a few minutes to read the following information carefully in order to familiarize yourself with our policies and procedures. The Property Manager (“We) want your vacation to be enjoyable and hassle free right from the time of reservation and throughout your stay. We are here to assist you in any way possible, and will help you make the right choices for your next vacation.
PLEASE READ CAREFULLY
Check-In: Check-in will be at our office, not the rental unit. 3:00 p.m. is our official check-in time, earlier check-in is possible as long as the property has been properly cleaned, inspected, and deemed ready for occupancy. There may be a rare delay at check-in time for maintenance or special cleaning. If your arrival will be after 5:00 please call the office for late arrival instructions.
Check-Out: 10:00 a.m. is your check-out time. Remove all belongings, lock up unit, vacate the property and bring all keys back to our office. Early check-out should leave the keys in the office drop box located outside of the office front door. Late check-outs must have prior management approval and may be subject to a $50.00 an hour fee, which will be charged to the credit card on file.
Security Deposits: A Security Deposit of $300 for all property rentals is required upon check-in in the form of cash or a signed Visa, MasterCard or Discover credit card imprint. Any payments received and/or credit card accounts provided will be used to pay for any unpaid balances, telephone charges, damages, replacement or repair of any damaged or missing items, or excessive cleaning requirements due to your stay with us as we deem necessary. Otherwise, security deposits will be refunded within 30 days of your departure. You may purchase Accidental Damage Protection in lieu of the security deposit.
Rental Rates and Payments: We do accept VISA®, MasterCard® and Discover or any other certified funds that would be most convenient for you for your final payment. This is a written confirmation listing all your vacation rental charges, vacation insurance (if applicable), occupancy taxes, processing fees, security deposits, and any other requested rental service fees or items. There will be a $55 bank fee for any dishonored checks. The final payment toward your vacation rental is required 30 days before your arrival. If not paid in full 30 days prior you forfeit all monies paid.
All deposits and rents will be deposit in an interest- bearing escrow account with the interest accrued to the credit of the PM.
After Hour Lock–Out: A charge of $35.00 for each call. The tenant will meet an agent at our office and pay upon arrival.
Cancellation Policy: If your cancellation is made more than 30 days prior to your reservation date, all payments will be refunded less the administration/processing fee of $65.00 and the insurance premiums. Any reservation cancelled within 30 days will have to be re-rented for the same rate and period before we can refund your payments less the processing and insurance fees if purchased. If partially re-rented, will prorate your refund.
Substitution: In the event that an owner of a vacation rental unit elects to remove his property from our management responsibility, we will provide comparable accommodations or give a full refund. We reserve the right to substitute suitable accommodations if circumstances require.
House Parties: We do not rent to non-family groups unless ALL members of the group are 25 years of age or older. Should a house party occur, occupancy will be immediately terminated and no money will be refunded.
Pets: Some units will NOT allow pets. Please call for pet-friendly units. Having a pet(s) in a non-pet friendly property is a violation and material breach of this Rental Agreement and is grounds for eviction, no refund and you will be charged $200.00 for carpet cleaning and flea treatment.
Furnishings and Equipment: All homes and condominiums are privately owned and furnished. All properties are complete with central air, telephone, and color cable television(s) unless stated otherwise. Kitchens are fully equipped to accommodate number of occupancy of property. If you notice any broken equipment, please report it to us as soon as possible so that we can make repairs in a timely manner. Rate adjustments will not be made for the failure of any appliances or equipment that is repaired in a reasonable amount of time. Outside service contractors shall have the right to arrange, inspect and repair during your occupancy. Telephone Instructions and rates are provided. Most condos are equipped for the guests to dial local phone numbers and guest services.
Departure Cleaning: Before your departure, we ask that you remove all items from the freezer and refrigerator, run the dishwasher and return all items to their original place carry out all trash and close and lock all windows and doors. You will be responsible for leaving the property in a secure and orderly condition. Damages will be deducted from deposit.
Lost and Found: We are in no way responsible for personal belongings left behind in the property. A $25 service fee and shipping costs will be billed to your credit card if you request us to package and return items you leave at the property. Lost or non returned key will incur a service charge of $25.00.
Vacation Rental Equipment: Cribs, high chairs, beach umbrellas, boogie boards, bicycles and much more at
Parking: Parking permits are required at most properties. Some have parking restrictions so please ask if you are planning on bringing more than two (2) cars. Most condominium complexes allow just two (2) vehicles. You must make your own arrangements should you bring a vehicle not permitted.
Subletting Prohibited: Guest acknowledges subleasing rental property shall immediately void rental agreement with no refund due.
Guest Occupancy: Occupancy (including small children, infants and visitors) shall not exceed the stated occupancy number for the unit. Overcrowding is a violation of the lease and you may be asked to vacate the premises or incur added charges.
Accidental Damage Protection: The Accidental Damage Protection can be purchased and protects you in the event of loss or damage to the rental property resulting from you or others in your party; however, this plan does not cover damage as a result of negligence or willful and wanton conduct. You must notify our office of any damage or loss during your occupancy and receive a written copy of report.

Travel Insurance: A Travel Insurance brochure will be mailed along with your reservation letter and the Travel Insurance Fee is automatically included in your reservation. This insurance policy covers cancellations due to "unforeseen circumstances" such as unexpected illnesses, deaths, or mandatory evacuations in the event of a hurricane. This plan is optional and is being offered as a way to help you recover your rental investment should cancellation become necessary. Should you decide to opt out of this insurance, you must initial, “opt out”, section on your signed rental agreement.
Liability: Tenant and guests hereby agree(s) to make restitution for, hold and save harmless The Property Manager, their employees, and the property owners from loss, damages, claims, demands, suits, judgments, liabilities or any causes whatsoever, which the owner or the Property Manager would be otherwise held responsible for arising from any injury or death to persons or property, or any claim on account thereof resulting from Tenants or guests use of premises or Tenants or guests’ failure to comply with this agreement, either in or about the occupied property or elsewhere.
The Property Manager as the agent, or the owner of property, shall not be held liable for any damages or injury to the tenant or to any other persons, or damages to any property occurring on the premises or any part thereof, or in common areas thereof, and the tenant agrees to hold the agent and owner harmless for any claims of damages, no matter how caused. The agent will not be held responsible for acts of theft, vandalism, or other damage to guest’s personal property or vehicle.
By accepting this rental agreement as the guest, this certifies you the guests name appears on the confirmations agree to be responsible for any damage to the dwelling or grounds and to the furnishings which occur during your stay through act or negligence of you, your family, friends, or social guests, and adhere to all rules and regulations governing the property you occupy. You agree to surrender the property at the time and dates specified in as a good condition as it was at the beginning of your stay, except for reasonable wear and tear, act of God, and / or Cause over which you have no control. If the unit is not left in satisfactory condition, you will be charged for repair and restoration to satisfactory condition, plus lost of rents.

Nice place The apartment was nice and clean with a fantastic view. The only problem was that the indoor pool was closed the entire time. Since the weather was too cold the kids did not get to swim at all.

Great reasonable stay We had a great time. Very clean. Very nice management company as well. Had no issues. The only thing I would change is to update the unit and bedding. But that was not an issue at all.

Great vacation! The condo was just as described and pictured. It's a little further up north than we usually stay but the location was nice and quiet. The pools were great and the balcony and view from the balcony were fantastic! there were even a lot of beach toys, chairs, and boogie boards which was great! anything needed was just a short drive away. this condo is very clean and well maintained. I am VERY picky about where I stay and I have no complaints about this condo. The only thing I can say for a negative is that the mattress is a little hard but that's all about preference. we had 4 adults and 1 child and the rooms were perfect to accommodate. I would definitely recommend this condo for singles and families alike. the process of renting with North Beach Realty was very easy! would definitely recommend them. we had a great time!

Overpriced Location wasn't to bad, ocean front was beautiful but there was nothing close for a walking distance.<br/>Hotel was overpriced, for money that we paid , it was discouraging what we got. It was not feel secure, even though they fixed a little thing on the door at the same day. Wallpaper in the bathroom was pealing off, the shower curtain rod was rusty, no shampoo even for a start. Kitchen was great.<br/>

Awesome beach condo!!! This was a great condo & great view of the beach. The kitchen & living room was great! They had beach chairs. I just think they need to hire a different cleaning service. Some spider webs in the curtains, dirty wash cloth in the bathroom on arrival, hair on the pillow on check-in. However, I would return again.

Family vacation Location was good, we've stayed at Sea Watch many times. We rented two units and was not happy with the overall experience of this stay. Both units 807 and 805 need updated. For the costs we didn't get our moneys worth. WiFi was weak and only worked when you were in the living room. Air condition did not cool master bedrooms, there were no vents in the masters. Kitchen was poorly equiped with cookware. TV's were very old and reception was terrible. Need to fully upgrade for the prices you charge. Don't mind paying if units are worth it, these weren't!

Very Nice Unit with Great Views Unit was spacious and very functional for my family of 6.<br/>Actual inside of the unit was very clean and beautiful. <br/>Exterior of Seawatch is not clean and could use some upkeep. The balcony carpet and windows were not clean and there is alot of wear on the walls and doors. To have such nice rooms the exterior could stand to be much nicer.

Internet troubles My only concern was the lack of proper internet service,I was advised to contact Seawatch who advised me to call Time Warner who advised me to call the internet administrator and this loop when on and on and no service was provided I ended up having to go to the lobby to check messages etc. Normally this would not be a big issue but when you are still trying to operate a business it was truly upsetting. I would have to consider another location next year if this is not resolved.

Great location Great view from 8th floor. Too much lower would have been noisy from the pool. Try to get beach-facing that does not overlook pool. Condo could have been cleaner but not too bad.

5 Thumbs Up!! Our experience was great. Great location and great accommodations. I would rent this unit and recommend this unit in a heartbeat. My only suggestion would be to have a keyless(keypad) entry so that only 2 keys don't become issue for larger group.

good stay with a few suggestions My family and I rented a condo located ont the seawatch plantation. we had a beautiful ocean view also overlooking the pool. the view alone was worth the 3000 per week. it was a three bedroom condo and very spacious. When I arrived I encountered stained linens and stained liner in the guest shower. In addition, there was rust all over the shower curtains which immediately caused me to wash the linens provided all over again because I was very disgusted with that situation. Once everything was washed, I notified the Realtor of the issues and proceeded to enjoy my vacation. I don't think I will be coming back to this particular condo unit but definitely would rent on that property again. The property itself was very clean and the staff was very accommodating.

Great Location, unit needs to be updated. This is our 3rd year being here at Myrtle Beach for several months. This was our first year at Seawatch South Tower. Loacation is great, unit is tired needs upgrade. Staff at North Beach Reality very professional and helpfull.

Wonderful March in Myrtle! This property was in excellent shape. It has an excellent view of the ocean, great pools and hot tubs! Excellent security service. First week there was trouble with the elevators, but repairs were made.

Myrtle beach vacation. On arrival we found SW 805 a very attractive condo. We did our grocery shopping for the week and unpacked. In the evening around 11.30 p.m. when we went to go to bed we found bugs in the bed. I called the emergency number and was told nothing could be done until 9 a.m.<br/>We had to find other accommodations for the night. The next morning at 9 a.m. we were at the office. Terry Gorman was very apologetic and moved us into SW 807. We then had to check all our clothes and luggage and move every thing into 807. After moving every thing we were able to enjoy the rest of our vacation.

Great vacation experience Beautiful property. There are great activities for children, poolside music for everyone and a wonderful buffet breakfast buffet. All staff was friendly and helpful. Great Place to Stay This is is a great place to stay. It had everything that a family would want in a beach resort. Hot tubs, pools, lazy rivers, easy beach access, a beautiful view, and the condo was perfect. The only negative was that the elevators were not well maintained. I am sure that we will be back.

My family and I had a wonderful vacation!! The views were awesome and we would come back again to the same condo. The only thing that I have negitive to say is that the stove was dirty. Whoever used it last did not clean up after themselves. Other than that the condo was very clean and neat. Had a wonderful vacation!

The location is awesome. The resort is conveniently located for those of us who enjoy shopping. I found a great church for an early Sunday morning service (Risen Christ/Resurrection Church). The staff at the resort are warm and friendly. Parking is great. The beach is clean. The pools and water facilities are well kept. The unit itself is absolutely charming. I am definitely going back next year. I loved the view from the unit. I loved the ambiance and the atmosphere in general. The staff at the realty shop were awsome. Most importantly... the price is right! Thank you for a wonderful vacation. I told everybody I know to skip the Caribbean and head on down to Myrtle Beach for the time of their lives!!!!!

This was my second visit to the property. I love the unit. It is clean and secure.The view of the ocean from the unit is awesome. Nice place I was very happy with the condo. It was as described and matched the pictures. The condo is on a corner. From one side you can see the ocean and from the other side it overlooks the pools. We had six people and had plenty of room. I would stay there again and I would recommend it.

Awesome Vacation Spot for the 3rd Year in a Row!!! The property is absolutey gorgeous. The management crew can only be described as warm, courteous and professional in manner. I have visited the property to celebrate my mother's 77th, 78th and 79th birthdays with my siblings (travelling from PA, AL & FL). Lots of fun places to shop, eat and visit near the property. A variety of churches nearby. The view of the beach from the property is breathtaking. Perfect spot for singles or families. Will definitely be back next year.

Enjoyable Location Enjoyed location and views from Seawatch resort. It was conveniently located to the Cal Ripken baseball complex. The condo was clean and comfortable. The plumbing made some noise and I didn't realize we needed to bring our own toilet paper. We would stay again and suggest it to friends.

SeaWatch Unit #708- North Myrtle Beach Our stay at this unit was very dissappointing. It was just one problem after another. The first 3 days and last 2 days there was the loudest sound coming from the ceiling area. It happened all day and night. I was so loud that it would wake our 14 month old grandson up throughout the night. They did do something to fix it after we complained, but then it returned the last two day of our stay. It was so bad that our son and his family left a day early. The toilet ran and the carpet were wet like something was leaking for two days of our stay. The dishwasher drawer was broken, along with the shelf in the frig. We checking out we asked if there was anything the rental company could do considering everything that went wrong during our stay, and nothing. The lady said she would have her manager call us and we never heard from her. We liked the location, but thats about it.

Had A Great Time Location was perfect, enjoyed sitting on the balcony watching the sun rise. Condo was very nice, could use a little upgrade but very clean. I great spot for a family holiday, close to everything and lots for the grandchildren to do. Already booked for next year, see you then.

This is is a great place to stay. It had everything that a family would want in a beach resort. Hot tubs, pools, lazy rivers, easy beach access, a beautiful view, and the condo was perfect. The only negative was that the elevators were not well maintained. I am sure that we will be back.

Location was good, we've stayed at Sea Watch many times. We rented two units and was not happy with the overall experience of this stay. Both units 807 and 805 need updated. For the costs we didn't get our moneys worth. WiFi was weak and only worked when you were in the living room. Air condition did not cool master bedrooms, there were no vents in the masters. Kitchen was poorly equiped with cookware. TV's were very old and reception was terrible. Need to fully upgrade for the prices you charge. Don't mind paying if units are worth it, these weren't!

Location was perfect, enjoyed sitting on the balcony watching the sun rise. Condo was very nice, could use a little upgrade but very clean. I great spot for a family holiday, close to everything and lots for the grandchildren to do. Already booked for next year, see you then.

My only concern was the lack of proper internet service,I was advised to contact Seawatch who advised me to call Time Warner who advised me to call the internet administrator and this loop when on and on and no service was provided I ended up having to go to the lobby to check messages etc. Normally this would not be a big issue but when you are still trying to operate a business it was truly upsetting. I would have to consider another location next year if this is not resolved.

Great view from 8th floor. Too much lower would have been noisy from the pool. Try to get beach-facing that does not overlook pool. Condo could have been cleaner but not too bad.

Our experience was great. Great location and great accommodations. I would rent this unit and recommend this unit in a heartbeat. My only suggestion would be to have a keyless(keypad) entry so that only 2 keys don't become issue for larger group.

My family and I rented a condo located ont the seawatch plantation. we had a beautiful ocean view also overlooking the pool. the view alone was worth the 3000 per week. it was a three bedroom condo and very spacious. When I arrived I encountered stained linens and stained liner in the guest shower. In addition, there was rust all over the shower curtains which immediately caused me to wash the linens provided all over again because I was very disgusted with that situation. Once everything was washed, I notified the Realtor of the issues and proceeded to enjoy my vacation. I don't think I will be coming back to this particular condo unit but definitely would rent on that property again. The property itself was very clean and the staff was very accommodating.

This property was in excellent shape. It has an excellent view of the ocean, great pools and hot tubs! Excellent security service. First week there was trouble with the elevators, but repairs were made.

On arrival we found SW 805 a very attractive condo. We did our grocery shopping for the week and unpacked. In the evening around 11.30 p.m. when we went to go to bed we found bugs in the bed. I called the emergency number and was told nothing could be done until 9 a.m.<br/>We had to find other accommodations for the night. The next morning at 9 a.m. we were at the office. Terry Gorman was very apologetic and moved us into SW 807. We then had to check all our clothes and luggage and move every thing into 807. After moving every thing we were able to enjoy the rest of our vacation.

The views were awesome and we would come back again to the same condo. The only thing that I have negitive to say is that the stove was dirty. Whoever used it last did not clean up after themselves. Other than that the condo was very clean and neat. Had a wonderful vacation!

The location is awesome. The resort is conveniently located for those of us who enjoy shopping. I found a great church for an early Sunday morning service (Risen Christ/Resurrection Church). The staff at the resort are warm and friendly. Parking is great. The beach is clean. The pools and water facilities are well kept. The unit itself is absolutely charming. I am definitely going back next year. I loved the view from the unit. I loved the ambiance and the atmosphere in general. The staff at the realty shop were awsome. Most importantly... the price is right! Thank you for a wonderful vacation. I told everybody I know to skip the Caribbean and head on down to Myrtle Beach for the time of their lives!!!!!

I was very happy with the condo. It was as described and matched the pictures. The condo is on a corner. From one side you can see the ocean and from the other side it overlooks the pools. We had six people and had plenty of room. I would stay there again and I would recommend it.

The property is absolutey gorgeous. The management crew can only be described as warm, courteous and professional in manner. I have visited the property to celebrate my mother's 77th, 78th and 79th birthdays with my siblings (travelling from PA, AL & FL). Lots of fun places to shop, eat and visit near the property. A variety of churches nearby. The view of the beach from the property is breathtaking. Perfect spot for singles or families. Will definitely be back next year.

Enjoyed location and views from Seawatch resort. It was conveniently located to the Cal Ripken baseball complex. The condo was clean and comfortable. The plumbing made some noise and I didn't realize we needed to bring our own toilet paper. We would stay again and suggest it to friends.

Our stay at this unit was very dissappointing. It was just one problem after another. The first 3 days and last 2 days there was the loudest sound coming from the ceiling area. It happened all day and night. I was so loud that it would wake our 14 month old grandson up throughout the night. They did do something to fix it after we complained, but then it returned the last two day of our stay. It was so bad that our son and his family left a day early. The toilet ran and the carpet were wet like something was leaking for two days of our stay. The dishwasher drawer was broken, along with the shelf in the frig. We checking out we asked if there was anything the rental company could do considering everything that went wrong during our stay, and nothing. The lady said she would have her manager call us and we never heard from her. We liked the location, but thats about it.

The only issue we had was that we did not have enough towels and could not get it from the lobby area, they told us to call the realty and ask for some who we could not get in contact with most of the time. Other than that it was a great vacation.
