Terms and Conditions

Renters: The Property Manager rents to families, married couples, and individuals. We do not rent to anyone under 25 years of age, high school and college students or groups. Renters making reservations must use the condo during the entire period of the reservation. Also, renters agree to limit number of people to a maximum of six (6) people in two bedroom condos and eight (8) people in three bedroom condos.
Check-in: Check-in is 2:00 pm or later on first day of rental period. Renters are required to pick up envelope containing information on accessing their condo from an onsite office or lock box. Information for picking up the envelope will be sent to renters approximately 30 days in advance of check-in date.
Checkout: Checkout is 10:00 am on scheduled day of departure. Departure cleaning is including in the rental rate. Prior to checkout, renters are required to take out the trash, remove all items from the refrigerator, wash and place kitchenware back in drawers and cabinets, and place dirty linens in bag provided.
Smoking Policy: All condos are “No Smoking”. Renters are allowed to smoke on condo balconies and premises.
Optional Travel Insurance – You have the option of protecting your vacation investment through the purchase of travel insurance. Although this insurance is optional, it is recommended. It provides protection should you be forced to cancel, interrupt or delay your trip due to evacuation, serious illness or a death of a family member. Travel Insurance is provided through CSA Travel Protection and you will receive information on their program via email or standard mail.
Linens and Towels: Linens and towels are included in the rental fee and are to be used only within the condo rented. Renters are required to bring their own towels for use at the pool and beach.
Internet: There is no charge to renters for this service.
Pets: Pets of any kind are not allowed on the property and in condos.
Change in Condos Rented: In rare situations, we may be forced to move a renter to a
comparable condo. Renters will be notified at the earliest date that the condo reserved will not be available and given options to change to another condo. If unacceptable to the renter, they will be refunded rental fees paid or given an opportunity to change rental dates.
Taxes and Fees: Included are accommodation taxes on rental fees as mandated by the City of Myrtle Beach, Horry County, State of South Carolina and reservation fee / accidental damages totaling $300 or less, if reported immediately. Damages incurred does not release the renter from a), intentional, willful, reckless, or malicious acts, smoking inside condos, 2) theft, 3) gross negligence, 4) intentional misuse of any device, appliance, AC system, furniture and furnishings in the condo, and 5), damage caused by renters and guests while under the influence of alcohol and/or drugs. In event tax rates change, renter will be charged at the new tax rates.
Cancellations: Renter will be refunded rental fees paid less $100 administrative fee for cancellations, providing that renter advises The Property Manager up to 30 days prior to check-in date. Cancellations within 30 days of check-in date will be refunded rental fees collected for re-renting the condo less $100 administrative fee if able to re-rent the condo.
Late Payments: The Property Manager has the right to cancel renter reservations if rental fees are not paid by the due date as shown on the rental agreement.
Method of Payments: Method of payments to include credit card, official bank checks and Money Orders. A fee of $20 will be charged to renter for bounced checks from banks. All payments to be made to The Property Manager, 5335 N Kings Highway, #178, Myrtle Beach, SC 29577.
Rental Agreement: Rental agreement shall not be assigned or sublet.
Rules and Regulations:
a. No parking of motorized bikes, campers, RV’s and trailers on premises.
b. Posted rules in condos and on the property.
c. Not operate appliances if not in the condo to avoid possible damages.
d. No fireworks can be stored, used on property, or directed towards the property.
e. Keeping noise levels in and outside condo(s) rented to a reduced level after 10:00 pm, including use of TV’s, stereos, washers, vacuum cleaners and clothes dryers.
f. No swimming in the pool after 10:00 pm.
g. No glass drinking glasses or glass containers inside the fenced pool area.
h. No reserving chairs and lounges at the pool.
Parking: Onsite parking is available to renters. Vehicles will require a parking pass to be displayed on the dash of the vehicle. Vehicles without parking passes will be removed from the property at renter’s expense.
Accommodations: Renters are not allowed to move or remove furnishings of condos. The Property Manager and condo owners are not responsible to replace or provide additional furnishings or appliances, which are not in condo on check-in. The Property Manager will make every effort to correct outages of AC systems, washer and dryers, kitchen appliances, and furnishings to working order on notice by renter.
Errors and Omissions: The Property Manager is not responsible for errors and omissions. We reserve the right to correct errors such errors.
Limitation of Remedies: In event that The Property Manager is unable to deliver condo to renter because of fire, eminent domain or Act of Nature, no utilities, property sold and not continuing on the rental program or other reasons beyond the control of The Property Manager, renter agrees that The Property Manager sole liability is to refund unused rental costs incurred by renter should the renter elect not to rent or forced to vacate the condo. In addition, renter agrees that The Property Manager, Homeowner Association, and owner are not liable for any consequential or secondary damages, loss of money, valuables and personal property of renter and guests, including but not be limited to, any expense of renter as a result of travel and cost or re-renting, etc.. Renter agrees this agreement is entered into at Myrtle Beach and Horry County, SC, and consents to personal jurisdiction and any proper court location therein.
Personal Injury: Renter agrees to release and indemnify The Property Manager, Homeowners Association and condo owner from and against all liability for personal injury to the person of the renter and their guests while occupying the condo or on the property resulting from any cause whatsoever.
Lost or Left Behind Personal Items: The Property Manager is not responsible for personal belongings and items left in condos during occupancy and after checkout. We will remove found belongings and items if found, and mail them to renters at their expense.
Refuse to Rent/Eviction: The Property Manager reserves the right to refuse rentals, and/or refund deposits and payments at company’s discretion. Also, renter agrees to comply with terms and conditions as set forth above in Items 1-21, and failure to do so, agrees to vacate the condo and premises immediately on request and eviction by The Property Manager.

Always the best vacation! Came back to Anchorage II for the 8th time after a three year absence (to explore Canada and Europe). Did not disappoint. May be the best trip there yet. Anchorage II is ideal -- on the beach, close to restaurants and shops and food stores -- far enough away from the 'honky tonk' of Myrtle Beach proper. Highly recommend this place.

First timers Our first time at Anchorage II! Had a problem with the first unit (awful odor coming out of air conditioner- my son had an allergic reaction)- was late on a Saturday so had to call the owner who quickly moved us to a different room. Was clean and though a bit outdated, worked just fine for us. Positives: Lots of space for a family and we loved having a full kitchen. Location is perfect- away from crowded section of Myrtle but short drive to everything you could need/want. Beach was beautiful and not crowded. Grounds were maintained and pool cleaned daily. View from room was beautiful and overall was quiet spot which we enjoyed. Great having our own laundry room. Towels were super soft and clean. Negatives: Beach chairs, etc. in lockers were pretty beat up so that was disappointing, but luckily we had brought a large beach blanket and used that. Beds were pretty uncomfortable and rickety, could use an upgrade. One shower had a musty odor when used so kids used master shower then entire time. Toilet was "shaky" when you sat on it. One fire alarm was beeping so I took out battery and notified management, but it was never replaced. TV in living room wasn't hooked up and not working. Luckily my IT husband figured it out and got it running. Overall the positives outweighed the negatives and we had a nice time!

Brodrick family reunion - 11 Condos - some very nice, some not Had a nice family reunion, however, Anchorage II seems to be going downhill. Lack of updates in some Condos and also utensils. Outside hallways and building exterior needs paint work. Our unit 110 is really showing lack of attention. Requested repair service as directed<br/>twice - no response.

Three Weeks At Myrtle Beach We have vacationed at Myrtle Beach eleven times, and Anchorage is by far the best accommodations we have ever had. This was our first visit to Anchorage.

Best Vacation Ever at M.B. Very clean unit with plenty of kitchen utensils, very quite neighbors, wonderful pool, easy walk to beach, loved spending time on the patio watch beautiful sunrises and pleasant evenings, very home feeling. Check in was a breeze and the office called with a followup to make sure we were happy, grounds clean and landscaped beautifully. <br/><br/>On a couple times the auto door lock gave us some trouble-from our miss coding the numbers. Would stay here again! <br/><br/>Visited Brookgreen Gardens, Pirate Voyage, Dead Dog Saloon - Murrels Inlet, Shopping.

8 years and still fabulous I hesitate to recommend Anchorage II because then more people will discover it and I won't get a reservation. This is our eighth time coming here and it is always fabulous, Great location surrounded by lots to do and see. Anchorage II is clean and well equipped. A must-stay if you coming to Myrtle Beach and do not want to be in the midst of the honky tonk.

Survey The condo was fine, but I would never come back. The reason is because we couldn't sit on the balcony and enjoy a cup of coffee or sit at the pool without the constant cigarette smoke. I've never stayed st a condo before that allows smoking on the balcony or at the pool. It's very frustrating to spend money and not be able to enjoy ourselves without constantly being run out by the smoke.

Very comfortable accomodations Overall,the accommodation is very nice. The pictures match the actual accommodation. There are plenty of kitchen items for use. The beds are very comfortable. The location is close to many attractions. Two maintenance issues were handled the next day. The master and guest bathrooms have some mildew in the showers in corners and on tiles. Foot traffic in the condo above is easily heard. <br/><br/>Owners should note: old water damage behind guest toilet creating mildew; minor water damage near corners of guest and master showers, and also need regrouting; window in master bedroom has a large amount of water damage and was pouring water during hurricane Irma.

Anchorage II - nice condo The property location was excellent. The inside of the condo was very nice. The beach chairs they provided were a rusty mess. I ruined a tee shirt as well as my beach coverup! Property information was not left for us in the box, had to call them upon arrival but that was okay, and when we left, there was supposed to be a sign to put on the door but there wasn't one. It was probably in the envelope we were supposed to get upon arrival. We had a wonderful time!<br/>

Great Vacation Would highly recommend Anchorage II. Great location, very central to everything. Lots of great restuarants and places to go for activities close by. The golf courses are exceptional and close. The beach is beautiful. We just love it. This was our fourth year and we are already booked for next year.

Brodrick Family Reunion July 19-26, 2014 Very enjoyable. Room and utensils excellent. Only issue(110) was fitted sheets need deep pockets. Heard a couple of complaints about condos needing updates and some lacked enough silverware and utensils. I coordinated Brodrick reunion and most are already looking forward to 2016. THANKS FOR A GREAT FAMILY REUNION LOCATION!!! Renters since late 1980's.

Great place to stay! This is our third year straying at the Anchorage and I can't imagine us every staying anywhere different. The Fosters are great to work with and are right there if you have any needs. The condo was really nice, beautiful kitchen and very clean. We can't wait to be back.

2016 Brodrick Family Reunion We have been coming to Anchorage II by annually since 1989 for our Family Reunion. It is a great location and set up for us. <br/>We were in Unit 110.We had a great time, but felt we needed to voice some of our concerns, first of all we did not cook in the condo while there. We only used the coffee maker. (1) The back right burner on the stove was damaged and was not usable. (2) There were no dish towels (had to buy). (3)Dishes were dirty, had to wash before using for breakfast (cereal & fruit). (4) Toaster was dirty.(5)Cigar smoke was very offensive at the pool and gentleman smoking on deck of his condo, also people smoking at the pool.(5) It would be very helpful to have a small trash container in the master bedroom. (6) Dining room table was greasy and dirty, so we had to use a table cloth. (7) Washer and dryer could use maintenance. Before using dryer, lint trap was checked and we were amazed there had not been a fire. It looked as though it had not been check in a LONG time.<br/><br/>We have stayed in Unit 110 at least 3 or 4 times and we feel the condo is in need of some cosmetic updating. <br/>

Anchorage II Unit 110 (A10) July 9-16 We enjoyed it very much. Nicely furnished, great view, great location, near all that we like to do. Just a few minor things: curtain in living room hard to close all the way; cocktail table in living room had glass top with sharp edges (we had a baby with us who was just starting to crawl); and some moldy areas in 2nd bathroom. Everything else was great.

Happy Days! We found a couple of things wrong: the dumpster key did not work...we could not get the dumpster door open. We were not happy with the parking while the lot was being surfaced. There were contractors who took up too many spaces. Maybe they could have waited to fix things until there were more parking spaces available (unless there was an emergency).

Restful Myrtle Beach Getaway Overall my experience was outstanding, five stars. Mr. Foster and his staff were extremely professional and helpful. The location is perfect and the recent remodel/décor was exceptional. <br/>The only issues were the master bedroom mattress cover was soiled and the hallway, kitchen and wash room floors needed cleaning. <br/>Otherwise, my vacation accommodations were outstanding and I anticipate future visit/stays again. <br/>Thanks to the entire Anchorage II team.

Just a few minor things: curtain in living room hard to close all the way; cocktail table in living room had glass top with sharp edges (we had a baby with us who was just starting to crawl); and some moldy areas in 2nd bathroom. Everything else was great.

Our family has been enjoying our vacation in the Anchorage Condos for 22 years now. Love the location and especially like that its only three stories. No long waits for an elevator. Great for families. Already booked for next year! <br/>

This is our third year straying at the Anchorage and I can't imagine us every staying anywhere different. The Fosters are great to work with and are right there if you have any needs. The condo was really nice, beautiful kitchen and very clean. We can't wait to be back.

Very enjoyable. Room and utensils excellent. Only issue(110) was fitted sheets need deep pockets. Heard a couple of complaints about condos needing updates and some lacked enough silverware and utensils. I coordinated Brodrick reunion and most are already looking forward to 2016. THANKS FOR A GREAT FAMILY REUNION LOCATION!!! Renters since late 1980's.

Would highly recommend Anchorage II. Great location, very central to everything. Lots of great restuarants and places to go for activities close by. The golf courses are exceptional and close. The beach is beautiful. We just love it. This was our fourth year and we are already booked for next year.

Overall my experience was outstanding, five stars. Mr. Foster and his staff were extremely professional and helpful. The location is perfect and the recent remodel/décor was exceptional. <br/>The only issues were the master bedroom mattress cover was soiled and the hallway, kitchen and wash room floors needed cleaning. <br/>Otherwise, my vacation accommodations were outstanding and I anticipate future visit/stays again. <br/>Thanks to the entire Anchorage II team.

We found a couple of things wrong: the dumpster key did not work...we could not get the dumpster door open. We were not happy with the parking while the lot was being surfaced. There were contractors who took up too many spaces. Maybe they could have waited to fix things until there were more parking spaces available (unless there was an emergency).
