This is an Acknowledgement of your reservation and an agent will call to answer any of your questions and go over details. Please take a few minutes to read the following information carefully in order to familiarize yourself with our policies and procedures. The Property Manager (“We) want your vacation to be enjoyable and hassle free right from the time of reservation and throughout your stay. We are here to assist you in any way possible, and will help you make the right choices for your next vacation.
PLEASE READ CAREFULLY
Check-In: Check-in will be at our office, not the rental unit. 3:00 p.m. is our official check-in time, earlier check-in is possible as long as the property has been properly cleaned, inspected, and deemed ready for occupancy. There may be a rare delay at check-in time for maintenance or special cleaning. If your arrival will be after 5:00 please call the office for late arrival instructions.
Check-Out: 10:00 a.m. is your check-out time. Remove all belongings, lock up unit, vacate the property and bring all keys back to our office. Early check-out should leave the keys in the office drop box located outside of the office front door. Late check-outs must have prior management approval and may be subject to a $50.00 an hour fee, which will be charged to the credit card on file.
Security Deposits: A Security Deposit of $300 for all property rentals is required upon check-in in the form of cash or a signed Visa, MasterCard or Discover credit card imprint. Any payments received and/or credit card accounts provided will be used to pay for any unpaid balances, telephone charges, damages, replacement or repair of any damaged or missing items, or excessive cleaning requirements due to your stay with us as we deem necessary. Otherwise, security deposits will be refunded within 30 days of your departure. You may purchase Accidental Damage Protection in lieu of the security deposit.
Rental Rates and Payments: We do accept VISA®, MasterCard® and Discover or any other certified funds that would be most convenient for you for your final payment. This is a written confirmation listing all your vacation rental charges, vacation insurance (if applicable), occupancy taxes, processing fees, security deposits, and any other requested rental service fees or items. There will be a $55 bank fee for any dishonored checks. The final payment toward your vacation rental is required 30 days before your arrival. If not paid in full 30 days prior you forfeit all monies paid.
All deposits and rents will be deposit in an interest- bearing escrow account with the interest accrued to the credit of the PM.
After Hour Lock–Out: A charge of $35.00 for each call. The tenant will meet an agent at our office and pay upon arrival.
Cancellation Policy: If your cancellation is made more than 30 days prior to your reservation date, all payments will be refunded less the administration/processing fee of $65.00 and the insurance premiums. Any reservation cancelled within 30 days will have to be re-rented for the same rate and period before we can refund your payments less the processing and insurance fees if purchased. If partially re-rented, will prorate your refund.
Substitution: In the event that an owner of a vacation rental unit elects to remove his property from our management responsibility, we will provide comparable accommodations or give a full refund. We reserve the right to substitute suitable accommodations if circumstances require.
House Parties: We do not rent to non-family groups unless ALL members of the group are 25 years of age or older. Should a house party occur, occupancy will be immediately terminated and no money will be refunded.
Pets: Some units will NOT allow pets. Please call for pet-friendly units. Having a pet(s) in a non-pet friendly property is a violation and material breach of this Rental Agreement and is grounds for eviction, no refund and you will be charged $200.00 for carpet cleaning and flea treatment.
Furnishings and Equipment: All homes and condominiums are privately owned and furnished. All properties are complete with central air, telephone, and color cable television(s) unless stated otherwise. Kitchens are fully equipped to accommodate number of occupancy of property. If you notice any broken equipment, please report it to us as soon as possible so that we can make repairs in a timely manner. Rate adjustments will not be made for the failure of any appliances or equipment that is repaired in a reasonable amount of time. Outside service contractors shall have the right to arrange, inspect and repair during your occupancy. Telephone Instructions and rates are provided. Most condos are equipped for the guests to dial local phone numbers and guest services.
Departure Cleaning: Before your departure, we ask that you remove all items from the freezer and refrigerator, run the dishwasher and return all items to their original place carry out all trash and close and lock all windows and doors. You will be responsible for leaving the property in a secure and orderly condition. Damages will be deducted from deposit.
Lost and Found: We are in no way responsible for personal belongings left behind in the property. A $25 service fee and shipping costs will be billed to your credit card if you request us to package and return items you leave at the property. Lost or non returned key will incur a service charge of $25.00.
Vacation Rental Equipment: Cribs, high chairs, beach umbrellas, boogie boards, bicycles and much more at
Parking: Parking permits are required at most properties. Some have parking restrictions so please ask if you are planning on bringing more than two (2) cars. Most condominium complexes allow just two (2) vehicles. You must make your own arrangements should you bring a vehicle not permitted.
Subletting Prohibited: Guest acknowledges subleasing rental property shall immediately void rental agreement with no refund due.
Guest Occupancy: Occupancy (including small children, infants and visitors) shall not exceed the stated occupancy number for the unit. Overcrowding is a violation of the lease and you may be asked to vacate the premises or incur added charges.
Accidental Damage Protection: The Accidental Damage Protection can be purchased and protects you in the event of loss or damage to the rental property resulting from you or others in your party; however, this plan does not cover damage as a result of negligence or willful and wanton conduct. You must notify our office of any damage or loss during your occupancy and receive a written copy of report.
Travel Insurance: A Travel Insurance brochure will be mailed along with your reservation letter and the Travel Insurance Fee is automatically included in your reservation. This insurance policy covers cancellations due to "unforeseen circumstances" such as unexpected illnesses, deaths, or mandatory evacuations in the event of a hurricane. This plan is optional and is being offered as a way to help you recover your rental investment should cancellation become necessary. Should you decide to opt out of this insurance, you must initial, “opt out”, section on your signed rental agreement.
Liability: Tenant and guests hereby agree(s) to make restitution for, hold and save harmless The Property Manager, their employees, and the property owners from loss, damages, claims, demands, suits, judgments, liabilities or any causes whatsoever, which the owner or the Property Manager would be otherwise held responsible for arising from any injury or death to persons or property, or any claim on account thereof resulting from Tenants or guests use of premises or Tenants or guests’ failure to comply with this agreement, either in or about the occupied property or elsewhere.
The Property Manager as the agent, or the owner of property, shall not be held liable for any damages or injury to the tenant or to any other persons, or damages to any property occurring on the premises or any part thereof, or in common areas thereof, and the tenant agrees to hold the agent and owner harmless for any claims of damages, no matter how caused. The agent will not be held responsible for acts of theft, vandalism, or other damage to guest’s personal property or vehicle.
By accepting this rental agreement as the guest, this certifies you the guests name appears on the confirmations agree to be responsible for any damage to the dwelling or grounds and to the furnishings which occur during your stay through act or negligence of you, your family, friends, or social guests, and adhere to all rules and regulations governing the property you occupy. You agree to surrender the property at the time and dates specified in as a good condition as it was at the beginning of your stay, except for reasonable wear and tear, act of God, and / or Cause over which you have no control. If the unit is not left in satisfactory condition, you will be charged for repair and restoration to satisfactory condition, plus lost of rents.
