Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Incredible ladies getaway Everything ran very smoothly. Any questions the replies were immediate. Asked for early check in but they could not accommodate but on check out they could.<br/>The place was a quick uber ride away. It was in a very quiet neighborhood. There were some bars and restaurants in walking distance. The place itself was decorated nicely and very clean! The beds were comfy! Nashville Visit Great location. Wonderful layout for 3 couples. Maintenance and property management is an issue. Got there and the freezer was filthy - we cleaned it. Contacted property mgt about light bulbs being out, no paper towels, no hangers, towels still in dryer. Took care of towels in dryer and 1 light bulb. Nothing else was addressed. Not the response we needed/wanted. Buffalo Bills Weekend in Nashville We loved the house, as well as the location. There were 7 people in our group, and we all agreed this was our favorite rental of all of our stays in Nashville. The home was spotless, and very well equipped with anything we may need. The location was very convenient to The Gulch, 12 South, and other areas we enjoy while in Nashville. It was a very short Uber ride to Broadway. The beds are all very comfortable, and the pull out sofas weren&#x2019;t bad either. The master bedroom is the only bedroom with a TV- I would suggest adding TV&#x2019;s to the other bedrooms. <br/>I would highly recommend this home, and plan on booking it next time we&#x2019;re in Nashville. Clean as a Whistle This is a terrific house. It was very clean and very spacious. We had an issue with the printer being out of ink. I contacted the property management and the next day it was fixed. Great service. My only complaint is parking in the back is under a tree which drops sap all over the car. House and location are great; electronics need an upgrade Everything in Nashville is less than 10 minutes away. The house and deck are great. BUT only 1 TV out of 3 worked and wifi was up for only 24 hours during the week. TurnKey, however, did an outstanding job of repeatedly working through the issues and were very responsive. Wonderful property... Great 3 bedroom house in Edgehill neighborhood close to Music Row, The Gulch, and downtown. Short walk or inexpensive Uber ride to local bars and restaurants. Great dive bar with local music artists around the corner. Only problem was getting the cable to work but the inconvenience was minor. Super Nice, Functional and Near Everything in Nashville <br/>We reserved a 3-bed/bath property near Music Row for a business trip to Nashville and could not have been more pleased. First of all, the pictures don't do justice to the space and layout. It was perfect for me and two of my team from a functional standpoint, affording us privacy when needed. We had clients over for dinner one evening and again, the space was perfect, especially the kitchen, where true to form, everyone gathered there first. The service team was attentive and the unit was very clean. We look forward to coming back and visiting other properties like this one around the country. Thank you!

Nashville Getaway I drove my parents, sister and Aunt to Nashville for a short vacation. We all loved the house. It was close to the events we went to and we all had a very comfortable room to ourselves. The kitchen was great and we loved the fireplace and living room for drinking coffee and chatting. Parking was fine, which can be a problem in Nashville. Our stay was perfect! We loved it and would definitely stay there again.

Weekend Getaway House was very convenient to anywhere we wanted to go. It was clean and spacious. Plenty of glasses and dishes. Wished there were more pots & pans. Outdoor space looked great, but we were not able to enjoy due to the weather. We also got an early check-in which which enabled us to drop off our bags and start enjoying our trip. Excellent Stay for Large Party The townhouse was clean and beautiful. There is TONS of space which makes this place perfect for large parties. It sleeps 10 but with the size of the rooms you could easily fit in an airmattress if you needed. Everything look just as stylish and new as the pictures. The location was a quick uber ride to Broadway and other popular areas.

Couples visit to Nshville This was three siblings/parnters meeting from various parts of the country. We were offered a potential early arrival if there was no one in the home the previous night, which was nice. Home is very nice - larger than the photos appear and in a great location. Home was clean but a few nicks and dings on the walls/woodwork here and there. Nicely furnished. As the ad states, there are starter supplies which ended up being sufficient for us except we got low on TP. Kitchen supplies are okay but not extensive (no large salad bowl, for example)<br/>Edgehill Coffee and Mamacitas (and a couple of other cute shops, a pizza place and another restaurant, Barcelona)are only 1/2 block away if you go out the back door towards the alley! Mamacitas is excellent! AND, a hop-on-hop-off trolly is only a block away, so this was a super way to get around town during the day. Great Rental We were a group of 3 couples and this was a very nice set up for us. Each couple got their own bedroom and bathroom. The place was extremely clean and everything was in working order. Would recommend. We enjoyed a nice lunch at Taco Mamacitas just down the street.

Nashville weekend We had a fantastic time during our stay in Nashville. This property was gorgeous, clean and very comfortable. It is a great location and within walking distance or a short uber ride from great bars. Turnkey was great to work with and when we had an issue with wifi, they were readily accessible and more than willing to help! We will definitely stay here again and would recommend to anyone! Nashville Trip Beautiful property. I was disappointed that the property was not more kept. I don't believe that the home was cleaned appropriately from the other guests and in addition, the linens on the bed smelled used, so I washed and replaced the sheets. There were coffee stains on the counter that were easily wiped off, the floors were not vacuumed or swept. There were dead leaves under the coffee table. The WiFi was not sufficient to stay connected, the tub drain in the second bedroom on the second level was completely plugged, which makes me suspicious that the tub was cleaned since no water would drain.....On the positive side - great location, very functional. Nice Digs With Loads of Potential The facility was way more spacious than it looked on the pictures. Everything was clean and modern. The tablet containing house and area information was a very good idea. There was plenty of room for six adult siblings to spread out. We had to place a call to get linens for the den couches, and additional towels and dish cloths. Couch mattresses were thin and made for grumpy sisters. Kitchen supplies was very basic: One set of pots and pans, no wine glasses or tea/water picture. We had to call to get internet set up and were only able to get it on one kindle (unusually difficult). The bedrooms could use dresser storage, bathrooms towel racks, and living areas artwork.We couldn't get the fireplace or master bedroom TV remote to work. Refinement of amenities will make this very nice unit in its really good location an even more desirable "return to" spot. Nashville Condo on Tremont We loved this condo. It appeared new and very clean. It was comfortable and located in a convenient area within a couple of miles from many popular places in Nashville. The staff was very accommodating by allowing and early check in and a later check out. I would definitely stay here again.

Beautiful home, great location. Close to everything! Came down for spring break with the family (4 kids ages 2-11) and three adults. House had plenty of room for everyone (three queen beds and two pullout couches) with a bonus/kids TV area upstairs. Literally 5 minutes from Lower Broadway, the Gulch, and the expressway if you're heading out of Nashville for other activities. House is one block off of Music Row!

Big Space and Quiet Nights The home was very spacious and clean. We never heard the neighbor so quiet nights rest was a blessing. The free wifi was very limited. It did not work on phones in the living room or outside. The bedding was clean but very stained. All the mattresses needed to be replaced. We had to move the garbage cans every time we left the property. Trash days were Wednesday and Thursday. It was gross. There was a water leak under the sink that appeared to have been a problem for a while. We did tell them. Water pressure in the large bathroom was very low. Perfect house for our girls trip! The house was clean and have everything needed for our weekend in Nashville. The unique key code was easy to use for getting into the house. It's spacious and equipped with dish washer, garbage disposal, and laundry! Huge fridge, loved the island in the kitchen, big rooms and three full bathrooms! <br/><br/>House is located between 12 South and The Gulch, and is very close to downtown. Everything was about a 5-10 dollar uber ride away... not bad! Or you could walk if you wanted a little exercise!<br/><br/>I'd recommend this house to anyone!

A good place to stay This is a clean, modern, spacious, conveniently located house. It has good furniture, a nice shady back porch and two off-street parking spaces off of the back alley. There are no dressers or chests of drawers, nor chairs, in the bedrooms, but the master bedroom closet is huge and the other closets have some shelf space; nor are there towel racks in the bathrooms. A trip to a garage or estate sale could possibly result in the acquisition of some good furniture. The TurnKey staff was competent, professional and helpful. Rent this house. Everything about this place is wonderful! My husband and daughter and I stayed here on our recent trip to Nashville, and everything about our stay was wonderful! The house was much larger than we needed but when comparing prices of hotels and rentals I came across this place and since it was comparable in price to the hotels in the area, I thought we'd like the extra space of a house over the space of a hotel room. Wow, were we pleasantly surprised at how much extra room we had! It was very clean and new. We loved having an Old Town Trolly stop a block away, and being able to buy our tickets online meant that we could leave the car parked in back and hop on the trolly to tour the town and just get places from 9-5 for two days! The Edgehill neighborhood, also a block away offered a great Mexican restaurant and fun shopping. The rental company was helpful through emails and on the phone. We loved using all the space and even used the back porch for morning coffee and evening relaxing time! We will definitely be back and maybe then we will bring 7 of our closest friends with us to fill the space!
