Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

50th Birthday ex-Pro Lacrosse players &#xD83C;&#xDDE8;&#xD83C;&#xDDE6; Canadian style A group that traveled from all over North America to celebrate a 50th birthday &#xD83C;&#xDF82; our group that had spent many a weekends together during previous decades (Pro Lacrosse players &#xD83C;&#xDDE8;&#xD83C;&#xDDE6; took a real liking to Nashville and the Airbnb<br/>The main floor was perfect the high ceilings the long room the garage door onto the patio a great layout rooms upstairs with enough separation for privacy bathrooms were large enough as well.<br/>A great Mexican restaurant only a block away from the back door a 7-minute Uber ride to downtown as well. The weather on the Halloween weekend was even too chilly for our group of Hardy &#xD83C;&#xDDE8;&#xD83C;&#xDDE6;'s to enjoy the pool and outdoor patio (not a big deal) Nashville you were great and we shall return! Clean, but not stocked The house was very clean, but seemed to be missing a few things. For a house that sleeps 10 and cost as much as it does, only having 4 wine glasses was disappointing. The baking sheets looked like they have been used for 20 years and there wasn't any tin foil to use. Also, there were only 3 big eating bowls. We cooked a lot and expected the house to be prepared for that. <br/>The lock box in the back was hard to get into the code that was given was wrong. We figured it out, but I realized that the gate in the back doesn't even have a lock on it. Also, it looked like there was a bad water stain on the corner near the garage door. <br/>Other than these issues, everything was great! great house/property manager awful The house is great and the and the space was extremely adequate. It is located across the street from government housing which was a little unsettling when I first pulled up. <br/>Turnkey is an absolutely AWFUL manager. Our first night there I was getting auto text alerts regarding a noise complaint when the fact was they are monitoring your noise level by having a tablet plugged in the kitchen monitoring decibels. I was receiving a text approx every 45 minutes until I notified them that they were harassing me and to stop since one of the alerts came at a time when we were in bed. <br/>The linens appeared as if they were not washed and had stains on them. There was an inadequate amount of towels and no washcloths at all. When I informed them of this I was told to change the sheets to be found in the supply closet. The supply closet was a complete shambles in which I took a picture and sent it to them. When I requested more towels I was ignored.<br/>Upon my departure I notified them when I left and informed them that the lock box keys were inaccessible upon my arrival and I left everything in the condition in which I found it. I have yet to receive any response from this company since Friday night. They must not work nights and weekends so good luck getting ahold of anyone other than an automated response. Relaxing My husband and I rented this unit to celebrate our anniversary and his birthday. It was big for our needs, but we booked it for the amenities (pool, nice outdoor space, location, etc.) The house was very clean upon arrival and we checked in with ease after a late evening flight. I responded to a text request from Home Away the morning after arrival by noting the cleanliness of the house and commented that there were many leaves in the pool and that the pool was a bit green in color. Within 30 minutes, a service tech was onsite to maintenance the pool. We were very impressed with the property and can't wait to return with friends. 1207 14 th Avenue Nashville, Tennessee The home was lovely, well furnished and in an acceptable location. The maintenance and housekeeping was below par. There was trash all over the yard, the pool was very low on water and making strange noises, their were food remnants in the trash drawer, the coffee cups in the cabinets were put away with coffee grinds still in them. Customer service was inflexible and rigid with a request for a one hour later checkout. Pillows were uncomfortable and there were no instructions on operating TVs. We never got the outside TV to work. Close to Broadway but awful neighborhood The photos were beautiful but when we arrived the home was quite unkept. The pool was green and had algae growing in it, cobwebs were throughout the home, blood stains on pillow cases, trash in the trashcans throughout, the gate at the parking area did not lock, lots of ants all over outside, etc. The size of the home and layout worked perfectly for us! DO NOT park on the street for any reason!!! A huge fight broke out in the housing complex across the street, people were throwing things, hitting other cars in the street and drove away and hit 3 parked cars. The street filled up with lots of people (about 60-70 people) quick and things were very out of control! It was quite a terrifying experience. Had it not been our last night, we would&#x2019;ve packed up and left. Many cab/Uber drivers warned us about the housing complex directly across the street and told us to stay inside at night. Now we know why.....<br/> The house next door is condemned and is quite an eyesore. <br/>We had to call and ask for the door code at which point we were asked a whole bunch of questions about our age and given rules of the house, all which should&#x2019;ve been asked well before the hour before we were due to check in. Someone came (I&#x2019;m assuming from the management company) and we were not given any warning, we just saw someone pull up and begin walking around the backyard. It was quite alarming given all the warnings we had been given regarding the neighborhood. Family Spring Break The house is really well situated to easily access so many of Nashville&#x2019;s activities. We spent very little time in the car getting from one place to the other. While much of our time was spent out of the home, we spent a fair amount at the rental too eating breakfast, playing darts and swimming. The house is a perfect place to hangout and enjoy all the thoughtful amenities. Would recommend and would 100% stay again!

Cma fest trip The house itself was spectacular but the location was terrible, their were run down cars disassembled directly in front of the house as well as a large crowd of people fighting across the street. The houses behind, to the right and two to the left appear to be vacant and overgrown missing doors and windows. Some uber drives wouldn't even pick us up. Amazing home in questionable location The property itself is lovely - very clean, tastefully decorated and had all of the amenities you might want. The outdoor patio was lovely to sit under and watch a storm roll or enjoy a coffee or some drinks. The pool was quite small (smaller than pictured in the ad) and not very clean but was effective for a cool down from the hot Nashville sun. The location of the property and cost of the rental was the main downfall of this place - upon arrival at the house, we saw two abandoned and stripped cars parked out front. We also had several uber drivers make us aware that we were staying in low-income housing area of Nashville and to not leave the house alone and exercise extreme caution. As a group of 8 women, it put us at unease coming home in the evenings from downtown. It was also a far walking distance or uber ride from most restaurants and nightlife. The property itself was impeccible but I'm not sure I would recommend it because of the location and excessive cost of the rental. Excellent house! Wonderful. The team worked with us with all our needs (even purchased an air mattress pump when we needed one!)<br/><br/>The house was clean, lots of space, great amenities. The pool and outside space were perfect!<br/><br/>The area was a little sketchy in places, but no one bothered us. There are also a few stray cats on the property which can be a bit of a bother.

Girlfriends getaway We had a great stay in Nashville. There were 6 of us and the house was very clean and comfortable. We loved the location, being able to walk to some great restaurants just around the corner. It was a short drive to downtown. The outdoor area was wonderful. We did have a couple of issues, but the management staff was right on it and took care of it right away. When we arrived the pool was not clean, but they did come to clean it for us. While we liked the added security of the gate, it was heavy and awkward to maneuver ( it took at least 2 of us to open it) my biggest complaint would be there was a cat that seemed to be living there ( I am allergic to cats). Nashville Trip Pros:<br/>Enjoyed the house very much. Love the outside area and the layout of the house. Everyone had plenty of privacy and the common area was large enough for the family to enjoy time together. Every room has a private full bathroom and a half bathroom is located on the main floor. The couch in the living room is a queen sleeper. The washer/dryer are top of the line and was able to wash all our cloths before heading home.<br/><br/>The outside area is the best part of the house. Provided an area for shade and the ceiling fans provided a constant breeze. An outside cat has adopted the house an is very sweet. The location of the house is very close to Broadway. Used Uber to get to broadway - average cost was $8.00 one way.<br/><br/>Cons:<br/>The kitchen could have been better stocked. Did not have any cookie sheets and no dish towels to wipe down the counters. The lights in the bedroom ceiling fans did not work. One of the bedrooms AC vents where located in the closet and the bathroom - none in the main room. Not a problem as long as you keep the closet and bathroom doors open. Only downside is the neighborhood. The house across from the rental is abandoned and the windows are broken out. Great stay in up and coming Nashville! This is an incredible house - 3 bedrooms upstairs, each with their own bathroom. Downstairs you have <br/> spacious open kitchen / living room with it's own powder room and the ability to open fully (via garage doors) to the deck, full granite outdoor bar (with wine fridge and wet bar) and the plunge pool. <br/><br/>I've seen some of the other reviews. To be extremely clear - yes, the people who live across the street aren't the typical rich VRBO/AirBnB customer - it's subsidized ('public' ... *gasp* 'projects') housing. <br/><br/>That said, the home is designed such that you generally aren't using the street address entrance at all, with the back-of-lot parking - during a week stay, we probably only opened the 'front' door a few times - and while the folks across the street aren't wealthy like you, it's not a 'dangerous' scene at all. The times we used the front door (to walk to the 1-block-away gentrified bar/restaurant strip) we waved to the families and they waved back. As long as you're ok with people from different walks of life, this location shouldn't be an issue!

Perfect for us This was our very first vacation rental and we are beyond pleased. We wanted something in a central location for our family to visit with us prior to moving overseas. For the first time in 20 years, we were able to have people visit us instead of driving all over to visit them. Not only did we enjoy more quality time that didn't feel rushed in any way, but we all were able to settle in and enjoy our trip, cook for our family, and have a bit of an actual vacation in the midst of the musts with our visit. The home is beautifully decorated and very clean and has all the fun games and entertainment options on site. The kitchen is well stocked with various dishes and the washer and dryer are super fast and efficient. The permanent neighbors are very friendly and helpful. And yes. This home is situated across from low-income housing. Everything you could want to explore in downtown Nashville is conveniently close. We would absolutely stay here again! Note: The locked and gated parking area is behind the house. There is an alley that runs between the streets with 2 entry/exit points that you'll need to go down to get to the gated area. It's super easy to find, just not generally mentioned in the instructions.

Last minute Nashville trip. Had a great time in Nashville and this place was close to everything. The house was clean and had pretty much everything we needed. We really enjoyed the patio and discovered the &#x201C;hook and ring&#x201D; game, so fun. There was also cornhole boards for a bit more competition. <br/>As mentioned in a few reviews, the neighborhood is a bit &#x201C;urban&#x201D; and having a iron fence completely around the house was unsettling at first. We had no problems but something to consider. The middle bedroom has NO air vents, they are in the bathroom and closet, a design fail. My one issue would be the keypad entry. Having a 10 number code and working the lock was tricky every time. <br/>Over all, the home was great, plenty of room and decor nice.
