Rental Agreement

1. PARTIES: The parties to this rental agreement are:
the owner of the Property, Landlord,: and the Responsible Party, Renter

3. TERM:
Check-in date time: 3:30pm CST (No early check-in please)
Check-out date time: 11:00 am CST

Tipis Maximim occupancy: 6 Guest maximum per tipi
Cabins Maximim occupancy: 6-8 Guest maximum per Cabin

4. PAYMENT: Renter’s bill is as follows: 50% of deposit up to hold the dates, the remaining balance is due 7 business days before your stay.
A. Due: Payment amounts are due by Renter as follows:
Reservation Deposit (50% of the Total bill) - due upon reservation
Remaining balance - due within 7 days in advance of arrival
$500.00 Damage deposit Authorization or Check due within 7 days in advance of arrival (damage deposit are not charged or held, but we reserve all rights to charge the card on file if damages occure– see Paragraph 10 below for further explanation)

6. USE AND OCCUPANCY: Renter may use the Property as a private residence only. The only persons Renter may permit on the property during the term of this lease are, any evidence occupancy is over the limits of what is stated in the contract will be subject to eviction and may be charged damages.
7. ELIGIBILITY OF RENTER: Landlord will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. If the accompanying guardian is not present we will evict without refund. Families are encouraged to stay.
8. PARKING RULES: Renter may not permit more than 2 vehicles including but not limited to automobiles, trucks, trailers motorcycles, jet skis and boats unless authorized in writing by Landlord. Renter may not park or permit any person to park any vehicles on grass.
9. PETS:
A. We do not allow pets on any of our properties. Renter may not permit even temporarily any pet on the Property or in Unit including but not limited to any mammal, reptile, bird, fish, rodent, or insect unless approved by management. If we find evidence of unauthorized pets, the Responsible Party will be fined $200 (two hundred dollars minimum).
B. If Renter violates this Paragraph 9 or any agreement to keep a pet on the property, Landlord may take any or all of the following actions: (1) remove or cause to be removed any unauthorized pet and deliver it to appropriate local authorities (2) charge to Tenant the Landlord’s cost to:
a) remove any unauthorized pet
b) exterminate the Property for fleas and other insects
c) clean and deodorize the Property’s carpets and drapes; and
d) repair any damage to the Property caused by a pet
10. RESERVATION DEPOSIT: A Reservation Deposit equal to 50% of the total bill is required upon reservation. Please make payments in the form of Visa/Mastercard/Discover through our site. The Reservation deposit payment is not the Damage Deposit Authorization. The Remaining balance and Damage Deposit Authorization is not charged, but kept on file during the duration of your stay.
11. DAMAGE DEPOSIT: A. We require a card on file for damages and will not be charged provided the following provisions are met: You card will not be charged for damages deposit, just kept on file in the case of incedentals.
1. No damage is done to home or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish inside and outside of Unit is discarded and placed in garbage cans.
d. All dishes are washed and put away prior to departure.
d. All keys are left in the lockbox and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-ins or late check-outs (unless approved by management).
h. The Renter is not evicted by the Management (or representative of the Owner), including but not limited to local law enforcement. i. There has been NO SMOKING in the Unit. If we find any evidence of smoking inside the home, the Responsible Party will be fined $200 (two hundred dollars) minimum.
12. MINIMUM STAY: THIS PROPERTY REQUIRES A TWO (2) NIGHT DURING LOW SEASON AND A THREE (3) NIGHT DURING HIGH SEASON MINIMUM STAY. Certain holidays do require a 4 night stay as stated in our pricing schedule. If a rental is taken for less than the seasonal specified minimum nights, the guest may be charged the seasonal minimum night rate unless otherwise arranged with Management.
13. INCLUSIVE FEES: Rates include a one-time linen-towel and bed setup.
14. NO DAILY MAID SERVICE: While linens and bath towels are included in the
Unit, daily maid service is not included in the rental rate, however it is available at an additional rate and request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home under any circumstances.
15. ACCESS BY LANDLORD: Before accessing the Unit, Landlord or anyone authorized by Landlord will first attempt to contact Renter but may enter the Unit at reasonable times without notice to make repairs or clean. Additionally Landlord or anyone authorized by Landlord may peacefully enter the Unit at reasonable times without first attempting contact to 1) survey or review the Units condition and take photographs to document the condition; (2) make emergency repairs. If Landlord or Landlords agents have made prior arrangements with Renter to access the Unit and are denied or not able to access the Unit because of Renter’s failure to make the Unit accessible, Landlord may charge Renter a trip charge of $75 (seventy-five dollars).
16. LIABILITY: Unless caused by Landlord, Landlord is not responsible to Renter, or Occupants for any damages, injuries, or losses to person or property caused by fire, flood, water leaks, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or other occurances or casualty losses. Renter will promptly reimburse Landlord for any loss, property damage, or cost of repairs or service to the Property and Unit caused by Renter, Occupants, and unauthorized occupants or pets.
17. CASUALTY LOSS OR CONDEMNATION: Section 92.054, Property Code governs the rights and obligations of the parties regarding a casualty loss to the Property. Any proceeds, payments for damages, settlements, awards, or other sums paid because of a casualty loss to the Property will be the Landlord’s sole property. For the purpose of this lease, any condemnation of all or a part of the Property or Unit is a casualty loss.
18. ATTORNEY’S FEES: Any person who is the prevailing party in any legal proceeding brought under or related to the transaction described in the Rental Agreement is entitled to recover prejudgment interest, attorney’s fees, cost of service, and all other cost of the legal proceeding from the non-prevailing party.
19. OTHER RULES:
A. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits.
B. Noise must be controlled with no loud music, loud talking, or excessive noise after 11:00 p.m.
C. Please be respectful of the neighboring cabins/Units and guests as well as neighbors and their property. No trespassing on neighboring properties, it is strictly forbidden.
D. Air conditioning should not be set lower than 70 degrees to avoid freezing the units.
E. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic system and Comal County requirements.
20. GUADALUPE RIVER AND GERONIMO CREEK: The Guadalupe River and Geronimo Creek are beautiful natural attractions, but are subject to occasional wet-weather flooding during heavy rains. The living areas of the Unit are built above the floodway though the parking way may not be. For your safety, you may be asked to evacuate the Property if there are impending flood watches or warnings in the area. We monitor this situation closely and will give as much notice as possible to you if this situation becomes a reality and ask that you help us in monitoring the situation. Obviously, this occurrence is rare and will not likely affect your stay.
A) The Guadalupe River and Geronimo Creek are natural bodies of water and therefore do not have many of the safety features found at a man made pool such as but not limited to:
i) There is no fence or barrier restricting persons from entering the water, no depth signs, nor any life guards on duty.
ii) Under water hazards may exist and swimming is at your own risk.
21. SNAKES:
The property is located in a natural environment. Though extremely rare on the premises, snakes may be present. To limit your and your Occupant’s exposure please inform all Occupants to stay on pathways and roads and use a flashlight when walking at night. Again to limit your exposure, it is not recommended to kayak tube and or swim far from the property either up or downstream.
22. RATE CHANGES: Rates subject to change without notice, but will not change from the rates stated in your original quote.
23. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
24. WRITTEN EXCEPTIONS: Any exceptions to the agreements contained in the Rental Agreement must be approved in writing in advance.
25. LANDLORDS RIGHT OF TERMINATION OR REFUSAL OF SERVICE: The Landlord reserves the right to refuse or immediately terminate service to anyone and shall not be liable for neither refund nor compensation.
22. RENTERS SAFETY RESPONSIBILITY:
A. The Responsible Party, Renter is responsible for the safety and well being of all Occupants and will promptly notify Management of any safety hazards or concerns.
B. The Responsible Party is responsible for keeping a close watch on all swimmers or persons who may enter or accidently enter the water. Should the Responsible party be absent from the Property for any length of time, it is his/her duty to designate another person within his party for this responsibility.
26. AGREEMENT OF PARTIES:
A. Failure of Renter to follow the Rules is grounds for termination of this Agreement without refund or compensation to the Renter. Further, you agree that any Deposit will be withheld to the extent necessary to offset damages to the Property. In the event the Damage Deposit is not enough to cover a loss, Renter will promptly compensate Landlord for any additional costs. Such actions shall not preclude other remedies at law.
B. Entire Agreement: This Rental Agreement, contain the entire understanding of the parties with respect to the subject matter hereof and supersede all prior agreements and understandings, oral or written, with respect to such matters.
C. Assignment: It is agreed that only in the event of transfer of ownership of the Property does the Owner have the right to assignment of this Agreement without the written consent of the Renter. The Renter does not have the right to assign or transfer any duties, rights or obligations due hereunder without the express written consent of the Owner.
D. Binding Effect: This Agreement shall be binding upon and inure to the benefit of the respective Parties, their heirs, executors, administrators, successors and assigns.
E. Arbitration: Any dispute or difference arising out of or in connection with this Agreement shall be determined by the appointment of a single arbitrator to be agreed between the parties.
F. Severable Clauses: If a court or arbitrator declares that any term or provision hereof is invalid, void or unenforceable, the parties agree to reduce the scope, duration, area or applicability of the term or provision, to delete specific words or phrases, or to replace any invalid, void or unenforceable term or provision with a term or provision that is valid and enforceable and that comes closest to expressing the original intention of the invalid or unenforceable term or provision.
G. Controlling Law: The laws of the State of Texas govern the interpretation, validity, performance, and enforcement of this Rental Agreement.

By reading and finalizing your reservation with the Property Manager, you acknowledge that you have read and agree to the terms set forth in this Agreement and hereby bind this agreement into contract and further acknowledge that you are responsible for the actions and safety of the Renters/Occupants and any person at the property with your consent and further that you have or will inform all such persons of the rules regarding the care and use of this Property set forth in this Agreement.

Great Getaway for a Bachelorette My sister, myself and our 6 friends had a BLAST staying in the treehouse. The location was beautiful and a decent drive from things. Honestly, we took advantage of staying there and not doing much else! The one thing I would say we were shocked by when arriving was a very, very dry creek. The photos display this beautiful water under the houses and maybe it’s not the time of the year, but also maybe should be mentioned!

Great place We had a blast floating the river, exploring in the rocks and meeting neighbors in the treehouses. Great location and having access to the river with different landscapes was key. <br/>I do suggest putting better matresses and bedding in the lodge. We didnt sleep much due to being uncomfortable. Outside of this housing was clean and welll kept up. Kids loved the loft and we all had planty of space yo play and relax.

Fun/Relaxing weekend in the Mockingbird We had a great and relaxing time at the Mockingbird Lodge. Cabin was clean and it was easy to access. Had no issues at all, and it was an enjoyable time. Would do it again, would try another of the 5 cabins just to see how they are. But I have no complaints over my weekend stay.

Beautiful Amazing location!!! If you need to get away from the big city lights then you must come out to Treehouse cabins in New Braunfels. Celebrated my daughters 18th birthday. We enjoyed having s&#x2019;mores by a bonfire next to the river

Great escape! Wonderful location and amedities. What a wonderful property! You could tell they put a lot of care and attention to make each guest fill welcome. Will definitely return. The new river side communtiy property is a great place to enjoy everything the river has to offer. Great place to unwind, unplug, and renew.

Thank you for the memories! Our family enjoyed our stay! We loved how close the river was and how beautiful and upkept the property was. The only downside is we didn't get to experience the full day due to the check in and check out time. I understand the property needs to be clean but I feel we missed out on 4 hours but still worth it.

Exceeded expectations! Great location! Tucked away in nature yet close to food, shopping and attractions. Property was clean and well-maintained. Would highly recommend and cannot wait to return. We enjoyed nearby parks in Canyon Lake and New Braunfels. Swam in the Comal River at Prince Solms Park. Had fun in historic Greene. Had time to shop at San Marcos Outlet Malls. Kafekali & Bakery, 2tarts Bakery, Zenzero Artisan Gelato, Gristmill River Restaurant were all very good and close. Gruene Coffee Haus and Wicked Voodoo Espresso kept us well caffeinated. Wife loved starting her day at Gypsy Waltz Yoga. Kids loved swimming in the Comal, and seeing all the wildlife. Saw lots of deer and birds, including a great horned owl and a roadrunner! Eldest stayed up to watch &#x201C;fairies&#x201D; fireflies. Wonderful place! Only issue was we ran out of time! Will have to come back.

Mockingbird Lodge flop Although the location is convenient and peaceful along the river, I would check into other properties in the area. The property has several structural issues causing the doors to not shut easily, to include the shower door. The property appeared clean but a more in depth look revealed that nothing was really very clean, if you walked for less than five minutes without shoes the bottom of our feet were black!!!! To top it all off, we wanted to watch TV at night and the cable would not work. After leaving 2 messages, I finally got a call back the next day and then they were texting while we were at the river regarding the cable people fixing the issue. The lady was very rude on text and pretty much accused us of disconnecting cables which we did not. Not what I would call customer service oriented. Would not recommend staying here. Take a look at other properties in the area, as there are many. Not worth the money we spent.

Pretty Disappointed We were so excited to go on vacation to New Braunfels, but this place was a true let down. It was dirty (our feet/socks were black by the end of the evening every night), I wiped the table down and my Clorox wipe was disgusting, the shower door wouldn't close, there is an electrical plug directly behind the sink, none of our outside lights worked and the list goes on. They even walked in without knocking while my mom-in-law was undressing for a shower so they could blow the floors off .. with a leaf blower. Could be why the floor is black. There are a lot of properties on this road so I would suggest you check into other ones.

We will be coming back every year!!!!! My husband and I loved it! And the kids loved the spiral stair case up to the loft! cabin was so clean and smelled so good when we got there. needed help finding somewhere fun for the whole family to eat called the 888# and they were beyond helpful! We will be back every year for sure and bring more family with us next time!

Great Stay! We stayed in the Mockingbird cabin. The cabin was clean and had all the necessary amenities. We slept 6 comfortably (3 adults and 3 kids). The park across the street is very close and nice. We had fun fishing, hiking, and exploring the area.

Cozy My girlfriends and I enjoyed the cabin very much. It was clean and comfortable. We were able to easily maintain a comfortable temperature inside when at night it was very chilly and during day it warmed to 70. While there were plenty of bath towels, I would recommend to management to provide more kitchen towels. I would also recommend the shower door be examined, as it did not provide a proper seal allowing substantial water to seep out. Management might also want to address the sizable hole in the exterior siding above the deck. I gave 4 stars for "was property management professional" because "N/A" wasn't an option. I had no personal dealings beyond automated emails with property management for this reservation.

Disappointing When I rented from River Road Treehouses I actually expected to be renting a treehouses and Mockingbird Lodge is not a treehouse. That should be made clear on the website. The inside was clean but the deck was dirty with lots of leaves in the chair seats. The staircase had exposed screws which were clearly not contributing to the safety of the stairs. There was a dead bug on one of the upstairs beds, and shower door did not work properly. I needed to conduct some business on a secured WiFi but was unable to find the network using the instructions in unit. I waited a very long time for the site manager to come by to help with that. Basically she told me the unsecured WiFi was all that was available but no one else would be able to see it so I could go ahead and just use that. I was still confused as to why I would be given a passcode for WiFi (which implied to me that one was available) because I certainly didn't need it for the unsecured one. It just kept getting more frustrating. As we were leaving the toilet clogged up as a final farewell.

Mockingbird Lodge It was nice and private as it was set away from the other tree houses. We enjoyed our stay very much. Our only complaint was the TV didn't work, even after housekeeping came out and worked on it. Also, there was a big hole on the backside of the house where a raccoon was evidently living. All in all, we had a great time!

Beautiful and fun! My family of 9 rented a treehouse cabin and had so much fun!! Our ages ranged from 1 yr to 67 and each of us had a blast. We will definitely be back. The only issue for us was the river was dried up in front of the cabin but we just crossed the st and went swimming there.

A quiet stay This was the best vacation for my family and I. Glad I was able to reserve and the last minute. It was great exposure for my 7 year old showing him something different besides city life. Adequate, Needs TLC I rented Mockingbird Lodge for my best friend's bachelorette party. THE GOOD: the location was perfect and close to Little Ponderosa tubing company. The AC worked very well, we had hot showers with decent water pressure, the equipment functioned for the most part, and there were plenty of dishes and clean linens. THE BAD: the front door lock was finicky; it would lock but not unlock so we had to keep the back deck unlocked and hop the fence to enter. The oven had no temperature knob. The cooking ware was missing handles and needs to be replaced. The sofa upstairs was old and gross and should be thrown out. The cleanliness which was lacking. Sure, the floors were swept and the surfaces wiped down, but the hard-to-reach spots like the corners of the room, tall windows, drapes, under beds, hadn't been cleaned in a long time. Much dust and many spider webs. <br/><br/>I also must mention, the only "tree" part of Mockingbird Lodge was a inaccessible piece of wood wrapped around the neighboring tree attempting to connect the house and qualify it as a "tree house"

Family Vacation 2016 We had two families, totaling 8 people staying there. The treehouse was a little small considering it said it sleeps 8, but we made it work. Only having one bathroom for 8 was also a challenge. We had an issue with the refrigerator not cooling (was also surprised to see such a small fridge) a very nice couple was there within 10 minutes making sure everything was ok.

Pictures on the Website were very misleading!!!! When booking you need to pay close attention to property details and not the pictures. Would love the name of the photographer who did awesome job of making things way bigger!!! We were supposed to have access the the guadalupe river across the street, but were given no instructions as to which one we could use. They all appeared to be private property. The description for the house said it sleeps eight, but should have included that it would be uncomfortable to do.

Perfect Getaway My sisters and I needed a quiet weekend getaway and got just what we needed. Peaceful location, very cool and comfortable lodging. Had an issue with the lock pad and someone was there within 10 min. Check out the staff at karaoke night at Dam Big Red Barn. Excellent voices and the best hamburger I've had in years!

Christmas Vacation It was fun, and the cabin was cute, but half the light bulbs were burned out, including the front porch light, the toilet kept making a self-flushing noise every 10 minutes or so, and someone had partied under the porch by the hammock and left Styrofoam plates and plastic cups all over the ground.

Mockingbird Lodge We stayed in the Mockingbird Treehouse and the experience was ok. The biggest complaint that we all had was that the community trash bin was right outside the treehouse and it being summer in Texas made it unbearable to stay out on the patio without the overwhelming smell of trash. Also if you are going to have multiple people be sure and take some of your own towels or you will be reusing for multiple days. The air worked great and the rental was clean. Will probably stay elsewhere next time just due to not being able to use the patio. The stench was no joke.

Not what we expected The cabin was located in a lovely grove of trees not for anyone wishing to close to the river. We specifically asked for a handicap cabin because of our age and difficulties in moving about. We were assured this cabin would fit our needs. It was NOT. The cabin was so small that a wheelchair could not fit in the door. Even a family of four would have difficulty moving around comfortably<br/> The second bedroom was up a winding metal staircase and very difficult to climb The shower door was very difficult to open or close and had to be left partially open so that anyone trying to get out would not be locked inside. Towel rack fell off the wall.<br/>The TV would not work. The overall appearance was one of needed attention.<br/>There is no onsite manager but a very kind and attentive lady came to fix the TV and tried to make a difficult situation tolerable.<br/>We chose to leave one day early because of our disappointment and was given a partial adjustment to our rental agreement.<br/>

Mocking Bird Lodge Overall, I would rate our rental experience "Good" as opposed to "Excellent" for the following reasons:<br/>1. Advertising leads renters to believe the rental property is on the river when it's actually across the street.<br/>2. The advertised "River Park" is far from attractive and river access is very minimal and poorly kept up with<br/>3. The deck of the property was riddled with bees, making it hard to spend outdoor quality time without the worry of being stung.<br/>4. Getting in contact with personnel was a little challenging, usually you have to leave a message and wait days for a response.

Peaceful retreat The place was nice. It was small. I had the impression it would be a bit bigger. It was just the right size for the 5 people in my party, but 4 would've been ideal. There's a loft that holds 2 queen-size beds, so the only room with a door is downstairs. Th kitchen was mostly stocked with everything we needed, but the oven had no temperature indicators on the dial. It was kind of disappointing to have to wait till morning to drive to town and find a place that sold an oven thermometer. (which wasn't hard to find, actually) My whole reason for glamping in a cabin rather than staying out in the primitive woods was to cook a lot. I called maintenance to help with the matter, but never heard back. The tools for the grill were old and dirty. But it was nice to have a grill. Thankfully, I brought my own tools. The patio was nice with a nice big table to sit out in the trees. <br/><br/>The location was definitely remote. I drove out around 8pm and it was Dark. Really dark. But that was the point to be out in the boonies. <br/><br/>Overall, it was fun. A few blips here and there, but nothing that would keep me from going back.

#1 Mockingbird Lodge Overall it was a great place to stay. The river that the actual treehouse sits over is not much of a river but didn't take away from the experience. The house was very well kept and had everything that we needed to enjoy our stay comfortably. I will recommend to anyone and plan on staying their again in the future.

Disappointed Is Putting It Mildly Not what the pictures showed AT ALL. AC was out had one small window unit downstairs for cooling the downstair and loft where my 80 yr old grandmother and my mother were to be sleeping. Dirty towels and gross shower. Dirty/none existance basic cookware. No way to float out from our river front as advertised. No kayaks or tubes availible as advertised in the pictures. They tried to make things better the last day of our stay by making the grounds keeper bring us borritos and cookware (that was so cheap it burned the nonstick coating off into our food making spaghetti that night.) The maintaince guys showed up to replace the AC after lunch the last full day of our stay. A partial refund, which would of been the best way to handle these problems, was not offered. Super big waste of our hard earned money. Disappointed doesn't begin to cover the way I felt.

mocking bird neglect We were on the run while we were there, so they weren't as much a problem. I normally don't write reviews but felt very necessary to speak up considering the cost. Shower door broken very hard to open and close, kitchen table very wobbly and unstable, patio table held together by straps and broken in center so that umbrella wouldn't stand up. That didn't matter because umbrella was also broken. Gotta see the good in everything, beds were fine and the coffee pot and charcoal grill worked fine. Honestly place is vey worn and my guest and I were very disappointed. A nice gesture would be to refund some of my payment to make things right. <br/><br/>Was a beautiful place with a lot of potential

May 2017 stay This is a beautiful and unique property. Very close to the river. Peaceful environment. Only issue was AC in master BR was not cooling well. We called & maintenance said we dropped the thermostat too low and the unit froze up but we only decreased the thermostat in increments because it was not cooling. That night we did not drop it below 72 but it still did not cool well. It was ok with the bedroom door open. The unit is well equipped with beautiful views.

Mockingbird Lodge 2017 This was a very nice place to stay. It was clean & well equiped with extra supplies. I love how close we were to the river & that we could park right by our cabin. Treehouse Bachelorette Party -Management was kind of difficult to get a hold of, but they were flexible about the possibility of rescheduling our stay when Hurricane Harvey hit. Thankfully we were able to still make it<br/>-Overall, the house was clean and stocked with everything we expected<br/>-The property was in fairly good condition. The door handle on the front door was a little loose/unstable and the shower door was very hard to open/close.<br/>-The house looked bigger in the photos than in person, but it was fine for our group of 5. I would not recommend trying to sleep more than 5-6 people in this house. <br/>-It was convenient that the house was close to parking<br/>-Check in/check out was very easy

Mockingbird Lodge Review This was a great place for our family reunion. The lodge was spacious with plenty of room to cook meals, have kids take naps, and enjoy the outdoors. We rented 2 treehouses and other one (Robins Roost) gives more of a treehouse feel. The lodge is the only treehouse on the road side of the dry river bed.

#1 Mockingbird Lodge, River Road Treehouses Delightful little cottage that worked well for our family of five during a week's stay in New Braunfels. The kids loved the loft and spiral stair case (although a little small for the adults!) and the downstairs living area was large enough to accommodate everyone. The lodge was clean and relatively well appointed with basic kitchen equipment. We loved the deck (despite the mosquitoes and the fact that the drought had dried up the creek below!). We had a slight issue with internet connection upon our arrival that was quickly remedied by the management company. The only other thing to note about this lodge is that it is separate from the others and is the only one near the road - the others are on the other side of the creek, across a little bridge. The up side is road noise wasn't horrible, and we didn't have to carry our stuff very far as you can park right in front of the door! Overall, we enjoyed our stay and would stay here again.

Convenient to river acess Very disappointed in the Mockingbird Lodge, the front door knob is about to fall off, the stairs are very unsafe,floors were not swept, balcony was dirty including the table which we swept and cleaned, WiFi was a joke, had no TV even tho we called for helped to see if someone to help us resolved, didn't work. Also, has a broken sewer line, we saw it coming out and down to the creek, when we sat on balcony the smell was awful. Maintenance issues through out the house. The view was amazing, very peaceful place. Acess to the river was very close.

Treehouse Fun What a fun place to stay! The unit was as pictured albeit aged a bit. There were only 3 of us staying in the unit so there was plenty, plenty of room to spread out. The only thing I would do differently is to grocery shop and cook all meals at the house versus driving into Gruene or New Branunfels.

Great Vacation Rental Rental had everything we needed, dishes, space heaters (a.c. units kept house warm, but one of the guests is cold natured, so she needed a heater in the loft) House was very clean, very comfortable king bed, great location, near wineries, and the small cute towns of gruene and wimberley. I would love to go back during the summer to be able to enjoy the porch and the river. Only complaint is the towels smelled mildewy, kind of like when you leave wet clothes in the washer for too long and door lock was a little tricky to lock. But other than that everything was amazing! Oh and staff was very helpful and accommodating when I had last minute change of plans due to a mandatory work meeting.

Mockingbiird Lodge Review Reservation process was easy. Registration would be easy if you had smart phone, if not, took more steps and inquiries to get check-in details. Lodge is on a "strip" where you can see other multi-colored rentals each way you look. Tree next to building pulled platform away from unit - unsafe. Shower was broken, contacted maintenance on Day 1 (reserved 3 days) which did not return call or fix shower, so we left a day early. Furniture not as shown in picture - gutless wonder. Place is several miles from town. High windows and fans need cleaned. Well stocked with cooking/ eating utensils. Italian restaurant by Canyon Lake, Gennaro's Trattoria is EXECELLENT for food and service.

Misleading When we first arrived at the property we were very disappointed. My daughter actually started crying when she went in the "treehouse." The house was clearly built on the ground with a tree growing besides the property. I received a phone call that a new couch was going to be put in the house. When we returned to the property we found the door unlocked! I am certain we locked the house before we left.

Beautiful scenery! The views from the giant windows of this cabin were absolutely stunning! I only had one regret - both the bedroom and the bathroom had a large open (no glass) window at the top of the door, which didn't give us a lot of privacy (you could hear all of the noises when someone was using the bathroom). If the owners would fix this, I would love to return next year!

NICE PLACE The overall stay was pleasant the only thing that bothered me was there were a few things that were a bit damaged. The treehouse I rented was the oldest one which gave reason for the wear and tear. It was very clean on the inside the outside needed some serious gardening. I thought the river was closer than it was but it still was close enough I could walk. The staff was amazing they were professional and helpful to any need we had. They provided almost everything we needed to feel comfortable.I would recommend the treehouses of riverroad to anyone it's a overall great place.

A Great Getaway Spot We rented this cabin for a little winter getaway. The location was nice. We had to wait an additional 15 minutes after we were initially scheduled to check-in due to the cabin still being clean which was fine. We did have a few maintenance issues (i.e. a few light bulbs burnt out and the TV in master suite only showing clear when Amazon box in use). We emailed them and they scheduled a time & came while we out and about in which only one issue was corrected. This wasn't a big deal because our weekly plans didn't involve us staying at the cabin all day every day. All and all it was a nice little getaway and we would definitely rent there again in the near future.

Happy Birthday on the Guadelupe My friends and I spent 4 peaceful, relaxing days in a comfortable cabin next to the river celebrating my 55th....we named our experience "glamping" (glamorous version of camping).<br/><br/>My only complaint is that reservations and check in are heavily designed for tech-savvy folks with an iphone or android (check in app does not work with Windows phone). I can't recommend this process to my parents.

Mockingbird The Mockingbird was ok. The maintenance service was sub-par. We called maintenance to let them know the tv in the master bedroom did not work and we never heard from them. It would have been nice to watch tv while relaxing in the master. <br/><br/>Getting into the cabin was a challenge in the dark. The instructions were not clear how to unlock the cabin as there were two locks at the front entrance, the electronic Schlage and an older key punch lock. The only lock that was visible in the dark was the older lock, which was the wrong lock needed to enter the cabin. No one was available to answer the help line to get us in in a timely manner.

Outside maintenance please I visited River Road Treehouse in January 2015 and had a wonderful experience. I recently stayed 2 nights November 2015 and my experience was a little different, in that the outside atmosphere wasn't as pleasant as the first time. The property needs a lot of outside maintenance. Branches hanging off trees ready to fall, have not been trimmed or cut away. The lot across the street by the river had 2 hammocks broken. looks like they chunk old bbq pits on that lot too. The treehouse itself was beautiful. I just couldn't enjoy the scenery. Someone needs to get a maintenance crew out there to clean up, cut and trim away fallen and broken branches. Stayed at Birdseye Perch and Mockingbird Lodge. Both treehouses were great. Loved them!

Mockingbird Lodge/ Mourning Dove Haus My family and I really enjoyed our stay at the Mockingbird Lodge and Mourning Dove Haus. We spent the weekend enjoying the breathtaking scenery, fully supplied kitchens for cooking, and the park by the river, which was a nice, hidden surprise! The rooms were all very clean and comfortable. We had 5 people in each lodge, which was plenty of space.

Looks can be deceiving At first arrival the home appeared to be nice but not clean. It was dusty and there were stray strands of hair left behind. The porch light did not work and the entry was very dark. Friday night the living room main light and the kitchen lights did not work. Ms. Peggy came and did the exact same troubleshooting that we did, but to the same conclusion the lights were not working. She said that someone would come at 7am on Sat. which did not sit well with us as we were on vacation and didn't wanted the be awake that early. Sat night all of the power upstairs was not working and then after about 3 hours if came back on and the porch light began to flicker. That night is was no cold and the heater in the Master bedroom didn't warm so we had a very early checkout after not being able to sleep due to being so cold. The beds were very uncomfortable. The space for 6 people was ok.

Have had better stays.... It was a rough vacation as far as the rental went... I have stayed at the treehouses before and had a great stay. I have recommended it to many. This trip was a little different, there were electrical issues (which when I called they said that the electrician had just been there so they knew there were issues) and we didn't have much light the first night we got there and then the following day the electrician didn't show up like he was supposed to. I had to continue to call and finally we were provided some lamps, however we could only use 2 of the 4 because the living room outlets didn't work... We aslo had an issue with the shower. The shower door was sticking. We had kids in the shower that could not get out, and the door was locked, so we had to drop a kid over the opening of the door to get it unlocked then get an adult to go in and get the shower door open. Lastly, the toilet stopped working on the 2nd night we were there, we had to fill the back of the toilet with bottles of water to be able to flush it. I will definitely not stay at the Mockingbird Lodge again. My kids and I love being in this area for quick weekend getaways but that was supposed to be a relaxing weekend and was more of a hassle! May stay at the treehouses again but not Mockingbird Lodge.

Vintage chopper show vendor. Honestly..... They have amazing photographers giving the place a much larger perception. They failed to mention that it's literally was sitting on the road. The bedroom window hears everything going by. The pictures of the river basically being "in your backyard" aren't true. The app was convenient but I contacted them through it regarding parking of enclosed trailer which they responded they would get back to me and never did. The stairs going to the loft were a little scary and not exactly for anyone too tall. The concept was really cool but very well marketed. I wouldn't recommend this to a friend.

A One Night Stay at the River Road Treehouses - Mockingbird Lodge My family stayed one night at the Mockingbird lodge treehouse during spring break. We loved the view from the deck (perfect with a glass of wine at night and a cup of coffee in the morning). The location is a short drive from stores and restaurants in New Braunfels. The treehouse comes with TV's in every room and they provide several board games to play. The AC worked well, but it was not extremely hot outside during our stay. The main issue we had was the refrigerator was not working. Another issue was the outside front door light kept flickering until we turned it off. Overall though, the treehouse was clean and comfortable and we enjoyed our stay there.

Mockingbird Lodge Very disappointed it was over looking a very dry creek bed...not on the river as expected. And for folks over 70 the spiral stairs were horrible...really bad. I got stuck in the shower as the door was broken. I was lucky someone was in the next room to rescue me. It was reported to management, and trust it was repaired the day we left.

-Management was kind of difficult to get a hold of, but they were flexible about the possibility of rescheduling our stay when Hurricane Harvey hit. Thankfully we were able to still make it<br/>-Overall, the house was clean and stocked with everything we expected<br/>-The property was in fairly good condition. The door handle on the front door was a little loose/unstable and the shower door was very hard to open/close.<br/>-The house looked bigger in the photos than in person, but it was fine for our group of 5. I would not recommend trying to sleep more than 5-6 people in this house. <br/>-It was convenient that the house was close to parking<br/>-Check in/check out was very easy

Very disappointed in the Mockingbird Lodge, the front door knob is about to fall off, the stairs are very unsafe,floors were not swept, balcony was dirty including the table which we swept and cleaned, WiFi was a joke, had no TV even tho we called for helped to see if someone to help us resolved, didn't work. Also, has a broken sewer line, we saw it coming out and down to the creek, when we sat on balcony the smell was awful. Maintenance issues through out the house. The view was amazing, very peaceful place. Acess to the river was very close.

This was a very nice place to stay. It was clean & well equiped with extra supplies. I love how close we were to the river & that we could park right by our cabin. A/C was super cold. The only thing that needed repair was the back door going to the patio would not close very well .

Not what the pictures showed AT ALL. AC was out had one small window unit downstairs for cooling the downstair and loft where my 80 yr old grandmother and my mother were to be sleeping. Dirty towels and gross shower. Dirty/none existance basic cookware. No way to float out from our river front as advertised. No kayaks or tubes availible as advertised in the pictures. They tried to make things better the last day of our stay by making the grounds keeper bring us borritos and cookware (that was so cheap it burned the nonstick coating off into our food making spaghetti that night.) The maintaince guys showed up to replace the AC after lunch the last full day of our stay. A partial refund, which would of been the best way to handle these problems, was not offered. Super big waste of our hard earned money. Disappointed doesn't begin to cover the way I felt.

This is a beautiful and unique property. Very close to the river. Peaceful environment. Only issue was AC in master BR was not cooling well. We called & maintenance said we dropped the thermostat too low and the unit froze up but we only decreased the thermostat in increments because it was not cooling. That night we did not drop it below 72 but it still did not cool well. It was ok with the bedroom door open. The unit is well equipped with beautiful views.

We were on the run while we were there, so they weren't as much a problem. I normally don't write reviews but felt very necessary to speak up considering the cost. Shower door broken very hard to open and close, kitchen table very wobbly and unstable, patio table held together by straps and broken in center so that umbrella wouldn't stand up. That didn't matter because umbrella was also broken. Gotta see the good in everything, beds were fine and the coffee pot and charcoal grill worked fine. Honestly place is vey worn and my guest and I were very disappointed. Overall it was a great place to stay. The river that the actual treehouse sits over is not much of a river but didn't take away from the experience. The house was very well kept and had everything that we needed to enjoy our stay comfortably. I will recommend to anyone and plan on staying their again in the future.

It was fun, and the cabin was cute, but half the light bulbs were burned out, including the front porch light, the toilet kept making a self-flushing noise every 10 minutes or so, and someone had partied under the porch by the hammock and left Styrofoam plates and plastic cups all over the ground.

The place was nice. It was small. I had the impression it would be a bit bigger. It was just the right size for the 5 people in my party, but 4 would've been ideal. There's a loft that holds 2 queen-size beds, so the only room with a door is downstairs. Th kitchen was mostly stocked with everything we needed, but the oven had no temperature indicators on the dial. It was kind of disappointing to have to wait till morning to drive to town and find a place that sold an oven thermometer. (which wasn't hard to find, actually) My whole reason for glamping in a cabin rather than staying out in the primitive woods was to cook a lot. I called maintenance to help with the matter, but never heard back. The tools for the grill were old and dirty. But it was nice to have a grill. Thankfully, I brought my own tools. The patio was nice with a nice big table to sit out in the trees. <br/><br/>The location was definitely remote. I drove out around 8pm and it was Dark. Really dark. But that was the point to be out in the boon

Overall, I would rate our rental experience "Good" as opposed to "Excellent" for the following reasons:<br/>1. Advertising leads renters to believe the rental property is on the river when it's actually across the street.<br/>2. The advertised "River Park" is far from attractive and river access is very minimal and poorly kept up with<br/>3. The deck of the property was riddled with bees, making it hard to spend outdoor quality time without the worry of being stung.<br/>4. Getting in contact with personnel was a little challenging, usually you have to leave a message and wait days for a response.

My sisters and I needed a quiet weekend getaway and got just what we needed. Peaceful location, very cool and comfortable lodging. Had an issue with the lock pad and someone was there within 10 min. Check out the staff at karaoke night at Dam Big Red Barn. Excellent voices and the best hamburger I've had in years!

The cabin was located in a lovely grove of trees not for anyone wishing to close to the river. We specifically asked for a handicap cabin because of our age and difficulties in moving about. We were assured this cabin would fit our needs. It was NOT. The cabin was so small that a wheelchair could not fit in the door. Even a family of four would have difficulty moving around comfortably<br/> The second bedroom was up a winding metal staircase and very difficult to climb The shower door was very difficult to open or close and had to be left partially open so that anyone trying to get out would not be locked inside. Towel rack fell off the wall.<br/>The TV would not work. The overall appearance was one of needed attention.<br/>There is no onsite manager but a very kind and attentive lady came to fix the TV and tried to make a difficult situation tolerable.<br/>We chose to leave one day early because of our disappointment and was given a partial adjustment to our rental agreement.<br/>

We stayed in the Mockingbird Treehouse and the experience was ok. The biggest complaint that we all had was that the community trash bin was right outside the treehouse and it being summer in Texas made it unbearable to stay out on the patio without the overwhelming smell of trash. Also if you are going to have multiple people be sure and take some of your own towels or you will be reusing for multiple days. The air worked great and the rental was clean. Will probably stay elsewhere next time just due to not being able to use the patio. The stench was no joke.

We had two families, totaling 8 people staying there. The treehouse was a little small considering it said it sleeps 8, but we made it work. Only having one bathroom for 8 was also a challenge. We had an issue with the refrigerator not cooling (was also surprised to see such a small fridge) a very nice couple was there within 10 minutes making sure everything was ok.

I rented Mockingbird Lodge for my best friend's bachelorette party. THE GOOD: the location was perfect and close to Little Ponderosa tubing company. The AC worked very well, we had hot showers with decent water pressure, the equipment functioned for the most part, and there were plenty of dishes and clean linens. THE BAD: the front door lock was finicky; it would lock but not unlock so we had to keep the back deck unlocked and hop the fence to enter. The oven had no temperature knob. The cooking ware was missing handles and needs to be replaced. The sofa upstairs was old and gross and should be thrown out. The cleanliness which was lacking. Sure, the floors were swept and the surfaces wiped down, but the hard-to-reach spots like the corners of the room, tall windows, drapes, under beds, hadn't been cleaned in a long time. When booking you need to pay close attention to property details and not the pictures. Would love the name of the photographer who did awesome job of making things way bigger!!! We were supposed to have access the the guadalupe river across the street, but were given no instructions as to which one we could use. They all appeared to be private property. The description for the house said it sleeps eight, but should have included that it would be uncomfortable to do.

Honestly..... They have amazing photographers giving the place a much larger perception. They failed to mention that it's literally was sitting on the road. The bedroom window hears everything going by. The pictures of the river basically being "in your backyard" aren't true. The app was convenient but I contacted them through it regarding parking of enclosed trailer which they responded they would get back to me and never did. The stairs going to the loft were a little scary and not exactly for anyone too tall. The concept was really cool but very well marketed. I wouldn't recommend this to a friend.

My family stayed one night at the Mockingbird lodge treehouse during spring break. We loved the view from the deck (perfect with a glass of wine at night and a cup of coffee in the morning). The location is a short drive from stores and restaurants in New Braunfels. The treehouse comes with TV's in every room and they provide several board games to play. The AC worked well, but it was not extremely hot outside during our stay. The main issue we had was the refrigerator was not working. Another issue was the outside front door light kept flickering until we turned it off. Overall though, the treehouse was clean and comfortable and we enjoyed our stay there.

We spent the weekend enjoying the breathtaking scenery, fully supplied kitchens for cooking, and the park by the river, which was a nice, hidden surprise! It was a rough vacation as far as the rental went... I have stayed at the treehouses before and had a great stay. I have recommended it to many. This trip was a little different, there were electrical issues (which when I called they said that the electrician had just been there so they knew there were issues) and we didn't have much light the first night we got there and then the following day the electrician didn't show up like he was supposed to. I had to continue to call and finally we were provided some lamps, however we could only use 2 of the 4 because the living room outlets didn't work... We aslo had an issue with the shower. The shower door was sticking. We had kids in the shower that could not get out, and the door was locked, so we had to drop a kid over the opening of the door to get it unlocked then get an adult to go in and get the shower door open. Lastly, the toilet stopped working on the 2nd night we were there, we had to fill the back of the toilet with bottles of water to be able to

We rented this cabin for a little winter getaway. The location was nice. We had to wait an additional 15 minutes after we were initially scheduled to check-in due to the cabin still being clean which was fine. We did have a few maintenance issues (i.e. a few light bulbs burnt out and the TV in master suite only showing clear when Amazon box in use). We emailed them and they scheduled a time & came while we out and about in which only one issue was corrected. This wasn't a big deal because our weekly plans didn't involve us staying at the cabin all day every day. All and all it was a nice little getaway and we would definitely rent there again in the near future.

At first arrival the home appeared to be nice but not clean. It was dusty and there were stray strands of hair left behind. The porch light did not work and the entry was very dark. Friday night the living room main light and the kitchen lights did not work. Ms. Peggy came and did the exact same troubleshooting that we did, but to the same conclusion the lights were not working. She said that someone would come at 7am on Sat. which did not sit well with us as we were on vacation and didn't wanted the be awake that early. Sat night all of the power upstairs was not working and then after about 3 hours if came back on and the porch light began to flicker. That night is was no cold and the heater in the Master bedroom didn't warm so we had a very early checkout after not being able to sleep due to being so cold. The beds were very uncomfortable. The space for 6 people was ok.

I visited River Road Treehouse in January 2015 and had a wonderful experience. I recently stayed 2 nights November 2015 and my experience was a little different, in that the outside atmosphere wasn't as pleasant as the first time. The property needs a lot of outside maintenance. Branches hanging off trees ready to fall, have not been trimmed or cut away. The lot across the street by the river had 2 hammocks broken. looks like they chunk old bbq pits on that lot too. The treehouse itself was beautiful. I just couldn't enjoy the scenery. Someone needs to get a maintenance crew out there to clean up, cut and trim away fallen and broken branches. Stayed at Birdseye Perch and Mockingbird Lodge. Both treehouses were great. Loved them!

The views from the giant windows of this cabin were absolutely stunning! I only had one regret - both the bedroom and the bathroom had a large open (no glass) window at the top of the door, which didn't give us a lot of privacy (you could hear all of the noises when someone was using the bathroom). If the owners would fix this, I would love to return next year!

The Mockingbird was ok. The maintenance service was sub-par. We called maintenance to let them know the tv in the master bedroom did not work and we never heard from them. It would have been nice to watch tv while relaxing in the master. <br/><br/>Getting into the cabin was a challenge in the dark. The instructions were not clear how to unlock the cabin as there were two locks at the front entrance, the electronic Schlage and an older key punch lock. The only lock that was visible in the dark was the older lock, which was the wrong lock needed to enter the cabin. No one was available to answer the help line to get us in in a timely manner.

My friends and I spent 4 peaceful, relaxing days in a comfortable cabin next to the river celebrating my 55th....we named our experience "glamping" (glamorous version of camping).<br/><br/>My only complaint is that reservations and check in are heavily designed for tech-savvy folks with an iphone or android (check in app does not work with Windows phone). I can't recommend this process to my parents.

The overall stay was pleasant the only thing that bothered me was there were a few things that were a bit damaged. The treehouse I rented was the oldest one which gave reason for the wear and tear. It was very clean on the inside the outside needed some serious gardening. I thought the river was closer than it was but it still was close enough I could walk. The staff was amazing they were professional and helpful to any need we had. They provided almost everything we needed to feel comfortable.I would recommend the treehouses of riverroad to anyone it's a overall great place.

When we first arrived at the property we were very disappointed. My daughter actually started crying when she went in the "treehouse." The house was clearly built on the ground with a tree growing besides the property. I received a phone call that a new couch was going to be put in the house. When we returned to the property we found the door unlocked! I am certain we locked the house before we left.

Reservation process was easy. Registration would be easy if you had smart phone, if not, took more steps and inquiries to get check-in details. Lodge is on a "strip" where you can see other multi-colored rentals each way you look. Tree next to building pulled platform away from unit - unsafe. Shower was broken, contacted maintenance on Day 1 (reserved 3 days) which did not return call or fix shower, so we left a day early. Furniture not as shown in picture - gutless wonder. Place is several miles from town. High windows and fans need cleaned. Well stocked with cooking/ eating utensils. Italian restaurant by Canyon Lake, Gennaro's Trattoria is EXECELLENT for food and service.

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

After a day or two of tubing and river fun, many guests change pace and rent a deck or ski boat at Canyon Lake or go to New Braunfels to enjoy Schlitterbahn Waterpark. When your group is ready for shopping, Gruene Market Days or the San Marcos Outlet Malls are only short drives away.
