Mockingbird Lodge - Treehouses We enjoyed this property. Clean inside and out. Deck was great. No water in the stream below as expected since seasonal creek. Short walk to private area along the river with picnic tables, hammocks and grills. AC in living room works great but recommend an upgrade in the bedroom, too hot at night. That was the only negative, other than that it was great and will go again

Loved our stay at the Treehouses Highly recommend staying at River Road Treehouses in New Braunfels. We really enjoyed our time during Spring Break and the houses were the perfect size for our family. Everything we needed was provided and made our stay even easier. Kids had a great time in the river, fishing as well as seeing the horses and deer outside the treehouse. It was very peaceful; a great place to just unplug and relax. We definitely plan to return, for a longer stay, in the summer.

The bathroom window faces the parking area...but we tested it several times, even with the frosted window opened wide at night with light on...and we couldn't see in it. The only nitpicky thing was the DVD wasn't hooked up to the TV in the living room and there was a wee bit of a problem getting someone out for a day. But Ashley came herself and connected it for us.
Thanks for the Memories! Response from Seguin Travel Company, LLC; Thursday, December 2, 2021 We are glad that your stay was enjoyable with us! Not as expected First of all, the website is deceptive in that all the properties listed seem as if they are in the same location when inded they are not. It's not until you read the ONE sentence in the novella description that you see that some treehouse cabins are 45 min from the other properties. The cleaning fee which is high, should be prorated for the length of stay. I stayed 1 night and paid the same $85 as someone who stayed a week. For that price I shouldn't find hairs in the sink either. Lastly, the term treehouse is generous because only the patio was truly in the tree. This was not worth the price we paid.

Highly disappointed. We stayed at the Mockingbird treehouse at River road . It needed major attention to detail on the cleaning. The bathroom floors were filthy covered in hair. There was half a roll of toilet paper that sat in the window seal damp and wilted. The deck had cigarettes full in the ash tray and the patio table needed to be wiped down. It was covered in ashes. The deck rail lighting was burned out. This was for a surprise birthday party where we expected to utilize the deck since it was recommended for our treehouse to enjoy tranquility. It was everything but that. I tried to call and address these issues Thursday when we arrived and no one returned my call. This was going to be a possible family tradition and it definitely will not be! Very disappointed.

Mockingbird Lodge This was our second time at the treehouse but first time staying in the mockingbird lodge. Overall the location and lodge was a dream but dirty. The floors were dirty(no broom was left), and furniture was dusty. There was also hair in the shower, and the front of lodge was unkept. We are not cleanfreaks but the dirtiness was definitely noticeable. When we stayed last year in another unit it was super clean. Also the electrical in the place was odd, some of the light switches in certain areas were in weird locations. The lamp in the living room area had to be plugged in to turn on and turn off, the lights on the patio did not work. Even with all this we'll likely be back next year.

Less than desired When searching for a relaxing getaway for my fisher husband’s birthday, the pictures gave us the impression the River was on property. Not even close. When we got the rental info the day of out check in, it noted that River access was down and across the street pass pink houses. There were no pink house but we found a pad locked gate w a sign that it was for River tree house guest only. So no water access unless we jump the fence w fishing poles. The home in on a fairly busy street so it wasn’t really relaxing. The ac is a window unit and there are no toiletries. Not even 50 cent body soaps. The cabin itself was cute but the location and amenities were not as advertised. With one tiny bathroom I wouldn’t sleep more than 4. Response from Seguin Travel Company, LLC; Wednesday, November 10, 2021 Hi Leah, we are very sorry this was your experience while at our property. We are the new property management team for this property and we had to lots of updates to the information that is being sent and unfortunately it does look like correct info was not sent out to you. The pink house has been painted and we have the gate code you need for that private river access park. We do make sure that property map is correct in showing that out treehouses actually sit over a dry creek bed but that we do offer the Private River Access park for our guests to use during their stay. We appreciate your feedback and will be making adjustments to the information being communicated with guests.

Cute, clean, & spacious space This is an adorable loft! It's clean and has a great layout (the bathroom could be bigger). We were thrown off on arrival, as this unit isn't across the cool-looking tree bridge like the others. It was disappointing to be right off the road and next to the busier-than-anticipated traffic on River Road. However, it's also the only unit with a deck facing AWAY from the road (and towards Jacobs creek) and felt more private. Jacob's creek was dry and not much to look at, but we walked down it and enjoyed the trail to the River Park and Guadalupe River; definitely go check it out!
Amenities were great; had everything we needed, but the sink only had 1 used sponge. It was falling apart by the time we left; please give the next guest a new sponge (and an extra!). The soap dispensers were refilled with dish soap and way too much water. We're in a pandemic, I think a rental deserves fresh soap! Can confirm the knives are dull (read that "warning" in another review!).
Other than those little things, we had a great time. HVAC worked great, beds were clean and comfortable, plenty of clean towels, and I think we had the best possible view from the huge wall of windows. Would stay again!

We had a great time at the treehouse. We really had a good time at the treehouse. My only complaint would be that the house could have been a little cleaner in certain places. The shower looked dirty and was yellow and had hair along the trip where the door closes. The kitchen was mostly clean except the dish rack was dirty and still had food on it. This was true for the refrigerator as well. There were drips of food we cleaned up. There was a bag of ash and charcoal left on the deck. The rooms were clean. Overall we had a great time. With Covid just under control I believe everyone is hyper focused on clean. Thank you for letting us stay at your treehouse.

Cozy My girlfriends and I enjoyed the cabin very much. It was clean and comfortable. We were able to easily maintain a comfortable temperature inside when at night it was very chilly and during day it warmed to 70. While there were plenty of bath towels, I would recommend to management to provide more kitchen towels. I would also recommend the shower door be examined, as it did not provide a proper seal allowing substantial water to seep out. Management might also want to address the sizable hole in the exterior siding above the deck. I gave 4 stars for "was property management professional" because "N/A" wasn't an option. I had no personal dealings beyond automated emails with property management for this reservation.

Disappointing When I rented from River Road Treehouses I actually expected to be renting a treehouses and Mockingbird Lodge is not a treehouse. That should be made clear on the website. The inside was clean but the deck was dirty with lots of leaves in the chair seats. The staircase had exposed screws which were clearly not contributing to the safety of the stairs. There was a dead bug on one of the upstairs beds, and shower door did not work properly. I needed to conduct some business on a secured WiFi but was unable to find the network using the instructions in unit. I waited a very long time for the site manager to come by to help with that. Basically she told me the unsecured WiFi was all that was available but no one else would be able to see it so I could go ahead and just use that. I was still confused as to why I would be given a passcode for WiFi (which implied to me that one was available) because I certainly didn't need it for the unsecured one. It just kept getting more frustrating. As we were leaving the toilet clogged up as a final farewell.

I explained that we were having an issue finding the "treehouse" and his remark was "how did you get this number" to which I replied that the number is linked to the contact information on the app. He said "im so tired of people calling me, the GPS will bring you there". Unfortunately the GPS brought us to a nice little cabin sight that I wish i would have known about before. He told me that he was going to get the reservation center to call me. So we waited for the call. About 5 minutes later I received the call. The lady seemed agitated. I can only assume the guy called fussing at her. Well she directed us to the mocking bird "treehouse". We get there and nothing about this place is a treehouse other than the tree that damaged the roof and wasn't repaired. The house was gross and in need of a mop. Theres mold in the bathroom and the towels smelt really weird. We had to use our first day just to clean the house. Other than that, it is a quiet area, no close neighbors, and they leave a broom for cleaning. Thats really all the good I have about this place. If you want a cabin to stay in that isnt on the river and it is away from other people its a great choice for you. But you will hear your neighbors kids and phone conversations through the brush.

Peaceful retreat The place was nice. It was small. I had the impression it would be a bit bigger. It was just the right size for the 5 people in my party, but 4 would've been ideal. There's a loft that holds 2 queen-size beds, so the only room with a door is downstairs. Th kitchen was mostly stocked with everything we needed, but the oven had no temperature indicators on the dial. It was kind of disappointing to have to wait till morning to drive to town and find a place that sold an oven thermometer. (which wasn't hard to find, actually) My whole reason for glamping in a cabin rather than staying out in the primitive woods was to cook a lot. I called maintenance to help with the matter, but never heard back. The tools for the grill were old and dirty. But it was nice to have a grill. Thankfully, I brought my own tools. The patio was nice with a nice big table to sit out in the trees.

The location was definitely remote. I drove out around 8pm and it was Dark. Really dark. #1 Mockingbird Lodge, River Road Treehouses Delightful little cottage that worked well for our family of five during a week's stay in New Braunfels. The kids loved the loft and spiral stair case (although a little small for the adults!) and the downstairs living area was large enough to accommodate everyone. The lodge was clean and relatively well appointed with basic kitchen equipment. We loved the deck (despite the mosquitoes and the fact that the drought had dried up the creek below!). We had a slight issue with internet connection upon our arrival that was quickly remedied by the management company. The only other thing to note about this lodge is that it is separate from the others and is the only one near the road - the others are on the other side of the creek, across a little bridge. The up side is road noise wasn't horrible, and we didn't have to carry our stuff very far as you can park right in front of the door! Overall, we enjoyed our stay and would stay here again.

The property has several structural issues causing the doors to not shut easily, to include the shower door. The property appeared clean but a more in depth look revealed that nothing was really very clean, if you walked for less than five minutes without shoes the bottom of our feet were black!!!! To top it all off, we wanted to watch TV at night and the cable would not work. After leaving 2 messages, I finally got a call back the next day and then they were texting while we were at the river regarding the cable people fixing the issue. The lady was very rude on text and pretty much accused us of disconnecting cables which we did not. Not what I would call customer service oriented. Would not recommend staying here. This trip was a little different, there were electrical issues (which when I called they said that the electrician had just been there so they knew there were issues) and we didn't have much light the first night we got there and then the following day the electrician didn't show up like he was supposed to. I had to continue to call and finally we were provided some lamps, however we could only use 2 of the 4 because the living room outlets didn't work... We aslo had an issue with the shower. The shower door was sticking. We had kids in the shower that could not get out, and the door was locked, so we had to drop a kid over the opening of the door to get it unlocked then get an adult to go in and get the shower door open. Lastly, the toilet stopped working on the 2nd night we were there, we had to fill the back of the toilet with bottles of water to be able to

We rented this cabin for a little winter getaway. The location was nice. We had to wait an additional 15 minutes after we were initially scheduled to check-in due to the cabin still being clean which was fine. We did have a few maintenance issues (i.e. a few light bulbs burnt out and the TV in master suite only showing clear when Amazon box in use). We emailed them and they scheduled a time & came while we out and about in which only one issue was corrected. This wasn't a big deal because our weekly plans didn't involve us staying at the cabin all day every day. All and all it was a nice little getaway and we would definitely rent there again in the near future.

At first arrival the home appeared to be nice but not clean. It was dusty and there were stray strands of hair left behind. The porch light did not work and the entry was very dark. Friday night the living room main light and the kitchen lights did not work. Ms. Peggy came and did the exact same troubleshooting that we did, but to the same conclusion the lights were not working. She said that someone would come at 7am on Sat. which did not sit well with us as we were on vacation and didn't wanted the be awake that early. Sat night all of the power upstairs was not working and then after about 3 hours if came back on and the porch light began to flicker. That night is was no cold and the heater in the Master bedroom didn't warm so we had a very early checkout after not being able to sleep due to being so cold. The beds were very uncomfortable. The space for 6 people was ok.

The place was beautiful and clean. It located on top of the creek and short distance to the river. We have rented all of the house for family and friends gathering. We will come back again next year.

I visited River Road Treehouse in January 2015 and had a wonderful experience. I recently stayed 2 nights November 2015 and my experience was a little different, in that the outside atmosphere wasn't as pleasant as the first time. The property needs a lot of outside maintenance. Branches hanging off trees ready to fall, have not been trimmed or cut away. The lot across the street by the river had 2 hammocks broken. looks like they chunk old bbq pits on that lot too. The treehouse itself was beautiful. I just couldn't enjoy the scenery. Someone needs to get a maintenance crew out there to clean up, cut and trim away fallen and broken branches. Stayed at Birdseye Perch and Mockingbird Lodge. Both treehouses were great. Loved them!

The views from the giant windows of this cabin were absolutely stunning! I only had one regret - both the bedroom and the bathroom had a large open (no glass) window at the top of the door, which didn't give us a lot of privacy (you could hear all of the noises when someone was using the bathroom). If the owners would fix this, I would love to return next year!

The Mockingbird was ok. The maintenance service was sub-par. We called maintenance to let them know the tv in the master bedroom did not work and we never heard from them. It would have been nice to watch tv while relaxing in the master.

Getting into the cabin was a challenge in the dark. The instructions were not clear how to unlock the cabin as there were two locks at the front entrance, the electronic Schlage and an older key punch lock. The only lock that was visible in the dark was the older lock, which was the wrong lock needed to enter the cabin. No one was available to answer the help line to get us in in a timely manner.

My friends and I spent 4 peaceful, relaxing days in a comfortable cabin next to the river celebrating my 55th....we named our experience "glamping" (glamorous version of camping).

My only complaint is that reservations and check in are heavily designed for tech-savvy folks with an iphone or android (check in app does not work with Windows phone). I can't recommend this process to my parents.

The overall stay was pleasant the only thing that bothered me was there were a few things that were a bit damaged. The treehouse I rented was the oldest one which gave reason for the wear and tear. It was very clean on the inside the outside needed some serious gardening. I thought the river was closer than it was but it still was close enough I could walk. The staff was amazing they were professional and helpful to any need we had. They provided almost everything we needed to feel comfortable.I would recommend the treehouses of riverroad to anyone it's a overall great place.

We really liked the place and the grandkids had a blast. The only thing I was disappointed in was the fact it's not really up in a tree. I guess I was expecting something like I've seen on Treehouse Master. Other than that it was perfect for us and the kids.

When we first arrived at the property we were very disappointed. My daughter actually started crying when she went in the "treehouse." The house was clearly built on the ground with a tree growing besides the property. I received a phone call that a new couch was going to be put in the house. When we returned to the property we found the door unlocked! I am certain we locked the house before we left.

Reservation process was easy. Registration would be easy if you had smart phone, if not, took more steps and inquiries to get check-in details. Lodge is on a "strip" where you can see other multi-colored rentals each way you look. Tree next to building pulled platform away from unit - unsafe. Shower was broken, contacted maintenance on Day 1 (reserved 3 days) which did not return call or fix shower, so we left a day early. Furniture not as shown in picture - gutless wonder. Place is several miles from town. High windows and fans need cleaned. Well stocked with cooking/ eating utensils. Italian restaurant by Canyon Lake, Gennaro's Trattoria is EXECELLENT for food and service.

Beautiful & Comfortable Cabin w/ Blue Ribbon Trout Fishing Access!

New Braunfels Accommodations
Relaxing cabin with fantastic River Access Park within walking distance. 1 Bedroom w/ King size Bed, 2 queen beds in the Loft, walk in shower, Full kitchen, fully furnished with living room. Close to all the fun activities River Road has to offer!. Come sleep in the Trees. Cabin 1, Mockingbird Lodge

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

After a day or two of tubing and river fun, many guests change pace and rent a deck or ski boat at Canyon Lake or go to New Braunfels to enjoy Schlitterbahn Waterpark. When your group is ready for shopping, Gruene Market Days or the San Marcos Outlet Malls are only short drives away.

While all of these activities described above are the main reasons many of our guests come to stay, others simply come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky. Whether you are looking for adventure or relaxation, you will find it here.

Come for a romantic weekend getaway or try your hand in the blue ribbon trout fishing on the Guadalupe. Our property is located next to the spot on the river where they often times stock the trout which makes it a great place to fish. You can wade the river yourself or hire a fly-fishing guide to take you down the river in a raft or fishing boat.
