Rental Agreement

1. PARTIES: The parties to this rental agreement are:
the owner of the Property, Landlord,: and the Responsible Party, Renter

3. TERM:
Check-in date time: 3:30pm CST (No early check-in please)
Check-out date time: 11:00 am CST

Tipis Maximim occupancy: 6 Guest maximum per tipi
Cabins Maximim occupancy: 6-8 Guest maximum per Cabin

4. PAYMENT: Renter’s bill is as follows: 50% of deposit up to hold the dates, the remaining balance is due 7 business days before your stay.
A. Due: Payment amounts are due by Renter as follows:
Reservation Deposit (50% of the Total bill) - due upon reservation
Remaining balance - due within 7 days in advance of arrival
$500.00 Damage deposit Authorization or Check due within 7 days in advance of arrival (damage deposit are not charged or held, but we reserve all rights to charge the card on file if damages occure– see Paragraph 10 below for further explanation)

6. USE AND OCCUPANCY: Renter may use the Property as a private residence only. The only persons Renter may permit on the property during the term of this lease are, any evidence occupancy is over the limits of what is stated in the contract will be subject to eviction and may be charged damages.
7. ELIGIBILITY OF RENTER: Landlord will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. If the accompanying guardian is not present we will evict without refund. Families are encouraged to stay.
8. PARKING RULES: Renter may not permit more than 2 vehicles including but not limited to automobiles, trucks, trailers motorcycles, jet skis and boats unless authorized in writing by Landlord. Renter may not park or permit any person to park any vehicles on grass.
9. PETS:
A. We do not allow pets on any of our properties. Renter may not permit even temporarily any pet on the Property or in Unit including but not limited to any mammal, reptile, bird, fish, rodent, or insect unless approved by management. If we find evidence of unauthorized pets, the Responsible Party will be fined $200 (two hundred dollars minimum).
B. If Renter violates this Paragraph 9 or any agreement to keep a pet on the property, Landlord may take any or all of the following actions: (1) remove or cause to be removed any unauthorized pet and deliver it to appropriate local authorities (2) charge to Tenant the Landlord’s cost to:
a) remove any unauthorized pet
b) exterminate the Property for fleas and other insects
c) clean and deodorize the Property’s carpets and drapes; and
d) repair any damage to the Property caused by a pet
10. RESERVATION DEPOSIT: A Reservation Deposit equal to 50% of the total bill is required upon reservation. Please make payments in the form of Visa/Mastercard/Discover through our site. The Reservation deposit payment is not the Damage Deposit Authorization. The Remaining balance and Damage Deposit Authorization is not charged, but kept on file during the duration of your stay.
11. DAMAGE DEPOSIT: A. We require a card on file for damages and will not be charged provided the following provisions are met: You card will not be charged for damages deposit, just kept on file in the case of incedentals.
1. No damage is done to home or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish inside and outside of Unit is discarded and placed in garbage cans.
d. All dishes are washed and put away prior to departure.
d. All keys are left in the lockbox and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-ins or late check-outs (unless approved by management).
h. The Renter is not evicted by the Management (or representative of the Owner), including but not limited to local law enforcement. i. There has been NO SMOKING in the Unit. If we find any evidence of smoking inside the home, the Responsible Party will be fined $200 (two hundred dollars) minimum.
12. MINIMUM STAY: THIS PROPERTY REQUIRES A TWO (2) NIGHT DURING LOW SEASON AND A THREE (3) NIGHT DURING HIGH SEASON MINIMUM STAY. Certain holidays do require a 4 night stay as stated in our pricing schedule. If a rental is taken for less than the seasonal specified minimum nights, the guest may be charged the seasonal minimum night rate unless otherwise arranged with Management.
13. INCLUSIVE FEES: Rates include a one-time linen-towel and bed setup.
14. NO DAILY MAID SERVICE: While linens and bath towels are included in the
Unit, daily maid service is not included in the rental rate, however it is available at an additional rate and request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home under any circumstances.
15. ACCESS BY LANDLORD: Before accessing the Unit, Landlord or anyone authorized by Landlord will first attempt to contact Renter but may enter the Unit at reasonable times without notice to make repairs or clean. Additionally Landlord or anyone authorized by Landlord may peacefully enter the Unit at reasonable times without first attempting contact to 1) survey or review the Units condition and take photographs to document the condition; (2) make emergency repairs. If Landlord or Landlords agents have made prior arrangements with Renter to access the Unit and are denied or not able to access the Unit because of Renter’s failure to make the Unit accessible, Landlord may charge Renter a trip charge of $75 (seventy-five dollars).
16. LIABILITY: Unless caused by Landlord, Landlord is not responsible to Renter, or Occupants for any damages, injuries, or losses to person or property caused by fire, flood, water leaks, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or other occurances or casualty losses. Renter will promptly reimburse Landlord for any loss, property damage, or cost of repairs or service to the Property and Unit caused by Renter, Occupants, and unauthorized occupants or pets.
17. CASUALTY LOSS OR CONDEMNATION: Section 92.054, Property Code governs the rights and obligations of the parties regarding a casualty loss to the Property. Any proceeds, payments for damages, settlements, awards, or other sums paid because of a casualty loss to the Property will be the Landlord’s sole property. For the purpose of this lease, any condemnation of all or a part of the Property or Unit is a casualty loss.
18. ATTORNEY’S FEES: Any person who is the prevailing party in any legal proceeding brought under or related to the transaction described in the Rental Agreement is entitled to recover prejudgment interest, attorney’s fees, cost of service, and all other cost of the legal proceeding from the non-prevailing party.
19. OTHER RULES:
A. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits.
B. Noise must be controlled with no loud music, loud talking, or excessive noise after 11:00 p.m.
C. Please be respectful of the neighboring cabins/Units and guests as well as neighbors and their property. No trespassing on neighboring properties, it is strictly forbidden.
D. Air conditioning should not be set lower than 70 degrees to avoid freezing the units.
E. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic system and Comal County requirements.
20. GUADALUPE RIVER AND GERONIMO CREEK: The Guadalupe River and Geronimo Creek are beautiful natural attractions, but are subject to occasional wet-weather flooding during heavy rains. The living areas of the Unit are built above the floodway though the parking way may not be. For your safety, you may be asked to evacuate the Property if there are impending flood watches or warnings in the area. We monitor this situation closely and will give as much notice as possible to you if this situation becomes a reality and ask that you help us in monitoring the situation. Obviously, this occurrence is rare and will not likely affect your stay.
A) The Guadalupe River and Geronimo Creek are natural bodies of water and therefore do not have many of the safety features found at a man made pool such as but not limited to:
i) There is no fence or barrier restricting persons from entering the water, no depth signs, nor any life guards on duty.
ii) Under water hazards may exist and swimming is at your own risk.
21. SNAKES:
The property is located in a natural environment. Though extremely rare on the premises, snakes may be present. To limit your and your Occupant’s exposure please inform all Occupants to stay on pathways and roads and use a flashlight when walking at night. Again to limit your exposure, it is not recommended to kayak tube and or swim far from the property either up or downstream.
22. RATE CHANGES: Rates subject to change without notice, but will not change from the rates stated in your original quote.
23. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
24. WRITTEN EXCEPTIONS: Any exceptions to the agreements contained in the Rental Agreement must be approved in writing in advance.
25. LANDLORDS RIGHT OF TERMINATION OR REFUSAL OF SERVICE: The Landlord reserves the right to refuse or immediately terminate service to anyone and shall not be liable for neither refund nor compensation.
22. RENTERS SAFETY RESPONSIBILITY:
A. The Responsible Party, Renter is responsible for the safety and well being of all Occupants and will promptly notify Management of any safety hazards or concerns.
B. The Responsible Party is responsible for keeping a close watch on all swimmers or persons who may enter or accidently enter the water. Should the Responsible party be absent from the Property for any length of time, it is his/her duty to designate another person within his party for this responsibility.
26. AGREEMENT OF PARTIES:
A. Failure of Renter to follow the Rules is grounds for termination of this Agreement without refund or compensation to the Renter. Further, you agree that any Deposit will be withheld to the extent necessary to offset damages to the Property. In the event the Damage Deposit is not enough to cover a loss, Renter will promptly compensate Landlord for any additional costs. Such actions shall not preclude other remedies at law.
B. Entire Agreement: This Rental Agreement, contain the entire understanding of the parties with respect to the subject matter hereof and supersede all prior agreements and understandings, oral or written, with respect to such matters.
C. Assignment: It is agreed that only in the event of transfer of ownership of the Property does the Owner have the right to assignment of this Agreement without the written consent of the Renter. The Renter does not have the right to assign or transfer any duties, rights or obligations due hereunder without the express written consent of the Owner.
D. Binding Effect: This Agreement shall be binding upon and inure to the benefit of the respective Parties, their heirs, executors, administrators, successors and assigns.
E. Arbitration: Any dispute or difference arising out of or in connection with this Agreement shall be determined by the appointment of a single arbitrator to be agreed between the parties.
F. Severable Clauses: If a court or arbitrator declares that any term or provision hereof is invalid, void or unenforceable, the parties agree to reduce the scope, duration, area or applicability of the term or provision, to delete specific words or phrases, or to replace any invalid, void or unenforceable term or provision with a term or provision that is valid and enforceable and that comes closest to expressing the original intention of the invalid or unenforceable term or provision.
G. Controlling Law: The laws of the State of Texas govern the interpretation, validity, performance, and enforcement of this Rental Agreement.

By reading and finalizing your reservation with the Property Manager, you acknowledge that you have read and agree to the terms set forth in this Agreement and hereby bind this agreement into contract and further acknowledge that you are responsible for the actions and safety of the Renters/Occupants and any person at the property with your consent and further that you have or will inform all such persons of the rules regarding the care and use of this Property set forth in this Agreement.

Great Treehouse (Cardinal caista) It was an amazing stay for us.We liked the location very much and did lots of activities with family.we looking forward to come one more time for sure and definitely gona recommends for friends and family.

Mediocre We expected more for the price. We paid 1700 dollars for four nights. We expected the best. I’d say we got average. The upstairs TV didn’t even have internet or cable. Only DVD’s which we were not prepared to bring. So the kids who slept upstairs didn’t get to watch TV. The stairs leading upstairs was a NIGHTMARE.... I’m a small to average size adult and I struggled to wall up those stairs. They were too narrow. We ended up just tossing things down and throwing them up when needed rather than go up the stairs. The stove was very small and the only large burner was broken. Called the owner and she said it gets knocked off the valve and we just have to make sure not to knock it off. Not what you would expect for an advertised fully furnished kitchen. We spent 200 dollars on groceries and didn’t even end up cooking because of that problem. Lots of food went to waste. No instructions were given on how to operate the locking mechanism on the door and we got no answer the first night from the office so we slept with the front door open the first night. The downstairs toilet had issues and make a weird noise when flushed. Specific instructions were given to NOT set the air under 70 but the system did not fully cool the place down at 70. Some good things were the TV’s that did work were already connected to NETFLIX and HULU so you didn’t have to add your personal account. The patio deck area was amazing since we ended up making most out food on the BBQ due to having a ****** stove. The camp area was nice and great access to the river. It would be nice if the property had some sort of shuttle service to allow us to float from that access point and bring us back.

Expected a little more! Had a couple of problems in each of the 2 tree houses that we stayed in. It took a few hrs to resolve and it was a small group inconvenience but we dealt with it.

Disappointed Not the best! The pictures make it look way better than what it is. You have to go across the street and down a little to gain river access. The tree houses aren't really treehouses there old. My T.V.s were screwed up upon arrival. Day 2 I was there we came home after being at Schlitterbahn all day and our cabin was unlocked. Keep in mind I locked it and double checked it before we left. I called management to tell them what happened and she found out maintenance had been in there and went to the wrong cabin being mine and when they left they forgot to lock it back with all my personal belongings being exposed.

Best place to relax and enjoy the river! Love it! We had access to the river by the park! The perfect place to hang out on the river! We also had our own floating and rafting area! We roasted marshmallows and bbqed and watched the deer! Fantastic!!!

Relaxation Vacation It was a very relaxing vacation spot. The scenery was beautiful and it was a great place to get away from everything. My husband and I thoroughly enjoyed relaxing together. The bed was a little too firm for us, but the shower was amazing.

Unique Getaway It’s a cute little treehouse. It was quiet and the only one located by itself located directly near the patio area. We saw many deer and red robins behind the property which was gorgeous. They supplied the coffee grounds and fixings to make coffee which we appreciated very much. Downsides: the interior is a little outdated, no dishwasher, spiral staircase not the easiest to get up and down, alarm would randomly go off when it got really windy which was a little eerie, oven didn’t have a temperature gauge so when we baked a cake we had to guess where the dial temperature was, during this time of year in June the water from the river was REALLY low and smelled kind of bad which was unpleasant. However access to the river was wonderful! All in all we enjoyed our time.

Great Vacation It was so relaxing and fun. Our tree house was perfect. My kids loved the upstairs loft (and the spiral stairs) and my husband love the patio to cookout. The river was just a walk away. We had more than enough things to do while we were there. Great place to stay.

Cardinal Casita at River Road Treehouses we honestly had lower expectations for our stay, but after getting there, our whole group was in awe as to how cute, neat, and clean everything was. we liked how cardinal casita was right by the common deck. A couple of creepy crawlers made their way in but what do you expect being out there, so it wasnt a big deal. I would suggest to update some photos of the property especially with the creek being dried out. The location was good too, nothing was too out of the way. Gruene was not that far, so we went to gristmill restaurant for lunch. Canyon Lake was close by too. overall we all had such a great time, we would definitely be back again!

Riverroad Treehouses, unit 2 Cardinal Casita Was a nice little treehouse/cabin. Enjoyed my stay. Located in a nice and quiet, location.<br/>I wasn't prepared however for the lack of quality restuarants or market locations nearby.Those in the area closed entirely to early. There were a few items in disrepair that should have been handled before my arrival, but they were minor things. <br/>Still enjoyed my stay and left relaxed.<br/>

Best Family Weekend! Having spent many a summer on the river, I wanted to introduce my older kids to the river culture/tradition. This was my first time staying in the tree houses and I am so happy we did! We stayed in the Cardinal Casita, al 8 of us, and we not only fit perfectly, we loved every moment of it. There was so much outdoor activity space! We basically had this huge party deck all to ourselves. The one thing I worried about was the single bathroom but it worked out. And we had plenty of hot water to get all of us showered. Everyone was so nice from booking to checkout! I HIGHLY recommend the Tree Houses! My only issues, and it’s small, is that you have to drive a bit to get to the outfitters that offer the longer trip.

Treehouse Vacation For teenagers What a fun vacation! It's difficult to plan a vacation with teenagers that they will enjoy. However, from the moment I told them we would be staying in a treehouse, they were excited. They loved the tiny, spiral staircase and their own loft. Every bed was extremely comfortable. We were able to cook in the full kitchen and spent many hours on the deck. Each morning we woke to deer right out our window. We hope to go back again.

Great family get away. Clean and compfy treehouse casita. Great for a family of 5. Our girls loved the loft and feeling like they were in a treehouse castle. All amenities and creature comforts made for an enjoyable stay. <br/>Short, easy nature trail walk down to the beautiful Guadalupe River. <br/>Communication with Best Texas Travel was quick and helpful. Awesome place for a quaint & romantic getaway in idyllic location Such an amazing place for a quiet, serene, romantic getaway. Enjoy the hill country in all its glory. <br/><br/>The treehouses are very comfortable. They provide all the necessary modern amenities - digital locks, internet, fully stocked kitchen, Italian shower walk-in, to name a few and yet are secluded and tucked away in nature. <br/><br/>Though they are not exactly on the bank of river Guadalupe, but it is right across. <br/><br/>Will highly recommend it.<br/>

Tranquility at it&#x2019;s almost best The minor issues were with the stove burners being kinda wonky and there were no settings on the oven temperature worries. The major issue/inconvenience was the shower window (that faced the walkway) was made of glass blocks that can be seen through in a Picasso sort of way but seen through nonetheless. It made it very uncomfortable to bathe discreetly

Nice Place Was a great stay except the alarm kept going off. we needed to go out to our truck around midnight on a Wednesday night and we weren't able to because when we touched the door knob the alarm triggered (didnt want to wake the other treehouses). Other than that we enjoyed the treehouse and its features! Will return.

Excellent Stay We had a lovely time in this cozy place. The property itself was clean and well furnished. Everything was clean and the area had plenty of comfy chairs and tables and wonderful views to enjoy. The treehouse made a good use of its small space, and it would be easy to house five to six people without feeling too crowded.<br/><br/>It is about twenty five minutes out from New Braunfels proper, so it is not a hop, skip, or jump to the nearest town. We also had someone come by for maintenance without being notified first, which was surprising and a little odd. However, those were my only complaints. I sincerely recommend the treehouses to any small parties who wish to spend some time in the Hill Country!

Tierra Tribe 6 ladies weekend getaway. Accessing the stairs to the loft was the worse. It is tiny/steep and us 4 ladies left with minor bruises. Wish there was more to do on site such as hot tub/pool etc. The treehouse needed pot holders, more towels enough for max of 6 to use, loved that we had a smart TV with access to Hulu and Netflix during storms. Need more mirrors for women to access (only had one in bathroom). Security lock on door was very sensitive or glitching but it scared us several times thinking someone was breaking NEEDS TO BE FIXED.

Fun Getaway We had such a good time! The treehouse had virtually everything we needed. Even had games for us! The beds were comfortable as were the pillows. There was plenty of room for everyone. We explored outside around our treehouse in the river bed the first night. We rented rafts and tubes from Shanty's to go down the river and had even MORE fun! <br/>We did have to call the management office to report the sliding glass door not locking. They were really nice about it & said they'd send maintenance over to check it out. However, no one ever showed up to fix it. This was our ONLY problem with our entire trip. I'd definitely recommend this to my friends & family. Would like to make it an annual family trip.

Great Expectations My family and I were so excited to experience this vacation!!! We were looking forward to it for months! We drove from Lewisvile experience to have a great experience with our children until we arrived. There were some young people staying in the mockingbird treehouse. We good help from management to access our treehouse. We got ready to get the kids settled when we walked past the mockingbird treehouse, my husband heard" welcome "NIGGAS" come from their treehouse. It made us so uncomfortable that we left the next morning!!

Love River Road Treehouse This was our 3rd time at River Rd. Treehouse. I can’t say enough wonderful things about this place. We’ve stayed at 2 different treehouses and they both were clean and filled with the comforts of home. My favorite treehouse is the Cardinal Casita. Our Annual Summer Family Vacation Let me start by saying our family is very big on vacationing together at least once a year. We sometimes have up to 15 in our group, and it is hard to find places that we all fit. This trip there were only 8- 6 adults 2 kids.The treehouse was nice but after seeing the pictures on line it is a little disappointing, they are kind of warn out looking not well kept up. The deck was a hot mess bar-b-q pit was dirty, trash all over the place, the inside was nice but again the floors were dirty, the other rooms were nice and clean. Kitchen equipment ie stove had one broken burner. Yes I know it is a rental I just think it could use a little make over. the deck was nice other than there were no lights out there and we could not use the fire pit,the pit was not the fault of the rental.I do want to let people know that if you have any med to large people in your group this is not the house for you, the stair case is so small and I do mean small all of my family members are a little bigger and taller than most but not overly huge and it was very very hard for them to go up and down the steps and it was very hot up there no air at all. Make sure that you look at the stairs before you book I know a few of them have the same spiral staircase so just be warned because it does not tell you this when booking. It is in a great location. It would be nice if they had something worked out with one of the tubing companies to be able to use there shuttles because if you bring your own tubs then you cant park and just pay them to come get you we had to park in town at the horse shoe and float back to our room it made for a long day with two kids and again just letting people know so they will be prepared. We needed towels and trash bags I e-mailed them and they got them to us pretty quick. We did like staying there and we will go back this is just a few things for people to know before you go I hope it helps I am not in any way bashing this place these are things that we encountered.

Cardinal Casita Treehouse It was fantastic! I was very impressed with the amount of kitchen utensils and supplies. Relaxing environment and beautiful scenery. A family of deer outside our front door visited every evening. A few woodland critters (to be expected) but no mosquitoes! My only complaint is that I couldn't stay longer!

Never again The pictures do not go with the actual place. Maybe at one time they did, but not now. For $1,000 for 3 nights I shouldn't have had to clean the place when I got there. I left feeling totally ripped off. I have seen nicer state park cabins (& I refuse to stay in those)Cabins were in bad condition, smelled, mildew on ac units, drip stain down the wall in the master, vents covered in dust & grime, rotting wood in bathroom, creaky beds, dirty kitchen, oven had no way to tell temp, eye on stove didn't fit in the hole, master looks out to a common area & offers nothing more that curtains for privacy, shower curtain stained yellow, glass block in shower right on a walk path so anyone who walks by can see whoever is showering, kitchen standing mat needs replacement, trash can needs replacement or at least clean it, front door needs paint, doormat needs to be replaced & maybe moved sometimes to sweep under it, property was dirty with trash scattered everywhere. I really wonder if the only cleaning is done by the person before. The ONLY good thing about this place was the pretty view, but only towards the creek. Don't look out the front door or you will be looking at transformers & scrap metal scattered. I will not recommend this place & will make sure to tell everyone I know about my experience. Also, I wouldn't book through the management company for another property either. They may have been nice, helpful, etc, but to misrepresent like this & allowing people to spend hard earned money on a place like this is as bad as stealing from someone.

Unique and Affordable Property We thoroughly enjoyed our stay at the Cardinal Casita, River Road Treehouses. The arrangement of the sleeping areas was perfect for our family of four and our two tween daughters were thrilled to have their own space in the loft. The kitchen was a bit small with only enough room for one person to cook. The property was very clean and well-maintained. When we had an issue with the wifi, it took only one call to the management to solve the problem. We made a day trip to the Blue Hole in Wimberly (about 30 minutes away) which was a great find. I would definitely recommend the Cardinal Casita to anyone who is traveling to the New Braunfels area and looking for a unique affordable place to stay.

Very Enjoyable There were 6 of us total (2 adults, 4 teens). The Casita was clean and layout was good. Sleeps 6 comfortably. Anything more than that is tight. Loved the big deck and fire pit for smores at night. <br/>Short walk down to river was pleasant. Checkin/Checkout process is as easy as it gets. Highly recommend the treehouses.

Cardinal Casita Treehouse I booked this property because it was advertised as a treehouse. It was not an actual treehouse. The deck furniture and dining area furniture was much shabbier than what was pictured in the listing. The master bedroom was very comfortable and the bathroom was very nice. I expected an overall much nicer property for the price that I paid.

Cardinal Casita We took a Mother/Daughter trip to the treehouses in October and had a wonderfully relaxing time. The weather was perfect. Everything was exactly as depicted. Even watched a family of deer out back each morning and evening. We brought fire logs and enjoyed the community fire pit. Was prepared for lots of mesquitos but never saw a single one. We have been talking about this trip since we returned. Highly recommended it!

October 2017 We enjoyed our visit. The cabin was clean, and nice. The AC unit was a little scary with the note left about it freezing up. We were scared to use it. Luckily, a cold front blew thru and we didn't need it. Our neighbors were extremely noisy. We emailed the manager, and they said they let them know about the noise complaint, however they didn't stop. There was no one who stays on site to enforce this. THey partied hard with strobe lights and music until 12:30, and started back up again at 9:30 the next morning. That would be my biggest complaint. I would have liked someone to enforce that.

Kids Heaven My kids were in total heaven here. They loved having their own space upstairs in the loft and loved exploring the decks and bridges around. Nice but.... The property was spacious, updated, and as seen on the website! Bedrooms and loft were spacious and more the adequate! Although it only has one bathroom- it was newly renovated and provided more than enough space for me and my two guests! The only downside was the large community deck where the fire pit is located! My 8 yr old nephew found 2 used needles on that shared space! Used needles thrown aimlessly around the property cause me some skepticism about recommending this property for family use rather than for adults only!

Rained in It rained the two days we were there, so we mainly stayed indoors, consequently we did a lot of indoor cooking. Kitchen utensils,like pots and pans need to be replaced, they were in bad shape. It was frustrating. Maybe some board games would have been great to have in cabin.

Beautiful Place but there's only 1 thing We stayed in the Cardinal Casita Treehouse for a Bachelorette Weekend getaway. We had a great time! There was not much that we could find wrong with this beautiful place. However, I am not exactly sure how it is possible that the spiral staircase is a safe addition. No one could easily fit on the staircase, the stairs are extremely small and your feet cannot fit on them. Even our smallest girl had great difficulty climbing the stairs and coming down is extremely dangerous. I believe each house has these exact stairs. They need to be replaced before someone is seriously injured. Other than the deathtrap stairs, this place is everything and more! We certainly had the time of our lives!

Cardinal Casita 3 night 4 day stay was so relaxing. I live in Houston so waking up to birds chirping and deer in your front yard was beyond fabulous. The river was low, but we still got to float and that was so awesome. The tree house was amazing. Way better than the photos on your website!!! Cozy! The treehouse was phenomenal! Great views, short distance to the river and very comfortable! The only problems we had was a dead tree limb overhanging the patio but it was quickly addressed by the owner, and only one washcloth for 7 people. Could have easily been a housekeeping mishap because everything else was plentiful. Will definitely go back and refer to friends!

Military R&R getaway We had a fantastic stay in the Cardinal Casita treehouse. The only thing we found that needed improvement was the bathroom window. You could see through it from the outside. We had to duct tape towels over the glass. There also needs to be a curtain or privacy covering places on the front door window. We found that very odd. The other houses did not have this dilemma. Lastly we felt like the sheets could have been cleaner. When we pulled back the beds there was dirt particles in them. Do not sleep on the pillow shams, they are white and obviously dirty. We also read on our contract that dogs are not allowed, but found on the website where they are for a $75 nonrefundable fee. We would have loved to know that, as other people had there pets with them. That was the only things we had qualms with. As for the overall experience. We would do it again.

Enjoyable weekend retreat We stayed in the cardinal casita. It was clean and the kitchen was well stocked with everything you need to prepare meals etc. The stairs are steep and narrow and I think unsafe for kids, seniors, and those who imbibe. Only 1 bathroom, 1 mirror, and no closets to put bags away. Spacious enough for 4 but would be tight for more than that. AC was good for April but will probably not be efficient enough for hot summer months. The outside deck was awesome but it does need some work as many boards are sagging and uneven. I bought on a living social deal for $99 per night. I was good with it for that but would never pay their full asking price. The amenities and close river access just aren't there.

nice little place the place was really cute and clean. the only complaint i have is that the 2 beds upstairs are only big enough for small children. even our smallest/shortest adult was hanging off the bed. so i wouldn't advertise this sleeps 4 adults.<br/>and you might add an additional mirror in the bedroom.

River Road Tree house vacation We had a great time at the tree house. House was just as pictures. Very nice place to stay. Maintenance could have been better. Had to call them out to work on toilet and replace lights on deck. They were out in a timely manner but could have checked other lights while they were out. No light at front entrance, only one light working in bathroom, all lights in the pavilion were out. Internet service was out for the last 2 days of our stay. Called to report and got no answer. Direct TV lost signal on half of the available channels. It was mentioned by maintenance that they were working 7 days a week so I guess that's why they weren't interested in doing more than what was reported. There could be more information on website as to how things work as far as river access to the public. Still it was a nice place to stay had a good time.

Great visit to the Cardinal Casita! We loved this cabin in the woods for our family of five. There was close access to both the Guadalupe River, and Canyon Lake. It was private and cozy, but full of amenities, and close to stores, restaurants, and laundry facilities.

Awesome!!! There were 11 ladies, 7 of them who turned 50 this year and we found this lovely getaway for us crazy, river lovin and over the top females. What a beautiful place to relax and unwind and breathe. We had 2 cabins and 1 of them ac was not working but the supervisor Mary? And Manuel were excellent and responded quickly, thank goodness because hot flashes were present. Lol. The cabins were beautiful and well equipped with anything you needed. Just bring your food, clothes and a personel items and you were good to go. A grocery store was a few minutes away and they were welcoming as well. What a great experience and everyone wants to make this a yearly stay. Thanks so much! Excellent !

Unique houses Staff was extremely flexible in changing arrangements on the fly and making adjustments to help accommodate our stay. Houses were very unique and creative. The only thing we didn't like was the claw foot tub shower, it's just hard to make that work.

Tree Top Thanksgiving Oh My, What a wonderful Thanksgiving we enjoyed. The houses were perfect for adults and children! I awakened every morning to leaves gently falling, squirrels running up and down the trees, and a doe with two fawns playing in the creek! The Cardinal Casita (and two other houses) provided a peace that was so much more effective than medicine!! I have already recommended the treehouses to others who were amazed, as I was) that they existed. There were all the amenities of regular hotel rooms except no slamming of the doors or hallway noise....what a blessing to spend a peaceful time with the family. The staff (Patrrick & Lexi) was very helpful and were true professionals!!! We were blessed with this opportunity and are planning another trip as soon as possible!

excellant place. will visit again easy to find and easy to get in. no check in needed. smartphone app told me everything i needed. great little cabin, super homey feeling loved the balcony. really cool out door deck with fire pit that was connected to the walkway. We will definitely book again, perhaps at another cabin. only one complaint.. hot water tank was quite small. so the second person had quite a chilly shower. however its a stand alone cabin so that should have been expected. That aside everything was wonderful.

Higher Expectations Location is the only thing that saved this trip, it is in a GREAT location, however for the amount of money I spent on this tree house I expected a cleaner & more functionable facility. For a family of 6 with one income this was our 1st vacation in 6 years & I spent all I had to make this happen only to find that the first night there our kitchen sink was busted & we had to call a repair man, our bathtub had a big crack in the bottom of it, the shower that hung from the ceiling was in disrepair, the ceiling fans had thick dust all over them, cob webs in the corners of all the walls, rotten corn on the cob left from the previous customer still on the broken grill & the beds oh my goodness the beds were so bad, I mean springs in the back bad. Then lastly the lack of kitchen hardware was disheartening because we couldn't afford to go out to eat so we needed to cook there. But the location was awesome, you couldn't ask for a better spot all to yourself. This is too neat of a cabin to let it go like this. Defiantly needs better management.

Spring Break Overall we really enjoyed the stay. Our boys loved the loft! The television never could get a signal in the LR or Loft, but we were able to use Netflix. The bedroom TV was the only one we could watch live. The bathroom was the most disappointing part. The shower head was strong, but the water came out in such a thin stream that it was painful. Once we figured out to turn it only half-way on, it was better. The shower-caddy was pretty gross. Also, be sure to put the shower curtain all the way in the tub, or you will have a mess on your hands.

Rainy Vacation but Still Good Four families rented four houses at River Road Treehouses. Overall, we had a great time. The property overall is quaint, quiet, and relaxing. We saw deer in the field behind the property each morning/evening. Despite it raining every day we were there (clearly not the property's fault!), the nine kids with us enjoyed walking in and exploring the creek bed down below the houses, both when it was dry at our arrival time and when it was decently full when we left. (We had a lot of rain!) Overall, the cabins were great - fully stocked kitchen (minus a dishwasher), plenty of seating in the living area, grill on our patio and in a common area, plenty of pillows and blankets, etc. One issue we had was with the shower in Cardinal Casita - the main shower head sprayed with powerwasher-like force, the handheld was also extremely forceful and had a leak that shot out of it like a needle, and I actually look my kids to a friend's treehouse to bath them because the bathtub appeared dirty/stained. Unfortunately, there were no "river towels" under the sink and our friends received a delivery of clean bath towels during the three-day stay but we did not receive any. Overall, we had a fine stay.

Don't Miss the Magical Path to the River The pictures are enchanting of the trees outside the windows and I couldn't wait to get to the treehouses. But, I was expecting something more. Management made every attempt to fix what they could, but some things were bigger issues. The bathtub leaked and shower curtains were clumsy; the beds upstairs were very uncomfortable and squeaky, even by kids' standards! Microwave was inconveniently perched on top of refrigerator and not clean. The house was very cool downstairs, but uncomfortable in the loft. Simple fix would be to put an ac unit upstairs instead of in the master where it is not needed. The plus for the house was its size. Really large. Stairs are extremely tight and a large person could not possibly get up them. We did not discover the walking path to the lake or the steps into the lake until the evening before we left. Those are charming features of the property!!<br/>We enjoyed the covered pavilion and making smores. It would a great deck for a family reunion. Great location for enjoying river floating, and Canyon lake. We rented jet skis and that was the high light of the trip.

PERFECT Hill country getaway We absolutely loved the River Road Treehouse experience. Our treehouse, the Cardinal Casita, was very clean and perfect for us and our two young boys. They absolutely loved it and so did we! I would highly recommend the River Road Treehouses to everyone!

Cardinal Casita Came here for a girls trip. Excellent location. Super cute house. Wonderful time. Only cons: the shower leaks all over the bathroom floor, the upstairs is cute- but not sleepable in the summer- way too hot. There is not an air conditioner upstairs. There was plenty of room on the couches downstairs. Overall, we really enjoyed our stay!

Riverroad treehouse #2 Husband and I enjoyed our short stay here very much and plan to return in the future with our children. The cabin was adorable and the river was crystal clear. Only complaint was the king sized matress in the master bedroom was uncomfortable to the point my husband had to finally move to the couch.

River Road Treehouses We had a wonderful time in the Cardinal Casita Treehouse. The accommodations were well maintained, spacious and adequately furnished for our needs.<br/>I brought family from Germany to visit our son at UT Austin, then we stayed 2 nights at the River Road property in New Branfels, taking a day trip to San Antonio to see the Alamo & Riverwalk. We walked the river & enjoyed the pasture backing up to the property, watching deer from the large Pavilion. We cooked out on the grill for our evening dinners & made breakfast both mornings. It was perfect. I came prepared with all the fixings, and the kitchen had enough cooking pans/utensils to get our meals prepared.<br/>I highly recommend this property.

Great weekend! We had a great time! The house was very spacious and everything we needed was there. Had some problems with locking the fron door but that's it. The kids explored the creek and we all enjoyed how quiet and relaxing it was.

Great family reunion 2017 I really loved staying in the treehouse/cabin. It was relaxing and fun at the same time. The only thing I didn't like was that we didn't stay for a longer time. It would be SO great if you would have packages that would make it affordable for everyone to stay longer.

Cardinal casita It was very quaint, smaller than I thought. Upon arrival I was having trouble accessing the front door. I wasn't instructed on how to use the code lock. I later found out I was given the wrong code to begin with. It was dark by the time I got into the treehouse. Although, the stayvwas shorter than expected and I didn't get to use the river it was still enjoyed as a nightly getaway.

It rained the two days we were there, so we mainly stayed indoors, consequently we did a lot of indoor cooking. Kitchen utensils,like pots and pans need to be replaced, they were in bad shape. It was frustrating. Maybe some board games would have been great to have in cabin.

I booked this property because it was advertised as a treehouse. It was not an actual treehouse. The deck furniture and dining area furniture was much shabbier than what was pictured in the listing. The master bedroom was very comfortable and the bathroom was very nice. I expected an overall much nicer property for the price that I paid.

It was fantastic! I was very impressed with the amount of kitchen utensils and supplies. Relaxing environment and beautiful scenery. A family of deer outside our front door visited every evening. A few woodland critters (to be expected) but no mosquitoes! My only complaint is that I couldn't stay longer!

The pictures do not go with the actual place. Maybe at one time they did, but not now. For $1,000 for 3 nights I shouldn't have had to clean the place when I got there. I left feeling totally ripped off. I have seen nicer state park cabins (& I refuse to stay in those)Cabins were in bad condition, smelled, mildew on ac units, drip stain down the wall in the master, vents covered in dust & grime, rotting wood in bathroom, creaky beds, dirty kitchen, oven had no way to tell temp, eye on stove didn't fit in the hole, master looks out to a common area & offers nothing more that curtains for privacy, shower curtain stained yellow, glass block in shower right on a walk path so anyone who walks by can see whoever is showering, kitchen standing mat needs replacement, trash can needs replacement or at least clean it, front door needs paint, doormat needs to be replaced & maybe moved sometimes to sweep under it, property was dirty with trash scattered everywhere. Let me start by saying our family is very big on vacationing together at least once a year. We sometimes have up to 15 in our group, and it is hard to find places that we all fit. This trip there were only 8- 6 adults 2 kids.The treehouse was nice but after seeing the pictures on line it is a little disappointing, they are kind of warn out looking not well kept up. The deck was a hot mess bar-b-q pit was dirty, trash all over the place, the inside was nice but again the floors were dirty, the other rooms were nice and clean. Kitchen equipment ie stove had one broken burner. Yes I know it is a rental I just think it could use a little make over. the deck was nice other than there were no lights out there and we could not use the fire pit,the pit was not the fault of the rental.I do want to let people know that if you have any med to large people in your group this is not the house for you, the stair case is so small and I do mean small all of my family members are a little bigger and taller than most but not

We thoroughly enjoyed our stay at the Cardinal Casita, River Road Treehouses. The arrangement of the sleeping areas was perfect for our family of four and our two tween daughters were thrilled to have their own space in the loft. The kitchen was a bit small with only enough room for one person to cook. The property was very clean and well-maintained. When we had an issue with the wifi, it took only one call to the management to solve the problem. We made a day trip to the Blue Hole in Wimberly (about 30 minutes away) which was a great find. I would definitely recommend the Cardinal Casita to anyone who is traveling to the New Braunfels area and looking for a unique affordable place to stay.

There were 6 of us total (2 adults, 4 teens). The Casita was clean and layout was good. Sleeps 6 comfortably. Anything more than that is tight. Loved the big deck and fire pit for smores at night. <br/>Short walk down to river was pleasant. Checkin/Checkout process is as easy as it gets. Highly recommend the treehouses.

My family and I were so excited to experience this vacation!!! We were looking forward to it for months! We drove from Lewisvile experience to have a great experience with our children until we arrived. There were some young people staying in the mockingbird treehouse. We good help from management to access our treehouse. We got ready to get the kids settled when we walked past the mockingbird treehouse, my husband heard" welcome "NIGGAS" come from their treehouse. It made us so uncomfortable that we left the next morning!!

Nanacamp has been our family tradition for the past 14 years. This year's visit to the treehouse was so far our favorite destination. We had fun on the river, eating at Gristmill, exploring Gruene antiques and just spending rime with our grandchildren, Mattilyn 16 and Wyatt 14. This may be the last year they want to have Nanacamp, so we ended on a high.<br/>

Four families rented four houses at River Road Treehouses. Overall, we had a great time. The property overall is quaint, quiet, and relaxing. We saw deer in the field behind the property each morning/evening. Despite it raining every day we were there (clearly not the property's fault!), the nine kids with us enjoyed walking in and exploring the creek bed down below the houses, both when it was dry at our arrival time and when it was decently full when we left. (We had a lot of rain!) Overall, the cabins were great - fully stocked kitchen (minus a dishwasher), plenty of seating in the living area, grill on our patio and in a common area, plenty of pillows and blankets, etc. One issue we had was with the shower in Cardinal Casita - the main shower head sprayed with powerwasher-like force, the handheld was also extremely forceful and had a leak that shot out of it like a needle, and I actually look my kids to a friend's treehouse to bath them because the bathtub appeared dirty/stained. The pictures are enchanting of the trees outside the windows and I couldn't wait to get to the treehouses. But, I was expecting something more. Management made every attempt to fix what they could, but some things were bigger issues. The bathtub leaked and shower curtains were clumsy; the beds upstairs were very uncomfortable and squeaky, even by kids' standards! Microwave was inconveniently perched on top of refrigerator and not clean. The house was very cool downstairs, but uncomfortable in the loft. Simple fix would be to put an ac unit upstairs instead of in the master where it is not needed. The plus for the house was its size. Really large. Stairs are extremely tight and a large person could not possibly get up them. We did not discover the walking path to the lake or the steps into the lake until the evening before we left. Location is the only thing that saved this trip, it is in a GREAT location, however for the amount of money I spent on this tree house I expected a cleaner & more functionable facility. For a family of 6 with one income this was our 1st vacation in 6 years & I spent all I had to make this happen only to find that the first night there our kitchen sink was busted & we had to call a repair man, our bathtub had a big crack in the bottom of it, the shower that hung from the ceiling was in disrepair, the ceiling fans had thick dust all over them, cob webs in the corners of all the walls, rotten corn on the cob left from the previous customer still on the broken grill & the beds oh my goodness the beds were so bad, I mean springs in the back bad. Then lastly the lack of kitchen hardware was disheartening because we couldn't afford to go out to eat so we needed to cook there. But the location was awesome, you couldn't ask for a better spot all to yourself. This is too neat of a cabin to let it go like this. Defiantl

The bathtub was very hard to maneuver hard to keep water off the floor. Hot water only ran for about a minute then you were in a ice cold shower. Freezer froze over while food ruined in fridge.

Overall we really enjoyed the stay. Our boys loved the loft! The television never could get a signal in the LR or Loft, but we were able to use Netflix. The bedroom TV was the only one we could watch live. The bathroom was the most disappointing part. The shower head was strong, but the water came out in such a thin stream that it was painful. Once we figured out to turn it only half-way on, it was better. The shower-caddy was pretty gross. Also, be sure to put the shower curtain all the way in the tub, or you will have a mess on your hands.

easy to find and easy to get in. no check in needed. smartphone app told me everything i needed. great little cabin, super homey feeling loved the balcony. really cool out door deck with fire pit that was connected to the walkway. We will definitely book again, perhaps at another cabin. only one complaint.. hot water tank was quite small. so the second person had quite a chilly shower. however its a stand alone cabin so that should have been expected. That aside everything was wonderful.

Oh My, What a wonderful Thanksgiving we enjoyed. The houses were perfect for adults and children! I awakened every morning to leaves gently falling, squirrels running up and down the trees, and a doe with two fawns playing in the creek! The Cardinal Casita (and two other houses) provided a peace that was so much more effective than medicine!! I have already recommended the treehouses to others who were amazed, as I was) that they existed. There were all the amenities of regular hotel rooms except no slamming of the doors or hallway noise....what a blessing to spend a peaceful time with the family. The staff (Patrrick & Lexi) was very helpful and were true professionals!!! We were blessed with this opportunity and are planning another trip as soon as possible!

There were 11 ladies, 7 of them who turned 50 this year and we found this lovely getaway for us crazy, river lovin and over the top females. What a beautiful place to relax and unwind and breathe. We had 2 cabins and 1 of them ac was not working but the supervisor Mary? And Manuel were excellent and responded quickly, thank goodness because hot flashes were present. Lol. The cabins were beautiful and well equipped with anything you needed. Just bring your food, clothes and a personel items and you were good to go. A grocery store was a few minutes away and they were welcoming as well. What a great experience and everyone wants to make this a yearly stay. Thanks so much! Excellent !

Staff was extremely flexible in changing arrangements on the fly and making adjustments to help accommodate our stay. Houses were very unique and creative. The only thing we didn't like was the claw foot tub shower, it's just hard to make that work.

We had a great time at the tree house. House was just as pictures. Very nice place to stay. Maintenance could have been better. Had to call them out to work on toilet and replace lights on deck. They were out in a timely manner but could have checked other lights while they were out. No light at front entrance, only one light working in bathroom, all lights in the pavilion were out. Internet service was out for the last 2 days of our stay. Called to report and got no answer. Direct TV lost signal on half of the available channels. It was mentioned by maintenance that they were working 7 days a week so I guess that's why they weren't interested in doing more than what was reported. There could be more information on website as to how things work as far as river access to the public. Still it was a nice place to stay had a good time.

We stayed in the cardinal casita. It was clean and the kitchen was well stocked with everything you need to prepare meals etc. The stairs are steep and narrow and I think unsafe for kids, seniors, and those who imbibe. Only 1 bathroom, 1 mirror, and no closets to put bags away. Spacious enough for 4 but would be tight for more than that. AC was good for April but will probably not be efficient enough for hot summer months. The outside deck was awesome but it does need some work as many boards are sagging and uneven. I bought on a living social deal for $99 per night. I was good with it for that but would never pay their full asking price. The amenities and close river access just aren't there.

We loved this cabin in the woods for our family of five. There was close access to both the Guadalupe River, and Canyon Lake. It was private and cozy, but full of amenities, and close to stores, restaurants, and laundry facilities.

My family loved the Treehouse! My young children loved the loft bedroom and all of us enjoyed seeing the deer every night and morning. I especially liked the Apple box so my kids could have some downtime while it rained. We enjoyed our stay and plan on returning very soon!

We had a great time. The complex is unique and charming and just as you would expect from treehouses! <br/>They were clean and everything was operable. We cooked the entire weekend and had all the essentials needed! The TVs are great and so happy there were DVD players as we watched movies that we had brought along.<br/>It was last weekend in February and the weather was cold and drizzled but we had a great time.<br/>When I emailed questions about heating and blankets - I got an immediate response!<br/>Exactly as they are described and a good time! <br/>We did walk down to the river park and can't wait for our next trip to use it!

Nice weekend get-away. We were at the property when the weather was unfortunately dreary, but the accommodations were excellent. Very clean. Kitchen was equipped with just about everything we could need. Towels were thick. :) Amenities were better than we expected.

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

Come for a romantic weekend getaway or try your hand in the blue ribbon trout fishing on the Guadalupe. Our property is located next to the spot on the river where they often times stock the trout which makes it a great place to fish. You can wade the river yourself or hire a fly-fishing guide to take you down the river in a raft or fishing boat.
