NOT A TREEHOUSE It wasn't a treehouse. It was just a house surrounded by trees, not "a house built in a tree". In addition, the house faced a dry creek bed which wasn't what I viewed in the advertised pictures. However, the view was beautiful outside of the large window, but again, it just wasn't what I expected when I booked a treehouse to get together with my friends.
Other than that, we did not have any issues while staying there. The inside is fairly nice. It was very clean, nicely furnished and a comfortable fit for a group of five.
The office is not on-site, but it was an easy self-check-in.
If you don't care much to stay in a house that is "built in a tree", this is a good place to stay while you visit New Braunfels.

Cozy getaway Loved staying at the Robins Roost . The location is great—. Very close to Canyon Lake and Gruene. We loved sitting out on the deck in the afternoons and watching the sunset We had a couple of minor issues in the beginning but management was quick to assist us. The kitchen is vey small so if you like to stay in and cook your meals this might not be the ideal spot. There are plenty of restaurant options close by along with some great walking trails. And the Guadalupe river is right across the street. We really enjoyed our stay and will return!

Loved our stay at the Treehouses Highly recommend staying at River Road Treehouses in New Braunfels. We really enjoyed our time during Spring Break and the houses were the perfect size for our family. Everything we needed was provided and made our stay even easier. Kids had a great time in the river, fishing as well as seeing the horses and deer outside the treehouses. It was very peaceful; a great place to just unplug and relax. We definitely plan to return, for a longer stay, in the summer.

Not worth the money I’m copying here the email I sent last week that I have yet to receive a response to: Good evening,

We are staying in the Robins Roost cabin at River Road Cabins. From the outside, The cabins are really cute and could be a great return vacation spot. I say “could” because I’m really disappointed with this cabin and at $950 for 2 nights, I expected way better.

The fridge does not work or keep anything cold, even at the coldest setting. The freezer works so I had to keep putting milk and drinks in the freezer to keep them cold. The stove doesn’t get hot enough to boil water. It took forever to try and cook anything. Some food we didn’t even try and cook, it just wouldn’t work.

The thrift store mattresses are awful. With uncomfortable and bumpy springs, you can barely sleep. That fold out “bed” needs to just go straight to the dumpster. There are disgusting stains all over it. The mattress is so old and used that there’s no padding to it, it’s just old springs. My 6 year old son couldn’t handle laying on it. Even better, the sheets on both upstairs beds are stained, or at least I hope they’re stains and not dirt. It’s disgusting.

Lastly, The bathroom door doesn’t close and several lightbulbs were burned out.

For $950 for 2 nights, I would expect this place to be clean and everything to work as it should. I realize it’s supposed to be a little rustic, but nothing is kept up to any kind of decent standard.

We recently stayed at another Sons River property without any issues. But we will not come back to this one and we will not recommend to anyone else.

Jennifer Larsen

Treehouses are great; however, I was grossly overcharged. We love the treehouses and have stayed a couple years now. The amenities and sights are great. However, when it came to billing, I was charged twice for the second half of my payment and have called/sent emails with no response from management. Being overcharged almost $600 is not cheap or easy and it looks like I’ll have to have my bank solve the issue.

Never Again Arrived at Robin's Roost after a 9-hr drive to find a bag of trash in the sink, towels thrown around in the bathroom, and every bed ruffled as if slept in. Needless to say after seeing this I called and ended up in their advertisement telephone loop. After 2 attempts I got through and was told they would get a hold of the property manager. She was surprised and said someone would get right on it. Really? It's almost 4pm and they didn't know the unit didn't get cleaned?? We waited 20 minutes, did not see anyone, and left. Got a text 3.5 hrs later to say it was ready! They refunded $98...thanks for that but we never went back! Place was dingy & dated with dark brown curtains over all the windows. Vegetation needs to be cut back so folks don't have to dodge just to get to their front door. Dumpster was overflowing. Only about 5-6 parking spots for all the units available and they are first come.

Perfect Pandemic Getaway We thoroughly enjoyed our stay in this little hide-away. The cabin was cozy and perfect for a family get-away during this pandemic. We were able to relax and enjoy a few days with a great change of pace. If I was to comment on anything that c old have been better, it was that you really can’t walk to anything other than across the road to the river. But everyone vacations differently so this is just a point of information for those who might be interested for planning. We only encountered the staff upon our arrival and they were super friendly and kind. A bonus that we were not aware of as it wasn’t in the description was that our cabin (Robin’s Roost) has a grill on the balcony. That was unexpected and made one of our dinners that much more enjoyable because we could grill. This is definitely a place to consider if you are looking for a rustic get-away for a few days.

Great experience! We really enjoyed our stay here. There were some things that were a little quirky, but overall everything was well taken care of and met all of our needs. We enjoyed the proximity to the river. We also enjoyed the privacy that this cabin allotted in comparison to some of the others. The only issues we had was the oven was strange, the floor near the shower was water damaged, and when it rained a lot the bathroom door swelled up. Our favorite thing was the cozy environment and that we were able to cook most of our meals here which saved us money.

Nice Getaway Overall a very positive experience. Property was clean and well appointed. Location is remote enough to get a feeling of "getting away from it all", yet close enough to Gruene and New Braunfels to make food and entertainment easily accessible. We only had two minor concerns: 1. The stairway to the loft is extremely steep and narrow. It would be nice if that were spelled out in the description. This would not be a good property for elderly or people with minor disabilities. 2. The description states that it will sleep 8 people. That is inaccurate. It will sleep 7 adults maximum even with the rollaway cot.

Robins Roost Delight My husband and I took a weekend getaway after Valentine's Day 2019 and stayed at this lovely cottage. The house was absolutely perfect for the two of us! Warm and inviting, with a lovely rustic view from the front door and a a back patio nestled in the cypress tree, it was a truly relaxing experience. It really is a unique and quaint escape from the hustle and bustle of the city. My only concern would be that anyone with small children, or elderly guests, would be challenged to climb the narrow spiral staircase that leads up to the loft. I actually found it a bit of challenge and only climbed up once. Other than this, it was a wonderful experience! This was our first trip to the Treehouse, but it will not be our last.

Four Stars Overall The place was cute and tidy overall. The cleaning person was running behind so I had to wait to check in and noticed there were some things not fully cleaned, included dirty linens left behind. The heater in the bedroom clicked pretty loudly when it was running. I was also disappointed there wasn't any water under the bridge by the tree houses, you have to walk to get to the water. Finally, if there are other people nearby, sound carries very well which can create a much less serene experience. I'd advise taking that into consideration depending on your hopes for the getaway. Overall it was a good experience and I would consider coming back again.

Great place! Great place for a family of 5. It was clean and nicely furnished. Our kids slept in the loft and we took the bedroom. The lighting around the trees and patios was magic at night. No big areas out front or in back for the kids to run around but there was a creek bed under the walkways and a short trail walk to the river. We went to San Antonio zoo and the Alamo for a few quick day trips and Gruene on the last day. Fun was had all around. Only issues were the kitchen appliances and parking. The microwave would turn on just by shutting the door after taking out your food out and the oven had no knob with temperature settings and we burned our food. I think one night there was a party and we literally had no parking spots. We tried the number to ask where we could alternatively park and reached no one. The system said a voicemail was not set up. Finally some people parked blocking others in and we were able to squeeze in diagonally. We attempted contact both with the phone number and app messaging and got zero replies. Women's Retreat I recently stayed at River Road Treehouses in Robins Roost for my Women's Retreat. This is the perfect place for something like this. It is peaceful, serene and beautiful especially this time of year (October). The drive in, once you passed the city, was such a beautiful drive. Then as soon as you pulled up to the property, the nature and scenery was breathtaking!! When we entered our treehouse, it was clean, cozy and inviting. We had planned to do some activities off the property, but we felt so at home and relaxed that we never left the property, but instead got creative and did everything there and around the property such as the gazebo open area and across at the River Road park. Everyone in my group enjoyed their stay and loved this property. We would definitely consider doing our retreat here again as well as doing a family weekend get away. Its the perfect, serene spot!!

Christmas get away The tree house is well appointed for 4 adults to stay comfortably. Above that number and you will probably trip over each other. The stairs are super narrow as others have reported. It is difficult to get your luggage up and down, but my adult boys managed. I would not recommend it for seniors to traipse up there, especially with luggage. The beds in the loft area are full size and it has a small couch to sit on with a TV and a DVD player tucked in the corner. All of the furniture was well kept. The master downstairs was also nice and came with a TV and DVD player. DVD players are not blueray compatible, just so you know. It was clean. A bit overpriced for the season and for what it actually is. It is not a real tree house. They are small houses on stilts that overhang a wet weather gulch among trees. There is not a lot of wooded land around the houses. The front door is accessed via a small walkway which is bordered by a metal fence that gives you an uninspiring scenic view of private pastureland, which is not conveyed to you in the online pictures. I expected it to be a little more woodsy. The area is cluttered with other rental properties designed to take advantage of the tubers during the summer. So for that purpose I think it is very suitable and probably would be a lot more enjoyable if you are planning that type of vacation. Please note however, if you do use them during the summer the $85 cleaning charge does not include any left over dishes in the sink or the removal of trash. You have to basically spot clean the rental before you leave or there will be an up charge. We wiped the counters and table, swept, then took out the trash because I didn't want to pay it. So nice place, but I probably will not rent it again because I was looking for something a little more wooded with land to roam.

Nice, but small The overall units were fairly clean and decorated nicely, but looked much smaller in person. The small spiral stair case was especially concerning for little kids or larger adults. We ended up leaving all the luggage downstairs b/c it was nearly impossible to get suitcases or large bags up the stairs.

The kitchen was also tiny, with a smaller than normal refrigerator and an electric stove that cooked food unevenly. We were unsure how to turn the air up or down in some of the AC units, so we left them alone.

The fan on the porch should be lowered so that it actually provides air flow on the porch. We brought our own oscillating fan for the porch and that turned out to be a real game changer.

I also wanted to mention that we were only supplied with 2 small white trash bags and a tiny trash can in the kitchen. Luckily, I brought our own, but I did not like that we had to dispose of our own trash bags in the dumpster that's located on the far end of the property, as I am a guest, not a trash collector. Either get more dumpsters located closer to all the units and have clear signage so guests understand the expectations or offer door to door pick up of trash each day.

The front door lock may need attention as it would sound an alarm if opened from the inside to go outside. Not sure if this to prevent teenagers or little ones from getting outside during the night, but it was alarming the first time it went off, and just plain annoying after that. It must have gone off at least 10 times over the weekend.

Finally, for a unit that sleeps 6-8 people, we were only provided with 2 rolls of toilet paper for 4 days, 3 nights. I expected a few extra rolls to be under the sink, but found none.

I would recommend it to others in the future, but the sleeps 6-8 advertisement, in my opinion, is misleading, as you can only comfortably sleep 4-6.
For all of the regulations and signed waivers that were required prior to our stay, we expected that these units would be in better shape than they were. While the unit did appear to be clean, there were numerous lights that were out, appeared to be burned out bulbs. The kitchen sink drain took almost 20 minutes to drain from washing 3-4 dishes and we had no internet for our entire stay. The kitchenware (fry pan) that was in the cabinet was in such bad shape that it could not be used for cooking eggs and bacon for breakfast. Had nice weather. Enjoyed spending time at the Guadalupe River. Unfortunately the Treehouse was quite dusty and dirty. Glad we didn't spend full price to stay in it.

It was awesome! We had just had a very sad passing of our child, and I didn't think anyone or anything could help us adjust. However, this was such a peaceful place. We awakened to the deer feeding in the dry creek, to squirrels running up and down the tree trunk next to our cabin, birds chirping and other ways to enjoy nature and God's creatures. It was a very special gift of total relaxation. The property was very clean and maintained throughout our stay. The manager was extremely helpful, and the description was accurate. I would definitely recommend this property to others. My granddaughters loved their loft, and we seldom saw them!! They were even thrilled when it rained as the rain on the roof and the creek filling up was quite an experience for them. We loved our stay, and I am already planning to go back!It was almost as if we were children again, but our "playhouse" was so much grander than a quilt over the chairs and sofa!! Thank you for this beautiful experience.

Pleasantly surprised at the accommodations! Didn't know what to expect, but the location was optimum, set back far enough from the road that there wasn't noise, but still close enough for easy access. Clean and well maintained, quaint and cozy. Full kitchen, room to move around (for two people, not sure how it would work with a full house).

My three kids and I stayed in Robins Roost. I wanted to take them on a getaway before my oldest heads off to college. Beautiful scenery, and the place was quaint and unique. Very impressed with cleanliness of bathroom, kitchen and beds, which were very comfortable. Had alot of fun at River park. Great place! Only small complaints about dirty, sticky floors..feet were black on bottom! WAY, too many spiderwebs..with spiders. Couldn't enjoy deck unfortunately, and was so pretty out there. Also, quite a few bugs inside, including one, mostly dead black widow spider. However, was so much fun, and kids had a ball! Staff was awesome!

Me and a group of friends rented the Robins Roost over the 4th of July weekend and had a blast. The bungalow was close to so many great activities including in nearby towns of Gruene and New Braunfels and within walking distance of the river adn toob shoots. We especially loved the porch overlooking the creek bed and enjoyed dining outdoors each evening. In the pictures, it looks like the bathroom is off of the master bedroom, but I was relieved when we arrived to see that it is separate. Getting upstairs is a bit tricky because the stairwell is quite narrow, and the air conditioning doesn't really reach the loft, but there were fans and we made do. Overall, we had an amazing time and would love to come back!

Staryed at the Robins Roost. Everything was exactly as advertised including Accomadations and all supplied accessories. Very peaceful with great access to the properties private park with access to the river. Could not use the river for tubing because of the increased river flow due to heavy rain the previous week, however took a short drive to the Comal River for our great tubing experience. We had a wonderful time and planning on trying some of the other treehouses on this property in the near future. Highly recommended.

The parking was not very good. I knew it would be small lot but was not prepared for all the other vehicles that parked here and was not able to park near our rental. The treehouse we stayed in was very nice but it was also very dirty. Dead bugs by sofas and lots of food and other stuff under sofa cushions. The down stairs bed was ok but upstairs was wonderful. Overall it was a nice get away just wish somethings were better for the price.

Charming little cottage in a secluded setting. Very comfortable and cozy. Easy access to river. Summer with the foliage is probably just beautiful, our stay was in February
Reviewed On: 2/25/2015
The cabin was neat and clean upon our arrival. The two wall-mounted a/c-heating units kept the temperatures very comfortable for the spring-like weather that February Sunday. What surprised us was the proximity to the road, which was about 50 yards from the patio. There were lots of motorcycles, so the noise in the patio was loud. Fortunately, the cabins are well insulated so the noise wasn't bothersome inside. There is no river view from the cabins, but the river oark across the road is just a short walk. Overall, a pleasant stay but I am glad that we were there in a winter mid-week stay vs a summer stay.

The tree house was wonderful, both my kids liked it a lot! It was roomy and I LOVED all the windows. We kept them open as much as possible since it was nice while we visited and didn't need heat much. The staircase was small but fit the children just fine. The bathroom had plenty of room and was clean. The beds were comfortable and the view was great! We loved sitting on the porch grilling burgers and playing board games while. What a great time for any family!

Overall, our stay at Robins Roost was wonderful. The beds were extremely comfortable. We loved the ambiance and views of the treehouse, even in winter. Negatives: part of the shower door seal strip was missing and the shower leaked water puddled on the floor; the floors needed thorough cleaning (our bare feet got dirty walking on them); one of the hand towels had a threaded needle embedded in it!! Good thing it was noticed before using! That being said, we would definitely stay in the property again and recommend it to others.

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

After a day or two of tubing and river fun, many guests change pace and rent a deck or ski boat at Canyon Lake or go to New Braunfels to enjoy Schlitterbahn Waterpark. When your group is ready for shopping, Gruene Market Days or the San Marcos Outlet Malls are only short drives away.

While all of these activities described above are the main reasons many of our guests come to stay, others simply come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky. Whether you are looking for adventure or relaxation, you will find it here.

Come for a romantic weekend getaway or try your hand in the blue ribbon trout fishing on the Guadalupe. Our property is located next to the spot on the river where they often times stock the trout which makes it a great place to fish. You can wade the river yourself or hire a fly-fishing guide to take you down the river in a raft or fishing boat.
