Rental Agreement

1. PARTIES: The parties to this rental agreement are:
the owner of the Property, Landlord,: and the Responsible Party, Renter

3. TERM:
Check-in date time: 3:30pm CST (No early check-in please)
Check-out date time: 11:00 am CST

Tipis Maximim occupancy: 6 Guest maximum per tipi
Cabins Maximim occupancy: 6-8 Guest maximum per Cabin

4. PAYMENT: Renter’s bill is as follows: 50% of deposit up to hold the dates, the remaining balance is due 7 business days before your stay.
A. Due: Payment amounts are due by Renter as follows:
Reservation Deposit (50% of the Total bill) - due upon reservation
Remaining balance - due within 7 days in advance of arrival
$500.00 Damage deposit Authorization or Check due within 7 days in advance of arrival (damage deposit are not charged or held, but we reserve all rights to charge the card on file if damages occure– see Paragraph 10 below for further explanation)

6. USE AND OCCUPANCY: Renter may use the Property as a private residence only. The only persons Renter may permit on the property during the term of this lease are, any evidence occupancy is over the limits of what is stated in the contract will be subject to eviction and may be charged damages.
7. ELIGIBILITY OF RENTER: Landlord will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. If the accompanying guardian is not present we will evict without refund. Families are encouraged to stay.
8. PARKING RULES: Renter may not permit more than 2 vehicles including but not limited to automobiles, trucks, trailers motorcycles, jet skis and boats unless authorized in writing by Landlord. Renter may not park or permit any person to park any vehicles on grass.
9. PETS:
A. We do not allow pets on any of our properties. Renter may not permit even temporarily any pet on the Property or in Unit including but not limited to any mammal, reptile, bird, fish, rodent, or insect unless approved by management. If we find evidence of unauthorized pets, the Responsible Party will be fined $200 (two hundred dollars minimum).
B. If Renter violates this Paragraph 9 or any agreement to keep a pet on the property, Landlord may take any or all of the following actions: (1) remove or cause to be removed any unauthorized pet and deliver it to appropriate local authorities (2) charge to Tenant the Landlord’s cost to:
a) remove any unauthorized pet
b) exterminate the Property for fleas and other insects
c) clean and deodorize the Property’s carpets and drapes; and
d) repair any damage to the Property caused by a pet
10. RESERVATION DEPOSIT: A Reservation Deposit equal to 50% of the total bill is required upon reservation. Please make payments in the form of Visa/Mastercard/Discover through our site. The Reservation deposit payment is not the Damage Deposit Authorization. The Remaining balance and Damage Deposit Authorization is not charged, but kept on file during the duration of your stay.
11. DAMAGE DEPOSIT: A. We require a card on file for damages and will not be charged provided the following provisions are met: You card will not be charged for damages deposit, just kept on file in the case of incedentals.
1. No damage is done to home or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish inside and outside of Unit is discarded and placed in garbage cans.
d. All dishes are washed and put away prior to departure.
d. All keys are left in the lockbox and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-ins or late check-outs (unless approved by management).
h. The Renter is not evicted by the Management (or representative of the Owner), including but not limited to local law enforcement. i. There has been NO SMOKING in the Unit. If we find any evidence of smoking inside the home, the Responsible Party will be fined $200 (two hundred dollars) minimum.
12. MINIMUM STAY: THIS PROPERTY REQUIRES A TWO (2) NIGHT DURING LOW SEASON AND A THREE (3) NIGHT DURING HIGH SEASON MINIMUM STAY. Certain holidays do require a 4 night stay as stated in our pricing schedule. If a rental is taken for less than the seasonal specified minimum nights, the guest may be charged the seasonal minimum night rate unless otherwise arranged with Management.
13. INCLUSIVE FEES: Rates include a one-time linen-towel and bed setup.
14. NO DAILY MAID SERVICE: While linens and bath towels are included in the
Unit, daily maid service is not included in the rental rate, however it is available at an additional rate and request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home under any circumstances.
15. ACCESS BY LANDLORD: Before accessing the Unit, Landlord or anyone authorized by Landlord will first attempt to contact Renter but may enter the Unit at reasonable times without notice to make repairs or clean. Additionally Landlord or anyone authorized by Landlord may peacefully enter the Unit at reasonable times without first attempting contact to 1) survey or review the Units condition and take photographs to document the condition; (2) make emergency repairs. If Landlord or Landlords agents have made prior arrangements with Renter to access the Unit and are denied or not able to access the Unit because of Renter’s failure to make the Unit accessible, Landlord may charge Renter a trip charge of $75 (seventy-five dollars).
16. LIABILITY: Unless caused by Landlord, Landlord is not responsible to Renter, or Occupants for any damages, injuries, or losses to person or property caused by fire, flood, water leaks, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or other occurances or casualty losses. Renter will promptly reimburse Landlord for any loss, property damage, or cost of repairs or service to the Property and Unit caused by Renter, Occupants, and unauthorized occupants or pets.
17. CASUALTY LOSS OR CONDEMNATION: Section 92.054, Property Code governs the rights and obligations of the parties regarding a casualty loss to the Property. Any proceeds, payments for damages, settlements, awards, or other sums paid because of a casualty loss to the Property will be the Landlord’s sole property. For the purpose of this lease, any condemnation of all or a part of the Property or Unit is a casualty loss.
18. ATTORNEY’S FEES: Any person who is the prevailing party in any legal proceeding brought under or related to the transaction described in the Rental Agreement is entitled to recover prejudgment interest, attorney’s fees, cost of service, and all other cost of the legal proceeding from the non-prevailing party.
19. OTHER RULES:
A. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits.
B. Noise must be controlled with no loud music, loud talking, or excessive noise after 11:00 p.m.
C. Please be respectful of the neighboring cabins/Units and guests as well as neighbors and their property. No trespassing on neighboring properties, it is strictly forbidden.
D. Air conditioning should not be set lower than 70 degrees to avoid freezing the units.
E. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic system and Comal County requirements.
20. GUADALUPE RIVER AND GERONIMO CREEK: The Guadalupe River and Geronimo Creek are beautiful natural attractions, but are subject to occasional wet-weather flooding during heavy rains. The living areas of the Unit are built above the floodway though the parking way may not be. For your safety, you may be asked to evacuate the Property if there are impending flood watches or warnings in the area. We monitor this situation closely and will give as much notice as possible to you if this situation becomes a reality and ask that you help us in monitoring the situation. Obviously, this occurrence is rare and will not likely affect your stay.
A) The Guadalupe River and Geronimo Creek are natural bodies of water and therefore do not have many of the safety features found at a man made pool such as but not limited to:
i) There is no fence or barrier restricting persons from entering the water, no depth signs, nor any life guards on duty.
ii) Under water hazards may exist and swimming is at your own risk.
21. SNAKES:
The property is located in a natural environment. Though extremely rare on the premises, snakes may be present. To limit your and your Occupant’s exposure please inform all Occupants to stay on pathways and roads and use a flashlight when walking at night. Again to limit your exposure, it is not recommended to kayak tube and or swim far from the property either up or downstream.
22. RATE CHANGES: Rates subject to change without notice, but will not change from the rates stated in your original quote.
23. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
24. WRITTEN EXCEPTIONS: Any exceptions to the agreements contained in the Rental Agreement must be approved in writing in advance.
25. LANDLORDS RIGHT OF TERMINATION OR REFUSAL OF SERVICE: The Landlord reserves the right to refuse or immediately terminate service to anyone and shall not be liable for neither refund nor compensation.
22. RENTERS SAFETY RESPONSIBILITY:
A. The Responsible Party, Renter is responsible for the safety and well being of all Occupants and will promptly notify Management of any safety hazards or concerns.
B. The Responsible Party is responsible for keeping a close watch on all swimmers or persons who may enter or accidently enter the water. Should the Responsible party be absent from the Property for any length of time, it is his/her duty to designate another person within his party for this responsibility.
26. AGREEMENT OF PARTIES:
A. Failure of Renter to follow the Rules is grounds for termination of this Agreement without refund or compensation to the Renter. Further, you agree that any Deposit will be withheld to the extent necessary to offset damages to the Property. In the event the Damage Deposit is not enough to cover a loss, Renter will promptly compensate Landlord for any additional costs. Such actions shall not preclude other remedies at law.
B. Entire Agreement: This Rental Agreement, contain the entire understanding of the parties with respect to the subject matter hereof and supersede all prior agreements and understandings, oral or written, with respect to such matters.
C. Assignment: It is agreed that only in the event of transfer of ownership of the Property does the Owner have the right to assignment of this Agreement without the written consent of the Renter. The Renter does not have the right to assign or transfer any duties, rights or obligations due hereunder without the express written consent of the Owner.
D. Binding Effect: This Agreement shall be binding upon and inure to the benefit of the respective Parties, their heirs, executors, administrators, successors and assigns.
E. Arbitration: Any dispute or difference arising out of or in connection with this Agreement shall be determined by the appointment of a single arbitrator to be agreed between the parties.
F. Severable Clauses: If a court or arbitrator declares that any term or provision hereof is invalid, void or unenforceable, the parties agree to reduce the scope, duration, area or applicability of the term or provision, to delete specific words or phrases, or to replace any invalid, void or unenforceable term or provision with a term or provision that is valid and enforceable and that comes closest to expressing the original intention of the invalid or unenforceable term or provision.
G. Controlling Law: The laws of the State of Texas govern the interpretation, validity, performance, and enforcement of this Rental Agreement.

By reading and finalizing your reservation with the Property Manager, you acknowledge that you have read and agree to the terms set forth in this Agreement and hereby bind this agreement into contract and further acknowledge that you are responsible for the actions and safety of the Renters/Occupants and any person at the property with your consent and further that you have or will inform all such persons of the rules regarding the care and use of this Property set forth in this Agreement.

Fabulous Time! Once we got to the Treehouse, we were greeted by Sarah, whom was lovely! The actual house was clean and fresh. Everything worked and the cleaning staff was friendly. Jenna, Sarah’s sister, was very cool and helpful. The walk to the river was short and quaint. The facilities on the river bank, grill, chairs, hammock were all great. The one thing I’d suggest would be to fix the outdoor shower by the river and the outlet on the tree (maybe raise it up a bit?) I’ll definitely stay there again.

Fun place! We stayed here with a group of adult friends. The cabins were comfortable and clean. Loved the large walk in showers. The kitchen had a decent supply of pots and pans but some were a bit worse for wear (to be expected in a rental). Other than that kitchen had a good supply of tools and other dishes including grilling items. If you plan to make dinner for a large group would suggest bringing a few pans/pots of your own. We loved the large shared deck between our cabins (we rented Mourning Dove and Whippoorwill) and we hung out there most of the time when we weren't on the river. The grills were great and we cooked most our meals on them :) We also found ourselves one night on the large communal deck (which was very nice as well) at the end of the property watching the deer play in the field behind us at dusk. The private park was nice and we would go down, park our truck, unload the floats and coolers and hang there all day, using the grills and picnic tables down there to make lunch. Only thing I would caution is that the spiral staircases in the cabins were very narrow. Depending on size of people in your party it may be difficult to navigate up the stairs. Once you got up though, the loft itself was very roomy.

Beautiful Escape This escape is a Must! Only thing that could've made this trip better is if the exhaust fan in the restroom worked, lol. Everything else was A-Mazing! The private park with lake access in walking distance along with the camp fires for s'mores at night by the cabin and family deck with bbq pits were everything we needed!

A perfect hidden gem What a perfect little gem this was! It had everything we needed to make our experience A+ Easy access to the river, close to grocery store, semi- private <br/>And property management was helpful- We couldn&#x2019;t get our TV to work well and they were there within the hour to fix it! I would stay there again

Enjoyable Stay! Just stayed for one night. The cabin was very clean and perfect for what we needed. We ate out but the kitchen looked clean and well equipped too.<br/>The beds were so so so comfortable. <br/>We were a family of 5 (kids aged 13, 10 and 5) and they loved sleeping up in the loft. <br/>Only negative would be the river access area could use some nicer chairs etc to relax on and be a bit tidier. We did come at the end of the season so maybe they are just ready to be replaced. Light outside needs fixing by the deck.<br/> We had a great stay and would look forward to staying there again.

Great time We had a blast. The cabin was clean and we'll furnished for as small as the place was we all felt comfortable. The spiral stairs was a bit difficult to navigate but manageable. The River access park was perfect. The management company was responsive and very helpful.

Nature filled relaxed vacation Loved it. Few things.. like vent were not working in bath, bedroom. Bed furniture was little squeaky..else everything was just perfect. V loved the location, Jacobs creek was super close..Bed linen was very had enough channels to please the kids. V&#x2019;ll definitely recommend this place.

Fantastic Getaway! The River Road Treehouses are a beautiful place to stay near the Guadalupe River in the New Braunfels ,Gruene area in the Texas Hill Country. This is a charming place located on a dry river bed, elevated and surrounded by beautiful trees. The drive down River Road is absolutely stunning and one of the most beautiful places in Texas. The location of the River Road Treehouses is close to the 4th crossing on the Guadalupe River which is ranked as world class trout fishing here in Texas. I enjoyed the wade fishing here in this amazing place. Next time I would do a rafting trip down the river for fishing as wading on the slippery rocks is a bit challenging. Rafting outfitters and fishing guides are located nearby. It's only about 15 minutes from the charming town of Gruene TX which is a great place for dining and entertainment. We had dinner there twice at the Gruene River Grill which has awesome food, an amazing menu, and great service which we highly recommend. We stayed in the Mourning Dove cabin which is really nicely done and very clean. My wife has MS and uses a electric wheel chair to travel distance with since she can't walk more than about 25 feet at a time. Access to the unit we stayed is good to the front door however there was a step up to the door that didn't allow us to get the wheelchair in. The unit next to ours didn't have that issue. I would suggest they make that distinction in their explanation on handicap accessibility to the cabins. The cabin had a few lightbulbs out, an easy fix, otherwise very nice. The property manager stopped by the first day there and was also very nice. I would certainly recommend this place and we plan on coming back. You would be hard pressed to find a better place for relaxing , enjoying the beautiful surrounding nature, and river activities in all of Texas!

Perfect Getaway! We had a fabulous time staying in the Mourning Dove Treehouse. It exceeded our expectations and the photos on the site don&#x2019;t really do it justice. We had 6 people and there was plenty of room. The deck area on the far end is huge! We cooked dinner out there and ate under the lighted gazebo. We also made our own fire and roasted marshmallows in the dry river bed. It was a perfect getaway spot and we&#x2019;ll definitely be back.

Family Get Away 14 members of our family had a 4 night stay in 3 of the Treehouses last week. We had the 2 middle Treehouses with a large adjoining deck in the middle of them that worked well for all to eat together and afternoon happy hour. The treehouses were just as pictured on the website. They were clean, well maintained and equipped with 3 air conditioners. My only suggestion would be to have bath soap in the bathrooms and once a year take inventory in the kitchens for new items that need to be replaced. We had 3 kitchens, but had to use from all 3 to find needed cutting board, various cooking pots, etc. The bathrooms did have a large amount of towels. All in all, we had a wonderful time and would come back again. The pasture behind the Treehouses was nice to watch deer and fawns from our large communal deck.

Quick Weekend trip This was our first time to stay in one of the Tree-houses and we did enjoy our stay. We saw lots of wildlife around the cabin and enjoyed walking in the stream below. The ladder to the loft would be a little too steep for little children or older adults, but we did fine. Would definitely go again.

Lovely Enjoyed my stay. Very neat place will be coming back for sure. But the only complaint is the stairs to go up are to small for me and need to get a box spring for the bed mattress was comfy but not good for sleeping more than one night.

Just Like Home Away From Home Wonderful....5 women had great time, cabin was great!<br/>We tubed the Comal River, returning to the serenity of Mourning Dove Haus. BBQ pit location works very well with plenty of room around picnic table to relax and enjoy conversation with family.

Beware of the stairs The treehouse was very clean, had everything we needed. The location was close to the things we wanted to do. It was quiet, restful being up in the trees. We saw the spiral staircase in the pictures, but we didn&#x2019;t fully realize how small the spiral was. I&#x2019;m 5&#x2019; 6&#x201D;&#x201D;, 140 pounds & I just barely could walk straight/forward because it was so narrow. It was difficult/dangerous getting a suitcase up & down. <br/>It was a wonderful cabin otherwise. But if you&#x2019;re large, older or very young the stairs will be a problem. My roommate chose to sleep on the rollaway bed downstairs rather than attempt the stairs.

Such an AMAZING experience!! We had an amazing time at River Road Treehouses-Mourning Dove Haus. It was walking distance to the river. It has a very nice spot reserved for renters. The stairs inside are quite narrow but that's the only thing we had to complain about. View is absolutely breathtaking.

Hill Country Hideaway Overall for a treehouse experience they are great properties and clever to have for little getaways. The unit could use some updating and better cleaning. The bathroom had mold in the shower and the kitchen floor was dirty with dirt. The master room bed was so old and made noise when you barely moved. Furniture should be newer and the couch should be leather to avoid spills or easier to clean just from an owner point of view. It was definitely like a camping experience with a A/C.

Inner kid treehouse excitement The surrounding trees made the treehouse views from the large windows great! Our stay was comfortable. The staircase is very narrow so that may not suit all people, and our outdoor lights weren&#x2019;t working so I would recommend verifying they&#x2019;re functioning if you want to enjoy the deck at night. Overall great place to stay and we were very close to many floating locations!

Summer 2019 We were a little concerned about having adequate air conditioning but the two houses we stayed in were not disappointing. Having a common porch area between Whippoorwill Hause and Morning Dove worked out well for our sixteen guest party-eight adults and eight kids. Hot water was not an issue although I am surprised on demand water heaters are not installed. We did hear a neighbor complain of air conditioner freezing up. The private river park included was welcoming-things could get really crowded without it. Yes there are a few things that need some maintenance but overall a nice place to stay.

Peaceful and Relaxing We thoroughly enjoyed our stay at the River Road treehouses. The treehouse was clean, well-appointed, cozy and a perfect getaway. The kids loved exploring the dry creek bed and the Guadalupe river. We took full advantage of the commons area and the fire pits and had a bonfire and s'mores night. We came with another family and rented the treehouses that share the large deck, so cookouts every night and siping our coffee on the deck every morning. It was wonderful. We would definitely come back.

Fantastic Getaway for Copule or Family We had a great time staying here. The kids absolutely love staying in the loft upstairs, while we stayed in the master bedroom downstairs. Beautiful Treehouse! We enjoyed our short family getaway to the River Road Treehouses. We stayed in Mourning Dove Haus, which was perfect for our family (6 young kids). Everything was clean and great! We enjoyed wading in the river (too cold to actually swim in Feb), and hiking in Canyon Lake Park nearby. We'll definitely be back again!

Vacation at the Mourning Dove Basically the house suited our needs and we had a really nice time. A few things that could be improved however. First, the lights on our deck did not work, which was a bit of a safety issue. The deck area could use some updating as well- it looked a little bit dumpy- usable but not attractive. Also the kitchen was not very well stocked and the one drawer had some kind of sticky stuff in it. But the rest of the house was very clean and the linens were fresh. Also you should really put blinds on the bedroom window for privacy.

Great place for a girls weekend!! Easy check in with door access code. Great location to tube rentals, local restaurants and shopping. Unit was perfect for four people. Although it is stated the treehouse accommodates 8 it would pretty crowded with that many people. Beds were VERY comfy. The spiral staircase is very narrow. Plan for your guests in the best shape for the upstairs room! There is ample outside space for dining or a cup of coffee in the morning. There were a few disappointments. The grills on the deck were really dirty. The decorative lighting outside was inoperable in many spaces. The floors of the treehouse could use a good mopping. Overall the stay was wonderful!

Lovely treehouse This was a great place to stay either just as a couple or with family. The treehouse was very nice and very clean. It seemed they were having issues with wasps when my husband and I were there as there was a can of Raid under the sink and we saw very large wasps in the loft area. Lucky for us no one had to sleep upstairs in the loft so we were all set. We would both come back to this treehouse again and would bring our families as well.

Beautiful Hill country The tree house was beautiful. My husband and I cooked every night. It was quite during the day. At night some of the guest were a lil rowdy. There was a yellow jacket wasp in our room. But we found wasp spray under the sink. There wasn't any sponges to clean the dishes, not a big deal. Lowes grocery store had everything you needed. We left the sponge for the next guest.<br/>My husband and I will be coming next year with our family this time.

Awesome Treehouse We had a great time at the tree house. We loved the house just wish the stair case was a little wider. :) But we had a couple maintenance issues and they responded quickly and fixed what was needed. Love the private river side beach to enjoy as well. Would love to stay again.

Fantastic Stay Had the most enjoyable stay. The house was so beautiful! The beds were super comfortable and wish I could sleep in them every night. We had a greta time grilling on the deck and hung up hammocks out there. Then made an amazing breakfast and it was such a beautiful view in the morning through the window.

Mind blowing!!!!!!!!! The pictures don&#x2019;t do these tree houses justice. This was an amazing get away! No complaints at all. Very very clean inside. Has pots and pans and knifes and bakeware etc..... Quiet and private. Perfect setting! Patios are very nice and open. You can even BBQ and entertain. Like I stated there is plenty of space. Pillow cases are not changed either on the first floor. Second floor was okay. Awesome Experience! We had an excellent stay in the Mourning Dove Haus! The windows were beautiful and the river park with the rolling hills in the background set the most relaxing scene for our s'mores session in the fire pits right by the river. Our internet did go out for a short period of time, but management had the provider out there to fix it within two hours. Everyone I spoke with from the reservation taker to the younger manager were fantastic. Very professional group and really made you feel important. Looking forward to a return trip this Summer.

WOULDN'T NORMALLY BE AN ISSUE BUT WE HAD THREE KIDS UNDER THE AGE OF 5.<br/>ISSUE 3: WE DID ALL THE COOKING FOR THE WEEKEND IN OUR HOUSE, HALFWAY INTO DAY ONE THE FRIDGE STOPED COOLING, WE THEN HAD TO TRANSFER FOOD FROM ONE HOUSE TO THE OTHER FOR ALL MEALS.<br/>ISSUE 4: THERE WERE ISSUES WITH WASP NESTS. WONDERFUL! We took the whole family. Had a great time! The tree house was awesome. The location- PERFECT! We brought or family with kids ages 14 to 2 years and they all had a blast!The river area was amazing. Lots of room and a prefect spot for the kids. We were prepared to be on high saftey alert all weekend, but the location was so safe,the adults actually got to relax! Just had to be extra careful crossing to the area. Cars came around the corner pretty fast. The dry river bed was beautiful. Lots of exploring Deer watching and hanging out on the patio. The check-in was a little disappointing though. We traveled about 2 1/2 hours and were ready to get our mini-vacation started. But when we arrived our Treehouse was not ready. It had not been cleaned yet. We had to wait 45 minutes even though we arrived at about 4:00 and check is 3:30pm. They are a little over priced but worth it!! So when we had to wait, it was not a good first inpression. Other than that little hicup, we would (and will) be back!! We all agreed, the Treehouses will be our annual family trip! Lots of memories made there!

Best Home Away from Home Great! The tree house was just as it was in the pictures. The out doors are kept clean and neat. Neighbors were nice and friendly. Grill was CLEAN. Staff was helpful when we needed. Only downfall during our stay were: The creek was dry (but we made the best of it) and there are ALOT of spiders in and outside around the tree house (guess its to be expected, just wasnt prpared).

Amazing Honeymoon experience We arrived late into the evening ready to be in our cabin. We had perfect instructions on how to get to and in the cabin. We were taken aback instantly and forgot to unpack! There was just the two of us, but we loved getting to explore the whole place and nap/watch TV in different places. There was plenty of room and the bathroom was my husbands FAVORITE. The copper tub was perfect, and there was room enough for us both! :) The kitchen had everything we needed as did the patio and the view was worth it all. We had great access to the river and were actually the only ones there! It was perfect and we loved how we were taken care of yet were not bound by office check in hours or house keeping. The cabin is so close to many attractions, and great food yet out of the big city. We could have never left the cabin and still would have had a perfect honeymoon! Coming back for sure in the future.

Treehouse stay The treehouse was in a nice location but the housekeeping service was terrible. I asked for towels every day and never received any additional towels. We ran out the first day and had to use the "river towels" and finally ran out of those. There is no dishwasher either- so be prepared to wash all dishes by hand. The tub and bathroom are a wet mess. The tub is very tall and water leaks out all sides. Aaron was awesome and responsive when I emailed or called, but housekeeping was terrible.

The scenery outside was lovely, however, you are in very close proximity to the busy street and if anyone is playing music you WILL hear it. Really great place We stayed here for the weekend for my sisters bachelorette party. This place had everything we needed: towels, cooking supplies, COFFEE, a tv in every room with DVD player and cable. The staircase was very narrow, so it wasn't too fun for the girls after we came back from our night out, but they made it. Also, if you prefer thicker blankets bring your own. Overall we had a great experience here.

Girl's River Weekend Overall it was great! The best part was the deck between the two cabins that we all hung out at after floating the river. It was great to eat on, play games, and just catch up with one another. However the one bathroom was challenging and the loft is not great for middle aged women going up and down especially in the middle of the night. Also the tub is not easy to get in and out of for us older gals. Customer service was great as well and everyone was very helpful.

Fun Times In Treehouse Cabins We really enjoyed it here. It's a different way to enjoy a staycation that isn't at your typical hotel. We found the cabins clean and equipped with our needs. There are plenty of activities to get into that are close by. We enjoyed shooting at Dietz Gun Range, wine tasting at La Cruz de Comal Wines, a trip across the street to River Park, and a must see sunset at Canyon Lake. We would definitely recommend River Road to friends and family and would consider staying again!

Great Location and cute little rental The check in and out process are the best i have ever experienced anywhere! I Loved the location and the decor. There were a few issues with dust and a broken drawer in the kitchen. The AC was dripping inside behind the couch, but everything was comfy and you couldn't beat the scenery and the location. The Guadalupe river was just a short walk away. It couldn't have been easier to get to.

great fun lousy bathtub experience cabin and surroundings were great; noise level from houses across the street was not tolerable. could not go on deck and enjoy outdoors at night from the loud houses across the street. the bathtub is hard to get in, not safe because of uneven bottom, had a gross feel to it. Showers work much better after being in the river. Shower curtain was nasty. The layout was small but comfortable for 4 people. The loft has no ac and was quite hot, fans provided were not comfortable in 100 degree weather. No remote to turn on/off on ac. in master bedroom. Unit was very one answered the phone when you called for help.

The Perfect Place for a Family Getaway and a Romantic Date Escape We had a wonderful stay at the River Road Mourning Dove Treehouse! There is plenty of room to stretch out and everything is supplied from cable and wifi to dishes and extra trash bags. The location is convenient and close to everything from tubing to German restaurants and antique stores while still being privately tucked away in the woods. We played outside and in the creek below the house with our toddler and later had a romantic date night while watching the stars and listening to the wildlife from the deck and porch. It's so peaceful that you don't even notice the neighbors!! We shared lots of pics and have already recommended the Treehouses to our friends and family. It's worth every penny!

Baldwin Family Weekend Getaway Overall we had a wonderful time being together with my child and grandchildren shareing this experience. We rented a few cabins for the whole family. First time ever doing something like this together and we had a great time. The are is very nice and cabins are in great shape. Will be planning to go again. I have actually referred a few people that saw our pictures on FB.

Best Tree House we've ever stayed at. A must for all outdoors enthusiast. Houses are perfectly situated by a dry river bed and within walking distance of the private Guadalupe riverside camp ground. House provided all amenities and more. We are definitely making this an annual vacation get away from this day forth!!!

We had a wonderful stay at the River Road Mourning Dove Treehouse! There is plenty of room to stretch out and everything is supplied from cable and wifi to dishes and extra trash bags. The location is convenient and close to everything from tubing to German restaurants and antique stores while still being privately tucked away in the woods. We played outside and in the creek below the house with our toddler and later had a romantic date night while watching the stars and listening to the wildlife from the deck and porch. It's so peaceful that you don't even notice the neighbors!! We shared lots of pics and have already recommended the Treehouses to our friends and family. It's worth every penny!

We really enjoyed it here. It's a different way to enjoy a staycation that isn't at your typical hotel. We found the cabins clean and equipped with our needs. There are plenty of activities to get into that are close by. We enjoyed shooting at Dietz Gun Range, wine tasting at La Cruz de Comal Wines, a trip across the street to River Park, and a must see sunset at Canyon Lake. We would definitely recommend River Road to friends and family and would consider staying again!

Overall it was great! The best part was the deck between the two cabins that we all hung out at after floating the river. It was great to eat on, play games, and just catch up with one another. However the one bathroom was challenging and the loft is not great for middle aged women going up and down especially in the middle of the night. Also the tub is not easy to get in and out of for us older gals. Customer service was great as well and everyone was very helpful.

cabin and surroundings were great; noise level from houses across the street was not tolerable. could not go on deck and enjoy outdoors at night from the loud houses across the street. the bathtub is hard to get in, not safe because of uneven bottom, had a gross feel to it. Showers work much better after being in the river. Shower curtain was nasty. The layout was small but comfortable for 4 people. The loft has no ac and was quite hot, fans provided were not comfortable in 100 degree weather. No remote to turn on/off on ac. in master bedroom. Unit was very one answered the phone when you called for help.

The treehouse was in a nice location but the housekeeping service was terrible. I asked for towels every day and never received any additional towels. We ran out the first day and had to use the "river towels" and finally ran out of those. There is no dishwasher either- so be prepared to wash all dishes by hand. The tub and bathroom are a wet mess. The tub is very tall and water leaks out all sides. Aaron was awesome and responsive when I emailed or called, but housekeeping was terrible.

We absolutely LOVED the Mourning Dove Haus!! It was perfect for our family and had all of the amenities that we needed/wanted. We wished the guad was flowing right under our porch, but that wasn't a deal breaker once we experienced this place. I loved the app and how everything was organized electronically! The staff handled our needs so promptly and professionally when we messaged them! We will definitely go back soon!!!

The check in and out process are the best i have ever experienced anywhere! I Loved the location and the decor. There were a few issues with dust and a broken drawer in the kitchen. The AC was dripping inside behind the couch, but everything was comfy and you couldn't beat the scenery and the location. The Guadalupe river was just a short walk away. It couldn't have been easier to get to.

The house itself was good. The scenery outside was lovely, however, you are in very close proximity to the busy street and if anyone is playing music you WILL hear it. Our internet did not work so I contacted the management through the phone app as requested. I was told someone would be out to take care of it in "an hour and a half" but it never happened.

We loved the cabin. These are not complaints, but things we should have prepared for:<br/>--make sure you bring earplugs and eye masks if you are a light sleeper or sensitive to light when sleeping<br/>--bring shoes for walking on the creek rocks--not flip-flops<br/>I do wish there had been screens on the windows, so we could have slept with all of the windows open at night.

We stayed here for the weekend for my sisters bachelorette party. This place had everything we needed: towels, cooking supplies, COFFEE, a tv in every room with DVD player and cable. The staircase was very narrow, so it wasn't too fun for the girls after we came back from our night out, but they made it. Also, if you prefer thicker blankets bring your own. Overall we had a great experience here.

We arrived late into the evening ready to be in our cabin. We had perfect instructions on how to get to and in the cabin. We were taken aback instantly and forgot to unpack! There was just the two of us, but we loved getting to explore the whole place and nap/watch TV in different places. There was plenty of room and the bathroom was my husbands FAVORITE. The copper tub was perfect, and there was room enough for us both! :) The kitchen had everything we needed as did the patio and the view was worth it all. We had great access to the river and were actually the only ones there! It was perfect and we loved how we were taken care of yet were not bound by office check in hours or house keeping. The cabin is so close to many attractions, and great food yet out of the big city. We could have never left the cabin and still would have had a perfect honeymoon! Coming back for sure in the future.

We took the whole family. Had a great time! The tree house was awesome. The location- PERFECT! We brought or family with kids ages 14 to 2 years and they all had a blast!The river area was amazing. Lots of room and a prefect spot for the kids. We were prepared to be on high saftey alert all weekend, but the location was so safe,the adults actually got to relax! Just had to be extra careful crossing to the area. Cars came around the corner pretty fast. The dry river bed was beautiful. Lots of exploring Deer watching and hanging out on the patio. The check-in was a little disappointing though. We traveled about 2 1/2 hours and were ready to get our mini-vacation started. But when we arrived our Treehouse was not ready. It had not been cleaned yet. We had to wait 45 minutes even though we arrived at about 4:00 and check is 3:30pm. They are a little over priced but worth it!! Great! The tree house was just as it was in the pictures. The out doors are kept clean and neat. Neighbors were nice and friendly. Grill was CLEAN. Staff was helpful when we needed. Only downfall during our stay were: The creek was dry (but we made the best of it) and there are ALOT of spiders in and outside around the tree house (guess its to be expected, just wasnt prpared).

WE RENTED THE MOURNING DOVE AND THE WHIPPOORWILL TREEHOUSES FOR A FAMILY VACATION.<br/>ISSUE 1: THE DOOR CODE TO ONE OF THE TREEHOUSE DIDN'T WORK. I HAD TO REQUEST A NEW NUMBER THREE TIMES BEFORE THEY GAVE ME A NUMBER THAT WOULD WORK.<br/>ISSUE 2: WHEN WE SHOWED UP THERE WAS A LEAK THAT THEY WERE AWARE OF IN THE BATHROOM, SO WE HAD TO DEAL WITH TOWELS AROUND THE TUB FOR OUR STAY AND ONLY ABLE TO USE THE TUB AS A SHOWER NOT BATHTUB. WOULDN'T NORMALLY BE AN ISSUE BUT WE HAD THREE KIDS UNDER THE AGE OF 5.<br/>ISSUE 3: WE DID ALL THE COOKING FOR THE WEEKEND IN OUR HOUSE, HALFWAY INTO DAY ONE THE FRIDGE STOPED COOLING, WE THEN HAD TO TRANSFER FOOD FROM ONE HOUSE TO THE OTHER FOR ALL MEALS.<br/>ISSUE 4: THERE WERE ISSUES WITH WASP NESTS. MY HUSBAND AND SISTER BOTH GOT STUNG BY A RED WASP.<br/>ISSUE 5: THE AIR CONDITIONER IN MOURNING DOVE WAS LEAKING INTO THE HOUSE ALONG THE WALL AND ON THE NEW COUCH. WHEN I CALLED TO REPORT THAT, THEY WERE AWARE OF IT ALREADY AS WELL.

The tub leaked so I sepent a majority of mu time ringing out soaked towels that we put down to catch the water. 8 people = several soaked towels. Called the maintenance # and someone was to come fix it the very next mornning after we checked in but instead I got a bag full of towels to continue ringing out towels...

The tree house was beautiful and my family had a great time. The only negative thing about the house is the staircase was way to small for my husband and other family members. They are big tall guys but other than that all was great.

We had a wonderful time. The rental was clean and quiet, despite it being full that weekend. The stairway is perfect for kids but very narrow for adults, so use caution. Bathtub is great! Great wifi and Netflix is available as well which was great as it rained. Park across the street on the river is spacious. Lots of room for sitting and relaxing at the park and at the unit outside. Kitchen is fully stocked with ample pots and pans. Would have liked some bowls and a few more glasses. Only 6 miles from Canyon Lake Rec areas too!

The house is wonderfully located in the trees. It was clean and pretty well furnished. We did have to call for a new coffee pot, and they brought it that day. Very prompt, appropriate service.<br/><br/>Our only complaint: We had the two houses that share a porch and there was not lighting outside, so once it was dark the porch was not really usable.

I stayed here with my sister-in-law for a laid back girls weekend getaway and had a wonderful stay. Cabin was perfect for what we wanted, plenty of kitchen ware to cook all weekend and the grill outside was in great shape. Very private but common area was great to visit with our neighbors and not feel cramped. Will definitely stay here again.

The treehouse had everything we needed. My nine year old loved the loft plus it had its own TV and couch. The only thing is that the staircase to get to it is very tiny, so you have to be a small person to be able to climb it. Also, the house could use a good dusting and better vacuuming as I could see dirt on the carpet and sofa when I had just checked in. Besides that, everything was very nice and comfortable. My kids enjoyed watching the cows in the property behind the houses, and deer.

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

After a day or two of tubing and river fun, many guests change pace and rent a deck or ski boat at Canyon Lake or go to New Braunfels to enjoy Schlitterbahn Waterpark. When your group is ready for shopping, Gruene Market Days or the San Marcos Outlet Malls are only short drives away.

While all of these activities described above are the main reasons many of our guests come to stay, others simply come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky.
