Rental Agreement

1. PARTIES: The parties to this rental agreement are:
the owner of the Property, Landlord,: and the Responsible Party, Renter

3. TERM:
Check-in date time: 3:30pm CST (No early check-in please)
Check-out date time: 11:00 am CST

Tipis Maximim occupancy: 6 Guest maximum per tipi
Cabins Maximim occupancy: 6-8 Guest maximum per Cabin

4. PAYMENT: Renter’s bill is as follows: 50% of deposit up to hold the dates, the remaining balance is due 7 business days before your stay.
A. Due: Payment amounts are due by Renter as follows:
Reservation Deposit (50% of the Total bill) - due upon reservation
Remaining balance - due within 7 days in advance of arrival
$500.00 Damage deposit Authorization or Check due within 7 days in advance of arrival (damage deposit are not charged or held, but we reserve all rights to charge the card on file if damages occure– see Paragraph 10 below for further explanation)

6. USE AND OCCUPANCY: Renter may use the Property as a private residence only. The only persons Renter may permit on the property during the term of this lease are, any evidence occupancy is over the limits of what is stated in the contract will be subject to eviction and may be charged damages.
7. ELIGIBILITY OF RENTER: Landlord will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. If the accompanying guardian is not present we will evict without refund. Families are encouraged to stay.
8. PARKING RULES: Renter may not permit more than 2 vehicles including but not limited to automobiles, trucks, trailers motorcycles, jet skis and boats unless authorized in writing by Landlord. Renter may not park or permit any person to park any vehicles on grass.
9. PETS:
A. We do not allow pets on any of our properties. Renter may not permit even temporarily any pet on the Property or in Unit including but not limited to any mammal, reptile, bird, fish, rodent, or insect unless approved by management. If we find evidence of unauthorized pets, the Responsible Party will be fined $200 (two hundred dollars minimum).
B. If Renter violates this Paragraph 9 or any agreement to keep a pet on the property, Landlord may take any or all of the following actions: (1) remove or cause to be removed any unauthorized pet and deliver it to appropriate local authorities (2) charge to Tenant the Landlord’s cost to:
a) remove any unauthorized pet
b) exterminate the Property for fleas and other insects
c) clean and deodorize the Property’s carpets and drapes; and
d) repair any damage to the Property caused by a pet
10. RESERVATION DEPOSIT: A Reservation Deposit equal to 50% of the total bill is required upon reservation. Please make payments in the form of Visa/Mastercard/Discover through our site. The Reservation deposit payment is not the Damage Deposit Authorization. The Remaining balance and Damage Deposit Authorization is not charged, but kept on file during the duration of your stay.
11. DAMAGE DEPOSIT: A. We require a card on file for damages and will not be charged provided the following provisions are met: You card will not be charged for damages deposit, just kept on file in the case of incedentals.
1. No damage is done to home or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish inside and outside of Unit is discarded and placed in garbage cans.
d. All dishes are washed and put away prior to departure.
d. All keys are left in the lockbox and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-ins or late check-outs (unless approved by management).
h. The Renter is not evicted by the Management (or representative of the Owner), including but not limited to local law enforcement. i. There has been NO SMOKING in the Unit. If we find any evidence of smoking inside the home, the Responsible Party will be fined $200 (two hundred dollars) minimum.
12. MINIMUM STAY: THIS PROPERTY REQUIRES A TWO (2) NIGHT DURING LOW SEASON AND A THREE (3) NIGHT DURING HIGH SEASON MINIMUM STAY. Certain holidays do require a 4 night stay as stated in our pricing schedule. If a rental is taken for less than the seasonal specified minimum nights, the guest may be charged the seasonal minimum night rate unless otherwise arranged with Management.
13. INCLUSIVE FEES: Rates include a one-time linen-towel and bed setup.
14. NO DAILY MAID SERVICE: While linens and bath towels are included in the
Unit, daily maid service is not included in the rental rate, however it is available at an additional rate and request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home under any circumstances.
15. ACCESS BY LANDLORD: Before accessing the Unit, Landlord or anyone authorized by Landlord will first attempt to contact Renter but may enter the Unit at reasonable times without notice to make repairs or clean. Additionally Landlord or anyone authorized by Landlord may peacefully enter the Unit at reasonable times without first attempting contact to 1) survey or review the Units condition and take photographs to document the condition; (2) make emergency repairs. If Landlord or Landlords agents have made prior arrangements with Renter to access the Unit and are denied or not able to access the Unit because of Renter’s failure to make the Unit accessible, Landlord may charge Renter a trip charge of $75 (seventy-five dollars).
16. LIABILITY: Unless caused by Landlord, Landlord is not responsible to Renter, or Occupants for any damages, injuries, or losses to person or property caused by fire, flood, water leaks, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or other occurances or casualty losses. Renter will promptly reimburse Landlord for any loss, property damage, or cost of repairs or service to the Property and Unit caused by Renter, Occupants, and unauthorized occupants or pets.
17. CASUALTY LOSS OR CONDEMNATION: Section 92.054, Property Code governs the rights and obligations of the parties regarding a casualty loss to the Property. Any proceeds, payments for damages, settlements, awards, or other sums paid because of a casualty loss to the Property will be the Landlord’s sole property. For the purpose of this lease, any condemnation of all or a part of the Property or Unit is a casualty loss.
18. ATTORNEY’S FEES: Any person who is the prevailing party in any legal proceeding brought under or related to the transaction described in the Rental Agreement is entitled to recover prejudgment interest, attorney’s fees, cost of service, and all other cost of the legal proceeding from the non-prevailing party.
19. OTHER RULES:
A. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits.
B. Noise must be controlled with no loud music, loud talking, or excessive noise after 11:00 p.m.
C. Please be respectful of the neighboring cabins/Units and guests as well as neighbors and their property. No trespassing on neighboring properties, it is strictly forbidden.
D. Air conditioning should not be set lower than 70 degrees to avoid freezing the units.
E. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic system and Comal County requirements.
20. GUADALUPE RIVER AND GERONIMO CREEK: The Guadalupe River and Geronimo Creek are beautiful natural attractions, but are subject to occasional wet-weather flooding during heavy rains. The living areas of the Unit are built above the floodway though the parking way may not be. For your safety, you may be asked to evacuate the Property if there are impending flood watches or warnings in the area. We monitor this situation closely and will give as much notice as possible to you if this situation becomes a reality and ask that you help us in monitoring the situation. Obviously, this occurrence is rare and will not likely affect your stay.
A) The Guadalupe River and Geronimo Creek are natural bodies of water and therefore do not have many of the safety features found at a man made pool such as but not limited to:
i) There is no fence or barrier restricting persons from entering the water, no depth signs, nor any life guards on duty.
ii) Under water hazards may exist and swimming is at your own risk.
21. SNAKES:
The property is located in a natural environment. Though extremely rare on the premises, snakes may be present. To limit your and your Occupant’s exposure please inform all Occupants to stay on pathways and roads and use a flashlight when walking at night. Again to limit your exposure, it is not recommended to kayak tube and or swim far from the property either up or downstream.
22. RATE CHANGES: Rates subject to change without notice, but will not change from the rates stated in your original quote.
23. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
24. WRITTEN EXCEPTIONS: Any exceptions to the agreements contained in the Rental Agreement must be approved in writing in advance.
25. LANDLORDS RIGHT OF TERMINATION OR REFUSAL OF SERVICE: The Landlord reserves the right to refuse or immediately terminate service to anyone and shall not be liable for neither refund nor compensation.
22. RENTERS SAFETY RESPONSIBILITY:
A. The Responsible Party, Renter is responsible for the safety and well being of all Occupants and will promptly notify Management of any safety hazards or concerns.
B. The Responsible Party is responsible for keeping a close watch on all swimmers or persons who may enter or accidently enter the water. Should the Responsible party be absent from the Property for any length of time, it is his/her duty to designate another person within his party for this responsibility.
26. AGREEMENT OF PARTIES:
A. Failure of Renter to follow the Rules is grounds for termination of this Agreement without refund or compensation to the Renter. Further, you agree that any Deposit will be withheld to the extent necessary to offset damages to the Property. In the event the Damage Deposit is not enough to cover a loss, Renter will promptly compensate Landlord for any additional costs. Such actions shall not preclude other remedies at law.
B. Entire Agreement: This Rental Agreement, contain the entire understanding of the parties with respect to the subject matter hereof and supersede all prior agreements and understandings, oral or written, with respect to such matters.
C. Assignment: It is agreed that only in the event of transfer of ownership of the Property does the Owner have the right to assignment of this Agreement without the written consent of the Renter. The Renter does not have the right to assign or transfer any duties, rights or obligations due hereunder without the express written consent of the Owner.
D. Binding Effect: This Agreement shall be binding upon and inure to the benefit of the respective Parties, their heirs, executors, administrators, successors and assigns.
E. Arbitration: Any dispute or difference arising out of or in connection with this Agreement shall be determined by the appointment of a single arbitrator to be agreed between the parties.
F. Severable Clauses: If a court or arbitrator declares that any term or provision hereof is invalid, void or unenforceable, the parties agree to reduce the scope, duration, area or applicability of the term or provision, to delete specific words or phrases, or to replace any invalid, void or unenforceable term or provision with a term or provision that is valid and enforceable and that comes closest to expressing the original intention of the invalid or unenforceable term or provision.
G. Controlling Law: The laws of the State of Texas govern the interpretation, validity, performance, and enforcement of this Rental Agreement.

By reading and finalizing your reservation with the Property Manager, you acknowledge that you have read and agree to the terms set forth in this Agreement and hereby bind this agreement into contract and further acknowledge that you are responsible for the actions and safety of the Renters/Occupants and any person at the property with your consent and further that you have or will inform all such persons of the rules regarding the care and use of this Property set forth in this Agreement.

Nice cabin It was a challenge to get into - you have to download an app. That was the only negative about the stay. Everything inside the cabin was clean and new. I wish they’d make checking in easier. Most emails went to my junk, and I had to call after hours for my cabin name and entry code. It was a bit stressful.

Treehouse Getaway This is the first time we have stayed in a Treehouse!! My girls, my best friend and I had a wonderful experience!! It was a perfect vacation and we plan on making this a yearly summer getaway!! My daughter made the comment that she wished we had booked it for the whole week! Thank you for making our stay very comfortable!!

Fun & refreshing The Treehouses were clean and kitchen was stocked with nice pots and pans. They had soft white towels, comfortable beds. A coffee pot and blender were also available in the 3 houses. Secluded and quiet. Space away from Nextdoor neighbors. Cows, horses, and deer right through the window. Walking distance to the really nice spot on the river. The loft staircase is more like a ladder than stairs but is fine as long as you’re not trying to keep a 2 year old off them. A family memory.

Peaceful and Refreshing The treehouse cabin was located in a beautiful setting seeing deer in the early morning and evening with the sweet sound of various birds. The interior of the cabin was spacious and cozy. My husband and I slept soundly in the bedroom downstairs. The spiral staircase going up to the loft with the two queen beds was located right in the main area as you walk in making it a hazard with the edges too easy to hit your head. The beds and furniture was very comfortable. Highly recommend Little Ponderosa River Outfitters for Tubing. They bring you with the tubes to your starting location on the Guadalupe River and pick up the tubes where you end up in front of the Treehouse cabins. The Treehouse cabins' private park on the river is located right across the street from the cabins. This is very convenient and a clean park. Lowe's grocery store is only 1 1/2 miles away from the Treehouse and has all your necessities. We ate a delicious hamburger at the Lone Star Float House and Grill about 4 miles away going south on River Rd.

Great Cabin/Terrible Neighbors The cabin was really nice. The roof creaked pretty loudly when the wind blew because of a tree rubbing against it. But that was nothing compared to the guys drinking and playing music until 1:30 in the morning in the cabin next to us. Not having anyone on site didn't help. The cabins are too close to each other and the walls too thin for something like that. Nice place, but trying to sleep was brutal.

River Road Treehouses We loved the Treehouses! Our family rented three of them. The two in the middle had a big shared deck where 14 of us ate together. It was nice to view a pasture from the deck and watch the deer and fawns. I left my watch in one of the Treehouses when we checked out. I called 2 days later and spoke to Ashley in reservations. She couldn’t have been nicer and told me she had it on her desk. I received it 2 days later in the mail. I called to thank her and pay for postage and was told no need to pay for postage. Great customer service!

Nesmith Float VACA Overall the our stay met our expectations and we thoroughly enjoyed our time. the Mourning Dove and Whipperwill had some minor issues, such as AC not working as it should and the one had a lot of movement against a tree especially at night. The Cardinal was great overall.

Lovely cabin. Lovely area. The house was clean and very spacious for the two of us. The little creek was running which made for a relaxing time in mornings and evenings on our little deck. Saw deer and sometimes turkey in the adjoining property every day. The road in front was a little noisy on the weekend but all quieted down in the evening. Had a little snafu with the tv cable when we first arrived but the property manager, Megan, came within an hour to fix the problem. Well stocked kitchen ware and plenty of bath towels. Would love to go back.

Whipoorwill Haus The place was really cool. I had thought the place was actually over water but it wasn't - which may have been a misunderstanding on my part. The cabin was in the middle of trees and all kinds of greenery which was really neat. The inside of the cabin was well done yet kind of rustic. This unit had a shared outdoor patio and had a large table, grill and a nice breeze. The spiral staircase going to the upstairs loft inside is more than a little tight! The ceiling fan in the living room sounded like metal scraping metal so we didn't use it, and if the a/c is on you can barely hear the nice, large flat screen tv. The place was very clean and done really well.<br/>

Girls Trip The Whipporwill Cabin was perfect for our group. We found it to be clean and everything was as described. We only stayed one night and wished it could have been longer.

West Virginians gone to Texas We had to share our deck with a joining treehouse and unfortunately we were beside a bunch of drunk adults maybe 19-24 that had no respect for other people. The smell of weed and alcohol almost made us want to leave. We felt like we were at a bar with all the excessive noise and disruptive behaviors. The treehouse itself was simply beautiful. It was very clean and, we had everything we needed. We had lights bulbs out inside and outside our unit. We would come back to stay however, we would rent the treehouse farthest away from all the others. It would of been even nicer if the creek beds actually had water in them as advertised. The riverside also didn&#x2019;t have the advertised equipment. Their advertisement is deceiving.

Bachelor and bachelorette A group of 15 of us came from California, New York and Texas to celebrate our friends joint bachelor and bachelorette party. We had an awesome stay! Everyone's was comfortable, had enough towels, and each house was very clean! The cleaning crew even hustled to clean our units so some of us could check in earlier to set up before everyone else arrived. The only negative and it's not a huge deal are the stairs going up to the lift. It's a very tight squeeze. Overall we had a great experience!

River Road Tree House the over all stay was nice and everyone had a great time. When it came to calling customer service, that was horrible...very rude and not wanting to help as if we were bothering them for even calling. House cleaning and maintenance work very polite. Would recommend to friends as long as management company made change to their staff.

Treehouse stay We had a really great time at the River Road Treehouses. The location was excellent, including the reserved area on the river - which was priceless. We loved the large outdoor patio and the coziness of the cottage. Some additional (and in better shape) cookware would be a good enhancement, but otherwise, no complaints!

Not what we expected The kitchen was not well stocked with common kitchen items. For example, there were only two spoons and one fork in the silverware drawer, when the property claims it can accommodate up to 8 people. Also, there were only two drinking glasses...the rest were wine glasses. The coffee pot was disgustingly dirty! But I think the grossest was when we saw dried blood on the comforter and a pillow on the master bed, which also didn’t have a mattress pad. There was also dried blood on a set of sheets upstairs. The shower curtain could also stand to be replaced. The neighbors to the right of us were super loud and it does not help that in the treehouse you can hear everything that is going on outside. Needless to say, we will not be returning.

River Road Treehouse Overall, it was okay. The main bedroom bed was very hard and made cracking noises every time you moved. The exterior walls are extremely thin so you can here everything going on outside, even causal conversations. The house was clean and had all the necessary items for our stay.

The Treehouse Experience We had a wonderful time. Had friends come to visit and they want to return for a stay themselves. Great place. Only two problems the spiral staircase was in the way. And, I forgot my chocolates in the frig.

Couldn&#x2019;t have been more pleased! We loved our stay at River Road Treehouses! We had a wonderful experience! Staff was very friendly and helpful. Check-in was easy. Cabin was clean upon arrival, well furnished and had everything we needed. The location itself is awesome, lots to do nearby as well as a small grocery store for items we forgotocated in Sattler. I enjoyed the Guadalupe River park and caught a nice sized trout when Inwqs fly fishing. Plan to come back I the summer!

Awesome vacation The tree house is much more than I initially anticipated, very clean and well kept environment and its supplies were well thought out. I thought it&#x2019;d be cold in December but it turned out very nice temperature around 60s with mild febreeze and no a bug frenzy environment. Kids enjoyed the most and played at the creek bank constantly. We even saw many deers in the neighboring yard.

Nice place but needs some tweaks We loved this cabin but there are some improvements that would make it great. First, the mattress was extremely uncomfortable. Second, the parking situation isn't ideal. One night, we didn't have a place to park. Not sure if the other guests brought extra cars or what. Maybe think about limiting the number of cars? Aside from those 2 issues, the cabin is great.

Great little hide away! The treehouses are a great little get away! It was cold and rainy during our stay (Jan, of course!), but we still enjoyed our stay and were warm and cozy inside! The cabin was nicely stocked with dishes, pans, etc. They even had coffee, cream and sugar! The spiral staircase is narrow, as is mentioned on the website, but fits in with the treehouse/cabin idea! The loft beds were comfy, but the master bed downstairs was not as great-not bad, just no as great. Can't wait to return when it's warm out!

#4 Very cute family friendly place to stay. thought there would be a little water in front of the tree house...inside was nice, however the floors could use a little extra cleaning. Need a better towel service system for guests that stay longer than a weekend. ( took 2 days before they brought fresh towels) would be nice to have someone close by and possibly greet you.A small area with things to do in the area or places to eat would be helpful for those of us that are not familiar with the area. Spent the week there and didn't find out about the town of Gruene until our last day. not much would show up on our searches of things to do. Weather was nice, but not much happening on the river besides a couple fishing.

Not for the old farts The cabin was super clean & the grounds were clean & being up in the trees with the water below was beautiful & serene. The ONLY negative was our group was ladies 65 & a little older. We saw the spiral staircase in the photos when we booked but didn&#x2019;t fully appreciate how tight a spiral it was. It was very difficult to take luggage up & down & unpleasant to use. The location also was a problem iwith bumping into when going to the bathroom. <br/>If you&#x2019;re older, very young or &#x201C;large&#x201D; it will be a problem. <br/>Other than that, we all enjoyed our stay.

Lovely Stay We had an enjoyable time. The cabins were clean and well equipped. There were pletny of local activities to do and the scenery is beautiful! I would recommend taking a relaxing weekend staycation here!

Not what we expected!! Overall condition of the furniture/drapes/bedding was poor.The coverlet on the bed was dirty and so I did not feel comfortable using it and the heating was not functioning properly so was cold.Again all the burners on the stove top were not working and the oven started smoking when put on 450 degrees.The grill was filthy and full of ashes and burnt leftovers.

Cute place! We had a great time in the cozy treehouse. The kids loved playing in the dry creek bed below and having there own space in the very spacious loft! Everyone was happy with their experience. Thanks for sharing!

Great for couples The house was clean but there's some issues like the tub is pretty but leaks water everywhere; the shower curtains were dirty and needed to be replaced. The beds were kind hard on me, even though I brought my own pillows. The cleaning fee is excessive because you have to take out your trash and wash the dishes that you used. Not really kid friendly and you will be awoken at 7:00 am by the Neighboring rooster that loves the Whippoorwill porch or the neighbor's noisy chainsaw cutting the trees. Again not really friendly. Also if you go after Labor Day forget about tubing not all the Tubing places are open and the ones that are close early. ??

Perfect Family Vacation We rented 3 cabins and will definitely make this a tradition for years to come. <br/><br/>The cabins were clean and fully equipped with everything we needed. I loved the whole set up. The fire pit, and common area was nice to utilize. We used the grills and had everything we needed the entire time. The kitchen utensils and pots and pans were fully stocked. <br/><br/>Love this spot! Our kids played in the river and the laid in the hammocks and enjoyed every bit of it.<br/>

River Rd Treehouses Whippoorill Haus Review Overall had a great experience at this unit. Have always wanted to experience a treehouse and am glad to have booked one at this facility. Unit was clean, beds were very comfortable. I do want to point out the following; 1) was not happy with the condition of the shower curtain, it was unsanitary. 2) The current shower caddy is rusty. 3) In the kitchen/dining area the wiring on the wall is an eyesore, this should be adjusted with proper installation. Lastly, the deck outside, had cobwebs around the windows, bench and chairs as well as a few carpenter bee hives. This should be addressed for guests to feel comfortable sitting outside. If these things get addressed the overall rating as far as experience would definitely be a 5 out 5 stars.

Mom's 80th Birthday Celebration We had a wonderful time in a beautiful setting. We had 19 people in 4 treehouses. Cardinal Casita had enough room in the sitting area to fit everyone for dinner on a cold Christmas Eve. The fire pit was a hit. Main concern was the lighting not working on the bridges for those who arrived in the dark and 3 people tripped on the step outside of Cardinal Casita. Otherwise, everything was great!

Peaceful Retreat We stayed in the connection Morning Dove Hauser n the Whippoorwill Haus. The 9 grandkids and 5 adults loved it. It was perfect and peaceful. Have already told many others about it.

nice spring break getaway this cabin was just what we were looking for to get away for a few days during spring break. It was clean and well stocked, centrally located for the things we wanted to do. I did wish that it had a larger saucepan (for pasta) and a cookie sheet, but all other basics were there. The spiral staircase was hard to navigate for my young kids (5 & 2) and for me, since it is very narrow and I am...not. :)<br/><br/>The shared deck between our cabin and the one next to it was more of an issue than I expected. Though it was large enough we could all be out there at the same time, it felt weird to be sitting on the same deck with strangers. That and the larger groups in mourning dove during our stay tended to use the whole deck when we weren't out there. We didn't mind, but if I book again I will go with one of the cabins with its own deck--less awkwardness all around.<br/><br/>Overall, we had a great time there and would recommend.

Great time at whippoorwill haus We had a awesome stay at the whippoorwill haus. The rental was very clean and had all the items we might need such as cookware and dishes. The only downfall I have to say about the house is the staircase to upstairs is kind of small. But overall we had a great experience and will be booking it again next year! However the river water was very cold in May

Three Graduation Celebrations Wonderful weekend with family celebrating 3 graduations! We rented the two tree houses that shared a large patio. It was perfect with plenty of seating and a fabulous breeze! We had a crawfish and shrimp boil, pushed the tables together, and enjoyed wonderful two Day celebration! Everyone associated with the tree houses was very attentive to ensure our stay was perfect.

Weekend Getaway We stayed over a Friday and Saturday night. Overall not a bad experience. The wifi information was way off, although not a huge concern due to everyone having generous phone plans. The ceiling fan in the master didn't turn on which made sleeping in there less pleasant than it could have been. Additionally, the master mattress felt old and springy, not comfy. I would recommend replacing it with a foam mattress similar to the ones in the loft. Overall not bad for the price compared to similar properties we looked at, but would be willing to pay a bit more for slightly higher quality in certain aspects.

Fun stay for our family of 4 We had a great stay and loved our treehouse! I have 3 complaints but just know we would gladly stay here again especially for the price. First Of all I was hoping to have a river view. Mind you the river park across the road was awesome and we enjoyed it. But no river view. Secondly we had really loud neighbors our first 2 nights and the walls are paper thin so you could hear all their conversations which were adult of nature and I was with my 14 and 16 year olds. If the walls had been better insulated wouldn't have been an issue. And lastly the beds were not comfortable at all for my husband and I have back problems so you need to plan for that if u have back problems. On a high note we loved the location as we were close to Gruene and the back way to Wimberley thru Devils Backbone which was so cool. We had an amazing time and would stay here again.

Treehouse Wasn't Worth the Price We were excited about the experience of staying in the tree houses,even though I saw they charged a $75 cleaning fee upfront. This sent off warning signals, but I decided the experience would be worth it. I was wrong! Just to give a few examples of what I got for my "cleaning fee" 1.)The master bedroom bedspread had a stain on it that looked like blood. <br/>2.) The shower curtain had mold on it. <br/>3.). We had to go on a search for towels. There were none left in the bathroom. Not even the ones that were suppose to be under the sink. <br/>4.)One of the chairs had splatters of something on it and also on the curtain. There was also a large section of fabric torn off the back of the chair exposing a metal piece.<br/>5.) There was exposed styrofoam in the bedroom. Looks like maybe there was a hole at one time. <br/>6). I checked the couch on the lower floor to see if it was a pull out and there were lots of crumbs and trash in it. <br/>7.) There was an extension cord hanging down from the tv, if we had small children this would have been a hazard.<br/>8.) The WI-FII information was not accurate. In fact the the network they said to log on to was not active. <br/>When we voiced our concerns, over the condition of the unit, management said that next time we booked they wouldn't charge a cleaning fee. Considering we do not live in the area and I had told them we would not not be back I didn't see this as being concerned about our concerns. <br/><br/>The view consisted of a field behind us that had pallets and trash backed up to the fence.<br/>Management was very friendly and helpful when we booked the unit, but I would NOT recommend this establishment to anyone. <br/>

River Road Tree Houses First time visitors and loved the setting and location on River Road. The treehouse was clean and furnished adequately (except the kitchen lacked content for good meal preparations). The beds were incredibly comfortable with nice linens. The only negative, which is minor, was some maintenance items such as a whole in the wall and the bathroom vent fan didn't work.

Disappointed and let down. The treehouse was actually a "cliff" house, built into a cliff over a dry creek bed and supported by tree trunks. 2 of 3 TV's didn't work,kitchen supplies lacking and photos used to base our expectations were not of the actual place we stayed.

Great place! The house was spacious and nice room outside on the deck. It is missing the tree house feel due to lack of ropes, ladders, etc for kids. Distance to water edge was not bad at all. Having their private park along river is extremely helpful to not have to travel to a public place and end up paying elsewhere. The ladder to the loft upstairs was very tight. It is better suited for kids and not adults. The mattresses upstairs however were in great condition and extremely comfortable. The one downstairs was not so great. Wifi did not work.

Ortega Vacay Overall, the experience would rate as a 6 on a scale of 1 to 10. The Bed in the Master bedroom was very hard and it made noise every time you moved. there was a box fan in the closet that was horrendous, looked like it hadn't been cleaned in years.The fans that move air from the living room into the bed room and the bath room; there grills have not been cleaned in forever. the river at the park is too shallow.

Perfect Family Fun My mom took her four adult children and their spouses and kids on an awesome family getaway for Easter. We were a group of 20 - the youngest was 9 and the oldest was 73. The treehouses were a perfect spot for us all to have some privacy and some together time. Morning coffee was served by my sister-in-law on the shared deck between two of the cabins. We sat in our pjs and planned each day, laughing and enjoying the cool morning air as the birds chirped and the cows mooed around us. Gamenights were loud and raucous affairs on that same deck. Our last day was spent enjoying the riverside park across the street. We grilled, we played horseshoes and ladderball (both of which we brought), we tubed and kayaked and skipped rocks. It was a wonderful trip and we enjoyed excursions to Fredericksburg, Gruene, San Antonio, and Austin during our 6 day stay. The treehouses were maintained and the staff was ready to accommodate our requests for towels, etc. Awesome experience all around!

Satisfactory but not up to my expectations 1. Getting my reservation did not go well. Had one room then next thing I know they've changed the room I wanted.<br/>2. Arrived and found out from the cleaning people we and another group were in the same room.<br/>3. Spoke to office and woman was no help at all.<br/>4. Cleaning people were very nice and helpful, but room was not as clean as I would expect. The air in the bedroom was blowing out a long hair from the vent. There were 4 of us and only 3 spoons. <br/>Overall my opinion was this could be a super fun experience and accommodation but needed TLC and better reservation staff. The pictures looked much nicer than the rooms. Whoever owns it needs to take more interest.

Getaway Weekend Ruined I booked a getaway weekend for my wife and I. The property was beautiful and scenery was incredible. We were looking forward to a nice romantic weekend away and it was ruined. We planned this trip early enough in the season to avoid the crazy crowds of partiers that come down to the river. Turns out our neighbors were going to party until the wee hours of the morning. Both nights the neighbors were stomping, screaming, blaring music, and partaking in drugs. Even after approaching them at 4am to please stop as we weren’t able to get any sleep they continued. We drove back to Dallas exhausted and frustrated that our weekend was ruined. We reached out to the management company and the distributed a 50$ credit to their properties. My wife and I are so displeased that they’ve handled the situation this way that I surely won’t be planning further trips with them and won’t be reccomending their properties to anyone else.

Nice Place, A Couple Things To Know Went to Whippoorwill Haus over spring break with some friends who rented the Morning Dove House. They share a deck, so it was very convenient. Some things you might want to know...the main road is just across the bridge in the pictures. Traffic isn't bad, but auto noise will be part of your life and you need to keep an eye on toddlers. The cabins don't have a lot of free-roaming area immediately around them if that's what you're looking for. There's a picnic/park area over by the river, which is across the main road. A zipline tower is attached to the Whprwl Hse, and when the wind blows, the upstairs creaks like a ship. All in all, good property. Plenty of things to do and good stock of supplies.

Glorified camping Our group rented all the cabins and tree houses for a short weekend. Had a great time on the property. Super fun for kids. But glorified camping,for sure. This cabin is by far the worst on the property. Furniture looks like it got picked up off the side of the road. Poorly maintained. Needs a new/bigger water heater. Needs new bed linens and a mattress pad! Only good thing to say, my kids said the beds upstairs were comfortable. If I went back, I wouldn't stay for more than 2 nights and I would stay in a different cabin.

Overpriced, But Beautiful Area There was no on site personnel to assist w/ anything. This was a gift trip & the giver decided not to go on short notice, so we didn't have access to the instructions via e-mail prior to arrival, but managed to get in contact w/ the agent by phone to enter the code for unlocking. The main issue w/ this unit is that the spiral staircase is WAY undersized & wouldn't be useable by most adults in the dark. And there's no bath upstairs. It was odd to be advertised to accommodate 8-10 people, but the only mirror is in the bathroom. The vegetation was grown up interfering w/ the walkways around the tree house. There were graving cattle w/ 'scours' 5' outside the master bedroom window. Some city tourists may like that, but I live rural & prefer to be further from the livestock.

WORSE TIME we expected to be off the river as shown in the pictures nothing on the web site looked like the photos posted house was very small no water view. we requested early check in. which was not submitted therefore we could not check in until 3pm. I would not recommended this spot for a vacation rental to anyone. to top it there were pastures behind us it smelled like sewage a couple of houses down very unhappy with the money that we spent I expected a little more. <br/>

Slumber party weekend My husband and I wanted to do a special birthday for our daughter who was turning 10. We had her pick 3 friends to join us for a weekend slumber party at the Treehouses and stayed in whippoorwill Haus. Overall the house worked for us due to the fact that the girls bunked in the loft area and we used the master bedroom. I would not recommend the loft for adults as the spiral staircase is a very tight squeeze and it is hard to carry your bags up. We did have an issue with the wifi not working on all our electronics and did not like the claw tub. The water would escape and run outside the bathroom door regardless if you kept the curtain within the tub. I do have to mention I would only come back for a discounted price. The cost to me is overpriced for the size of space, you are better off renting a cabin for a cheaper price.

Rustic Rural Adventure in the Hill Country! The tree house was an usual and fun experience. I liked the floorplan of the cabin. And the setting was nice nestled in trees. It backed to a farm and there were lots of deer to view which I enjoyed. Even though was in a rural setting it was not far to fun things to do and the fact that there were other cabins nestled nearby made me feel safe since I was traveling alone. This is a good set up for families and couples. The communication with the booking was great! I asked a question and within minutes someone assisted me with the question and booking.

Great hideaway in the trees ! We had a relaxing pre Christmas mini vacation. Great deck for barbecuing and watching the deer in the morning. Great view, perfect size, great loft and claw foot tub. Plan on returning. Only downside; only one pot for cooking but we managed.

Guadalupe River Treehouses Our Family spent our first vacation together since our children all left home and had a wonderful time. The Treehouses were clean, well stocked with kitchen applicences, utensils, towels, washclothes, etc. we had a small issue with the outside lights and they were IMMEDIATELY on it. The Staff are professional and experienced. Our water access was PERFECT! We had several of our grandchildren there and even though the river was running 15 mph there is a small cove where they could play very safely in the water. We will DEFINITELY be coming back.<br/>

Ok place Cute cabins but our bathroom had lots of mold in it and a really dirty shower curtain. I actually ended up basically taking a bath in the sink. Management did have the mold removed but did nothing about the shower curtain. Overall it has a nice atmosphere but I think we paid too much to not be able to fully enjoy it.

Great stay Overall we had fun and would recommend the treehouse to a friend. The kitchen had everything we needed and everything was in working condition. Only if I were to get very picky would I comment on the fact that our treehouse had a shared patio with another treehouse, the shower curtain was a little on the dirty side and was hard to keep closed, and the walls of the treehouse were very thin; so much so that you could clearly hear the conversation of someone still inside. However, it was a very injoyable, relaxing weekend.

Tree House Review Pros- This is a great house for a family with children (not toddlers though).<br/>Lots of room (although a bit misleading about its' location).... Great A/C (super loud but keeps you cool)...Pretty trees and lots of windows. Easy check in...easy lock combo on the door. Quiet area. Soft, clean towels. Lovely claw foot tub. Lightening bugs and tadpoles galore :)<br/>Cons- Definitely Not clean enough for us to return! The shower curtain was covered in mold. The comforter on the master bed had crusty stains on it..EWWW! Which we didn't notice until the next gross! It looks as if they don't wash the comforters or shams EVER...not good! (makes me wonder about the throw pillows on the couch...:( ) Faucet in kitchen sink where the water comes out definitely needs to be cleaned.<br/>The kitchen is great with most of what you need, but if you're staying and cooking here, there definitely needs to be more available...coffee filters, measuring spoons, etc. <br/>There should be a broom available as well.<br/>The Whippoorwill house was good, however the shared porch with strangers next door is weird. If you were traveling with a group the shared porch would be nice..otherwise you don't get a porch.<br/>The houses are not on a river as you see in the 's a dry creek bed...fun for the kids but not what we anticipated. The hammocks you see in the picture below the house are old, torn and dirty and the only way to get to them is to climb down a muddy bank..... The cleaning crew grumpily and hurriedly descends on the place at 11am (before your even completely moved our of your room..they're throwing bags of sheets, etc into your room...)<br/>The master bedroom mattress was Horrible! The mattresses upstairs in the children's room were wonderful... doesn't make a lot of sense. I had to sleep upstairs with the kids so I could sleep. My husband literally had to ice his back after sleeping on the master mattress! <br/>

Neat place, but dirty This tree house is really neat. We were there easter weekend and it was a sweet gesture that we were surprised with easter candy. With that being said the place looked as though it has never been clean. There were hairs in the tub, stains on the sheets, holes in the pillows and comforters. I saw that the cleaning lady when someone left does NOT change the comforter. They also need to spray for bugs inside the home, I went to the restroom and got up and there was a big spider crawling out of the toilet. Unfortunately we will not be staying here again, due to the lack of cleanliness and upkeep to the property.

Smaller than expected, but still had a great time. Says it sleeps 8. Very small place for 8 people, only has 1 bathroom too. Still a great place and we still had a good time.

Relaxing Treehouse Experience The treehouse was nice and spacious inside. There was plenty of room in the loft for our children. We thoroughly enjoyed the deck outside, complete with grills and tables. We also enjoyed the numerous hammocks. The location was pretty and there were lots of things to do in the area.

Whippoorwill Haus :) We stayed at the River Road treehouses one day/night during our spring break. Overall it was a great stay. We had spent the three previous days in San Antonio so decided to book a night here just to relax. It was very peaceful, it's a great getaway from the city. It gets you in touch with nature, you can hear the frogs croaking at night and see deer all around. At 8AM I was driving to the donut shop (about a mile away), a deer was crossing the road. My mom was looking out the window in the middle of the night and saw a few deer sleeping on the property behind the treehouses. The directions that are emailed to us on how to get in to our treehouse were very easy to follow. We had a good stay, we need to stay longer next time.

Overall a nice place The cabin was nice and quaint. My kids loved the experience. The loft was a little too warm for my liking. The shower/tub although pretty was troublesome because the shower curtain was really gross and way too short. Trying not to let to shower curtain touch you and keeping it inside the tub was a challenge. It let a lot of water leak out :(. Other than that the location was perfect. Walking across the street to the river to put our chairs in the water was so relaxing. We would stay here again.

Nice Stay While the property was clean and well-maintained, and the management company provided adequate service prior to our stay, don't be fooled by the pictures on their website. The river access is nothing like what they show, and the tree houses, while nice and comfortable, aren't exactly the luxury lodges they're made out to look like. Still a pleasant stay, however. We'll likely return in the future, but there are literally hundreds of comparable properties with better river access all up and down River Road.

Awesome Family weekend! Awesome family vacation spot. My brothers and our kids came for one night because that was the only opening available and we wish we could stay longer. Kids had a wonderful time and loved the treehouse especially with it being close to the river too.

River Rd. Treehouses- Whippoorwill Haus Overall the experience was great! We were vacationing before taking our middle daughter to college. Once we arrived we found that the description and photos on the website were a little misleading as the river was not near the cabin and the upstairs did not have an A/C unit. We spent the first day at the tree house enjoying the scenery, the river across the street, barbecuing and playing games. The second day we went to Schlitterbahn and out to eat in Gruene. It was a great location, quiet and the house was just enough for 4. We will be back and will be recommending this location for future family vacations.

My family and I enjoyed our two night stay here at River Rd. We absolutely loved everything from the moment we pulled in to park. The scenery is incredible, and we were able to take joy on the river and relax. Overall, this experience was amazing!

Overall, the experience would rate as a 6 on a scale of 1 to 10. The Bed in the Master bedroom was very hard and it made noise every time you moved. there was a box fan in the closet that was horrendous, looked like it hadn't been cleaned in years.The fans that move air from the living room into the bed room and the bath room; there grills have not been cleaned in forever. the river at the park is too shallow.

The house was spacious and nice room outside on the deck. It is missing the tree house feel due to lack of ropes, ladders, etc for kids. Distance to water edge was not bad at all. Having their private park along river is extremely helpful to not have to travel to a public place and end up paying elsewhere. The ladder to the loft upstairs was very tight. It is better suited for kids and not adults. The mattresses upstairs however were in great condition and extremely comfortable. The one downstairs was not so great. Wifi did not work.

The treehouse was actually a "cliff" house, built into a cliff over a dry creek bed and supported by tree trunks. 2 of 3 TV's didn't work,kitchen supplies lacking and photos used to base our expectations were not of the actual place we stayed.

Wonderful weekend with family celebrating 3 graduations! We rented the two tree houses that shared a large patio. It was perfect with plenty of seating and a fabulous breeze! We had a crawfish and shrimp boil, pushed the tables together, and enjoyed wonderful two Day celebration! Everyone associated with the tree houses was very attentive to ensure our stay was perfect.

We had a awesome stay at the whippoorwill haus. The rental was very clean and had all the items we might need such as cookware and dishes. The only downfall I have to say about the house is the staircase to upstairs is kind of small. But overall we had a great experience and will be booking it again next year! First time visitors and loved the setting and location on River Road. The treehouse was clean and furnished adequately (except the kitchen lacked content for good meal preparations). The beds were incredibly comfortable with nice linens. The only negative, which is minor, was some maintenance items such as a whole in the wall and the bathroom vent fan didn't work.

this cabin was just what we were looking for to get away for a few days during spring break. It was clean and well stocked, centrally located for the things we wanted to do. I did wish that it had a larger saucepan (for pasta) and a cookie sheet, but all other basics were there. The spiral staircase was hard to navigate for my young kids (5 & 2) and for me, since it is very narrow and I am...not. :)<br/><br/>The shared deck between our cabin and the one next to it was more of an issue than I expected. Though it was large enough we could all be out there at the same time, it felt weird to be sitting on the same deck with strangers. That and the larger groups in mourning dove during our stay tended to use the whole deck when we weren't out there. We didn't mind, but if I book again I will go with one of the cabins with its own deck--less awkwardness all around.<br/><br/>Overall, we had a great time there and would recommend.

We were excited about the experience of staying in the tree houses,even though I saw they charged a $75 cleaning fee upfront. This sent off warning signals, but I decided the experience would be worth it. I was wrong! Just to give a few examples of what I got for my "cleaning fee" 1.)The master bedroom bedspread had a stain on it that looked like blood. <br/>2.) The shower curtain had mold on it. <br/>3.). We had to go on a search for towels. There were none left in the bathroom. Not even the ones that were suppose to be under the sink. <br/>4.)One of the chairs had splatters of something on it and also on the curtain. There was also a large section of fabric torn off the back of the chair exposing a metal piece.<br/>5.) There was exposed styrofoam in the bedroom. Looks like maybe there was a hole at one time. <br/>6). I checked the couch on the lower floor to see if it was a pull out and there were lots of crumbs and trash in it. <br/>7.) There was an extension cord hanging down from the tv, if we had sm

We had a great stay and loved our treehouse! I have 3 complaints but just know we would gladly stay here again especially for the price. First Of all I was hoping to have a river view. Mind you the river park across the road was awesome and we enjoyed it. But no river view. Secondly we had really loud neighbors our first 2 nights and the walls are paper thin so you could hear all their conversations which were adult of nature and I was with my 14 and 16 year olds. If the walls had been better insulated wouldn't have been an issue. And lastly the beds were not comfortable at all for my husband and I have back problems so you need to plan for that if u have back problems. On a high note we loved the location as we were close to Gruene and the back way to Wimberley thru Devils Backbone which was so cool. We had an amazing time and would stay here again.

We stayed over a Friday and Saturday night. Overall not a bad experience. The wifi information was way off, although not a huge concern due to everyone having generous phone plans. The ceiling fan in the master didn't turn on which made sleeping in there less pleasant than it could have been. Additionally, the master mattress felt old and springy, not comfy. I would recommend replacing it with a foam mattress similar to the ones in the loft. Overall not bad for the price compared to similar properties we looked at, but would be willing to pay a bit more for slightly higher quality in certain aspects.

Overall condition of the furniture/drapes/bedding was poor.The coverlet on the bed was dirty and so I did not feel comfortable using it and the heating was not functioning properly so was cold.Again all the burners on the stove top were not working and the oven started smoking when put on 450 degrees.The grill was filthy and full of ashes and burnt leftovers.

We rented 3 cabins and will definitely make this a tradition for years to come. <br/><br/>The cabins were clean and fully equipped with everything we needed. I loved the whole set up. The fire pit, and common area was nice to utilize. We used the grills and had everything we needed the entire time. The kitchen utensils and pots and pans were fully stocked. <br/><br/>Love this spot! Our kids played in the river and the laid in the hammocks and enjoyed every bit of it.<br/>

Overall had a great experience at this unit. Have always wanted to experience a treehouse and am glad to have booked one at this facility. Unit was clean, beds were very comfortable. I do want to point out the following; 1) was not happy with the condition of the shower curtain, it was unsanitary. 2) The current shower caddy is rusty. 3) In the kitchen/dining area the wiring on the wall is an eyesore, this should be adjusted with proper installation. Lastly, the deck outside, had cobwebs around the windows, bench and chairs as well as a few carpenter bee hives. This should be addressed for guests to feel comfortable sitting outside. If these things get addressed the overall rating as far as experience would definitely be a 5 out 5 stars.

The house was clean but there's some issues like the tub is pretty but leaks water everywhere; the shower curtains were dirty and needed to be replaced. The beds were kind hard on me, even though I brought my own pillows. The cleaning fee is excessive because you have to take out your trash and wash the dishes that you used. Not really kid friendly and you will be awoken at 7:00 am by the Neighboring rooster that loves the Whippoorwill porch or the neighbor's noisy chainsaw cutting the trees. Again not really friendly. Also if you go after Labor Day forget about tubing not all the Tubing places are open and the ones that are close early. ??

Our Family spent our first vacation together since our children all left home and had a wonderful time. The Treehouses were clean, well stocked with kitchen applicences, utensils, towels, washclothes, etc. we had a small issue with the outside lights and they were IMMEDIATELY on it. The Staff are professional and experienced. Our water access was PERFECT! We had several of our grandchildren there and even though the river was running 15 mph there is a small cove where they could play very safely in the water. We will DEFINITELY be coming back.<br/>

Pros- This is a great house for a family with children (not toddlers though).<br/>Lots of room (although a bit misleading about its' location).... Great A/C (super loud but keeps you cool)...Pretty trees and lots of windows. Easy check in...easy lock combo on the door. Quiet area. Soft, clean towels. Lovely claw foot tub. Lightening bugs and tadpoles galore :)<br/>Cons- Definitely Not clean enough for us to return! The shower curtain was covered in mold. The comforter on the master bed had crusty stains on it..EWWW! Which we didn't notice until the next gross! It looks as if they don't wash the comforters or shams EVER...not good! (makes me wonder about the throw pillows on the couch...:( ) Faucet in kitchen sink where the water comes out definitely needs to be cleaned.<br/>The kitchen is great with most of what you need, but if you're staying and cooking here, there definitely needs to be more available...coffee filters, measuring spoons, etc. <br/>There should be a broom available as well.<br/>The Wh

My husband and I wanted to do a special birthday for our daughter who was turning 10. We had her pick 3 friends to join us for a weekend slumber party at the Treehouses and stayed in whippoorwill Haus. Overall the house worked for us due to the fact that the girls bunked in the loft area and we used the master bedroom. I would not recommend the loft for adults as the spiral staircase is a very tight squeeze and it is hard to carry your bags up. We did have an issue with the wifi not working on all our electronics and did not like the claw tub. The water would escape and run outside the bathroom door regardless if you kept the curtain within the tub. I do have to mention I would only come back for a discounted price. The cost to me is overpriced for the size of space, you are better off renting a cabin for a cheaper price.

Cute cabins but our bathroom had lots of mold in it and a really dirty shower curtain. I actually ended up basically taking a bath in the sink. Management did have the mold removed but did nothing about the shower curtain. Overall it has a nice atmosphere but I think we paid too much to not be able to fully enjoy it.

Overall we had fun and would recommend the treehouse to a friend. The kitchen had everything we needed and everything was in working condition. Only if I were to get very picky would I comment on the fact that our treehouse had a shared patio with another treehouse, the shower curtain was a little on the dirty side and was hard to keep closed, and the walls of the treehouse were very thin; so much so that you could clearly hear the conversation of someone still inside. However, it was a very injoyable, relaxing weekend.

We had a relaxing pre Christmas mini vacation. Great deck for barbecuing and watching the deer in the morning. Great view, perfect size, great loft and claw foot tub. Plan on returning. Only downside; only one pot for cooking but we managed.

The tree house was an usual and fun experience. I liked the floorplan of the cabin. And the setting was nice nestled in trees. It backed to a farm and there were lots of deer to view which I enjoyed. Even though was in a rural setting it was not far to fun things to do and the fact that there were other cabins nestled nearby made me feel safe since I was traveling alone. This is a good set up for families and couples. The communication with the booking was great! I asked a question and within minutes someone assisted me with the question and booking.

we expected to be off the river as shown in the pictures nothing on the web site looked like the photos posted house was very small no water view. we requested early check in. which was not submitted therefore we could not check in until 3pm. I would not recommended this spot for a vacation rental to anyone. to top it there were pastures behind us it smelled like sewage a couple of houses down very unhappy with the money that we spent I expected a little more. <br/>

Overall it was ok; there were a few things that didn't work and would have been nice if there were onsite management to ask about. My sister's cabin had more problems that ended up being a pain for all of us. She called for a maintenance- and did not receive any (was pretty much told to deal with it)

There was no on site personnel to assist w/ anything. This was a gift trip & the giver decided not to go on short notice, so we didn't have access to the instructions via e-mail prior to arrival, but managed to get in contact w/ the agent by phone to enter the code for unlocking. The main issue w/ this unit is that the spiral staircase is WAY undersized & wouldn't be useable by most adults in the dark. And there's no bath upstairs. It was odd to be advertised to accommodate 8-10 people, but the only mirror is in the bathroom. The vegetation was grown up interfering w/ the walkways around the tree house. There were graving cattle w/ 'scours' 5' outside the master bedroom window. Some city tourists may like that, but I live rural & prefer to be further from the livestock.

Our group rented all the cabins and tree houses for a short weekend. Had a great time on the property. Super fun for kids. But glorified camping,for sure. This cabin is by far the worst on the property. Furniture looks like it got picked up off the side of the road. Poorly maintained. Needs a new/bigger water heater. Needs new bed linens and a mattress pad! Only good thing to say, my kids said the beds upstairs were comfortable. If I went back, I wouldn't stay for more than 2 nights and I would stay in a different cabin.

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

After a day or two of tubing and river fun, many guests change pace and rent a deck or ski boat at Canyon Lake or go to New Braunfels to enjoy Schlitterbahn Waterpark. When your group is ready for shopping, Gruene Market Days or the San Marcos Outlet Malls are only short drives away.

While all of these activities described above are the main reasons many of our guests come to stay, others simply come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky.
