AMAZING: Can’t wait to come back!
We stayed in the Birdseye perch treehouse. This treehouse was so beautiful and the layout was so amazing, we loved and enjoyed every minute there. We most definitely will be returning for another getaway. The scenery was awesome, the staff were wonderful and knowledgeable, and the prices were so worth it. Now my fiancé he really enjoyed it however the staircase was extremely narrow for him to maneuver up and down the staircase but as for me I whizzed all through the treehouse lol. We really enjoyed ourselves. All the amenities were amazing. The first day there we grilled and had drinks out on the patio. We had neighbors that were not too close not too far but just the right distance to even get to meet them and speak and get a friendly vibe from people in the area. Really quiet and laid-back where we were. Again we can’t wait to retire.

House was cool and clean and really does works with 8 ppl max. There was a fee down falls for us. The stair case was SUPER narrow and not kid friendly or big ppl friendly. Also mu husband wears a sleeping mask put a new air filter in and bu the next day his breathing air filter was completely black. So not sure if the place is molded cuz yikes. Lastly the tree houses are not off the river bank you have to walk across the road to get to the river and hammocks. So that was extremely disappointing since the pictures and description gave a different expectation. I'm giving a 5 star on the clean portion cuz it was clean just moldy which a cleaning lady can't fix.

Me and the family really enjoyed our stay it was very peaceful a peaceful and quiet quiet. Great food nice people.. We will be back when the Summer hits to be able to go tubing.

GRAT stay.. With some issues.
All staff from the booking, cleaning, maintenance and Property Management areas were very professional, courteous and eager to please. Great cabin. Spotless when we arrived. There were some lighting issues that were resolved when reported, but the lights over the kitchen were not as the lighting fixtures weren't readily available. There was a problem with the hot water tank, the heating rods were replaced but this did not fix the issue completely.<br/>Due to the maintenance issues, a partial credit was given.

Comfortable little treehouse
We had a great 2 night stay in Birds Eye Perch Treehouse. It was comfortable, clean and well stocked.<br/>We’d love to come back and stay in the Summer when we could enjoy the river.<br/>We’d highly recommend this rental.

We absolutely loved our stay. We all agreed to go back and stay more nights 3 was not enough! Everything was great! Other then 2 things!! #1Stairs to go upstairs are a night mare! Just need to be wider or redone! #2 upstairs wasn’t clean even had the last persons dirty towels and no sheets on one bed. We had to buy sheets for it. Other then that it was the best time for my little family!! Would love to go back!!!! But gotta save money nightly rates are high !

Nice but would not go back
The Tree House was nice but no easy access to the river. There should be kayaks available to use. They have a wine rack but no wine glasses. BBQ pit was old and had. big log in it.

Hi Randy, we are not able to keep kayaks tied on the river we do apologize about that. We do have our Geronimo Creek Retreat property where we are able to keep kayaks for guests to use during their stay. We are in the process of replacing grills with new ones at each treehouse but I am gong to make sure that the property manage is aware of the condition of the grill at your unit and that we may need to purchase wine glasses for each unit. We enjoyed every part of this house. The only negative is an opening at the bottom of the door (animal damage?) that the flies came in. We definitely plan to return.

Very clean unit, modern furnishings, complete with necessary supplies. Convenient access from parking lot to unload items. Scenic, quiet and relaxing atmosphere. Large deck area complete with tables, chairs and BBQ pit. Access to a large private area next to the river complete with tables and fire pits is a short walk away from cabin. Making the reservation was easy and the communication and service afterwards was excellent.

Not what we booked
We booked 2 rentals with your company <br/>One on the Guadelupe, the natural gas smell was so strong we left after a few hours<br/><br/>The second tree house rental, was not on the river, was not on the river, we paid for 2 nights and only stayed a few hours. Not worth the price and we booked a place on the river

Great Vacation Place
Birdseye Perch Treehouse was very nice and cozy. I would recommend covering or providing a curtain for the window for the restroom since you can see from the outside in. In a group, it would make guests have more privacy. Along with the window by the door of the restroom.

We were first-time visitors at River Road Treehouses and were looking for a non- hotel place to stay, especially during the pandemic. It was a quiet & peaceful place for us. It was clean, but the couch/loveseat were very old & uncomfortable. Our treehouse had no toilet paper, so we had to provide our own. The very narrow spiral stairs leading to the loft are pretty scary for old & young people. The showerhead was great, but the shower curtain was super-short, causing the water splash out onto the floor. TV & WiFi worked well. We enjoyed watching deer come near us each evening while we enjoyed the deck area.

Not what we expected
The tree house was not what was expected. We looked at the pictures online before going and expected it to look the same when we got there. We sure were upset when we got there and the property looked nothing like the pictures posted on the website. The tree house was also not that clean upon arrival there was trash under the sofas. The stay overall was just upsetting because there was nothing to do there and when we called to make the rental the lady said it was the same as all the other properties. What it was such false advertisement!

This family getaway was just what we needed! We felt right at home with our beautiful cabin. Loved the morning sun perching on the trees while sipping our coffee on the private porch and the morning visits from the deer of the adjacent property. The overall feel and look of the property was exactly as shown on their website. The River is a short distance from the cabins and we enjoyed every bit of it.

Not as comfortable as we hoped
The pictures on the website are different. The furniture in the living room was not in the same condition as the pictures. There are no hammocks hung under the cabins. The floor of the cabin is slightly slanted. Not that big of a deal. But the master bed slightly leans. The master bed is lumpy. The beds in the loft are terrible. The details of the cabin are not attended to. The door lock does not appear very secure. The deck is burned from the charcoal grill. There is slight, unattended water damage in the bathroom. There is mildew on the bathroom curtains. The stay was not as comfortable as we had hoped.

Unique , amazing place but bed linens not changed
Our family had a 1 night stay , since the dates were fully booked, one thing l have to say is we were not able to sleep well especially in the masters bedroom because of the smell of the linens , is not been changed from the previous users , it smells perfume and not fresh smelling , with this condition now with the covid double or triple cleaning should be feels so dirty...we were scared...pathway lights not working , it was so dark...

One of the rooms gave me trouble trying to see cable. I did bring my own dvd player and movies. The shower curtin was a little short so water got all over the floor. Everything else was fine.

A stay at a “treehouse”
Our decision to stay was influenced greatly by the photos in the online presentation. My guess is those photos were taken several years ago. The condition of the facility was OK but not up to what we expected based on the online presentation. We like the location and things to do in the area. But for the price, we would probably not return in the future.

Cute place for the price
I'm not sure if it was my fault, but I had wanted a River-front place. Although we had access to the river, it's across the street. Another thing to consider if you're bringing kids is that there's nowhere for kids to play and they can't be outside without an adult with them because the grounds are up elevated over a dry creek bed. The place itself is really cute and the surroundings are pretty, but in my opinion it's more for college kids wanting a place to crash. Only one room has privacy - the rest are in shared spaces.

Great Place on the River

Charming treehouse perfect for sharing with friends or family
We had a wonderful time despite the cold, rainy weather the two days we stayed. We stayed in the Birdseye Perch and it was very comfortable for two couples. The staircase is very narrow but accessible for most. The kitchen was well supplied but bring wine glasses if it's important to you as there weren't any available. It was nice to have access to the park across the street that has access to the river. Overall, it is a beautiful area and unique and interesting property.

This was the perfect place to destress and relax away from the office! All the conveniences of home. The only thing negative I have to say is the stairs to the loft were WAY too narrow. Dangerous for kids are and elderly.

Cute place but needs work
It was a cute place it was clean and the check in process was easy!It could most definitely use new BEDS!they are the worst! And the spiral staircase to get to the loft wow not cool! Other then those two thing I would recommend you to stay here!

Treasure in the Trees
We have stayed here before and were anxious to return. Only regret is that we should have stayed longer! The accommodations are wonderful, the houses are easy find, in a great and quiet location, and really perfect for our spring break getaway. The only suggestions I would offer would be- the kitchen needs a dish towel and sponge. We eventually went and bought one, but that seems like it should be a standard. The dishes also were not that clean. (Maybe from the lack of a sponge). The spatula had dried egg on it and the blender was really gross. All it took was some elbow grease, which we gave, but if you expect your guests to hand wash then provide them with the proper tools to do so. Other than that, it was perfect and we will absolutely return!

Great vacation rental!
The Birdseye Perch was a wonderful location for our low key Thanksgiving get-away. Great location for making day trips out into the Hill Country and a comfy place to stay in, play games and watch movies. As others have mentioned, the spiral staircase is very narrow and steep and could be tricky for some to navigate. Kitchen supplies are limited so if you need any specialty items for food prep bring them along. Also, if you’re a picky sleeper, bring your own pillows.

Upon arrival, we found a few things inoperable: the tv in the master bedroom, the heater in the master bedroom and the extra space heater in the master bedroom. The maintenance people were very helpful(once we figured out how to reach them after hours). Everything was in working order before they left. The only negative to staying there is the extremely small spiral staircase that leads to the 3 loft beds.

Great Weekend Getaway
Reservation process and communication was effortless. No problems checking in! The location is close to a beautiful hiking trails and provides easy access. If you're cooking meals, make sure to bring extra supplies. The unit has the basics, but you might want a few additional pots/pans depending on your needs. Overall, we had a great weekend.

It is a very nice place. You need to install a water flow restrictor in the showerhead. The pressure is great but you quickly run out of hot water. This would instantly solve the problem and save you money. The sink drain is clogged. Get rid of the Formica and put in a piece of granite, it would greatly increase the look of the kitchen.

Birdseye Perch Stay
The cabin was clean and beautiful. It was a peaceful and quiet time to relax with your partner. However, hot water is extremely limited to approximately 5 minutes. I did email the company but nothing was done about the lack of hot water. Also, there is no curtain covering the front door and the area is open so anyone can walk up to the door and look in. I would recommend bringing a sun shade to cover the front door for some privacy.

Relaxing once there but stressful dealing with the company
I got the reservation for a mom get away with 2 of my friends. I used a groupon. I booked the event over the phone and I realized a few days before my stay that I never got a confirmation email. So I had to place many phone calls to get that sorted. Once I did, the rest was easy. The place was easy to find and the code worked great to get in. We loved the facilities. We only stayed from 3 in the afternoon till 9 am the next day. So we didn't really use the place much. We just sat on the couch and talked. Didn't even turn on the TV. Just relaxed and enjoyed our company. So you might expect my shock the next day when I was charged $150 for damages. I called and they told me they had picture proof of damage to the bedding. I knew for an absolute fact that was not true. While they did refund my charge, I feel like the situation was deceitful and I no longer feel comfortable doing business with this venue. The venue was nice enough. You could tell it needed some upkeep, but it was ok. The water area down the street could have used some new hammocks and such. but it was a nice area.

Exactly what I needed
I really cant wait to book again, very easy to check in. It's nice & secluded. I booked with my 3 kids, 15,13 and 11. We had enough room, we grilled both nights we were there. The stay was much needed for all of us. Even with COVID talks, I feel it was super safe and clean. We had so much fun in the river.

First time, last time!
Overall our girls trip was great, mainly because we always have fun, regardless. However, as for the accommodations the pictures are a little deceiving. Further, one bathroom for 6 women is challenging. The kitchen, needs new skillets!!! There was a very dirty (small) broiler pan left in the bottom of one of the cabinets! I have pictures. I tried calling officer a couple different times but never got an answer, always got messages saying large call volume!

Great to get away and thankful for that opportunity. In the future, I will stay elsewhere, however. It’s quite expensive for what you get and least favorite is how unclean the cabin was upon arrival. The cabin had a bad odor and after walking around barefoot, everyone’s feet were black...yuck. Not sure the blankets have been washed in a while because they smell like someone’s greasy head. Other than that, fun times!

I purchased this as a birthday gift for my daughter's family. They had an incredible time! Grandsons enjoyed playing in the river, the tree home was in fantastic condition and very clean. Access to the property was simply done using a code provided earlier in the week. Best compliment I can offer is that they cannot wait to come back! You have a unique piece of property in a beautiful section of Texas! Thanks for a great weekend getaway!

A nice getaway
This was our kids fist time going to the river. The location was perfect as we could walk to the water with our tubes. The house is gorgeous and comfortable. The only downside was that there was mold in the bathroom and some towels had holes. We had issues with the toilet but maintenance responded. If some of the cleaning issues are taken care of, this will be a super 5 star place to go with family.

Birdseye Perch Vacation
Our stay at Birdseye Perch was great. The property is well maintained and in a great location and looks beautiful, especially when it’s lit up at night. The cabin was clean, quiet and very roomy. The bed in the downstairs bedroom was very comfortable. I would definitely come back and would recommend it to anyone whether you’re looking for a place to play on the river, go shopping or dining in Gruene or just relaxing and enjoying the view and the peace and quiet. A couple of things to bring with you since they aren’t provided are paper towels, shampoo and bath soap, but you can always get them at the grocery store that’s only five minutes away.

Memorial Day Weekend Getaway
Great location, quiet treehouse as it is at the end of the property. Lots of natural light and plenty of space for everyone. Enjoyed dining on the outdoor deck and kids loved walking down to play in the creek. My only gripes are: bathroom floor is 'sinking' around the toilet...like maybe rotting? Not visible but you can feel it. Also, the kitchen could definitely use some new pots and pans, especially if you don't plan to eat out for every meal. Upstairs single bed is super squishy, but all other mattresses were great. At some point, the owners need to address the mold growing between the window pane seals but otherwise this was a great 'glamping' experience!

Home away from home
We stayed in the Birdseye Perch tree house. The little house was very open and made great use of space. We are a family of 5 and we were impressed with how comfortable and spacious the tree house was. Right when we first opened the door we loved the way the house looked and smelled. That’s right I said smelled. The smell was like leather or wood, not an air freshener smell. The huge windows bring the beautiful trees into the atmosphere of the house. They gave plenty of quality bath towels. The shower is just a step up from floor, open, and huge! Great for washing off when you been out having fun at the river. We didn’t cook at the house but there was everything there needed to cook. We were out and about most of our stay, but it was so comforting to go “home” to our tree house.

It was a nice place. Definitely shows it's age though. Limited parking so beware! We arrived in the late evening July 4. With it being a holiday we could not get our call answered. We sent an email hoping that would be checked. Asked where overflow could park. We never got a reply from that email. Not that evening or any day since then. Televisions never worked. We kept ourselves entertained without. If they wouldn't answer about parking spaces I felt it futile to ask about tv.

Stay away-not as advertised
Very poor. when we arrived. No water in "river in front of cabin. Has nit been all year, so much for "float up to your Tree house!"Not really a tree house, more a cabin built out of the side of a hill.<br/>Then when we self checked in, the cabin had nit been cleaned at all from previous guest. Dirty linens, trash, dirty towels all over floor <br/><br/>Then "peeping tom" pest control leering in our window at 8 am!! I travel a lot, considering we spent over $700, worst experience I've had in years . PS they add an additional $150 cleaning fee to your reservation when you book it!<br/><br/>Actually started spraying for bugs when we where having our morning coffee on deck-I had to tell him to leave-crazy!

We had a wonderful time in our tree house. It was cozy, clean and welcoming. They have utensils, plates, other dishes for cooking and coffee needs there. Nice little walk to the river and secluded from the city life. Perfect for a couples Anniversary get a way. The only thing we had concern with was the internet connection to the tv for cable. But the staff came over w/in hours to repair. We’d love to come back!

Overall great experience
We had a wonderful stay. Just wanted you to know, there isn’t a “pink house” to find your property to relax with hammocks/picnic table. The pink house has been painted brown. It took us a little while to figure that out. Also, a longer shower curtain is needed in bathroom to prevent damage to your floors.

The unit was secluded from the road and the patio was shielded from the other units. Tons of birds and squirrels, but no droppings on the patio. It was a wonderful place to unplug and unwind. The AC worked great. <br/><br/>Come prepared. The kitchen was.... very rustic. While the fridge was full size, the stove/oven was tiny and the breakfast bar was sticky. There was no dishwasher. The cookware was cheap and scarred. The dishes and flatware were mismatched and sticky feeling. And the shower only kept hot water for about 15 minutes at a time.

My family of four had the best stay at the Birdseye. It was just as described and the loft area was great for my teenage son. There was plenty of space for us all. Upon arrival it was very clean (for a house in the woods). The shower was clean and had great water pressure and stayed hot (important to us). The kitchen was stocked well and there were plenty of towels in the bathroom. Do bring your own paper towels. The photos do not show this, but there were TVs in the loft and bedroom. My son was able to hook up god playstaion. We only watched Netflix in the living room but the bedroom had Hulu as well. <br/>Yes the staircase is super narrow...not for anyone elderly. <br/>One of the nicest things compared to the other units was that it was the last one and more secluded. No one passed by your windows. We had our own patio and bbq pit which we used tons. <br/>Beneath is was a beautiful little creek (seasonal I’m sure). My kids caught tadpoles in there:). The only suggestion I would have is to make some better makeshift stairs to get down to the creek. At night we saw fox, skunks, and racoons. <br/>We will definitely be back soon. I reccomend this unit to everyone.

Good have some improvements
We choose the Treehouse hoping it was gong to be the place every June to spend with my wife and daughter her husband and our granddaughter. At the time of arriving the lady showed us the leak said someone will come in the morning if we can make sure to empty a bucket above the refrigerator.The smell from the horses manure was really bad when sitting at the patio.The inside downstairs was Great . We were disappointed that the stove was not working we were not able to make our Breakfast that we had prepared.The staircase is to narrowed to the upper bedrooms.We did get a offer of 30 percent on our next visit at any of your locations. I believe we should of been compensated on this visit.

Fun for entire Family
Overall our group of 8 (5 adults, 3 kids) had plenty of room and a great stay. The tree house was clean and inviting. The parking and keyless entry/exit were both convenient and easy for each of us. Main thing worth mentioning, the Master bedroom AC stayed on 74, but still along with the other AC and fans it did stay cool enough in late June. River access close enough, very happy with location. Beautiful! Also, no one bothered anyone although friendly, we had music on till outside late each night but Birdseye perch is very secluded. Fun family Experience.

Overall the cabin and experience was fantastic. The place was clean and quiet, just 2hat we were looking for. There were a few unexpected black wasp visitors in the cabin on arrival, but wasp spray was provided and we killed them quickly. Refreshing Get Away
It was so relaxing and comfortable. Beds were comfortable and the scenery was beautiful. We plan on coming back again. Only problem we had was that there was only 1 remote control. My husband and I had to share the same remote so he could watch TV in the living room and could watch my favorites in the bedroom.

We had a great time. I had kids ranging from 6 to 20 yrs old and they all absolutely loved the place. There is just a lot to do and explore. The river was just across the street. The property had all kitchen utensils needed, Just enough cookware and dishware, a coffee pot,. It Would be nice if property included some sort of water equipment for the river like tubes or kayaks for the price during the summer since there has to be a minimum of 3 night stay. Overall I give it a 5 star we had no problems. We really enjoyed our stayed. Lovely place.

Great Tree house
Great place for relaxation, I had forgotten a couple things back home but when I arrived in the tree house it was fully stocked. From having tea jugs, containers, every pot you can possibly use, to the rooms being just so cozy. This was a great trip thanks to the location and everything they had.

These are NOT treehouses! A treehouse is a structure built in the branches of a tree, however, these were cottages built on the banks of a dried up Creek bed. Check in is at 3:30, we got there between 5:30-6pm Sunday 9/17/17. It's was a mess! They had NOT cleaned it up after the previous ppl left. They did respond quickly & sent our family out to dinner while they got it ready for us, however, they also said they would refund us 1 nights stay. They never did. Got into cottage around 9pm, TV in living room didn't work. They did come right out but was there over an hour. Said universal remote was missing and would bring us a new one, never did. My family doesn't wear shoes indoors, cottage has hard wood floors, they just cleaned so floor should've been clean, right? Wrong, within a few minutes our feet were black. That's how dirty the floor was.

We were so excited to stay at the River Dr Treehouses. When we got there, the first thing that hits you is the smell... The mildew smell is so strong. We didn't want to go inside with our shoes because the floor appeared clean and it was muddy outside. After going in in our socks and the baby crawling around, her legs and our socks were black from the dirt. The floor was filthy. The bed upstairs didn't have sheets on it. For the money, for the $75 "cleaning fee", this place should have been spotless. The beds were very uncomfortable. It was just a waste of money. It's a great location, but it needs some major updates and they need to figure out the smell.

Overall a great stay. I will say the table cloth on dining table, was dirty with food and a burner on stove didn't work(which I saw on another review). The bathroom had an accumulation of dust on the curtains. Kitchen was stocked well and we had plenty of towels. The park across the street was so fun for my kids, clean, and beautiful. Super close location to the Horseshoe. I believe the rental is priced high for what you get, but everything is high over the summer. The pictures online are very outdated, and were taken when the unit was brand new. Overall, we had a great trip and would most likely return.

Very disappointed. They don't tell you that next to the cabin is the septic tank that smells horrible. You have to walk by it to get to the cabin. Due to this we could not use the outside porch. The zip line they speak about on the site has been closed for years. There was a trashed day bed by the cabin and standing water underneath the cabin also that looked like the septic tank was overflowing. Again horrible smell. Way too much money for what it is.the whole thing needs to be painted. The pictures show it a lot nicer than really is. The inside of the cabin is ok. One of the kitchen burners did not work. The a.c. unit made constant noise that was super annoying. Not a good experience.

The property was nice, but not as nice as I expected. It seems to need some upkeep. The a/c unit in the kitchen is missing it's cover and sounds like it needs a tune up. There is a tile missing on the step into the shower. Both of these issues are really minor, but I just wouldn't have expected them after paying so much per night. <br/><br/>Ideas:<br/> 1. If you advertise "sleeps 8", provide at least 8 towels.<br/> 2. It would be great to have mirrors in other rooms besides the bathroom. We had 4 women trying to get ready at the same time -- and only one mirror.

I stayed at Geronimo Creek at a tipi with some friends and decided to rent treehouse for my birthday. Unfortunately, I didn't realize that the River Road place was 45 MINUTES from the other spot. Because they look practically identical online, it was confusing on the website to even learn that they were indeed 2 different places, far from each other. We had spent the day at Son's Island (which we LOVED) and then I had a group of 6 show up at the wrong place only to find out that we would have to drive 45 mins to the next one (the whole reason we booked this place was so that people wouldn't have to drink and drive). Once we arrived at the RRTH, it was tucked away, not as nice as the photos, a tiny patio with awkward and uncomfortable furniture. NO water to be seen (I get it, it's TX, but maybe don't show all those water pix) All in all I was very displeased with the whole thing. They said the owner would call me, but they never did. The property was at a great location. A fly swatter is a must! They should update their pictures. There is a no bathtub they have replaced the bathtub with a shower. <br/><br/>They have definitely listened to the complaints, the air conditioner worked perfectly. We took two fans from home and we actually turned the thermostat up to 76. <br/>We had a few issues, the TV downstairs did not turn on (we reported this), the right front burner didn't work (reported), the daybed's frame was loose (reported). We suggested they fixed it once we left, since we didn't need any of them. But this didn’t stop us from having fun. The beds are a little bit hard but we didn’t expect anything different. <br/><br/>We loved having our own private deck, the house itself was very cute. We will definitely go back.

I wish I could talk to someone in charge to tell them how the could improve their facility. The pictures are very old. They reflect the treehouse as being clean and bright. They are overgrown with foliage. and not very well maintained or cleaned. Musty smelling, floors dirty, and spiderwebs on lamps and lighting. The bed upstairs needs repairs and the sinks do not drain. They are much smaller than they appear to sleep 8 4-5 better be children because adults cannot get upstairs. They were not awful and i do believe with with some updated pictures and maintenance they could be better.

I would have to say that I was quite disappointed in this rental. Apparently the pictures were taken when it was brand new, because it isn't quite like it looks in the picture. There were many burned out light bulbs (over the sink and kitchen table and no light in the refrigerator.) The floors were dirty and the hot pink houses out your window were atrocious! Out the other window was an old beat-up property. I'm not sure how you would ever get a suitcase up the teeny-tiny spiral staircase, either. It was okay... and I might recommend it to a few folks, but the price was very steep for what you get!

The air condition by the refrigerator was not working properly and it starting dripping water in three to four locations which was going behind the refrigerator, we put bowels and pots and pans to collect the drips. Called and someone did come later but was unable to help. It was good we brought extra funs to help blow cooler air from bedroom to blow up towards the upstairs.

It did not meet our expectation of a tree house – it’s not high above the ground, it’s more like a cabin amidst trees. With that said, it was a pleasant stay! It has easy access to the Guadalupe river and Canyon Lake activities. Other than that, you would have to drive 30min-1 hour to get outside the area (most hiking places we went took 1+ hours). The cabin seems to be much bigger than the one next to it. The inside is well kept, clean bedding and towels. It’s the last cabin to the right thus we had complete privacy when grilling and making s’mores out on the porch. The loft has 2 queens and a twin (you should include a picture of the loft on your website), where our 3 adult kids slept comfortably. The stairwell is definitely very tiny. It was a nice surprise to find out that the bathtub was replaced with a nice shower (you should also update your website). Communication with the rental manager via a mobile application is a plus. My family is from Austin, and the Treehouses are the best spot for a weekend getaway trip. I've heard the summer season is very busy, but both our stays in autumn (late October and early December) were peaceful, cozy and exactly what we were looking for. We've stayed in both Mourning Dove Haus which has a rustic, log cabin feel, and Birdseye Perch, which is more sophisticated and finished - like an english cottage. The perfect spot for making cocoa, watching movies, and you might even catch a family of deer sneaking by your back windows. 5 enthusiastic stars and we will definitely be returning!

Everything was great with the location. The creek was empty at this time of year. I wish the kitchen had a better stove the oven was not marked with a temp and the cooking utensils and pans were sad and ******. The outdoor string lighting around the porch was mostly out and the outside of the building could use a paint touch up. However there was plenty of seating outside. Inside the couches were comfy and plenty of room. The spiral staircase was a bit small to carry lungage up and down. The mattresses were a bit sad but not a huge issue. I liked all the fans provided and the workers were very polite and helpful.

We checked in on Sat afternoon, the property was clean and well stocked with towels. Coffee pot didn't work, as soon as we let them know they brought a new coffee pot. Great service. Thank you Peggy. When we needed towels we let them know and they brought in more towels and extra sheets for the bed, since we were going to stay 7 days. We have been going to the cabins for 3 years now, and always enjoy our stay. Birdseye Perch is a great cabin with plenty of room for 6-8 people.

The whole treehouse idea was really cute we enjoyed our stay the only downfall about the place is the staircase is too small to get up and down easily if you're a heavyset person it's probably not a good idea to sleep in the loft. I think it would be much better if the staircase was bigger and there was more rooms downstairs. Also the clawfoot tub is no good, it looks nice and all but if you're anything like all of us and you have to share the place you definitely don't want to take a bath and it's no good for showers.

We stayed in the Birdseye Pirch Treehouse. I would recommend thus Treehouse to anyone. It is at the end of all the houses with a very large porch. The inside was very clean and stocked with everything needed for a getaway. The only downside was the beds. They were very hard and uncomfortable. Other than that it was really a great stay there!

We rented two cabins for a girls weekend. We had 15 girls. We were given two trash bags for each cabin and two rolls of toilet paper. When we asked for more they were shocked we needed more. We had to buy our own toilet paper and trash bags. I would not suggest these cabins for large groups. One of the cabins had roaches and when I reported it they asked for a picture... WTF???? You want me to chase the roach and snap a picture??? They acted like we were making it up. The sewer smell between the cabins was awful and I reported it but never a word about that. I would not be renting these cabins in the future.

The staff was fabulous and truly cared about our experience and us returning again. Oddly, we never received a confirmation or instruction on accessing this property. We got that worked out though. We had a wonderful time on the river and that couldn't have been better. I would not stay at the treehouses again for several reasons. They were not very clean and in desperate need of updating. The drawers, ceilings, etc. had cobwebs and needed cleaning. There were sugar ants in the bedroom. We had to go out and buy toilet paper, a frying pan (there's was awful), dish cloths and dish towels (they gave you one) and use foil on everything since the pans were rusted. I know it's the river so it doesn't need to be fancy but it needs to be updated and cleaned. Oddly, it did have lots of utensils.

Stayed in the Birdseye Perch. It was very clean and nicely appointed. From the pictures and description, we really weren't sure what to expect of the loft, but it was great- two queen beds, a cute day bed, a flat screen TV and plenty of room. We went right after the floods, so the creek was running, which was awesome- great entertainment for the kids! If I were staying in the area again with more than one other person, I wouldn't stay anywhere else.

We had hoped this would be an awesome trip but sadly it was not. When we arrived our treehouse had a wasp and a bee flying around in it that we had to get rid of. All the windows that overlooked the beautiful trees were covered in spider webs and dirt. The patio had a swarm of bugs so we could not eat outside. The claw foot bathtub was adorable, however it only allowed a 3.5 minute shower until all the hot water was gone. It drained very slow so while you were in it it was like showering in your own dirt. The bathroom light switch was located behind the door which we couldn't find in the dark when we arrived. So after trying all the other 4 switches and none of them did anything, we called maintenance for help. We even tried to plug in a lamp into the socket to be able to see and it <br/>wouldn't work. After we never got a call back, the property owner showed up at 10:15pm and tried to let herself in without knocking. We were in bed and it scared the **** out of us. She rudely said "its behind the door, look.

Bath water is cold no hot water after 5 minutes for showering tops. Master bedroom has no remote for AC which is set on 72, keep in mind that we traveled during spring break so it's cold. The house is beautiful & roomy we saw so many animals woke up to nature at its best. I'd recommend that some curtains be place in the front part of the house because the sun ready does blazes in.

We had wonderful experience at the tree house overall. Everything was clean and resonably well taken care of. I'd like to mention a few things for those looking to book. There were a few little things that were boken, knobs and handles and such, no big deal. The bath/shower in this unit is less than ideal for adults. The shower head doesn't really work well and you have to hold it as you shower or take a bath. But it was a great little cabin, quiet and peaceful with everything you might need outside of actual food and drinks which was perfect for us. I will say not having the management onsite was something I do not prefer. We had a very difficult time parking the first night as someone brought a boat along and took up at least half of the extremely limited parking. We called ahead of time to see if there was space to park a boat and since we were told there was not, we made other arrangements. Had management been onsite, we would have requested the boat be moved as we very nearly damaged our vehicl

The property was great, loved grilling on the deck and enjoying the view. Loved the large kitchen table; it was perfect for games and puzzles. Major cons: the master bed and the bathtub. The bed was extremely uncomfortable for me. Slept on the couch the second night. If you have any type of back problems, this bed may not work for you. Regarding the bathtub, taking a bath is probably fine but attempting to shower with one hand while holding the nozzle with the other hand was an acrobatic activity. Definitely had some aiming mishaps (gave the ceiling a quick spray a time or two.) some kind of device that could be used to hold the nozzle in place up above your head would be a nice fix! Other than that, loved the atmosphere and the views from the Windows. Very peaceful.

Just returned from a few days in the Birdseye Perch. What a lovely little treehouse! Very clean and well laid out. The deck is huge and had lots of room. There was even a bag of charcoal in the grill! Beautiful setting over the creek and within site or and a very short walk to the Guadalupe River where the property owners have a very large, private section of land right on the river with picnic tables and grills and hammocks and electricity. I loved this place and will be back.

Not exactly what we expected from the online description and pictures. Peeling paint, missing window over door between Master bedroom and living room, rot on bathroom cabinet, no kleenex, no soap, no shampoo or cream rinse. Appreciated free coffee, sugar and cream, but they were in tupperware containers, so not ideal if you worry about germs. No drapes on windows, so in any other room beside master, when the sun was up, so were you. No iron, no dishwasher. Great view. Advertized as "Sleeps 8", but there was enough hot water for 2 1/2 showers, and only 1 bathroom.

I was very excited to stay in these tree houses. Even though it was only going one night for business, I thought it would be a great chance to check the place out and decide if I wanted to stay here again in February.<br/>Needless to say, I will not be back in February or anytime for that matter. <br/><br/>The property and houses are VERY dated. The house is quite dirty--window sills, vent in bathroom, etc. The cute spiral staircase you see in the corner of the pic--it's so small that an adult cannot easily get up it. AND...you are lucky to get more than FOUR MINUTES of how water when taking a shower.<br/><br/>Final thought: stay elsewhere.

Beautiful concept and the pictures look amazing, but in person not quite as endearing as we were expecting, at least for the price we paid (and we used a Groupon). <br/><br/>What we liked:<br/>- Unique concept & endearing homes next to trees<br/>- For the most part well-equipped (able to make coffee in the morning, a toaster, found 1 knife that wasn't too dull, etc)<br/>- Beds were comfortable<br/>- Management company was ultra nice and professional! Kudos to them!<br/><br/>Likely a 1-time deal for us and here is why:<br/><br/>1. For the cost, I think my family can stay 2 to 3 nights somewhere else fun (we stayed at the JW Marriott in SA for a night a few weeks ago cheaper than here - even with a Groupon! for here)<br/>2. Not on the actual river - on a side stream<br/>3. None of the hammocks worked - all shredded and torn<br/>4. None of the big windows you see have shades, so the house lights up early in the morning <br/><br/>It's not that I wouldn't recommend this to others. We had a fun family game night

The place was lovely. It really does feel like a treehouse. There is so much to do even in the fall! The views are spectacular and the property management was extremely friendly.

a little disappointed in the cleanliness of the cabin; the top of the fridge contained a bunch of black dirt; looks like it comes out of the a/c above. the curtains in the bathroom are full of dust. sitting on the deck you are overwhelmed with sewer smell from the septic tank. the website doesn't properly describe the process of parking and leaving your car off the highway. I requested assistance via the app on hooking up the wifi and never received a call back or email.

This was the second property that I visited in the company after the frost was so bad I had hopes this would be better. While the people were nice they weren't very efficient in handle business . I went without running water in the shower. In August in Texas a shower is a basic necessity . There places aren't as glamorous as the pictures list them and not everything comes with the description.

Really enjoyed our stay here, friendly staff, great room. The only issue we had was with the claw foot tub, trying to shower in it without getting water everywhere was a task, too many breaks in the shower curtain. Besides that we really enjoyed our stay.

There were tons of roaches. I understand that we are near a river and in a tree but it was a little gross. The shower would not drain nor could you use as a shower. The location was just dirty.

We had a great time there however we were to stay in the Morning Dove and arrived to find the house not clean and was moved to the BirdEye Perch. It was a nice place but it needs some maintenance and I'm<br/>Sure you are aware as the problem has been tried to be mended with duct tape. The bath tub leaked and I mean leaked all over water running all the way into the kitchen and it drained so slow. That was a huge pain trying to bath little ones. The other thing is the bed in the downstairs is likelyng on plywood. I like firm but goodness that extreme. Other than those two things we enjoyed the house. We were thankful the second house was open when we arrived after a long day on the river.

BirdsEye perch had a nice view with a nice deck, but lots left to be desired here. The place was in dire need of a good cleaning and needs new beds (they were very noisy every time we rolled over). The a/c unit was dripping water and made a huge mess. Great location but I won't be staying here again.

The house was really nice. We had issues with the bathtub. The gasket on the overflow was broken so the first bath flooded the bathroom all the way out and into the kitchen. Hopefully that was fixed. The bed in the master bedroom was not comfortable. A little worn out. My husband said he felt springs or something in his back. Overall it was very nice. The views from the windows overlooking the creek bed were beautiful. The location was away from the masses. The spiral staircase is very narrow. So it would be best for adults with difficulties to sleep downstairs. The kids enjoyed the upstairs. Bring your own frying pan. They only provide 2 mini pans.

Not a lot to do in general area. but were close enough to Austin and New Braunfels. We enjoyed the peace and quite. My husband and I celebrated our 38th wedding anniversary.

My wife and I, along with another couple stayed here for the weekend and it was very nice, cozy, and romantic! We loved the treehouse and it was clean and quiet. We plan to make another trip out with more couples and get 2 of the treehouses next to each other when it warms up alittle. We give it 5 stars!

5 old friends met up at this adorable cabin for a milestone bday celebration and it was absolutely perfect! Clean cabin, private deck, close to the river, quick responsive mgmt, cool and helpful phone app and relaxing yet festive atmosphere. Can't wait to go back!

The price was good. The location was very pretty, although it wasn't on the river like we had expected. A creek ran under it, but it was dry. The beds upstairs were very hard. The bed in the main bedroom is a spring mattress (you could feel the springs) and was very noisy. We were impressed with the bathroom at first. It had a neat, footed bathtub. Once we started using it, we were not impressed. There was no way to keep water in the tub when we took a shower.

LOVED the treehouse! Fabulous location - fantastic little park right across the street. River access, fire pits, hammocks, picnic tables, comfy chairs...the works!<br/><br/>Only negative - the bathroom - unable to properly shower. Claw foot tub is charming but not conducive to showering after a day at the river.

It is a nice cabin placed in a side of the river, the place is very quiet and have several amenities to give absolut confort. Satelital TV, internet, table games.<br/>Chids enjoy the same that adults, the acses to river is short but enougth, i going to go to fishing in a next time¡¡¡

Loved the cabin overall. Nice location, interior, decor, views, very comfortable. The only thing we didn't like much was the claw foot tub/shower; pretty to look at but not practical at all (would prefer a walk-in shower or the standard tub/shower combo).

Although the cabin ended up being more spacious than we anticipated, there were a few disappointments. First off, the place is advertised as having a lot of green space for hiking and outdoor activities, but in reality everywhere you look those spaces are private property. The green space that is right next door is blocked off by a fence due to private property as well. Also, there are no curtains for the big windows, which makes it hard to sleep at night because outdoor lamps shine right into your face. The beds are somewhat uncomfortable, but the set-up and the furniture are sturdy and accommodating. Overall, we had fun, but there certainly are a few things that could be changed on the description of the homepage for the property.

The location is so very desirable. Didn't realize I lived so close to all these lovely destinations. This is perfectly located to Gruene & New Braunfels, Whitewater Amphitheater, tubing & camping. The cabins were quiet and oh so pretty! Excellent getaway! Highly recommend this place.

Enjoyed our stay. However, few improvements could be made. Shower curtain very old and stained, threadbare towels, four coffee cups for eight people, stained undersheets on main bed. Septic tank leaking but we informed very helpful maintenance man.
