Rental Agreement

1. PARTIES: The parties to this rental agreement are:
the owner of the Property, Landlord,: and the Responsible Party, Renter

3. TERM:
Check-in date time: 3:30pm CST (No early check-in please)
Check-out date time: 11:00 am CST

Tipis Maximim occupancy: 6 Guest maximum per tipi
Cabins Maximim occupancy: 6-8 Guest maximum per Cabin

4. PAYMENT: Renter’s bill is as follows: 50% of deposit up to hold the dates, the remaining balance is due 7 business days before your stay.
A. Due: Payment amounts are due by Renter as follows:
Reservation Deposit (50% of the Total bill) - due upon reservation
Remaining balance - due within 7 days in advance of arrival
$500.00 Damage deposit Authorization or Check due within 7 days in advance of arrival (damage deposit are not charged or held, but we reserve all rights to charge the card on file if damages occure– see Paragraph 10 below for further explanation)

6. USE AND OCCUPANCY: Renter may use the Property as a private residence only. The only persons Renter may permit on the property during the term of this lease are, any evidence occupancy is over the limits of what is stated in the contract will be subject to eviction and may be charged damages.
7. ELIGIBILITY OF RENTER: Landlord will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. If the accompanying guardian is not present we will evict without refund. Families are encouraged to stay.
8. PARKING RULES: Renter may not permit more than 2 vehicles including but not limited to automobiles, trucks, trailers motorcycles, jet skis and boats unless authorized in writing by Landlord. Renter may not park or permit any person to park any vehicles on grass.
9. PETS:
A. We do not allow pets on any of our properties. Renter may not permit even temporarily any pet on the Property or in Unit including but not limited to any mammal, reptile, bird, fish, rodent, or insect unless approved by management. If we find evidence of unauthorized pets, the Responsible Party will be fined $200 (two hundred dollars minimum).
B. If Renter violates this Paragraph 9 or any agreement to keep a pet on the property, Landlord may take any or all of the following actions: (1) remove or cause to be removed any unauthorized pet and deliver it to appropriate local authorities (2) charge to Tenant the Landlord’s cost to:
a) remove any unauthorized pet
b) exterminate the Property for fleas and other insects
c) clean and deodorize the Property’s carpets and drapes; and
d) repair any damage to the Property caused by a pet
10. RESERVATION DEPOSIT: A Reservation Deposit equal to 50% of the total bill is required upon reservation. Please make payments in the form of Visa/Mastercard/Discover through our site. The Reservation deposit payment is not the Damage Deposit Authorization. The Remaining balance and Damage Deposit Authorization is not charged, but kept on file during the duration of your stay.
11. DAMAGE DEPOSIT: A. We require a card on file for damages and will not be charged provided the following provisions are met: You card will not be charged for damages deposit, just kept on file in the case of incedentals.
1. No damage is done to home or its contents, beyond normal wear and tear.
2. No charges are incurred due to contraband, pets or collection of rents or
services rendered during the stay.
c. All debris, rubbish inside and outside of Unit is discarded and placed in garbage cans.
d. All dishes are washed and put away prior to departure.
d. All keys are left in the lockbox and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-ins or late check-outs (unless approved by management).
h. The Renter is not evicted by the Management (or representative of the Owner), including but not limited to local law enforcement. i. There has been NO SMOKING in the Unit. If we find any evidence of smoking inside the home, the Responsible Party will be fined $200 (two hundred dollars) minimum.
12. MINIMUM STAY: THIS PROPERTY REQUIRES A TWO (2) NIGHT DURING LOW SEASON AND A THREE (3) NIGHT DURING HIGH SEASON MINIMUM STAY. Certain holidays do require a 4 night stay as stated in our pricing schedule. If a rental is taken for less than the seasonal specified minimum nights, the guest may be charged the seasonal minimum night rate unless otherwise arranged with Management.
13. INCLUSIVE FEES: Rates include a one-time linen-towel and bed setup.
14. NO DAILY MAID SERVICE: While linens and bath towels are included in the
Unit, daily maid service is not included in the rental rate, however it is available at an additional rate and request. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home under any circumstances.
15. ACCESS BY LANDLORD: Before accessing the Unit, Landlord or anyone authorized by Landlord will first attempt to contact Renter but may enter the Unit at reasonable times without notice to make repairs or clean. Additionally Landlord or anyone authorized by Landlord may peacefully enter the Unit at reasonable times without first attempting contact to 1) survey or review the Units condition and take photographs to document the condition; (2) make emergency repairs. If Landlord or Landlords agents have made prior arrangements with Renter to access the Unit and are denied or not able to access the Unit because of Renter’s failure to make the Unit accessible, Landlord may charge Renter a trip charge of $75 (seventy-five dollars).
16. LIABILITY: Unless caused by Landlord, Landlord is not responsible to Renter, or Occupants for any damages, injuries, or losses to person or property caused by fire, flood, water leaks, ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or other occurances or casualty losses. Renter will promptly reimburse Landlord for any loss, property damage, or cost of repairs or service to the Property and Unit caused by Renter, Occupants, and unauthorized occupants or pets.
17. CASUALTY LOSS OR CONDEMNATION: Section 92.054, Property Code governs the rights and obligations of the parties regarding a casualty loss to the Property. Any proceeds, payments for damages, settlements, awards, or other sums paid because of a casualty loss to the Property will be the Landlord’s sole property. For the purpose of this lease, any condemnation of all or a part of the Property or Unit is a casualty loss.
18. ATTORNEY’S FEES: Any person who is the prevailing party in any legal proceeding brought under or related to the transaction described in the Rental Agreement is entitled to recover prejudgment interest, attorney’s fees, cost of service, and all other cost of the legal proceeding from the non-prevailing party.
19. OTHER RULES:
A. Fireworks and open flames are prohibited. Outdoor grilling and marshmallow roasting is allowed only in designated pits.
B. Noise must be controlled with no loud music, loud talking, or excessive noise after 11:00 p.m.
C. Please be respectful of the neighboring cabins/Units and guests as well as neighbors and their property. No trespassing on neighboring properties, it is strictly forbidden.
D. Air conditioning should not be set lower than 70 degrees to avoid freezing the units.
E. Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic system and Comal County requirements.
20. GUADALUPE RIVER AND GERONIMO CREEK: The Guadalupe River and Geronimo Creek are beautiful natural attractions, but are subject to occasional wet-weather flooding during heavy rains. The living areas of the Unit are built above the floodway though the parking way may not be. For your safety, you may be asked to evacuate the Property if there are impending flood watches or warnings in the area. We monitor this situation closely and will give as much notice as possible to you if this situation becomes a reality and ask that you help us in monitoring the situation. Obviously, this occurrence is rare and will not likely affect your stay.
A) The Guadalupe River and Geronimo Creek are natural bodies of water and therefore do not have many of the safety features found at a man made pool such as but not limited to:
i) There is no fence or barrier restricting persons from entering the water, no depth signs, nor any life guards on duty.
ii) Under water hazards may exist and swimming is at your own risk.
21. SNAKES:
The property is located in a natural environment. Though extremely rare on the premises, snakes may be present. To limit your and your Occupant’s exposure please inform all Occupants to stay on pathways and roads and use a flashlight when walking at night. Again to limit your exposure, it is not recommended to kayak tube and or swim far from the property either up or downstream.
22. RATE CHANGES: Rates subject to change without notice, but will not change from the rates stated in your original quote.
23. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
24. WRITTEN EXCEPTIONS: Any exceptions to the agreements contained in the Rental Agreement must be approved in writing in advance.
25. LANDLORDS RIGHT OF TERMINATION OR REFUSAL OF SERVICE: The Landlord reserves the right to refuse or immediately terminate service to anyone and shall not be liable for neither refund nor compensation.
22. RENTERS SAFETY RESPONSIBILITY:
A. The Responsible Party, Renter is responsible for the safety and well being of all Occupants and will promptly notify Management of any safety hazards or concerns.
B. The Responsible Party is responsible for keeping a close watch on all swimmers or persons who may enter or accidently enter the water. Should the Responsible party be absent from the Property for any length of time, it is his/her duty to designate another person within his party for this responsibility.
26. AGREEMENT OF PARTIES:
A. Failure of Renter to follow the Rules is grounds for termination of this Agreement without refund or compensation to the Renter. Further, you agree that any Deposit will be withheld to the extent necessary to offset damages to the Property. In the event the Damage Deposit is not enough to cover a loss, Renter will promptly compensate Landlord for any additional costs. Such actions shall not preclude other remedies at law.
B. Entire Agreement: This Rental Agreement, contain the entire understanding of the parties with respect to the subject matter hereof and supersede all prior agreements and understandings, oral or written, with respect to such matters.
C. Assignment: It is agreed that only in the event of transfer of ownership of the Property does the Owner have the right to assignment of this Agreement without the written consent of the Renter. The Renter does not have the right to assign or transfer any duties, rights or obligations due hereunder without the express written consent of the Owner.
D. Binding Effect: This Agreement shall be binding upon and inure to the benefit of the respective Parties, their heirs, executors, administrators, successors and assigns.
E. Arbitration: Any dispute or difference arising out of or in connection with this Agreement shall be determined by the appointment of a single arbitrator to be agreed between the parties.
F. Severable Clauses: If a court or arbitrator declares that any term or provision hereof is invalid, void or unenforceable, the parties agree to reduce the scope, duration, area or applicability of the term or provision, to delete specific words or phrases, or to replace any invalid, void or unenforceable term or provision with a term or provision that is valid and enforceable and that comes closest to expressing the original intention of the invalid or unenforceable term or provision.
G. Controlling Law: The laws of the State of Texas govern the interpretation, validity, performance, and enforcement of this Rental Agreement.

By reading and finalizing your reservation with the Property Manager, you acknowledge that you have read and agree to the terms set forth in this Agreement and hereby bind this agreement into contract and further acknowledge that you are responsible for the actions and safety of the Renters/Occupants and any person at the property with your consent and further that you have or will inform all such persons of the rules regarding the care and use of this Property set forth in this Agreement.

Great stay The tree house was very nice, the only thing negative is that housekeeping really needs to mop the floors, I dropped water on the floor when I wiped it with paper towel it came out black and floors very sticky, other than that fantastic stay.

Great place!!!! We had a great time. I had kids ranging from 6 to 20 yrs old and they all absolutely loved the place. There is just a lot to do and explore. The river was just across the street. The property had all kitchen utensils needed, Just enough cookware and dishware, a coffee pot,. It Would be nice if property included some sort of water equipment for the river like tubes or kayaks for the price during the summer since there has to be a minimum of 3 night stay. Overall I give it a 5 star we had no problems. We really enjoyed our stayed. Lovely place.

Birdseye Pirch #6 This was the perfect place to rent! Very clean and welcoming. It fit our group perfectly. Great patio and porch. Kitchen had all of the necessary appliances. No complaints!

Fun for entire Family Overall our group of 8 (5 adults, 3 kids) had plenty of room and a great stay. The tree house was clean and inviting. The parking and keyless entry/exit were both convenient and easy for each of us. Main thing worth mentioning, the Master bedroom AC stayed on 74, but still along with the other AC and fans it did stay cool enough in late June. River access close enough, very happy with location. Beautiful! Also, no one bothered anyone although friendly, we had music on till outside late each night but Birdseye perch is very secluded. Fun family Experience.

Great Tree house Great place for relaxation, I had forgotten a couple things back home but when I arrived in the tree house it was fully stocked. From having tea jugs, containers, every pot you can possibly use, to the rooms being just so cozy. This was a great trip thanks to the location and everything they had.

Memorial Day Weekend Getaway Great location, quiet treehouse as it is at the end of the property. Lots of natural light and plenty of space for everyone. Enjoyed dining on the outdoor deck and kids loved walking down to play in the creek. My only gripes are: bathroom floor is 'sinking' around the toilet...like maybe rotting? Not visible but you can feel it. Also, the kitchen could definitely use some new pots and pans, especially if you don't plan to eat out for every meal. Upstairs single bed is super squishy, but all other mattresses were great. At some point, the owners need to address the mold growing between the window pane seals but otherwise this was a great 'glamping' experience!

Rustic The unit was secluded from the road and the patio was shielded from the other units. Tons of birds and squirrels, but no droppings on the patio. It was a wonderful place to unplug and unwind. The AC worked great. <br/><br/>Come prepared. The kitchen was.... very rustic. While the fridge was full size, the stove/oven was tiny and the breakfast bar was sticky. There was no dishwasher. The cookware was cheap and scarred. The dishes and flatware were mismatched and sticky feeling. And the shower only kept hot water for about 15 minutes at a time.

Amazing Vacation My family of four had the best stay at the Birdseye. It was just as described and the loft area was great for my teenage son. There was plenty of space for us all. Upon arrival it was very clean (for a house in the woods). The shower was clean and had great water pressure and stayed hot (important to us). The kitchen was stocked well and there were plenty of towels in the bathroom. Do bring your own paper towels. The photos do not show this, but there were TVs in the loft and bedroom. My son was able to hook up god playstaion. We only watched Netflix in the living room but the bedroom had Hulu as well. <br/>Yes the staircase is super narrow...not for anyone elderly. <br/>One of the nicest things compared to the other units was that it was the last one and more secluded. No one passed by your windows. We had our own patio and bbq pit which we used tons. <br/>Beneath is was a beautiful little creek (seasonal I&#x2019;m sure). My kids caught tadpoles in there:). The only suggestion I would have is to make some better makeshift stairs to get down to the creek. At night we saw fox, skunks, and racoons. <br/>We will definitely be back soon. I reccomend this unit to everyone.

Good have some improvements We choose the Treehouse hoping it was gong to be the place every June to spend with my wife and daughter her husband and our granddaughter. At the time of arriving the lady showed us the leak said someone will come in the morning if we can make sure to empty a bucket above the refrigerator.The smell from the horses manure was really bad when sitting at the patio.The inside downstairs was Great . We were disappointed that the stove was not working we were not able to make our Breakfast that we had prepared.The staircase is to narrowed to the upper bedrooms.We did get a offer of 30 percent on our next visit at any of your locations. I believe we should of been compensated on this visit.

Amazing We had such a fabulous time. It&#x2019;s I credibly peace full and quite with such beautiful nature surrounding you. I couldn&#x2019;t have asked for a better trip. I have so many people asking where we were because they want to go! The house is amazing, we stayed in the birds eye perch and everything was just perfect! My littles loves it as well!

Great getaway! Overall the cabin and experience was fantastic. The place was clean and quiet, just 2hat we were looking for. There were a few unexpected black wasp visitors in the cabin on arrival, but wasp spray was provided and we killed them quickly. I really liked using the app for info we needed and the keypad code for easy check in and out. I will definitely recommend this to all my friends!

River Road Treehouse Birdseye Perch Overall it was very good. The location is beautiful, the building is unique.<br/><br/>We were slightly disappointed that we could not access the perch next to the building, and there are some signs of wear to the accommodations - but not enough to negatively impact our stay.

Birdseye perch We had a wonderful time in our tree house. It was cozy, clean and welcoming. They have utensils, plates, other dishes for cooking and coffee needs there. Nice little walk to the river and secluded from the city life. Perfect for a couples Anniversary get a way. The only thing we had concern with was the internet connection to the tv for cable. But the staff came over w/in hours to repair. We&#x2019;d love to come back!

Cabin vacation Cabin was very nice but we never recieved the address which was a pain to find. Called several times and no one answered. Bed sheets were dirty. Pin Lock to door didn't work. The cabin has everything you'll need like pots and pans.Cable and Wi-Fi a plus.<br/>

Overall great experience We had a wonderful stay. Just wanted you to know, there isn&#x2019;t a &#x201C;pink house&#x201D; to find your property to relax with hammocks/picnic table. The pink house has been painted brown. It took us a little while to figure that out. Also, a longer shower curtain is needed in bathroom to prevent damage to your floors.

Lovely Stay Overall, it was a great stay. We found the heat/ac units a bit tricky to work but we figured it out. The cows behind our unit were busy talking to us early in the mornings but it was funny.

Relaxing getaway This space was real cute, clean,spacious, and quiet. Rented it for a relaxing getaway for a few friends and I. We stayed at the cabin the entire time and had a great time around the area. Would definitely recommend and go back for another full weekend.

Refreshing Get Away It was so relaxing and comfortable. Beds were comfortable and the scenery was beautiful. We plan on coming back again. Only problem we had was that there was only 1 remote control. My husband and I had to share the same remote so he could watch TV in the living room and could watch my favorites in the bedroom.

Lovely weekend stay. We stayed at the treehouses over Thanksgiving weekend as an opportunity to get away from the hustle & bustle. The cabin was lovely and pretty perfect for our 4 person family. You could definitely have 2-5 kids with you, but not much fun with more adults as there's only one bathroom and hard to get luggage up the stairs. The cleaning crew did a good job. My only complaint is that a regular maintenance crew is needed. The outside deck was super dirty. I spent a good bit of time sweeping everything off so we could use it for meals. Lots of burned out light bulbs, the only large stove burner was inoperable, and we couldn't figure out how to get the AC in the main room working. Pretty sure it was broken. Would've been miserable in the summer. It just doesn't seem like anyone is going out there and making sure everything is in good working order.

Great locaton We stay at the Birdseye Perch every 6 months. The maintenance in the cabin seems to be lacking. The garbage disposal still does not work. The main burner on the stove doesn't work. The temperature reading on the oven is unreadable. Half the lights in the living don't work. We paid good money to stay here and are a little disappointed that all these items, are still not working. The new shower is awesome. The beds are very comfortable and lots of clean fresh towels. We will return for another stay, even if these things are still not fixed. The cleaning crew is always available for any items that are needed. The overall stay was awesome. Just wished they would fix the little things that are wrong with the cabin.

HUGE DISAPPOINTMENT!!!! These are NOT treehouses! A treehouse is a structure built in the branches of a tree, however, these were cottages built on the banks of a dried up Creek bed. Check in is at 3:30, we got there between 5:30-6pm Sunday 9/17/17. It's was a mess! They had NOT cleaned it up after the previous ppl left. They did respond quickly & sent our family out to dinner while they got it ready for us, however, they also said they would refund us 1 nights stay. They never did. Got into cottage around 9pm, TV in living room didn't work. They did come right out but was there over an hour. Said universal remote was missing and would bring us a new one, never did. My family doesn't wear shoes indoors, cottage has hard wood floors, they just cleaned so floor should've been clean, right? Wrong, within a few minutes our feet were black. That's how dirty the floor was.

Glaming Treehouse All communication and organization was great. Treehouses were easy to find as well. The area is beautiful and lots of fun things to do in Gruene. We also did the Animal and Snake Zoo which was a hit with the kids. I would definitely say the kitchen utensils were definitely in need of additions/updates. A quick IKEA trip to stock up on those would be a good idea. Ours for example had no cutting board. The sheets were pretty poor quality as well...I'd replace those as well. Finally, the oven temperature has no gauge which makes cooking difficult.

Nice Spot to Relax This place was an awesome get away for my family. And totally worth every penny. <br/><br/>Pros:<br/>Location<br/>House was well kept and in great condition<br/>Loved the distance to the river<br/>Perfect place to relax <br/><br/>Cons:<br/>Needs cover over bathroom window (otherwise coming down the stairs could become awkward if you look in the restroom)<br/>Oven could use a fix b/c one of the burners was busted<br/><br/>Suggestions:<br/>Bring Kayaks/Stuff to float the river (only generic tube rentals close)<br/>Grab/Bring some firewood for camping area by the river<br/>Several nature trails within 10-20 min drive and worth going to if you want to get away from the river

Amazing Heights Our experience was a first! We pray it is not our last! Our favorite find was the welcome guest frame that proved we serve the same God! That made the entire trip worthy! Only 3 things I would change is accessibility to cars, not good lighting on grounds, and blankets on couches smelt sour. Those things were minimal compared to the experience we were blessed enough to have!

Dirty We were so excited to stay at the River Dr Treehouses. When we got there, the first thing that hits you is the smell... The mildew smell is so strong. We didn't want to go inside with our shoes because the floor appeared clean and it was muddy outside. After going in in our socks and the baby crawling around, her legs and our socks were black from the dirt. The floor was filthy. The bed upstairs didn't have sheets on it. For the money, for the $75 "cleaning fee", this place should have been spotless. The beds were very uncomfortable. It was just a waste of money. It's a great location, but it needs some major updates and they need to figure out the smell.

It was a treehouse experience... I found out about this on Groupon. My family was very excited to get there. It seems very cool! :-) when I went in the closet to get a space heater, I found rat droppings. I should have left then but I didn't because my family was enjoying themselves. When my daughter attempted to go to bed there was hair inside the covers and all on top of it. The place was not clean. We almost left in the middle of the night to go to a hotel. It was a cool place to visit but not to stay overnight. The river across the street gave us an opportunity to take beautiful pictures. The riverbed under the tree house was dry. I only stayed one night out of the two that I booked. I emailed and left a voicemail message for the management on the first night that we arrived. I was contacted by email a day later about the uncleanliness. I did however, receive a refund of the cleaning fee.

Quality is not Consumate With Price The experience is nice overall but not with $200 per night. At that rate it’s insane of the company to expect the traveler to clean up after themselves at all- much less have to spray the cabin for wasps. Furthermore the pictures are misleading, the cabins aren’t near the rivee, rather across the street. The cabins are in poor repair overall (the door to our cabin didn’t lock and there was visible wood rot in several places). That being said I still was able to have a good time during my stay. The cabins are ok, just overpriced by a factor of three.

Great Stay, But Disappointing View This rental itself was great! Clean, comfortable, and the perfect fit for our group. The only disappointing thing was that the river is COMPLETELY DRIED UP!!! None of the pictures showed this or even mentioned it. The employee who booked my stay also failed to mention that the "River" was gone and completely different than ALL OF THE PHOTOS... Sad to say that if I would have known, I wouldn't have stayed. I had guests from out of town and was very disappointed at the location of the rental after promising them a stay on the river....

Great place to stay We enjoyed our stay in the Birdseye Perch, River Road Treehouse. We had some issues with the wifi and TV initially (not that we spent much time at the cabin as there is plenty of other things to do) but it was taken care of quickly. Full kitchen was nice, We enjoyed the deck and bbq pit as well as watching all of the wild deer that would roam the lot next door. The river park is across the street and accessed by a path. It was really nice to have direct access to the river. Some of the Paths were a little muddy, it would be nice if they added some gravel or pavers. Parking was often an issue if you returned to your cabin late. We were told we were only allowed 2 vehicles but it appears some other cabins had more than two vehicles. Maybe the management company or owner should consider assigned parking per cabin so that folks who don't follow the rules are less likely to take all of the parking of the paying guests.

Bird’s Eye Perch The location and overall site were great. The house is really cute and nice view of dry creek bed. The Guadalupe River is just across the street. The surrounding area has great river options and great hiking along the river near the lake. <br/>The house is in serious need of maintenance. Numerous lights out. Only one working A/C. Large burner on stove not working. Toilet leaks by, so refills often. No controls for ceiling fan speeds. Exposed light switches. <br/>Floors dirty upon arrival. Breadcrumbs on tablecloth. Would expect a clean house since have to pay a separate cleaning fee for stay.

21st Birthday Celebration. 30 minutes after we got there, we started having a good time with friends and suddenly a stranger is knocking on our door asking if she can come in, we were caught a little off-guard but she informed us she was gonna check a few things in the house so we just assumed she was a property manager and let her in. She walked around the house and checked some things and left. About 10-20 minutes later a man came in (we saw him when we arrived to ask a few questions, wasn't the most inviting from the get-go) Automatically walking through the door he points out a chip of wood in the doorway. The chip was about an 1 1/2 inches from what we could tell from it being in his hand. He blamed us for breaking the door, and then preceded to tell us we'd have to pay if anything got messed up and asked us not to smoke in the house because they had guests paying for this house the next day. WE PAID FOR THE HOUSE FOR THE NEXT DAY AND A HALF. WE WERE THE GUESTS BOOKED. So unacknowledged about the guests. We were having a cigarette when we walked in and put our luggage down, and put it out because we saw the no smoking sign. We just traveled for about 3-4 hours and were tired but so excited to be there finally.The whole encounter was weird and awkward, also very unprofessional. The feeling it left us lingered on us the whole vacation. We felt uncomfortable leaving our belongings there because he asked us twice for our door code and it just felt OFF. He also interrogated my friend when she was outside by her car getting the rest of the luggage out. These are my guests that I INVITED to have a good time and they shouldn't of had to deal with that. We expected so much more. Some property Cons are: Stove only had 1 working eye. Has Wifi but you can't stream shows or videos. The house got really HOT after the first day, like the house had no airflow at all. It smelt pretty musty and wet when we first walked in. Pros: Board Games, Kitchen Supplies, coffee maker.

Fabulous This place is AMAZING!!! The place is super clean and very well maintained! Every question we had was answered quickly and professionally. Wwe sat on the deck and saw tons of deer and other wildlife. It is spacious, pretty and very welcoming. We will absolutely go back. Pretty darn cool place BUT!!!! Upon arriving you walk up to this cool Cabin built over a dry creek...then you walk in...the cabin smelled musty, the shower and bathroom had mold everywhere, the stove is missing not only numbers but an entire burner didn't work...we had internet for about 1 hour then out the whole stay (they did come out and look but unable to resolve, so no music no TV for our daughter). Oh then there was the fact we killed 3 ROACHES inside...GROSS not worth what we were charged that's for sure..

Home away from home We stayed in the Birdseye Perch tree house. The little house was very open and made great use of space. We are a family of 5 and we were impressed with how comfortable and spacious the tree house was. Right when we first opened the door we loved the way the house looked and smelled. That&#x2019;s right I said smelled. The smell was like leather or wood, not an air freshener smell. The huge windows bring the beautiful trees into the atmosphere of the house. They gave plenty of quality bath towels. The shower is just a step up from floor, open, and huge! Great for washing off when you been out having fun at the river. We didn&#x2019;t cook at the house but there was everything there needed to cook. We were out and about most of our stay, but it was so comforting to go &#x201C;home&#x201D; to our tree house.

Nice place It was a nice place. Definitely shows it's age though. Limited parking so beware! We arrived in the late evening July 4. With it being a holiday we could not get our call answered. We sent an email hoping that would be checked. Asked where overflow could park. We never got a reply from that email. Not that evening or any day since then. Televisions never worked. We kept ourselves entertained without. If they wouldn't answer about parking spaces I felt it futile to ask about tv.

Stay away-not as advertised Very poor. when we arrived. No water in "river in front of cabin. Has nit been all year, so much for "float up to your Tree house!"Not really a tree house, more a cabin built out of the side of a hill.<br/>Then when we self checked in, the cabin had nit been cleaned at all from previous guest. Dirty linens, trash, dirty towels all over floor <br/><br/>Then "peeping tom" pest control leering in our window at 8 am!! I travel a lot, considering we spent over $700, worst experience I've had in years . PS they add an additional $150 cleaning fee to your reservation when you book it!<br/><br/>Actually started spraying for bugs when we where having our morning coffee on deck-I had to tell him to leave-crazy!

Bird's eye peck TH#6 Bath water is cold no hot water after 5 minutes for showering tops. Master bedroom has no remote for AC which is set on 72, keep in mind that we traveled during spring break so it's cold. The house is beautiful & roomy we saw so many animals woke up to nature at its best. I'd recommend that some curtains be place in the front part of the house because the sun ready does blazes in.

Such a disappointment We had hoped this would be an awesome trip but sadly it was not. When we arrived our treehouse had a wasp and a bee flying around in it that we had to get rid of. All the windows that overlooked the beautiful trees were covered in spider webs and dirt. The patio had a swarm of bugs so we could not eat outside. The claw foot bathtub was adorable, however it only allowed a 3.5 minute shower until all the hot water was gone. It drained very slow so while you were in it it was like showering in your own dirt. The bathroom light switch was located behind the door which we couldn't find in the dark when we arrived. So after trying all the other 4 switches and none of them did anything, we called maintenance for help. We even tried to plug in a lamp into the socket to be able to see and it <br/>wouldn't work. After we never got a call back, the property owner showed up at 10:15pm and tried to let herself in without knocking. We were in bed and it scared the **** out of us. She rudely said "its behind the door, look....miracle!" Sorry all the other switches were broken so we didn't know lady! The bedding was disgusting. It looked like a 1980's dirty duvet, we didn't even want to sleep with it. The oven knobs had all the temperatures worn off so we had to "guess" when cooking. The garbage disposal was broken. All the neighbors were getting wasted on their patios. It was all huge groups of about 10 dudes in each cabin. It was like a college party spot. Bottom line, we paid for 2 nights and we checked out after 1 night it was so bad. I emailed the management asking for a refund since we were checking out and they never responded. Very upset and will not return. The only good part about it was the river across the street.

Great location but lacking the essentials We rented two cabins for a girls weekend. We had 15 girls. We were given two trash bags for each cabin and two rolls of toilet paper. When we asked for more they were shocked we needed more. We had to buy our own toilet paper and trash bags. I would not suggest these cabins for large groups. One of the cabins had roaches and when I reported it they asked for a picture... WTF???? You want me to chase the roach and snap a picture??? They acted like we were making it up. The sewer smell between the cabins was awful and I reported it but never a word about that. I would not be renting these cabins in the future.

Fantastic! Stayed in the Birdseye Perch. It was very clean and nicely appointed. From the pictures and description, we really weren't sure what to expect of the loft, but it was great- two queen beds, a cute day bed, a flat screen TV and plenty of room. We went right after the floods, so the creek was running, which was awesome- great entertainment for the kids! If I were staying in the area again with more than one other person, I wouldn't stay anywhere else.

The River/Location were Great, Treehouse needs cleaning/updating We had a wonderful time on the river and that couldn't have been better. I would not stay at the treehouses again for several reasons. They were not very clean and in desperate need of updating. The drawers, ceilings, etc. had cobwebs and needed cleaning. There were sugar ants in the bedroom. We had to go out and buy toilet paper, a frying pan (there's was awful), dish cloths and dish towels (they gave you one) and use foil on everything since the pans were rusted. I know it's the river so it doesn't need to be fancy but it needs to be updated and cleaned. Oddly, it did have lots of utensils.

Birdseye Perch Lovely setting! The treehouse was well layed out and roomy. The only thing I would fix are the amenities. The beds upstairs were terribly uncomfortable and the kitchen was very basic (old appliances, cheap coffee maker, minimal wine glasses).

Great getaway! We stayed in the Birdseye Pirch Treehouse. I would recommend thus Treehouse to anyone. It is at the end of all the houses with a very large porch. The inside was very clean and stocked with everything needed for a getaway. The only downside was the beds. They were very hard and uncomfortable. Other than that it was really a great stay there!

Treehouse The staff was fabulous and truly cared about our experience and us returning again. Oddly, we never received a confirmation or instruction on accessing this property. We got that worked out though. The bathtub did not have a stopper but the staff was very kind. They went and bought one for us so we could use the tub.

Great vacation We checked in on Sat afternoon, the property was clean and well stocked with towels. Coffee pot didn't work, as soon as we let them know they brought a new coffee pot. Great service. Thank you Peggy. When we needed towels we let them know and they brought in more towels and extra sheets for the bed, since we were going to stay 7 days. We have been going to the cabins for 3 years now, and always enjoy our stay. Birdseye Perch is a great cabin with plenty of room for 6-8 people.

Cute & Cozy! The whole treehouse idea was really cute we enjoyed our stay the only downfall about the place is the staircase is too small to get up and down easily if you're a heavyset person it's probably not a good idea to sleep in the loft. I think it would be much better if the staircase was bigger and there was more rooms downstairs. Also the clawfoot tub is no good, it looks nice and all but if you're anything like all of us and you have to share the place you definitely don't want to take a bath and it's no good for showers.

Birdseye Everything was great with the location. The creek was empty at this time of year. I wish the kitchen had a better stove the oven was not marked with a temp and the cooking utensils and pans were sad and ******. The outdoor string lighting around the porch was mostly out and the outside of the building could use a paint touch up. However there was plenty of seating outside. Inside the couches were comfy and plenty of room. The spiral staircase was a bit small to carry lungage up and down. The mattresses were a bit sad but not a huge issue. I liked all the fans provided and the workers were very polite and helpful.

Birdseye Perch Treehouse stay I wish I could talk to someone in charge to tell them how the could improve their facility. The pictures are very old. They reflect the treehouse as being clean and bright. They are overgrown with foliage. and not very well maintained or cleaned. Musty smelling, floors dirty, and spiderwebs on lamps and lighting. The bed upstairs needs repairs and the sinks do not drain. They are much smaller than they appear to sleep 8 4-5 better be children because adults cannot get upstairs. They were not awful and i do believe with with some updated pictures and maintenance they could be better.

A great spot for a weekend getaway! My family is from Austin, and the Treehouses are the best spot for a weekend getaway trip. I've heard the summer season is very busy, but both our stays in autumn (late October and early December) were peaceful, cozy and exactly what we were looking for. We've stayed in both Mourning Dove Haus which has a rustic, log cabin feel, and Birdseye Perch, which is more sophisticated and finished - like an english cottage. The perfect spot for making cocoa, watching movies, and you might even catch a family of deer sneaking by your back windows. 5 enthusiastic stars and we will definitely be returning!

Pleasant stay at this cozy cabin amidst trees It did not meet our expectation of a tree house – it’s not high above the ground, it’s more like a cabin amidst trees. With that said, it was a pleasant stay! It has easy access to the Guadalupe river and Canyon Lake activities. Other than that, you would have to drive 30min-1 hour to get outside the area (most hiking places we went took 1+ hours). The cabin seems to be much bigger than the one next to it. The inside is well kept, clean bedding and towels. It’s the last cabin to the right thus we had complete privacy when grilling and making s’mores out on the porch. The loft has 2 queens and a twin (you should include a picture of the loft on your website), where our 3 adult kids slept comfortably. The stairwell is definitely very tiny. It was a nice surprise to find out that the bathtub was replaced with a nice shower (you should also update your website). Communication with the rental manager via a mobile application is a plus. Manager’s responses to questions/comments were very prompt. Overall, we enjoyed the stay at this cozy cabin. One suggestion for improvements – clean the AC unit. When the AC was running, it blew out some brown stuff (dust?) on top of stove top and refrigerator. Not sure if that was what that had caused my son to have a serious allergy issue.

Clean place to stay and we enjoyed the location. The air condition by the refrigerator was not working properly and it starting dripping water in three to four locations which was going behind the refrigerator, we put bowels and pots and pans to collect the drips. Called and someone did come later but was unable to help. It was good we brought extra funs to help blow cooler air from bedroom to blow up towards the upstairs.

Great getaway place We arrived at the Cabin on Friday afternoon and as usual the place was perfect. Clean and well stocked with towels and coffee. We always enjoy staying at this location, because within an hour you can be in different locations to go hiking, tubing, swimming and shopping. We will be going back in the fall.

birdseye perch review positives- location was very good to places of interest while in the hill country. customer service was very good and prompt. tubing and eating places were within short distances. air conditioning in property was excellent.<br/><br/>negatives- property needed some cleaning when we arrived. 2 of the 4 stove outlets did not work. garbage disposal had to be plugged to an outlet each time before use; no switch for disposal operation. coffee pot needs to be replaced- power button does not work. no numbers of the oven knob- resulting in guessing what temperature to bake items.

A Little Disappointing I would have to say that I was quite disappointed in this rental. Apparently the pictures were taken when it was brand new, because it isn't quite like it looks in the picture. There were many burned out light bulbs (over the sink and kitchen table and no light in the refrigerator.) The floors were dirty and the hot pink houses out your window were atrocious! Out the other window was an old beat-up property. I'm not sure how you would ever get a suitcase up the teeny-tiny spiral staircase, either. It was okay... and I might recommend it to a few folks, but the price was very steep for what you get!

We will stay again The property was at a great location. A fly swatter is a must! They should update their pictures. There is a no bathtub they have replaced the bathtub with a shower. <br/><br/>They have definitely listened to the complaints, the air conditioner worked perfectly. We took two fans from home and we actually turned the thermostat up to 76. <br/>We had a few issues, the TV downstairs did not turn on (we reported this), the right front burner didn't work (reported), the daybed's frame was loose (reported). We suggested they fixed it once we left, since we didn't need any of them. But this didn’t stop us from having fun. The beds are a little bit hard but we didn’t expect anything different. <br/><br/>We loved having our own private deck, the house itself was very cute. We will definitely go back.

I would not go back Very disappointed. They don't tell you that next to the cabin is the septic tank that smells horrible. You have to walk by it to get to the cabin. Due to this we could not use the outside porch. The zip line they speak about on the site has been closed for years. There was a trashed day bed by the cabin and standing water underneath the cabin also that looked like the septic tank was overflowing. Again horrible smell. Way too much money for what it is.the whole thing needs to be painted. The pictures show it a lot nicer than really is. The inside of the cabin is ok. One of the kitchen burners did not work. The a.c. unit made constant noise that was super annoying. Not a good experience.

Birdseye Pirch Overall a great stay. I will say the table cloth on dining table, was dirty with food and a burner on stove didn't work(which I saw on another review). The bathroom had an accumulation of dust on the curtains. Kitchen was stocked well and we had plenty of towels. The park across the street was so fun for my kids, clean, and beautiful. Super close location to the Horseshoe. I believe the rental is priced high for what you get, but everything is high over the summer. The pictures online are very outdated, and were taken when the unit was brand new. Overall, we had a great trip and would most likely return.

A mix up I stayed at Geronimo Creek at a tipi with some friends and decided to rent treehouse for my birthday. Unfortunately, I didn't realize that the River Road place was 45 MINUTES from the other spot. Because they look practically identical online, it was confusing on the website to even learn that they were indeed 2 different places, far from each other. We had spent the day at Son's Island (which we LOVED) and then I had a group of 6 show up at the wrong place only to find out that we would have to drive 45 mins to the next one (the whole reason we booked this place was so that people wouldn't have to drink and drive). Once we arrived at the RRTH, it was tucked away, not as nice as the photos, a tiny patio with awkward and uncomfortable furniture. NO water to be seen (I get it, it's TX, but maybe don't show all those water pix) All in all I was very displeased with the whole thing. They said the owner would call me, but they never did. PLEASE don't make this same mistake - also, the Tipi's are fun, but due to the feral cat problem, there are a MILLION flies everywhere. Hard to deal with. I wish they would take care of the cats, there shouldn't be that many malnourished kittens running wild there. But absolutely love Son's Island! End rant!

Three Day Getaway The property was nice, but not as nice as I expected. It seems to need some upkeep. The a/c unit in the kitchen is missing it's cover and sounds like it needs a tune up. There is a tile missing on the step into the shower. Both of these issues are really minor, but I just wouldn't have expected them after paying so much per night. <br/><br/>Ideas:<br/> 1. If you advertise "sleeps 8", provide at least 8 towels.<br/> 2. It would be great to have mirrors in other rooms besides the bathroom. We had 4 women trying to get ready at the same time -- and only one mirror.

These are NOT treehouses! A treehouse is a structure built in the branches of a tree, however, these were cottages built on the banks of a dried up Creek bed. Check in is at 3:30, we got there between 5:30-6pm Sunday 9/17/17. It's was a mess! They had NOT cleaned it up after the previous ppl left. They did respond quickly & sent our family out to dinner while they got it ready for us, however, they also said they would refund us 1 nights stay. They never did. Got into cottage around 9pm, TV in living room didn't work. They did come right out but was there over an hour. Said universal remote was missing and would bring us a new one, never did. My family doesn't wear shoes indoors, cottage has hard wood floors, they just cleaned so floor should've been clean, right? Wrong, within a few minutes our feet were black. That's how dirty the floor was.

We were so excited to stay at the River Dr Treehouses. When we got there, the first thing that hits you is the smell... The mildew smell is so strong. We didn't want to go inside with our shoes because the floor appeared clean and it was muddy outside. After going in in our socks and the baby crawling around, her legs and our socks were black from the dirt. The floor was filthy. The bed upstairs didn't have sheets on it. For the money, for the $75 "cleaning fee", this place should have been spotless. The beds were very uncomfortable. It was just a waste of money. It's a great location, but it needs some major updates and they need to figure out the smell.

I wish I could talk to someone in charge to tell them how the could improve their facility. The pictures are very old. They reflect the treehouse as being clean and bright. They are overgrown with foliage. and not very well maintained or cleaned. Musty smelling, floors dirty, and spiderwebs on lamps and lighting. The bed upstairs needs repairs and the sinks do not drain. They are much smaller than they appear to sleep 8 4-5 better be children because adults cannot get upstairs. They were not awful and i do believe with with some updated pictures and maintenance they could be better.

My family is from Austin, and the Treehouses are the best spot for a weekend getaway trip. I've heard the summer season is very busy, but both our stays in autumn (late October and early December) were peaceful, cozy and exactly what we were looking for. We've stayed in both Mourning Dove Haus which has a rustic, log cabin feel, and Birdseye Perch, which is more sophisticated and finished - like an english cottage. The perfect spot for making cocoa, watching movies, and you might even catch a family of deer sneaking by your back windows. 5 enthusiastic stars and we will definitely be returning!

Lovely setting! The treehouse was well layed out and roomy. The only thing I would fix are the amenities. The beds upstairs were terribly uncomfortable and the kitchen was very basic (old appliances, cheap coffee maker, minimal wine glasses).

Everything was great with the location. The creek was empty at this time of year. I wish the kitchen had a better stove the oven was not marked with a temp and the cooking utensils and pans were sad and ******. The outdoor string lighting around the porch was mostly out and the outside of the building could use a paint touch up. However there was plenty of seating outside. Inside the couches were comfy and plenty of room. The spiral staircase was a bit small to carry lungage up and down. The mattresses were a bit sad but not a huge issue. I liked all the fans provided and the workers were very polite and helpful.

We checked in on Sat afternoon, the property was clean and well stocked with towels. Coffee pot didn't work, as soon as we let them know they brought a new coffee pot. Great service. Thank you Peggy. When we needed towels we let them know and they brought in more towels and extra sheets for the bed, since we were going to stay 7 days. We have been going to the cabins for 3 years now, and always enjoy our stay. Birdseye Perch is a great cabin with plenty of room for 6-8 people.

The whole treehouse idea was really cute we enjoyed our stay the only downfall about the place is the staircase is too small to get up and down easily if you're a heavyset person it's probably not a good idea to sleep in the loft. I think it would be much better if the staircase was bigger and there was more rooms downstairs. Also the clawfoot tub is no good, it looks nice and all but if you're anything like all of us and you have to share the place you definitely don't want to take a bath and it's no good for showers.

We stayed in the Birdseye Pirch Treehouse. I would recommend thus Treehouse to anyone. It is at the end of all the houses with a very large porch. The inside was very clean and stocked with everything needed for a getaway. The only downside was the beds. They were very hard and uncomfortable. Other than that it was really a great stay there!

We rented two cabins for a girls weekend. We had 15 girls. We were given two trash bags for each cabin and two rolls of toilet paper. When we asked for more they were shocked we needed more. We had to buy our own toilet paper and trash bags. I would not suggest these cabins for large groups. One of the cabins had roaches and when I reported it they asked for a picture... WTF???? You want me to chase the roach and snap a picture??? They acted like we were making it up. The sewer smell between the cabins was awful and I reported it but never a word about that. I would not be renting these cabins in the future.

The staff was fabulous and truly cared about our experience and us returning again. Oddly, we never received a confirmation or instruction on accessing this property. We got that worked out though. The bathtub did not have a stopper but the staff was very kind. They went and bought one for us so we could use the tub.

We had a wonderful time on the river and that couldn't have been better. I would not stay at the treehouses again for several reasons. They were not very clean and in desperate need of updating. The drawers, ceilings, etc. had cobwebs and needed cleaning. There were sugar ants in the bedroom. We had to go out and buy toilet paper, a frying pan (there's was awful), dish cloths and dish towels (they gave you one) and use foil on everything since the pans were rusted. I know it's the river so it doesn't need to be fancy but it needs to be updated and cleaned. Oddly, it did have lots of utensils.

Stayed in the Birdseye Perch. It was very clean and nicely appointed. From the pictures and description, we really weren't sure what to expect of the loft, but it was great- two queen beds, a cute day bed, a flat screen TV and plenty of room. We went right after the floods, so the creek was running, which was awesome- great entertainment for the kids! If I were staying in the area again with more than one other person, I wouldn't stay anywhere else.

We had hoped this would be an awesome trip but sadly it was not. When we arrived our treehouse had a wasp and a bee flying around in it that we had to get rid of. All the windows that overlooked the beautiful trees were covered in spider webs and dirt. The patio had a swarm of bugs so we could not eat outside. The claw foot bathtub was adorable, however it only allowed a 3.5 minute shower until all the hot water was gone. It drained very slow so while you were in it it was like showering in your own dirt. The bathroom light switch was located behind the door which we couldn't find in the dark when we arrived. So after trying all the other 4 switches and none of them did anything, we called maintenance for help. We even tried to plug in a lamp into the socket to be able to see and it <br/>wouldn't work. After we never got a call back, the property owner showed up at 10:15pm and tried to let herself in without knocking. We were in bed and it scared the **** out of us. She rudely said "its behind the door, look.

Bath water is cold no hot water after 5 minutes for showering tops. Master bedroom has no remote for AC which is set on 72, keep in mind that we traveled during spring break so it's cold. The house is beautiful & roomy we saw so many animals woke up to nature at its best. I'd recommend that some curtains be place in the front part of the house because the sun ready does blazes in.

We had wonderful experience at the tree house overall. Everything was clean and resonably well taken care of. I'd like to mention a few things for those looking to book. There were a few little things that were boken, knobs and handles and such, no big deal. The bath/shower in this unit is less than ideal for adults. The shower head doesn't really work well and you have to hold it as you shower or take a bath. But it was a great little cabin, quiet and peaceful with everything you might need outside of actual food and drinks which was perfect for us. I will say not having the management onsite was something I do not prefer. We had a very difficult time parking the first night as someone brought a boat along and took up at least half of the extremely limited parking. We called ahead of time to see if there was space to park a boat and since we were told there was not, we made other arrangements. Had management been onsite, we would have requested the boat be moved as we very nearly damaged our vehicl

The bed was extremely uncomfortable for me. Slept on the couch the second night. If you have any type of back problems, this bed may not work for you. Regarding the bathtub, taking a bath is probably fine but attempting to shower with one hand while holding the nozzle with the other hand was an acrobatic activity. Definitely had some aiming mishaps (gave the ceiling a quick spray a time or two.) some kind of device that could be used to hold the nozzle in place up above your head would be a nice fix! Other than that, loved the atmosphere and the views from the Windows. Very peaceful.

It is a good cabin with nice view and not far from the river. The only problem with the place is the way to go to the river from the cabin, i wish it is developed properly and has some rope or something to hang on.

Just returned from a few days in the Birdseye Perch. What a lovely little treehouse! Very clean and well laid out. The deck is huge and had lots of room. There was even a bag of charcoal in the grill! Beautiful setting over the creek and within site or and a very short walk to the Guadalupe River where the property owners have a very large, private section of land right on the river with picnic tables and grills and hammocks and electricity. I loved this place and will be back.

Not exactly what we expected from the online description and pictures. Peeling paint, missing window over door between Master bedroom and living room, rot on bathroom cabinet, no kleenex, no soap, no shampoo or cream rinse. Appreciated free coffee, sugar and cream, but they were in tupperware containers, so not ideal if you worry about germs. No drapes on windows, so in any other room beside master, when the sun was up, so were you. No iron, no dishwasher. Great view. Advertized as "Sleeps 8", but there was enough hot water for 2 1/2 showers, and only 1 bathroom.

I was very excited to stay in these tree houses. Even though it was only going one night for business, I thought it would be a great chance to check the place out and decide if I wanted to stay here again in February.<br/>Needless to say, I will not be back in February or anytime for that matter. <br/><br/>The property and houses are VERY dated. The house is quite dirty--window sills, vent in bathroom, etc. The cute spiral staircase you see in the corner of the pic--it's so small that an adult cannot easily get up it. AND...you are lucky to get more than FOUR MINUTES of how water when taking a shower.<br/><br/>Final thought: stay elsewhere.

Beautiful concept and the pictures look amazing, but in person not quite as endearing as we were expecting, at least for the price we paid (and we used a Groupon). <br/><br/>What we liked:<br/>- Unique concept & endearing homes next to trees<br/>- For the most part well-equipped (able to make coffee in the morning, a toaster, found 1 knife that wasn't too dull, etc)<br/>- Beds were comfortable<br/>- Management company was ultra nice and professional! Kudos to them!<br/><br/>Likely a 1-time deal for us and here is why:<br/><br/>1. For the cost, I think my family can stay 2 to 3 nights somewhere else fun (we stayed at the JW Marriott in SA for a night a few weeks ago cheaper than here - even with a Groupon! for here)<br/>2. Not on the actual river - on a side stream<br/>3. None of the hammocks worked - all shredded and torn<br/>4. None of the big windows you see have shades, so the house lights up early in the morning <br/><br/>It's not that I wouldn't recommend this to others. We had a fun family game night

a little disappointed in the cleanliness of the cabin; the top of the fridge contained a bunch of black dirt; looks like it comes out of the a/c above. the curtains in the bathroom are full of dust. sitting on the deck you are overwhelmed with sewer smell from the septic tank. the website doesn't properly describe the process of parking and leaving your car off the highway. I requested assistance via the app on hooking up the wifi and never received a call back or email.

This was the second property that I visited in the company after the frost was so bad I had hopes this would be better. While the people were nice they weren't very efficient in handle business . I went without running water in the shower. In August in Texas a shower is a basic necessity . There places aren't as glamorous as the pictures list them and not everything comes with the description.

Really enjoyed our stay here, friendly staff, great room. The only issue we had was with the claw foot tub, trying to shower in it without getting water everywhere was a task, too many breaks in the shower curtain. Besides that we really enjoyed our stay.

There were tons of roaches. I understand that we are near a river and in a tree but it was a little gross. The shower would not drain nor could you use as a shower. The location was just dirty.

We had a great time there however we were to stay in the Morning Dove and arrived to find the house not clean and was moved to the BirdEye Perch. It was a nice place but it needs some maintenance and I'm<br/>Sure you are aware as the problem has been tried to be mended with duct tape. The bath tub leaked and I mean leaked all over water running all the way into the kitchen and it drained so slow. That was a huge pain trying to bath little ones. The other thing is the bed in the downstairs is likelyng on plywood. I like firm but goodness that extreme. Other than those two things we enjoyed the house. We were thankful the second house was open when we arrived after a long day on the river.

BirdsEye perch had a nice view with a nice deck, but lots left to be desired here. The place was in dire need of a good cleaning and needs new beds (they were very noisy every time we rolled over). The a/c unit was dripping water and made a huge mess. Great location but I won't be staying here again.

The house was really nice. We had issues with the bathtub. The gasket on the overflow was broken so the first bath flooded the bathroom all the way out and into the kitchen. Hopefully that was fixed. The bed in the master bedroom was not comfortable. A little worn out. My husband said he felt springs or something in his back. Overall it was very nice. The views from the windows overlooking the creek bed were beautiful. The location was away from the masses. The spiral staircase is very narrow. So it would be best for adults with difficulties to sleep downstairs. The kids enjoyed the upstairs. Bring your own frying pan. They only provide 2 mini pans.

The price was good. The location was very pretty, although it wasn't on the river like we had expected. A creek ran under it, but it was dry. The beds upstairs were very hard. The bed in the main bedroom is a spring mattress (you could feel the springs) and was very noisy. We were impressed with the bathroom at first. It had a neat, footed bathtub. Once we started using it, we were not impressed. There was no way to keep water in the tub when we took a shower.

It is a nice cabin placed in a side of the river, the place is very quiet and have several amenities to give absolut confort. Satelital TV, internet, table games.<br/>Chids enjoy the same that adults, the acses to river is short but enougth, i going to go to fishing in a next time¡¡¡

Loved the cabin overall. Nice location, interior, decor, views, very comfortable. The only thing we didn't like much was the claw foot tub/shower; pretty to look at but not practical at all (would prefer a walk-in shower or the standard tub/shower combo).

Although the cabin ended up being more spacious than we anticipated, there were a few disappointments. First off, the place is advertised as having a lot of green space for hiking and outdoor activities, but in reality everywhere you look those spaces are private property. The green space that is right next door is blocked off by a fence due to private property as well. Also, there are no curtains for the big windows, which makes it hard to sleep at night because outdoor lamps shine right into your face. The beds are somewhat uncomfortable, but the set-up and the furniture are sturdy and accommodating. Overall, we had fun, but there certainly are a few things that could be changed on the description of the homepage for the property.

The location is so very desirable. Didn't realize I lived so close to all these lovely destinations. This is perfectly located to Gruene & New Braunfels, Whitewater Amphitheater, tubing & camping. The cabins were quiet and oh so pretty! Excellent getaway! Highly recommend this place.

Enjoyed our stay. However, few improvements could be made. Shower curtain very old and stained, threadbare towels, four coffee cups for eight people, stained undersheets on main bed. Septic tank leaking but we informed very helpful maintenance man.

The moment you arrive at our property and see the enormous eighty foot cypress trees with decades old wild mustang grapevines hanging from their limbs, and a 100’ footbridge that takes you safely across the seasonal creek to your private tree house, you realize you are in a special place.

“Wait a minute, did you say a treehouse” many people ask. Yes, but this is not your childhood plywood fort of days gone by. Our treehouses are newly constructed, engineered custom cabins with all the conveniences of modern living including air conditioning/heat, wi-fi, satellite TV, kitchen and bathroom.

Picture your own custom cabin, with attached private deck and an open living, dining area and kitchen with a loft above and a master suite attached and a fully functioning bathroom with a walk in shower. The treehouses are actually attached to the large hardwood trees that run along a seasonal creek, which lend to the picturesque setting that will give you an overall exhilarating experience.

We are very fortunate to be located near a very beautiful section of the Guadalupe River on River Road between New Braunfels and Canyon Lake. Though not right on the river, our cabins sit over the seasonal dry creek bed and have 400 feet of river access across River Road with hammocks, picnic tables, fire pits and chairs for your use as well as a nice grassy area to hang out, wade in the water or tube.

Also be aware for those guests staying in the lofts upstairs, our cabins are custom built around the trees, to decrease the weight of the structure, we used spiral staircases to the loft which can be a bit narrow, but it is part of the charm of our treehouse cabins.

Since we are so centrally located, you will be able to easily access and enjoy many of the best places the Texas Hill Country has to offer including river access from our property, Canyon Lake (a boat ramp is only minutes away), Whitewater Amphitheater, River Road Icehouse, Koozies, historic Gruene Hall, Schlitterbahn and the many attractions New Braunfels has to offer, which is 11 miles from the treehouses.

Many of our guests come here to tube and enjoy the Guadalupe River and take advantage of the ease in which they can access and enjoy the river by simply walking across River Rd. To the river access. By taking a shuttle up river and simply floating back down to the river access, you can tube with your group very easily!

**KAYAKS and TUBES ARE NOT included, but can be rented at nearby outfitters. After a long day of tubing and river fun many of our guests enjoy relaxing and barbecuing along the banks of the river recounting the day’s excitement. Afterwards you can enjoy the nightlife and many live music venues nearby or simply hang out with your family and friends on your private treehouse deck.

After a day or two of tubing and river fun, many guests change pace and rent a deck or ski boat at Canyon Lake or go to New Braunfels to enjoy Schlitterbahn Waterpark. When your group is ready for shopping, Gruene Market Days or the San Marcos Outlet Malls are only short drives away.

While all of these activities described above are the main reasons many of our guests come to stay, others simply come for a quick escape from the city to recharge their batteries and enjoy the relaxing sounds of the croaking frogs or chirping crickets at night as they watch for shooting stars in the starlit sky.
