Terms

1. Reservations. One half of the total booking amount is required immediately to hold Occupant reservation including any security deposit. After the deposit is received, your reservation will be held until 60 days prior to check in, at which time, the remaining balance is due. Please note the date that final monies are due, as there will be no further notification provided by this office. Allow ample time for your payment to reach PROPERTY MANAGER in a timely manner. PROPERTY MANAGER shall not be obligated to honor any payments received less than 60 days prior to the beginning of the rental term/check in. All times are Pacific Standard Time and currency is in USD. Reservations will be held for seven (7) days. If signed rental agreement and deposit are not received within a seven (7) day period from the date of the Tenant's signature, the reservation will be cancelled.
2. Deposit. A deposit totaling 50% of the agreed upon total stay amount is due with acceptance of rental agreement. Payment of deposit shall be deemed as acceptance of this rental agreement. Payment may be made by a major credit card or wire transfer.
3. Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by PROPERTY MANAGER shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by PROPERTY MANAGER as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.
4. Changes to Reservations. Changes must be made in writing, either via e-mail or fax. Changes can also be made by phone with a follow-up in writing by Occupant. Changes to reservations can only be made up to 60 days prior to the beginning of the rental term/check in. Any change to a reservation regarding a change of date for the same property can be made over the phone and a new contract will be sent out for the new date(s). Any change request for a different property is subject to approval, availability and possible penalties and a new deposit will be needed if for a new property (See Section 1). The previous deposit will be held until the first property is re-rented. Any reservation change request where the first property is not re-rented shall be deemed a cancellation per paragraph 2.
5. Nature of Accommodations. Homes offered for rental are individually owned and reflect the taste of each owner. Homes are equipped with basic housekeeping items, including bed linens and bath towel sets. Every effort has been made to assure accurate descriptions of the property. Occupant agrees to accept home in its current condition and understands that there will be no refunds or reductions of rental rate due to issues involving the nature of accommodations. No rebates will be granted for malfunction or breakdown of appliances or home equipment, including but not limited to, microwaves, toasters, coffeemakers, dishwashers, washer/dryers, refrigerators, Jacuzzis/Spas, aquariums, televisions, home audio, DVD players, cable/satellite, televisions, elevators, computers/modems/wireless routers/internet access, and garage doors. All grievances must be expressed to PROPERTY MANAGER in writing on the day of check-in, otherwise refunds, if any, will not be considered.
6. Check-in and Checkout. Check-in time is after 4:00 PM on date of occupancy with no exceptions. Check-in address will be at the property between 4:00PM and 5PM on date of occupancy by SIGNEE AND MUST BE OVER THE AGE OF 25 WITH PHOTO I.D. While every effort will be made to have the property available for check in at 4:00 pm, during the summer, a cleaning crew may require additional cleaning time and check in may be slightly delayed. Occupant must vacate premises and return all keys (if any) to Rental Office no later than 10 a.m. on check out date. Check-out after 10 a.m. will result in an additional day charge. Occupants may not change or add any locks at the rented premises. Leaving the keys at the premises will constitute a late check-out and result in an additional day charge.
7. True Representation of Occupancy. The Property Manager manages homes that are privately owned and operated. The owners who make their homes available through the Property Manager's request that they are marketed and rented only to vacationing families. Reservations made for teenagers or young single groups will not be honored without an accompanying adult staying in the property at ALL times. If the Property Manager finds that Occupant has made a false representation of occupants, or the sole occupants at the premises are under the age of 26, or that there are any unsupervised minors at the premises, Occupant is subject to immediate termination of tenancy with no refund of rental monies. Each home has a sleeping occupancy bed limit set by the owner. If Occupant exceeds this bed limit for any reason, Occupant will be considered in violation of this rental agreement and will be charged a minimum fine of $200.00 per person per night. In addition, occupancy limits for day usage for Occupant’s guests and invitees are limited to two (2) times the premises’ occupancy or bed limit. If Occupant desires to exceed this limit for a specific purpose (family gathering or holiday celebration), Occupant must put such request in writing with total number of guests specified.
8. Repairs/Maintenance Renter shall keep and maintain premises in a clean and sanitary condition at all times. PROPERTY MANAGER will pay for all normal and usual maintenance as needed. If appliances, electronics, etc malfunction, PROPERTY MANAGER will attempt to fix and/or replace items as soon as possible once notified by occupant. Ongoing property maintenance may take place during your stay, but will never interrupt your vacation. Repairs will be accomplished as soon as possible, taking into consideration service personnel workloads, part availability and nature of the work.
9. Entry and Inspection PROPERTY MANAGER shall have the right to enter the premises: a) in case of emergency; b) to make necessary or agreed repairs, decorations, alterations, improvement, supply necessary or agreed services, c) when Occupant has abandoned or surrendered the premises. Except under (a) and (c), entry may not be made other than during normal business hours, and without less than 24 hours prior notice to Occupant.
10. Pool & Spa PROPERTY MANAGER is not responsible for any spa or pool related injuries that may occur (overheating, slipping, etc). All spas/pools have electrical/mechanical components which can sometimes malfunction. PROPERTY MANAGER is not responsible for any malfunctioning heater. In the case that the heater does malfunction, please inform us as soon as possible. However, no compensation will be given for malfunctioning spas/pools. Occupant agrees to secure spa cover after every use, as winds may blow cover off and cause damage. THE RENTER ACKNOWLEDGES THAT BEACHES & SWIMMING POOLS AND AREAS SURROUNDING THE SAME ARE INHERENTLY DANGEROUS AND CAN RESULT IN SERIOUS INJURY, DROWNING, OR DEATH. Therefore, Occupant will assume this risk and exercise great caution when using the pool, outdoor spa, pool area and beach. The renter hereby agrees to supervise children, non-swimmers and/or guests with physical or mental limitations and all others using the pool, spa and/or pool area and beach and to take full responsibility for their supervision. Occupant agrees to use the pool, spa, beach access and beach area entirely at the occupant's own initiative, risk and responsibility.
11. Substitutions. The Property Manager will make every effort to ensure the house selected will be available. However, should the reserved house be unavailable, the Property Manager may provide an equivalent substitute for the same week. We will try to notify the Occupant in advance, time permitting. Should the substitute house’s regular rental rate be less than the reserved house’s rental rate, Occupant will be refunded the difference. Should the substitute house’s regular rental rate be more than the reserved house’s rental rate, there shall be no further charge or liability to Occupant.
12. Utilities. No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately to the correct authority and all efforts will be made to have them restored as soon as possible. For certain properties, extra utility charges may apply.
13. Keys. Most of our properties are equipped with an electronic keyless entry with passcode. You will receive the password and operation instructions the week prior to your arrival. If you are issued keys, lost keys are a $100 charge as well as for garage door openers.
14. Security Deposit Refunds. For those properties which require a security deposit, such deposits will be returned by mail within thirty days after checkout, less deduction, if any. The security deposit protects against damage done to the home, any excessive required cleaning, any missing/damaged linens or towels, service calls and telephone calls by guests, any extra number of guests not specified on page one of this agreement and any other extraordinary expenses that may have been incurred. This paragraph does not apply to those properties which have a damage waiver charge.
15. Housekeeping/Turnover Fee. The housekeeping fee charged with each unit is a non-refundable charge that is applied to the cleaning of every unit upon check-out and pays for a third-party professional sheet and towel service. Any heavy/deep cleaning required above the standard cleaning charge will be deducted from the security deposit and will void the damage waiver agreement (if any). All units include linens for each bed, including a set of towels for each listed/authorized occupant. Please do not remove them or damage them in any way.
16. Assignment and Subletting. Occupant may not sublet or assign their rights with respect to the rental premises covered herein without prior written consent of the Property Manager. Violation of paragraph 16 will result in immediate termination of occupancy with no refund. (_______) Initial Here
17. Pets. No pets or animals shall be brought on the premises under any circumstances. No pets allowed, period. In the event that the Occupant, their guests or invitees, brings an animal onto the premises, then the Occupant is subject to immediate eviction with no refund of rental monies. Additionally, Occupant shall pay a $750.00 fine and any cleaning charges incurred and any replacement costs or repairs for any damage caused to the carpets or personal property in the rental premises, as well as a de-fleaing charge.
18. Smoking. Smoking is not permitted anywhere inside the premises of the rental property. If the Property Manager finds that guests have smoked inside the rental premises, Occupant will be charged a $500.00 fine and shall pay any and all cleaning charges incurred due to odors and for any replacement costs or repairs for any damage caused to the carpets or personal property in the rental premises.
19. Lockouts. Lockouts after business hours will incur a $100.00 fee which is payable to the deliverer upon services rendered. Payment must be in the form of a check or cash.
20. Telephones. Telephone/Phone Services are NOT provided in our homes. Homes which happen to include phone service will have long distance blocks, which will not be removed and will require use of calling card to make long distance calls. Occupant shall not charge or receive long distance calls to the owner’s phone through regular long distance calls, facsimile machines or personal computers. Occupant shall be liable for the cost of any long distance/collect and or toll calls incurred by the owner, plus a collection fee of $50.00.
21. Parking. Not all rentals have private parking. Where parking may be provided, such spaces or garages may NOT be suitable for, or accommodate, trucks, campers, and/or Sport Utility Vehicles (SUV). Please ensure that your specific parking requirements can be met prior to reserving your house. The Occupant, their guests or invitees, shall only park in the designated parking areas on or about the rented premises for the particular rented premises. The Occupants, their guests or invitees, if any, for the rented premises shall not block the garages, at any time. Violations of the outlined parking for the unit rented will subject Occupant to towing. Street parking is at Occupant’s own risk (READ THE STREET SIGNS FOR STREET SWEEPING AND OTHER NOTIFICATIONS).
22. Peaceful and Lawful Occupation. The Occupant, their guests and invitees, shall not disturb, annoy, endanger or interfere with other occupants of the rented premises or the neighbors of the rented premises, nor shall the Occupant, their guests and invitees, use the premises for any unlawful purposes, including but not limited to, using, manufacturing, selling, providing, storing or transporting illicit drugs or other contraband, or violate any Federal, State or local law or ordinance, including, but not limited to, the use of alcohol by minors or commit waste or a nuisance upon the rented premises. The Occupants shall be responsible to pay any fines, assessments or charges imposed by any public authorities due to any violation(s) of any rules, regulations, laws or ordinances by the Occupant, their guests or invitees. Should any Occupant, their guests and invitees, cause a disturbance resulting in police action, this rental may be terminated immediately and no refund of rental monies shall be made.
23. Children and Property Risks Adults assume full responsibility for all children on unit premises. Risks include, but are not limited to, swimming pools, spas, staircases, proximity of home to the beach (no lifeguards on duty), kitchen appliances, electrical outlets, curtain cords, sliding doors, open windows, cleaning substances, balconies, railings etc. The Property Manager and the Property Owners are not responsible for these risks.
24. Fees and Fines. Occupant is responsible for the payment of following violation charges if applied by the City of Newport Beach or the Property Manager. The charge for a first call by the City of Newport Beach Police for any violation, including a “Noise Violation” is $500.00. (City of Newport Beach Noise Ordinance begins at For a second call by the City of Newport Beach Police, $1000.00 in fines will be charged. If Occupant violates City code a third time, tenancy will be immediately terminated and forfeit the rented premises, forfeit remaining balance, and pay any additional fees incurred to the City of Newport Beach. If Occupant is cited, by the City of Newport Beach, for excessive and/or misplaced trash Occupant shall pay to the Property Manager a $250 fine.
25. Indemnification. Occupants acknowledge that neither the owner nor the Property Manager are liable for any injury, loss, nor damages caused to the Occupants, their guests or invitees or any of their personal property that is, or may be caused by, any accident, event, fire, theft, or other casualty or cause during the rental period. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. Occupant agrees to hold owner and the Property Manager harmless from any cost, expense or damage incurred by occupant as the result of Occupants use of the home including but not limited to fines imposed under Chapter 5.95 and 10.58 of the Newport Beach Municipal code (including parking tickets). The renter does hereby remise, release and forever discharge the Property Owner, PROPERTY MANAGER, successors, employees or representatives, officially or otherwise, from any and all claims, demands, actions or causes of action, on account of the death or injury to the undersigned or any family members of the renter or other tenants, permitees, beach users, pool users, guests or invitees arising from or in any way related or incidental to, the use of the swimming pool or beach or surrounding grounds. The renter further agrees to indemnify and hold harmless the Owner, property manager and rental agency, their respective agents, employees and representatives from any expenses, attorney’s fees or damages of any kind or nature which may arise out of the use of the swimming pool or its surrounding area by any person during the period of the undersigned’s stay.
26. No Liability for Personal Property. Neither the owner nor the Property Manager shall be responsible for the return of, or the value of, any items of personal property that are not removed from the rented premises at the termination of the rental period by the Occupants, their guest or invitees. There is a $25.00 service fee for item recovery. In the event that any item of Occupant’s personal property is recovered from the rented premises after the end of the rental period, the owner or the Property Manager shall be responsible to retain possession of such items for a period of thirty (30) days only after the termination of the rental period, after which time the items shall be disposed of pursuant to California law.
27. Disclaimer/Limitation of Liability. The premises, all fixtures thereon, and all property on or around the premises is provided “as is” without any warranties of any kind. Neither Property Manager, nor the property owner shall be responsible for any direct, indirect, consequential, or incidental damages arising out of or relating to this Rental Agreement. The use of the premises is “at your own risk.”
28. Force Majeure. Factors outside our control, including but not limited to, construction, and any noise resulting there from, caused by the City of Newport Beach or any other private contractor that may do work on city streets, alleyways, sidewalks, parks, or any municipal property and/or private dwellings that may be
adjacent to, or near the rented premises, may impact directly or indirectly the subject premises. If such activity constitutes an inability to access the rented premises, refer to paragraph 11.
29. Legal Disputes. This legal instrument may be pleaded as a complete defense to any action or other proceeding, which may be brought, instituted or taken by the renter, the renter's family, other tenant invitees or pool users in breach of this instrument. If any legal action or proceeding arising with respect to this rental agreement is brought by either party, the prevailing party shall be entitled to receive from the other party, in addition to any other relief that may be granted, the reasonable fees, costs, and expenses incurred in the action or proceeding by the prevailing party. It is agreed that in the event of any legal dispute, the laws of the State of California shall apply and Tenant hereby submits to the jurisdiction of said courts.

Worst customer service I’ve ever had The property was typical beach- but we got more than we want. Live cockroaches in the 7th bedroom and traces of bedbugs in the master. When I told the management they ask what size was the cockroach!! Well Where I stay I’ve never ever seen roaches so I couldn’t tell you. The blood stains on the mattress cover could have only come from bedbugs feasting.( 6 of them ). They wrote me a nasty letter like I did something wrong . So now I’ll warn you !! Response from Newport Beach Vacation Properties; Thursday, December 5, 2019 Hi Tamara, thank you for your feedback. We want to take the time to address and clear up all of your concerns. As for bed bugs, we take any mention of bed bugs very seriously. This was the very first time we have ever had anyone report bed bugs at any of the properties we manage, so we immediately sent our pest control company to assess/inspect the property after your departure. It seems you assumed there were bed begs based on stains on the mattress pad. The report came back clear - NO FINDING OF BED BUGS and they confirmed there never were bed bugs. If you would like to see a copy of the report we’d be happy to provide it to you. For you to claim on your public review that their were "traces" of bed bugs, we find to be inappropriate since it was purely a guess on your part and untrue. That being said, it is unfortunate that your guest found a dead cockroach in the back bedroom of the 7th bedroom Casita.  Despite regular pest control service, cockroaches remain and are a nuisance for properties right on the water that can result in the occasional bug finding its way into homes.  Unfortunately, none of your concerns were reported to us until after you checked out, so we are disheartened that we were not able to help make your stay better while you were there. It is our goal to provide all-star customer service and believe we did so when we provided a discount on the rent at the time of your booking, allowed you to cancel your VRBO booking so you could book directly with us and save the $$$$ booking fee with VRBO, and we waived the early check in fee when you arrived 5 hours before check-in time. We strive to always make things right with all of our clients and as you know, we offered you a partial refund in an email to you on November 13th, but you chose to not accept it. Nice Location, Bad Home Considering the price per night and the photos on the web, we had high expectations for this place. We had a great experience spending quality time with family however the low light of the trip was the home itself. <br/>The home itself is in a prime location to the main area of Balboa, including the pier, however the home has issues which we noted on piece of paper and left on the dining table as instructed. Bottom line, this home needs to be taken off the rental calendar for a while and every room needs to be evaluated for functionality and cleanliness. No single issue was crippling, however the combined effect left us never wanting to come back to this specific home. We had; spotted / dirty top bedding, broken lower dishwasher rack, bedroom TVs that did not work, bathroom drains that backed-up, water running down the side of the house when an upstairs shower was used, etc. The photos on the internet do not portray this home accurately, it looks more promising on-line than it really is in person. I would also suggest a new coat of paint throughout, it&#x2019;s in dire need. The second kitchen, adjacent to the master bedroom and &#x201C;featured&#x201D; in the on-line photos, has &#x201C;do not use&#x201D; stickers all over it. Don&#x2019;t be fooled as well, parking for five cars is a stretch, four is tight, even assuming some are smaller. Three spaces is more accurate. <br/>Best bet, bull doze the place down and start over. It&#x2019;s a prime location with a substantially sub-par home that has obviously been added on to multiple times. Just check-out the light switches. You enter the master through the bathroom then enter the master closet where the switch to the master bath is located. From the master bath closet you enter the master bedroom. Cheaper by the dozen My family of 16 had plenty of room and had a fun vacation here. I wish the outdoor shower and dishwasher worked but the management company were quick to respond to all of my emails, sometimes arriving within 10 min. The home is old and quirky but proved perfect for a large family vacation. We did have a problem with mosquitoes that could easily be resolved by putting screens on the few windows in need of them. Best Family Reunion Ever We rented this home for 20 of us an felt like we had plenty of space. The home is older and has some charm to it. The Courtyard is beautiful and you can walk to all the shops. The only thing I would like to see if better A/C as it got really warm in the house. Perfect for big groups This unit was one of three we rented for our family vacation and it did not disappoint. My wife and l loved the huge master suite and the kids and grandchildren loved the other 6 bedrooms and bathrooms. Everything was clean and stocked with everything we needed. The front patio was used all the time and the back courtyard was great for staging or a playground. Newport-beach-vacation properties were great to deal with and very responsive. Great for a large family of 20 What really struck me was the back patio with the couches and tents/umbrellas providing shade and a warming fire that is absolutely essential after dark. No other property on the boardwalk even attempted to match that, which amazed me. Like the other reviews its a great facility with a courtyard for all the bikes, beach essentials and toys, and an outside shower for coming back from the beach. The only negatives was the only dishwasher not working, only one refrigerator and the basement room not being cleaned out or even being usable. It had dirt everywhere and was used for storage rather than an extra bedroom. Perfect for a large group! This house was the perfect set up for my large family of 21. Family members ages ranged from 16 months to 93 years old. The house was very comfortable and clean inside and out. With 7 bathrooms and 7 bedrooms everyone was able to find a comfortable place to sleep. Everything worked fine and seemed very well maintained. We absolutely loved, and spent most of our down time outside in front of the fire pit. Used almost 2 canisters of propane. It kept us cozy and provided a nice light into the night. When we needed more we just called and it was delivered. Vicki Hagan and Zoey were great when we needed something or had questions. The location is perfect for accessing almost everything on foot. We found a great place for lattes a couple of blocks away and lots of great restaurants nearby. However the location was far enough away from the serious tourist attractions, so the nights were quiet. Everyone along the board walk was friendly. We enjoyed watching the huge variety of dogs being walked at all times. And of course we made many trips across the sandy beach to the ocean! I would definitely stay at 1002 East Oceanfront again. St. Patrick&#x2019;s Day Wedding My daughter got married in Corona Del Mar and we rented the house for our family and out of town guests. The house was perfect. Great house for large family If you love catching up with your family during your vacation, you will love this house. $3000 rate increase broke my heart. Old and quirky but it easily accommodated my family of 17. Tons of beach towels, decent bath towels, and generously stocked with paper goods to start our vacation. Large courtyard in back and a very nice patio in front. Loved the 5 parking spots. Wish they hadn't raised the rent $3000 a week for 2018! Especially since I got an email saying I could book now at 2017 rates only to be told that I shouldn't have received that email. All the people at NBVP were great. Fun in the Sun We love this house and its convenient location. The kitchen was better stocked than previous years. Zabrina was very helpful with our needs. Great family or large party rental - best one on the boardwalk! We had approximately 17 people stay in and out for the week. Overall it was a great experience, perfect location and comfortable living space. There were a couple of things (plumber came out due to a faulty toilet) that we could have done without but when he arrived he acted fast and was friendly. Since we are paying quite a bit per night there are a few suggestions to make the stay a better experience:<br/> - The kitchen needs plenty of kitchen towels (there was only 1), dish washing soap, cleaning wipes or spray for the counters (there wasn't any) and proper trash can bags (didn't fit the round can). These small things make for nicer stay given the price. <br/> - The BBQ's were challenging to ignite, not sure there was enough propane. We made due but shouldn't have to?<br/> - Good running plumbing.<br/>AGAIN - overall it was a fabulous stay and we would definitely stay again - it was perfect for our family. Charming Three Story Rental Which is Close to Everything Beautiful property, close to pier, ocean, park and fun zone. We had my 70th birthday party there. All the guests loved the property and location. Everything was well maintained, except for three items. For one, the lights in the courtyard. It was dark, but we had our own lights, luckily. It was a great area for our dinner party. Two, there is one fixture that should be fixed that holds the rope that people hold to go up or down the stairs. Three, the pink bike's handle bars need to be repaired. Loved the charm of the home, that I believe was built in the 1930's. It has been nicely renovated. Lovely front area. It was definitely hard to park two cars in the garage, not leaving much room to open the doors. They tell you that upfront. for safety. Our guests enjoyed the boogie boards there. We enjoyed our stay, and loved the venue for this special party. Amazing week on the beach This rental property is the perfect place to fit a large family. I've rental properties in the area and am local to Orange County! I'm very impressed that this property had so much space and having multiple bathrooms was such a plus. Everything was seamless and having 5 spots for parking is unbeatable. We had a nice event for my father's 60th bday with catering and all and this place was able to hold the guests that we invited. Close to many attractions for the kids, grocery store, liquor store, and fun bar for adults a few steps away and the Balboa boardwalk. We will most definitely rent this place again some day! Business Meeting Retreat I hosted a meeting with 6 business associates and the property was perfect. There were 7 in attendance with a bedroom and bath for each. This is the largest Newport Rental with 7 bedrooms and a great setup for our casual meetings. The beach and surrounding area made everything needed within walking distance. We love this oceanfront! Great family memories! I wish we could stay at this property forever. Waking up the oceanfront view is one of the most amazing experiences. It is the essence of relaxation! This is the only property that could fit my large family. It has a great patio to relax as you watch the kids play in the sand. Great location, great house for groups The house was a great option for a larger group. There was plenty of space for everyone to feel like they have some privacy. The fire pit and couches out front were a really nice feature. The master bedroom has an amazing view and is massive but it gets really hot in the morning when the sun is hitting it. The bedrooms were all clean and the beds comfortable. The kitchen is a bit small but manageable since there is huge grill outside. Everyone at Newport beach rentals was really helpful and accommodated a last minute plumbing issue by giving us a lovely upgrade. Thanksgiving at the beach. Our Thanksgiving vacation was wonderful. The home was large enough for our big group and everyone had a great time. It was an older home with all the uniqueness of one which is one reason it was so charming. The finishes were newer and clean so you could tell it had been updated in the last few years. The kids had a blast sleeping on the top floor in the crows nest, and the bedroom next to the garage. The location was great, near the shops and pier but not right in the middle of them. A large grass area was just next to the home although there was also a parking lot. We were able to park our three big trucks in the designated parking for the home. The garage was very convenient to store our bikes and ice chests in. The only drawback to the location is that due to the large berm of sand you could not see the ocean from the first floor. The master bedroom had a wonderful view although one of the blinds would not raise. The only other problem was the lack of flatware in the kitchen. It was sorely lacking and our group of 12 could not all eat at the same time, (a problem for Thanksgiving dinner when you have to share utensils). Being the home is advertised as sleeping 19 you would think it would have enough. There were plenty of plates and glasses though. The kitchen was nice to cook in and large enough although not an open floor plan. The kitchenette in the master bedroom was a waste of space since it was not usable- no electricity. We weren't given that information until check in, which was painless. Communication with the rental company was great and they were always quick to answer my emails. Overall it was a wonderful house and we would not hesitate to rent it again. Balboa Pier Beauty Wonderful accommodations for lots of people. location A+, cleanliness A+, location A+.<br/><br/>Minor downsides:<br/>- cant see the water from patio and the water is a long walk through the sand<br/>- water there is very tough to swim in since the wave is a monster standing wave. bike down to Newport Pier for much better swimming and body surfing<br/>- kitchen is VERY closed off, not open concept at all<br/>- seemed like a bunch of rooms that could have had single beds in them<br/><br/>in summary, A+, would book again in a heartbeat. 1002 E. Oceanfront There were a few major disappointments I would like to address. When I arrived, there were about 8 big trash cans full of trash. It smelled rancid and was upsetting because this was the entrance through which my guests would be arriving. There was also no room for us to put our own trash we accumulated over our short 2 night stay. Inside the house, there were multiple shades and windows that were broken. I addressed my concerns with the property manager right away, and she assured me we would not be held responsible, and was very nonchalant about it, as though these have been broken for awhile. Made me wonder why the repairs haven't been done. Saturday was the full day we were spending at the house and we awoke to the sound of chainsaws and construction noise on the house being remodeled next door, at 7am. The noise went on all day long and it really put a damper on our plans to hang out on the patio at the house, which we paid a lot of money to stay at. Lastly, and what tipped me off the most, was check-out day (Sunday), I had arranged for an 11am departure (one hour past the check-out time). The cleaning crew showed up (and woke us up) at 8:45am. Our vacation was cut short and it was stressful trying to get everything cleaned up for the crew who said they would come back in 1 hour (again, earlier than we arranged). We left the house exactly as was instructed and I expect to get every dollar of our refundable security deposit back.

Ladies' Beach Weekend We were a large group of ladies looking for a beach getaway where we could relax and have fun without anyone sleeping in a kiddie bed or on the floor. This rental was perfect! It's walking distance from a little café for coffees and sandwiches, and several different restaurants. The ocean views were a lovely sight every day as well. PROS: almost everything! Specifically, the cute tile work characteristic of older homes, convenience of the location,and lots of rooms/beds/bathrooms for a big group. Also, Zabrina from the property management company was super helpful. CONS: upstairs mini-kitchen appliances aren't functioning (I knew this coming in from other reviews) and freezer does not have an ice-maker. Vacation with 7 grandkids The house accommodated our family of 9 adults and 7 grand kids very comfortably, with dinners together in the large courtyard. Beach and volleyball just outside the door were a big hit.<br/>Things to improve. The outdoor shower had no faucet handle. The bedroom off the courtyard should be better described in the property description, as it felt like a converted storage room and none of our guests were comfortable using it. Largest Huse at Newport Beach We had a wonderful time staying at this rental near the Balboa Pier. It was just far enough away from the pier that there was no noise at night. We were a very large group of adults and children but we all fit with the 7 bedrooms and bathrooms. The house is right next to the beach so we could have games with the children overnight on the sand. The waves are a little harsher at this part of the Newport Beach so we ether walker or drove down to the Newport Pier so that all of the youth and children could play together. This is the first family reunion that we all said that that this was the best rental ever. We are looking forward to renting it again in 2 years at the next family reunion. Family Vacation The size of the property was perfect for all 19 of us. We love the fact that each room has a full bath which makes getting ready much quicker/easier. Love the beachfront and easy access to the beach. The master room with the ocean view was awesome. Our overall experience was really good, only negative is that I was expecting a more remodeled property. The rooms and furniture was older than expected, the coffee table had a hole that was not repaired. The appliances in the master room was not working. The house smells a little old and wet. The positives definitely outweighs the negative we would totally recommend the property to others. 10 year Anniversary Perfect perfect perfect . I envisioned what the perfect family celebration of our 10 year wedding anniversary would be like. Our stay exceeded any expectations . Location is perfect. From kids playing in the sand ,to swimming in the ocean,morning walk on the pier or boardwalk ,riding your bicycle, relaxing on your beachfront home under a gazebo or a little more quiet in the atrium, having a cold one in the corner cantina or the beachfront ,ocean view from property ,maybe walk across the street and jump on the ferry to balboa island. Taking younger kids to the FUN ZONE. Did I mention all of this to do and more is within four blocks of the location.<br/>Our guests ranged from 6 months to 56yrs and we all had a blast. Nice place My husband and I rented this property out for our whole wedding party since we had a destination wedding in Long Beach and this was the biggest rental property we found nearby. It worked well for all of us who stayed and there were 16 or 17 of us total I believe. The place was nice, everything worked well and was comfortable for all of us. The only thing I noticed was that it was so hot in the house. We had the air on and some rooms didn't get air conditioning it seemed like. Luckily, there were some floor fans in house and we brought some into the rooms but some of the fans didn't work. All in all, we made it work and it was a fun stay. The outside area with the fire pit on the beach was amazing. That was where most of us spent our time since we're from Phoenix and the weather outside was beautiful at night. I also would suggest that the company post more pictures of the detached 7th bedroom off of the courtyard. Some posts previously mentioned that the room was weird or different and actually, the couple that stayed in there loved the room. Its a cute space for a couple who wants their own space. The only thing with that room is that the bathroom is small but at least there's a bathroom so I won't complain, and that there is no air conditioning in that room either. But there are windows that you can leave open and there was a fan in there for them to stay cool. I think pictures of that room will help people understand what it looks like since it's not really described! Other than that, it was perfect walking distance to the restaurants, bars, pier, everything! Would recommend to others. Spring 2017 Our family had a very enjoyable trip to Balboa area. The access to the beach is awesome. Great access to other Newport attractions and Disneyland. Beautiful property, close to pier, ocean, park and fun zone. We had my 70th birthday party there. All the guests loved the property and location. Everything was well maintained, except for three items. For one, the lights in the courtyard. It was dark, but we had our own lights, luckily. It was a great area for our dinner party. Two, there is one fixture that should be fixed that holds the rope that people hold to go up or down the stairs. Three, the pink bike's handle bars need to be repaired. Loved the charm of the home, that I believe was built in the 1930's. It has been nicely renovated. Lovely front area. It was definitely hard to park two cars in the garage, not leaving much room to open the doors. They tell you that upfront. for safety. Our guests enjoyed the boogie boards there. We enjoyed our stay, and loved the venue for this special party.

Old and quirky but it easily accommodated my family of 17. Tons of beach towels, decent bath towels, and generously stocked with paper goods to start our vacation. Large courtyard in back and a very nice patio in front. Loved the 5 parking spots. Wish they hadn't raised the rent $3000 a week for 2018! Especially since I got an email saying I could book now at 2017 rates only to be told that I shouldn't have received that email. All the people at NBVP were great.

We love this house and its convenient location. The kitchen was better stocked than previous years. Zabrina was very helpful with our needs. The outdoor shower needs a handle and we missed the extra room behind 2nd floor bedroom-it was locked off this year. We will definitely be back next year.

The location of this house can't be beat. You walk out of your front door onto the beach. There are multiple wonderful restaurants in walking distance and you can catch the ferry to balboa island is just a block or two away.

We had approximately 17 people stay in and out for the week. Overall it was a great experience, perfect location and comfortable living space. There were a couple of things (plumber came out due to a faulty toilet) that we could have done without but when he arrived he acted fast and was friendly. Since we are paying quite a bit per night there are a few suggestions to make the stay a better experience:<br/> - The kitchen needs plenty of kitchen towels (there was only 1), dish washing soap, cleaning wipes or spray for the counters (there wasn't any) and proper trash can bags (didn't fit the round can). These small things make for nicer stay given the price. <br/> - The BBQ's were challenging to ignite, not sure there was enough propane. We made due but shouldn't have to?<br/> - Good running plumbing.<br/>AGAIN - overall it was a fabulous stay and we would definitely stay again - it was perfect for our family. Just some small suggestions to make the guest feel like everything is thought of..<br/>Thank yo

We used the house for a company trip and it was awesome! Everyone had their own bed/bathroom and location was great. Walking distance to restaurants and bars and bonus that the house sits right on the beach. Waking up to the sound of waves everyone morning was so awesome.

I hosted a meeting with 6 business associates and the property was perfect. There were 7 in attendance with a bedroom and bath for each. This is the largest Newport Rental with 7 bedrooms and a great setup for our casual meetings. The beach and surrounding area made everything needed within walking distance. The team loved the location and accommodations. I would happily recommend 1002 E Oceanfront and am considering it for a personal vacation.

There were a few major disappointments I would like to address. When I arrived, there were about 8 big trash cans full of trash. It smelled rancid and was upsetting because this was the entrance through which my guests would be arriving. There was also no room for us to put our own trash we accumulated over our short 2 night stay. Inside the house, there were multiple shades and windows that were broken. I addressed my concerns with the property manager right away, and she assured me we would not be held responsible, and was very nonchalant about it, as though these have been broken for awhile. Made me wonder why the repairs haven't been done. Saturday was the full day we were spending at the house and we awoke to the sound of chainsaws and construction noise on the house being remodeled next door, at 7am. The noise went on all day long and it really put a damper on our plans to hang out on the patio at the house, which we paid a lot of money to stay at. Our Thanksgiving vacation was wonderful. The home was large enough for our big group and everyone had a great time. It was an older home with all the uniqueness of one which is one reason it was so charming. The finishes were newer and clean so you could tell it had been updated in the last few years. The kids had a blast sleeping on the top floor in the crows nest, and the bedroom next to the garage. The location was great, near the shops and pier but not right in the middle of them. A large grass area was just next to the home although there was also a parking lot. We were able to park our three big trucks in the designated parking for the home. The garage was very convenient to store our bikes and ice chests in. The only drawback to the location is that due to the large berm of sand you could not see the ocean from the first floor. The master bedroom had a wonderful view although one of the blinds would not raise. The only other problem was the lack of flatware in the kitchen. It was sorely lack

Wonderful accommodations for lots of people. location A+, cleanliness A+, location A+.<br/><br/>Minor downsides:<br/>- cant see the water from patio and the water is a long walk through the sand<br/>- water there is very tough to swim in since the wave is a monster standing wave. bike down to Newport Pier for much better swimming and body surfing<br/>- kitchen is VERY closed off, not open concept at all<br/>- seemed like a bunch of rooms that could have had single beds in them<br/><br/>in summary, A+, would book again in a heartbeat.
