Guest Rental Agreement & Policies 2017-2018

1. RESERVATION PAYMENTS & ADVANCED RENT: A minimum of 50% advance rent payment is required at time of reservation. Final payment is due in full 30 days prior to arrival. You may pay with cash, personal check, Visa, MasterCard, American Express or Discover. You will be charged for the entire length of stay reserved and will not be refunded for checking in late and/or checking out early.

2. OCCUPANCY: The total number of persons allowed in the property at any time is restricted to the stated limit for each property. Eviction without refund is the penalty. We are very serious about maintaining a family atmosphere for the quiet enjoyment of all our guests. We will rent to families and responsible adults only. MINIMUM AGE REQUIREMENT IS 25 YEARS OLD AND HE/SHE MUST PHYSICALLY OCCUPY THE PROPERTY FOR THE FULL TERM OF THE RESERVATION. ADDITIONALLY, THERE MUST BE ONE ADULT, AGE 25 OR OLDER, FOR EVERY FOUR PERSONS UNDER THE AGE OF 25. Reservations made under false pretenses will result in eviction, forfeiture of the total amount of the rent, and any extra charges incurred by the Property Manager. Absolutely no student groups or house parties will be tolerated.

3. WEDDINGS AND OTHER GROUP EVENTS: Weddings and other group events require written approval from the Property Manager and the owner of the property. There are restrictions to the number of guests allowed at each property and these restrictions will be strictly enforced. Additional fees and security deposit will be required. An Addendum to the Guest Rental Agreement will be sent and must be signed before approval is given.

4. ONLINE RESERVATIONS: All online reservations are considered tentative until we process the payment and apply your 50% advance rent payment. If you elect to purchase the travel insurance, the premium will be added to the 50% advance rent. Online quoted prices do not include additional pet fees, event fees, or monthly utilities (monthly guests only). An email confirmation will be sent within 24 hours.

5. CANCELLATION POLICY: All cancellations are subject to a cancellation fee of $50.00. Your advance rent payment, less the cancellation fee, will be returned if the reservation is cancelled 60 days prior to arrival. All reservations cancelled within 60 days of your arrival date will forfeit the entire advance payment. To prevent loss of rental payments, we strongly recommend purchasing Travel Insurance. A change in property selection is considered the same as a cancellation. Travel Insurance premiums are not refundable.

6. TRAVEL INSURANCE: The Property Manager is proud to offer our guests one of the best vacation rental insurance policies in the industry. For more details, please make an enquiry.

7. DAMAGE WAIVER: For standard vacation rentals (non weddings, parties, and group events), a non-refundable damage waiver of $50.00 is added to each reservation and covers the guest against any reported accidental damage to the residence or its contents for an amount not to exceed $1000.00. This damage waiver does not cover damages by pets or willful or gross negligent behavior that results in damages. All guests are required to sign this Guest Rental Agreement acknowledging financial responsibility for damages or theft over $1000.00 that may occur during occupancy.

8. PETS: Some of our properties are pet friendly. Please let us know if you will be bringing a pet. We do charge a non-refundable fee per pet. Please be aware that Escambia County and the Santa Rosa Island Authority do not allow pets on the beach.

9. LATE ARRIVALS: CHECK IN TIME IS 5:00 PM. We will be happy to leave an arrival packet containing keys and directions for guests arriving after our office is closed provided they have paid their rental balance in full, and have submitted a signed Guest Rental Agreement prior to arrival. Failure to receive a signed agreement or payment in full may result in denied access to property. Please call our office for late arrival instructions.

10. CHECK-OUT PROCEDURES: Check-out time is 10:00 am on the day of departure. Please return all keys, plus any parking permits and/or pool keys/passes to office by 10:00 am. DO NOT LEAVE KEYS IN THE PROPERTY. All guests and belongings must be out of the property when the keys are returned to our office. If our office is closed when you check-out, please drop your items in the “key drop” next to our front door. Because of safety and security concerns, there will be a charge of $125.00 to re-key the property if the keys are lost or not returned at check out. To avoid additional cleaning charges, please do the following before departure: Please remove all food from refrigerator and wash and put away all dishes. Leave furniture arranged as you found it. Put garbage in sturdy plastic garbage bags and place them in the outside receptacle provided. Close and lock all windows and doors. Turn off all lights. Please leave the property neat and orderly.

11. FURNISHINGS & EQUIPMENT: You are renting a privately owned home or condo. It has been decorated and equipped to satisfy the particular tastes and desires of the owner. Please be considerate of the belongings of the owner and to the people who will be renting the property after you. Please do not rearrange the furniture, take any items outside that are part of the interior décor, or move any furnishings or kitchen items to another property. You will be charged if the housekeepers have to rearrange the furniture after your stay. Locked closets are maintained by homeowners for personal use. Please respect these areas.

12. REPAIRS & REFUNDS: Our maintenance / housekeeping staff is here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. However, no refunds will be given for appliance failure, outages of electricity, gas, water, cable, or telephone service. Air conditioners, and hot tubs/Jacuzzis are not guaranteed and refunds cannot be given for failure or breakdown. The Property Manager will make every effort to have them repaired as soon as possible. The Property Manager and/or an authorized employee or repairman may enter the premises during normal business hours for any purpose pertaining to repair, improvement, care, and management of the premises. The Property Manager will make every effort to notify you ahead of time.

13. AFTER HOURS EMERGENCIES: There is an agent on call 24 hours a day for EMERGENCIES only. Non-emergencies will be noted and handled the following day during office hours. The after hour emergency number is

14. SUBSTITUTION: We reserve the right to substitute property in the event your property is unavailable due to circumstances beyond our control such as sale, foreclosure, or maintenance issues. The Property Manager will make every effort to relocate your reservation to an equal or better property, but cannot guarantee another vacation property will be available. In the event that we do not have another property, your advance rent will be fully refunded without penalty.

The conditions and information contained in this Guest Rental Agreement have been read carefully and accepted by me on behalf of all members of my party. I agree to abide by such conditions and limitations. I agree that my liability for this reservation is not waived and agree to be held personally liable in the event that any person, company, or association fails to pay for the full amount of the charges. This agreement constitutes a contract between renter and the Property Manager, Inc. as agent for the owner of said property.

VERY COMFORTABLE HOME, GREAT LOCATION We had to find a vacation rental for our family in 2 hours after Hurricane Michael ruined our vacation on SGI. We were happily surprised at how nice this house was, very clean, spacious, modern and comfortable. Plenty of space for us (grandparents, daughter, SIL and grandchildren). Beautiful outdoor area and decks. We had never traveled to to Gulf Breezes, but thought the area was beautiful, especially the beach areas a few miles east where it was very quiet. Take your bicycles, great bike paths. Booking company very nice and easy to work with. FABULOUS VACATION, look forward to going back. 1308 Madonado good location, plenty of space, mold smell was pretty unbearable and remediated as best we could ourselves, the below star options on clean cant answer as on the whole sheets and things along with kitchen was clean. mold and downstairs was tough Response from Paradise Beach Homes; Tuesday, September 11, 2018 Thank you for your review. Great experience!! Great house. It was perfect for our stay. Very easy access to the beach and located close to all the local attractions. The staff at Paradise Beach Homes is always friendly and helpful. All of the beds were comfortable, which is always a plus when you travel!

Underwhelming First and foremost the location of this house is the saving grace of our stay. It's nice to be so close to the water both the gulf and sound sides, out of the chaos of Pensacola proper and the convenience of driving through the Nature Preserve at sunset. So kudos for location. <br/><br/>The house itself leaves to be desired. While at first glance, there is an outdoor shower, porch areas on three levels ... the bottom level is useless as if it rains, all the water gathers there, the main level porch from the kitchen has no shade at all or protection from the rain above. <br/><br/>The house was not clean upon arrival and we spent our first hour cleaning it. There were dead bugs everywhere and several living ones that made their presence known during our stay. The blinds in the kitchen continuously fell from the door as they're not installed properly and the curtains in the main floor room are barely wide enough for any sort of privacy. The management company informed that a walk through was not completed due to staffing issues and made amends with a $25 gift card - but let's be honest, the rental is expensive to begin with. <br/><br/>Towels were an issue - very few were left for us and there were no beach towels to be found. No beach ready items were there - umbrella, chairs etc. <br/><br/>Again, location is king. But the house was not anything to be impressed by. <br/><br/>The grill was disgusting and clearly had not been cleaned and therefore we couldn't use it. It's a propane grill as well and propane was not available. Not to mention the kitchen was not cleaned - dishes were left from previous stays and the supplies to clean were not readily available (we had to use what was left to clean up what was left previously). <br/><br/>I wouldn't rent it again for the price we paid and I won't be back. We have been working hard this year to re-staff and train our new housekeeping department, as well insure we are fully staffed in all departments including maintenance and inspectors. If there are any issues we want to know and to take care of them immediately. In regards to some specific issues you had mentioned: the gas grill and propane tank have been replaced. We do stock propane here at the office so if you ever happen to run out we are happy to exchange the tank during your stay. We have added this home to our monthly pest control service, and are continuously checking for any unwelcome visitors in the home. We do strive to provide an adequate supply of bath towels for the number of people the home sleeps, however if you ever find some are missing we are happy to provide additional during your stay. In our welcome letter we do attempt to communicate that the home is equipped with an initial supply of toiletries, however Paradise Beach Homes does not provide beach towels, chairs, or toys for our guests. On the main level of the home, the living area is open to the kitchen and dining area and includes a comfy sleeper sofa for additional sleeping space. The kitchen has just what you need for preparing meals during your stay. Access to the main deck is off of the kitchen. Also on the main level is bedroom 1 which has a king sized bed and connects to the hall bath. The other two bedrooms are located on the upper level. One has a queen sized bed and the other has 2 sets of twin bunk beds. These bedrooms share a Jack and Jill bath and they both have access to the upper deck. This home welcomes four legged family members as well. Other amenities at this home include an outdoor grill, complimentary wireless internet and washer and dryer.
