A. Security/Damage Deposit At Check-In. Guest will sign a $500 credit card authorization form at check-in to be used as a damage deposit. Guest understands that his or her signature on the credit card authorization form will serve as authorization to charge the Guest’s credit card for additional costs incurred to repair, replace, or deep clean items missing or damaged during Guest’s stay. If damages exceed the damage deposit amount, Guest shall pay for the additional damages using the same credit card. Any identified damages or missing items will be communicated to Guest prior to the charge. Guest agrees to the following replacement costs for specific items: lost keys, alarm fobs, or remote controls $100; beach/pool towels $30; and bath towels $25. Where no missing items or damage has been incurred, the credit card authorization form will be destroyed and/or returned to Guest.

B. Payments and Cancellations. A payment equal to 50% of the total rent amount is required to secure the reservation. The balance of the total rental amount is due thirty (30) days prior to the arrival date. In the event that Guest needs to cancel the rental less than 60 days prior to the arrival date, the PM is happy to offer a credit to stay at the same property within one year of cancellation. If Guest cancels more than 60 days prior to the arrival date and the PM is able to re-book the Property at the same price, the PM will refund the Guest the deposit minus a $100 processing fee. No refunds or credits will be given for rentals over the following holidays: Christmas week, New Year’s week, or Easter week. The PM recommends purchasing inexpensive travel insurance in case of last-minute cancellations.

C. Smoking & Pets. Smoking is NEVER allowed inside the Property. Smoking is allowed outside the home only if authorized by the PM in writing. Pets are not permitted unless authorized by the PM in writing and pursuant to an additional security deposit.

D. Check-Ins. Check-in time is at 3:00 PM. If the Guest arrives earlier and the Property has been cleaned and inspected, the PM will release it immediately. If the Guest arrives early and the Property is still in the process of being cleaned, the PM will allow the Guest limited access to put belongings in the Property or groceries in the refrigerator. If the Guest is arriving on a Sunday, or after 5:00 PM on any other day, the Guest must contact the PM in advance to make arrangements to pick up keys. Check-ins after 5:00 PM will be subject to a $50 fee. Check-ins after 9:00 PM will be subject to a $75 fee.

E. Check-Outs. Check-out time is 10:00 AM. Due to the challenge of cleaning and preparing homes between 10:00 AM and 3:00 PM for the next guests, 10:00 AM is a firm check-out time. A $50/hour fee may be charged for each hour past the required check out time unless previously arranged with the PM. If the Guest expects to check-out beforethe PM’s office opens in the morning, Guest will drop of all keys and alarm fobs at the PM’s office in the outside drop-box. Unreturned keys or alarm fobs are subject to a $100 fee.

F. Housekeeping. If the Guest stays for seven days or more, housekeeping will be provided once per week for a maximum of 4 hours. If the Guest stays for multiple weeks at a time, cleaning service will be provided once per week (for a maximum of 4 hours) during the Guest’s stay on the weeks that the Guest is not checking in or checking out.


G. No Rebates or Refunds for Malfunctions. The PM will make every effort to ensure the Property is maintained to the highest standards, and every effort will be made to conduct repairs as quickly as possible. Still, malfunctions can happen, and there are no rebates or refunds issued for any malfunctions or service requests for air conditioners, televisions, hot tubs, pools, appliances, elevators, etc. In addition, no refunds will be given due to area power blackouts, water shortages, flooding, or construction at nearby properties.

H. Sleeping Capacity and Disturbances. Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: (1) occupancy exceeding the sleeping capacity stated on the reservation confirmation; (2) using the premises for any illegal activity; (3) causing damage to the Property or to any of the neighboring properties; (4) smoking or unauthorized pets inside the Property; (5) removal of furniture from inside the Property or use of furniture for any purpose other than its intended use inside the Property or (6) any other act with substantially interferes with neighbors’ use and right to quiet enjoyment of their property.

I. Owner and the PM Not Responsible. The Owner of the Property and the PM are NOT responsible or liable for lost, stolen, or damaged items on or outside the Property. A safe will be provided within the Property, and the PM recommends that the Guest and occupants put all valuables in the safe. The Owner and the PM are not liable for any inconvenience or damages arising from (1) any temporary defects or stoppage in the supply of water, gas, electricity or plumbing or (2) weather conditions, natural disasters, or acts of God.

J. Terraces, Pool, Beach & Patios. Guest hereby acknowledges that he/she is fully aware that the terrace, beach, pool, and surrounding patio can be dangerous, that the floors and stairs inside and outside of the Property can be slippery when wet, and that injury on the Property may occur. With full knowledge of these facts, the Guest accepts and assumes ALL risks involved in or related to the use of the terrace, beach, pool, patio, stairways, and all outdoor and indoor areas.

K. No Liability. The Guest, on behalf of himself/herself, and on behalf of his or her heirs, assignors, or executors, fully releases and discharges the Owner and the PM from any and all claims, demands, liability, or causes of action related to any injury whatsoever to persons or to property as a result of, relating to, or in connection with the occupancy of the Property. Guest hereby agrees to hold the Owner and the PM harmless against any claim or suit arising therefrom. In the event that an action, demand, or claim is brought against the Owner or the PM, and a court of competent jurisdiction rules in favor of the Owner and/or the PM, Guest shall pay Owner and the PM for all reasonable attorneys’ fees and costs spent associated with the action or claim.

L. Complete Agreement; Executed in Counterparts. This document represents the entire Agreement between the Guest and the PM. There have been no representations, oral or otherwise, that have not been included in this Agreement. This document may be executed in counterparts.

Beautiful home in Paradise The condominium was very clean, comfortable and decorated nicely. We loved the modern kitchen, attractive bedrooms and bathrooms. The patio has two cafe tables, allowing us to enjoy eating breakfast outside each day. The lawn opens up to a lovely beach with some shade (nice spot to do yoga). <br/>The management team was helpful and responsive to questions we had about the unit and places to visit. We spent time at the beach in Playa Flamingo and shopped and did yoga and sailing in Playa Potrero. We enjoyed restaurants in all of the towns close by and went on several excursions to visit a volcanic region that was also a transitional rain forest as well as several animal sanctuaries and nature reserves. This was by far our favorite family vacation thus far.

Great Ocean Front Condo! This condo was advertised accurately and we really enjoyed our stay! The ocean front view is exactly as pictured, and the small beach feels very private. The kitchen was very well equipped, and everything in the unit was in good condition except a living room chair that was badly in need of reupholstery or replacement. We found the master bathroom smelled a bit dirty (maybe an unclean toilet?) and ended up using the other one during our stay. We also felt that the check-in instructions should have made it very clear that the key must be picked up at the Krain management office in Potrero several kilometers from the condo (an unlabeled GPS link wasn't enough to explain that for us). For American travelers this key pickup process is a little unusual, and it caused us some confusion on arrival, but overall the issues were minor and we enjoyed our stay at the property. Roy was extremely responsive and helpful during our arrival and departure.

Awesome rental Fully stocked, updated condo on a nearly private stretch of beach. We enjoyed the washer/dryer in unit. The kitchen had everything we needed. Beds were very comfortable. 24 hour security was great. Patio was large and relaxing for our morning coffee with a beautiful view. Would rent this unit again!

Lovely View! This property is very nice. Large well stocked kitchen. Could use a few more comfy seats and some rugs. We were not informed to turn the breaker on for the hot water. First shower not pleasant, but figured it out. We also lost water one day, which was not good. Make sure you have lots of extra water on hand. Beds were great. The porch looks out to a lovely yard and the ocean. Lots of birds and Iguanas right outside your door. Easy walk to small grocery store and some restaurants.

Condo at Marina Resort Wonderful place to stay. Walking step from a private beach with nice view to Potrero beach. The apartment has been recently renewed with new furniture.<br/>Two things need to be fixed: the kitchen sink clogs easily and the masters bathroom floods easily. Also the tv in the other room does not work. Response from Krain Costa Rica Limitada; Thursday, May 4, 2017 Thank you so much for your valuable feedback! We discovered that the flooding in the master bathroom was from the fact that, when someone took a shower, there was no caulking between the shower door and the shower wall. Hence, water from the shower would leak out into the floor. That problem has been fixed and our guests no longer experience this problem. So thank your for letting us know! We have also fixed the kitchen drain and made sure that the TV in the second bedroom in functional. We have enjoyed having you as our guest, and we hope you return soon!

Beautiful place! This rental was beautiful! The kitchen was fully equipped and a washer/dryer in unit which were both very convenient. The view was amazing and just feet from the beach. There were lots of iguanas, squirrels and birds to see from the porch. The place also has a security system installed which was reassuring. Only complaint we had was that everything outside could be heard inside. We were early to bed and it was at times difficult to sleep through the party guests. Would stay here again for sure though!

Week In Paradise We had a great week in 601. After stopping by the rental office we followed a staff member to the property where they gave us a quick tour and answered all questions. The property was clean and exactly as advertised. There were a couple minor problems that need addressed and I contacted Krain and they responded in record time. I recommend a car if staying here as there are a lot of great restaurants and things to do in the area.

Trip in Paradise Condo was great, very nice furnishings, very nice patio, just walk out to the beach from the patio, or walk upstairs to a beautiful swimming pool. Be careful with showering, as warm water slips away quickly, so stagger showers among the people staying, and know that the water leaks on the floor so protect with a towel to catch the water when showing, otherwise, these were manageable after we realized it, so no issue once we learned. Great location, lots of climbing up and down, so have your walking shoes with you! Loved it! Quiet and relaxing at the condo but lots of restaurants and casino within walking distance. Krain helped significantly with transportation and excursions. Very helpful! Carolina went the extra mile to assist us with all of our questions and needs!

Loved the ocean access with good snorkeling. The property was clean and nicely remodeled. Kids loved the access to the safe small beachfront where there were only locals, they snorkeled out front and saw really cool fish. Also iguanas roam the lawns around and there are coconut and banana tress right there on the grounds. View is amazing but faces north so you cannot directly see the sunset, walk to Flamingo Beach to catch it.<br/>We were suprised with the condition of the surrounding Flamingo Marina Resort facilities such as the "Monkey Bar" and pool facilities. We stayed over Christmas and the place was completely unmanned, no restaurant or drink services at all. The place was always overrun by locals who brought in their own food to grill, music and coolers. Lounge chairs were not nice, pool is small. While we understood this was not a reflection on the condo itself, it did seem worth noting if you are expecting a great pool or hanging out at a swim up bar, this you will not find. <br/>Everyone in the area was very friendly and helped point us to some nice local restaurants and the grocery store.
